Smaller household smaller home Canadian households are definitely shrinking, according to Stats Canada. Seven decades ago the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become
increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes that we live in.

You know that conversation people have when they’re getting to know you? It always steers itself to “What do you do?” And as soon as I tell people I’m the editor of New Condo Guide, they always want to know the inside scoop for their next purchase or investment. I love real estate, and I’ve always looked at it in three ways: as a property for an owner to call home, as a financial investment, and as a place for renters to occupy. Condos are really the only form of real estate that have mass appeal to every kind of end user. It’s fascinating, and it

New stormwater control techniques key to community development By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DURING A RAINSTORM or after the snow melts, have you ever wondered where all that water goes? It’s a good question and engineers and environmental science professionals use many techniques to help control stormwater within a neighbourhood to ensure water flows to the right places. Prior to the 1980s, not a lot of attention was paid to stormwater management. The main challenge then became water quantity — containing and redirecting water, especially during major storms. A common strategy used then was dry stormwater ponds that could be incorporated in parks, soccer pitches or baseball diamonds. These recreation facilities do double duty by controlling stormwater during major storms when the parks aren’t being used due to inclement weather. You can still find them in places such as the Ada Mackenzie Park in Richmond Hill, the Aldergrove Park in Markham and the Copland Park in Aurora. Since then, things have changed. Rules and regulations for water quality control and environmental protection have been legislated and a variety of stormwater management techniques have been invented and integrated into new communities across the GTA. As the focus of stormwater management techniques shifted to water quality, one of the most visible tools used has been wet stormwater ponds. Found in many communities
across the GTA, they are designed to look like a natural greenspace, while collecting, retaining and treating stormwater. The building and development industry designs and builds them as part of developing new communities and municipalities are responsible for maintaining them. The maintenance alone can be challenging and expensive. In recent years, engineers and environmental scientists have been innovative in creating alternative strategies to collect, move and treat stormwater after a rainstorm or snow melt. One such alternative is referred to as low impact development (LID). It is a planning and engineering design approach that seeks to mitigate the impact of stormwater and is a toolkit of sorts with technologies and techniques to harvest, filter, detain and infiltrate stormwater. It’s an attractive approach because the technology and techniques can use both private and public property and many help to achieve environmental sustainability targets.
The industry sees an opportunity in enhancing and evolving the use of recreational parks. Improving on the techniques used in the 1980s, integrating stormwater management and LID tools while maximizing the land use can be a win-win. One of the first new neighbourhoods to integrate this improved technique is The Vales of Glenway project, a residential development with 185 new homes now under construction in Newmarket. The team led by developers Bazil Developments and builders Mosaik Homes worked closely with municipal and conservation authority staff to find innovative solutions to manage stormwater using LID techniques on both private and public property, including a park, setting a new precedent for years to come.
Bryan Tuckey is President and CEO of the Building Industry and Land Development Association (BILD) and is a land-use planner who has worked for municipal, regional and provincial governments. He can be found on Twitter (twitter.com/bildgta), Facebook (facebook.com/bildgta) and BILD’s official online blog (bildblogs.ca).

Advice | CONDO PRO
Condos: finding the best fit A good first choice for a first home By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TIME AND AGAIN, owning real estate
has proven to be a wise investment. If you have not yet entered the homeownership marketplace, now would be a good time. Mortgage interest rates continue at low levels, and this single-digit rate phenomenon will come to an end some day. When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture as well. You need to feel comfortable coming home to your building. Pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space
and eliminate the need to leave home to entertain, exercise and socialize. When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial
opportunity that comes your way. Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Advice | MORTGAGE ADVICE
First-time homebuyers Three steps required to get into the market By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice
PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.
Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. You should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property.
Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a first-time buyer, you’ll each be able to withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.
Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. Knowing what steps are involved to become a first-time homebuyer will allow you to start your search for buying a home. cover story
Blue Diamond Condominiums Offers residents everything to live life to the fullest, right where they are MORE THAN EVER BEFORE, people want to work, play and live their lives within one great location of the city, and award-winning developer Camrost-Felcorp’s masterplanned communities have set the standard for how these lifestyle desires can be combined seamlessly. Located on St. Clair Avenue West between Avenue Road and Yonge Street, Blue Diamond is the second phase of the developer’s Imperial Plaza master planned community, and it is poised to be a shining addition to the already iconic condominium development. “We appreciate that time is a precious commodity for busy city dwellers, and commuting all over the city — whether for business or leisure — can be a drain on that commodity,” says Camrost-Felcorp’s President and CEO, David Feldman. “This is why we work so hard to build luxurious projects like Blue Diamond as part of skillfully planned communities like Imperial Plaza. We help ensure residents have everything they need right at their doorstep, all within the city’s foremost neighbourhoods.”
Designed by internationally renowned Diamond Schmitt Architects (DSAI), Blue Diamond offers buyers the opportunity to live luxurious lifestyles nestled amongst Forest Hill, Moore Park and Casa Loma. The neighbourhood offers convenient access to a wealth of shops, restaurants and schools, not to mention close proximity to an abundance of lush, natural greenspaces. In addition to enjoying a full gamut of local features and conveniences, residents have great options and amenities located right within the Imperial Plaza community, including The Market by Longo’s and a flagship LCBO store in the grand lobby of Imperial Plaza. With an underground connection between the adjacent developments, Blue Diamond residents can pick up their groceries, grab a coffee from Starbucks and select a bottle of wine, all without ever stepping outside. Residents can also enjoy access to the community’s Imperial Club. Over 20,000 square feet, this recreational facility features a state-of-the-art fitness centre, indoor pool, whirlpool spa and steam rooms. The Imperial Club also houses squash

courts, movie theatres, a yoga/Pilates studio and a golf simulator. “It truly is modern, urban living at its best,” says Feldman. “Residents will live every day with the amenities of a five star resort.” Perfectly set at the top of the Forest Hill Escarpment, the unobstructed city skyline and downtown views from Blue Diamond will be truly breathtaking. The suites in Blue Diamond have been meticulously designed, considering every detail necessary to create a refined, yet contemporary lifestyle. Featuring suites designed for both buyers who are looking for a cozy one-bedroom suite to those who are looking for a large three-bedroom penthouse, CamrostFelcorp wanted to make luxury a standard for everyone.
Suites feature a custom designed chef’s kitchen, sleek European-style custom cabinetry, elegant stone countertops, high-end appliances and lavish bathrooms. Generous principal rooms and unobstructed views of Toronto’s cityscape add further luxury and modern appeal. Blue Diamond’s masterfully designed residences range from 485 sq. ft to more than 2,000 sq. ft, and start from the mid-$300’s – offering all types of buyers the opportunity to live in a luxurious master planned community that caters to their lifestyle needs. Camrost-Felcorp has delivered countless successful high-end luxury condominium residences over their 40 years of building. Most recently, The Avenue, located at Avenue Road and St. Clair, has become one of the most desirable high-end boutique residences in the city, until possibly now with Camrost-Felcorp’s newest vision. Located south of the Imperial Plaza community in the heart of Toronto’s much-coveted Yorkville neighbourhood, is another exclusive development in Camrost-Felcorp’s portfolio of luxurious real estate communities: Yorkville Private Estates. Rising from floor 26 to the ultraspacious 8,000 sq. ft. penthouse and terrace at floor 40, crowning Camrost-Felcorp’s Cumberland Tower, the Private Estates will be a separate condominium, having their own exclusive lobby, concierge, valet and porter service, elevators and private fitness facilities, among other
elite features and amenities. “The Yorkville Private Estates were inspired by the world-class residential real estate markets of London, Paris and New York,” says Feldman. “We’re proud to say they are unlike anything else available on the Toronto market – so much so, that we needed to create a new term to define the quality service and experience residents of the Private Estates will come to expect. Enter the rise of superluxury.” Magnificently designed to the smallest detail, the Yorkville Private Estates offer a triple-A location, an incredible level of finishes from exclusive suppliers (Miele, Waterworks, Downsview Kitchens), not to mention a superior level of service from a team of customer relations experts including valets, concierge staff and porters. Estates range from two bedrooms to three-plus-dens and a general floor area of 1,025 square feet to a sprawling 8,000 sq. ft., with prices starting at $1.5 million. Advice | FUNDAMENTALLY SPEAKING
Ontario 2016 budget good, not great, for housing By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITH A FOCUS OF “Jobs for today and
tomorrow,” the 2016 Ontario budget aims to do just that by growing the economy and employment opportunities. For that it scores passing marks from the housing industry and other sources. Where it may come up a little short is a couple years down the road as it tries to balance the books. Proof that its plan is working, the Ontario ministry of finance points to:
» Ontario’s economic growth is outpacing national growth and is expected to continue to be among the strongest in Canada for the next two years. » Ontario has created more than 600,000 jobs since the recession in 2009 and is projected to create more than 300,000 additional jobs by the end of 2019, bringing total job creation to more than 900,000 net new jobs over a 10-year period. For 2015-16, the deficit is forecast to be $5.7 billion, which is $2.8 billion lower than projected in the 2015 Budget. The government is projecting a deficit of $4.3 billion in 2016-17. Ontario says it will balance the budget in 2017-18, while continuing its focus on investments that stimulate economic and employment growth.
There wasn’t much in the budget specifically on housing, with the exception of giving more people access to adequate and affordable housing through a three-year investment of $178 million, as part of the LongTerm Affordable Housing Strategy. In addition, the Green Investment Fund will help almost 40,000 families conduct energy audits and retrofits on their homes, reducing their energy bills. Another focus was reducing commute times and making travel more convenient by implementing Regional Express Rail, improving GO Transit services and continuing to roll out the PRESTO fare card system on Toronto transit. For its part, the Ontario Home Builders’ Association (OHBA) says it appreciates the climate change initiatives to shift towards a lowcarbon economy. The infrastructure investments and transit funding will support the development of complete communities and reduce greenhouse gas emissions from both the building and the transportation sector. “People need better transportation options in communities across Ontario and the province’s massive transit investment should support the creation of location efficient and complete communities,” says OHBA CEO Joe Vaccaro. “Building complete communities along transit lines makes sense and these investments in transit are a golden opportunity for municipalities to do the pro-active planning work and pre-zone appropriate intensification along transit corridors. The quid pro quo for provincial investment in transit should be a requirement for municipalities to modernize
decades out-of-date zoning to properly align land-use planning with transportation planning.” The Conference Board of Canada, while acknowledging the economy has improved over the last three years and is now among the growth leaders in Canada – says there are risks with this budget. Among them is that, beginning in 2017, households and businesses will begin paying more for gasoline and home heating under the government’s plan to fight climate change. This, at a time when consumer spending, a robust housing sector and business investment are key drivers of the economy. “On the expenditure side, the government has been able to keep spending under control as it had budgeted,” the Board says. “However, the toughest cuts are still to come. Budget 2016 allows for small increases in spending on health care, social services, and education over the next two years. But in order to rein in spending even more than what was achieved in the last two years, other program spending will have to be cut by four per cent in 2016-17.” The budget provides few details on how these cuts will be implemented, the Board says. “Indeed, one of the biggest challenges going forward as the province attempts to balance its books will be sticking to its ambitious spending targets.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. Deer Park The perfect place to enjoy a live-work-play lifestyle By Sohini Bhattacharya
In the area Yonge Street is Deer Park’s entertainment, business and commercial lifeline, and conveniences abound. Retail staples around the Yonge and St. Clair hub are coupled with banking conveniences, shopping centres, dining and more. Recreational options such as Oriole Park, Rosehill Reservoir Park and David Balfour Park are perfect for joggers and walkers.
MORE PHOTOS ONLINE ypnexthome.ca/deer-park
DEER PARK CHECKS all three boxes
of the real estate mantra — location, location, location! It is bounded by the Beltline Trail to the north with Avenue Road and Oriole Parkway to the west, Farnham Avenue to the south, enclosed by the Vale of Avoca, Alvin Avenue, Glen Avenue and Yonge Street to the east. Lifestyle This was once a grazing meadow for deer, and in 1837 the Heath family named it Deer Park. Since then, it has metamorphosed into a quiet, tree-lined residential area with eastern arteries that spill into the commercially active and bustling life of the Yonge Street corridor. This is the perfect place to enjoy a livework-play lifestyle. Vibe With nightlife, restaurants, pampering
services and trendy shops within walking distance, this neighbourhood is a blend of old and new, the uber rich and the aspiring. Skyscrapers, like the Imperial Oil building and the Wittington Tower, are comfortably contrasted by church facades, sprawling school compounds, parkettes, public art installations, ravines and manicured cemeteries. One also never loses sight of the CN Tower in the cityscape. Meet the neighbours The past home to a handful of artists such as Glenn Gould, Margaret Avison and Joy Fielding, Deer Park presents an eclectic and diverse mix. Residents are upwardly mobile families or white-collared single young professionals with lofty incomes. This area also has a healthy elderly population of 65 years and older.
Planes, trains & automobiles A commuter’s dream, area amenities are extensive. Most amenities are a five- to ten-minute walk away so running errands, quite literally, is the best here. The St. Clair subway station is located in the heart of Yonge and St. Clair, and streetcars carry commuters along St. Clair Avenue West. TTC buses ply regularly as well. Downtown Toronto is just 15 minutes away by car. The good, the bad & the rest The area offers all the luxuries of suburbia, mixed with a good dose of a bustling city life, surrounded by swatches of beautiful lush greens. Real estate Average home prices in Deer Park commence at $1.5 million, while rents for bachelor suites start at $1,000. Grocery prices range from moderate to upscale. Affordable dining options range from $5 to $25 per person thanks to the area pubs, burger joints, and Chinese and Indian takeout places.

Advice | INVESTOR INSIGHTS
Pre-construction buys Four reasons why it’s a great investment
By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE ARE MANY WAYS YOU CAN
invest and make money in real estate. Investing in pre-construction condos can be highly lucrative with minimal effort. Here are four reasons why: 1. Leverage With just 15 to 20 per cent of your own money, you can buy 100 per cent of an appreciating asset, and you get to hold that asset for three to four years without making any payments. Over the last decade in Toronto, thousands of investors have seen incredible returns by simply buying, waiting, then selling on completion. 2. Access to triple-A locations Condo investing allows ordinary investors to get a piece of real estate in otherwise unattainable locations on streets like Yonge, King or the waterfront. With many developers offering flexible deposit structures, you can own in these prime locations for a fraction of what it would cost to buy a commercial property, a house, or a small apartment complex in the same locations. 3. Low maintenance New condos are perfect for the busy professional or self-employed business person because you can own multiple units with little to no monthly property management. New condos offer the lowest maintenance with the highest rentability, so there’s nothing to fix or maintain.
4. Rental demand The need for new rental units is now filled almost entirely by new condos, and tenants always want to live in the latest and greatest buildings. Buying preconstruction guarantees you will own and rent the newest apartment on the block, which condo investors know is a very lucrative experience.

Advice | LEGALLY SPEAKING
Why foreign investors love Canadian real estate municipal and provincial. Outside Toronto, only the provincial LTT is payable.
By Jayson Schwarz
Real estate brokers For those wishing to buy or sell property, a qualified real estate broker is essential. Brokers are subject to special regulation in Canada. In Ontario, the Real Estate Council of Ontario is responsible for regulating real estate and administering brokers. A broker can assist in identifying a target for acquisition, preparing offers and negotiating the deal. A qualified broker has access to one of the best multiple listing services in the world to help identify the right property for clients.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TORONTO IS ONE OF the “hottest”
cities in the world among the rich and famous looking to purchase real estate. According to Christie’s International Real Estate, the luxury housing market here saw a staggering 37-per-cent surge in purchases from so called “high-net worth” individuals in 2014. Toronto was tops for growth among desirable urban destinations from more than 80 global markets examined by Christie’s. It was capitulated into the Top 10 “Best of the Best” cities in the world along with Dubai, Hong Kong, London, Los Angeles, Miami, New York, Paris, San Francisco and Sydney. What do you need to know about purchasing property in Toronto? First and foremost, there is no restriction on foreign individuals purchasing property in Canada, unless it affects the national interest. Let’s take a closer look: Tax treaties Depending on your country of residence, there may be an international tax treaty in place with Canada. In this case, there will be provisions governing the effect of income earned on rental and sale proceeds of property in Canada. This translates to withholding tax and other questions, and allows you to avoid double taxation. This also allows you and your advisers to properly plan and structure your transaction.
Legal structures There are various legal structures available to foreign investors in Canada: » Real Estate Investment Trust – a trust established to consolidate capital for the purpose of real estate investment » Joint Venture – these are advantageous due to flexibility in allowing for varied and nonproportionate sharing of profits » Partnership, Limited Partnership » Corporation » Personal Ownership Being taxed in Ontario A purchase of new residential property in Ontario is subject to 13-per-cent HST. Rebates are available for resident Canadians who will occupy the premises or rent them out. Non-residents may not qualify, so professional advice is key. The purchase of new residential property in Toronto is also subject to LTT from two levels of government,
UK investors, for example… Tax treaties between Canada and the UK make Canada an attractive investment prospect for UK developers. Double taxation treaties mean that subject to certain criteria, investors will not be taxed on income gained in one of the contracting states. If tax rates are different in the two countries, you get credit for tax paid, and an adjustment if the tax in your home country is less than where you are earning the income. A company resident in Canada which receives income from interest, royalties, pensions or purchased annuities from UK sources may be able to apply for relief from UK tax and vice versa. With the benefit of double taxation treaties, companies can take advantage of the booming real estate market in Canada. Advice | MAKE YOUR MOVE
With a move, it’s all in the timing 2 weeks to 1 week in advance… » Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. » Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. » Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. » Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. » Mail out change-of-address cards.
By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TIMING IS EVERYTHING, and when it comes to ensuring a successful move, that statement rings true. Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action. First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. Keep in mind, June 30 is the busiest moving day of the year! Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be.
Following is a handy reference for what to do, and when: A month before the move … » De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your stuff. » Obtain change-of-address cards from your local post office. » Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. » Start using up food and perishables to minimize what you throw out on moving day. » If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time.
The day before the move… » Clean out, defrost and dry the fridge and freezer. » Get to a bank or bank machine and take out enough cash to tide you over. » Pack a last-minute essentials bag/box. » Arrange for children and pets to be looked after elsewhere on moving day. On moving day… » Double and triple check rooms, closets, the garage and basement to ensure that you have all of your things and the areas are left clean. » Don’t forget to carry your own (family’s) valuables, cash and items relevant to the move, and all other important documents. Advice | CLEANING ADVICE
SPRING CLEANING? You really ought to be doing this By Elisa Krovblit
AN EXPERT ON THE CHEMISTRY OF CLEAN, KIM DUNN
holds a degree in industrial microbiology and owns a Molly Maid franchise. We had so much fun speaking with Dunn the last time we hit our spring cleaning regime that
we went back to discover more disgusting things we’re doing at home. We’re just as horrified, and upping the ante this year on our spring cleaning — and our year round routine.
Spring cleaning: Mattress and pillows » The problem: You probably don’t want to know how dirty your mattress and pillows are, and you may not be able to sleep after you hear what Dunn has to say. If you’re not using a good mattress protector, washing it once a month and vacuuming your mattress, Dunn explains that “You’ve got some lively behaviour beneath you at night! Mattresses and pillows are full of fungus and bacteria, and let’s not forget dust mites. You’re sweating, you’re excreting oils, shedding skin cells, and dust mites feast on skin cells. If they’re eating, they’re excreting,” chimes Dunn. “A mattress gains 10 per cent of its weight over the course of its lifetime — oils, mites, mite poo, skin cells. A typical mattress has between 100,000 and 10,000,000 dust mites feasting!”

» The solution: Keep it covered and keep it clean. You should have a good mattress cover, one that’s waterproof and impervious to your skin cells and bodily secretions. You need to remove that cover once a month and wash it. “Laundering the cover regularly and vacuuming helps
Spring cleaning: Sports equipment » The problem: “Sports equipment. Really bad,” Dunn says right off the… err… bat. You almost don’t want to hear how bad. If your mind just went to the hockey bag, you’d be right — but don’t stop there. Think shin protectors, catcher’s masks, jocks, snowboard boots, football pads and yoga mats. They’re all breeding grounds. “If it smells, there’s something growing. It’s an abyss of germs in any given sports bag. Yes, I said an abyss,” she repeats herself. Most of that padding is made of foam. “The surface area is 100 times what you think it is, like a sponge.” It’s a massive surface area for germs and bacteria to grow. And don’t think it’s only those big sports bags, it’s also those yoga mats you roll up after class and throw into the trunk until you need them at the next class. Think about how you use them, she suggests. You’re sweating on them and laying on them — and hot yoga is even worse. “Bacteria and fungus feed off of moisture — off of our sweat.” Worse than just being dirty, disease, like Staph A and MRSA, can be harboured and spread on this equipment. » The solution: “Deodorizing is not cleaning. Masking the odours is not killing anything. Ozone cleaning. It’s the same as we used for sterilizing equipment in the lab.” You can take your equipment in for an ozone treatment and that will get rid of the smell and the bacteria. You should also wash the
too. The vacuum gets rid of skin cells and mites. When removing the mattress cover, vacuum the mattress. Use the vacuum’s crevice tool to get right into the creases.” You should also keep your pillows in protectors. Pillows do break down over time and should be replaced regularly.
equipment on a sanitizing cycle. “Cleaning may shorten the life of your equipment but it’s better than getting sick.” Aside from treatments, the best thing you can do for your equipment, says Dunn, is to “Air it out and let it completely dry before you put it away. Put it in the sun to dry.” The UV light, she explains, is beneficial for drying out and killing bacteria and fungus. And that yoga mat? “Carry a spritz bottle, the little 100ml bottle you get at the drug store, fill it with water and add essential oils: 10 drops of tea tree oil and 10 drops of your favourite oil, like lavender, eucalyptus or citrus. Ideally, take it home, spray it down and let it air dry before putting it away,” she says. At the very least, Dunn advises to spray it down, let it soak for a minute to actually get to the bacteria, and then wipe it dry before rolling it back up and stashing it. And anything metal based, like a mask, should be swabbed down with rubbing alcohol. “A study was done to see where the typical equipment fit within our provincial guidelines for the acceptable limits of bacteria: Shoulder pads: 19 times higher than the acceptable limit Helmet: 30 times higher than the acceptable limit Pants: 180 times higher than the acceptable limit Jock: 376 times higher than the acceptable limit Shin pads: 3,440 times higher than the acceptable limit. There are 188,650 bacteria/25 square centimetre in shin pads. If it smells, it’s growing.”

Spring cleaning: Pets » The problem: “The fur babies bring in a bevy of bacteria and change the microbiome of your home. Over half of the microdiversity in the home can be attributed to the animals in that home, from what they have naturally existing on their bodies,” she explains. And while they bring in their own specific bacteria and share it wherever they go and with whomever they touch, they also have some filthy habits that we really need to address. “Animals also bring a lot of poo into our homes,” says Dunn. Whether they’re running around the dog park or just in the backyard, dog paws and fur are picking up whatever they touch. Rotting leaves and dead fish are like perfume to dogs — they roll in just about anything that smells good to them. And then they come into your home, walk on your carpets, sit on your sofa, nuzzle up against you, snuggle up in your bed — and share all of it with every point of contact. “In comparing homes with and without dogs, they found homes with dogs had more types of bacteria. TV screen: 52 per cent more Pillow cases: 42 per cent more Fecal contamination in homes with animals is 30 to 35 per cent higher.”
And then there’s the cat — their litter box use guarantees their paws are covered with fecal contamination, and then they like jumping up on the countertop, curling up on your bed, walking along shelves — leaving a bacteria trail wherever they wander. » The solution: Aside from swearing off pets — because, let’s face it, that’s not an option for many of us, wiping off their paws is a big factor in reducing the contamination. “We wipe off our feet when we come in the house. Clean their paws with soap and water, or at least wipe them off when they come in. And keep pets off of furniture and bedding. Put a washable blanket on their favourite spots — and wash that weekly. “Don’t let animals drink out of the toilet, it’s a huge cross-contaminant — and wash your hands after playing with animals. Wash the dog’s bedding if they have a doggie bed. (And if it doesn’t have zip-off cover, don’t buy it!)” » Spring cleaning parent tip: Lice “We never had lice. Add eight to 10 drops of tea tree oil into your shampoo.” This is a natural lice repellent. Dunn says you may find the tea tree oil leaves a scent, but it’s greatly preferential to lice! So, what are you planning to clean first?

Advice | MONEY MATTERS
The dreaded B-word By Gail Vaz-Oxlade
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TRYING TO GET THROUGH LIFE
without a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child
If the mere mention of the word ‘budget’ makes you groan, maybe you haven’t given this old idea a fair shake. support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending.
Now, for all you toads out there who can’t gather together two months’ worth of paperwork, never mind a year’s worth, here’s the other way to make a budget: You can use the nifty Gail’s Guide to Building a Budget along with the even niftier Gail’s Interactive Budget Worksheet (gailvazoxlade.com). If you think you can keep flying by the seat of your pants forever, good luck with that. If you’ve decided to take control of your financial future, congratulations. Create a budget that balances and you’ve taken the first step to making your money work for you.

Southside Residences at Gramercy Park Offers a convenient location on the Wilson subway in the Yorkdale community SAVVY TORONTO REAL ESTATE INVESTORS are well
aware of the benefits of identifying areas undergoing revitalization, and the value of purchasing a condominium in a neighbourhood that is on the verge of greatness. That’s why so many of the city’s smartest condo purchasers are attracted to the Yorkdale community and its newest residential real estate opportunity: Southside Residences at Gramercy Park. The most recent condominium development from Malibu Investments, one of Toronto’s leading developers, Southside is the next phase in the company’s masterplanned Gramercy Park community, located at Wilson Avenue and Allen Road.
An established residential community, abundant with restaurants, shops and a host of urban conveniences, the Yorkdale community is best known for its proximity to its most popular local amenity and namesake, the Yorkdale Mall. “Although people come from far and wide to spend time at Yorkdale, residents at Gramercy Park will have Toronto’s greatest shopping destination right in their back yard,” says Rony Hirsch, president, Malibu Investments. “And while getting to Yorkdale is easy and quick, buyers at Southside Residences will find getting anywhere around the city just as convenient thanks to our development’s transit-friendly location.” Situated just steps away from the Wilson subway station

and the University subway line, which is currently being expanded (with stations planned for York University, the Vaughan Metropolitan Centre and stops in between to be completed by 2017), Southside residents will be able to get to classes at York in seven minutes, a meeting in midtown in 15 minutes, or a Jays game at the Rogers Centre quickly and easily. The location also offers convenient access to Allen Road and Highways 400, 401 and 404. “We’re very aware that close proximity to the city’s key transportation routes and landmark institutions is a must for many condo buyers,” says Hirsch. “The Yorkdale community is well connected, in addition to being a growing region of the city with unlimited potential.” But despite convenient transit access at their doorstep, Southside residents will have little reason to ever leave home, thanks to the project’s distinctive designs, desirable amenities and rich landscaping features. Affordably priced from the $190s, Southside’s suites are available in a range of layouts including, one- and onebedroom plus den; two- and two-bedroom plus den; and three-bedroom suites. Sizes range from an efficient 462 sq. ft. to a smartly-designed 1,048 sq. ft. Designed by the award-winning architects at Page+Steele/IBI Group and featuring interior designs by
Figure 3, suites at Southside will feature eight-ft.-six-in. to nine-ft. smooth finished ceilings, laminate flooring throughout, as well as custom kitchen cabinetry, stone countertops, porcelain backsplashes, and a modern package of stainless steel appliances. Bathroom designs will offer stone countertops, porcelain tiles, and a luxurious soaker tub. “Southside residents will have to decide whether they want to walk to the shops and restaurants just outside their front door, hop on the subway and explore the city, or stay inside and take advantage of great on-site amenities, including a state of the art fitness centre and yoga studio, rooftop pool, and a private outdoor courtyard.” Residents will also enjoy 24-hour concierge service in Southside’s modern lobby, an outdoor barbecue and picnic area for spending time with family and friends, and a private sky garden for when it’s time to relax and unwind. No doubt these are delightful decisions for any condo buyer to have to make. For your chance to make a delightful decision, register at www.southsidecondos.ca. Lock it and leave it! Are you meeting condo insurance requirements?
By Kara Kuryllowicz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) as well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding
water-related damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days take one of the following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or
» arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service
To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it. Advice | QUICK TIPS
Solving the “stuff ” problem By Hellen Buttigieg
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE CLOSETS ARE FULL. The junk drawer is overflowing. The piles have piles, and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Take a closer look and separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case.’ You may find you have the space to store what you need. You’ll just have to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff — or does it own you?
Let go of ‘obligation clutter’ » This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why: » You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to become a burden. » It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their stuff. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. » If you’re keeping things for your children, consider asking them if they are even remotely interested in having them. Remember, they will have their own tastes.
Off-load off-site storage. If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items. Liberate your linen closet. Let go of the sheets and towels that are torn, stained, or stored just in case. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays neatly together. Don’t let excuses keep you stuck. When editing your closet, you’ll make all kinds of excuses to keep things. Here’s are the most popular excuses I’ve heard, and my response to them: 1. “It will come back in style.” Yes, it will. But the fabric and cut will be different and everyone will know you’ve been holding on to it since 1978!
2. “It will fit once I lose weight.” You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself for your weight loss by buying new clothes. 3. “I paid a lot of money for it.” You feel guilty every time you look into your closet and see it hanging there, so let go of the shame. 4. “I wore it on my first date.” Don’t let sentimental items take up closet space. That’s like allowing the past to crowd out the present. Take a picture and let it go. 5. “Someone bought it for me.” They’ll never know that you got rid of it, and even if they find out, they’ll understand. 6. “It needs repairs.” Set a deadline and let it go if you miss it. 7. “I need it just in case.” This is probably the top excuse I hear, and it is based on fear. Be brave — unless you can find a specific reason to hold on to something, find the courage to let it go. Advice | STAT CHAT
Ghost neighbourhoods, vacant condos and highrise oversupply in Toronto? Wrong again By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN EARLY 2015 THERE was a lot of attention placed on the elevated level of completed and unabsorbed condominium apartment supply in the Toronto Census Metropolitan Area (CMA) — essentially the number of unsold developer-owned units in buildings where construction has finished. The highest levels of standing condo inventory since 1992 was a noteworthy headline. The speculation as to the result of this 20-year high in unsold supply included the following: it would lead to ghost cities, buildings would experience massively high vacancies, condominium reserve accounts would go unfunded, big investors would sell off their holdings, and a correction in prices would result. A situation much worse than the previous market crash! People love to compare back to the troubles of the early 1990s, but conveniently leave out key details. In May of 1992, there were 2,374 completed and unabsorbed apartment units in the Toronto CMA, coming off a 12-month period that witnessed the completion of 10,786 units. In Q4-1991, just 60 per cent of the ownership apartment units that came to completion were sold per CMHC, while 68 per cent of the units were sold in Q1-1992. As of March 2015 there were 1,871 completed and unabsorbed condominium apartments in the
Toronto CMA, coming off a 12-month stretch where 28,952 units were completed. In Q4-2014, 98 per cent of the units that came to completion were sold, and 93 per cent of the Q12015 new supply was sold. A pretty substantial difference from the last time around. Between April 2015 and January 2016, another 18,483 condo apartments units have come to completion in the Toronto CMA, and the level of completed and unabsorbed supply has declined during that stretch. In January 2016, the Toronto Real Estate Board indicated that the average price of a resale condominium apartment increased 7.5 per cent annually, with the ‘416’ area jumping 8.6 per cent. Unsold supply down, demand up, and prices up. The doomsayers that continue to repeat the same tired lines like a stuffed animal with a pull string on their back, have been proven wrong again. The opinion I really care about is that of the construction financiers. If lenders don’t feel completely comfortable, they’re not going to put out $25 to $200 million per
development to fund the construction of massive highrise towers. At the Real Capital Forum in February, the majority of bankers and non-bank lenders on several of the panel discussions remained bullish on the Toronto condo market, but continue to be cautious as always. When reading the headlines of any article on Toronto’s housing market, don’t immediately jump to a conclusion. A deeper dive into the data shows how strong the condo market actually is, and how developers, investors, lenders and end-users have been prudent in their activity over the past three years, leading to a very stable market for condos in the CMA. Hire a good realtor, meet with an experienced mortgage broker, do your own research and make a smart decision regarding the new condo market. Happy condo hunting! TORONTO REAL ESTATE BOARD
President Mark McLean announced that Greater Toronto Area Realtors reported 5,595 condominium apartment sales through TREB’s MLS system during the fourth quarter of 2015. This result was up by 12.6 per cent compared to the same period in 2014. Over the same period of time, the number of new condominium apartment listings entered into TREB’s MLS system was also up, but by a substantially lower annual rate compared to sales, at 3.3 per cent. The result was tighter market conditions compared to a year earlier. “The condominium apartment segment is integral to the overall housing market in the Greater Toronto Area. Over the past decade,
MORE TRENDING ONLINE ypnexthome.ca/news
the trend has been to increasingly build up due to provincial land use policies. As new projects have completed, a number of investorheld units have been listed for sale on TREB’s MLS system. These units have been absorbed quite rapidly, with enough demand relative to supply to prompt continued price growth,” said McLean. The average selling price for condominium apartments in the fourth quarter was up by 4.1 per cent year over year to $382,070. Throughout the fourth quarter,
the MLS Home Price Index (HPI) apartment benchmark price was up by between four and six per cent on an annual basis. “First-time buyers account for approximately half of all buyers in the GTA and even more so in the City of Toronto. Condominium apartments represent an important entry point into home ownership for a lot of households. This is a key reason why we experienced continued growth in sales for this home type over the past year,” said Jason Mercer, TREB’s director of market analysis.

Advice | CONDO SENSE
Elevator Etiquette: The 10 Commandments
By Jane Herman
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.
5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.
9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride! Blue sky is the limit when decorating with 2016’s top colour IT MAY BE CALLED BLUE, but when
it comes to decorating, this year’s hottest colour is upbeat. Think airy skies and misty oceans, cheerful shades of blue that emit a sense of serenity and calmness, according to paint brand DULUX Paints. “While blue is known to be the most popular colour in the world, when it comes to home decor, many Canadians shy away from infusing it into their homes, opting for neutral colour schemes instead,” said Martin Tustin-Fuchs, brand manager for Dulux Paints.“Yet blue is a wonderful, versatile complement to any decor.” Unsurprisingly, Dulux Paints has chosen blue — an ethereal blue called Bear Run (10BG 46/112) — as its colour of the year for 2016. Other popular blues by Dulux Paints are Blazer Blue (43BB 09/340), Teton Sky (10BB 49/137) and Blue Blood (47BB 14/349). “Blue may not be the first paint colour you’d choose for your home, but next to neutrals, there’s no easier hue to work with than blue,” TustinFuchs said. “Anyone who has the opportunity to give blue a try on even one wall appreciates the peaceful, calming effect the colour emits.” Want to make a splash in your home with this year’s hottest colour? Dulux Paints offers these suggestions to incorporate blue into your decor: » Warm things up. Combining blue walls with warm, paler colours — such as sandy brown, creamy gray or this year’s popular golden yellow — creates a cozy feel in a room. For a calming, monochromatic look, pair different shades of blue in a space — altering the tone on walls, trim, doors and even ceilings. Warm up blue walls even more and create an inviting beach house feel with wood flooring underfoot. » Pair with white. If traditional is your style, complement blue walls with white trim for a timeless decor. For a more modern look, paint walls

white and make them pop with open bookcases revealing a painted backdrop of vibrant blue. Prefer a coastal feel? Complement a blue and white palette with striped fabrics and natural textures, such as grasscloth and jute. No matter what your style, add touches of blue accents around the room to bring it all together. » Make it work. Known to stimulate the mind, encourage focus and help increase productivity, blue is a good choice for a home office. Adding one or two other hues to the workspace will complete the look and create a sense of balance. Colours that complement Dulux Paints’ popular Bear Run (10BG 46/112) blue are Newborn (35YY 78/269) yellow and Coral Flower (21YR 57/250) orange. To keep the space light and bright,
opt for white or pale office furniture. » Soak it in. Soothing blue is a natural fit for a bathroom, regardless of the shade. Combined with pastel accents of off-white, light grey or tan — such as Dulux Paints’ Song Porcelain (00NN 83/000) white, Silver Trophy (30BB 53/012) grey or Brown Bag (10YY 35/196) tan — a blue bathroom can take on a relaxing, spa-like feel. For an ultimate spa effect, paint the ceiling an airy shade of light blue to mimic the sky and create the appearance of added height. GTA new home sales off to a slow start in January GTA NEW HOME SALES are off to a
slow start so far in 2016. Following one of the biggest years ever for new homes in the GTA, in January, sales of new homes were down, prices were mostly flat and new inventory was limited, according to the Building Industry and Land Development Association (BILD). Last year was the third-highest volume sales year on record in the GTA. The average price of new homes hit record highs, particularly in the lowrise market where the average price eclipsed the $800,000 mark for the first time ever. This year has started off slower. In January, there were 1,614 new homes purchased in the GTA, down 10 per cent from the longterm average and 22 per cent below January 2015. Prices remain relatively unchanged. BILD president and CEO Bryan Tuckey attributes the sales to reduced inventory of new homes available for sale in January. “While the number of new projects
January ’16
MORE TRENDING ONLINE ypnexthome.ca/news
launched in January was similar to last year, the number of actual units in these projects was significantly lower,” he says. “You can’t sell what you don’t have, so fewer new homes brought to market means fewer sales.” The industry brought 1,379 new homes to market in January 2016, compared to 2,011 in the same period last year. Sales of highrise condominiums were 17 per cent below the longterm average in January, while sales of lowrise homes (detached, semidetached and townhomes), were five per cent below average. “It is important to understand that one month does not a trend make,” Tuckey says. “The next few months will tell a more accurate story about the market with the introduction of additional new projects across
Lowrise
the GTA.” The average price of new lowrise homes was down by one per cent from December 2015. However, the $822,926 January average is 17 per cent above the January 2015 average of $710,628. The price of a new detached home in the GTA was $985,899, down less than 0.5 per cent from December 2015. The average price of a new highrise home in the GTA declined one per cent from December 2015 to $449,199 in January 2016, but that is in part the result of units’ size continuing to get smaller. The price per square foot of highrise homes increased four per cent over the last 12 months from $558 to $581. The average size of a highrise suite in January 2016 was 773 sq. ft., compared to 796 sq. ft. the year prior.

WANT THAT PEACEFUL SPA
atmosphere in your highrise urban home? Modern furnishings and minimalist design are a good starting point for a blissful bathroom. However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.
Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.
Chair » Similar to a stool, a chair placed in the bathroom helps tie the space back to other areas of your home, with the added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic bentwood bistro chair) will help …continued on page 78 76 YPNEXTHOME.CA

keep the look light and airy. As with stools, choosing an outdoorfriendly design will ensure the piece can handle a little ambient moisture, and many outdoor options come in powder-coated metal or tinted acrylic for a hint of colour. » If you have room, a small sofa, club chair or chaise creates a look of true luxury, dramatically blurring the lines between spaces and evoking the atmosphere of an elite spa.
Cart » A multi-layered cart is an excellent place to store toiletries and other bathroom essentials in a way that’s both beautiful and convenient. It’s another design-approved idea I put to the test in my own home! A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a wellsealed butcher-block kitchen cart and boldly repurposing it.
Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or built-in vanity cabinet with a chest of drawers or vintage console.
MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration
» Since a sink can be installed in virtually any furniture piece with the right height and basic structural shape, think outside the box for items that can work, such as a writing desk or old wine barrel (with an added stone top). Just ask the shop to hold the item while you confer with your plumber!
» Look to places like Habitat for Humanity ReStore or other second-hand stores for furniture pieces with a story that just need a little refinishing (which you can then have applied in the form of a bathroom-friendly paint or sealer) rather than extravagant antiques.

The Nest residents can easily go grocery shopping at Loblaws, pick up key essentials at the local Shoppers Drug Mart or grab a bite to eat at the family BBQ joint, The Stockyards. Residents also have a wide array of variety stores, and can access healthcare services without ever having to leave the neighbourhood. Residents will enjoy the many building amenities designed by II By IV Design. Plan a nice get-together in the modern lounge that will consist of a kitchen, library and fireplace. And get ready to relish in the striking bird’s-eye view of the city on the rooftop terrace designed by Janet Rosenberg & Studio. On the main level of The Nest will be an executive concierge and security service, a fitness centre and a pet spa that is ideal for resident pet owners.
An even bigger draw of The Nest is its suites. Winner of the 2014 BILD Award for best suite design 7501,500sq. ft., each unit will come complete with nine-ft. ceilings in the living area, floor-to-ceiling windows, and a private terrace and/ or balcony. Units are also equipped with an individually controlled heat pump for year round heating/cooling, a washer/dryer, a gas line for cooking inside and outside, and many other exceptional finishes including integrated appliances. Residents will also benefit from The Nest’s geothermal heating and cooling, which allows for long-term energy and cost savings. The building is now 90 per cent sold and there are only a limited number of suites available. Luckily for new buyers the condominium is nearing completion and will be move-in ready this year. For more information on The Nest, visit the presentation centre at 784 St. Clair West (just west of Arlington Avenue) open Monday to Wednesday from noon to 6 p.m., and Saturday and Sunday from noon to 5 p.m. You can also call 416.223.0003, email info@thenestcondos.com or go to thenestcondos.com.

Kylemore Communities opens new presentation centre featuring model suite
Kylemore Team cuts the ribbon to open new Presentation Centre.
LUXURY HOME BUILDER and land
developer, Kylemore Communities, is celebrating the opening of a spacious new presentation centre situated on a prominent corner of the company’s future master-planned community in Markham. Joining President Patrick O’Hanlon and Vice-President Frank Spaziani were City of Markham Mayor Frank Scarpitti, councillors, and renowned Interior Designer Mike Niven. Mike Niven Interior Design was instrumental in the creation of the luxurious contemporary space, which houses a fully furnished model suite of The 6th Condominium. Among the first guests invited to view the presentation centre were Kylemore’s trades, suppliers, consultants, media, and realtors who have supported the company’s 20-year history in Markham. The 6th Angus Glen is a luxury two-building condominium offering resort-style living overlooking the prestigious south course of Angus Glen Golf Club. Building A owners recently started to move into their suites, and Building B is under construction with occupancy offered in 2017.
