What, where and how? IF YOU’RE PLANNING TO BUY A HOME THIS SPRING, you’d be wise to spend
LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@YPNextHome.ca Twitter: @LydiasTweets
these last few weeks of winter answering some important questions: where, what and how? Before you start shopping, visit your mortgage broker or bank to get your financing in order. This is the “how” part of the equation. Answer questions like: How much can I afford to spend on a home? How much do I have for my down payment? Will I be using my RRSPs toward my purchase? Will I be able to afford my lifestyle, and still pay my mortgage and property taxes? Don’t forget to budget for closing costs. With your budget defined, now you can hit the streets. Location is the one thing about your home that you definitely can’t change, so choose wisely. Location affects how much you’ll need to spend on your purchase and property taxes, your lifestyle while you live there, and the resale value when you sell the place. Drive, walk and surf the web to learn as much as you can. Map the amenities that matter most to you – schools, parks, shopping and services, highways and public transit. How close do you want to be to your work, family and friends? Visit your chosen location at different times of the day and night, and ask yourself, “Will I feel comfortable jogging early in the morning, or walking the dog alone after sunset?” Only now can you zero in on the “what” of your new home. Make a list of “must-haves” and “nice-to-haves.” If you’re purchasing with someone, you’ll have to take their wants and needs into consideration as well, which can make the home hunt a little more complicated. Shopping for a new home is exciting, and by doing a little homework now, you’ll be better equipped to make the right decision when the time comes.

Quality that rivals North America’s best By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
SOME OF THE BEST building and development industry professionals in North America are based in the GTA. BILD member companies often receive national and international recognition for their work. Earlier this year, a number of GTA-based builders, developers, marketers and designers were honoured at the National Sales and Marketing Awards in the United States. Known as the Nationals. This annual competition recognizes the best in the industry across North America. Our members have a strong presence at the Nationals every year, and this year was no exception with 44 silver and 10 gold awards received in a range of building, design and marketing categories. In the architectural design of an attached home category our members did especially well, winning a gold and two silver awards. The silvers went to Minto Communities for two projects in Toronto. The first is Longbranch, a stacked townhome development in Etobicoke. The other is Bside, a condo project at Front and Bathurst Streets. Brookfield Residential took the gold award for a four-storey contemporary condominium project under development in the U.S. Tridel and Empire Communities each won a pair of gold awards. Tridel received awards in the Best Print Ad Campaign and Best Brochure Lifestyle Magazine categories for its new condo development in Toronto called SQ. Empire won the Best Social Media Campaign and Best Computer Generated Sales Tool awards for 12 YPNEXTHOME.CA
Avalon, its project in Caledonia that consists of townhomes and singlefamily detached homes. Toronto-based marketing agency Montana Steele received the most awards among BILD members, winning 19 silver awards and two gold awards. Its work on Rodeo Drive, a condominium development in North York, resulted in a gold award for Best Print Ad and six silvers in other categories. Local builder Losani Homes was honoured with the Building Industry Community Spirit award for its efforts with the Losani Family Foundation. The prestigious award recognizes a builder-supported non-profit program or charity based on its originality, concept and execution. Based out of Stoney Creek,
Losani Homes has been building communities in the Hamilton area for more than 40 years and in 2013 it formed the Losani Family Foundation to support its philanthropic efforts. Since then, the Foundation has supported a number of charities both locally and abroad. Most recently it helped build a classroom and a medical facility in Ecuador that provides service to 12,000 people from surrounding villages.

Advice | NEWS AND VIEWS
It’s that time of year again... Reno season! By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITH THE WINTER WEATHER behind us (hopefully), people are starting to think about their next big home project. This could involve a move, or perhaps a renovation is in the works. We all know that home prices in the GTA have been on a steady incline, but it’s not just the price of the homes themselves that’s on the rise. “People are looking to purchase and live in homes for longer time frames, often five to 10 plus years, as prices and transactional costs, such as land transfer taxes, continue to increase,” Anson Kwok, vice-president of sales and marketing at Pinnacle International, told YP NextHome. This has revived the renovation trend, as more people choose to update and upgrade, and watch their home equity grow. Whether you’re buying a new place or selling your old one – and many will be doing both this spring – a few upgrades can go a long way.
Renos for resale: Before you put your home on the market this spring, get an objective assessment. Ask someone who will feel comfortable giving you their honest opinion, like a real estate agent or a professional home stager. The right renovation can certainly boost the sale price of your home, but before you start knocking down walls, ask yourself if the return will be worth the cost, time and inconvenience of it all. Demand should also factor into your decision. Would you pay extra
for solid gold bathroom faucets? Not likely. Here’s where it pays off to follow the crowd. Prospective homebuyers are considering your neighbourhood because they like what it has to offer – including the look, feel and price of the homes there. Buyers’ upgrades: Just as renovating your home can yield a better return on resale, it’s also how many people are able to purchase in their area of choice without breaking the bank. If neighbourhood is the most important factor – and for many it is – then get in at a price you can afford, and once you’ve built up some equity and figured out exactly what you want and need, start renovating. Whether you’re buying an old fixer-upper or a brand new place, remember that Rome wasn’t built in a day, and neither will your dream home be. Your financial picture will change in time, along with your family structure, needs, wants and homebuilding trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while.
Get ready to reno! When you’re ready to renovate, hire the right contractor for the job. The Canadian Home Builders’ Association suggests you ask these questions: » What services do you offer? » Have you done renovations like this before? » Can we visit one of your current projects? » Do you carry workers’ compensation and liability insurance? » What warranty do you offer on your work? » Do you have references? Call them and ask about the contractor’s experience. Was the work completed within the specified time frame and for the agreedupon price? Are they happy with the work? Do your dream home due diligence – after all, your home is your castle. Lydia McNutt is an award-winning writer and the senior editor of New Condo Guide. FLEUR set to blossom in city’s Garden District PERHAPS A BIT MORE TEASE than long-term trend, Torontonians couldn’t be blamed if the record-high temperatures and sunny skies the recent Family Day weekend got people thinking about the signs of spring. The people of this city can’t be blamed for spending the first warm weekend of February searching for signs of spring. But savvy citizens know that it’s in the heart of the Garden District where the first flower – or Fleur – is set to bloom, thanks to the newest condo tower from Menkes poised to blossom at the corner of Church and Shuter. “The Garden District is one of Toronto’s most amazing neighbourhoods,” says Menkes’ Vice-President of Residential Development, Jared Menkes. “It reflects the elegance of Old Toronto, the calm of a residential community and the vibrancy of a commercial work force, the pulse of Yonge Street, the energy of the Ryerson campus, and the peaceful serenity of Allan Gardens and 20 YPNEXTHOME.CA
Moss Park. Few other areas in Toronto encompass so much as the Garden District – it truly offers the best of everything in one neighbourhood.” Designed by the talented local team at architectsAlliance, a subtle yet wellappointed garden theme welcomes residents as they approach Fleur. Taking cues from the richness of surrounding materials, the architects have designed a stone element in the tower’s base, along Church Street to echo the monolithic stone of the

It’s in the heart of the Garden District where the first flower – or Fleur – is set to bloom, thanks to the newest condo tower from Menkes poised to blossom at the corner of Church and Shuter neighbourhood’s nearby cathedrals. Featuring a distinctive threestorey glass and stone podium, the 29-storey tower ascends from the podium, subtly pulling away from the corner of Church and Shuter. Inside, The Design Agency – one of Canada’s most celebrated design shops – has created a sleek, soothing approach. As an elegant urban retreat steeped in both cosy natural character and modern electric energy, it manages to
create an impression that is at once understated, while being distinctively fashion forward. Fleur’s lobby has been designed to create a sense of elegance, “naturally elegant,” Jared Menkes calls it. “Our designers have thoughtfully used a variety of textures, materials and furnishings – including a grand chandelier and floral tapestries – to create a warm and inviting sense of home.” While set just off Yonge, amid
the theatres, boutiques, bars, cafes, restaurants and clubs, the area offers its own unique amenity program for residents. However, for those tired of venturing out, Fleur provides a range of in-demand, contemporary amenity spaces, including a media room designed to help residents unwind, featuring large-format flat screens, wireless connectivity, arcade-style games and traditional board games for some ‘old school’ relaxation. But there’s nothing else ‘old school’ about this new condo at Church and Shuter. Elegant, fashionable and modern, Fleur offers residents more than a place to live their life – it offers a chance to cultivate a lifestyle. Supply and demand imbalance skews Canadian housing market By Wayne Karl
SUPPLY AND DEMAND ISSUES – and
the resulting price increases – in Vancouver and Toronto continue to skew the national real estate picture. Thankfully, however, housing market conditions in the rest of the country are not following suit. “The shortage of homes available for sale has become more severe in some cities, particularly in and around Toronto and in parts of BC,” Gregory Klump, chief economist of the Canadian Real Estate Association (CREA), said in releasing the association’s statistics for January 2017. “Unless sales activity drops dramatically, the outlook for home prices remains strong in places that face a continuing supply shortage.” National home sales were down slightly in January on a monthover-month basis, falling 1.3 per cent – putting them at the secondlowest monthly level since the fall of 2015 and only slightly above levels recorded last November, when recently tightened mortgage regulations came into effect. Sales activity was down from the previous month in about half of all local markets, led by the GTA, Greater Vancouver and Montreal. “Canadian homebuyers face some challenges this year, including new mortgage rules that make it harder to qualify for a mortgage and regulatory changes that will push up mortgage financing costs,” says CREA President Cliff Iverson. “It will take some time to gauge the extent to which these challenges will weigh on homebuyers in different housing markets across Canada.” The imbalance between limited housing supply and robust demand in Ontario’s Greater Golden Horseshoe region (the GTA, HamiltonBurlington, Oakville-Milton, Guelph, Kitchener-Waterloo, Cambridge,
MORE TRENDING ONLINE ypnexthome.ca/news
Brantford, the Niagara Region, Barrie and nearby cottage country) is without precedent, CREA says. The number of months of inventory in January 2017 stood at or below one month in the GTA, Hamilton-Burlington, Oakville-Milton, Kitchener-Waterloo, Cambridge, Brantford and Guelph. While the conditions in Toronto and Vancouver are good for those who already own homes, they’re anything but for prospective homebuyers. “Supply and demand for singlefamily homes will return to a more sustainable balance over time, reflecting fewer transactions as homebuyers are priced out of the market, and price stability rather than price gains,” Klump told YP NextHome. “To qualify for home purchase financing under recently tightened mortgage regulations, first-time homebuyers have been forced to look further from the urban centres, where land prices are less expensive, or shop for a lower priced home.” Prices for two-storey singlefamily homes posted the strongest
year-over-year gains (16.8 per cent), followed closely by townhouse/ row units (15.8 per cent), one-storey single-family homes (14.4 per cent) and condo units (13.3 per cent). While benchmark home prices were up from year-ago levels in 10 of the 13 housing markets across Canada tracked by the MLS HPI, price trends continued to vary by location. Benchmark prices continue to climb in Victoria and elsewhere on Vancouver Island together with Greater Toronto, Oakville-Milton and Guelph. Year-over-year price gains in these five markets ranged from about 18 to 26 per cent in January. The national average price for homes sold in January 2017 was $470,253, up just 0.2 per cent from where it stood one year earlier. The national average price continues to be pulled upward by sales in Vancouver and Toronto, two of Canada’s tightest, most active and expensive housing markets. The average price is reduced by almost $120,000 to $351,998 if Vancouver and Toronto sales are excluded from calculations.

2017: The year of the condo By Riz Dhanji
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WE HAVE ALL READ the headlines in every major newspaper across the country. The Toronto real estate market was hot in 2016, to say the least. The Toronto Real Estate Board released figures in January showing resales achieved a record for the GTA. Over 113,000 homes changed hands, an 11.8-per-cent increase over 2015. Overall pricing was up 17 per cent compared to 2015, with detached homes achieving 20-per-cent yearover-year price increases. So, what does the future hold for those looking for ground-orientated housing product? The news unfortunately is not good. Altus came out with their year-end 2016 report showing a record low of 1.3 months of supply of available ground-related product in builders’ inventory across the GTA. That is an outstandingly low number. There are many reasons for this decline, including the reduced availability of serviceable land in the GTA, outdated government policies that are increasing approval times, and the Province of Ontario’s new intensification targets to favour highrise development over lowrise. Further adding to the abovementioned issues is the fact that resale listings for ground-orientated product are at historic lows. A reason for the shortage of listings is the perception that if you sell today, where will you move to? Homeowners are just more inclined to renovate their existing home than run the risk of selling and not being able to find another home in the price range they are looking for. This perception is constraining 28 YPNEXTHOME.CA
supply further in the lowrise segment, putting more upward pressure on housing values. As a first-time buyer or a move up/down buyer, 2017 will be the year of the condominium. A number of would-be homebuyers are looking at condominiums as a great lifestyle choice. Whether living in the core of Toronto, or in locations outside the city such as Mississauga, Vaughan, Burlington, there are plenty of affordable options in the condominium segment to suit all types of buyers. The GTA’s development community is the most sophisticated in the world. The type of product builders are designing is truly cutting edge, from interior spaces and architecture, to amenities and technological features. Locations close to transit, condos with a hotel component, intimate midrise buildings or highrise buildings with spectacular views, the GTA has it all. Condos are now becoming a choice for those looking to live closer to work, or close to transit; ideal for those who are tired of long commutes that take away hours from their daily lives; for those looking to be close to dining establishments, entertainment and shopping; for
those looking to raise a family around great schools, parks and kid-friendly establishments. Condo living was a new concept a number of years ago but is now a mainstay in our province. The results are seen in the new home and resale market, as condos across the region are being purchased at record rates. So, if you want to know what the trend in housing will be for 2017, look no further than the condominium market. Builders across the province will be delivering more innovative product, and increasing numbers of buyers who are looking for an affordable or luxurious lifestyle will be choosing condominium living. As intensification policies continue over the next decade, we will see an even more vibrant and exciting region than we see here today. It was love at first sight for first-time buyer at
Sonic Condos
WHEN RENUGA RAJARATNAM visited the Sonic Condos presentation centre, she had no idea that she would leave as a first-time homebuyer. This exciting new condominium residence by Lindvest is situated at Eglinton Avenue East and Don Mills Road, close to where Renuga lives with her parents. She was so impressed by the opportunity to own a new condominium suite in the area of Toronto she knows and loves, that she jumped at the chance to purchase. “I wasn’t even thinking of buying a home until my dad saw the signs for Sonic,” says the University of Toronto Commerce graduate who works downtown as a chartered professional accountant. “He suggested I check it out, because 30 YPNEXTHOME.CA
occupancy is in 2019, which gives me plenty of time to save money. I walked in, and the next thing I knew, I walked out as a buyer!” Renuga points out the many benefits of staying in the area. “Right now, my work commute involves a bus ride and two train rides to get to Union Station. When the Metrolinx Crosstown LRT is complete, my commute will be much shorter.” Sonic residents will also be served by bus routes, and Hwy. 401 and the Don Valley Parkway, which are only minutes away. “I also love the local parks, and there will be a lot of greenery around Sonic,” Renuga says. “I’m an athletic person, and I enjoy getting out into

the fresh air for morning jogs and hikes.” She also appreciates the other amenities in the Don Mills-Eglinton neighbourhood, including the Ontario Science Centre, Aga Khan Museum, grocery stores and Shops at Don Mills. “My friends and I hang out there,” she adds. “There is a real community environment in this area.” Award-winning Page + Steele/ IBI Group Architects designed the sleek, 28-storey tower atop a threestorey podium for the first phase in Lindvest’s two-tower residence. Landscaping by NAK Design Group includes a large park with a playground, walking path, water feature, exercise equipment and seating. The fourth-floor rooftop will
feature lounges, cabanas, barbecues, fire pits and dining areas. This is all part of Sonic’s more than 25,000 sq. ft. of indoor/outdoor amenity space. Designed by Union31, indoor options range from dining and party rooms to a screening room, pet spa, guest suite, and fitness centre complete with a gym and yoga room. Union31 also designed the suites. Their timelessly modern layouts maximize space with linear kitchens highlighted by two-toned wood and lacquer cabinetry, stainless steel and integrated appliances, and drop-in cooktops. Features and finishes also include floor-to-ceiling window systems, plank laminate flooring and quartz countertops.
Renuga selected the 824-sq.-ft., two-bedroom, two-bathroom “click” design for its lifestyle potential. “My dad thinks I should use the second bedroom as an office, but I’m going to make it my walk-in closet. Don’t judge me!” She adds, “My suite will be on a corner, and I’ll have great views of the downtown skyline from my balcony.” She is excited about decorating her new condo and is grateful to have time to plan. “I’m already looking around at possible furnishings. It’s pretty exciting.” This first-time buyer feels confident purchasing from Lindvest, a Torontobased real estate development organization with deep roots, spanning six decades in the awardwinning, highly reputed H&R family of companies. Founded in 1998, Lindvest is committed to developing wellplanned, innovative communities. “The sales representative was amazing to work with,” Renuga says. “He provided me with the information I needed, and when I visited several times with family members, everyone there was warm and welcoming.” Renuga’s family was so impressed that her sister and brother each purchased a suite as well. Menkes unveils Banksy’s artwork at One York By Sonia Bell
MENKES DEVELOPMENT has just
welcomed a new art installation as part of its One York building. Those who are widely familiar with the streets of downtown Toronto might recognize the artwork that, at one time, graced the exterior of a vacant building situated at 90 Harbour St. Dubbed ‘Guard with Balloon Dog,’ the piece was designed in May 2010 by popular British artist Banksy. In 2011, Menkes purchased the site as the location for their new mixeduse project known as Harbour Plaza, comprising a pair of 66- and highrise condominium towers, and a 35-storey commercial office building called One York. Menkes strived to not only preserve the artwork but incorporate it into its new project. To make this happen, the developer extracted the limestone panels on which the art was applied, and professionally restored the artwork itself. “We were aware of the presence of ‘Guard with Balloon Dog’ on the building when we began the process of purchasing the 90 Harbour property,” says Jared Menkes, vicepresident of the highrise residential division of Menkes. “As soon as we were able to do so, we took steps to protect the piece and were able to preserve and remove the slabs from the building during the demolition process.” After commissioning a design competition for the artwork’s installation, Menkes selected designer Johnson Chou to protect the artwork and display it in a publicly accessible way. Chou created a companion piece called “Speculum,” a stainless steel structure that reflects the artwork, providing visibility to the art installation for those walking west. On 32 YPNEXTHOME.CA
The art installation is the last Banksy piece standing in Toronto
the back of Banksy’s piece is a panel outlining the history of the building. The art installation is finally complete and has a new home in the PATH network adjoining One York.
Alan Menkes, president of the highrise residential division at Menkes, Peter Menkes, president of the commercial division at Menkes, Jared Menkes and Chou were all in attendance to unveil the installation at a ceremony held on February 14. ‘Guard with Balloon Dog’ was one of seven artworks placed on buildings around Toronto after the release of Banksy’s film, “Exit Through the Gift Shop.” The art installation is the last Banksy piece standing in Toronto and now breathes new life into the PATH system, while paying homage to the site’s history. The restoration of the Banksy, its re-installation, and the fabrication and installation of Speculum, are all part of a $2-million public art package included in the Harbour Plaza and One York development.

Advice | CONDO PRO
Is the condo lifestyle right for you? By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
I WAS LOOKING AT THE Canada
Mortgage and Housing Corp. website recently, where users can download the “Condominium Buyer’s Guide,” which contains a section called, “Is condominium ownership right for me?” It occurred to me that nowadays, condominium living is “right” for just about everyone. The surge in condo sales across the Greater Toronto Area over the past decade, and the widening demographic of buyers are evidence of the popularity of this lifestyle. People of all ages are seeking homes that offer ease of living to help them find some sort of life balance with their frantic work and school schedules. Simply put, in a condominium, residents have more time for leisure activities, because maintenance on the exterior and common areas is all taken care of. Of course, price is a factor, now that the average price of a detached home in the GTA has left many buyers “priced out.” Entering the market is financially challenging for first-time buyers, and for many of them, a compact condo suite is an affordable “starter” home. Then again, growing families have the expenses that come along with raising children, so an attainable price point is appealing. Raising children in urban areas is a familiar concept with people who immigrate here from Europe and Asia. Toronto, and in fact the entire GTA, has good school systems, and every municipality is dotted with natural areas such as lush parks. Even in the heart of Toronto,
you can walk your dog and take the kids to the park to play. Empty-nesters and seniors are finding it challenging to live on their pensions and/or savings, so economically, downsizing into a condominium makes sense for them as well. Most condo suites are single-level designs, which is great as our joints get stiffer with age and mobility issues arise. Going to the pool for a swim, heading to the fitness centre for an aerobics class, or meeting friends for a game of bridge in the lounge can be just an elevator ride away. Hosting family events like birthday parties, or baby and wedding showers is a breeze when there’s a party room right in the building. Busy professionals also appreciate condominiums’ convenient locations close to transportation nodes, and all buyers like being able to access amenities under their roof. Then there’s the safely factor of a condo, where security measures are in place and a concierge at the main
entrance provides eyes on the street. Roommates are pooling their resources and buying condos to start earning equity. I know of parents who are buying condo suites for their grown children to live in while attending university, then selling them after a few years. Some buyers select a two-bedroom suite and rent out the second bedroom, and there are also those who buy strictly as an investment. With the population of the GTA growing by leaps and bounds, condominiums will be in demand for years to come. You never really know where life will take you, but whether you are 18, 30, 50 or older, I think there’s a good chance that at some point, you too will opt for condo living. Record high price gains for GTA condos, lowrise homes THE GTA’S RESALE MARKET has seen the average price of resale houses surpass the $1 million mark, but according to the latest report from the Building Industry and Land Development Association (BILD), this is the case with brand new houses in the GTA as well. In January, the average price of new single-family lowrise homes, which includes detached, semidetached, row and townhomes, increased to a new record of $1,028,395, according to Altus Group, BILD’s official source for new-home market intelligence. This represents a 25-per-cent jump in just one year. The average price of a new detached home increased to an unprecedented $1,316,325 in January. Ten years ago, the average price was $444,368. Meanwhile, the average price of a new GTA townhouse was $879,619 in January 2017 compared to $328,989 in January 2007. “The GTA is facing a severe shortage of housing supply, particularly for single-family homes which sell as soon as they come to market,” says Bryan Tuckey, president and CEO of BILD. “When there aren’t enough homes to satisfy demand, prices increase and that is exactly what has been happening in our region over the last decade.” There were just 1,524 new ground-oriented homes available for purchase in builders’ inventories at the end of January – a near record low. At this time in 2007 there were 18,400. Meanwhile supply of new detached homes declined to 534 – the lowest ever recorded in the GTA. Ten years ago there were 12,242. The average price of new condominium apartments in the GTA (including stacked townhouses, midrise and highrise buildings) also hit a new high of $507,511 in January. 34 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
The average price reached an unprecedented $625 per sq. ft. New condo prices have increased 13 per cent since January 2016, increasing by almost $60,000. A decade ago the average price was $322,569. “Our industry is implementing provincial policy by building more condominium apartments and less ground-oriented housing,” Tuckey says. “A decade ago, condominiums represented just 42 per cent of available inventory compared to 88 per cent in 2017.” After years of healthy supply, the number of new condominium apartments available for purchase began to decline. In January 2017 there were 11,529 new condominiums in builders’ inventories across the GTA, which is a 10-year low. Overall there were 13,053 new homes in builders’ inventories across the region in January compared to 31,461 a decade ago. “Today in the GTA there are less than half the overall number of new homes available to purchase than there were a decade ago,” Tuckey says. “Lack of serviced developable land, excessive red tape and
frequent delays in the development approval process have all been large contributors to our housing supply crisis.” New condo sales were the strongest recorded for the month of January following a record year in 2016. There were 1,199 homes sold across the GTA in January, most of which were sold in the City of Toronto. That is an 11-per-cent increase over last year. “Demand for condominium apartments is coming from a variety of sources,” says Patricia Arsenault, executive vice-president of Research Consulting Services at Altus Group. “Among them: end users who prefer the locations and amenities afforded by condominium apartments; families who might have opted for a single-family home, but have been shut out of that segment due to lack of available product; and investors who are the key providers of new rental supply for the GTA’s growing population.” Sales of new single-family homes declined to one of the lowest Januaries in the last decade. There were 741 homes sold across the region of which 369 were detached.

Fieldgate Urban and Hullmark share the credit for the innovative design and implementation of Heartwood as they set a new standard in urban midrise condo living THERE IS UNPRECEDENTED demand for condos in Toronto, but rather than rush the process, Heartwood - The Beach is being designed and shaped with its buyers and future residents in mind, which takes time, commitment and creativity. The result is Heartwood — a six-storey boutique residence of 43 exclusive suites and main-floor retail spaces. Vignettes of the kitchen and bath are on view at the presentation centre, another anomaly in today’s competitive market. It makes it possible for the building partners of Fieldgate Urban and Hullmark to showcase Heartwood style, Heartwood appointments and the wellproportioned Heartwood lifestyle within. All things Heartwood begin with the selection of this prime location, just steps to Toronto’s Beach community. You’ll find this landmark residence at 1884 Queen St. E., at Woodbine. Nearby are well-known hot spots like Dufflet Pastries, Castro’s Lounge and The Beacher Café, and of course, Kew Gardens, shopping along Queen and the iconic boardwalk linking the three beaches – Woodbine, Kew and Balmy, and all things recreational. Residents won’t want to be far from home for the Beaches International Jazz Festival each summer. Purchasers are benefiting from this attention to detail and their needs. The newest release of suites includes well proportioned suites and new designs to accommodate the demand. They won’t be without the appointments of larger suites, so a feature wall of wood reaching up to the nine-ft. ceilings in the main living space is de rigueur.
And so is plank engineered hardwood, and kitchens and bathrooms with designer cabinetry and quartz counters. Most suites offer large terraces or balconies where the outdoors transition seamlessly from indoor living areas. The conveniences of water and gas hookups along with privacy from neighbors enhance these extensions to the home. Suite sizes range from 644 sq. ft. with a bedroom plus den, to a 1,597-sq.-ft. three-bedroom penthouse, with prices from the mid-$500’s. Fieldgate Urban and Hullmark share the credit for the innovative design and implementation of Heartwood as they set a new standard in urban midrise condo living. Fieldgate Urban is a branch of Fieldgate Homes and combined, the company has been the homebuilder of choice for more than 20,000 families since 1957. You’ll find a Fieldgate home or project in almost every corner of the GTA. For the past 60 years, Hullmark Developments Ltd. has been committed to shaping a vibrant and transforming urban Toronto. Advice | LEGALLY SPEAKING
Financing and fine print: What you need to know By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AS A REAL ESTATE LAWYER, I
sometimes see builders (“Vendors”) trying to take advantage of newhome buyers on the issue of mortgages. There is an attempt to squeeze extra money from buyers through clauses inserted into the Agreement of Purchase and Sale, to trap the unwary buyer. Here are some things to watch out for: 1 | “The purchaser agrees to apply to a lending institution designated by the Vendor... to assume any existing first mortgage... The first mortgage shall bear interest to be fixed by the lending institution at a rate not to exceed __% and have about __ years to run...” This clause makes sense and allows certainty for both sides. Where the buyer gets potentially damaged is when this clause is combined with clauses 2 or 3 that follow: 2 | “If at any time prior to the completion of the sale, the Vendor determines that it is unable for any reason whatsoever to arrange first mortgage financing for the subject property with a lender of its choice, this Agreement may, at the Vendor’s option, be declared null and void and the deposit money returned to the Purchaser without deduction or interest.” This is scary. First of all, you have a Vendor with no restrictions or obligation to be reasonable, and this Vendor will probably react only out of self-interest. Our poor buyer, if 40 YPNEXTHOME.CA
terminated, doesn’t even get interest on his deposit and this clause may be applied right up to closing. 3 | “It is agreed and understood that the term of the first mortgage may be varied at the option of the Vendor, by decreasing it by not more than 20% of the total term... In the event the vendor has not received a mortgage commitment... above described, Purchaser agrees to accept such mortgage upon such terms and at such interest rate as the Vendor is able to arrange, provided that the interest rate... shall not exceed the interest rate shown above by __%.” This clause gives the builder the unrestricted option to reduce the term, as an example from five to four years (lowering the cost of money), and increase interest over what you thought you were getting at the beginning. A fairly sneaky builder could get a commitment that builds in a percentage of your mortgage payments as a bonus to the builder. This clause could be used by an unscrupulous builder, to the extreme detriment of an innocent purchaser. 4 | Sometimes a mortgage schedule is buried in the back of the Agreement. I once reviewed one with a clause allowing the builder to terminate
if the buyer did not provide him an acceptance letter for financing from an institution within 10 days of acceptance of the offer. Hmmm, closing in two years but we need to give the letter now? Good luck! And the builder has the right to terminate any time up to closing. So, what should you do? a) Amend clauses like 2, 3, 4 if they appear in your offer, or don’t firm up. Request the option to seek your own financing, and get it in writing. b) When you see clauses like 2, 3 and 4, be suspicious – especially if they are buried in fine print, You should wonder whether you can trust a builder who does this. The moral of the story is to make sure that the offer is conditional for a few days on both financing and review by your lawyer. It is critical that you get the right advice, and remember that only a lawyer can provide legal advice – that is the law. When you select a lawyer, find one who cares about you and a long-term relationship. Jayson Schwarz LL.M. is a Toronto real estate lawyer and partner in the law firm Schwarz Law LLP. value to a home, but what happens when you move into a new, blank canvas and you have no idea where to begin? Enlist some of the same strategies that stagers and realtors use, to help make your space look its best from the start. I call it, “staging your home to stay.”
Cut the clutter before it begins Any home stager will tell you that clutter can visually suffocate a space, but the benefit of moving into a new home is that you have the opportunity to wrangle the clutter before it begins. As you unpack boxes, carefully assess each item to determine if you really love it, if

Keep colours neutral… not boring New builds often offer neutral paint palettes throughout, and although many buyers’ initial instinct is to personalize the space with colour, consider working with the original hues. Bright colours and jarring contrast can make a space feel choppy and chaotic, and ultimately cause a room to appear much smaller than it is. If you want to maximize the visual potential of any space, stick to a stager’s go-to palette of layered neutrals or work with a lowcontrast monochromatic colour scheme. This allows your eyes to move smoothly around a room, making it feel more open and airy. But neutral doesn’t mean boring! Patterned accent wallpaper and applied wall mouldings are a simple and affordable way to add visual texture and interest, and they instantly elevate the look of stark white or dull grey room. For a small investment of time and materials, even a keen DIYer can tackle applying wallpaper to an accent wall behind a bed or basic picture frame mouldings in a dining room to create a chic and well-appointed space.
As a DIY and design expert, Leigh-Ann Allaire Perrault has spent years crafting a unique philosophy for design that fuses ingenuity, whimsy, and quality workmanship – all on a “frugalista” budget. Leigh-Ann is a regular contributor on Cityline and a spokesperson for Rust-Oleum Canada. With a passion to educate and inspire, Leigh-Ann embraces every opportunity she gets to spark creativity and instill confidence in others who strive to do-it-yourself.
Work with what you have Seeing a model home staged with perfectly appointed furniture and accessories can give potential buyers great insight into how a space can be functionally designed, but when buyers move in and realize that their existing furnishings look less than show-home worthy, it can be potentially deflating. If you have a collection of mismatched furnishings, tap into a simple staging trick by unifying them all with a consistent paint colour. I always say, when in doubt, paint it white, and with the availability of DIY-friendly paint products such as Rust-Oleum’s Chalked Paint, you can now tackle a furniture refresh with limited prep work and one-coat coverage. The style of your furnishings may be different, but a fresh coat of paint in a hue of your choice will not only help to harmonize your décor, but also instantly transform your furnishings from bland to grand. 44 YPNEXTHOME.CA

YEARS AGO I HAD a girlfriend, Suzi,
who worked as an office manager. Boy, she was good at her job. She kept the receivables and payables balanced, she negotiated contracts like a master, and the bank manager at bay – all for her bosses, the owners of the business. But at night, this master of the corporate coffers would sit at her kitchen table weeping because she couldn’t decide which credit cards to make minimum payments on, or how she was going to get to the end of the month before she got to the end of the money. It’s not a unique story. You probably know someone who is responsible for an enormous departmental budget, but bounces cheques at home. Perhaps you have woken in the wee hours wondering when your line of credit would be revoked. Tired of those sleepless nights? Then it’s time to incorporate some new ideas. Welcome to “We Inc.” I can’t take the credit for the concept of We Inc. It’s my husband’s phrase. While he gets most of his bright ideas from me, this winner is all his.

$69,057 THE PROUD HOME of Toronto’s
vibrant LGBT community, ChurchWellesley Village is informally bound by Charles Street south to Gould, and from Yonge to Jarvis. This 24hour neighbourhood occupies the northern half of what the City of Toronto defines as the Church-Yonge Corridor. The lifestyle While its importance to Toronto nightlife, and in particular gay culture, can’t be overstated, local residents are more likely to rave about the area’s abundance of culinary options – from fine dining restaurants and popular pubs, to the many specialty shops that appeal to the DIY chef. An urbanite’s paradise, this is another big-city neighbourhood that many locals flaunt for its small-town feel. The vibe “The only thing gayer than you is your pet unicorn!” screeches a poster in a storefront window here, and to a degree that sums up the Church Wellesley experience. Friendly, funny 50 YPNEXTHOME.CA
and altogether fabulous, Toronto’s queer village is undoubtedly the most festive part of town. While Pride celebrations only officially happen once a year, rainbows are rampant – even the crosswalks here are adorned with them. Meet the neighbours While most households comprise of working adults over 25, the area also appeals to increasing numbers of families with young children. As longtime residents age, it’s also becoming home to a healthy population of very active seniors. It’s not uncommon to see shiny black-and-chrome mobility devices and motorbikes parked side-by-side along Church Street, as leather daddies become granddaddies. But the area is mainly populated by singles and couples who love the urban lifestyle. Dollars and sense By downtown standards ChurchWellesley Village is a relative bargain, but shops and businesses cater to a more upscale clientele in general.

Hot Spots Its proximity to Ryerson and the University of Toronto means that there are a range of reasonably priced accommodations scattered amongst the more upscale dwellings that typify the area. Drinking and dining options are friendly to pretty much every wallet, with $5 drafts and $28 cocktails on offer within the same block. Planes, trains and automobiles The removal of the Jarvis Street bike lanes has been a blow to this otherwise very bike-friendly community. Your best bet for getting around is on foot. Luckily there’s not much that isn’t within walking distance. TTC subway stops are College, Wellesley and Bloor-Yonge, but Church Street itself is devoid of even bus service, with riders relying instead on bus route 75 (Sherbourne) or the subway for north-south journeys.
Street Corner “I love the fact that this area is close to a lot of stuff. You can walk to the Eaton Centre, the Bloor/Yorkville area, etc. And I always feel safe walking around here, even late at night.” – Audrey, long-time area resident “I love the convenience, but more than that it’s the excitement, the liveliness of the streets, and the sense of community. This is a very friendly neighbourhood where everyone is welcome.” – Joe, project manager “It’s fun to live in a neighbourhood with other people from all walks of life. It’s a safe, friendly community that offers the entire city right at your doorstep. Close to subway lines and walking distance to all types of shopping and services.” – Mandi, leasing specialist
Buddies in Bad Times Founded by Toronto playwright, professor and activist Skye Gilbert, the lofty space features the theatre Main Space and Tallulah’s Cabaret, also a popular nightlife destination with djs spinning every weekend.
Out On The Street Out On The Street features an array of must-have clothing basics for young and well-dressed men and other deliciously kitschy items. Calling itself “Toronto’s True Gay Department Store,” this shop is located at Church and Monteith.
Hair of the Dog This neighbourhood tavern offers simple but well-prepared upscale pub grub in an intimate setting. It has seating on two levels, but during the summer months it’s the nicely shaded, ivyenclosed patio that is the biggest draw for locals.
Woody’s and Sailor Woody’s and Sailor remains at the heart of the scene – so much so that it was heavily featured on the show, Queer as Folk. It has five bars and the men’s beauty contests are a popular draw.
Cumbrae’s Locals swear by the dry-aged beef, smoked pork and prepared chickens. In a neighbourhood where people really know their food, Cumbrae’s remains a standout.
The 519 The 519 Community Centre (named for its Church Street address) has been a hub for the many diverse interest groups in the neighbourhood. Among its claims to fame, the 519 was the birthplace of comedy franchise Yuk Yuk’s! MARCH 4 - 18, 2017 | NEW CONDO GUIDE 51

Tax tips if you’re buying or selling a home IF YOU BOUGHT your home in 2016 or plan to buy a home, here are some tips from the Canada Revenue Agency that may help you:
Principal Residence Exemption Sold your principal residence in 2016? File a tax return and claim the principal residence exemption for capital gains. Starting with sales in the 2016 tax year, you are required to report basic information (date of acquisition, proceeds of disposition like a sale, and address) on your income tax and benefit return when you sell your home to claim the full principal residence exemption. You do not have to pay tax on any capital gain when you sell your home if it was your principal residence for all the years you owned it, and if you did not use any part of it to earn income. A property may qualify as your principal residence for any year that you or certain family members lived in it, if none of you designated another property as a principal residence for that year. Home Buyers’ Amount If you are a first-time homebuyer, you may be able to claim $5,000 for the purchase of a qualifying home in 2016. You qualify for the home buyers’ amount if you did not live in another home owned by you or your spouse or common-law partner that year or in any of the four preceding years. A qualifying home must be located in Canada and registered in your name and/or your spouse’s or common-law partner’s name, according to the applicable land registration system. It includes existing homes, such as singlefamily houses, semi-detached houses, townhouses, mobile homes, condominium units, apartments in 52 YPNEXTHOME.CA
duplexes, triplexes, fourplexes, or apartment buildings, as well as homes under construction. You do not have to be a first-time home buyer if: » you are eligible for the disability tax credit; or » you acquired the home for the benefit of a related person who is eligible for the disability tax credit. Home Buyers’ Plan You may also be eligible to participate in the Home Buyers’ Plan (HBP), a program which allows you to withdraw funds from your registered retirement savings plan to buy or build a qualifying home for yourself or for a related person with a disability. You can withdraw up to $25,000 in a calendar year, and you have up to 15 years to repay the amounts you withdraw. Your first repayment starts the second year after the year you withdrew the funds from your RRSPs for the HBP. To qualify for the HBP: » you must be a first-time homebuyer; and » you must have a written agreement to buy or build a qualifying home for yourself. You are considered a first-time homebuyer if, in the preceding fouryear period, you did not live in a home that you or your current spouse or common-law partner owned. You must intend to live in the qualifying home as your principal place of residence within one year after buying or building it. Home Buyers’ Plan for persons with disabilities You do not have to be a first-time homebuyer to participate in this plan if you are eligible for the disability tax credit or if you acquired the home for the benefit of a related person who is eligible for the disability tax credit. The purchase must be made to allow the person with the disability to live in a home that is more accessible or better suited to their needs. How to spot illegal home building BUYING A HOME is likely the largest
financial transaction you will ever make. That’s why, when buying a new home, it’s important to make sure it’s built by a reputable company that’s registered with Tarion, the administrator of Ontario’s new home warranty program. Most licensed builders in Ontario take pride in delivering quality homes and exceptional service to their homeowners. They will proudly display their status as a licensed builder because it means that they are a part of a regulated profession. They are required to follow strict customer service standards and are part of one of Canada’s most comprehensive new-home warranty programs. Tarion’s annual new-home owner surveys confirm that the majority of owners feel that their builders met their expectations. However, not all builders in Ontario are registered with Tarion, even though they are required by law to do so. Illegal builders present a clear risk to consumers: if they are operating without a license they are likely not enrolling their client’s new home with Tarion or advising homeowners of their rights and responsibilities under the new home warranty. This protection could be worth up to $300,000 to the homeowner. When Tarion is asked to investigate illegally built homes, they often find many components that haven’t been built to meet the requirements of the Ontario Building Code. Illegal builders may also be less likely to follow other laws and statutes like Ontario’s Workplace Safety and Insurance Act and the Occupational Health and Safety Act, which could expose new-home buyers to potential liability. Illegal building can be difficult to spot, but illegal builders can 54 YPNEXTHOME.CA

sometimes offer some clues about their status when you talk to them about purchasing a new home. If a builder claims that they have a special exemption from being licensed or that you don’t need a Tarion warranty because they offer their own, don’t be fooled. Being licensed and providing the full warranty, backed by Tarion, is the law. A second red flag is a builder telling you they can enroll the home in the warranty program, but it would cost you around $10,000. In fact, home enrollment fees for the warranty program range from $385 to $1,500, depending on the price of the new home. This cost is paid by the builder and is only recovered from you if you agree. To protect yourself from purchasing from an illegal builder, do some research before entering into any type of purchase agreement. Visit Tarion’s Ontario Builder Directory at tarion.com to see if your builder is licensed to build in the province or call Tarion at 1.877.9TARION. You can also call your local home builders’ association to ask if the builder you’re considering working with is a member in good standing. –News Canada

ENERGIZE your highrise INHABITING A SMALL SPACE shouldn’t
mean living light on character. To keep your home in the sky feeling like a home of your own, here are a few ways to inject a little edge.
Dining room » A single accent wall can be all you need (especially in a compact space) to dramatically change the look, even with wall coverings. » For big impact from just a little paint, coat your interior doors in a dark grey to add sophisticated interest. I like using Benjamin Moore’s #2121-10 Gray. » Carpet tiles can be laid in virtually any sized area, either wall-to-wall or as an area rug, and when an inevitable 56 YPNEXTHOME.CA
spill takes out a tile or two, they can be easily replaced without much financial re-investment. » Consider using an arcing floor lamp over a dining table for the hip retro-modern look, but they’re also very practical if you want the effect of a pendant lamp without the electrical work (or long-term commitment). » A custom integrated table makes a strong statement while saving space by meeting a wall. Pairing it with transparent chairs (a very trendy choice) lets the architectural shape stand out.
Kitchen » Remove the doors on a cupboard (try the underused cabinet over the
fridge if you have limited space) and create a miniature gallery for photos, books and sculptural art. You’ll need less storage anyway once you invest in some warm-hued copper cookware and display it proudly on an open shelf or hanging rack – mixing metals is a growing trend so now is the perfect time. » The knobs and pulls in your kitchen are an oft-overlooked detail that can be easily switched up to add a dash of personality. » Having your upper and lower cabinets painted two different colours lends variety and a high-end, European look – try painting the uppers a lighter shade to open the space, or the lowers a bold hue (such

as a raspberry red) to add flavour without overwhelming. » In an open-plan space with wallpaper, here’s how I keep the look consistent from kitchen to dining area: use a single wallpaper in both, and even as the backsplash. Just have a sheet of glass laid over the paper in the kitchen to create a durable surface.
Bathroom » Visitors will always be impressed by a beautiful bathroom, especially when they find something other than the everyday builder’s standard. Consider changing your sink to add a punch of colour or texture. » Painting the ceiling a bold colour in a small powder room adds drama
without bringing in the already tight walls. In fact, in a high-ceiling condo, this can actually make the space feel more proportionate. I recently used Benjamin Moore’s #2054-20 Beau Green for a project and it turned out beautifully. » Replacing a plain mirror with one sporting an intricate frame or modern etched detail adds visual interest in the place you’re already looking the most often. You can even layer a smaller mirror over a large one to get the best of both, such as the dramatic black baroque Ikea “Ung Drill” mirror. » If you have the room, a small piece of unexpected furniture can make your bathroom feel less utilitarian and more like a private spa – a garden stool gives a place to perch a book
» Replacing the legs or feet on your furniture, or simply remove the existing pieces and painting them a bright shade, adds a custom detail in an unexpected place. » Freestanding lamps aren’t the only easy option for improved lighting – plug-in sconces install quickly and typically come with covers that mask the wires trailing down (no need to open the drywall). For a modern industrial vibe consider leaving the wire exposed and painting it red or another high-contrast colour. » Gallery style art collections are very trendy right now, with people embracing the variety and easy elegance of a mismatched collection. Gather your framed pieces, replace any of the frames that stick out too much with minimal black, white or wood options (or paint them out) and hang them one by one from the centre of the wall outward (starting at eye level) until none are left or the composition feels complete. » Combine your book shelf and side table by simply stacking the biggest books right on the floor. Pile them to about 18 in. next to your favourite reading chair, and top it with a transparent tea-tray for a modern, space saving look 100 per cent unique to you.

concerned about how to manage unexpected expenses, and 43 per cent worry that they won’t have enough money to live the life they want. Life gets in the way According to previous CIBC polls, paying down debt has been the top financial priority for Canadians for seven straight years, indicating few people are making headway on their goals. “We all aim to have a sufficient nest egg for retirement and money to handle the unexpected, but everyday life has a tendency of getting in the way,” says Widmeyer. “By setting out a clear path to your goals, a financial plan can help you stay on track. It also gives you the confidence to manage surprises, so that setbacks don’t put your retirement dreams and other goals at risk.”
The poll finds that having a financial plan in place makes Canadians feel more confident in their ability to manage unexpected changes in their finances. Additionally, those who have a financial advisor (61 per cent) also feel better able to manage setbacks. The poll surveyed Canadians with household incomes above $100,000. A financial plan and a budget are not the same. The poll findings show that even among those who do have a financial plan, more than a third (36 per cent) appear to be confused about how it differs from a budget, pointing to a limited understanding of the full value and purpose of a financial plan. “While budgeting and financial planning go hand-in-hand, a budget alone is insufficient in crafting the life you want in the future,” says Widmeyer. She adds that confusing a
budget with a financial plan may leave Canadians ill-prepared. Widmeyer describes a financial plan as a clear, written report detailing an individual’s personal goals, financial needs and priorities in areas such as income and expenses, taxes, mortgage planning, education needs, retirement, estate planning and insurance. A financial plan also incorporates assumptions like inflation, the time to a goal and expected rates of return, which many may miss on their own, she adds. “There are many things to consider depending on your life stage, income and lifestyle expectations,” says Widmeyer. “Is it better to pay down debt or save? Are you saving enough? Could you possibly retire earlier than you thought? These are some of the questions a financial plan can help you answer and where the real value of a plan lies.”
In your 20s and 30s
In your 40s and 50s
In your 60s and beyond
When you’re starting out, it’s important to manage debt effectively and keep an eye on savings. Taking advantage of the Home Buyers’ Plan can help you build a down payment for your first home, while saving through a TFSA could save your RRSP contribution room for years when you’re likely to earn a higher income.
For the sandwich generation, it’s all about balance. Competing priorities pull you in different directions, making it tough to stay on track. Look for ways to maximize savings through Registered Education Savings Plans, and balance your portfolio to fit the right time horizon, risk tolerance and accurately forecast future cash flow.
For those nearing retirement, understand your new income needs and plan for unexpected health costs to set a course for the future. Know the right time and amount to withdraw from Registered Retirement Income Funds to reduce tax liabilities and continue saving for later years, while discussing your estate to help protect your wealth and minimize taxes.

Advice | GET ORGANIZED
The seasonal switch-up: Make way for spring! By Hellen Buttigieg
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AT FIRST, YOU WERE AFRAID to put away the winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But spring is slowly sliding into place, and now you’re finding spring jackets and raincoats layered on hangers atop winter jackets. The hall closet is bursting at the seams, trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch-up. Make room for your spring and summer, and don’t give Jack Frost another thought! » Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-ofseason items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now
increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. » Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of your home looks like.
» Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean cotton bed sheet, or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.
