Exploring new neighbourhoods A wannabe adventurer at heart, I relish exploring new neighbourhoods on a bicycle. It’s been my main mode of transportation since I was a little kid. I’ve been lucky over four solid decades to discover the good, the bad and the unexpected side of a neighbourhood thanks to my twowheeled friend. With bike sharing services such as Bixi and VeloGo, it’s easier than ever to discover a neighbourhood by bike in metropolitan areas across the country. Faster than walking, easier than transit — when you really want to
understand what a neighbourhood is all about, nothing beats a simple ride around the area. For those who want to explore some of Canada’s top neighbourhoods even more, surf your way to ypnexthome.ca to check out our team’s top featured neighbourhoods. With over 2,700 different neighbourhoods to discover, along with thousands of condominiums, rental properties and homes for sale, your adventure begins right here. Let us know what you think. You walk into the electronics shop, ask about the newest smartphone. They tell you all about it, show you an artist’s concept drawing and expect you to buy it on the spot. You don’t buy a pair of shoes or even new pots and pans this way. So when it comes to buying a preconstruction home, it makes sense that a lot of people have difficulty buying from floorplans or figuring out how finishes will look. Model suites and sales office vignettes are great ways to help prospective buyers actualize the finished product. If the builder has
done similar projects you may be able to reference those too. Buying preconstruction can save you a lot of money and provides a great opportunity, so don’t shy away because the floorplans are daunting. Ask all the questions you want and seek out the professional advice you need instead of missing out on a great opportunity. Enjoy this issue of Condo Guide and check out our advice, info and listings on ypnexthome.ca and on the YP NextHome App and get ready to make your move.

Advice | BILD REPORT
Housing affordability an issue for consumers and industry By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE AFFORDABILITY OF housing in the Greater Toronto Area is an important issue. It is one that most GTA residents watch with interest, and it is one that has them worrying about what the future will hold for them and for their children. According to a poll that we conducted with Ipsos, 70 per cent of GTA residents are concerned about their ability to buy their next home. The poll of 1,500 GTA residents was taken in late August. More than one third of the people, some 39 per cent, said they were very concerned, while 31 per cent said they were somewhat concerned about the affordability of their next home. We also asked people if they were concerned about their children’s ability to buy a home in the future. Of those who have either adult children or children under 17, more than three-quarters, some 78 per cent, said they are concerned that their kids will face challenges with affordability when it is time for them to purchase a home. Almost half, 46 per cent, said they are very concerned about their children’s ability to purchase a home. Affordability is also a major issue for the industry and one that we are passionate about. We are in the newhome building and selling business, and we need people to be able to afford to buy our products. As an industry, we continue to innovate and provide consumers with new housing choices that are
affordable. Ground-related developers have been building and will continue to build many different types of townhomes as well as semis and detached homes. Developers building condominiums in the GTA will keep finding creative ways to maximize living space and reduce the suite size to make them more affordable for new-home buyers. But innovation alone will not address the challenge of affordability. Our housing market in the GTA is dynamic and it is complicated. Like all markets it is subject to the economic laws of supply and demand, but to complicate matters it is also impacted greatly by governments at all levels. Things such as land use, housing and fiscal policies, government taxes/fees/ charges, outdated zoning bylaws and approval processes, and lack of land that is serviced with infrastructure and ready for development are key factors in the challenge of affordability. Government fees and taxes amount to an average of one-fifth the cost of a new home in the GTA. A large part of those fees are development
charges. Since 2004, development changes in the GTA have increased between 143 and 357 per cent. Another issue that adds to the cost of building housing is outdated municipal bylaws. Many GTA municipalities are operating under outdated bylaws which can result in project timeline delays and unnecessary expenses for new-home buyers. Increased pushback or NIMBYism from neighbourhoods and residents who don’t understand intensification policies can lead to disputes and delays that often lead to increased costs for new homebuyers as well. To tackle the issue of housing affordability all those involved need to be engaged in finding creative solutions.
Bryan Tuckey is President and CEO of the Building Industry and Land Development Association (BILD) and is a land-use planner who has worked for municipal, regional and provincial governments. He can be found on Twitter (twitter.com/bildgta), Facebook (facebook.com/bildgta) and BILD’s official online blog (bildblogs.ca).

LEAP YEAR 2016 Canada’s historical home price growth By Wayne Karl
SINCE 2016 IS a leap year, and Feb. 29 approaches, we thought it would be interesting to examine Canadian home price growth using four-year intervals. We’ve gone all the way back to 1984, and the home price growth is, well… You won’t believe it. If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story defines its meaning. It also underlines the value of real estate over the long term. We show you where — market by major Canadian market — and by how much.
WHAT DRIVES REAL ESTATE? Strong historical home price growth might be expected, given that real estate is a proven performer over the long term. But looking at the growth in these four-year windows shows some pretty staggering appreciation. It’s important, however, to take inflation and other factors into account. Housing market activity can fluctuate greatly over short time frames, Bob Dugan, chief economist, Canada Mortgage and Housing Corp. (CMHC), told YPNextHome. Over the course of a given four-year period, for example, housing market activity will reflect temporary factors such as swings in supply and demand that accompany normal economic ups-and-downs, as well as other macroeconomic factors. CANADA Canada: Average prices, all home types (% growth) 1984 $76,351

“While it is true that nominal house price growth was very strong in the four-year window of 1984 to 1988, this coincided with a period of strong overall inflation. Similarly, if we calculate house price growth over the entire period of 1984 to the present using nominal measures, it would be surprising not to see spectacular results for growth, since we are not accounting for the impact of overall inflation over that span of time.” It’s also important to note that mortgage rates have declined significantly since 1984, which, combined with income growth, has increased the borrowing capacity of homebuyers. “As a result, homebuyers could increasingly afford more expensive homes, which in turn contributed to the rise in average prices.”

Sticking with the unadjusted numbers, looking at Greater Vancouver, there was huge growth – 53 per cent – from 1988 to 1992. What happened in this market over that period to contribute to such growth? Hello Expo 86, the world exposition that showcased the city and the province. “Demand to live in the region picked up in the late 1980s and early 1990s,” thanks to this international event, says Richard K. Sam, principal market analyst for Vancouver at CMHC. “An expanding economy and employment opportunities attracted people to Vancouver and fueled populationbased demand for housing. Migration to the area was high, especially interprovincial migration.” BC recorded a net gain of 125,880 people from other provinces between 1986 and 1991, Sam says. Along with job growth, wages and salaries grew at a faster pace, particular from 1988 to 1990. “With these fundamental drivers in place, the demand for housing increased. Vacancy rates in the rental market were below one per cent from 1988 to 1990, and existing home sales reached relatively high levels. Home prices increased as demand exceeded supply.” So how to explain the 59-per-cent growth in Greater Vancouver from 2004 to 2008, well after Expo 86? “After a period of flat home sales and prices between 1996 and 2000, demand for housing started to pick up during the latter half of 2001,” Sam says. “This coincided with improving economic fundamentals (growth in employment, population and incomes), but also with relatively low interest rates.” Along with low mortgage rates, international and interprovincial migration into the region increased, with the city recording a net population gain of 144,348 from 2004 to 2008. One of the main drivers of economic and job growth was the infrastructure needed to support the 2010 Olympic Games, which led to labour shortages in the construction field. “Resales reached their highest level at 42,222 in 2005, while rental vacancy rates, which had climbed to two per cent in 2003, moved back down below one per cent from 2006 to 2008.” …continued on page 16

“Alberta’s economy generated many jobs in this period, with a peak annual growth rate of five per cent in 2006. In Calgary and Edmonton, the unemployment rates were below four per cent for large periods and temporary foreign workers began to help fill the labour shortage.” As result of strong economic and demographic growth, housing demand increased, lifting housing prices. GREATER TORONTO While Vancouver achieved huge gains from 1988 to 1992, and the rest of Canada saw decent growth, the GTA was the only market in Canada to decline, by four per cent, (and again by three per cent from 1992 to 1996). Price growth was strongest in Halifax between 1998 and 2008, according to Guillaume Neault, CMHC regional economist, Atlantic, coinciding with a period of residential growth in the resale and new-home markets. Newfoundland & Labrador: Average prices, all home types (% growth)

“All indicators pointed to a bubble in the Toronto housing market during the late 1980s and early 1990s,” says Dana Senagama, principal market analyst for GTA. “The market overheated, which led to an acceleration in house price growth. House prices then became overvalued, and overbuilding was observed before a significant decline in house prices was noted.”
$65,995
Toronto’s housing market faced significant macroeconomic headwinds, from a recession in 1990-91. Mortgage rates were increasing at the same time. “These headwinds resulted in significant job losses, and the subsequent years saw very slow job growth,” says Senagama. “Leading up to the recession, Toronto’s real estate market had gone through a fairly exuberant period that resulted in rapid price growth and home construction. Between 1986 and 1989, home prices were growing at 20 to 30 per cent per year, on average. This encouraged builders to increase supply based on speculation that the previously strong demand would still be there.” But by 1990, Toronto’s new-home market had a large overhang of unsold inventory. The weak recovery in Toronto’s job market and higher mortgage rates led to a lack of buyers, and the market was unable to absorb inventory fast enough to maintain price levels.

“Between 2008 and today, price growth stabilized,” he says. “(Last year) was the third consecutive year where sales volume and new home starts were 20 per cent less than the 10-year historical average. Construction activity, however, has not subsided. Apartment construction, typically offered in rental tenure, has grown exponentially since 2008. Most of the units cater to households wishing to downsize.”

Housing starts in Ontario and Toronto humming along WHILE PARTS OF CANADA deal with
challenging local economies and real estate markets, housing starts — an important indicator of economic health — continue to hum along in Ontario. Housing starts in the Ontario region were trending at 75,325 units in January, up from 73,786 units in December, according to data from Canada Mortgage and Housing Corp. (CMHC). “The Ontario residential construction trend continued to move higher,” says Ted Tsiakopoulos, CMHC’s Ontario regional economist. “All housing types posted increased in the latest month.” The Ontario starts trend ran above levels supported by household formation rates through the second half of 2015. This points to a moderation in activity from recent levels.
“Low inventory in the resale market and increased new home sales over the past couple of years led to stronger starts of both lowrise and highrise units.” “Modest job growth, lower levels of in-migration in recent years and a declining backlog of condominium sales awaiting construction should result in lower levels of starts as we move through 2016,” says Tsiakopoulos. In Toronto, Canada’s largest market, housing starts also trended higher in January — 45,114 units, compared to 44,834 in December 2015. “Last year’s momentum continued throughout January,” says Dana Senagama, CMHC principal market analyst for the GTA. “Low inventory in the resale market and increased new home sales over the past couple of
years led to stronger starts of both lowrise and highrise units.” The standalone monthly seasonally adjusted annual rate of housing starts was 25,329 units in January, up from 24,732 units in December. The increase was the result of greater apartment starts, CMHC says. Construction of 725 new condo apartment units within the city of Toronto meant it recorded the highest number of starts within the GTA. Brampton recorded the next highest, comprising mostly singledetached and townhouse units. This was followed by Milton, where condo apartment construction was robust.

Advice | INVESTOR INSIGHTS
Why pre-construction condos are a great buy By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE ARE MANY DIFFERENT ways
you can invest and make money in real estate. Most types of real estate investing are very hands-on and require a lot of time and effort. Investing in pre-construction condos on the other hand, can be highly lucrative with minimal effort. Here are four reasons why I believe that preconstruction condo investing is the best way to invest and make money in real estate. 1. Leverage The number one reason why so many real estate investors look to the pre-construction condo market is the ability to leverage their money over time. With just 15 to 20 per cent of your own money, you can buy 100 per cent of an appreciating asset, and you get to hold that asset for three to four years without making any payments on it. Over the last decade in Toronto, thousands of investors have seen incredible returns by simply buying, waiting, then selling on completion. 2. Access to triple-A locations Condo investing allows ordinary investors to get a piece of real estate in otherwise unattainable locations. Owning real estate on Yonge Street, King Street or on the waterfront is made possible for average investors only through the power of condo investing. And with many developers offering flexible deposit structures, you can own in these prime locations
for a fraction of what it would cost to buy a commercial property, a house, or a small apartment complex in the same locations. 3. Low maintenance New condos are perfect for the busy professional or self-employed business person because you can own multiple units with little to no monthto-month property management. Many of my clients tell me that they are so busy with their full-time jobs or their businesses, they don’t have time to start a part-time business as a landlord. Compared to buying a house or a commercial property, new condos offer the lowest maintenance with the highest rentability which means there’s nothing to fix or maintain and your unit will rent out very quickly, saving you time for what really matters in your life.
4. Rental demand Since the end of the highrise apartment construction boom of the 1960s, there have been almost no purpose-built rental buildings in the City of Toronto. Yet our city keeps growing by tens of thousands every year. The need for new rental units is now filled almost entirely by new condominiums and tenants always want to live in the latest and greatest buildings. Buying pre-construction guarantees that you will own the newest apartment on the block when the building is complete and condo investors know that renting out a unit in a brand new building has been a very lucrative experience. Lifestyle Main Street Unionville is home to the majority of the area’s hotspots. A combination of scenery, activities and people makes Unionville a pleasant place to live. There is a thriving cultural scene with the Flato Markham Theatre, the Varley Art Gallery and McKay Art Centre. Unionville High School, specializing in the arts, was attended by actors Hayden Christensen and Emmanuelle Chriqui.
Meet the neighbours With Markham being one of Canada’s most multicultural cities, Unionville is also home to people with varying ethno-cultural backgrounds. The neighbourhood is packed with married couples and families who are drawn to the low crime rate and the area’s facilities, including community centres, golf courses, schools and libraries.

The good, the bad & the rest There are multiple grocery stores in the area and Markville Mall is the main shopping centre. The majority of the nightlife takes place on Main Street, where there are a number of restaurants and pubs. The area’s diversity is reflected in the variety of restaurants, making it a hotspot for foodies. The Markham Centre is well into its development and will provide residents with a unique downtown area with both residential and commercial spaces. Real estate There is an immense amount of development in the area, causing some concern regarding its gentrification and whether the town will be able to sustain its historic edge. Due to the constant building in and around the neighbourhood and the growing population, the streets are also becoming congested.

THE MAGIC
CARPET GUIDE
By Yanic Simard Photography by Brandon Barré
AREA RUGS HAVE BEEN adding bold colour and
exotic pattern to floors of all forms since at least the 5th century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their lookalikes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, coziness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your highrise home, here’s my “magic carpet” guide. …continued on page 32

Man versus machine » Hand-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs better simulate handmade versions and tend to last longer than tufted rugs. » Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used.
Material matters Wool typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. Sisal gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high traffic areas. I’m particularly a fan of it for a dining room. Nylon is a very practical and costeffective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high traffic areas). Polyester is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oil-based stains. Olefin is another synthetic option which is highly resistant to chemical
I see rugs in all forms coming back in style to bring the warmth, coziness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! stains (although not to oil). It is often used outdoors (especially around pools) as it resists sun and moisture. Leather and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug. TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture.
Your brand new pad » Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. » A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support! …continued on page 34

Selecting your area rug The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. » If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. » Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: four by six ft., five by seven ft., six by nine ft., eight by
10 ft., nine by 12 ft., 12 by 14 ft.
Carpet tiles » If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area
solution of virtually any shape and size, which you can then replace any time you like. » I recommend buying a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.

Outlook for Toronto condos in 2016 is looking up! By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN EARLY FEBRUARY, I had the pleasure of being a panelist alongside Phil Soper at a 2016 housing market outlook event in Oakville put on by FFM Capital Inc. and the Troy McLean Team. Phil is the CEO of Royal LePage and Brookfield Residential Services, and was recently ranked the most influential person in Canadian real estate. We talked everything real estate, from the worry of a housing bubble to foreign investors to the current situation in Calgary. Hopefully there will be a highlight video posted on the Fortress Real Developments website very soon. One of the first topics we discussed was affordability, and I pointed to many families jumping the Greenbelt and seeking out new single-family homes in places like Bradford, East Gwillimbury, and Barrie to the north, Burlington to the west, and Clarington to the east. I also discussed the most common alternative — living in condominiums, as single-detached housing in Toronto is now a luxury item. Mr. Soper discussed foreign buyers, declaring that it is absurd to think the foreign buyers are driving up housing prices in Toronto to any major degree — it is a lack of quality listings. He also believes that the low Canadian dollar, strong immigration, and inadequate supply will all lead to higher house prices in the Greater Toronto Area in 2016. He mentioned that Royal LePage is forecasting resale price growth of 5.5 per cent this year for
the GTA. Before the event ended, I was quick to point out that my 2015 forecast was much closer to the actual result at year-end than the Toronto forecast by Royal LePage, and that I believe housing prices will accelerate much faster in 2016 than anyone else. The Fortress forecast, which will be included in the upcoming Spring 2016 Market Manuscript, is for overall price growth of 9.1 per cent for the GTA resale market. I expect lowrise housing to potentially grow at a rate as high as 12 per cent, but condos to be more subdued, at around 3-4 per cent year-over-year price inflation. The Toronto condo market will again be in a ‘Goldilocks’ market, meaning it won’t be too hot or too cold. This is the ideal market condition: price growth topping overall inflation, but not too strong to hurt affordability, not too rapid as to cause a bubble, or too strong to attract short-term speculators and flippers, but strong enough for
prospective homeowners to feel comfortable buying, and developers to pursue new projects. Real estate economist Will Dunning is calling for 18,500 new condo sales in 2016, and he had the best forecast for 2015. Given the momentous demand in the market, this big number might actually represent an undersupply of highrise units when they ultimately come to occupancy several years from now. My advice will always be to do your research, go to many sales offices as possible, and surround yourself with a good realtor, a mortgage broker, and hopefully a peer that has bought a condo before. Happy condo hunting! Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. Advice | LEGALLY SPEAKING
Closing costs 101 By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU CLOSE on your new home,
there are three groups who will come a-knockin’ looking for payment — the builder, the government and the lawyer. Your lawyer generally collects all of the necessary money from you and your mortgage company, doles it out to the builder and government, and keeps his cut. The builder will get paid the purchase price of the property from your mortgage company, less the deposit — which you’ve already paid. You may even get a credit for certain items called “adjustments” which will be reflected on a document called the Statement of Adjustments. HST payable, the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges are but a few examples. Review this document carefully and ensure you understand all the charges that you are required to pay. This is the final figure owed to the builder. The Ontario and City of Toronto governments also want their share, in the form of land transfer taxes and sales tax. There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Speaking of the lawyer’s account... First of all, you have to
“Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process.” pay the legal fee, whatever the amount you agreed to. You did have a pre-agreed fee, didn’t you? Then come disbursements, those monies expended by your lawyer on your behalf necessary to close the transaction, like registration charges, title insurance, couriers and searches. Be careful — it is here that someone may try to take advantage of you by charging high fax, mail and photocopy fees. Have your lawyer
justify all expenditures that don’t make sense. Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process. Advice | CONDO PRO
The occupancy fee: not a mortgage payment, not rent. So, what is it? By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ONE OF THE MOST misunderstood expenses of condo ownership is the interim occupancy fee. When your lowrise home closes and you move in, you officially own it. With a condominium, depending on when in the sales/construction process you purchase, you will most likely enjoy occupancy long before you receive the title to your suite. Unless you move in after the condo is registered, you do not own your suite outright. You enter into what is referred to as “interim occupancy.” This is the gap between the occupancy date given to you once rooftopping has occurred, and when the condominium is registered and you receive title. Until that time, the suite is still owned by the vendor. In Ontario, a “condominium” is not formed until it is completed and passes the approval processes that enable it to be registered with the land registry office. In highrise condos, the lower floors are finished long before the upper levels, but the approvals process begins once the first suite is occupied. It typically takes up to six months, although sometimes it can be quicker. During this time, you will pay an occupancy fee to the developer. This fee encompasses three elements. First, it is determined by the interest portion of the balance owing on the purchase price (usually payable on the registration date) based on a one-year mortgage rate
With a condominium, depending on when in the sales/construction process you purchase, you will most likely enjoy occupancy long before you receive the title to your suite. of the Bank of Canada. Second, it includes the estimated maintenance fees for the suite, and third, its portion of the estimated real estate taxes. There are also other fees such as the enrollment of your suite with Tarion Warranty Corp. You may think of this as rent, but it’s not, and it’s also not money that can be applied toward your mortgage. Once the title is transferred, you take
out your mortgage and the builder/ developer receives the money. The benefit to the suite owners is that you get to move in more quickly and don’t have to wait until registration. The Big Short? Not in Canada By Elisa Krovblit
ARE YOU WORRIED that the Canadian market is in for its own ‘Big Short?’ With five Oscar nominations, ‘The Big Short’ was one of the blockbusters of 2015. Not your typical hit, it was more of interest to market watchers and financial types. It was an intense movie, doing its best to explain why banks needed bailouts and homeowners found themselves in foreclosure with the U.S. market crash in 2008. If you’re worried that we’re next for a ‘Big Short’ in Canada, you can relax. The circumstances are different and we’re not at a risk for a Canadian ‘Big Short.’ The difference is in our banking practices. Of course, the hysterics may point to the slumping dollar, the potential of rising interest rates, the new rules on mortgages and the non-stop talk of a bubble as signs that we’re headed for financial crisis, but I doubt we’ll see any broad financial disaster. There’s no bubble. Inflated prices? That’s market value — supply and demand at work. New mortgage rules are a safeguard.
Let me explain. ‘The Big Short’ was predicated on greed, irresponsibility and opportunity. Real estate markets were hot and banks were making massive amounts of money on mortgages. Bonuses were given based on the number of mortgages approved, so there was huge motivation for mortgage approval. The banks were stacking these mortgages together to back bonds. Between obscene bonuses, great business on the books and happy new homeowners, it seemed like a winwin-win all around. Except a huge number of those mortgages were given to people who should never have been approved. Bonds that were backed by what should have been solid AAA mortgages were actually being backed by mortgages that were likely to default. And that’s precisely what happened.
MORE TRENDING ONLINE ypnexthome.ca/news
Mortgages defaulted and, as the market plummeted, homes became worth much less than their mortgage value. Short sales were common for banks to try to recoup whatever they could, but they lost a lot of money on these mortgages that couldn’t be recouped. To make it worse, in 2005, one multimillionaire surgeon-turned-hedge fund manager dug deep into this data and discovered the disparity, predicting the crash. He realized that these mortgages weren’t strong and that the foundation of the money market was much, much weaker than anyone realized or wanted to admit. So he did what any renegade hedge fund manager would do — he saw an opportunity to make a lot of money and he bet against the banks. The banks took his bet — what they perceived to be a high-stakes-no-risk bet – because this scenario seemed incredulous, completely impossible to them. In fact, two other fringe investor groups found out what he was doing and opted to do it too. And we know what happened next — the “impossible” happened. Have you ever tried to get a mortgage in Canada? You need to qualify. You need to provide tax assessments, pay slips, T4s — you need to prove your income and verify in triplicate that you’ll be able to pay the mortgage. With good income and great credit, you’re not a huge credit risk. With big banks bound by minimum downpayments and very specific approval criteria, mortgages in Canada are stable. As an additional safeguard to the
health of the Canadian mortgage industry, the government introduced new legislation in February of 2016, raising the minimum downpayment on mortgages. The ratio of borrowing to value is lower this way, enabling the banks to sell properties for what is owed on them to recoup loss in the case of mortgage default and foreclosure. Even if the market were to downturn, the borrow-to-value ratio would compensate the banks appropriately. While we may experience market volatility — and we have in the past — our market is stable. As for ‘The Big Short?’ Grab some popcorn, it’s a really interesting movie, but I just don’t think Canada will ever be starring in it.

Advice | MORTGAGE ADVICE
The 5 biggest mortgage mistakes to avoid By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process that you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of
between 60 to 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around for a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis, but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make
monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found that if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to anywhere from 1.5 to four per cent of the property’s purchase price. Alyssa Richard is the founder and CEO of RateHub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Neighbourhood on the rise Minto’s Get Invested Package is an attractive perk for a project that already boasts world-class design in a neighbourhood rich in cultural amenities. From the revitalized Queen’s Quay, a gateway to the city’s waterfront, to the reimagined Fort York, a destination for music and foodie festivals, there has never been a better moment to own in the King West neighborhood. Strategically situated close to the city’s Financial District and King West’s entertainment district, Minto Westside appeals to urbanites with busy work and play schedules. For families or purchasers planning families, the planned Block 31 is set to be Toronto’s largest urban school, community and daycare facility. A network of streetcars running directly by the residences’ front door makes travelling a breeze and a quick walk to Billy Bishop airport means your next vacation is only five minutes away. “With such phenomenal design, and an unparalleled neighbourhood experience, you won’t find a downtown residence come along like this again,” says Wilson Watkins. Starting from the low $200s, Minto Westside comes in at a price point seldom seen in the downtown market. The scheduled occupancy for the highrise condominium is slated for 2019.

Home price growth due for cold shower: Royal LePage By Wayne Karl
MOST MARKETS IN CANADA will
experience continued home price growth this year, following a strong 2015, but a cold shower awaits — particularly for the ultra hot Toronto and Vancouver. According to the Royal LePage House Price Survey and Market Survey Forecast, the national real estate market is expected to slow later this year, principally due to the effects
of a dampened economy in western Canada and eroding affordability in Toronto and Vancouver. According to the Royal LePage National House Price Composite, compiled from property value data in 53 markets, the price of a home in Canada increased 6.5 per cent year-over-year to $500,688 in the fourth quarter of 2015. The price of a two-storey home rose 7.7 per cent
year-over-year to $610,134, and the price of a bungalow increased 5.4 per cent to $420,082. The price of a condominium increased 3.1 per cent to $341,448. Looking ahead to 2016, Royal LePage forecasts that the aggregate price of a home in Canada will increase 4.1 per cent for the full year, compared to 2015. …continued on page 64

…continued from page 62
“Consumers, reluctant to sell their homes at what they perceived to be a discount to their true value, simply withdrew from the market, resulting in steady house prices and a drop in unit sales volume.” Single-digit price growth “The frenetic pace of our country’s largest housing markets should moderate throughout the year ahead,” says Phil Soper, president and chief executive officer, Royal LePage. “While most of the country will continue to see house value appreciation in 2016, we expect that the pace of price increases in Greater Vancouver and the Greater Toronto Area — where real estate appreciation has significantly outpaced job and wage growth — will settle to a more sustainable, single-digit price increase trajectory. “Through the recent period of depressed oil prices, property prices in Canada’s energycentric regions, particularly Alberta and Newfoundland and Labrador, were more resilient than most onlookers had expected,” Soper adds. “Consumers, reluctant to sell their homes at what they perceived to be a discount to their true value, simply withdrew from the market, resulting in steady house prices and a drop in unit sales volume.” Royal LePage expects Canadian home price growth to be more heavily influenced by macroeconomic factors than by housingspecific variables such as tighter regulation in the mortgage industry. The Bank of Canada is expected to keep its overnight rate steady through the all-important spring market, extending the prolonged period of exceptionally low borrowing rates. The realty firm expects the new mortgage rules taking effect Feb. 15, which will raise the minimum down payment required for the portion of mortgage insurance over $500,000 to 10 per cent, to have a marginal effect on the overall market. The change will produce an added benefit akin to a slight tap on the brake for our two most costly cities — Toronto and Vancouver, Soper says. “Previous attempts to cool overheated markets by the federal government have been addressed with what I’ve called a ‘blunt instrument of uniform nation impact,’” he told New Condo Guide. “This measure will be most effective in the two most expensive cities in
MORE TRENDING ONLINE ypnexthome.ca/news
Canada, which happen to be the cities that could use a cold shower.” On a nationwide basis, Royal LePage expects the number of transactions that this will affect to be minimal — significantly less than the initial industry reaction would lead consumers to believe.
First-timer challenges Vancouver and Toronto are expected to lead in price growth this year, which is great for those who already own a home, but presents a challenge for would-be homebuyers, particularly first-timers. “Although both Toronto and Vancouver have experienced home price appreciation that has been much higher than the rate of inflation in recent years, Toronto remains a relatively more affordable city,” Soper says. For example, the latest Royal LePage House Price Composite shows the rate of property inflation was 50 per cent higher in Vancouver, at 12.4 per cent year-over-year, than in Toronto, at 8.6 per cent. “Both cities offer affordability solutions for first-time homebuyers, and as always that means farther or smaller. Vancouver introduced the concept of the ‘micro-condo’ to Canada; homes as small as 300 sq. ft. in size. And even in the Lower Mainland, these tiny condos can be acquired for $100,000. That trend is spreading to Toronto, meaning a young homebuyer could buy very small in the core. “In both Vancouver and Toronto, the willingness to accept a considerably longer commute from the suburbs means more bang for the buck. That has not changed in recent years, but the drop in the cost of fuel has brought some relief to those with long drives to and from work.”

11th annual Icefest returns to Bloor-Yorkville with “Expressions of Love” theme in support of the Heart & Stroke Foundation CROWDS GATHERED TO celebrate
winter with Bloor-Yorkville at the 11th annual Icefest on Saturday, Feb. 20 and Sunday, Feb. 21. Inspired by Heart Month and the Valentine’s Day season, this year’s ‘Expressions of Love’ theme transformed the neighbourhood into a magical showcase with 20,000 lbs. of crystal clear ice sculpted into expressions of amour. Open to the public each day between noon and 5 p.m., the Village of Yorkville Park and Cumberland Street were the hub of Icefest attractions. Patrons were dazzled by ice creations which included an iconic LOVE sculpture, a giant tribute to world peace, an abstract couple embracing, a winterthemed heart, and a depiction of the ultimate love story — Romeo and Juliet. Briar de Lange, executive director of the Bloor-Yorkville BIA, described the event as a fun opportunity to enjoy the winter season with family and friends. “Over the past decade, Icefest has raised $65,200 for the Heart and Stroke Foundation, and we are proud to continue supporting this important cause during Heart Month,” de Lange said. With the help of participating partners and sponsors, BloorYorkville raised funds for the Heart and Stroke Foundation in recognition of February being Heart Month. For a small donation, children were delighted by ‘ice kiddie cubes’ that had surprise toys inside, and all visitors indulged at the taffy station with proceeds going back to Icefest’s charitable partner. Competition started at noon. Visitors were invited to the Village of Yorkville Park to see the action as blocks of ice were transformed into original ice sculptures, crafted on site by 12 of the most talented ice carvers in Ontario. Two ice carving demonstrations also took place Sunday, Feb. 21. Icefest was presented by the Bloor-Yorkville BIA with support from Gold sponsors Hudson’s Bay and Silver sponsors Manulife Centre, Holt Renfrew Centre, TD and The Colonnade. THE ARTIST PROJECT kicked
off its opening party on Feb. 18 at the Better Living Centre in Toronto, and the early access preview effectively showcased the weekend’s exhibiting artists. Art fairs are a great way to get started on an art collection, but if you’re unsure how to display the works, we’ve got you covered. YP NextHome caught up with Claire Taylor, show director of the Artist Project, to find out how condo dwellers can effectively display art in their homes. Taylor, a condo resident herself, acknowledges that houses tend to have more wall space, but in a condo, “You want to make the most with the wall space you have.”
YP NextHome: How do you go about buying art for a condo with nine-ft. ceilings? Claire Taylor: There are ways around it. I love when collectors have a larger piece because of its impact and the drama it adds to the space. There are also ways to have displays of art with smaller pieces; you hang them in salon style and have an exhibition for them. Taylor suggests displaying larger pieces in the living room as they add visual interest to the space. If you see the living room as a space of entertainment, hanging something intriguing, a sort of conversation piece, is ideal, “Large paintings and large photography, especially if your condo has big windows and a lot of light, are very vibrant that way.” YP NextHome: How do you work with the close wall proximity in condos?
Claire Taylor: You can have a lot of work on display and that creates a dynamic play between the works; or you can go with a more subtle, contemporary approach, and have less work on display but they have more room to breathe. She also says you can work around the tight wall space by changing around the work, “People think you can’t switch work from the bedroom to the living room, but I don’t think that’s the case — I think you can.” The way you view something in your bedroom might be very different from the way you view it in the living room and Taylor believes this can change your interaction with the artwork and offer a fresh take on the work itself. “There’s the issue of having to do the nailing,” Taylor laughs, “but it’s worth it.” YP NextHome: What if you have a piece or two that you love that

“If you really want all your works in one room to tie together, you can frame them in a similar way.” conflict with other pieces in the same room? How do you hang multiple artworks in a small space like a studio or bachelor? Claire Taylor: There are a few ways to do it — the first one is to just go with it. If you love it and you love to look at it, just go with it, it’s about your interaction with the artwork, and maybe that becomes the story. She adds that, if you really want all your works in one room to tie together, you can frame them in a similar way. Or she suggests changing pieces with the seasons, displaying them one at a time.
ROOM BY ROOM TIPS IN THE
living room
Display a larger piece, something that gives some drama and visual interest to the space. If you have a really traditional space, choose something modern.

Taylor also suggests glass sculpture for the living room, placed on a coffee table. If that doesn’t work in your home, you can hang sculpture on a little platform on the wall, set up a stand, place it on a mantle, or purchase sculptures intended to be installed on the wall. Tapping your RRSP before retirement? Do it prudently: CIBC BEWARE OF THE DOS and don’ts around Registered Retirement Savings Plans (RRSPs) if you’re planning to make a contribution or an early withdrawal, says Jamie Golombek, managing director, tax and estate planning, CIBC Wealth Advisory Services. “It’s tempting to tap your RRSPs for an emergency, but RRSPs should generally be viewed as long-term savings tools,” says Golombek. “Borrowing money from your RRSP can make sense if you use the funds prudently to fund longer term goals that deliver their own return, such as buying a home, which hopefully increases your net worth, or investing in your education, which may help boost your earnings potential.” A Tax-Free Savings Account (TFSA), which allows you to recontribute any amounts withdrawn in a future year, may be a better option if you need more flexibility with your finances, he says.
MORE TRENDING ONLINE ypnexthome.ca/news
Resist using your RRSP as an emergency fund
Using an RRSP to help buy your first home Under the Home Buyers’ Plan (HBP), you can withdraw up to $25,000 from your RRSP to purchase a new home. Your spouse or partner may also be able to withdraw $25,000, for a combined total of $50,000. To take advantage of the HBP, you need to be a first-time homebuyer, which is generally defined as someone who hasn’t owned a home in the past five years. “This is a smart option for first-time homebuyers who are just pulling together their funds,” says Golombek. “It can help you meet your down payment requirements and save you a lot of money on a mortgage loan insurance you might otherwise need.” Amounts withdrawn under the HBP, however, must be repaid over a maximum of 15 years or the amount not repaid in a year is added to your income and becomes taxable.
Using an RRSP to go back to school Through the Lifelong Learning Plan (LLP), you can borrow $10,000 a year, up to a total of $20,000, from your RRSP to finance your education. To take advantage of this plan, you must be enrolled or must have received an offer to enroll on a full-time basis in a qualifying Canadian or foreign educational institution. The funds can then be used for any purpose with no proof of expenses required, and must be repaid over a 10-year period. The LLP cannot be used to fund your child’s education. With both the HBP and LLP, there are no penalties for paying back the funds earlier than required. “If you repay early, you can benefit from the tax-free compounding of investment returns inside your RRSP as soon as possible,” says Golombek.
While an RRSP can help fund longterm financial goals, it should generally not be viewed as a go-to emergency fund, he says. RRSP withdrawals are taxable at your marginal tax rate and are subject to immediate withholding taxes when withdrawn. “If you dip into your RRSP for extra cash, you will not only be taxed, but you will lose the ability to recontribute those funds to your RRSP without generating additional room,” says Golombek. If you think you may have to draw on your long-term savings before retirement, a TFSA may be the better option because it offers more flexibility. A financial advisor or tax expert can help you determine the best option for your retirement savings. This year’s deadline to make a RRSP contribution is Feb. 29. “Regardless of whether you opt for an RRSP or a TFSA, the important thing is to save so you can meet your life goals today and in retirement,” says Golombek.

Adi Development Group freezes out diabetes for the Frances Rose Foundation HAMILTON FAMILIES laced up
their skates for Adi Development Group’s first annual Freeze Out Diabetes Skate-a-thon in support of the Frances Rose Foundation and diabetes research. Adi opened FirstOntario Centre’s doors for some fun time on the ice, making the fundraising event even more entertaining with great music, food, and giveaways. Hockey Hall of Famer Marcel Dionne made a special guest appearance and greeted friends and fans around the arena. “At Adi, we prioritize our families and our health,” says Tariq Adi, CEO of Adi Development Group. “The Skatea-thon encourages us to be active in support of a great cause and our community — our extended family.” The 100-plus attendees collectively raised over $3,500 for the Frances Rose Foundation. Frances Rose herself was in attendance with her family and was overjoyed by the generosity of the participants. Every participant received a gift bag filled with great surprises, including free admission to the Warplane Museum, Hamilton Tiger-Cats goodies, toques, and so much more. Skaters were also eligible to win prizes and giveaways throughout the event, like a Fitbit, a round of golf at the King Forest Golf Club, Maple Leafs and Raptors tickets. “It was wonderful to see everyone come together to support diabetes research,” says Saud Adi, COO of Adi Development Group. “From the generous donations to the corporate sponsors, each contribution made this event so much fun and special for everyone on the ice.”

Adi generously contributes time and donations to numerous community initiatives, including Ronald McDonald House Charities Hamilton, Halton Women’s Place, Habitat for Humanity and more. In 2015, the Canadian Diabetes Association recognized Adi with an award for outstanding service to the community, demonstrating exceptional leadership and long-term dedication. “As people and as developers, we want to have a positive impact on the community,” says Tariq Adi. “We’re not just building homes. We aim to elevate the whole neighbourhood, the whole city. And it’s through initiatives like the Skate-a-thon that we’re able to contribute to the growth of a better community.”
