AT THE TIME OF WRITING, there’s a think blanket of snow on the ground, but don’t be fooled – spring is right around the corner and you can already feel the buzz in the air. Home hunters are coming out of hibernation, and new home and condo builders across the GTA are ready for the rush. With so many great builders vying for your attention, how do you know which one is right for you? Much of the information you seek is right at your fingertips, with the Internet at your disposal. What builders are out there? How long have they been in business? How many new communities have they completed? What are they building, where, and for what price? Be clear as to what you’re looking for in a new home, and determine which builders can deliver. Urban or suburban? Home or condo? Some builders specialize in small spaces, others in eco-friendly features, and others still are all about the luxury. Make sure you’re comparing apples to apples. Once you’ve narrowed down your list, see the builders in person. Visit their sales centres and model suites, speak with their representatives, and tour their communities – both completed and in progress, to see the team in action. You can also ask someone who has been there, done that, for an honest opinion. Knock on some doors of a completed community by the builder you’re considering, and ask residents about their experience. What was their overall impression? How was the after-sales service? Did the builder meet the time-line for closing? Were there any problems with the home, and if so, how were they rectified? Would they buy from the same builder again, or recommend them to a family member? Why or why not? A home is likely the biggest investment you’ll make in your lifetime. Make sure you’re making the right decision.

Advice | BILD REPORT
It’s time to address the GTA’s lack of housing supply By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IT’S TIME FOR GOVERNMENTS to acknowledge that we have a severe shortage of housing supply in the GTA, and take action to address it. There are not enough new homes coming to the market to meet the demands of our growing population, and that is causing new, resale and rental housing prices to rise. In the last decade, the GTA’s population has grown considerably but housing supply has dropped. There are less than half the number of homes available for sale today than there were 10 years ago. Last month there were 13,670 new homes in builder inventories, whereas in December 2006 there were 30,400. The biggest decline was in lowrise homes with the number of detached, semi-detached homes and townhomes falling from 17,529 in 2006 to 1,878 at the end of 2016. The industry is building and selling far fewer lowrise homes than a decade ago in compliance with provincial intensification policy, but demand for such homes has remained strong and prices have soared. Prices for new lowrise homes in the GTA have more than doubled in 10 years with the average hitting $995,116 in December 2016. On average new single-family detached homes cost $1.3 million last month, which is $811,394 more than in December 2006. The GTA’s new condo market had a record year in 2016 with 29,186 12 YPNEXTHOME.CA
units – the most ever – sold. At the same time the supply of new condos available to buyers fell to its lowest level in 10 years. So, why doesn’t the home building and land development industry just build more homes to meet demand? Unfortunately, we are hindered by a number of barriers including a lack of approved developable land that is serviced with critical infrastructure, outdated zoning, excessive red tape and NIMBYism. Much of the land designated for development in the GTA does not have critical infrastructure like water, wastewater and hydro in place, so the land can’t currently be built on. In some cases, that infrastructure won’t be in place for at least another decade. Excessive red tape and increasing delays in planning approvals are also adding to project time-lines and impacting supply. It can take up to a decade or more to get a typical new lowrise development to get approved, and highrise projects can take up to seven years. Outdated zoning bylaws in many GTA municipalities create additional delays to the approval
process. All new development applications must conform to area zoning bylaws to get approved but lots of municipalities have badly outdated bylaws that don’t conform to provincial intensification policies. Addressing our housing supply problem should be made a priority by governments at all levels. It’s time to streamline the planning approval process and remove red tape, approve all outstanding environmental assessments that relate to critical infrastructure, predesignate and pre-zone land and ensure that all zoning bylaws are updated across the region. This is not a time for small plans. It’s time to work together and address our housing supply crisis so that today’s new-home buyers and future generations have somewhere to live.

STATISTICS CANADA HAS RELEASED
the first installment of data gathered in the 2016 Census, with this initial snapshot offering insight on Canada’s population and dwelling counts. What have we learned? Canada is growing. Back in 1871, when the first census was recorded, there were 3.5 million people living in Canada. By the time Canada reached its 100th birthday, its population had grown to 20 million. In 2016, we surpassed 35 million people – up five per cent from the last count in 2011, and 10 times greater than the first tally postConfederation. This is the fastest rate of population growth among the G7 countries, according to Statistics Canada. Reflective of Canada’s rising population, there are now more big cities. In 2016, there were 35 census metropolitan areas (with a population of at least 100,000, of which 50,000 or more live in the core), versus 33 in 2011. The newest members of the “big city” club are Lethbridge, Alta. and Belleville, Ont. Even Canada’s small towns are getting bigger, with eight new Census Agglomerations (CAs) counted in 2016 versus 2011, with a core population of 10,000 people or more. Canada’s three largest CMAs – Vancouver, Toronto and Montreal – were home to more than one-third of the entire population, housing 35.5 per cent, or a combined 12.5 million people.
If you live in one of these cities, or you aspire to, then you already know that these housing markets can be competitive, pricey and, at times, unpredictable in the short term. You also likely know that housing in these markets has historically been a profitable venture in the long term. Think about it: what other investment vehicle allows you to purchase something and use it daily, while it continues to appreciate in value? It’s no wonder that real estate is a hot commodity. If you’re embarking on this ambitious endeavour, here are some tips for keeping your cool in a hot housing market: 1. Set your budget and perhaps more importantly, stick to it! Multiple offers may be rolling in on your dream home, but don’t let yourself become a bidding war casualty. A home is only worth so much. It’s up to you to decide what that magic number is. 2. Work with the pros. Your real estate agent, financial advisor/lender and lawyer are your holy trinity – all key resources in the homebuying process. Their job, aside from collecting their fee, is to help you keep your emotions
in check and make a purchasing decision based on facts and figures, not emotions. 3. Know when to quit. Just because a competing bid comes in $300,000 over asking (as is commonly the case in Toronto and Vancouver!), that doesn’t mean the home is actually worth that much – and it definitely doesn’t mean you’ll get that return on resale, if that’s what you’re banking on. Make a smart bid that reflects what the home is actually worth. Compare the property you’re considering buying to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS), allowing you details on sales volumes, average price and days on market, both by housing type and neighbourhood, allowing you to make a fair offer that you can live with.

cover story
Plaza Midtown to launch in Toronto’s must-live neighbourhood IT’S NO WONDER THAT YONGE AND EGLINTON has become one of the most
desirable places to live in Toronto. It’s at the centre of a public transit hub and a dynamic business environment, and has a wealth of shopping, dining and entertainment choices. 20 YPNEXTHOME.CA
While the legions of 20-somethings who worked and played in the neighbourhood inspired the area’s ‘Young and Eligible’ nickname, Yonge and Eglinton is truly a neighbourhood for everyone, from singles to families to Baby Boomers. The community is rich in amenities like schools, parks, trails and sports facilities, and has programs and activities for all ages. In March, Plaza will launch a new condominium between Holly
Street and Dunfield Avenue, Plaza Midtown, in a prime location in the heart of this vibrant community. The project continues Plaza’s winning tradition of building in Toronto’s most sought-after, transit-oriented neighbourhoods. With a Walk Score of 98, Midtown has easy access to the subway and the new Crosstown LRT line, and just steps away are shops, eateries, services and parks. Sunnybrook Hospital is also nearby. Locations on subway lines plus excellent service have proven to be a winning formula for Plaza, Toronto’s leading residential condominium construction and development company. “We find for most of our condo buyers, the subway is their top priority,” says Scott McLellan, senior vice-president at Plaza. They also enjoy living in highly walkable neighbourhoods that offer great shopping, dining and entertainment. Identified by the province as one of five Urban Growth Centres in Toronto, Yonge and Eglinton’s exciting transformation continues, attracting not only condo development, but new businesses including popular retailers like Lululemon, Sephora, Indigo and Winners, and hot new restaurants. Plaza Midtown offers buyers the opportunity to be near all the action of Yonge and Eglinton, as well as close
to peaceful, tree-lined residential streets with older homes where young parents push baby strollers and dog owners walk their pets. The project will include two towers – a 34-storey tower on Dunfield and a second 27-storey building on Holly Street that will include eight townhomes. The towers will be connected by an underground passageway, and there will be two sets of five-star amenities including spectacular lobbies, decks with barbecues, party and dining rooms, an outdoor pool and state-of-the-art fitness facility. Suites include one-bedroomplus-den layouts, from 600 to 730 sq. ft. and priced from $415,000; two-bedroom plans, including many corner or wide-shallow units from $490,000; and three-bedroom units from 825 to 900 sq. ft. and starting at $580,000. Plaza’s generous two-bedroom suites were an instant hit with buyers at some of its other projects. With lowrise homes beyond the affordability realm of many buyers, the suites offer a practical alternative and room to grow. As well as the superbly designed buildings and suites in the best locations in the city, Plaza buyers appreciate the company’s commitment to customer service. Plaza was a finalist in the highrise

category of Tarion’s prestigious 2016 Homeowners’ Choice Awards, which recognize home builders who provide consistently high quality of construction, design and customer service. “We have more customer care people assigned to a project than many other builders,” says McLellan. “Our team works closely with buyers to make sure they have a satisfying experience. Record year for new condo sales in 2016 Drop in supply pushing up prices in the core CONDOMINIUMS HAVE hit a new high in the Greater Toronto Area – literally. A total of 27,217 new condo units changed hands in 2016, representing a 34-per-cent increase over 2015, and marking a new record high, according to the latest market report from Urbanation. Remarkably, sales totals topped the previous record set in 2011 on much fewer new pre-construction launches (18,466 in 2016 versus 28,204 in 2011). Activity ended the year strong with 7,422 sales in the fourth quarter, up 18 per cent year-over-year. High demand coupled with a six-per-cent drop in new launches last year pushed unsold inventory in development down by 47 per cent to a 10-year low of 9,932 units, which equals just 4.4 months of supply. To put that in perspective, a balanced market for new condos is approximately 10 months of supply. New condo sales increased the most in suburban 905 regions in 2016, up 82 per cent to a high of 8,703 units. This represents a record share (32 per cent) of GTA activity. Sales were also up 57 per cent in the outer-416 areas of Etobicoke, Scarborough and North York (7,397 units) on higher new launch activity last year. The former City of Toronto saw minimal gains of three per cent, at 11,116 units, as launches dropped by 40 per cent. The supplyand-demand imbalance was most pronounced in old Toronto, where unsold inventory fell 57 per cent to 3,503 units, or 3.8 months of supply. The overall average index price for sold units in active development across the GTA continued to grow at a moderate annual pace of three per cent in the fourth quarter of 2016 (to $598 per sq. ft.), attributed to the shift 22 YPNEXTHOME.CA

in activity in lower-priced suburban markets. Within the former City of Toronto, average selling price for projects launched in 2016 reached $746 per sq. ft., a 14-per-cent increase over 2015. At the end of 2016, remaining inventory in new projects in old Toronto was offered at $795 per sq. ft. The drop in inventory will limit the market’s ability to top 2016’s record activity. Urbanation is forecasting 23,000 new condo apartment sales in 2017, with the expectation that developers will respond to present market conditions by launching a greater number of new projects this year. “The new condo market is experiencing broad-based demand that will carry forward in 2017,” says Shaun Hildebrand, Urbanation’s senior vice-president. “Buyers priced out of the lowrise segment, a surge
in rental demand, and increased attention from investors are placing heavy downward pressure on condo inventories, which will support strong price growth this year.” A record volume of 25,187 resale condos were sold in the GTA in 2016, up 22 per cent annually and representing a high of 26 per cent of all GTA resales last year. Total listings in the quarter were down 14 per cent year-over-year. This divergence caused the sales-tolistings ratio to hit a record 80 per cent in the fourth quarter (up from 55 per cent year-over-year), which led prices to grow at annual rate of 16 per cent. At an average unit size of 861 sq. ft., the average resale price reached $458,000, or $532 per sq. ft. For the first time, condo apartments represented the majority (59 per cent) of all resale activity in the GTA below the $500,000 price point.

Advice | CONDO PRO
Cut through your clutter By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IF YOU’VE PURCHASED a new condo, or if you’re planning to, It’s time to start the de-cluttering process. You know, the boxes of items you never use but have avoided getting rid of because you might need them someday, or because they hold sentimental value, or you only purchased because they were on sale. The good news is that buying a new condominium usually means you have quite a bit of time to organize and sort your stuff before you move in. First, you need to measure up and figure out which furniture items you own and wish to keep that will actually fit into your new space. Get the floor plan and dimensions from your builder, and when you go for your Pre-Delivery Inspection, you can measure again to be sure. Then begin the purging process. Even for condo buyers who are keen to de-clutter and simplify their belongings, however, the task may seem overwhelming. One approach is the garage/yard sale – one of the oldest forms of recycling. Put the money you make toward closing costs or buying new items that fit with your convenient condo lifestyle. You may sell a large dining room set, for example, and purchase one of the modern coffee tables with a swing-up top that can serve as a dining table. There are several other ways to de-clutter, of course. People often give away possessions to their family and friends, which is another way to recycle. Heirlooms and cherished items can be welcome additions in the homes of those who mean a lot 24 YPNEXTHOME.CA
to you. Whether they are antiques, appliances, toys or household accessories, wouldn’t it be lovely to know that someone you love will be using and appreciating these items? Your cast-offs can also be donated to charity shops, which is also a great way to pass things along. And of course, there is the trash can for items that are beyond salvage – and who doesn’t have a few of those hanging around? I also know of many people who have hired a home organizer. Contrary to what you may think, an organizer will not try to force you to throw out items you really want to keep. In reality, these professionals have an eye for organization – for sorting piles and closets of things into categories, then guiding you through a process that helps you gradually weed out items. This is a wonderful time to designate heirlooms to go to family members without feeling rushed. The beds and dressers that you will not need in your new condo could solve a problem for an acquaintance with growing children.
Remember the Internet? You can actually get rid of unwanted stuff there – for free! There are a number of sites that specialize in recycling “gently used” items. Simply post your free ad, and the deal is that the first person who responds who is willing to come and pick up the item gets it free. And there are other sites where you can sell things online. And remember that a neat, tidy, uncluttered house will sell more quickly than one that is packed full. One of the first things home stagers do is suggest de-cluttering. Is the Toronto condo market too hot? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ALTUS DATA SOLUTIONS released their 2016 year-end figures in January and new condominium apartment sales in the Greater Toronto Area (GTA) surpassed 29,000 last year, a 30-percent increase over 2015, and a new record high. According to the Toronto Real Estate Board (TREB), just under 30,000 resale condos were traded in the GTA in 2016, an increase of 18 per cent year-over-year. Average new condominium prices jumped 11.9 per cent annually in the GTA, but they might be going a lot higher in 2017. The resale market is often a leading indicator for future trends in the new market and things are getting nutty in the existing highrise condo market. In January, the MLS Home Price Index for condominium apartments in the GTA overall increased 18.7 per cent annually, but was up 20.6 per cent in Peel Region, 21 per cent in York Region and a whopping 25.9 per cent in Durham Region. When prices rise to this extent, people start to worry. Is the market too hot? Are there too many speculators? Will there be a correction? When an asset bubble forms, it is typically the result of people buying solely because they think house prices will increase, not because they can justify the price they are paying is based on market fundamentals. Interestingly, a survey of GTA renters by the Altus Group found that 37 per cent of respondents under the age of 45 felt buying a 32 YPNEXTHOME.CA
home is not a good investment or it was not the right time to buy. About 19 per cent of renters and 13 per cent of current homeowners in Toronto are looking to buy a house in 2017 according to a separate poll question by Altus. Neither of these figures scream over-exuberant buyers. If it is not locals driving up the market, perhaps foreign dollars are the culprit. The Toronto Real Estate Board conducted a survey of realtors and found that about five per cent of purchases are made by foreign buyers, or approximately 5,650 transactions in 2016. Based on realtors' knowledge of their clients' expected use of the property, about 2,300 of the 5,650 foreign buyers will use the home as their primary residence, 1,500 will rent the property, 850 purchased it for a relative to live in, and about 170 plan to keep it vacant. It is difficult to ascertain how much more these foreign buyers are paying for property above what a domestic buyer would pay. Perhaps they offered the same
price with better conditions, one per cent more, five per cent more, 20 per cent more? Although it is not ideal to have 170 houses sitting vacant in the GTA in the midst of a housing crisis, but that represents less than one per cent of the 113,000 overall resale transactions last year. The number of new listings of condominium apartments in the GTA declined 25 per cent year-over-year in January. Low supply and high demand results in rapid price growth. Time will tell whether the Toronto housing market is too hot and why it got so hot. To protect yourself, it is always advisable to buy a unit you can see yourself living in for five years or longer, and make sure you stay within your budget. and Eglinton is a vibrant community with a little bit of everything, like a financial centre, nightlife, businesses, entertainment, parks, dining – plus lots of upscale shopping. It’s also a great neighbourhood for strolling, as well as a perfect place to live if you are reliant on public transit. From parks and sports to socializing and group activities, there really is something for everyone – at any time of day. The vibe The vibe of this neighbourhood is a busy pace in the hub – right at Yonge and Eglinton – but the side streets are quiet and tranquil, with large, old trees and well-kept homes boasting manicured lawns. It’s a cool part of town, definitely attracting active and outdoorsy residents.
Meet the neighbours Sometimes referred to as “Yonge and Eligible,” the neighbourhood definitely has an element of young single professionals out to enjoy their community. There’s a wide range of pubs, lounges and shopping to meet that demand. There are also a lot of older, active adults on the move, with upscale and posh residences in the area. Affluence is definitely notable in this ‘hood. In the area The area has a large shopping centre and business complex at Yonge and Eglinton. served by public transit for those who don’t have a car. Mount Pleasant and Avenue Road are also great access routes to the city when Yonge Street is too busy.
Hot Spots
The good and the bad If you’re going to live here, be prepared for lots of traffic, bustle and noise – both of the car kind and pedestrian. It’s been rated very highly as a walking-friendly area. Dollars and sense While there are still some deals and budget dining, the area is known for its upscale shopping and five-star restos. Likewise, the homes here – for purchase and for rent – are on the upper end of the price spectrum.
Real Estate Market The real estate market in Yonge ‘n’ Eg is healthy if not hitting its limit. A number of new condos have been completed with an upscale feel. There are also several older buildings that have been updated and condo-ized, and a lot of storefront walk-ups, though many of those are still used for commercial purposes to take advantage of the busy Yonge Street strip.
Yonge Eglinton Centre It has a “neighbourhood-contained-in-abuilding” feel. There are a few brands, food outlets and all the essentials – the bank, grocery, pharmacy, LCBO – all under one roof, with a movie theatre and a massive bookstore.
Copacabana
Street Corner “My husband grew up in this neighbourhood. We lived further east – more Leaside for a while, but he really wanted to come back. It’s easy enough to get around and everything is in walking distance from our home.” – Richard, stay-at-home dad “I grew up in the area and just love it here. I don’t plan on moving to any other part of the city. For what? I’ve worked in a few spots, they’re busy and I really enjoy the customers.” – Rachel, server “I moved here a few years ago from Oakville. I didn’t want to be right downtown because it seemed too hectic and congested, but I wanted to be in a neighbourhood with lifestyle that would be an easy commute.” – Ben, lawyer
A Brazilian steakhouse, it’s more than just a destination for a meal. The dining room comes alive as caballero-waiters circulate with different meats grilled on a spit, serving endless hunks of meat and seafood.
Rose and Crown A good ole Irish pub, the Rose and Crown is also a sports bar and music venue where the pints flow and the darts fly. It’s been the neighbourhood local for more than 35 years.
Sporting Life This athletic department store is located on Yonge Street. Running, biking, snow sports, personal training, yoga and gear for any other activity can be found in stylish and durable trends.
The Cupcake Shoppe The sweetest of treats, cupcakes aren’t just for little kids anymore. With decadent flavours and artistic aesthetics, these bakers were one of the first to bring the hip and high-end cupcake to Toronto.
Uncle Betty’s Diner Proving the neighbourhood really does have a soft spot for young families, this diner is kidfriendly without disregarding the adult palette. Good portions and a light atmosphere, this diner/ ice cream shoppe is a hit. 34 YPNEXTHOME.CA

Housing starts numbers up in January due to boost in condo construction
HOUSING STARTS in the Toronto Census Metropolitan Area (CMA) trended at 39,465 units in January compared to 37,285 in December, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The total housing starts trend rebounded in January due to higher apartment starts,” says Dana Senagama, CMHC’s principal market analyst for the GTA. “High demand and limited supply in the resale market continue to lead homebuyers to opt for new homes.” CMHC uses the trend measure as a complement to the monthly 36 YPNEXTHOME.CA

SAAR of housing starts to account for considerable swings in monthly estimates and obtain a complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The standalone monthly SAAR was 52,941 units in January, up from 34,477 units in December. The
increase was largely the result of greater apartment starts. The City of Toronto recorded the highest number of starts among municipalities this month, as construction began on a large number of new apartment units. Not far behind was Mississauga, which also saw a healthy number of apartment starts. This was followed by Brampton and East Gwillimbury, where construction started on a number of ground oriented units.

Imperial Village Community THIS IS THE LAST CHANCE for buyers looking to score a great location and loads of amenities, at Camrost Felcorp’s shining Blue Diamond Condominiums. When a luxury master-planned community moves into Deer Park— one of Toronto’s most sought-after neighbourhoods—buyers take notice. Camrost Felcorp’s Imperial Village has been transforming Avenue and St. Clair West with its meticulously designed offering of condominiums, townhomes and first-class amenities, and Blue Diamond—the developer’s latest phase in the community—is giving condo buyers one final opportunity to move in at preconstruction pricing. 38 YPNEXTHOME.CA
For a limited time only, buyers will also receive some very special incentives. A free storage locker and two years of maintenance fees means this is the perfect time to buy. Depending on the suite chosen, this represents a savings of up to $15,000. A flexible deposit structure is also available. Ask for details. “Deer Park is such a well established, amenity-rich neighbourhood, so the enthusiasm we’ve seen comes as no surprise,” says Camrost Felcorp President and CEO David Feldman. “People want to work, play and live their lives within one great location of the city, and this desirable lifestyle is seamless at Imperial Village.” With more than 40 years of industry
experience, developer Camrost Felcorp has a reputation for creating iconic residences with striking architecture and timeless elegance, to which Blue Diamond is certainly a testament. The 26-storey tower mingles the old with the new by weaving a Toronto heritage site into its modern glass and metal design. Blue Diamond sits on the site of the former Deer Park United Church built in 1913. Architect Don Schmitt of Diamond Schmitt Architects designed the condominium tower to rise from behind the church site—now an open-air public courtyard enclosed by the original exterior walls of the church. Advice | MONEY MATTERS
RRSPs: They’re not just for retirement anymore By Gail Vaz-Oxlade
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE WAS A TIME when the only
thing a Registered Retirement Savings Plan (RRSP) was used for was saving for retirement. But this is no longer the case. The government lets you use your RRSP as a savings plan for a down payment on a home. It lets you use your RRSP to finance your on-going education. And those who wish to raise a family or go on sabbatical have long employed the RRSP as an income-averaging tool. It’s even used as an emergency fund by those who have suddenly found themselves unemployed. It’s fair to say that the RRSP has become Canadians’ favourite savings account. The problem with RRSPs being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touchthe-money retirement plan to a you-can-use-it-whenever-you-canjustify-it savings account is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that often takes place within an RRSP. The first question you have to ask yourself when you’re trying to choose investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency 40 YPNEXTHOME.CA
fund, then keep that portion of the RRSP assets fairly liquid so you can get at the money if an emergency arises. If you’re going to tap into your RRSP within the next year or three to buy a home, that money isn’t destined for long-term investment. You’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a moreconservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you’ll have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. That’s because the rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar years of a contribution to any spousal RRSP, that money could be taxable at the hands
of the original contributor. And that, of course, would completely defeat the income-averaging strategy the couple had set out to use. Make spousal contributions by the end of the calendar year as opposed to in the first 60 days of the new year, since spousal contributions are measured on a calendar-year basis. If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars are for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. But to be balanced, take a look at what you want your savings to do for you long-term, as well as short- and medium-term. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning. Purchaser Profile | EMERALD CITY
Emerald City purchaser recognizes value when she sees it FROM FIRST-TIME BUYERS TO SEASONED home purchasers, savvy people are turning to Emerald City as their lifestyle choice and financial investment. The master-planned community at Sheppard Avenue East and Don Mills Road in North York is close to the Don Mills subway station, moments to Hwy. 401 and Hwy. 404/DVP, and across from Fairview Mall. With more than 175 stores and services, restaurants and cinemas, it is a popular and convenient shopping destination. On the heels of the highly successful The Park Club Condominiums, Emerald City is gearing up to launch The Peak, its newest and most anticipated phase in the community. The Peak will be a sleek, 33-storey tower sitting on top of an approximately five-storey podium. The Peak is planned to offer outstanding amenities for recreational and entertainment pursuits, including a party room and private dining, an indoor pool and a sauna. Suite configurations include one-bedroom, one-bedroom-plusden/flex, two-bedroom, and two-bedroom-plus-den/ flex units ranging from 475 to 928 sq. ft. The Peak will also 42 YPNEXTHOME.CA
feature four three-bedroom, two-storey townhomes from 962 to 1,635 sq. ft. Danielle Mercier is a purchaser at The Park Club at Emerald City, which is already under construction, with occupancies slated for early 2019. A good selection of units still remains, with prices currently starting from the high $200’s. Danielle presently lives in a nearby condo in North York, but was so impressed with how Emerald City has been shaping up that she jumped at the chance to buy in this community. “When Emerald City first came to the market, I knew it would be ideal for me, as I work near there. However, at that time, I had just purchased a condo downtown to live in,” she
“I’m extremely confident about the Emerald City development. This is good investment and it will be a great place to live. I can’t wait to move in!” explains. “Driving by every day, I saw the community being developed and I loved it. When The Park Club came along, I decided to buy a unit.” Danielle, who works for a pharmaceutical company, says she loves the community plan. “That’s what really attracted me. The area is growing and the new Parkway Forest Community Centre is already constructed and in use.” The Community Centre is the largest in North York, and is home to a gym, green roof, rooftop garden, running track, arts-and-crafts room, commercial teaching kitchen, youth lounge, meeting rooms and YMCArun day care. The Community Centre also has an aquatic centre comprised of an outdoor pool and pavilion.
Danielle purchased the 599-sq.-ft. one-bedroom-plus-den suite with two bathrooms. “I love the flexibility of the plan, but I’m also really excited about the great building amenities.” Among them are The Park Club’s grand roundabout entry and elegant lobby housing 24-hour concierge service. She looks forward to using The Park Club’s spa with its plunge pools, steam room, infrared sauna, heated stone benches, showers, individual change rooms and an outdoor Zen terrace. Danielle’s enthusiasm is contagious. Friends and colleagues respect the investment acumen she has shown with her condo purchases in the past, and after receiving information from her on The Park Club, two co-workers have purchased suites as
well. “I’m extremely confident about the Emerald City development. This is good investment and it will be a great place to live. I can’t wait to move in!” Danielle says. Emerald City is being developed by an Elad Canada subsidiary. In recent years, the company has shifted its focus from income-producing properties to development sites, specializing in mid- and highrise condominium development and master-planned communities in Toronto and Montréal. Advice | HOMEBUYERS’ HELP
10 mistakes homebuyers make and how to avoid them
By Marnie Bennett
MORE ADVICE ONLINE ypnexthome.ca/news/advice
BUYING A NEW HOME is one of the most significant decisions of your life. Be properly educated and make all the right moves to ensure your home is both a comfortable place to live and a great investment for the future. Here is a list of the 10 most common mistakes to avoid:
1 | Failing to use a trusted adviser. A home is the greatest asset of your life, so you need to ensure you have done the proper homework. It is critical that you work with a professional such as a trusted real estate representative and lawyer. Make sure your real estate professional is dedicated to the job full time, and that they know exactly what you’re looking for in your top neighbourhood – not their’s. Work with someone who gets you the best price and a hassle-free experience. 2 | Wasting time by looking at homes you can’t afford. Most buyers don’t know what they can afford. It is critical that you know both your credit rating and how much of a mortgage you qualify for before you begin shopping for a home. Get a full mortgage pre-approval from your bank or broker, which is a commitment from the lender that states the purchase price and your interest rate – guaranteed for a specific amount of time, usually 90 to 120 days. When buying a brand new home or condo, you will need a capped rate up to 18 months to accommodate 44 YPNEXTHOME.CA
Be properly educated and make all the right moves to ensure your home is both a comfortable place to live and a great investment for the future the construction period. With this approval in hand, you can then concentrate on looking at a home you know you qualify financially for. 3 | Buying the wrong home. The first thing prospective buyers should do is make a list of priorities and outline the “must-haves” and your “wish list.” Determine the desired housing style, number of bedrooms,
bathrooms, neighbourhood, parking and proximity to work or public transportation. There are so many choices, so be clear and concise, and stick to your budget. 4 | Trying to save money by not hiring a professional home inspector. A home inspection can help …continued on page 46

distinguish a home that is a money pit from one that is a gem. Even buyers of brand new homes can benefit from a home inspection. 5 | Not revisiting your target neighbourhood a few times. It is critical that you view the home at different times of the day and at night. You want to ensure you made the right decision on your neighbourhood of choice – and potentially your new neighbours. 6 | Giving in to fear. Yes, buying a home is a scary thing and you may not feel certain you’ve found the right place. Should you buy now? Will prices fall? Will you receive any incentives? Should you keep looking? Remember, when you’re renting you are making someone else rich and not building equity in your own home. When you become a homeowner, you have a fixed asset and you’re on your way to financial freedom. Do your homework and be ready to make the decision when you find the perfect home for you. Have confidence. 7 | Not being prepared for closing costs. The down payment is one thing, but there are other closing costs such as lawyer fees, land transfer taxes, utilities, insurance and others, so be prepared. You may also be eligible for government programs such as the Home Buyers’ Tax Credit and the Home Buyers’ Plan, so do your research and know what your total costs will be. 8 | Not understanding your mortgage. This is a complex and often-intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars. Key factors are your interest rate and amortization, but also find out what your payment privileges are, whether the mortgage is portable, your down payment requirement, insurance needs, if the mortgage is open, closed, variable 46 YPNEXTHOME.CA
or fixed. Understand the terms and what they mean for you. 9 | Failing to understand the differences between buying new versus resale. Resale and new homes each have their own advantages and disadvantages. Make a list and compare them. For example, with a new home you have choices like style, finishes and the unit’s location in the building or on the block – and everything is new. But you also may face construction delays, which could impact your finances or current living arrangements. With resale, what you see is what you get. Figure out which scenario is best for you.
10 | Being ill-prepared for moving day. It is important to establish a list of priorities and ensure you have contacted the utility companies, secured proper insurance, booked movers, rerouted your mail and finalized all financing. If you do all your homework and you’re well prepared, moving day can be the start of one of the greatest experiences of your life. Advice | LEGALLY SPEAKING
Why do I need a real estate lawyer?
By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU AGREE to purchase a new condominium, there is a 10-day cooling off period that allows you to back out of the deal – a get-out-ofjail-free card, if you will – should you change your mind. Lately, I have had a large number of new-home buyers come to me after the 10-day cooling off period for condominiums, or the conditional periods in a freehold new home offer, has expired. When I ask them why they waited, I get one of three standard responses:
1. I didn’t think I needed a lawyer until it was time to close. 48 YPNEXTHOME.CA
2. The sales agent told me I didn’t need a lawyer until it was time to close. 3. The builder said he wouldn’t change anything. A lawyer must advise you at the time you make your offer, to help you avoid all of those tricky clauses where builders look for extra money that could end up costing you thousands of extra dollars on closing. It is critical that you see a lawyer before your deal is firm. It is important that your lawyer explains all the potential costs you will face and the potential changes and the potential delays you may encounter. Insist on this, and if you don’t get what you want or need, see another lawyer. Once you understand these issues, you can then return to the builder and negotiate your purchase from a position of knowledge. Lawyers are service providers, and as the
customer, you need to make sure you get the necessary information to make an educated decision. A home is one of the most important purchases you will ever make, so do your research. You can only get this service from a real-life, breathing, lawyer who will point out the good and the bad in your Agreement of Purchase and Sale, and who is required by the Law Society rules to explain title insurance and by law, have the responsibility to take care of you. If a builder says he won’t change anything in the offer, it will have to be the fairest offer ever written. Do your due diligence and become an educated consumer. Home sales rebound after new mortgage rules trigger dip HOME SALES ARE RISING – albeit slowly – following a dip in activity when the new financing rules took effect in October, according to the latest market statistics from the Canadian Real Estate Association (CREA). December 2016 saw home sales increase 2.2 per cent monthover-month. The rebound recovered less than half of the drop in activity from October to November, when it posted the biggest monthly retreat in more than four years after Ottawa tightened mortgage regulations. Activity was up month-overmonth in about 60 per cent of all local markets, led by Calgary and Edmonton, where sales rallied following large declines in November. Sales activity was down five per cent in December from a year ago, when it reached the highest level ever for the month. The number of homes changing hands in 2016 was up by 6.3 per cent annually, reflecting strong sales activity in the first half of the year that has softened since. “Sales set a new annual record last year,” CREA president Cliff Iverson said in a press release. “However, tightened mortgage regulations are expected to contribute to lower sales activity this year, though the extent to which they will weigh on housing markets across Canada will vary.” “Home sales are unlikely to benefit the Canadian economy as much in 2017 as they did in 2016,” added Gregory Klump, CREA’s chief economist. “New regulations mean that in order to qualify for a mortgage, homebuyers will either have to save longer for a bigger down payment or purchase a lower-priced home. In urban centres where the latter are in short supply, that’s likely to translate into fewer sales.” The number of newly listed homes fell three per cent in December 52 YPNEXTHOME.CA

2016 from November. New listings were down in about 60 per cent of all local markets, with declines in B.C.’s Lower Mainland, Calgary and the Greater Toronto Area. With sales up and new listings down, the national sales-to-new listings ratio rose to 63.5 per cent in December compared to 60.3 per cent in November. A sales-to-new listings ratio between 40 and 60 per cent is generally consistent with balanced housing market conditions, with readings below and above this range indicating buyers’ and sellers’ markets. The ratio was above 60 per cent in more than half of all local housing markets in December, the vast majority of which are located in British Columbia, in and around the GTA and across Southwestern Ontario. The number of months of inventory is another important measure of the balance between housing supply and demand. It represents how long it would take to completely liquidate current inventories at the current rate of sales activity. There were 4.6 months of inventory on a national basis at the end of December 2016 – down from 4.8 months in November. The tight balance between housing supply and demand in Ontario’s Greater Golden Horseshoe region is without precedent. The region includes the GTA, Hamilton-Burlington, Oakville-Milton, Guelph, Kitchener-Waterloo, Cambridge, Brantford, the Niagara Region, Barrie and nearby cottage country. The number of months of inventory in December ranged between one and two months in many of these housing markets, and stood below one month in the Durham Region, Orangeville, Oakville-Milton, Kitchener-Waterloo, Brantford and Cambridge. Price gains remained strongest for two-storey single-family homes and townhouse/row units – up 16.1 and 15.4 per cent year-over-year respectively. Single-storey single-family homes followed, at 13.3 per cent year-over-year, and apartment units were up 12 per cent year-over-year. While benchmark home prices were up from year-ago levels in nine of 11 housing markets tracked by the MLS HPI, trends continued to vary widely by location. In the Fraser Valley and Greater Vancouver, prices continued to recede from their peaks reached in August 2016 but remained above year-ago levels (up 27 and 17.8 per cent year-over-year, respectively). Meanwhile, benchmark prices climbed to new heights in Victoria and elsewhere on Vancouver Island, and in the GTA. By comparison, home prices were down 3.7 per cent year-over-year in Calgary and edged lower by 1.6 per cent year-over-year in Saskatoon, continuing their retreat from peaks reached in 2015. The national average price for homes sold in December 2016 was $470,661, up 3.5 per cent from a year ago, marking the smallest year-over-year increase in nearly two years. The national average price continues to be skewed upward by Greater Vancouver and the GTA. The average price is drops to $352,513 if Greater Vancouver and GTA sales are excluded from calculations.

Purchaser Profile | CLOUD9 CONDOMINIUMS
Early childhood educator enjoying life as a Lash Group homeowner PROGRESSIVE DEVELOPMENT FIRM LASH GROUP of Companies boasts the tag-line “New Thinking for Over 60 Years.” The sincerity of that sentiment comes to life every time the company opens a new condominium, and every day that an owner moves into a home created by this industry leader. Early childhood education teacher Ryan Williams (pictured) is one of Lash Group’s condo owners. In the spring, he moved into his suite at Cloud9 Condominiums in Etobicoke – the first home he has owned independently. He is thrilled with both his suite and his decision to buy from Lash Group. “My purchase experience from the pre-construction phase to occupancy and beyond has been amazing,” Ryan says. “I was particularly impressed with my Pre-delivery Inspection (PDI). My mother and brother, who are both condo owners, attended with me. We were all astounded at the customer service I received. I’ve been at friends’ PDIs, and none of them had the kind of positive treatment I enjoyed. Condos are going up quickly in the Greater Toronto Area these days, and service like this is rare.” Before making his decision to buy, Ryan researched the company and discovered that Lash Group has a proven track record for providing exemplary quality. “They’ve treated me like gold,” he says. “My suite was pretty much immaculate when I moved in, and the customer service team has helped me keep it that way. Anything noted on my 30-day PDI was rectified within a day or two, and the workers always left everything completely clean. Even if I was happy with a repair, if they weren’t happy with it, they came back the next day and corrected it to their high standards. I have never seen this kind of dedication before. Lash Group should be proud of both the level of service it provides and the employees who deliver it.” A fully integrated real estate development, construction and property management company, Lash Group focuses on building enduring value for owners in residential condominiums, rental residences, and retail or office complexes. is a hallmark of a Lash Group building. Cloud9 is an example. “The rooftop pool is amazing, and it’s fantastic to have a landscaped barbecue terrace with a kitchen,” Ryan says. He adds that his 514-sq.ft., one-bedroom suite is so well designed, that, “It gives the feeling of a small house, with great features and finishes.” Cloud9’s location at Kipling Avenue and Rexdale Boulevard had a major impact on Ryan’s decision, as it is close to transportation and amenities. This is the kind of location Lash Group knows will create lasting value. The company has married landmark architecture with one-ofa-kind addresses such as 66 Portland,

Millennials collide with retirement goals of their Boomer parents THE BOOMERANG EFFECT is in
full swing, as many Millennials continue to lean on the Boomer generation for financial support, according to a recent TD survey. At a time when the older generation should be preparing for retirement, many instead are experiencing a “déjà-boom” effect, as children or grandchildren return to the family home or need financial assistance. “As a parent or grandparent, it’s natural to want to help our kids and grandkids who may be facing financial challenges such as finding full-time employment or paying their day-to-day expenses,” says Rowena Chan, senior vice-president, TD Wealth Financial Planning. “It’s important that this desire to help is balanced with the goals you have when it comes to retirement.” Overall, 62 per cent of the Boomer generation feels the “déjà-boom” effect is preventing them from saving enough for retirement. The survey also reveals that the trade-off between providing financial support and saving for retirement is placing Boomers under a considerable amount of financial stress. More than half (58 per cent) of Boomers report feeling financially stressed and say their retirement savings are being impacted by their extended financial support of Boomerang kids; one in four Canadian Boomers admit to supporting their adult children or grandchildren. “While the déjà-boom effect may be an unexpected event in retirement planning, it is important for preretirees to remember that it’s not too late to plan for the future and achieve their goals. A lot can be accomplished in the 10 to 15 years before retirement and planning ahead is a key step in making the journey as smooth as possible,” says Chan. 56 YPNEXTHOME.CA

TD offers these tips: Be ready for whatever life throws your way Understand that your retirement goals are still within reach. Meet with a financial planner and do a goals-based assessment to determine what your options might be for supporting your kids while keeping your retirement plans on track. Identify short-, medium- and long-term goals, and make sure they align with your kids’ goals. Negotiate the return Discuss how everyone can contribute to household budget and operations. For example, you may be able to cover the basics such as room and board, but things like cell phone bills, car payments or financial support for recreational activities are additional costs that could be covered independently.
Prepare to “relaunch” Whether it’s your newly married daughter and her spouse and child, or your son who recently graduated and has moved back home, there are plenty of opportunities to educate family members on the importance of being fiscally responsible and working toward financial independence. Invite them to join in your financial conversations to discuss how to navigate their current circumstances and establish good financial habits. Decide when to release As you map out financial action plans, identify a date when you will no longer be financially committed to each other. As you approach this date, set up a series of mini-goals that will allow you to free up funds to divert toward your retirement savings while ensuring that your kids are meeting the savings targets they set in their own financial plan.

Coffee table talk: 7 styles and shapes to suit your space
By Yanic Simard
LET’S TALK COFFEE TABLES – a necessity for any family room, the landing
place for all, and the centre of attention. Available in various sizes, shapes and finishes, you can easily create many different looks just by swapping out the accent pieces. If you want to give your space a whole new look, a coffee table might be the way to do it. I’ve narrowed down the vast selection of tables to my top seven picks: 1 | Washed Wood & Metal Rectangle If you’re looking for durability and practicality, this is my top choice. The typical size of a rectangular coffee table is approximately 56 in. wide by 31 in. deep by 17 in. high, making it the perfect size for displaying several groupings of items such as collectibles. For added storage space, or the perfect spot for magazines and books, look for this type of table with a bottom shelf that hovers just off the floor. 2 | Odd-Shaped Glass Coffee Table Transparent finishes like glass are sometimes
all a space needs to make it feel more open. An irregular shape adds interest and character to a typical furniture setting. Accessorize it with opaque items at varying heights, keeping the items toward the centre point of the surface. 58 YPNEXTHOME.CA
MORE ADVICE ONLINE ypnexthome.ca/news/advice
3 | Three-Piece Oval/Rectangle Cocktail Table I love this classic threepiece table because it’s so functional. Those who entertain favour it because they can use the two demilune ends as side tables, allowing for more spread-out landing areas to accommodate drinks and snacks. The shape and style of this table type is so pronounced that no accessories are needed – it stands alone beautifully.
If you want to give your space a whole new look, a coffee table might be the way to do it 4 | Oversized Square Upholstered Ottoman Comfort and cosiness is
instantly injected into a room when you bring in a large ottoman covered in fabric or leather. This piece is versatile because it also functions as extra seating. To accessorize, simply look at the top of the ottoman as a grid divided into four sections, and accessorize each section individually (1. stacked books, 2. pillow/throw, 3. bowl/vase, 4. tray). 5 | Grouping of Stools Combining two to six of the same or different stools
together to create one coffee table is a look I really love. This idea is great for small spaces where you might not have the room to bring in a full-sized coffee table, and again, functionality wins big here because it can be moved around the room or even from room to room. No accessories are needed for this style of table. 6 | Low Faux Stone Coffee Table
Bringing in a piece like this is completely unexpected, which is why it works so well in any decor. The look is more natural and less refined, and
it helps in visually weighing down a space that lacks balance (but it’s not actually heavy at all). A lower coffee table is in need of accessories that have height, such as a globe, a stack of books and an orchid flower. 7 | Round Wood Table I’ve found that this traditional table is an all-time favourite among almost everyone. What’s not to love about the smooth and soft curves and the classy finish? Pair this classic-style table with a modern sofa for a sophisticated, designer-worthy look.

market, TREB says in its 2017 outlook. “We have a shortage of housing supply in the GTA that is approaching crisis levels,” says Bryan Tuckey, president of the Building Industry and Land Development Association (BILD), who was among the experts in the housing sector who spoke at TREB’s recent annual Market Year in Review, Outlook & Economic Summit. “It’s time for governments to acknowledge the problem and take
the necessary steps to address it.” The “problem,” as Tuckey and several other leaders in the industry see it, is provincial government land use policy, which restricts housing supply. Such policy, adds Paul Smetanin, president and CEO of the Canadian Centre for Economic Analysis, results in almost one-third of the population in Ontario being under “extreme housing affordability pressure.” …continued on page 62

“Lack of developable land that is serviced with critical infrastructure, excessive red tape, out-of-date zoning and NIMBYism are the key hindrances limiting our ability to build more housing,” Tuckey says. The dearth of supply of new lowrise homes, in particular, means everything that is built is snapped up in a hurry. The same dynamic then plays out in the resale market, where declining listings mean intense competition for homes for sale, which then leads to steep price increases. According to TREB’s Market Year in Review & Outlook Report, the growth rate for the average selling price in the GTA will be between 10 and 16 per cent, with an average price range between $800,000 and $850,000, Lowrise home types, including detached and semi-detached houses and townhomes, will experience the strongest price growth, but the condominium apartment market segment will remain tight as well. “While changes to federal mortgage lending guidelines and higher borrowing costs may impact some would-be homebuyers, the big impediment will be the lack of inventory,” says Jason Mercer, TREB’s director of market analysis. “Active listings at the end of December were at their lowest point since before the year 2000. It is unlikely that the shortage of listings will improve to any great degree over the course of the next year. This will put a ceiling on sales growth.” TREB is forecasting another strong year in 2017, with more than 100,000 sales forecast for the third consecutive year. Between 104,500 and 115,500 home sales are expected this year, with a point forecast of 110,000 – down slightly from 113,133 sales in 2016. 62 YPNEXTHOME.CA
Despite the ominous landscape, a homebuyer survey conducted by Ipsos in November 2016 on behalf of TREB, indicates that GTA households are still upbeat about their homeownership prospects this year. This included first-time buyers, whose share of overall buying intentions increased to 53 per cent from 49 per cent a year earlier. Compared to a similar survey conducted at the end of 2015, the number of likely buyers was down slightly. The Ipsos survey confirmed that likely homebuyers are expecting to see strong home price increases in 2017. However, the average buyer is planning to make a substantial down payment – 27.6 per cent for all recent homebuyers combined and 23.9 per cent for first-time buyers. Given the array of challenges facing the market, TREB cautions that government policy changes should be weighed carefully against unintended consequences. “Housing affordability, and affordable home ownership in particular, is a growing concern,” says TREB CEO John DiMichele. “Home prices will increase well above the rate of inflation and income growth in 2017, as the supply of listings remains very constrained. While governments have been focusing their policy solutions on allaying demand, what is needed are policies that focus on the lack of available homes for sale and for rent. The public, private, and not-for-profit sectors need to come together to focus on innovative solutions to the housing supply issue.” For example, a foreign buyer tax in the GTA, similar to the one introduced in Vancouver last year, would be misguided, the association says.
To obtain empirical data on foreign buying activity in the GTA, TREB commissioned Ipsos in November 2016 to survey its members who acted on behalf of homebuyers during the preceding 12 months, as to foreign buying activity in the region. Key findings include: » Only an estimated 4.9 per cent of GTA transactions involved a foreign purchaser. » The majority (40 per cent) of foreign buyers purchased a home as a primary residence, to rent out to tenants in a tight GTA rental market (25 per cent) or for another family member to live in (15 per cent). » Less than two per cent of realtors had been involved in a transaction for a foreign buyer, which they knew was impacted by the foreign buyer tax in British Columbia. Sean Speer, Munk Senior Fellow for Fiscal Policy, Macdonald-Laurier Institute, says worrying about the level of foreign investment in the GTA has “caused us to take our eye off the ball” regarding the real affordability issue and its causes TREB also cautions against the proposed additional land transfer tax on foreign buyers. Unintended consequences: » tighter market conditions and stronger price growth in neighbouring communities/ regions without a tax; » less rental supply, because the number of investors looking to purchase and rent out a property could decline; and » a potential negative impact on immigration, and population growth in the GTA, on net, is driven by immigration.
