The hardest part of moving might just be the packing. I’ve always thought so, anyways. I don’t know why it is, but we always think we have less than we do. We always underestimate how much time it will take to pack it up. Don’t make your next move a nightmare, start packing when you start thinking about moving. Just start throwing out, selling and donating everything and anything you don’t need. Start by boxing up those outof-season items, you won’t need them. You can also pack all of those
things you don’t use day-to-day. And if you think you should pack it because you never use it, think about whether it should really make the trip to your new place. Storage space is a luxury – don’t waste it on things you don’t need to keep. Make your next move stress-free and easier by getting it all done ahead of moving day! Enjoy this issue of Condo Guide and check out our advice, info and listings on ypnexthome.ca and the YPNextHome App and get ready to make your move.

Advice | BILD REPORT
A year of strong sales and record prices By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN THE GTA, 2015 was a year of
strong sales for new homes and condominiums and a year of record-breaking prices. Demand for new homes in the GTA remained strong because the region continues to grow by up to 100,000 people each year. One of the highest volume sales years in the last decade, last year saw 41,295 new homes purchased. Sales were up slightly from 2014 and up 13 per cent from the 10-year average of 36,543. The split between highrise and lowrise purchases was fairly even. Accounting for 52 per cent of the new homes sold, highrise condos just edged out sales of lowrise townhomes and detached and semidetached houses. Prices of new homes in the GTA reached new heights in 2015. Newhome buyers looking for detached homes can now expect to pay close to $1 million. The average price of the much coveted homes reached $991,156 in December, up 18 per cent from a year ago. Overall, lowrise home prices increased by more than $100,000 in the past 12 months. The average price across all types of lowrise homes reached $829,766, a new all-time high. For many new-home buyers, especially first-time buyers, highrise condominiums are becoming the only housing option that is affordable. The home building and development industry continues to innovate and find ways to keep
“Overall, lowrise home prices increased by more than $100,000 in the past 12 months.” condominium prices within the reach of first-time buyers. In the face of escalating land prices and other costs including government fees and changes, they are doing this by maximizing living space and reducing the overall size of suites. So while the average price per square foot of new highrise homes hit an all-time high of $584 in December, the average price of a suite actually decreased slightly. In December the average price of a new highrise condo unit was $453,083, down from $454,476 a year ago. At the same time, the average suite size decreased from 816 to 775 sq. ft. Escalating prices is a function of supply and demand. While demand for lowrise has remained strong, the GTA faces a constrained supply of new lowrise homes coming to market due to a lack of serviced developable land. This significantly affects housing choices for new-home buyers and has made purchasing lowrise homes increasingly challenging.
Some experts believe that the GTA is following in the footsteps of Greater Vancouver. A recent study by the research firm Demographia identified Vancouver as the third most unaffordable city in the world. The study attributes the erosion of housing affordability in Vancouver to constraints of construction and says the same constraints are at play in the GTA. The research found that constrained supply of serviced land designated for development has reduced the supply of new lowrise homes across Vancouver while demand has not disappeared. Therefore, demand for ground has outpaced supply and prices have surged. Sounds familiar, doesn’t it? Advice | MORTGAGE FINESSE
Credit & debt management By Calum Ross
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AS THE CREDIT SYSTEM continues
to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (What have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major issue in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap! Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim:
income. Is the free coffee at your office that bad? 2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. Helpful tip: Think carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it?
1. Control spending by knowing exactly where every dollar goes.
3. Develop a realistic budget and live by it always.
Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. Helpful tip: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax
A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments, including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan
repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. Helpful tip: Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure. While these rules seem fairly simple, they are a little like a diet — easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Until next time — happy home and mortgage hunting. Calum Ross is wealth planner and practicing mortgage agent at Calum Ross Mortgage. Advice | INVESTOR INSIGHTS
The risks and rewards of renting your condo on Airbnb By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
UNTIL ABOUT THREE years ago, if you were a condo investor, you really only had two choices when deciding what to do with your unit: 1. Rent it out on a standard 12-month unfurnished lease. Under this option you might get somewhere around $1600/month for a typical junior one bedroom downtown. With this strategy your vacancy rate would be close to zero in Toronto. 2. Furnish it, and rent it out short term for three to six months at a time. Under this option you might get around $2000/month for that same one bedroom, although your vacancy rate would typically be higher. Today you have a third option: furnish the unit and rent it out by the night on Airbnb. Under this option, your little one-bedroom unit in a central downtown location could fetch as much as $3,000 to 4,000 per month if fully occupied. The potential rewards for using Airbnb are obvious. If you own a centrally located downtown condo, your monthly positive cash flow could be as much as $1,000 to $1,500 per month, which would give you an offthe-charts ROI. You might know someone who is making insane cash flow on their condos using Airbnb. At first glance, this seems like a very attractive options for condo investors, but is it worth the potential risks? You face risk primarily from three sources: the condo board, the CRA, and your insurance company.
1. Risks from the condo board/ property management This is the biggest source of risk to consider. For almost all condo buildings in Toronto, you will find a clause in the declaration that states that short-term leases are not permitted. Short-term leases are usually defined as anything less than six months, but sometimes it can be as little as three months — even one month. Airbnb rentals are by the night, and most travellers usually average three nights or less, so by definition it is not allowed. So what could happen to you if you decide, like many have, to rent out your condo on Airbnb — even though your condo’s bylaws forbid it? The condo board can decide to take legal action against you. They can also charge you for any expenses related to pursuing legal action against you. They can deactivate your key fobs, making it impossible for your Airbnb tenants to get into the building. They can deny access to the building and/or your unit to anyone attempting to occupy the unit in violation of the short-term lease rule. 2. Risk from a taxation/CRA perspective Using Airbnb is a bit of a gray area from a taxation perspective. Since you are essentially operating a hotel, you could be expected to charge and remit taxes just like any other commercial hotel.
This means charging HST to all your tenants and remitting that HST to the CRA. It means doing your taxes could get real complicated. Depending on your municipality and local rules, there might be local hotel taxes that go to the city that you would technically be responsible for collecting. You could just not do any of this and risk fines and/or penalties if you get caught. 3. Risk from an insurance perspective Do you think your insurance policy on your condo allows for you to rent out your condo by the night? Yeah, probably not. If something ever happened in the unit and you needed to make a claim, or worse, if something ever happened to someone in the unit and you were being sued, your insurance company would not cover you if they found out that the occupant was from Airbnb. CONCLUSION: Using Airbnb is not worth the risks for condo investors. If you visit Airbnb.com you will quickly see there are many landlords using the website to rent out their condos downtown, however, in my opinion the potential risks far outweigh the potential rewards. There may come a day when someone figures out an Airbnb model that works for investors and addresses the risks, but for now, my advice is to stick with standard 12-month leases. PRO TIP: If you own a condo that you are renting out on a standard 12-month lease, check to make sure your property is not on Airbnb. Stories of tenants who are subletting their unit out on Airbnb are getting more and more common.

Advice | MONEY MATTERS
How to be debt-free forever By Gail Vaz-Oxlade
MORE ADVICE ONLINE ypnexthome.ca/news/advice
I’VE OFTEN SAID that becoming
debt-free is simple but it isn’t easy. And that’s the problem most people have with biting down and getting to work. They would rather whine about how horrible life is, complain about how stressed they are or simply stick their heads in the sand than get busy. If you’re one of the people who is procrastinating about taking control of your money and your life, you first have to figure out why you’re procrastinating. At the University of Konstanz in Germany, a team of psychologists wanted to see if our tendency to procrastinate had anything to do with how we think of a task at hand. Could it be that if we see something as psychologically distant — like getting to debt-free — that makes us resistant to tackling the task immediately? A group of students were asked to respond to a list of questions by e-mail within three weeks. The questions had to do with run-ofthe-mill tasks like opening a bank account or keeping a diary. Students were given different instructions for answering the questions. Some were asked to think and write about each activity in an abstract way, as in what the task implied about personal traits: what kind of person has a bank account? Others were asked about the concrete steps of each activity: speaking to a teller, filling out forms, making an initial deposit. Then the psychologists waited and waited… and waited. They recorded all the
response times to see if there was a difference between the two groups. Guess what? There was. A very clear difference. While all of the students were being paid upon completion, those who were asked to think about the questions abstractly were more likely to procrastinate. Some never got around to the assignment at all. Those who were focused on the concrete steps — the how, when and where of doing the task — got the job done sooner. It seems that just thinking about what we want to accomplish in concrete, specific terms reduces our tendency to procrastinate. Blame your fear. Blame your sense of failure. Blame your belief that you can’t do it yourself. Whatever excuse you use, you’re guaranteeing your failure. Take the bull by the horns, lay out a plan of action, make that plan specific, measurable, achievable, realistic and timely, and you’re on your way to being debt-free forever. Start now. Each time you put off getting started you allow the problem to grow in size and complexity in your mind. By avoiding
the problem, you’re allowing fear to build. Stop living in fear and start doing something different. Break down the steps. Make the plan concrete. Make the steps manageable. Setting a goal of being debt-free forever by the end of the year is great, but only if you also say how you’re going to do it. “I’m going to cut $200 in unessential spending from my budget and apply that to my debt repayment.” Those concrete steps are what will make the plan actionable. Enjoy the challenge. Yes, it may feel like you’re about to climb a mountain, but how you approach the mountain will make all the difference in the world. If you keep looking at how high it is and reinforcing how impossible it is to get to the top, you’ll fail. If you see each step you take up the mountain as something to celebrate, you’ll eventually reach the summit. Attitude counts.

Advice | FUNDAMENTALLY SPEAKING
2016 tax tips to save time, stress and money By Wayne Karl
TAXES… HEY, PAY ATTENTION. Try
not to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA of BDO Canada. 1. Deadlines, deadlines Filing: This year, you get a couple extra days — sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are selfemployed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. Get with the plan — a plan, any plan Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective — and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year — more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing
taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. Save the date Consider using a tax calendar — yes, a tax calendar — if you have investments such as an income property or if you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency (CRA), which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time. For a sample tax calendar, visit bdoreinvestor.ca/calendar. 4. Get organized Early in the new year is the perfect time to ensure you are as organized as possible. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your
CRA filing requirements, you must get your bookkeeping in order. This means: » Your accountant, if you use one, should receive your information in a timely manner, and in turn prepare the financial statements and tax returns on time » You can better analyze what’s going on with your finances, and make any necessary changes For tips on getting organized, speak to an accountant about a welldocumented organizational system. Make your system as digital as possible for even easier access. When you can access your documents via your smartphone when your banker is asking for details to finalize a mortgage, for example, imagine how impressed the banker will be with how quickly you can provide this information. And if you need any more clarity on the subject of taxes, go to the Grand Poobah source of them all, Canada Revenue Agency. Advice | CONDO PRO
View location from a different perspective By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice YOU’RE ON THE HUNT for a new condo. You want the perfect building for your lifestyle needs, and in the Toronto area, there is something for everyone. Location always tops the list in importance, and I encourage buyers to consider this factor from many ways. For example, it’s important to take your work commute into consideration in a realistic way. Too often, people look at a map, draw lines on it and measure distance as the crow flies. This is not a good idea because you have road twists and turns, traffic lights and rush hour to contend with. The best way to determine whether your commute is reasonable from a particular building is to start out from that location during rush hour and do the drive. Then drive back to that condo after work. You may be surprised at how long — or how short — the trip is. A condominium that is farther from your workplace may, in fact, be a quicker drive, depending on its proximity to major highways or GO stations. You may, for instance, find condominiums in areas such as Richmond Hill, Mississauga or Pickering are an easier commute to Toronto than some located right in the city. Those who commute from the 905 may also find car-pooling an attractive solution, as they can then use the high-occupancy lanes on major highways. Shift workers who commute outside of rush hour may have a
completely different outlook on location. Again, do the commute during the times when you usually drive and see how it is. There is always the viable alternative of taking public transit. For trips in and around Toronto, whether for work or pleasure, it may make a lot more sense for you to hop on the subway. It’s a great idea to consider location in other ways as well. Start from the building and walk around. What can you do without driving or even taking public transportation? Shop? Bank? Drop off dry cleaning? Think about the places you visit often, including the homes of family members and friends — will those trips be a breeze? If you’re taking night courses, how convenient will it be to travel to your school? There are so many things in life affected by your home’s location. For empty-nesters who are approaching retirement years and downsizing, a condo that enables them to stay in
the residential area they know and love can be a wonderful solution. For first-timers who do not own a car, a suite on the subway line in the hub of the city is great. And living downtown is becoming increasingly popular for families who feel that the shorter commute means more time to spend with their children. Then again, with entrepreneurship being such a popular lifestyle today, there are many condo owners who work from home — and let’s face it, no commute is the best commute of all! Whatever your circumstances and preferences, a great condo location is rightly at the top of your must-have list. Be optimistic and realistic, and you will make the right choices! LOWRISE HOME PRICES achieved another record high, as strong demand for GTA new home sales resulted in the third highest sales year in the past decade, according to the Building Industry and Land Development Association (BILD). In 2015, there were 41,295 new homes purchased in the GTA, according to RealNet Canada Inc., BILD’s official source for new-home market intelligence. This is a two per cent increase over 2014, when 40,324 new homes were purchased. Total new home sales in 2015 were up 13 per cent from the 10year average of 36,543. Over the last decade, only 2011 and 2007 recorded more new-home sales. In 2011, there were 46,304 new homes purchased, and in 2007, 43,391. “This region continues to grow by up to 100,000 people and 50,000 jobs every year,” says BILD president and CEO Bryan Tuckey. “The home building and land development industry supports that growth by building quality complete communities so that people have places to live and work.” There were 21,658 new highrise condominium units purchased in 2015, down two per cent from 22,176 in 2014. However, the 2015
MORE TRENDING ONLINE ypnexthome.ca/news
total is 11 per cent above the 10-year average of 19,457 units. On the lowrise side, 19,637 new homes — detached, semi-detached and townhomes — were purchased in 2015. This is up eight per cent from 2014 when 18,148 sales were recorded, and 15 per cent above the 10-year average of 17,085. Prices of new homes in the GTA reached new heights in 2015. The average price per square foot of new highrise homes hit a recordbreaking high of $584 at the end of 2015, a five per cent increase from December 2014 when the average was $557 per square foot. The average price of a new highrise condo unit in the GTA was $453,083 at the end of 2015, down from $454,476 the year prior. However, the slight price decrease was due to the size of units getting smaller. In December 2015, the average size of a new condo suite was 775 sq. ft., compared to the December 2014 average of 816 sq. ft. “The industry continues to find new and innovative ways to keep the
price of new homes within reach for first-time buyers,” Tuckey says. “By maximizing living space and reducing the overall suite size, our members successfully kept the average price of a highrise home stable over the last 12 months.” Meanwhile the average price of new lowrise homes reached $829,766 in December 2015, an all-time high and an 18-per-cent increase from a year ago when the average price was $705,813. The average price of a new singledetached home in the GTA is slightly less than $1 million — $991,156 in December 2015 — up 18 per cent from December 2014 when the average was $840,719. “The escalating price of new lowrise homes is a function of supply and demand,” says Tuckey. “While demand has remained strong, the GTA faces a constrained supply of new lowrise homes coming to market due to a lack of serviced developable land. This significantly affects housing choice for newhome buyers.”

presentation centre in North York was the scene of a festive Chinese New Year event to celebrate Fifth on the Park, the fifth condominium in this dynamic master-planned community at Sheppard Avenue East and Don Mills Road. The mood was electric, as guests were treated to a colourful lion dance performance, lucky draws, delicious food and incredible purchase incentives. For a limited time only, qualified purchasers at Fifth on the Park can still take advantage of buying with a 10 per cent deposit (5 per cent due in 30 days, another 5 per cent due in 120 days, and the remaining 10 per cent due on occupancy). Buyers will also receive a credit equivalent to two years of maintenance fees (based on the 2015 estimated budget — ask a sales representative for details). Plus, suite owners will have permission to have non-purchaser occupants during the interim occupancy! One of the newly released suites at Fifth on the Park is the Millennium Park 2, and for a limited time, this one-bedroom plus den design is available from $253,900. With only 10 per cent down, the opportunity is phenomenal. This new layout features a den at the entry and an open-concept main living area infused with natural light from sliding doors to the balcony. Visit the model section of the Emerald City presentation centre, for a true appreciation of how well the suites are designed. This area showcases many of the standard finishes, which include wide longplank laminate flooring, approximately nine-ft. ceilings, stainless steel kitchen appliances and an integrated dishwasher. Buyers can choose from four pre-selected packages. Strikingly contemporary, Fifth on the Park will rise to approximately 24 storeys from a podium that will

house retail venues on the ground floor. Among the residence’s planned amenities will be a modern lobby with concierge service and a WiFi lounge. In addition, residents will share other envisioned amenities with The Colours of Emerald City, including an indoor pool, hot tub, his and hers change rooms and saunas, an arcade/ games centre, karaoke and theatre room, and fitness room. To entertain and host gatherings, residents can access a lounge and an outdoor patio/dining area, plus a barbecue area. Purchasers span the spectrum from millennials and first-time buyers to downsizing empty nesters. Suite sizes go up to approximately 818 sq. ft., and prices begin from the
mid-$200s. Considering Fifth on the Park’s location, the prices are irresistible. Master-planned Emerald City is close to the Don Mills subway station and fabulous Fairview Mall. Plus, Emerald City is home to the Parkway Forest Community Centre, as well as an iconic public art installation by the renowned Douglas Coupland. The Emerald City presentation centre is located on Sheppard Avenue, just east of Don Mills Road, across from Fairview Mall. Altus Group releases results of 2015 real estate review Significant new home sales and residential land transactions demonstrate industry confidence
ALTUS GROUP LIMITED, a leading
provider of commercial real estate services, software and data solutions, released results of its 2015 Real Estate Review (the “Review”) of the GTA’s 2015 new-home market. The Review indicates a resilient housing market that includes new record highs for both low and high density residential land sales, strong price increases (especially for lowrise homes) and strong sales overall, despite an environment of modestly elevated highrise completions. In 2015, residential land transactions in the GTA grew by 49 per cent to a record $4.2 billion. Specifically, low and high density residential oriented investments achieved record highs of $1.7 billion each suggesting, “continued levels of strong industry confidence in the prospects for residential development,” according to Altus Group’s Vice President and Chief Economist, Peter Norman. “Altus Group’s review of the GTA’s commercial and residential real estate markets speaks to a mature market that continues to grow,” adds Norman. “While the overall Canadian economy faces headwinds, the GTA economy is picking up steam and this is clearly reflected by the 2015 data on residential land sales, low and highrise new home sales and, of course, in the level of resulting construction.” Norman further states that the lowrise sector in particular is, “one to watch for in 2016 as new development lands come on stream,
MORE TRENDING ONLINE ypnexthome.ca/news
sales pick up and single-family housing starts continue to recover from a long drought.” Lowrise new home sales continue to rise, up 8 per cent over last year. In 2015, 19,637 lowrise sales were recorded, approximately 15 per cent higher than the 10 year average, while the annual sales totals were the third highest over the last decade. At the end of 2015, the average lowrise sale fetched $829,766, up 18 per cent from the same period in 2014. By contrast, the average price for a highrise home in the GTA was $453,083, essentially unchanged from a year earlier. “It’s not surprising, given the continued degree of pent-up demand for lowrise homes in the GTA, and the still-tight conditions on residential land, that the new-home price index continued to climb in 2015,” says Norman. “A widening gap between the growth in lowrise home prices and highrise home prices is further evidence of this trend.” While highrise homes remain significantly more affordable, the highrise market saw a slight reduction of 2 per cent in total sales year over year. Despite this small reduction in total sales, the highrise market still managed to sell 21,658 units in 2015, the fourth highest number of annual sales in the last decade. “What’s most fascinating about the sustained energy of the highrise market is that it was achieved while the industry delivered the second highest number of completions in the last decade,” says Norman. Down from last year’s 24,426 completions, the market delivered 20,625 highrise units in 2015. The positive sales results for both low and highrise homes has encouraged ground related land prices to remain level with previous years. In the GTA, low density oriented sites averaged $812,345 per acre in 2015, while medium density or townhouse oriented development sites were down slightly from the record levels in 2014, with a price per acre averaging $1,834,818. These results were previously released under the REALNET Canada name. Going forward they will be released by Altus Group, a leading provider of independent advisory services, software and data solutions. For information on Altus Group, visit www.altusgroup.com.

Advice | LEGALLY SPEAKING
Financing, and what happens if it goes wrong? By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
BEFORE YOU GO new-home shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate — the banks want and need your business. Don’t be afraid to shop around for rates and lock-in periods. You should also visit the condo sales centre armed with your knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make his package more attractive or forced his bank as part of his deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When you walk into that sales centre, all ready to buy that beautiful new condo, perhaps the most important piece of the puzzle you
need to have is security in your financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion — what happens if your financing goes wrong? An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up to their end of the arrangement, they can be held liable to the other party for either specific performance or damages. Firstly, if the purchasers default, they will likely lose their deposit. The builder will then have the option of suing to force them to close the deal and pay
all legal fees related thereto, or sue them for any damages the builder might suffer before he resells the condo (for items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it! The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. It is critical you get the right advice, and only a lawyer can provide legal advice. That is the law. When you select a lawyer, find one who cares about you and a long-term relationship. Mattamy Homes becomes major partner with Cycling Canada MATTAMY HOMES, North America’s
largest privately owned home builder, has become a Tier 1 partner with Cycling Canada. Through a one-year partnership, Mattamy Homes will provide critical program funding for Canada’s National Track Cycling team as they prepare for the 2016 Olympics in Rio de Janeiro. The support provided by Mattamy will help to deliver key resources such as technical services, sport science, logistical support as well as year-round accommodation for Canadian team athletes near the velodrome in Milton, the Mattamy National Cycling Centre. Mattamy, and its founder and CEO Peter Gilgan, played vital roles in the development and construction of the Mattamy National Cycling Centre, which hosted the Toronto 2015 Pan-American Games last July. The facility, Canada’s only UCIapproved 250-m indoor velodrome, is now the home training base for Canada’s National Track Cycling program and has become an invaluable asset for Canada’s cyclists as they target the World Championship and Olympic podium. “It takes passion and dedication to compete at the level that our national track cycling athletes do, and we’re very proud of all of them for their commitment,” says Gilgan. “To succeed it also takes financial support and access to world-class training and facilities. At Mattamy, we’re very pleased to be able to help and to continue to be associated with cycling excellence as we support our national team on their road to Rio.” Also on hand for the announcement was three-time Olympic medalist Curt Harnett, as well as six current members of the Canadian National Cycling Team.

The athletes are in Milton making their final preparations for the UCI Track Cycling World Championships, which will be held March 2 to 6 in London. “With the velodrome now in place it is fantastic to see the private sector partners once again stepping up to ensure that the athletes have the programs and resources required
to fully capitalize on the facility,” says Harnett. “Mr. Gilgan was a clear leader in the development of the velodrome and we’re very grateful for Mattamy’s leadership and support here once again.” “It’s going to be amazing when the first Canadian cyclists who train here realizes their Olympic dreams, whatever those might be,” says Gilgan.

Most popular car brands LOCATED ALONG BLOOR STREET
from Jane Street on the west to Runnymede to the east, Bloor West Village is an older, well-established yet lively neighbourhood populated mostly by English-speaking families with higher incomes — and a notable Ukranian community. It’s a favourite west end locale for shopping and dining, with quality, older homes on the subway line. Vibe Being so close to High Park, many neighbourhood residents enjoy an active, outdoor lifestyle on the go, and Bloor West Village has the sports shops and fitness options to serve them. Everyday shopping is an enjoyable stroll along Bloor Street, where you’ll find several fresh fruit and vegetable stands, coffee shops, banks, restaurants, pubs and just
about anything else you could want. Meet the Neighbours Ukranian heritage is celebrated at the Ukranian Festival every September – this year Sept. 18 to 20. Most housing is single-family homes, many built in the 1950s and 60s, followed by semi-detached as you move north from Bloor toward Dundas Street West. Note to renters: apartments are limited, so head east towards High Park for several mid- and highrises. In The Area Not the cheapest of neighbourhoods to buy in, but prevalence of singlefamily homes, proximity to the subway and High Park well… has its price. and High Park — you can be downtown, or west to Kipling, in no time. For those who prefer to drive, the Queensway and the QEW are minutes away, and Bloor Street is always another option. Real Estate Primo location right on the subway line makes getting around a breeze, and bodes well for property values. Popularity of the area, and its proximity to High Park, means traffic is sometimes a headache — particularly as condo construction ramps up at Jane Street and further east at High Park.

Bazis & Plaza Construction has started at 1 Yorkville IF YOU’VE WALKED along Yonge Street just south of Yorkville Avenue recently, you may have noticed a strip of boarded up buildings on the west side of the street. Stretching from 836 to 850 Yonge St., these are the heritage storefronts that will eventually become a part of the much anticipated 1 Yorkville residences by Bazis and Plaza. And while
the site may seem to be quiet on the outside, there’s been plenty of action happening inside and to the rear of the buildings. Over the past several months, the rear portion of the mid-19th century era buildings have been torn down while construction crews have been diligently working on the heritage stabilization of the preserved backsides. The process involved reinforcing, bracing and installing carbon fibre and steel reinforcements to specific areas in preparation for future restoration and the next phase of construction. Now that the rear of the site is all cleared, crews will soon begin the process of shoring and excavation of the pit. When completed in 2018, the first 10 metres of the heritage buildings will be fully restored, and will provide ground level retail on the Yonge Street side of the project’s podium. However, the heritage façades aren’t the only architectural highlight of the development. Soaring 58 storeys high, the Rosario Varacallidesigned tower will feature a dynamic “3D wallpaper” design, consisting of ribbons of faceted metal and steel cladding. The exoskeleton is not only eye-catching, but appears to transform depending on light conditions, shadows and where it’s viewed from. Inside, the suites at 1 Yorkville are

Property Profile | PLAZA & BERKLEY DEVELOPMENTS
The Met New project from Plaza and Berkley Developments boasts city centre location and subway connections IT WOULD BE A VAST understatement to say that the launch of The Met, a sleek 35-storey condominium by Plaza and Berkley Developments in the heart of the burgeoning Vaughan Metropolitan Centre, was hotly anticipated. The project, located at Highway 7 and Jane Street, saw 300 of its 511 units snapped up in the first week of sales, putting it well on the path toward a sellout. “I believe this will ultimately be regarded as one of the most successful condo developments in Vaughan’s history,” says Plaza Senior Vice President Scott McLellan. “It’s easy to see why: it’s got a prime location in Vaughan’s emerging city centre, with two stops on the TTC subway extension providing direct connections to York University and downtown Toronto.” Residences at The Met range from 510-sq.-ft. one-bedroom units to 875-sq.-ft. two-bedroom plus den suites. Prices start at $286,000 — $100 per square foot cheaper than comparable products downtown, making The Met ideally suited for first-time buyers, or parents looking to purchase a unit for kids attending York U. There’ll also be 62 townhomes — from 1,250 to 1,490 sq. ft. — with private rooftop terraces and convenient underground parking, ideal for the empty nester couple looking to sell their large home and move into a worry free lifestyle. Finishes and features considered upgrades elsewhere come standard at The Met. Buyers can expect luxurious touches in each suite: kitchens equipped with quartz countertops and undermount sink, Moen faucets and six 48 YPNEXTHOME.CA

premium stainless steel appliances; and bathrooms boasting ceramic or porcelain tile, deep soaker tubs and glass-walled showers. Most units will have balconies. The Met offers an array of amenities too. Residents looking to tone up can head to the fitness centre, followed by a relaxing trip to the whirlpool and spa. Hosting friends? The Met is well equipped to assist, with a party room, dining room and catering kitchen. Or invite your crew to chill in the building’s outdoor lounge, complete with barbecues. And a 24hour concierge means security and convenience are assured. Designed by Quadrangle Architects, The Met enjoys a prime location at the crux of Vaughan’s new city centre, where 12,000 residents are expected to move in coming years. They’ll work in new office buildings there and sample from a growing roster of retailers. Vaughan Metropolitan Centre is already home to Vaughan Mills, Canada’s largest shopping
centre. Those looking to get back to nature can find sanctuary at Kortright Centre for Conservation, one of several nearby green retreats. Quality and craftsmanship are guaranteed at The Met, given its creation is being led by Plaza, Toronto’s leading condo development firm, with more than 7,000 suites completed or under construction in the city’s most desirable locations. The company’s slate of high-profile projects includes 50 at Wellesley Station, Exhibit, 1 Yorkville, Musée, Ivory on Adelaide and York Harbour Club. Joining forces with Plaza on The Met is Berkley Developments, among the GTA’s finest luxury builders, with a stable of award winning communities such as Massey Square, West Harbour City, University Plaza and Bayview Court. “With a team like this, you know you can count on exceptional levels of quality and professionalism at The Met,” says McLellan. “And whether

88 North will offer residents a sense of community downtown 88 IS THE LATEST PROJECT by St.
Thomas Developments. Occupying a full city block in downtown Toronto, it will include residential and retail buildings as well as a park. St. Thomas is well known for their quality and impeccable design, having successfully completed eight major residential condo developments in the GTA. 88 North is the first phase of this master-planned, multi-tower, mixed-use urban development. It will integrate residential living with vibrant retail, restaurants, food stores and a hotel in a unique setting. The site is bounded by Queen Street East to the south and Shuter Street to the north, covering the block between Mutual and Dalhousie streets. A stone’s throw away from Yonge Street, the financial core, Ryerson University and many parks that dot Toronto’s Garden District to the east, 88 will be an exciting addition to the city’s skyline. Rising 27 storeys, this will be the northern anchor of a development that will include three residential towers, each planned to have a distinctive architectural presence. The towers will sit atop a unifying mixed-use streetfront podium. Pedestrian connections will scale the block and allow public access into a central north-south mews lined with shops and cafes, reminiscent of romantic European lanes. The mews is intended to bolster a sense of community and includes an intimate park inspired by spaces like Paley Park in New York. A true gathering space, the park will be accessible to the public. 88 North is situated between the park and Shuter Street. The base,
at street level, will be dominated by food-related retail with retractable glazed storefront partitions that can open in good weather. The use of stone in the seven-storey podium will enrich the material palette and ground the project. It will also assist in distinguishing the public retail spaces from the residential entrance. The residential lobby, planned for the intersection of Shuter and Mutual, will define the corner with a glazed screen wall. Trees along Mutual will soften the east face of the project and create a green canopy for the residential lobby. The podium is designed as a series of stacked glass boxes that will enclose two-storey loft units. These will be unique residences with double volume living rooms, upperlevel bedrooms and deep enclosed balconies. These balconies can be furnished and used as semi-enclosed outdoor rooms, but their design will conveniently allow for them to be completely enclosed in bad weather. The glass boxes of the podium will be composed as a series of interlocking objects that will add to its architectural interest. The interplay of these boxes will create scale, light, shadow and a dynamic façade. In addition to many planned indoor amenity spaces including an exercise room, party room and media room, the centrepiece of the outdoor amenities will be a swimming pool situated atop the podium, surrounded by a landscaped deck. The glass tower will be playfully punctuated by different balconies to create an asymmetrical composition. The culmination of this sculptural composition will be the penthouse
blocks that will mark the northeast corner of the tower. 88 North is the first of a series of distinguished towers to arrive at this prominent address and are priced from $230,000, with units ranging from 380 sq. ft. to 701 sq. ft. The residence offers both resident parking as well as visitor parking too. The assembly of towers, retail, hotel podium, the mews between them, and the urban park will create an exciting place for the nearby residents to visit and for many to call home.

Reclaimed wood: A trend we hope never ends By Jackie Marchildon
RECLAIMED WOOD isn’t a new trend in interior design, but it’s certainly an interesting one that continues to gain momentum. At the Interior Design Show 2016 (IDS16), we caught up with five wood-working companies to see what they have in store for this year.
Zenporium Displaying the first piece that caught my eye at IDS16, Zenporium speaks to a louder issue by using only guiltfree wood, or “reclaimed, salvaged or sustainable wood,” as co-owner Serene Gebara explains it. On top of being good to the environment, this company also happens to create some stunning furniture including a desk made with pieces of wood from an old boat. Wood Anchor One of the most minimalist and interesting booths at IDS16, Wood Anchor’s setup showcased their windrow table and stunning imbue light above it. Based out of Winnipeg, Wood Anchor creates sculpture furniture like this using salvaged trees and in this case, aluminum for the frame of the chandelier-like fixture. Artemano Although not all their pieces are made using repurposed wood, as many as possible are sourced from recycled wood from old fishing boats, railroads or home construction projects. Artemano’s furniture successfully showcases the versatility and warmth of wood in interior design. Storyboard Furniture With a ‘from tree to table’ mentality, Storyboard Furniture designs furniture from ill-fated or fallen trees. Their

pieces are especially beautiful because they most often create furniture from a nostalgic piece of wood in clients’ lives — the idea is that a tree from your grandparents’ backyard could become a beautiful centrepiece in your family room. Metalwood Studio Working with salvaged wood, Metalwood Studio regularly relies on Century Mill Lumber to source their materials. Their wood is locally sourced and often from fallen trees or trees cleared by selective logging. Their pieces come in all shapes and sizes, and because no tree is the same, they are all one-of-a kind.

Tips to brighten your mood
and keep you warm and cozy this winter WITH THE DARK DAYS (AND NIGHTS) of winter upon us, it’s hard to stay upbeat and not want to curl up in a ball and hibernate until spring. Fortunately, I have some tips to help get you out of that winter funk, embrace our cold and dark climate, and stay warm at the same time.
that can be changed with the seasons. Another easy winter DIY project is to spice up your bland and outdated accessories; sometimes all it takes is a can of spray paint and some bright colours to really add punch to a space. I have used Krylon to spray bathroom drawer pulls, vases and even kids accessories that need new life and new colour!
Colour – You’d be surprised by the impact colour can have on your mood. Add colour into your space with your pillows and accessories — my Jo Alcorn pillows have great colours to choose from. A good trick I use is to fill a mirrored tray with white or bright accessories — this is an easy way to create a nice centerpiece

Cozy Corner – Honestly, there is nothing I love doing more than curling up in front of a fire with a cup of tea and a good book on a cold winter’s night. Create a corner in your home that you can use as your chill-zone (without the chill that is!). If you’ve been thinking of installing a fireplace in your space and have access to natural gas, I …continued on page58

Multifunctional spaces: Rooms that serve a dual purpose While some spaces in a home are typically allocated their own room — like a walk-in closet or an office — there are ways to design a space so that it serves a dual purpose. Here are our top picks for how you can kill two birds with one… room.

love the look and feel of the KozyHeat Birchwood unit (the price point is also one of the best on the market). If you are in a condo, or don’t have access to natural gas, there are great electric options out there (I even have one in my own home). Dimplex has a huge assortment of units that have such realistic flames people often mistake it for a gas unit. These units are great for condos, small spaces and also make a great addition to a feature wall. This year they have launched a new Prism Series that is perfect for small spaces.
Outside-In – I love the look and feel of natural fibers inside the home. My go-to for anything nature inspired is Artemano, a Canadian company that makes great one-of-a-kind pieces. Grab a couple of comfy chairs or stools made from tree trunks, light some candles, and settle in with a good book.
Mood Lifters – If you’re still having trouble snapping out of your winter funk, one thing I make sure to do daily is get outside for a brisk walk with my dogs — even that little bit of sunshine and fresh air helps. I also love anything natural that helps boost my mood and energy. That’s why I always have my kettle handy — the Cameo Blue stovetop kettle by KitchenAid brightens up my kitchen, and a selection of herbal teas perks me up. Finally, I love fresh flowers and think everyone should keep them in their home year-round. Use a few, or all, of these tips and suggestions to brighten your mood this winter. Wishing you warm and cozy days!
Ever dreamed of using an entire bedroom as a closet, but figured you’d need the space as a guest bedroom as well? Here’s how you can satisfy both needs: make your spare room into the walk-in closet you’ve always dreamed of having, but add a futon or even a murphy bed. Voila! You have yourself a walk-in closet that works as a guest bedroom part-time.
Office/spare room
Ladders are one of the latest decor crazes — and they can serve multiple purposes. If you need some extra space for overnight guests, try adding a mattress overtop a room with a quaint ladder, and you have yourself a functional — and hip — loft bed. See Sonia Bell’s full list of dual purpose room ideas online. Read the full story…

Minto Inducing address-envy with Yorkville Park MINTO IS ABOUT TO ADD another jewel to one of the most iconic neighbourhoods in Toronto with the anticipated arrival of Minto Yorkville Park at Bellair and Cumberland streets. The landmark development is already 85 per cent sold, demolition on site is complete and construction is scheduled to start this spring.
“Living in Yorkville represents the pinnacle of urban prestige. Minto Yorkville Park will be at the heart of it all; with the best of Toronto at your fingertips. It will be an impeccable home,” says Amanda Wilson Watkins, vice-president of marketing and sales for Minto. Just steps from Bay and Yonge stations, residents have immediate access to the epicentre of Toronto transit, making it extremely convenient and easy for residents to get across the city. Boasting an unbeatable walk score of 100, Minto Yorkville Park puts a prestige slate of cosmopolitan amenities at your doorstep. The neighbourhood has everything to support a truly luxurious lifestyle with world-class restaurants just next door and high-fashion retail along Bloor Street West’s Mink Mile. Spend afternoons along Bloor West’s culture corridor visiting the ROM or the Toronto Royal Conservatory of Music. Grab a bold Italian espresso on your way to work and unwind on weekends with a tension-relieving massage at some of the city’s best spas. Building on their impressive legacy in the neighbourhood, Minto introduces this coveted address amid existing award-winning projects: the Prince Arthur Residences, noted as one of Yorkville’s premier luxury condominiums, and Minto Yorkville at 61 Yorkville Ave.

City lights paint your evening backdrop from the bedrooms, with unparalleled views seen through floor-to-ceiling windows. Interiors extend onto spacious balconies, inviting outdoor entertaining. Fully customizable designer palates cater to the purchaser’s personal taste, casting polished chrome against beautiful quartz countertops and cabinetry of matte wood grain or solid finishes. Gorgeous bathrooms are accented with polished stone and porcelain, adorned by gold faucets. A deep soaker tub invites relaxation and the walk-in shower is fitted with a soothing rain showerhead and handheld shower. Impressive amenities augment the neighbourhood’s ample entertainment and dining options, including evenings spent on the outdoor terrace and indoor entertainment lounge. Residents can enjoy private workouts in a fully outfitted 2,000-sq.-ft. fitness centre. Reducing residents’ environmental footprint and energy bills, Minto Yorkville Park is set to achieve LEED Silver certification. With exquisite glass facades and a stunning streetscape podium, the boutique 25-storey tower by Page + Steel/IBI Group Interiors will define a sculptural entryway to the heart of the city’s most elite district. “Minto Yorkville Park will be an iconic sculpture at the heart of the city, its façade draped in a floating glass veil set on a stunning streetscape podium of complimentary

One-year fixed mortgage at 1.69 per cent hits market By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
MERIDIAN, ONTARIO’S LARGEST credit union, today announced it is offering Ontarians the lowest posted fixed mortgage rate on the market today at 1.69 per cent for a one-year term. “Meridian is going against the trend set by banks and lenders of raising their fixed mortgage rates,” says Bill Whyte, chief member services officer for Meridian. “As a member-owned financial institution, we are able to take advantage of the current bond and lending environment and pass those savings onto our members.” Meridian mortgage specialists work closely with members to help ensure they are well informed about the financial facets of home ownership, including home affordability guidelines and smart borrowing practices. “In addition to this attractive oneyear fixed mortgage offering, Meridian offers a full suite of mortgage options including fixed, variable, mortgages for business owners and construction mortgage solutions,” adds Whyte. “As we are quickly approaching the busy spring home buying season, this is the perfect time for people to evaluate their home buying options by getting a pre-approval now.” Meridian also provides what it says is one of the best repayment options on the market today. Meridian’s 20/20 repayment program allows members to pay down up to 20 per cent of the original principal balance per year without penalty and can be done at
1.69%
any time of the year without notice. Members can also increase their monthly payment up to 20 per cent of your original payment plan each year. And as usual with such enticing offers, there is some fine print: “Rate is subject to change without notice and offers may be withdrawn or extended without notice. Refer to our website for current residential
mortgage posted rates. Mortgage must fund by April 30, 2016.”

SWEET DREAMS By Kait Kucy
IF YOU ARE LOOKING FOR SWEET DREAMS, you’ll find that they are not necessarily a product of your imagination but in fact made of soft linens, high thread count sheets and down feathered pillows. There is nothing quite like ending a day by retreating to your own personal oasis; a warm nest-like haven stocked with throw pillows, woollen blankets and cozy pajamas. The luxury of a bed well-made is not an impossible feat — in fact just by following a few simple guidelines and picking up a couple of bedtime essentials, you’ll have all of the bragging rights for a bedroom worth talking about. The mattress is always a great place to start. Life is too short to spend your time sleeping on an uncomfortable mattress. Studies show that we spend approximately 33

per cent of our lives sleeping, so you might as well find something that works for your lifestyle and provides comfort and warmth to you on a nightly basis. For exceptional relaxation, consider natural and breathable organic materials that keep you cool and comfortable while you slumber. Visit mattress stores and spend some time relaxing on their samples. Get the full run-down on what makes a mattress the right fit for your needs. You need to find a mattress with the right firmness, the right amount of give and the perfect support for your frame. Pocket coils, pillow-top, latex, boxspring — you’ll have to try them out and see what is best suited for you. Next up, you’ll want to invest in soft and comfortable sheets. feel overwhelmed by the choices — and specifications like thread count. Thread count refers to the number of threads per square inch of fabric. Traditionally, we’ve been told to purchase sheets with as high of a thread count as you can afford. Thanks to new innovations in the bedding industry, natural fibres like bamboo, linen and cotton can be just as luxurious as a 1,500 thread count Egyptian cotton bed sheet. You’ll want to get the right shapes and dimensions to coordinate your pillow shams, bed runners, sheets and duvet covers. Which brings up the question about investing in a down duvet — are they worth the hype? It’s actually more than just hype, down has some incredible properties that make it the perfect material for a blanket option. Down will keep you warm and cozy, while allowing your skin to breathe while you sleep. They are also very durable and will retain their shape much longer than a synthetic option. The same goes for down pillows and cushions. Creating a space that reflects your personality and taste is just as important as your comfort. You want to accessorize well, and create
layers of bedding, pillows and covers. You want to introduce just the right colours and patterns to ensure your room is in line with your style, but is also a soothing and relaxing space for sleeping. Some people prefer bright colours, some prefer layers of tones. The all-white bed is always in style, while the ever-changing array of popular patterns change with the seasons. A great way to mix trends with your classic favourites is through the accessories. Add a throw with a pop of colour. Pick a patterned flat sheet with a coordinating solid fitted sheet. Go monochromatic with different shades of the same colour or go big and bold with patterns that work well with each other. This is where your taste can be satisfied. You may even want to consider customizing some elements to tie it all together, though there are a great many solutions straight off the rack. The bedroom has become so much more than just the place you catch your six to eight hours of sleep, it has become a second living room in the home. Many people use it as a place to relax, to read or to work — ultimately the products you choose to live with should reflect your personal and comfort needs.

Lets face it, having a party in a condo can be rough — you’re tight on space, and even if you have the culinary skills, your condo kitchen may not have the equipment needed to make good appetizers and meals. One of the most convenient aspects of living in a condo, however, is that you have full access to a party room, so you don’t need to worry about hosting a large number of guests; your furniture can remain untouched for the night, you’ll have added space to serve treats, and you can even hire people to do all the hard work for you. If you’re living in a condo and have the added bonus of having a party room, you may as well take advantage of it. Watch the video to see Matt Binkley from Culinary Search Group give us some tips and tricks for hosting a fantastic condo party using a pro chef or culinary instructor.

Inspiration | DESIGNER ADVICE
ENERGIZE YOUR HIGHRISE By Yanic Simard
INHABITING A SMALL SPACE shouldn’t have to
mean living light on character. To keep your home in the sky feeling like a home of your own, here are a few ways to inject a little edge.
Dining » A single accent wall can be all you need (especially in a compact space) to dramatically change the look, even with wallcoverings. Bouclair Home has a line of affordable
wallpapers in many modern prints for a high-end look at less than $35 a roll. » For big impact from just a little paint, coat your interior doors in a dark gray to add sophisticated interest. I like using Benjamin Moore’s #2121-10 Gray. » Carpet tiles can be laid in virtually any sized area, either wall-towall or as an area rug, and when an inevitable spill takes out a tile or two, they can be easily replaced without heavy re-investment. The “Hide & Batik” series from FLOR continues to dazzle in my design studio, but I also love their Jitterbug Memories for a modern, playful take on a classic chevron. » Consider using an arching floor lamp over a dining table for the hip retro-modern look. They’re also very practical if you want the effect of a pendant lamp without the electrical work (or long term commitment). » A custom integrated table makes a strong statement while saving space by meeting a wall. Pairing it with transparent chairs (a very trendy choice) lets the architectural shape stand out.
Kitchen » Remove the doors on a cupboard (try the underused cabinet over the fridge if you have limited space) and create a miniature gallery for photos, books and sculptural art. You’ll need less storage anyway once you invest in some warm-hued copper cookware and display it proudly on an open shelf or hanging rack — mixing metals is a growing trend so now is the perfect time.

» The knobs and pulls in your kitchen are an oft-overlooked detail that can be easily switched up to add a dash of personality. » Having your upper and lower cabinets painted two different colours lends variety and a highend, European look. Try painting the uppers a lighter shade to open the space, or the lowers a bold hue (such as a raspberry red) to add flavour without overwhelming. » In an open-plan space with wallpaper, here’s how I keep the look consistent from kitchen to dining area: use a single wallpaper in both, and even as the backsplash. Just have a sheet of glass laid over the paper in the kitchen to create a durable surface.
Bathroom » Visitors will always be impressed by a beautiful bathroom, especially when they find something other than the everyday builder’s standard. Consider changing your sink to add a huge punch of colour or texture. Check out Roman Bath Centre for a bright blue porcelain piece, or for a sexy blacklace transparent vessel. » Painting the ceiling a bold colour in a small powder room adds drama without bringing in the already tight walls. In fact, in a high ceiling condo, this can actually make the space feel more proportionate. I recently used Benjamin Moore’s #2054-20 Beau Green for a project and it turned out beautifully. » Replacing a plain mirror with one sporting an intricate frame or modern etched detail adds visual interest in the place you’re already looking the most often. You can even layer a smaller mirror over a large one to get the best of both, such as the dramatic black baroque IKEA “Ung Drill” mirror I featured on Cityline. » If you have the room, a small piece of unexpected furniture can make your bathroom feel less utilitarian and
MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration
more like a private spa — a garden stool gives a place to perch a book while soaking in the tub, and a floor lamp (wired safely) adds an extra layer of light and a decorative detail your guests won’t expect.
Living » Gallery style art collections are very trendy right now, with people embracing the variety and easy elegance of a mismatched collection. Gather your framed pieces, replace any of the frames that stick out too much with minimal black, white or wood options (or paint them out) and hang them one by one from the centre of the wall outward (starting at eye level) until none are left or the composition feels complete. » Replacing the legs or feet on your
furniture, or simply removing the existing pieces and painting them a bright shade, adds a custom detail in an unexpected place. » Freestanding lamps aren’t the only easy option for improved lighting — plug-in sconces install quickly and typically come with covers that mask the wires trailing down (no need to open the drywall). For a modern industrial vibe consider leaving the wire exposed and painting it red or another high-contrast colour. » Combine your bookshelf and side table by simply stacking the biggest books right on the floor. Pile them to about 18 in. next to your favourite reading chair, and top it with a transparent tea-tray for a modern, space saving look 100 per cent unique to you.

recent Cost of Love study, you’re about as cute as the tax collector. The 2016 edition, which crunches the costs associated with a one-year dating period, one-year engagement and the average Canadian wedding, finds the price of romance has increased 22.8 per cent from last year - and a whopping 41 per cent since the study’s 2013 debut. Why are the costs of coupledom on the rise? This year’s findings highlight the cost of travel and dining out exacerbated by the loonie’s recent tumble to about $0.70 USD - account for a greater portion of the dating budget. “While not terribly romantic, it’s important for couples to

Advice | STAT CHAT
The Toronto condo market does it again! By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
2014 WAS A VERY GOOD YEAR for new condominium sales in the Greater Toronto Area (GTA) with over 20,000 sales. I figured with slowing job growth in Toronto at the end of that year and a slumping energy market, that there would be a slight pull back in new supply in 2015 with developers concentrating on getting the projects they sold financed and built. With those parameters in mind, my new condominium forecast published in Fortress Real Developments’ spring Market Manuscript was for 17,775 new sales in 2015. The final annual tally according to condominium market research firm Urbanation Inc. was 20,753 sales. I’ve been accused of being “too positive” as it relates to the highrise market in Toronto — clearly I’m not being positive enough! The year-end data by Urbanation shows some amazing consistency, the level of unsold new condos is almost identical to last year, as are units under construction. When considering every active new project on the market, either in preconstruction, under construction, occupying or registered, 84 per cent of the units in these developments are sold, up from 83 per cent last year. Prices in the new market are up three per cent year-over-year, matching the approximate three-year trend. Consistent steady growth, but not too hot, nowhere near what would be considered a bubble. There is a strong investor
component to the new condominium market, as the rental market in Toronto for condos remains unbelievably hot. Despite the ‘landlords market’ conditions, there is always skepticism about new condo market conditions when the buyers do not intend to live in the units. That is why it is always beneficial to look at the resale condo market, where almost all of the transactions are “real” buyers, or what we call endusers. These folks are purchasing condos because they love the area, the amenities, the designs, the interior finishes, the price, and the views. The average price on a per-square-foot basis in the existing condo market increased 6.5 per cent annually, over 20,000 suites changed hands, and the average unit sold in 33 days in Q4-2015 (down from Q4-2014). The sales-to-listings ratio, a measure of the ratio between supply and demand, was at its highest level in
five years in the fourth quarter. The continual sharp rise in the price of single-detached, semidetached and townhouses in the GTA are driving demand in the condominium apartment market. As each new tower is completed and residents move in, new life is injected into a neighbourhood — more demand for products and services, and a need for new restaurants, bars, and social gathering places emerge. Neighbourhoods are improving and more people want to move in. Urbanation is calling for over 21,000 new condo sales in 2016 — will you be involved in one of them? Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. Follow his blog posts and commentary on the Canadian housing market at fortressrealdevelopments.com/news or follow him on Twitter @BenMyers29.

Toronto residents recognize value at
On The Danforth
AS SOON AS TORONTO HOMEOWNERS Joe Fournier and Lori Rennie saw the signs go up advertising On The Danforth condos, they knew they wanted to own a suite in that ideally located residence. When Diam Developments launched sales, they purchased a one-bedroom plus den design. “We currently live close to this location,” Lori says, “and we know the area well. That was a big selling point for us.” “The Danforth is a great part of the city,” Joe explains. “There are hundreds of shops, services and restaurants there, including several we frequent. The beach isn’t far either, which is nice.” At the top of their list of must-haves, however, was proximity to public transportation, and On The Danforth is named for its location
close to the Woodbine and Main subway stops and the Main/Danforth GO Train station. “This is an ideal address for anyone wanting to travel via the subway within the city limits, and on GO transit to the outskirts,” Lori says. “Residents will be able to get anywhere in and around the city quickly, from downtown to east and west.” Joe is a general contractor, and Lori is a national account manager for a manufacturing company. This savvy professional couple also appreciates the contemporary design of the building by onespace architecture + interior design. The exterior will present an intriguing blend of terraces amid U- and L-shaped highlights that suggest movement. “We love it,” Lori says. “The minute we saw the large terraces and the fact that we could have a gas barbecue hook-up on one of them, we were sold.”

Toronto homeowners Joe Fournier and Lori Rennie
She adds that they are also pleased with the building’s amenities appointed by esQape design inc. “In particular, we like the gym and rooftop party room. It will be easy to keep fit and entertain in this residence.” The main floor will house On The Danforth’s boutique-inspired lobby featuring concierge service; the multi-purpose room Lori mentions with its kitchen, dining room and outdoor terraces; plus a pet spa and bike storage. Situated on the 10th floor, Club Danny will encompass the fitness facilities, a lounge, WiFi lounge, fireplace and rooftop barbecue terrace. Joe and Lori selected a 645-sq.-ft. suite with a generous 180-sq.-ft. terrace. “We were drawn to the terrace on the south side, and there is room for a pullout couch in the den/office. We also love the walkouts from the bedroom and living area.” Features and finishes in the 131 suites at On The Danforth range from 9-ft. ceilings (10-ft. in penthouses) to quality laminate flooring. They include five appliances and quartz kitchen countertops as well. As for their purchase experience, Joe and Lori are delighted with Diam Developments. “They have been very helpful, knowledgeable and quick to answer all
our questions,” Lori says. “They guided us through the process professionally and patiently. We’re looking forward to watching the condominium being built.” Diam Developments has built high-end luxury homes for many years, and the company is well equipped to deliver its first condominium residence with quality and panache. Situated at Danforth and Oak Park avenues, highly successful On The Danforth is a favourite of first-time buyers as well — especially with Diam Developments’ Easy Own Program making it possible to buy with only 10 per cent down. Prices begin from the mid-$200s, which means buyers will find monthly mortgage payments similar to rents, but they will be building equity. Visit On The Danforth’s presentation centre and model at 2359 Danforth Avenue (south side of Danforth, just east of Woodbine), Monday to Thursday noon to 6 p.m.; weekends noon to 5 p.m. Call 647-348-9009 or register at OnTheDanforthCondo.com.
