Buying a brand-new home or condo offers an opportunity to get exactly what you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The term “get it in writing” has never been more important in the case of the new-home or condo purchase since it outlines everything your new home will have in it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a home is much more complicated than a resale transaction where the home already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements so new-home contracts can vary from one builder to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

2 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

A home is probably the biggest purchase you’ll make in your lifetime, and it’s also arguably the one that will bring you the most joy. In the long run, real estate is generally a sound investment that yields security and a good return, should you ever decide to sell. But if you’re looking for immediate gratification, nothing beats the feeling of stepping through the door and knowing you’ve arrived “home.” There are about as many different types of condos out there as there are buyers. Whether you’re leaning toward a small-but-sweet studio in the city, with every imaginable amenity steps from your front door, or you have your eye on a spacious suite in the suburbs, rest assured that the perfect home is out there, waiting to be discovered. However, with so many choices, where do you start? Keep an open mind, but don’t compromise on your must-haves. Be clear on the lifestyle you expect to lead. This includes satisfying your professional self, the social butterfly and of course, your inner accountant. Here’s where it helps to make a list – and clearly identify your needs and wants, to be clear on what you’re willing to compromise on when push comes to shove. Is that second bedroom truly essential, or would you make better use of one bedroom with a large ensuite and walk-in closet? You decide. You may be surprised at your own choice in the end. Buying a home is a major milestone, so at the end of it all, don’t forget to have fun and enjoy the ride. Happy condo hunting!

BILD REPORT

Understanding your home’s structure By Bryan Tuckey

Y

ou sleep there, you eat there and you entertain there. It’s your home and you want it to be safe and comfortable. One of the most important aspects contributing to the comfort of your home is the building envelope and just like a car, the building envelope requires regular maintenance to keep it in tip top shape. You may be wondering, what is the building envelope? It’s a technical term for three barriers – weather, air and thermal – that stand between what’s inside your home and what’s outside. When all three work properly, your home is more energy efficient, safe and comfortable. In any building, the top three most important parts of the building envelope are the foundation, the exterior walls (including doors and windows) and the roof. There are key systems that work within that envelope – think heating, cooling, plumbing, electrical – and they perform best when maintained. So how can you tell if there’s a problem? The most common symptoms of a problem with the building envelope are water stains on the interior walls or ceilings, windows that are wet on the inside, mould and increased air flow due to missing sealants such as caulking. The most important thing to do is don’t ignore it.

If you live in a multi-family dwelling, like a condominium building, you can take comfort in the fact that our industry follows strict building codes, provincial standards and municipal policies, plans and guidelines when building homes, as well as employment centres. Ask your condominium board about the inspection program in place and a schedule for building envelope maintenance. Some upkeep can be done in the individual suites, but most are likely building-wide and big jobs.

Ask your condominium board about the inspection program in place and a schedule for building envelope maintenance You can do some research and learn if the problem is too big to solve yourself. If it is, we have a database of professional renovators and trade contractors on the RenoMark website, renomark.ca. RenoMark renovators and trade contractors can provide some expertise. They are BILD members and abide by a Code of Conduct, which includes providing a detailed, written contract, carrying a minimum of $2 million in liability insurance and offering a two-year warranty on all work. 10 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

CONDO PRO

More women choosing the condo lifestyle By Barbara Lawlor

T

he condominium landscape across the GTA gets more beautiful and exciting every day. And condos continue to be the popular choice for new homebuyers from all walks of life, including more and more single women. This started a few years ago, when the condominium lifestyle began receiving attention from more than just the empty-nester segment of the market. The feeling of community, nurtured by gorgeous amenity areas, combined with the privacy of having one’s own suite, offers the best of both worlds. Residents can mix and mingle with neighbours and also enjoy the solitude of their personal surroundings – all under one roof. Add to that the enhanced security that comes with condo living, and it is even more attractive for women. With the concierge providing screening of visitors and “eyes on the street,” suite owners have a feeling of security when entering their buildings. Today’s condo dwellers also enjoy peace of mind from features such as monitored cameras in the underground parking garage, enter phone or in-suite security systems. In a condominium, there are plenty of neighbours close by should residents need help with anything. Trading favours like watering plants or caring for pets while someone is away is a common occurrence, and seeing the same people day after day in the hallways and elevators and getting to know them over time is comforting. Another wonderful thing about buying a new condo is the “new” part. There is nothing like the smell of a new suite that is completely clean and waiting for your personal imprint. What a joy it is to be able to select your own colours and materials for flooring, countertops and the like. And starting out with brand new appliances is a real luxury. Even when couples are involved in a condominium purchase, it is usually the woman who makes the primary decisions when it comes to selecting features and finishes, and even sometimes which building they choose. The standards and upgrades offered are important, because of the value they provide, and the opportunity to create surroundings that reflect the buyers’ personalities. In addition to paying particular attention to the details, women tend to see the overall picture. Take the lobby, for example. This area is like the living room for the entire building, and I think that women, in particular, prefer it to have an upscale, sophisticated feel that reflects the sensibility of the condo’s architecture. Day-to-day lifestyle is critically important in the list of reasons why women opt for condos as their first choice. A fantastic sense of freedom comes from the ability to lock and leave, without worrying about lawn maintenance, snow removal, heavy repairs and the like. Plus, today’s condominiums have positively gorgeous amenities that nurture a sense of belonging and make these buildings feel like “home” in the true sense of the word. 16 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

And let’s not forget price as a motivating factor in condominium selection. Across the GTA, condo suites are less expensive than lowrise homes, which accounts for their popularity with first-time buyers – females and males alike. Buying instead of renting is a wonderful investment in your financial and lifestyle future, and you can enjoy the fruits of this investment every day.

Ontario housing starts to rise in 2015, dip in 2016

O

ntario’s housing market will continue its steady rise in 2015 before taking a dip in 2016, according to the First Quarter 2015 CMHC Housing Market Outlook released today by Canada Mortgage and Housing Corp. (CMHC). Ontario annual home starts will grow to 63,200 in 2015 before easing to 60,500 units in 2016. Ontario home starts will range between 54,800 and 68,100 units this year. “An improving economy will be more supportive of the Ontario housing market in 2015 than it has been in the recent past. However, as home prices continue to grow, particularly for single-family homes, demand will increasingly shift to more affordable housing by 2016,” says Ted Tsiakopoulos, CMHC’s Ontario regional

18 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

economist. “Neighbouring resale markets surrounding the GTA, higher density dwellings and rental over ownership tenure will benefit most from the shift in buying patterns,” Tsiakopoulos adds. Ontario existing home sales will gradually lead the market higher with Multiple Listing Service (MLS) sales growing to 209,700 units in 2015 before slowing to 202,700 units in 2016. MLS sales will range between 188,800 to 220,500 units in 2015. Ontario home prices will grow at a slower rate over the forecast horizon. The provincial outlook echoes the national outlook, which “calls for gradual moderation in the pace of new home construction over the next couple of years as employment, disposable income and high net migration continue to support the market,” says Bob Dugan, chief economist for CMHC. “However, downside risks have increased since the previous forecast due mainly to recent declines in oil prices. Lower oil prices will negatively affect oil-producing economies like Alberta, Saskatchewan, and Newfoundland and Labrador, which will only be partly offset by the positive effects of lower exchange rates and interest rates across all provinces. We have widened the forecast ranges for housing starts, Multiple Listing Service (MLS) sales and average MLS prices to reflect these risks.”

COVER STORY

Cresford Signature Penthouses HIGH STYLE, HIGH DESIGN, HIGH LIFE

Can there ever be too much of a good thing?

It takes attention to detail to create perfection.

Cresford knows luxury. They are continuously pushing the envelope in sophisticated, designer living, finding inspiration from classic style and global trends in design and high fashion. This sense of style awaits those who wish to call a Cresford Signature Penthouse “home.” A true place in the sky, a Cresford penthouse combines timeless elegance with extraordinary attention to detail. It is the epitome of luxury living. It’s this passion to build high-end luxury lifestyles that Cresford is bringing to its penthouses at its three designer condominiums – CASA II, CASA III and MYC. Each of these residences is distinguished by its association with a world-class fashion brand: CASA II with furnishings by MissoniHome, CASA III with lobby and amenities furnished with Hermès, and MYC decorated with the artistry and ingenuity of Italian designer furniture brand LEMA.

Contemporary wisdom says, it’s the views that make a penthouse. In the case of CASA II and CASA III, the unobstructed views from the gorgeous wrap-around balconies are second to none in the city. MYC overlooks the spectacular greenspace of Mount Pleasant and the Rosedale ravines, where a simple ritual like coffee on the balcony turns into a sublime experience. Even by Cresford’s high standards, these are no ordinary penthouses. The level of design and attention to detail make them the most chic penthouses in Toronto. If the views are out of this world, the interiors are no less impeccable. Here, Cresford has spared no expense in creating a truly opulent environment, with high-end standard finishes and exquisite attention to the smallest details that, when combined with standard Cresford features like floor-to-ceiling windows, flood interiors with light and space.

CASA II

The interior finishes offer a modern, timeless, high level of design and detail, from higher ceilings to sleek Scavolini European kitchens with top-ofthe-line Wolf, Miele and Sub-Zero appliances and Kohler fixtures, to the most elegant offerings of marble, quartz and rich wood finishes. Spacious interior layouts allow for entertaining, while offering the privacy you desire with dissociated bedrooms and a separate powder room for guests. The master bedroom and spa-inspired ensuite are strategically located to maximize the incredible views. Wake up to spectacular panoramas of the city. Every bedroom comes with a spacious walk-in closet.

Simply the best the city has to offer. It’s always been Cresford’s philosophy to develop only the most sought-after, prime downtown locations. Nowhere is this strategy more apparent than in the location of its Signature Penthouses. CASA II and CASA III are in the heart of fashionable Yorkville, steps to the subway, designer shopping, museums, restaurants, arts and culture. MYC also scores high on its great location in Davisville Village, a neighbourhood filled with charm and ambience. Its close proximity to the Yonge Street subway line, schools, parks, shopping, cafés and restaurants, all add up to a great place to live. The scenic Kay Gardiner Beltline is a beautiful nature trail that encourages you to get out and live an active, city lifestyle. MORTGAGE ADVICE

What the rate drop means for homebuyers and owners By Alyssa Richard

O

n Jan. 21, Governor Stephen Poloz announced that the Bank of Canada (BoC) was dropping its overnight rate by 0.25 per cent, from one per cent to 0.75 per cent. It was the first time the rate had been changed in nearly 4.5 years. First, if you read the news or happen to follow even a few personal finance experts on Twitter, you probably got the sense that it came as a surprise – and it did. Until a few months ago, everyone expected Canada’s economy to finally pick up in 2015, and for interest rates to go up along with it. Unfortunately, as you’ve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy. Profits are down, people are losing jobs… and the BoC’s decision to cut its rate was meant to do one thing: encourage banks to drop their Prime rates, so Canadians who were feeling the negative impacts of what’s been happening in the oil industry could keep up with their existing debt commitments. Conversely, at first, the banks chose to ignore the BoC’s rate cut and refused to lower their Prime rates, stating concerns that dropping interest rates further would actually cause Canadians to take on more debt they couldn’t afford to repay, versus help those who were feeling the pinch. Finally, one week after the overnight rate was dropped, the big banks all lowered their Prime rates – but only by 0.15 per cent, not the full 0.25 per cent. There’s no telling how long this will last, or if the banks will drop their Prime rates further, but here’s what it means for you. If you’re a homeowner with a variable-rate mortgage rate, your bank’s decision to drop its Prime rate will result in a smaller monthly mortgage payment. A 0.15-per-cent decrease won’t save you much – maybe $40 per month on a $400,000 mortgage – but it’s still something. And if you are carrying extra debt or want to make a lump-sum payment on your mortgage later this year, use this savings to help you do so.

Unfortunately, as you’ve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy 22 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

If you’re thinking about buying a home this year, don’t let these lower interest rates make you think you can afford an extra-large mortgage. There’s a lot of uncertainty surrounding this rate cut, and we don’t know how long it will last. It’s really important to buy a home that is below your maximum price limit and to stress test your mortgage. That means tacking on two per cent to the current interest rate and seeing if you could still afford the payment, if interest rates went up. The banks are right to be concerned about Canadians taking on more debt; that’s what happens in low interest rate environments. Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.

Cost of love in Canada: $50,339.21 By Lydia McNutt

A

re you planning to buy a home this year? Or maybe 2015 will be the year you find true love! Well, it may be a case of either/or, when you consider that the cost of loving is up there with the cost of a down payment on a home. According to the third annual Cost of Love study by RateSupermarket. ca, love will set you back $50,339.21, from first date to cutting the wedding cake, with a one-year dating period, one-year engagement and the average Canadian wedding. The price of romance is up 11.4 per cent from last year. If that doesn’t break your heart, compare the price of love to the cost of living, and you may shed a tear. According to the fourth-quarter 2014 Housing Market Outlook by Canada Mortgage and Housing Corp., the average price of a resale home in

Canada as of Dec. 2014 was $414,300, with an average down payment of $66,288. In Toronto, that number more than doubles to $839,500 with a down payment of $134,320. And as per Urbanation,’s 2014 Condo Market Results, the average condo price was $389,000 with a down payment of $62,240. “On average, the prices associated with dating, engagement and nuptials have increased. And, as costs for food and travel grow amid today’s low currency environment, our findings underscore the importance of being financially prepared for life’s milestones,” says Penelope Graham, editor at RateSupermarket.ca. “Clearly, Toronto homebuyers are in an especially challenging position when trying to simultaneously save for home ownership and relationship costs. If loving and living are both in your future, communication and coordinated planning are key. “Individuals should be aware how increased spending – whether on entertainment, travel, or a certain piece of jewelry – can derail the best-laid of financial plans,” Graham says. She offers these financial tips for couples: • Many modern-day couples live together before tying the knot, are trading in the traditional wedding gifts (how many toasters does one couple need?) for a home down-payment fund. • Take advantage of the first-time Home Buyers’ Plan, which lets you and your partner each withdraw $25,000 from your RRSP, providing you qualify. You’ll have to repay the amount withdrawn in 15 years to avoid paying tax. • Contribute to a Tax Free Saving Account.

HOME SWEET HOME

Welcome to the world’s “most livable city” By Lydia McNutt

T

oronto is the biggest Canadian city, and arguably the best – and the proof is in the maple-flavoured pudding, with Toronto’s ranking as the most livable city in the world, according to The Economist. Our economy, real estate market, and Raptors are all winners. We love the lit-up skyline, the bustling social scene, and the amazing diversity that is the definition of “Torontonian.” Toronto made The Economist‘s short list of top 50 international cities, and bested them all when averaging more than 40 quantitative and qualitative indicators like livability (Toronto ranked #4), business (#4), safety (#8), democracy (#8), global food security (#8) and worldwide cost of living (#70 – that last one is no surprise, but we’ll come back to that). The results were published in the Safe Cities Index 2015, a new report by The Economist Intelligence Unit that evaluates urban safety around the world. The report names Tokyo as the world’s safest city. Montreal – the only other Canadian city to make the list – scored second place, ranking #16 for livability, #14 for safety, #4 for business, #8 for democracy, #8 for food security, and #86 for worldwide cost of living. Rounding out the top five cities are Stockholm in third place, Amsterdam in fourth, and San Francisco in fifth. “Safe cities are those that can support a vibrant cultural life and a dynamic entrepreneurial environment in which everyone can thrive,” the report says. “The best examples of these will be at the forefront of economic and commercial growth for years to come.” “Toronto in Canada is a consistent performer across the five other indexes, putting it top overall,” according to the report. “Deciding where to live is a personal choice for many city residents. For some, safety will be paramount. Others will prioritize culture and creativity. Two neighbours may hold opposite views on democracy and the cost of living. But often choice will be based on a mixture of reasons.” So, what drives your decision when it comes to location? If you’re on the home hunt, then you’re likely in the thick of that dilemma, carefully weighing factors like cost, convenience and of course, commute times – we are talking the GTA, after all. Do you have kids, or are you planning to? Are you a workaholic? Shopaholic? Outdoor aficionado? Where you choose to buy a home will impact your lifestyle while you live there, and it could affect the resale value when you sell the place one day. Location is also the one thing you can’t change about your home, so choose carefully. Of course, cost is a key determining factor in the location debate. Livework-play locations, which are often downtown or in major suburban hubs, are often thought to be out of financial reach for many homebuyers, who find more bang for their buck in the ‘burbs. Interestingly, a recent study by

26 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Pembina Institute and RBC showed that 81 per cent of GTA residents prefer to live in a walkable, transitfriendly neighbourhood over a car-dependent location. Pembina Institute and RBC also found that residents spend an average of $10,000 a year on car ownership. In a location-efficient, walkable, caroptional neighbourhood, they would save a minimum of $200,000 over 25 years. That extra money could cover the cost of living in a more expensive, more central community. Do your research and consider your options – and finances – carefully. A downtown home in the world’s most livable city could be well within reach.

HOMEBUYERS’ HELP

Luxury optional: When you should spring for upgrades By Marnie Bennett

I

t’s always interesting to watch new home and condo buyers as they choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined to not go a penny over. Whatever your personality type, the ability to prioritize is key. The types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.) Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown moulding and taller baseboards, or highend appliances, custom cabinetry and top-of-theline hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain shower heads… the list goes on and on. As you can imagine, it’s enough to set your head spinning. So, which features should make the final cut? Consider the following: » Which upgrades will have the most impact on your quality of life? Write down every option that appeals to you, and then rank them in order of importance. You may be surprised to find that sometimes it’s not the most expensive items that matter most to you. » Which make the most sense from an investment point of view? While it’s hard to imagine selling a home that isn’t even built yet, there will come a day when you’ll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser. » Which can be easily postponed for a couple of years? If you’re still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature to install right off the bat, while cabinet hardware can easily be replaced at a later date. While I don’t generally advise my clients to splurge on every bell and whistle, the right touches will make your home feel as special as you are. Like so much in life, it’s about striking the right balance.

Don’t be afraid of the “big, bad” Toronto condo By Ben Myers

I

n early February, Urbanation released its 2014 condominium market data for the Greater Toronto Area, and what a year it was! New condo sales jumped 51 per cent over 2013, and unsold supply dropped 10 per cent. The sales-to-listings ratio in the resale market in the fourth quarter was the highest since Q4-2011, despite of a record number of projects completing and occupying last year. New and resale condo prices were up about four per cent year-over-year, outpacing inflation, but far from “too hot.” What a tremendous result. Well, you might not think so if you read the newspaper. Let me give you the background. There tends to be a pretty even relationship (one to one) between the number of new units launched in the GTA and the number of sales in any given year – you can’t buy what doesn’t exist, right? Well, Urbanation expects fewer new units to launch this year, and given the fact that 2014 was the third-highest sales year on record, Urbanation expects a modest slowdown in activity in 2015. So instead of celebrating the tremendous resurgence in the new condo market in 2014 as I highlighted above, the headline in the newspaper read, “Toronto condo market likely headed for moderate slowdown.” I find this very depressing. I don’t blame the newspaper or the headline writer, they are doing exactly what they need to do to get readership, because fear sells. On my Twitter feed a couple of years ago, I linked to articles going back as far as 2002 that warned of condo oversupply, bubble pricing, ignorant and overleveraged condo investors, delinquent foreign owners, or mismanaged condominium projects with maintenance fees about to skyrocket. People love to read and share these articles. Fear is a powerful emotion. To many people, the pain of losing money on a real estate purchase would be so much greater than the positives associated with their home appreciating in value. They let that anxiety and distress cloud their decision making. Don’t be afraid of the big, bad Toronto condominium – none of the scary scenarios have come true. The best thing you can do is conduct your own research, ask friends who have bought a condo if they would do it again, and find out what they wish they knew the first time around. INTRODUCING THE INSTA-COMMUTE: SmartTrack takes River City to the next level

C

hampions of regeneration, Urban Capital have earned their reputation with just cause, bringing their full-spectrum, high-design vision to areas that were previously neglected, even derelict, turning where you might not even want to walk into exactly where you want to live. Case in point: the strikingly beautiful, progressive River City development that is a lodestone and iconic residential component of the revived West Don Lands. The Saucier + Perrotte architecture already has critics swooning. Add Urban 40 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Capital’s imaginative, intuitive renewal strategies when it comes to shared urban space (the innovative Underpass Park formed part of their original design proposal), furthermore cutting-edge sustainability technologies, and it’s little wonder Waterfront Toronto chose Urban Capital over 17 competitors to make the most of an area that currently holds much of the city’s focus. The latest headlines involve one of the biggest transit thrusts the city has seen in decades: SmartTrack. On trend with River City’s architecture that would be at home in Barcelona or London comes European-style light rail transportation. Plans laid out by Toronto’s Mayor John Tory for an above-ground regional LRT system employing existing GO train infrastructure aren’t just confirmed, they’ve now been accelerated by Toronto City Council.

SmartTrack is set for completion in 2021, offering 22 new stops, five new interchanges, and all-day express service from Markham in the east to the Airport Corporate Centre in the west. The emphasis in these cases is on slashed commutes from far-flung suburbs, but downtowners acquire exponential time savings too. River City couldn’t be more pre-eminently situated and scheduled to profit from SmartTrack. Abutting River City to the south and east is the glorious new Corktown Common, with its urban prairie meadows, ecologically sensitive marshland, splash pad, fire pits, sports field, dog run, and direct access to Toronto’s 1,800 kilometres of bike paths and trails. The latest, exciting proposal is for a pedestrian footbridge to span the Don River due east of Corktown Common, strategically linking River City to the Unilever site: an 28-acre former Sunlight Soap factory opened in 1892 that is currently poised to be redeveloped into 15 million brand new square feet of office and mixed-use commercial facilities. A major transit hub is included in the Unilever scheme – a SmartTrack station virtually in River City’s backyard. The one-stop Unilever to Union SmartTrack journey will clock in at six minutes. Unilever to Bloor-Yonge will take 17 minutes. It’s not hard to imagine the residents of River City getting their departure times down to a fine art, whether they’re heading to Bay Street, uptown, or simply walking across the footbridge to work in what’s slated

to be Toronto’s Canary Wharf. Nor is it hard to imagine SmartTrack passengers looking out their windows to spot the sleek black and shining white River City landmarks that signify one last stop before Union Station, the dark beauty and dazzling circuitry of River City serving as emblems of their revived, regenerated, enviable east downtown. Bursting with potential both realized and about-tobe-realized, Corktown, the West Don Lands and the Port Lands are Toronto’s latest, biggest, best and busiest Cinderella story and River City is at the centre of that. If all of Toronto isn’t gripped by what’s transpiring in the River City surroundings, it will be soon. It’s one thing to invest in a home, it’s another thing altogether when your city invests along with you. It’s incredible that this humble Victorian history has this much phenomenal potential, and we all get to see it built. Welcome to 21st century, beautifully accelerated Toronto.

CONDO CULTURE

The wine cellar solution for condo dwellers

J

ust because you’re a small-space dweller doesn’t mean you can’t live luxuriously. Wine cellars are generally one of those dreams that move out when you move into a compact home. While the big, climate-controlled room with tasting table and built-in racks may still be beyond the condo owner’s reach, there’s a great solution that lets you have your wine and drink it too, so to speak. Wine cellars now come in a wide range of shapes and sizes, with an even broader array of features. From dualtemperate zones to countertop models, there are options for everyone – from wine beginners to wine aficionados. Which is great news, as sommeliers world-wide would agree that storing wine in a cupboard is probably the worst thing you can do for wine. And unless you’re drinking your wine and replacing it regularly, those cute six-bottle holders that go on the wall are not your vintage’s best friend. There’s no light or climate control. Indeed, top sommelier Anne Martin says that storing a wine in your fridge at too cool a temperature can dry out the cork, making the bottle more difficult to open. She adds that many of us are unknowingly guilty of drinking our white wines too cold, and our red wines too warm! A too-cold white wine doesn’t allow you to fully enjoy its range of flavours, while a too-warm red brings out too much of the alcohol notes, and not enough of the flavour. Wines are best stored in a dark spot, free of direct UV rays and household lighting. Sunlight can cause wine to age too quickly and deteriorate. Plus, away from the light, those lovely labels won’t fade. Then connoisseurs and oenophiles can just start collecting. No need to let your living situation dictate your enjoyment of finally opening up that award-winning vintage, or aging that special bottle to perfection! A dedicated wine storage unit, such as the wine cellars offered by Canadian company Koolatron (koolatron.com), eliminates this stress and guesswork by offering a consistent, regulated temperature, free from ambient lighting. They also protect against environmental dangers such as vibration and strong odours. Starting at $159.99 for a six-bottle unit, proper wine storage and serving is affordable, and small enough for small space living. Of course, the six-bottle cellar may be for the more occasional or novice collector. The serious collector will want to consider a larger unit – 45 or 68 bottles. The serious collector may consider the 165-bottle cellar, or combine several.

Wine cellars are no longer just for sprawling homes and sommeliers...

42 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

With great controls, a unit such as this is self-contained. Sophisticated construction means they control the position and climate perfectly, to ensure wines age well and can be enjoyed to their fullest potential, without worry of vibrations stirring up the sediment or light getting in. As opposed to a built-in, these freestanding units are modern and offer contemporary design, so they work well in your decor. They can be located in a convenient corner or closet as they are space-saving and streamlined in design. And if you move, they move with you. It’s an investment in your lifestyle, not just your décor.

MONEY MATTERS

Owning versus renting By Gail Vaz-Oxlade

T

he housing market has gone wild in much of the country and it has people panting to make a good investment, and make the jump from renting to owning. Slow down and consider all the angles before you dive in.

There’s something about money Did you see that? Did you? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While the money is a key consideration – and it’s a pretty complex one – it shouldn’t be the only consideration. That being said, if you’re going to make the decision to move from renting to buying, you have to look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you don’t pay if you are renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, all that has to be balanced off against the fact that no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale with the hopes of turning a profit, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money you earn is tax-free. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. If a window broke, I called the landlord. If the fridge stopped working, I called the landlord. Renting is virtually a worry-free existence. (All this is assuming you have a decent landlord). Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. Location, location Buying a home in a neighbourhood you don’t know well is one of the top mistakes homebuyers make. If you’re new in town, you may be better off renting for six months or a year to get a feel for the area. If you like living there, you’ll feel much more comfortable signing on the dotted line later on.

46 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Steady as she goes Your employment prospects should be pretty stable before you consider buying your own home. Home ownership requires a number of regular payments – the mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors that will weigh in when it comes to the buy versus rent question. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.

INVESTOR ADVICE

Why pre-construction condos are a great buy By Andrew La Fleur

T

here are many different ways you can invest and make money in real estate. Most types of real estate investments are very hands-on and require a lot of time and effort. Investing in pre-construction condos, on the other hand, can be highly lucrative with minimal effort. Here are four reasons why I believe that pre-construction condos are the best way to make money as a real estate investor. 1. Leverage The number one reason why so many real estate investors look to the pre-construction condo market is the ability to leverage their money over time. With just 15 to 20 per cent of your own money, you can buy 100 per cent of an appreciating asset, and you get to hold that asset for three to four years without making any payments on it. Over the last decade in Toronto, thousands of investors have seen incredible returns by simply buying, waiting, then selling on completion.

4. Rental demand Since the end of the highrise apartment construction boom of the 1960s, there have been almost no purpose built rental buildings in Toronto. Yet our city keeps growing by tens of thousands every year. The need for new rental units is now filled almost entirely by new condominiums, and tenants always want to live in the latest and greatest buildings. Buying pre-construction guarantees that you will own the newest apartment on the block when the building is complete, and condo investors know that renting out a unit in a brand new building has been a very lucrative experience.

2. Access to triple-A locations Condo investing allows ordinary investors to get a piece of real estate in otherwise unattainable locations. Owning real estate on Yonge Street, King Street or on the waterfront is made possible for average investors only through the power of condos. And with many developers offering flexible deposit structures, you can own in these prime locations for a fraction of what it would cost to buy a commercial property, a house, or a small apartment complex in the same locations. 3. Low maintenance New condos are perfect for the busy professional or selfemployed business person because you can own multiple units with little to no monthly property management. Many of my clients tell me that they are so busy with their full-time jobs or their businesses, they don’t have time to start a part-time business as a landlord. Compared to buying a house or a commercial property, new condos offer the lowest maintenance with the highest rentability. So, there’s nothing to fix or maintain, and your unit will rent out very quickly, saving you time for what really matters in your life. 48 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

An organized effort By Jane Lockhart

L

iving in a small space means maximizing storage and ridding yourself of unneeded items. It’s sometimes tempting to take everything with you for those “just in case moments. But starting fresh has its advantages when it comes to making the most of storage options to max out their usefulness. No matter if you are moving into a new house or condo, no one ever says they have enough closet space, so making the most of what you have is critical. Investing in closet organizers in the bedroom that provide shelves, both short and long, hanging as well as drawers and shoe storage will be invaluable. You will be happy you took the time to do this as you move in and create a new life and new routines. Leaving a closet undone will simply waste space in the end.

Another area to make sure you maximize space is in the front hall closet. Being Canadian means we have a lot of different seasonal coats and footwear and this needs to go somewhere! Think about adding shelves, drawers and hooks to this closet as well. Make sure the doors to the closet are swing doors if possible and not sliders, as sliders can make closet access difficult. continued on pg. 52

Another place to create useful organization is the linen closet. Be sure to update this space with lots of shelving prior to using it. A tip that will help maximize your storage within your linen closet is to tightly fold each sheet set and then place them inside the corresponding pillowcase. This will help you stay organized, allow you to see all of the linen sets and will keep everything together. Store unused items in bins that fit under a bed, or purchase a new bed with built-in drawers that tuck under the mattress. This is a big area, so make sure it is efficiently used – particularly in a condo! This is a good place to store outof-season items, as they will be out of sight and mind until they are needed. If you have the height and budget, build upward! Create a wall unit that goes to the ceiling so you not only elevate the visual height, you take advantage of this extra storage space. In the area, you can store items such as CDs, DVDs, books and photo albums. These items can take up lots of space if not stored efficiently, so make sure to buy storage solutions specifically created for these items. If your home is being built brand new, request additional outlets in easy-toaccess places to cut down on the clutter of power cords. Consider adding extra receptacles under the cabinets in kitchens to maximize counter space, and a few extra in the bed and bathroom, so that you have enough space for chargers, your hair dryer and shaver. CMHC REPORT

January sees bounce-back in highrise starts

H

54 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Thousands of Starts

ousing starts in the Toronto Census Metropolitan Area (CMA) trended at 25,290 units in January compared to 25,480 in December 2014 according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Toronto housing starts in January 2015 continued to trend at a similar level compared to the previous month. However, condominium apartment starts reached an eleven month high,” says Dana Senagama, CMHC’s Toronto senior market analyst. “The recent bounce back in highrise starts activity has been expected due to an increase in pre-construction highrise sales since mid-2013”. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The stand-alone monthly SAAR was 37,102 units in January 2015, up from 26,321 units in December 2014. The increase was the result of a significant increase in apartment starts.

The city of Toronto recorded the highest number of starts in January, made up of mostly condominium apartments. The next highest level of starts was recorded in Vaughan, which saw the next largest number of condominium apartment units begin construction. This was followed by Brampton, which recorded the highest number of single-detached home starts.

TAXING ISSUES

Taxes paid, money owed By Henry Choo Chong

Q

My wife and I recently welcomed her elderly parents into our home. They lived in north Simcoe and we are in Richmond Hill. They loved their home; unfortunately they can no longer maintain it on their own. We can financially and physically help them in their senior years. Can we deduct the money we give them for living expenses? Where and how on our tax return? Ron and Beth, Richmond Hill

A

The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (the “Sandwich Generation”) is blessed with having the people most close to us at home – our children and parents. Unfortunately, neither Ottawa nor Ontario provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on their adult child.

Q

My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for our kids. How much of the tuition may I deduct and how? Alan, Markham

capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. Consult your accountant/tax advisor before committing to pay any income taxes.

The opinions and views expressed herein are those of the author and not those of New Condo Guide. New Condo Guide does not necessarily endorse or encourage any specific tax strategies. Please consult a tax professional for advice specific to your particular situation.

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Q

I recently sold a real estate investment property. How much income tax will I pay? I calculated I made approximately $80,000. Karim, Mississauga

A

Real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000

HOMEBUYERS’ HELP

Condo opportunities in the GTA BIGGER UNITS, MORE BEDROOMS, EXPANDING OPTIONS By Wayne Karl

I

f you’re looking to buy a condo in the GTA this year, know that it’s one of the most affordable and desirable home choices out there. And coming off a strong 2014 in which the number of condo completions hit record highs, and prices of new condos climbed four per cent to $454,476 (compared to eight per cent to $705,813 for new lowrise homes), the good news is that there are plenty of options for you. Young, first-time buyers typically like to live downtown, close to work and play, and there are virtually countless projects to choose from. Indeed, it’s largely a lifestyle choice – living in a modern building not only with features like health and fitness facilities and attached mixed-use amenities, but also proximity to hot neighbourhoods with popular restaurants, pubs and other attractions. The challenge is that in recent years, the majority of units, especially downtown, were small onebedrooms, and there was a notable trend toward more “micro condos” – those averaging less than 500 sq. ft. This may be suitable for young singles, but presents a challenge for buyers who get married or otherwise continued on pg. 60 58 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

HOMEBUYERS’ HELP continued

“Developers will increasingly have to offer attractive incentives to buyers, like prices that are at or below resale values, extended deposit structures, and rental guarantees to keep the momentum going”

want to buy with their partner or a co-buyer, or have a family. The answer is more two-bedroom units, and developers are building them. The number of twobedroom units climbed to 41 per cent in 2014, compared to 31 per cent in 2011, according to RealNet Canada Inc. The 2014 Strategic Review from RealNet and the Building Industry and Land Development Association shows that the index size of a new condominium increased to 816 sq. ft., as supply shifts toward twobedrooms. Average price per sq. ft. was $557, an increase of two per cent from 2013. Given the choice available to buyers, and the competitive nature of the condo sector, more developers are also offering incentives. “Developers will increasingly have to offer attractive incentives to buyers, like prices that are at or below resale values, extended deposit structures and rental guarantees to keep the momentum going,” condo expert Andrew La Fleur said in his forecast for 2015. “If they do these things and they have good sites in good locations, they will continue to sell well.” 60 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Shaun Hildebrand, senior vice-president at condo research firm Urbanation, seems to agree. “After taking a break in 2013, new condo buyers were enticed back into the market as pricing and incentives became more competitive across a greater selection of available units. The strengthening resale market and tight rental conditions, combined with lowered expectations for interest rates, should keep the new condo market humming in 2015.” Where to buy highrise in the GTA And the condo opportunities are not just limited to downtown Toronto. “You could take your pick from any area,” says Dana Senagama, GTA senior market analyst for Canada Mortgage and Housing Corp. “If you want to live in the urban core, yes, you will pay a premium to live downtown. But there are more condos we’re seeing emerging in the 905 region – Markham, Richmond Hill and Vaughan. Especially with the anticipated completion of the subway extension, we’re seeing a lot of development occurring in that corridor.”

THE KIP DISTRICT Concert Properties’ award-winning master-planned community to transform the heart of Etobicoke

ocated just west of the bustling intersection of Kipling Avenue and Dundas Street West and only a five-minute walk from Etobicoke’s soon-to-beexpanded Kipling Mobility Hub, The Kip District by Concert Properties is a hyper-connected community with unparalleled access to the GTA, downtown Toronto and beyond. In a world where transit accessibility is paramount, folks are certainly taking notice; The Kip District was just named North America’s Master-Planned Community of the Year by the National Association of Home Builders. The Kip District is Concert’s second-largest multi-phased residential development in Canada, and its largest in the city of Toronto. When complete, it will consist of 1,500 homes plus shops and services within five sleek towers near the Etobicoke City Centre. Residents won’t have to travel far to schools, parks, restaurants and shopping. “Not everyone is aware of Metrolinx’ plans to create what will be a transit epicentre in Etobicoke,” says Catherine Diraison, vice-president of sales at Concert. “With interior finishes that bring a distinctly downtown 66 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

vibe to this hyper-connected location, The Kip District is set to stake its claim as the place to be – and the best investment opportunity – in Etobicoke.” A short walk to Kipling station, residents of The Kip District can access the TTC’s Bloor subway line and the GO Transit commuter rail stop on the westbound Milton Line. It’s an easy 20-minute GO commute to Union Station in downtown Toronto. The TTC’s Airport Rocket bus, which offers direct service from Kipling station, gets commuters to Pearson Airport quickly and at no continued on pg. 68

additional cost. The connected location also affords excellent vehicular access to Hwy. 427 to the west. But as Diraison infers, if transit accessibility is great today, Metrolinx’ plans for relocating Mississauga bus transit (MiWay), GO Transit and the Bloor subway line into one transit location with the Kipling Mobility Hub, will make it even better. This new inter-regional bus terminal will offer quick and easy access to destinations to the west and beyond. Plans for the Hub are well underway with the goal of reducing traffic and creating an efficient connection between the TTC, MiWay and GO Transit. Add to the transit options and accessibility The Kip District’s hip urban interiors and the offering is hard to resist. Designed by renowned interior design firm Union31, the finishes rival any chic downtown condo with Euro-style stainless steel appliances, quartz and marble countertops, generous mirrored closets and eight-ft. sixinch ceilings throughout principal living areas. 68 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Amenities within The Kip District: One – the first building in this emerging community – include a private screening theatre, fully equipped fitness studio, pet wash, outdoor terrace with barbecues and a rooftop party room with private dining room, wet bar, fireplace, billiards and soaring views of the city. The Kip Club – a planned central amenity building – will include a gym and swimming pool and serve as a hub of activity for residents. Urban-inspired gathering places and expansive green spaces have been purposely and thoughtfully designed by the MBTW Group. While The Kip District: One will be nestled adjacent to a 10,000-sq.-ft. parkette, an expansive central square will serve as the centrepiece for all five towers and be joined by landscaped pathways. The Kip District will be designed to Leadership in Energy and Environmental Design (LEED) Gold and Tier 2 City of Toronto Green Standards and will feature a green roof system, Energy Star appliances, high-efficiency heating and cooling, and vehicle charging stations. Rising 28 storeys, The Kip District: One will feature a four-storey podium and suites that include one-bedroom, one-bedroom-plus-den or two-bedrooms. Suites range in size from approximately 500 to 1,000 sq. ft. All feature balconies or patios, with multiple facings for maximum light. Best of all, prices start in the low $200,000s with a large selection of one-bedroom homes under $249,000, one-bedroom-plus-den homes under $299,000 and twobedroom homes starting from the low $300,000s.

flipping it before they recovered their initial investment? We are told about, but never observe, the great screwups with a contractor, or lack of a quality inspection that landed them on the show in the first place. Surround yourself with experienced professionals knowledgeable in the area and type of home you are considering investing in, before you start shopping. o you’re getting cracking on your “nest egg,” ready to put it to good use before your financial planner gets wind of your intentions and tries to reel you back in. Your friends are filling your head with all their success stories of flips, renovations and long-term rental conversions, and some of their ideas are starting to appeal to you. You have a real estate agent sending you listings, optimistic local market reports, and newspaper clippings prognosticating a tight rental market. You are ready to jump into investment properties. Now what? There are proven steps investors can take that will save a lot of money and help avoid disastrous consequences. When starting out, try to avoid the road less travelled. It’s not a TV show Television shows are for entertainment. Segments are edited to make even the protracted, tedious renovations and sale process appealing. We forget how some of the homeowners got on the shows in the first place. How many properties did they lose money on? How long did it take to find the one property that may make them a profit? How long did they have to rent out a property instead of

Comparatively speaking... Investors use ratios like “cap rates” to compare and contrast one investment opportunity with another. Cap rates are an attempt to compare similar and dissimilar properties based on their income potential versus purchase price. On occasion it is an attempt to compare apples to oranges. Beware – comparing a condominium with a six-plex may yield similar cap rates, but capital investment and management efforts are very different. Try to use these calculations on similar types of properties. Cap rates will vary greatly from one city and region to another. Owners are willing to pay more for a similar property in a larger metropolitan area where prices are stable and security of the investment is more assured. YOUR HOME continued

same area, then a straight price-to-price comparison may be very useful. In a large, very developed pocket compare builders, home styles, size of lot and home, and types of finishes. Cooler heads prevail Before purchasing any investment property, get it professionally appraised. If you are planning to resell within a year or so, get the appraiser to estimate the resale value, taking into consideration the improvements you are planning to make. Even if you believe that your property will sell for more than the appraised value, ask yourself if the appraised value is enough to make a profit. If you can’t make money with the appraiser’s evaluation, rethink the improvements, or the purchase all together. Where the big boys play Which would you prefer? To be the nicest, biggest house on the block, or a nice but “typical” home in the community? As an investor, you rarely want to be the one to try to buck the trend in a community. The adjective “typical” should be your most trusted term. If major developers are putting up new 3,000-sq.-ft. homes in this pocket, look for the “typical” underachiever, do a “typical” renovation or upgrade for the area, and expect typical rents. Benefits of this effort is that you will not be waiting for the market you enter to catch up to the big boys. However, in contrast to the bigger players, your home will appear as a good deal to the next buyer and they may pay a premium for it at a later date. Tenants may pay a premium for a unit that is in an up-and-coming neighborhood.

Home of the brave: Tenants are a breed unlike any other. Most landlords I know are just happy to get some tenants out after months of non-payment of rents and hundreds of dollars in damage never to be recovered. You can spend days checking the background of potential tenants, only to face a very different beast once they take possession. Be brave. Do your homework, but set aside a reserve fund for unexpected loss of rents or renovations. For longterm investments you must factor in larger upgrade expenditures and set up a larger reserve.

Be a scrooge. Even on Christmas Investment properties come down to realistic numbers. The more costs you shave off the acquisition, renovation and maintenance of the property, the more you’ll profit. In a flip (a quick resale after acquisition) study your potential resale price very carefully. The word “typical” comes up again. Expect a typical sale price but hope for a higher one. If you can profit from “typical,” you will live long enough to do this again. Shut up and drive Investment properties should be within easy driving distance from you. Few individuals can afford an investment property that generates so much income that they can hire a management company to maintain that investment for them. But even if a manager is involved, be prepared to make the midnight dash to your property – or at least have a trusted handyman on speed dial – in case a bathroom floods, or a washing machine stops working in mid-cycle. Absentee landowner If you spend all your time in Canada but your investment condos are in Arizona or Florida, you must have faith in a management company to handle your properties at least as carefully and cost-effectively as you would yourself. Beware guaranteed returns, maintenance costs and sale prices. If your property is abroad, the laws of that land may not protect you from local suppliers guaranteeing or promising you certain things they cannot deliver. If I had a dime for every story of a vacant condo in Turks and Caicos or Jamaica where certain promises from now-bankrupt developers left investors with overpriced vacation homes… 74 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

LEGALLY SPEAKING

Financing, and what happens if it falls through By Jayson Schwarz

B

efore you go new-condo shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate – the banks want and need your business. Shop around for the best rates, terms and lock-in periods. You should also visit the condo sales centre armed with your knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make his package more attractive or forced his bank as part of his deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When you walk into that sales centre, all ready to buy that beautiful new condo, perhaps the most important piece of the puzzle you need to have is security in your financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion – what happens if your financing falls through? An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up to their end of the arrangement, they can be held liable to the other party for either specific performance or damages. Firstly, if the purchaser defaults, he will likely lose his deposit. The builder will then have the option of suing to force him to close the deal and pay

76 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

all legal fees related thereto, or sue for any damages the builder might suffer before he resells the condo (for items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it! The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. It is critical you get the right advice, and only a lawyer can provide legal advice. That is the law.

DESIGNER ADVICE

Fall in love with PINK How to incorporate pink into grown-up designs By Yanic Simard

W

hen you think about incorporating the colour pink into your interior, you probably associate it with being juvenile or ultra-feminine. This doesn’t have to be the case. Pink actually is a very versatile colour that works well with almost any hue. It will add softness and sophistication, depending on what you pair it with and how you use it. Following are four schemes that will help inspire you think "pink" in a sophisticated way.

78 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Stark White + Deep Pink Nothing is more clean, fresh and ‘hotel-esque’ than a room with white walls, white upholstery, white drapery… and a touch of pink can add some warmth to the scheme. Try using pink only in the artwork, like we did with this beautiful bedroom and stretched canvas art headboard. Accent it with mirror, like these mirrored side tables. Pink wallpaper, such as Trove’s Nekkar in Pink (available at Industrial Storm in Toronto) will add beauty and elegance to any room setting.

FEBRUARY 14 - 28, 2015 NEW CONDO GUIDE 79

Hot Pink + Jet Black One strong colour deserves another. You don’t want the room to look unbalanced, so to counteract the boldness of a hot pink, introduce another powerful colour such as black, which will even everything out. Keep in mind that the pink doesn’t always need to be in the paint. The black can also be in the upholstery, such as black leather club chairs. The finish that would work well here would be a rich looking type of natural wood, such as zebra wood.

Natural ways to incorporate pink: ›› Pebble stone tile with chalky pink variation ›› Maple or bamboo flooring with subtle pink graining ›› Granite stone countertops with rose pink veins Colours that clash: ›› Mint green ›› Orange ›› Purple

Medium Pink + Light Green Would you ever upholster your dining chairs in solid pink fabric? Well, I would! Lavish looking crushed velvet paired with a neutral wall treatment such as grasscloth with a subtle hint of green in it looks really striking. A touch of gold will take the look up to the next level – such as with Tom Dixon’s gold ‘Etch’ Pendant Lights. Soft Pink + Dark Blue Have you thought about using pink on the ceiling? Deep, dark blue painted walls, like Benjamin Moore’s CC-964 Blue Grotto, paired with 2085-60 Pink Petals as an accent colour for the ceiling looks really classy. This combination works particularly well for a bathroom. Reflective surfaces can help make a space more mature looking. Introduce a copper element into the mix.

PIANOSI DEVELOPMENTS’ PERSPECTIVE CONDOMINIUMS Preparing to welcome first residents in 2015

W

ith the relatively minor amounts of snowfall so far this winter, construction is maintaining a good and steady pace at Perspective Condominiums, Pianosi Developments’ two 12- and 19-storey residences being built at Scarlett Road and Eglinton Avenue. The first tower is now topped off and installation of windows, interior walls, plumbing and electrical has begun, with work steadily progressing on the second tower. Purchasers will begin to move into their new homes later this year, and to prepare purchasers with their moves and assist them ahead of this transitional period in their lives, Pianosi recently held a “Downsizing Seminar” event at the nearby Weston Golf and Country Club.

84 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Featuring a presentation by Linda J. Vanderkolk, principal lead organizer and project manager at ClutterBGone, the event provided information to Perspective Condominium purchasers who will be moving from a larger home into a condominium unit. The presentation provided useful tips on the benefits of downsizing and the basic principles and tips for maximizing space in condominium units. Roughly 80 per cent of purchasers will be coming from approximately five kilometres away, choosing to stay in this neighbourhood enclave because of its many advantages. Those who know the area feel it’s one of the best neighbourhoods in Toronto, close to James Gardens Park and the mature natural beauty of the Humber River Valley, with its many walkways and miles of trails. The condominium is a quick commute to downtown, and minutes to major east/west and north/south highways, as well as Toronto Pearson International Airport. Staying in the area while moving to a condominium lifestyle affords purchasers the best of both worlds, while now enjoying a maintenancefree lifestyle with no show shovelling or lawns to mow, and no roof repairs, window replacements or plumbing problems that may surface in an older home.

Those who know the area feel it’s one of the best neighbourhoods in Toronto, close to James Gardens Park and the mature natural beauty of the Humber River Valley, with its many walkways and miles of trails

Perspective Condominiums is being built only after exhaustive research and due diligence from Pianosi Development Corp., a family-owned and -operated, respected developer of exceptional residences, who has been building in the Greater Toronto Area for decades. After hands-on planning meetings with neighbouring residents, Pianosi concluded the area was ready for luxury condominiums to accommodate the mature area residents who wished to stay in this neighbourhood. The project’s design fits seamlessly into the area. Perspective Condominiums features larger-sized suites and each unit includes a balcony as an extension of residents’ personal space. Sixty per cent of the suites are two-bedroom designs and feature thoughtful touches like laundry tubs and side-by-side washer/dryers, and every unit comes with a generous storage locker. The development features extensive green landscaping and a full package of social and engaging amenities including an indoor pool with access to an adjacent outdoor patio, state-of-the-art fitness centre, golf simulator, stylish media room with a fully integrated home theatre, and a billiards room. With average ceiling heights of nine ft. and high-end features, finishes and appliances, Perspective Condominiums is affordable, luxury living with units that are currently priced from just $295,900, including parking and a locker.

Toronto to lead Canada in home price growth this year By Wayne Karl

T

oronto is expected to lead Canada in home price growth in 2015, after being one of the strongest markets last year, according to the latest Royal LePage House Price Survey and Market Survey Forecast. Across the country, average home prices showed modest to healthy year-over-year gains in most markets in the fourth quarter of 2014. During the quarter, the average price of a home in Canada increased between 4.5 per cent and 6.7 per cent year-over-year. Nationally, the average price of detached bungalows rose 6.7 per cent $406,218, while standard two-storey homes increased 6.0 per cent to $443,379, and standard condominiums saw a 4.5 per cent increase to $257,624. Against the backdrop of a decidedly mixed macroeconomic environment at home and abroad, Royal LePage expects home prices to increase moderately in 2015, forecasting a 2.9 per cent national increase for the year ahead. Toronto will lead the price growth, as Royal LePage forecasts a 4.5-per-cent increase to $592,000 this year, up from $566,500 in 2014. While still healthy, this growth is down from an 8.1-per-cent, year-over-year jump from $524,089 in 2013. In the fourth quarter of 2014, continuing low inventory and a lack of a winter slowdown saw significant increases across all major housing types in Toronto. Detached bungalows rose 11.6 per cent to $647,535, while prices for standard two-storey homes increased 8.6 per cent to $745,062. Standard condominium prices saw an increase of 6.9 per cent year-over-year to $384,680. “By and large, house prices across the country are now strolling versus bounding forward,” Phil Soper, president and chief executive of Royal LePage, told New Condo Guide. “We believe this moderating trend will characterize the 2015 market, and that in normal course, even our hottest markets will see eroding affordability ease overheated demand, bringing balance and more rational price increases.” Ontario’s strengthened export economy is benefiting from America’s strongest period of economic growth and labour force expansion in 15 years,

he says. Nearly three million joined the workforce in 2014. Further, a relatively weaker Canadian dollar makes Ontario’s goods and services a bargain south of the border, increasing company sales and bolstering consumer confidence. “Unsatisfied demand from wouldbe Toronto homebuyers who were unsuccessful in the all-to-common bidding wars of 2014, should be back in market, supporting sales activity.” And what should homeowners and prospective buyers make of recent statements by Deutsche Bank, and even the Bank of Canada, that Canada’s house prices are seriously inflated? “Will prices collapse, as a few foreign investment banks have prophesized? That seems highly unlikely in a future characterized by low interest rates and a healthy economy, which is what we see,” says Soper.

Royal LePage forecasts a 4.5-percent increase to $592,000 this year, up from $566,500 in 2014. While still healthy, this growth is down from an 8.1-percent, year-over-year jump from $524,089 in 2013.

CONTRASTING ELEMENTS COMBINE INTO A THOROUGHLY MODERN WHOLE Excitement and serenity at Minto Westside

T

ake one of Toronto’s original warehouse districts, add the integrated energies of three cutting-edge design teams under the inspiring leadership of Minto Communities, and the result is a development that is keenly anticipated. Located at the synergetic corner of Front and Bathurst, Minto Westside is reinterpreting the best of big-window, warehouse-style living with every modern predilection front of mind. 88 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Architecture that blends in, but confidently uses timeless and bold materials in concert with the highest technology innovations. From Westside’s multiplicity of window sizes “punched” into gleaming “street wall” panels, arrayed beneath a gently sloping roofline, comes a feeling that’s not just Toronto at its best, it’s world-class. This is the condominium rewired to meet the needs of residents coming home to where the easy-going waterfront meets the sizzle of the Fashion District, with an airport they can walk to and more cafes than they can count. “Life in the city is often hectic and complicated,” says Amanda Wilson-Watkins, vice-president of marketing and sales at Minto Communities Canada. “Minto Communities has always had a mandate to create strong and livable buildings. The goal with Minto Westside is complete living with a smooth transition from private to public spaces. We thought hard about how to provide connection and seclusion – better yet, a totally contemporary combination of the two. No home today would be welcoming without these modern, mutable spaces.” From the street, the building is an expressive structure of angled columns and brightly coloured walls that create a dramatic presence. Recessed, privacy-enhancing balconies with access to brilliant amenities create the perfect oasis. Welcome to the Westside Club. On the third floor is a state-of-the-art gym and interior/exterior entertainment and lounge spaces that flow from barbecues to dining. The Plunge Social, a roof terrace, occupies the 10th floor with a stunning pool, flanked by two indoor lounges and a bar area for socializing. Acclaimed Wallman Architects worked with Minto to explore urban scale with sensitivity and insight. “Collaborating with Minto on Minto30Roe, we’ve built a track record for landmarks that residents treasure for their intelligent elegance. Engaging, provocative, practical and sustainable, Minto Westside is no exception,” says Wallman Architects principal Rudy Wallman.

The modern desire for community combined with the need for individuality is fulfilled beautifully with Minto Westside’s expansive courtyard. “We loved the idea of two arms enclosing a European-inspired courtyard,” says landscape architect Paul Ferris of Ferris and Associates. “We brought in sculpture and native plant material organized to provide something serene and classic, with elements of water, stone, fire, shelter.” Retreat from the street in the central Westside Courtyard, with another courtyard along Westside’s eastern boundary geared to private dining. Acclaimed interior designers Burdifilek were equally invigorated by Minto Westside’s courtyard’s seamless play between sophistication and nature, amply reflecting the firm’s respect for authenticity and depth. “The one-size-fits-all approach is no longer relevant or acceptable,” notes Paul Filek. “Today’s urban professional is too educated to be happy with anything less than a perfect, cultured finish. Our scope is international by necessity.” Past Fort York to Lake Ontario, or down into your European-inspired urban oasis, the Minto Westside lifestyle can’t be beaten. Public transportation in every direction, thousands of businesses a walk away, with nightlife, parks and neighbours in perfect proximity. It’s a condo rewired: a hyper-functional, indoor/outdoor, private/public nest right where the best of the everchanging west intersects. Live here. Be everywhere. Coming soon to Front and Bathurst. Starting from the low $200’s.

MAKE YOUR MOVE

With a move, it’s all in the timing By Chuck Resnick

T

iming is everything, and when it comes to ensuring a successful move, that statement rings true. Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action. First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. Keep in mind, June 30 is the busiest moving day of the year! Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be. Following is a handy reference for what to do, and when:

companies you use for services such as cleaning and lawn maintenance. » Mail out change-of-address cards. The day before the move… » Clean out, defrost and dry the fridge and freezer. » Get to a bank or bank machine and take out enough cash to tide you over. » Pack a last-minute essentials bag/box. » Arrange for children and pets to be looked after elsewhere on moving day. On moving day… » Double and triple check rooms, closets, the garage and basement to ensure that you have all of your things and the areas are left clean. » Don’t forget to carry your own (family’s) valuables, cash and items relevant to the move, and all other important documents.

A month before the move … » De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your stuff. » Obtain change-of-address cards from your local post office. » Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. » Start using up food and perishables to minimize what you throw out on moving day. » If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 2 weeks to 1 week in advance… » Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. » Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. » Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. » Cancel newspapers, cable TV, security system monitoring and any 92 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

It’s a revolution that begins with these 86 parkside loft style condos and townhomes located in the heart of the connected Bloordale neighbourhood. With direct access to the Go Train, expressway and metro lines, the opportunity to be a part of the best in urban design won’t last long—homes range from studio suites at $233,900 to penthouses starting at $361,900. Register today at aragon.ca/enigmalofts. Call or visit: 138 St. Helen’s Ave, 416.516.1551.

104 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

FEBRUARY 14 - 28, 2015 NEW CONDO GUIDE 105

FINANCES

Canadians in their Golden Years are striving for ‘Freetirement’

F

or many people, retirement no longer marks the official end of their working lives, but rather the starting point for fulfilling the dreams they want to accomplish. Whether it’s volunteering for a favourite charity, starting a small business or working part-time at something they’re passionate about, Canadians have big plans for their “freetirement.” “The idea of retirement has changed dramatically as people are living longer and want the freedom to do meaningful things in their later years,” says Linda MacKay, senior vice-president, TD Retail Savings and Investing. “This is why more and more people are coming to think of it as ‘freetirement’ rather than retirement. Retirement may have been viewed as an end goal in the past, but many retirees and pre-retirees now see it as another one of life’s milestones. People still want to travel and spend time with family, but a significant number also want to stay productive and engaged during their retirement and are looking for the financial means to do it.” A recent TD survey found that more than a third of people aged 18-64 want to work part-time or casually at something they love after they retire, one in five wants to volunteer and one in 10 wants to start a small business. The survey also found that the most popular ways to finance these ‘freetirement’ dreams are with RSPs, general savings, pensions and investments. “For many Canadians, saving for retirement – and goals beyond retirement – may seem daunting and talking to an expert can help to make it feel more approachable,” adds Lee Bennett, senior vice-president, TD Wealth Financial Planning. “Regardless of where you’re at in your savings journey, it’s important to figure out, while still working, how much money is needed for the future so that you can develop and follow a financial plan to make it a reality. A financial planner can help find the best options for individual circumstances and dreams, and also help make the most out of savings and investments once in retirement.”

106 NEW CONDO GUIDE FEBRUARY 14 - 28, 2015

Tips for “freetirement” savings: › Contribute regularly to an RSP: Setting up a series of regular payments into an RSP is one of the easiest ways of saving money for the future and possibly reducing tax obligations, yet nearly half of Canadians aged 18-64 don’t contribute to one and more than a third of those who do wait until close to the annual deadline. While every contribution is a step in the right direction, making it a regular habit every week or month can help people reach their ‘freetirement’ dreams even faster. › Build savings faster with a TFSA: TaxFree Savings Accounts help build savings faster as the investment income or growth earned in them is not taxed. The current maximum annual contribution limit is $5,500, but any unused contribution room can be carried forward. › Turn tax returns into ongoing returns: Seventy per cent of Canadians expect to get a tax return this year and many of them plan to save at least part of it in an RSP, TFSA or other savings account. An easy way to boost retirement funds is to consider increasing the amount of the refund saved, as well as saving any bonuses or monetary gifts received during the year.
