Why condo is king – and will continue to rule in the GTA YET AGAIN, CANADA’S RISING HOME PRICES are making world headlines.
LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets
Canada Mortgage and Housing Corp. has issued a warning for the second consecutive quarter, that overvaluation and the rate of price growth are putting Canada’s housing markets at risk – particularly in Toronto and Vancouver. Earlier in the week, these two cities also made the news with their ranking among the world’s priciest housing markets – Vancouver taking third place worldwide, and Toronto coming in ninth. Every time I read the market reports and monthly sales statistics, I ask myself: how can anyone afford to buy a home? But there’s a solution looming on the horizon – literally, in the form of new condominiums. Condos offer an affordable solution to the unaffordable detached dilemma. Pre-construction condos take that affordability a step further. Oftentimes, builders will offer incentives, like pre-construction pricing to help kick-start sales and get the shovels in the ground. Aside from that initial break on the bottom line, the buyer also builds equity on their pre-construction condo, simply by virtue of patience. From the time you buy your suite to the time you get the keys, which can take a couple of years, you’ll have earned a good chuck of equity on your initial investment. When all is said and done, Canadian real estate has historically been a good financial investment. Ask your parents how much they paid for their home 30 years ago, and compare that to what it’s worth today. How’s that for incentive?

Old is new again: Redeveloping Ontario’s heritage buildings By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ACROSS THE GTA, existing neighbourhoods are evolving and more heritage buildings are being integrated into new developments as we build to the Province’s intensification policies. Developers work to determine how a heritage structure will become a feature of a new development while working closely with municipal heritage staff to ensure preservation laws are followed. Municipalities can designate a building as a structure of heritage value provided that it meets one or more criteria as outlined in the Ontario Heritage Act. The redevelopment of a heritage property can take on many forms and the developer will need to consider different methods such as adaptive reuse or restoration in order to determine how best to integrate a structure. A successful project involves the collaboration and expertise of developers, consultants and contractors that are familiar with the complexities of merging historic buildings into new designs. Adaptive reuse is when a historic building is modified so that it can be used for a new purpose, such as an abandoned factory becoming the main floor of a new condo tower. Its features are either enhanced or changed to fit the new design. Building restoration is when a structure of historic value is restored so that it looks like it did when 12 YPNEXTHOME.CA
originally constructed. An example of an adaptive reuse project is Hullmark Developments’ 60 Atlantic located in the heart of Liberty Village. Working with Quadrangle Architects, Hullmark transformed an 1898 warehouse into a new, 43,000-sq.-ft. mixed-use commercial development. Retail space was added at street level, and offices and studios were constructed on the upper floors. The building was restored and increased in size to include a glass addition linking all floors and a sunken outdoor courtyard to house a restaurant and patio area. Transforming the structure included removing elements such as walls, enhancing the heavy wooden beams, restoring ceilings, floor plates and windows, and stripping the original beige brick walls and adding grey bricks for contrast. The old Carrville Post Office and General Store in Vaughan is a great example of a restoration project. The Remington Group brought the 1845
structure back to life by restoring its exterior to its original form. The building now serves as a gluten-free vegan bakery in the centre of the village of Carrville. The historic Waterworks site at 505 Richmond St. W. is another adaptive reuse project that is currently underway. It was formerly a City of Toronto’s Water Works facility and dates back to 1837. The massive building and garage are being transformed by MOD Developments into a new 13-storey residential and commercial development with 290 boutique condos, a rooftop garden, a YMCA and a European-style food hall at its centre where vendors and restaurants will offer the public foods from around the world. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association, and a land-use planner who has worked for municipal, regional and provincial governments. What is going on in Toronto’s condo rental market? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IF YOU HAVEN’T NOTICED, there are
a lot of condominiums being built in the Greater Toronto Area (GTA). According to market research firm Urbanation, there were 17,553 new condo apartment units registered in the GTA last year. Overall, there are now over 310,000 condo units in the GTA, of which approximately 26,000 were rented out in 2016. Based on the growth in the average condo rental rate of 11.7 per cent annually, there clearly wasn’t enough supply available for prospective renters. The average condo in the GTA was being leased for just shy of $2,000 per month in the fourth quarter, and it took landlords just 13 days on average to find a tenant. It’s not just a “downtown Toronto thing” either. Demand for high-quality rental product is very strong in the suburbs as well, with condo units lasting just 12 days on the market in Vaughan and Richmond Hill, and 11 days in Mississauga in Q4-2016. If you’re considering becoming a private landlord yourself, or thinking of purchasing your first condo, you’re probably asking what is driving the market? The metro area added approximately 90,000 people and 39,000 jobs in 2016 – these are two of the key market fundamentals to watch. In addition to the condo apartments listed above, about 15,000 single-detached, semi-detached and townhouses, and 2,300 rental apartments were built last year, so
about 35,000 new units in total. With 90,000 new people, 39,000 new jobs, but just 35,000 new units, there’s a lot of competition for so few units. If several people are all vying for the same properties, they’ll bid up the price or the rental rate. With huge competition for units and low interest rates, plus the anecdotal evidence of more foreign dollars in 2016, both prices and rents shot up. Debate rages on about people taking on too much debt, if interest rates will rise, or if foreign buyers will pull out of the market, yet none of these factors disrupted the condo sector last year. There are claims that a “fear of missing out” or “self-reinforcing price expectations” are fueling condo price growth, but they don’t fully explain the major increase in rental rates. The new mortgage insurance rules are expected to take some steam out of the Toronto market, but they may also
make it more difficult for first-time buyers to qualify for a mortgage (and drive up rents). My expectation is that rents won’t appreciate in the doubledigit range in 2017, as a higher level of new supply hits the market, and the government’s intervention cools demand from today’s lofty levels. Despite my forecast, the Toronto condo rental market is the hottest that it has ever been, and there are plenty of reasons to believe it will stay that way this year. If you are looking for a unit to rent or purchase for yourself, or to buy as an investment, do your research, get advice from a Realtor, and good luck! Positioned on a prime piece of land at the corner of Bloor and Parliament, the site is ideally located at the nexus of several of Toronto’s most desirable neighbourhoods, transit lines and park systems. 20 YPNEXTHOME.CA
“The location is without parallel,” notes Tridel’s executive vice-president of sales and marketing, Jim Ritchie. “While we will create a new front door from the east to the fashionable boutiques, chic restaurants and cultural institutions of Bloor Street West, our location puts us on the doorstep of some of Toronto’s most desirable neighbourhoods, including Rosedale, Yorkville, Greektown, Riverdale and The Village.” Ritchie continues raving about Via Bloor’s location by pointing out that the community sits adjacent to the Don Valley and Rosedale ravine systems, while being “just minutes from several of Toronto’s leading hospitals, public and private schools, and downtown colleges and universities including Ryerson, George Brown and U of T. It’s also steps away from the TTC’s Sherbourne and Castle Frank stations. “With its unique position between the city’s best residential communities, commercial neighbourhoods, and its institutional and cultural centres, we think Via Bloor’s location is the best in downtown Toronto.” While it may ultimately be recognized for its location, Via Bloor might, perhaps, be best defined by what happens at grade and the

pedestrian experience it creates. The podium of Via Bloor has been inspired by the form and luxurious building materials characteristic of Bloor Street at Avenue Road, and Tridel, together with architectsAlliance and the landscape designers at Janet Rosenberg and Associates, have created a ground-floor design that takes advantage of widened sidewalks and public spaces to create a promenade, articulated by a series of retail stores, residential features and Green elements. That sense of luxury in the exterior design is mirrored throughout the interiors, defining the style of the suites, common areas and amenity spaces, all created by II by IV Design Associates. Within the two towers (38 and 46 storeys), the suites range in size from 522 to more than 1,100 sq. ft. in a range of layouts, from efficient one-bedrooms to expansive threebedroom designs. Prices range from $366,000 to just over $900,000.
Suites feature a range of designerselected finishes including plank laminate flooring and energy-efficient appliances. Beautiful yet highly functional kitchens offer designer hardware, a choice of designer cabinetry packages featuring two-tone cabinets and contemporary-style doors, a choice of granite or quartz kitchen countertop with polished single square edge and a contemporary stainless steel appliance package (per plan). Elegant bathrooms boast a frameless glass shower enclosure with chrome hardware, a five-ft. white soaker tub and polished chrome faucet allows for the ultimate in relaxation. And in typical Tridel style, Via Bloor also includes a lavish amenity program, this time spread out over an expansive 26,000 sq. ft. inside and out. Highlights include two luxurious lobbies with 24-hour concierge, a stunning outdoor pool and terrace,
a spacious games room and north and south party rooms, complete with outdoor lounge and private barbecues. Other amenity offerings include a spa lounge, fitness centre with weight room, spin and yoga studio, gym lounge and outdoor area and a stateof-the-art theatre. Targeting a Leadership in Energy and Environmental Design (LEED) Gold-certified building with cuttingedge Green features, Via Bloor will offer state-of-the-art technology including unlimited Internet connectivity and Tridel Smart Home wall pads as standard features.
To be part of this unparalleled community, visit Tridel’s presentation centre at 4800 Dufferin St. (entrance B) Monday to Thursday 11 a.m. to 7 p.m.; or noon to 6 p.m. on weekends and holidays. Small but sweet: The homebuyer’s mantra of 2017? By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AS THE SAYING GOES, good things come in small packages. In fact, this may be the mantra for many homebuyers in 2017, given the steady rise in real estate prices. National housing affordability hit an eightyear low in the third quarter of 2016, according to the latest Housing Trends and Affordability Report issued by RBC Economics Research. Single-family homes scored a hardto-swallow measure of 49.4 per cent, while condos came in at a moredigestible 35.6 per cent. What does this mean? Those dreaming of the single-detached life in Canada should expect to shell out 49.4 per cent of their pre-tax income – providing they earn at least an “average” income. Sound high? Don’t be mistaken, these numbers are sharply skewed upward by the hot housing markets in Vancouver and Toronto. Vancouver scored 92 percentage points across all housing types, while affordability in the Greater Toronto Area reached 63.7 – the steepest erosion of affordability nation-wide. To cool these overheating markets, Ottawa implemented new mortgage rules late last year, requiring that insured mortgages (those with less than 20-per-cent down payment) qualify at the central bank’s posted rate of 4.64 per cent. This is the case, even if the rate offered by your lender is lower. When rates do eventually rise, the increase in payments will be manageable. Then there’s your Gross Debt Service 22 YPNEXTHOME.CA
ratio to think about. When applying for a mortgage, the lender combines your total housing costs (including mortgage, property tax and heating) and calculates what percentage they are of your gross monthly income, known as your GDS ratio. Under the new mortgage rules, your GDS ratio must not exceed 39 per cent of your gross income – 10 percentage points below Canada’s average cost of single-detached home ownership, as per RBC Economics Research. “The new mortgage insurance rules may help affordability over time, but 2017 is likely to see a tug of war between these market-cooling policy measures and rising longer-term interest rates, pulling affordability in opposite directions,” Craig Wright, RBC’s chief economist, noted in the report. “The net effect of this on the costs of owning a home is unclear at this point.” Since Q3 of 2016 marked the sixth consecutive time affordability dropped, let’s err on the side of safety and assume that costs will continue rising in the foreseeable future. Forms of home ownership are evolving to survive the storm, so to speak.
Increasingly common are options like secondary suites as sources of supplementary income to help pay off that hefty mortgage debt, and new housing types that are smaller in scale and price – enter the micro condo. Who says the key to happiness is a 2,500-sq.-ft. detached house, anyway? Perhaps your dream home isn’t a house at all. Condo living can afford you the hottest locations, coolest finishes, and five-star luxuries like concierge service, a gym or a rooftop pool, at an affordable price. How much would you pay for a detached house that offers all that? Perhaps on your scale, amenities rank higher than a little extra square footage. Weigh the pros and cons of each housing type, then decide which best suits your lifestyle and budget. You might be surprised at where you end up! 3 reasons Americans won’t be buying up Canadian homes By Wayne Karl
NOW THAT DONALD TRUMP has been sworn in as the 45th president of the United States, should we prepare for an onslaught of Americans moving north and buying Canadian homes? Don’t bank on it. The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google during and after the election, even leading to a reported crash of Citizenship and Immigration Canada’s website on election night on Nov. 8. Now, Royal LePage Canada and others are fanning the flames even more. On the morning of the inauguration, the realty firm issued a press release titled “U.S. Interest in Canadian Real Estate Surges Following U.S. Presidential Election.” “American web traffic on royallepage.ca, the company’s consumer real estate portal, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” the release said. “Looking at the full month of November 2016, U.S. web traffic grew 73.7 per cent year-overyear, when compared to the same period in 2015. This trend continued throughout the remainder of 2016, with American web traffic rising by 40.9 per cent year-over-year during the fourth quarter.” We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the 24 YPNEXTHOME.CA
hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. (Sorry, Canadian homeowners. And you’re welcome, prospective Canadian homebuyers; prices in some markets are rising fast enough as it is.) Let’s also remember Royal LePage, and every single one if its agentrespondents to its survey, would have a vested interest in a sudden and severe spike in Americans buying Canadian homes. We need a reality check here. Putting aside all jokes about Americans crossing the border – in summer – with skis affixed to their car rooftops to hit the slopes and other misconceptions, their fear of their new leadership is no laughing matter. But Americans cannot just pick up and move here, because they don’t like their new president. Here’s why:
IMMIGRATION LAWS Immigration to Canada is complicated, and it depends on a person’s background, according to Robin Seligman, a Toronto-based a specialist in Canadian immigration law, past chair of the Canadian Bar Association and Ontario Bar Association. “We have express entry, and each province has numerous programs,” she told YP NextHome. “As well, we have options for work permits if the person has
personal use, versus investing in a rental property, from a tax perspective, is easier to deal with, although there are still issues such as changes to the principal residence exemption rules that came about last fall.”
MORTGAGE REQUIREMENTS

an employer in Canada, or under NAFTA if they are on the professional list.” Just as Canadians face regulations when wanting to head to the U.S. for employment, there are similar rules for Americans wanting to head the other way. “We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” Seligman says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.” Even those provisions may change, however, if Trump signs executive orders to renegotiate NAFTA.
TAX ISSUES Clearly, there are a variety of tax issues to deal with, and certainly legal issues involved in acquiring properties here and moving to Canada. But basic questions can be as simple as, when does a person become a ‘resident’ of Canada for tax purposes? “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for deductions and credits. “It’s quite doable for most, it’s just there are right ways and wrong ways that require guidance from qualified tax and legal professionals. Owning a home for
“Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.” While Canadian citizens and permanent residents have the option of paying a minimum five-per-cent down payment, out-of-country buyers will need to pay roughly 10 times that amount to compensate for their lack of Canadian employment to qualify for competitive financing from an A lender, according to RateHub’s real estate brokerage affiliate, Zoocasa. For those Americans who would manage to pay less than 20 per cent down, they would also need to adjust to a 25-year amortization timeline, rather than the 30-year products available in the U.S. As for Royal LePage’s survey, American interest was primarily focused on Canada’s largest markets, with Ontario, British Columbia and Quebec receiving 72.7 per cent of all U.S. regional page views generated on royallepage.ca Ontario led, with 41.4 per cent of U.S. regional page views directed to the province, with most of the interest (62.5 per cent) in the GTA. British Columbia accounted for 17.4 per cent of U.S. regional page views, though, Victoria – not Vancouver – garnered the most attention, at 32.1 per cent. Provinces affected by recent economic downturns saw minimal interest from American buyers, with Alberta accounting for only 7.6 per cent of total interest, with most of that in Calgary (54.6 per cent) and Edmonton (27.3 per cent). Advice | LEGALLY SPEAKING
Countdown to closing: what you need to do
By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
LAWYERS HAVE a tendency to forget that homebuyers typically don’t know what to expect as they move toward their closing date. All the delays are over and your builder has sent a letter to your lawyer and/or yourself, informing you that closing of your newly built condo will occur soon and the closing date is firm. By now, your lawyer has completed all necessary searches and arranged for title insurance. The first thing you need to do is to advise the utility companies and the municipal tax department in writing, of your name, new address, phone number and set up your accounts. Clarify with your lawyer whether he is doing this for you (it is often an 32 YPNEXTHOME.CA
extra charge). There are plenty of books and manuals published on this topic, so check around. Set up your accounts and learn who to call in an emergency or when you need service; identify your closest police and fire departments and hospital. Subject to when he receives the adjustments from the builder’s lawyer, your lawyer should call you anywhere from a week to two days before the closing and provide you the exact financial figures you need to close the deal. Your lawyer is as anxious as you to get you the right numbers and receive your money, but sometimes the other side is slow in providing the final figures. Remember, generally, all cheques need to be certified as they go through the lawyer’s trust account. Ensure that your financial institution has provided your lawyer with mortgage instructions at least a week before closing. Your lawyer cannot close your deal without this, and it is your obligation to ensure he has these instructions in a timely manner. So, follow up with your
broker, bank, trust or private lender. Just before the closing, you will do your Tarion pre-delivery inspection. All right, inspection done. It’s closing day. Now what? Your lawyer delivers the certified cheques to the builder’s lawyer and then both lawyers sign off on the documents through the Government of Ontario’s electronic registry system (Teraview). All documents are registered and you own the condo! What about the keys? Keys are either handed over at the site, through your real estate agent, or your lawyer will have them. Your lawyer should phone you with this information. Now what? Move in and enjoy, and some time in the next 60 days your lawyer should provide you with his report with all your documents and his final account. Condos: a first choice for a first home By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TIME AND AGAIN, owning real estate has proven to be a wise investment. Historically, homeowners have done well with their return-on-investment when they sell and move up or right-size their living arrangements. If you have not yet entered the into home ownership, now would be a good time. Mortgage interest rates continue at incredibly low levels, and this single-digit rate phenomenon will come to an end someday. By all means, with prices the way they are today, consider a condominium for your first home. Builders across the Greater Toronto Area are offering wonderful residences that have achievable entry prices for first-time buyers. When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture as well. You need to feel comfortable coming home to your building. The
diversity of architecture available right now ranges from avant-garde to traditional, and everything inbetween. Within this framework, pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize. When you are deciding what you can afford in a condominium, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to how livable it is for you. Picture yourself in the suite going about your day-to-day routine. Envision what it will be like when you have a few friends over. If the builder has provided a model suite or two, all the better! Translating a floor plan into reality can be a challenge for first-time buyers. Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. Models also offer wonderful
ideas for decorating and making the most use of compact spaces. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial opportunity that comes your way. If you are buying a suite as an investment, you may find that a one-bedroom-plus-den is more easily rentable than a one-bedroom suite and may be within your financial reach with incentives. Whatever you decide, my advice is to buy new and buy now. Condominiums have been selling like hotcakes across the GTA for good reason. They offer a carefree, maintenance-free environment with terrific amenities in outstanding locations. Standard features and finishes are beyond what we thought possible a decade ago. With a little homework and legwork, your first home can be a great home when you choose a cool condo. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. FAMOUS NAMES ON
HOME FURNISHINGS How design collaborations work
OVER THE YEARS, we’ve seen tables by Lenny Kravitz for CB2, Priscilla Presley bedding, and a King Coil mattress collection by Charlie’s Angel Jaclyn Smith. Ellen DeGeneres has a clothing and homewares collection, ED by Ellen. Ken Fulk recently did a collection for Pottery Barn. Luxury Interior Designer Brian Gluckstein has GlucksteinHome, a full housewares brand. Colin & Justin have their own line of products, and designer Samantha Pynn launched her collection for Simons. So, what does being famous and having a collection or product line mean? There’s a huge difference between collaborations and endorsements. Many companies have tried the celebrity endorsement. Did Britney Spears have anything to do with Pepsi? No, but she sure could sell it. Michael Jordan, however, did know a thing or two about what he wanted in a basketball shoe. It’s about selling lifestyle.

With Kravitz Design – his own design company – Lenny Kravitz paired up with CB2 to create a collaborative collection. Launched in the fall of 2015, Ryan Turf, managing director of CB2, describes Kravitz as being very passionate about design. More than just an aspirational style, he was involved as both a designer and a collaborator. For CB2, says Turf, it was a way to incorporate the music into their furnishings, since music is an important part of the demographic – and in reverse, Kravitz is a fan of CB2 so he appreciated being part of a brand he enjoys. The collection is earthy. It’s rock and roll. It’s geometric and reminiscent of great 1970s design. It definitely exudes that part of Kravitz that his music fans know, relate to and love. While this was a one-off collaboration, when pairing iconic names in the design world with furnishing and decor lines, you find a more organic development. Interior decor and design is all about creating beautiful spaces. Some designers have that desire to create furnishings they envision for these spaces. While designers can do this on a client-by-client basis – creating custom textiles, customizing the shape, size or finish of a sofa or table – creating a whole cohesive line for mass consumption is much more of an undertaking. Decorator, stylist, columnist and CityLine expert Samantha Pynn is also the host of Open House Overhaul on HGTV Canada. She recently completed a new decor line – The Samantha Pynn for Simons collection. This is especially exciting as Simons, the much-adored trends and fashion retailer from Quebec, which has now officially arrived in the GTA at Square One Shopping Centre in Mississauga, Ont.

Pynn’s collaboration is the authentic design experience – creating the prints, selecting the colours, textiles, materials and developing the pieces to the perfect specifications. “A lot of times they want to put your name on a collection. I wanted to be designing this from scratch,” says Pynn. “I wanted to have a say – a huge say. “Simons understood my editorial and design background, and let me take the lead.” The collection combines classic pieces with contemporary style. There are great patterns, textures and textiles. “The patterns, most are really rooted in the classics – lattice, floral.” There are florals, but not traditional little flowers, they’re big and stylized. There are animal prints. There are geometrics, neutrals and punches of colour. “People are really looking for something that will feel fresh for a long time, but still want something to be classic, have longevity, have legs,” Pynn says. “I don’t like disposable design. I didn’t want to go uber-feminine.” It’s a ‘something for everyone’ collection, and you can see the strength of pieces as they work alone or with others. Consumers can take pieces into different directions, depending on the way they introduce them into their own decor. “A collection,” Pynn explains, “that makes pulling a room together easy.”

Stores pull collections together all the time. Buyers do their jobs and curate. But when connecting a well-known designer’s name with a collection, consumers have an expectation – a reference to that name. It’s a challenge to design a large collection. The client is broader than a unique design done for an individual client. Price point needs to be a part of the equation, but quality has to be key. Quite attuned to the quality factor, from the selection of fabrics to the feel of the texture, Pynn’s quality control was to test drive products. She’d take home the throws and try them out, sleep on them, see how they’d feel. “A well-decorated home makes people’s lives better,” Pynn says, but ultimately, as a professional, to put your name on a collection as a designer is to share your design concepts and vision with everyone – and it needs to measure up. Completely different from endorsement, it’s a statement about your talent, about your vision and your design sensibilities. The collaboration process was a consolidated effort. “We pushed each other in a positive ‘Okay, I’ll try that’ kind of way,” Pynn says. “Price was an issue, but not a limitation.” Internationally known and highly acclaimed for his clean, stunning, luxurious design sense, Brian Gluckstein has done numerous collections – and has gone above and beyond to create his own brand. While the price point makes his products more accessible than his interior design fees, the intended consumer is broader. He describes the brand as being for “someone who loves design and wants to elevate the aesthetics of their home.” As the brand, Gluckstein designs all of the products. “I love all home product and I’m inspired so much every day to design more. It’s important that I keep pushing the quality of product, through elevated design elements and beautiful materials, while keeping the price points sensible.” Aligning with Hudson’s Bay has made GlucksteinHome very accessible to consumers. “With Hudson’s Bay, we’re able to work with factories all over the world and develop products in a scale that allows for that.” The next time you shop, take a closer look at that famous name and you’ll be able to get a better idea of who you’re bringing into your home.

7 questions to ask your condo builder By Lydia McNutt SO, YOU’VE DECIDED TO BUY a new condo. You’re not alone. There were 29,186 new highrise condos sold across the GTA in 2016 – a highrise record and 30 per cent more than in 2015, according to Altus Group. The GTA’s condo rental market is also experiencing a boom. The average condo rent increased 11.7 per cent year-over-year in the fourth 40 YPNEXTHOME.CA
quarter of 2016 – the highest level of growth ever recorded by Urbanation. The condo market research firm reports that the average GTA condo is leasing for around $2,000 per month, with units being snapped up after just 13 days on the market. Condo prices keep rising, both in the resale and rental markets, yet this housing type continues to fly off the market.
These highrise homes are certainly a hot commodity in the GTA. Who are the condo builders making these skyhigh dreams come true across the GTA, and how do you know which one has what you’re looking for? To distinguish themselves, some condo builders offer financial incentives to entice buyers. Others differentiate themselves with their product – and not all condos
are created equal. Some builders specialize in skyscrapers, while others build more intimate midrise and townhome communities. Some condo builders have an eco-friendly agenda, while others are all about the luxury features. Take note of what you want in your new condo, and then determine who can deliver. Remember that a little research goes a long way. Here are seven questions every condo buyer needs to ask before they sign on the dotted line, along with some helpful tips from Canada Mortgage and Housing Corp.: 1 | Who’s building what? Determine your area of choice, and who’s building what there. Ask friends, family members and co-workers for names of reputable builders they have dealt with. Nothing beats first-hand experience. You can also check with the Building Industry and Land Development Association for builders in the area. 2 | What is the builder’s experience? If this is starting to sound like a job interview, then you’re on the right track. How long has the builder been in business? How many homes or condos do they build each year? What kind of background and experience do they have? Ask for references, and contact them to find out if previous buyers are satisfied with the homes they bought and the service they received. 3 | Is the builder licensed with the proper registrations required for Ontario? If they don’t take care of their own house, how can you trust them to take care of yours? 4 | Is there a model suite? Tour each one in detail, taking note of what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction to make a decision, bring someone with you who does. 5 | Can I get a site tour? This isn’t always possible, but it’s definitely
How long has the builder been in business? How many homes do they build each year? Ask for references. If this is starting to sound like a job interview, you’re on the right track. worth asking. You can tell a lot about a builder by seeing them in action. 6 | Can I see the master plan? Request this from the builder as well as the municipality. If you’re moving into a brand-new community, know that it will most likely look very different in 10 years than it does when you buy your home. What’s the future plan in terms of retail, schools and services, public spaces and infrastructure? These can all affect the value of your new home – positively or negatively. 7 | Where’s my camera? Ask as many questions as you can think of, and note the answers to review and compare at your leisure. Know that if a builder or representative is unable or unwilling to answer your questions, this could be a red flag. A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a wise move that will enhance your lifestyle for today, and make a great investment for tomorrow! GTA’s “overvalued” housing spreading to surrounding cities: CMHC
THE GREATER TORONTO AREA’S
rising home prices are migrating to surrounding centres – particularly those within commuting distance of the GTA. This is the latest from Canada Mortgage and Housing Corp.’s (CMHC) Housing Market Insight report, which examines the effects of GTA home prices on those of neighbouring markets. While most housing markets in Ontario have seen substantial price growth over the past 20 years due to favourable economic conditions, CMHC has recently detected moderate or strong evidence of overvaluation in Hamilton and the GTA, suggesting that price growth in those areas is partly driven by other factors. At a glance… » GTA house prices have increased disproportionately compared to other regions in Ontario. 42 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
» Homebuyers are looking to outlying regions in search of greater affordability, which in turn is driving up prices in those regions. » Historically, house price spillovers from the GTA were prevalent in Hamilton, Barrie and Guelph. More recently, the spillover effect has been occurring a bit farther out, especially in St. Catharines-Niagara. To further illustrate the spillover effect, the report also considers the potential impact that a positive and negative shock to GTA home prices may have on surrounding areas. While these scenarios are not predictions, they demonstrate that should GTA house prices rise unexpectedly by 10 per cent in a given quarter, Hamilton house prices could rise by 14 per cent within a year. Conversely, an unexpected 10-per-cent drop in GTA prices could lead Hamilton prices to follow suit. In both cases, the impact would moderate over time and be less pronounced in other nearby communities. “Our evidence supports that increasing single-family home prices in the GTA are persuading buyers to make purchases in nearby communities like Hamilton, Barrie and Guelph where homes are more affordable than within the city. In turn, this is driving up house prices in these neighbouring markets,” said JeanSébastien Michel, principal, Market Analysis Centre, CMHC.

2016 a record year for new highrise homes in the GTA By Wayne Karl
WHEN IT COMES TO NEW HOMES in the GTA, 2016 was a record-setting year for low inventory, high prices and highrise condo sales, according to the Building Industry and Land Development Association (BILD). There were 29,186 new highrise units sold across the GTA in 2016, more than in any previous year on record and 30 per cent more than in 2015, according to Altus Group, BILD’s official source for new-home market intelligence. Sales were up in every region in the GTA, particularly in Durham where sales were more than double those of 2015. Overall in 2016, there were 47,161 new homes sold in the GTA. Of those, 62 per cent were highrise units and 38 per cent (17,975) were lowrise. The year that saw the most new homes ever sold in the GTA was 2002, when 53,660 units were sold, of which 72 per cent were lowrise and 28 per cent highrise. “The decline in lowrise sales in 2016 was due to the lack of product available to purchase, not softer demand,” says Patricia Arsenault, executive vice-president of Research Consulting Services at Altus Group. “The fact that new product is being quickly absorbed, despite rising prices, shows there is continued buyer interest in purchasing new ground-oriented homes in the GTA.” The number of new homes available to buyers in builders’ inventory across the GTA reached an unprecedented new low at the end of December 2016, while prices for all types of new homes in the GTA broke records. At the end of that month, there were 13,670 new homes available for purchase, less than half of the 30,400 homes that were available in builders’ inventories a 44 YPNEXTHOME.CA

decade ago. New highrise supply reached a 10-year low, falling to 11,792 units last month. Meanwhile, lowrise supply was 1,878 homes, of which only 742 were single-family detached homes. Ten years ago, there were 12,871 highrise units available to purchase and 17,529 lowrise units, of which 11,602 were single-family detached homes. “We have a shortage of housing supply in the GTA that is approaching crisis levels,” says Bryan Tuckey, BILD president and CEO. “Housing is selling as quickly as the industry can bring it to market and the lack of develop-able land that is serviced with infrastructure, excessive red tape, out-of-date zoning and NIMBY-ism are hindering our ability to bring more to the market.” The lack of supply is forcing prices up across the board. The average price of available new lowrise homes, which includes detached and semi-detached houses and townhomes, was $995,116 in December 2016, and for new singlefamily detached homes in the GTA the average was $1.26 million. The average price of new detached homes increased by more than $273,000 in the past 12 months. Prices for new highrise homes also reached an all-time high in 2016. In December the average price of condo units in the GTA was $507,128. In December 2006, it was $321,353. The average size of a condo suite in the GTA grew to 826 sq. ft. last month, while the average price per square foot increased to $614. A year ago, the average price per square foot was $584 while the size of an average suite was 775 sq. ft.

CMHC to increase mortgage insurance premiums, again By Wayne Karl
CANADIANS ARE ABOUT TO FACE
yet another potential homebuying hurdle, as Canada Mortgage and Housing Corp. (CMHC) has announced that it is increasing its homeowner mortgage insurance premiums effective March 17, 2017. Unlike the latest changes to mortgage regulations, announced late last year, this newest round is expected to have a minor impact. CMHC says the higher premium will result in an increase of just $5 to the monthly mortgage payment of the average CMHC-insured homebuyer. “We do not expect the higher premiums to have a significant impact on the ability of Canadians to buy a home,” says Steven Mennill, senior vice-president, Insurance. “Overall, the changes will preserve competition in the mortgage loan insurance industry and contribute to financial stability.” “The increase in premiums for high ratio mortgages will have a minor effect on the average Canadian,” James Laird, co-founder of RateHub and president of CanWise Financial, told YPNextHome. “Relative to the rule changes that were implemented in late 2016, this is not a major change. Premiums will be increased for all of those Canadians with less than 20 per cent down, but these premiums are added on to the mortgage and paid off over the life of the mortgage, so the cash required on closing does not change. This change specifically will not impact the borrowing habits for the majority of high ratio clients.” Using RateHub’s mortgage payment calculator, based on an average home price of $730,472 with a minimum down payment of 6.6 per cent (or $48,047), the 46 YPNEXTHOME.CA
current premium is 3.6 per cent of the mortgage amount (purchase price less down payment). For that mortgage amount of $682,425, the CMHC premium is $24,567. With the new premium at four per cent of mortgage amount, the CMHC premium becomes $27,297 – an increase of $2,730. This translates to a mortgage payment increase of approximately $12 per month (based on today’s best rate of 2.44 per cent, amortized over 25 years). If that buyer has an 18-per-cent down payment, the total down payment would be $131,485. At the current premium of 1.8 per cent of the mortgage amount, that buyer is paying $10,782 in CMHC insurance. At the new premium of 2.8 per cent of the mortgage amount, the CMHC premium becomes $16,772 – a $5,990 difference for that buyer. This translates to a mortgage payment increase of approximately $27 per month (based on 2.44 per cent amortized over 25 years), RateHub says. Capital requirements are an important factor in determining mortgage insurance premiums.
The changes reflect the Office of the Superintendent of Financial Institutions’ new capital requirements that came into effect on Jan. 1 of this year that require mortgage insurers to hold additional capital. Capital holdings create a buffer against potential losses, helping to ensure the long term stability of the financial system. Prior to the mortgage rule changes... • The average CMHC-insured loan was approximately $245,000. • The average down payment was approximately eight per cent. • The average gross debt service ratio (GDS) was 25.6 per cent. To qualify for CMHC insurance, a homebuyer’s GDS should not exceed 32 per cent of their total monthly household income. Premiums are calculated based on the loan-to-value ratio of the mortgage being insured. The premium can be paid in a single lump sum but more frequently is added to the mortgage principal and repaid over the life of the mortgage as part of regular mortgage payments.

Problematic housing market conditions for second consecutive quarter • Evidence of problematic conditions has increased in Victoria since the previous assessment due to moderate evidence of price acceleration and overvaluation. • Evidence of problematic conditions has decreased in Calgary since the previous assessment as some housing markets in oil-dependent centres are now rebalancing. • Strong evidence of problematic conditions continue to be detected in Vancouver, Toronto, Regina, Saskatoon and Hamilton.
FOR THE SECOND CONSECUTIVE QUARTER, Canada Mortgage and
Housing Corp. (CMHC) is calling attention to problematic housing market conditions nation-wide. The national housing agency attributes the elevated risk rating to overvaluation and price acceleration in Vancouver and Toronto, where strong price growth has been sprawling into neighbouring cities like Hamilton and Victoria. House prices in Canada rose seven per cent year-over-year by the end of the third quarter last year, after adjusting for inflation. Interestingly, removing Ontario from the equation would have resulted in flat prices. This analysis is the result of insight from CMHC’s quarterly Housing Market Assessment (HMA), CMHC’s HMA examines the largest 15 housing markets across Canada, and identifies problematic

conditions based on four key factors: overheating, when sales outpace new listings on the market; the rate of home price growth; overvaluation of homes; and overbuilding when the rental market vacancy rate and/or the inventory of new builds that are unsold is elevated. The HMA serves as an early warning system, alerting Canadians to areas of concern that are developing in our housing markets, so that action can be taken in a way that promotes market stability. Housing Market Assessment Highlights • Overvaluation and overbuilding remain the most prevalent problematic conditions observed across the 15 centres. • Overvaluation and overbuilding are detected in eight centres.
• Evidence of problematic conditions in Ottawa and Atlantic Canada remains weak. “We continue to detect strong evidence of problematic conditions in Canada,” says Bob Dugan, chief economist at CMHC. “Price acceleration in Vancouver, Victoria, Toronto and Hamilton indicates that home price growth may be driven by speculation as it is outpacing what economic fundamentals like migration, employment and income can support. For this reason, home buyers should ensure that their purchases are aligned with their needs as well as the long-term market outlook.”

4 questions to ask your mortgage broker By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
BEFORE SEARCHING FOR A HOME, you
should get a mortgage pre-approval. Getting one is a great start but it won’t guarantee you’ll get the best mortgage rates. To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms. However, finding a broker is similar to finding a real estate agent. You want the best but how do you know who’s right for you? HERE ARE SOME QUESTIONS TO ASK:
1. How long have you been a broker? If you’re a newcomer or a first-time homebuyer, you want someone with a lot of experience in the industry. Someone with years of experience will recommend the best product for your situation instead of a standard five-year fixed mortgage. If a shorterterm mortgage is better for you, you’ll want a broker who will recognize what’s ideal for your circumstances. 2. How many lenders do you work with? If you get a mortgage from your financial institution, you’ll only have one lender to choose from. However, brokers work with a number of lenders, which allows them to pick the lender who works best for your situation. Although brokers work with many lenders, they tend to do the majority 54 YPNEXTHOME.CA
of their business with just a few of them. That gives them the ability to get lower rates and volume discounts that are passed on directly to you. Brokers can provide you with a list of the lenders they work with, including the ones they use the most. 3. What’s the application process? As we move away from face-to-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate over the phone, in person or through email? Do they accept electronic signatures or want you to come in to sign documents? Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly. 4. How are you paid? You don’t have to pay mortgage
brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount. Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how he or she gets paid. THE BOTTOM LINE When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates. If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.

Mix and match: How to play with pattern tastefully By Yanic Simard
HERE, I SHARE MY TIPS for combining
4. One colour, different shades
patterns the right way:
A more simplified way of mixing patterns is to keep it monochromatic. Select patterns of one colour but choose varied shades (for example, light blue mixed with medium and dark blue). 5. Don’t over-coordinate You want to avoid having your fabrics too “matchy-matchy.” If you’re using the same or similar pattern in more than one area, limit it to two places and have them spread far enough apart.
1. Begin bold Start with one strong
pattern – strong could mean thick lines, a particularly busy pattern, or very saturated colours – and build upon it. 2. Balance of scale The goal is for your patterns to complement one another, not work against one other. Try to have an even mix of busy and subtle. 3. Soften prints with solids A fabric without a pattern acts as a staple to all schemes. It’s sort of like the bread to a sandwich – things won’t look (or taste) good without it. 56 YPNEXTHOME.CA
MY FAVOURITE PATTERNS
Gingham This printed or dyed fabric, which dates back to the 17th century, is
MORE ADVICE ONLINE ypnexthome.ca/news/advice
known for its checked patterns of white and a single bold colour (you’ll often catch me wearing this pattern). The checks can vary in size, and the checks can appear in horizontal rows and vertical columns, or sometimes diagonally. Pinstripe A classic pattern consisting of very thin stripes running in parallel. It is most recognized in men’s suits and is very striking in home décor.
Chevron A repetitive pattern comprised of sharp ledges that look like the letter “V” (sometimes called herringbone or zigzag). This is on trend right now. TEXTILE TIPS
1. Choose soft furnishings that will work in any room of your home, so that when you’re ready to change up your décor you can swap pillows, throws, drapery, etc. from room to room.
2. If you’re just starting to re-decorate a room, a textile that you love is a great way to draw inspiration for the entire scheme. Pull the colours, lines, shapes and feel from the pattern on the fabric. 3. When selecting a fabric, keep its application in mind and consider these two important details: » Durability Look at the rub count – if the textile you’re considering is for upholstery and a piece that will be used often, the higher rub
count the better. If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time. » Clean-ability Fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, but they will clean up better. Fabrics made with manmade fibres are typically soilresistant but don’t clean up as well.

Bank of Canada holds interest rate steady Residential investment tempered by changes to mortgage rules and rising mortgage rates THE BANK OF CANADA has made its
first interest rate announcement of 2017 – and the first since Trump took the presidential election south of the border. As expected, the Bank held its rate steady at 0.5 per cent, noting that uncertainty about the global outlook is undiminished, particularly with respect to policies in the United States. “In our discussions, Governing Council was particularly concerned about the ramifications of US trade policy, because it is so fundamental to the Canadian economy. But we cannot capture these in our projections because they are simply unknown at this point,” Bank of Canada governor Stephen Poloz said in his opening statement at the Monetary Policy Report press conference. The Bank has made initial assumptions about prospective tax policies only, resulting in a modest upward revision to its US growth outlook. Overall, the global economy is strengthening largely as expected and prices of some commodities, including oil, have risen. The rapid back-up in global bond yields, partly reflecting market anticipation of US fiscal expansion, has pulled up Canadian yields relative to the October Monetary Policy Report. In contrast to the US, Canada’s economy continues to operate with material excess capacity. While employment growth has remained firm, indicators still point to significant slack in the labour market. The resource sector’s adjustment to past commodity price declines appears to be largely complete, but negative wealth and income effects will persist. Meanwhile, the Canadian dollar has strengthened along with the US dollar 58 YPNEXTHOME.CA

against other currencies, exacerbating ongoing competitiveness challenges and muting the outlook for exports. Consumption is expected to remain solid, while residential investment will be tempered by previously announced changes to housing finance rules and by mortgage rates that have risen in response to higher bond yields. Federal and provincial fiscal measures are still expected to support growth in 2017. Bearing in mind the important assumptions embedded in its forecast, the Bank projects that Canada’s real GDP will grow by 2.1 per cent in both 2017 and 2018. This implies a return to full capacity around mid-2018, in line with October’s projection. Inflation in Canada has been lower than anticipated since October, mainly because of declines in food prices. Measures of core inflation are below 2 per cent, reflecting material excess capacity in the economy. As
consumer energy prices rise and the impact of lower food prices dissipates, inflation is expected to move close to the 2 per cent target in the months ahead and remain there throughout the projection horizon while excess capacity is being absorbed. “In the context of a projection that is largely unchanged, the Bank’s Governing Council judges that the current stance of monetary policy is still appropriate and maintains the target for the overnight rate at 0.5 per cent. Governing Council will continue to assess the impact of ongoing developments, mindful of the significant uncertainties weighing on the outlook,” Poloz concluded. The Bank’s next scheduled overnight rate announcement will be March 1, 2017. The next full update of the Bank’s outlook for the economy and inflation, including risks to the projection, will be published in the Monetary Policy Report on April 12.

LIKE ALL INSURANCE premiums, how much you pay for home insurance depends on a number of factors related to risk. Insurers analyze these risks, and figure out how likely it is that you – or a group of people with the same set of circumstances – will make a claim, and how much that claim will cost.
These factors typically affect what you pay for home insurance: WHERE YOU LIVE: Insurers keep records about the number, type and cost of claims by neighbourhood. They can tell from past experience what the circumstances are in your neighbourhood, and how likely it is that you will have to make a claim. For example, if you live in an area where most people commute to work and homes are left unoccupied during the day, the statistics may show your neighbourhood has more break-ins. The cost of home insurance, therefore, varies from neighbourhood to neighbourhood, from city to countryside, and is based on knowledge and experience. PROXIMITY TO WATER: Insurers are concerned about fire, and will look at how far your home is from a source of water (fire hydrant, fire station). If you live in an urban area, this is generally not a problem. If you live in the country and the distance is great, however, this will influence the cost of your home insurance. The sooner a potential fire can be put out, the lower the cost of restoring your home. REPLACEMENT COST: The factor that will make the biggest difference in the cost of your home insurance is simply the size and composition of your home – as well as your contents. The larger the home and the more contents you have, the more it will cost to replace. In addition to the square footage, insurers take into account such matters as the quality of 60 YPNEXTHOME.CA
How much will your home insurance cost? construction, which can vary greatly from home to home. HEATING: Not usually an issue with new homes, oil tanks have the potential for causing costly environmental hazards, so your insurance representative will ask questions about the age and condition of your tank. There is far less risk with forced-air gas furnaces or electric heat, so you may pay more for your home insurance if your home is heated by oil.
ELECTRICITY: There are several factors concerning electricity. Do you have breakers or fuses? What is the flow of electricity coming into your home? And what kind of wiring do you have? Insurers know from experience that breakers pose less risk than fuses, and that a minimum of 100-amp service is better than a lower level of service, as a lower amp can lead to overloading and fire. PIPES: Galvanized or lead piping usually means that the plumbing is

BASIC OR FULL COVERAGE: Once all of the above is taken into consideration, you can choose the types of coverage you’d like – which will also influence the amount you pay. While there are government regulations dictating how much insurance drivers must have, there are no such laws when it comes to home insurance. The only requirement may be one set by your bank or mortgage holder. From there, it’s up to you to decide whether you prefer basic or more comprehensive coverage. And this is something your independent insurance representative can help you with. The following factors typically do not affect what you pay for home insurance:
older, and older plumbing is more likely to crack, leak, or run into other problems. Insurance companies generally prefer homes where the plumbing is made of copper or plastic. AGE OF ROOF: Not usually an issue with new homes, insurers generally prefer a roof that has been updated within the last 20 years. Some policies will pay only depreciated values, as low as 25 per cent of the replacement cost, for damaged roofs that are near the end of their designated service life.
OTHER USES OF YOUR HOME: Insurers will want to know if you have built or are planning to build a secondary rental suite in your home; begin operating a business there, or make any other significant alterations to the structure of the home or the way in which your home is used. OTHER FACTORS: Insurers will ask if you have a security alarm and a fire alarm, and whether they are monitored by an outside service.
GAS VERSUS ELECTRIC APPLIANCES: The types of appliances in your home do not affect the cost of your home insurance. BRICK EXTERIOR VERSUS ALUMINUM SIDING: Most insurance companies do not use type of construction as a rating factor when calculating home insurance premiums. However, construction type is used when calculating the building replacement cost (what it would cost to rebuild the dwelling with materials of like kind and quality, if it were destroyed). ICONA CONDOMINIUMS: A commanding presence in downtown Vaughan
GIVEN THE PHENOMENAL GROWTH of the entire Greater Toronto Area,
eyes are now looking at downtown Vaughan as a leading centre for growth and opportunity in the Region. The area will soon be home to Icona Condominiums, being developed by The Gupta Group. Rising 53 and 55 storeys, the two towers of this development represent the first 50-plus storey towers in the city, and will be a commanding presence in the centre of downtown Vaughan – one of the fastest-growing areas in all of Ontario. The City of Vaughan, which includes Concord, Kleinburg, Maple, Thornhill and Woodbridge, now has a population exceeding 350,000 and is growing by approximately 11 per cent a year. Residents are enjoying the tremendous economic growth within the area, bolstered by the presence of world-class companies, the great standard of living and quality of life. Icona Condominiums will be in the centre of this activity, located east of Hwy. 400 on Hwy. 7, between Edgeley Boulevard and Jane Street. This is a rapidly evolving area of attractive retail, shops, fine dining, bistros and galleries, including the addition of the Vaughan Metropolitan Centre, which will anchor and serve as a magnet for the entire region. Icona Condominiums will also be perfectly positioned from a transit and accessibility standpoint, located nearby major highways and just steps from the future Vaughan Metropolitan Subway Station, expected to be 62 YPNEXTHOME.CA
operational by December 2017, and as the northern extension of the TTC Spadina subway line, will connect the City of Vaughan to downtown Toronto. This soon-to-be landmark condominium project will offer approximately 1,140 residential units with the finest finishings and appliances, which will be especially attractive to purchasers looking to downsize but stay in the area, or first-time buyers looking to enter the housing market at an affordable price. Icona will also feature a wide array of lifestyle amenities within the development, as well as 20,000 sq. ft. of retail at the base of the two towers. The Gupta Group, one of the most well respected developers in the industry, is well aware of the potential and promise of the region. Its Hotel Development Company, The Easton’s Group of Hotels, owns three successful hotels in Vaughan, including the Hilton Garden Inn Hotel. The Gupta Group has brought together an award-winning team for Icona Condominiums, with architectural design by IBI Group, and interior design by Studio Munge.

CABIN FEVER with
COLIN + JUSTIN by Stephanie MacDonald
A BALANCE between saucy and sophisticated, yet rugged and practical, making you feel both comforted and amused with a European charm — are we talking about an award-winning designer home? Actually, this is an introduction to Colin McAllister and Justin Ryan. Stars of a myriad of design and lifestyle shows since the 1990s, this dynamic duo is currently everywhere on your television. Veterans of both reality TV (I’m a Celebrity… Get Me Out of Here!), and home improvement (How 64 YPNEXTHOME.CA
Not to Decorate), they have now combined the two in their current shows, as well as having their own product line, writing books and a syndicated design column, and making many personal appearances along the way. These are two busy people. We were lucky enough to catch up with them to discuss their recent foray into cottage design. New Condo Guide: What things can you do to make a cabin chic yet efficient that would also work well for condo dwellers? Are there
other similarities in designing your cabin and making your home more livable? Colin and Justin: Believe it or not, condos and cabins are actually very similar. After all, isn’t every living space about sharing good times with good people in good spaces? Create a living/dining/ kitchen/outside space if you can, treat it as one life arena and zone it accordingly to delineate function. Use colour or style to link each area. For example, a timber floor throughout the interior with a
similar colour of timber outdoors will read like one continuous space. NCG: If you’re in the market to buy a home, and expect a lot of guests, what are some attributes to look for in a townhome or a condo? C and J: The golden rule with guest rooms is to spend the night there yourself – this will help you know exactly what the experience is like. Not everyone has the space for a dedicated guest room, but you could transform your TV den or home office by installing a proper sofa bed to give the room two functions. The Vallentuna sleeper sectional from Ikea Canada is a smart modern sofa that doubles as a comfortable bed. In terms of condo shopping, you ideally want guests to have their own bathroom and be on another floor in a townhome or at a discrete distance in a condo – this gives both parties the privacy they need. NCG: When you’re designing on a budget, you have to make choices. What are the things you should splurge on, and what can you “cheap out” on? C and J: Spend on comfort, as you must feel rewarded and relaxed at home. Don’t scrimp on your bed or sofa. Buy the best you can, and save money elsewhere. It’s worth creating a nest first, so why not start with the bedroom? Simple to do (paint, new bedding, etc.) and essential as a reward for your hard work as you renovate the rest of the home. Quality timber floors are a must (Kentwood has an amazing range) but you can cheap out on wall tile – get the look with ceramic rather than real stone and you’ll create the feel you want for less. NCG: What are your favourite storage solutions that work for cabins and condos alike? FEBRUARY 4 - 18, 2017 | NEW CONDO GUIDE 65
C and J: Double-duty is always worthwhile in any home – a storage trunk that’s a coffee table or any wall mounted storage solution that frees up floor space. Don’t be afraid to go high with shelves and wall mounts – an entire wall of storage can look attractive and obviously it’s a practical way to champion space. Edit your life by paring back on clothes you no longer wear, items you have duplicates of, broken items and things you just don’t like anymore. Remember, you live in a condo or townhome, not a cupboard – life space is just as important as storage space. 66 YPNEXTHOME.CA
Creating systems costs next to nothing but can dramatically improve your home life – if your bathroom and bedroom get overloaded with laundry, then invest in a basket and timetable a laundry day to deal with the backlog. Properly store home paperwork in dated files and avoid piling up your favourite magazines – weed out the things you like and lose the rest. NCG: How do you make the most of a view without overwhelming it? C and J: How do you make the most of a face without overwhelming it? With great glasses, that’s how! Yes,
great frames work for all great views – imagine your window view is a painting and frame it accordingly. We painted out our condo frames in black to create a border for our downtown view. Choose blinds over drapes (to keep windows simple) and avoid overhanging from above if you can by positioning blinds above the glass rather than in front of it – a simple pelmet can disguise the mechanism. Don’t cramp your view with obstructions like a huge television in front of your mountain vista, and arrange furniture to make the most of the natural beauty. Imagine the view as the focal point of your decor and embrace it!

How four neighbourhoods transitioned through the years By Sonia Bell
Neighbourhoods are always in a constant state of flux – real estate developers continuously develop new communities, cities make efforts to enhance their public spaces and, as changes take place, these neighbourhood might start attracting a different population over time. // While there are many communities that have witnessed tremendous growth over the years, these four neighbourhoods – Liberty Village, Mimico, the Financial District and Willowdale – have experienced some of the most pronounced transitions to date.
FINANCIAL DISTRICT Before
Before
WHILE THE FINANCIAL DISTRICT has changed significantly over
the years, one aspect of this neighbourhood has sustained. It was, and continues to be, the very heart of Toronto. The neighbourhood took form in the mid- to late-19th century when a handful of banks moved to downtown Toronto. By the mid 20th-century the Big Five banks were all headquartered in the Financial District. While the area epitomizes Canadian TODAY capitalism (even its subterranean city, The Path, boasts a healthy economy of retail and services), it has also evolved into an area where people not only work, but live and play. The area is now home to iconic skyscrapers and glossy condominiums oozing luxury and convenience. With more than 200,000 people coming in and out of the neighbourhood daily, as well as the residents inhabiting the condominiums, the neighbourhood is considered the most densely populated in the city. Congestion in the financial core isn’t new. Even the earliest photos of the Financial District showcase cars lining the side of the streets and pedestrians packed on the sidewalks.

MIMICO
TODAY
PART OF WATERFRONT Toronto’s revitalization of the
Toronto lake-front, Mimico has become one of the hottest new waterfront communities in Toronto. However, the area looked and felt much different before big-time developers such as Mattamy Homes, Empire Communities and Stanton Renaissance left their imprint. Mimico’s history dates back to the 18th century, as a location where wealthy families built their summer homes. However, when Grand Trunk Railway was established in the mid-1800s, new housing types were developed to accommodate the new workers moving to the area. By the late 1960s, Mimico had a relatively seedy reputation due to its infamous motel strip that was located south of Lake Shore Boulevard and east of Park Lawn Road. In the late 1990s, however, the city set out to transform the motel strip into a brand new neighbourhood, Humber Bay Shores. The strip is now long gone and has since been replaced by highrise condominiums. The Beach Motel was the last original motel standing. It was demolished in 2012, which made way for Empire Communities’ Eau Du Soleil. New condos continue to take shape in the Mimico area, and attract residents due to its key asset: the waterfront.

LIBERTY VILLAGE
IF YOU ASKED someone to define
Liberty Village today, they would likely describe its trendy restaurants, the burgeoning tech companies that have started to set up shop, and the new home and condo development with architecture that pays homage to the area’s industrial past. Before its industrial beginnings, however, the area was part of Garrison Common, a military fortification for Toronto (then called “Town of York”), which served as the base for the Battle of York against the Americans in 1813. It wasn’t until the 1850s, when the railway was built, that Liberty Village transitioned into an industrial hub, where it was home to factories such as Irwin Toys, Inglis Factory, and the Toronto Carpet Factory. Real estate builder CanAlfa would eventually reimagine the area, and create a master plan for Liberty Village. In the early 200s, the first phase of townhomes were built, followed by several condo buildings including, Liberty Place, Liberty on the Park, and Liberty Central by the Lake. Strolling through Liberty Village, you’ll still find traces of its industrial past – railway tracks can be seen on a brick-paved walkway; the brick structures that once served as warehouses have since been repurposed, such as Irwin Toys factory which was converted into Toy Factory Lofts by Lanterra Developments; and the tall chimney smoke stacks all serve as landmarks in the historically rich area. 70 YPNEXTHOME.CA

FUN FACT: In the late 1800s and early 1900s, the area was home to the Men’s Central Prison and the Mercer Reformatory for Women. It is believed that these institutions inspired the name of the neighbourhood’s main artery, Liberty Street (which is the namesake for the entire community), as it was the first street reformed convicts would walk once released.
WILLOWDALE
Before
Before
TODAY
LOCATED IN NORTH YORK, Willowdale was largely considered a bedroom community of single-family homes. But over the past decade, it has transformed to appeal to two very different types of buyers – both urban and suburban. The residential landscape is varied, consisting of homes from the early to mid-1990s, large “monster homes” from the 1990s, and more recently, high-density housing found along the main thoroughfare, Yonge Street. Menkes, an established real estate developer in the GTA, was significant in the transformation of the Willowdale community. In 1984, Menkes developed the 15-storey Proctor & Gamble headquarters at Yonge and Sheppard. In 1988, it introduced Place Nouveau, one of the very first towers in North York. In the late 1990s, Menkes began the development of Empress Walk, a staple in the North York community that was a turning point for the neighbourhood. With condos, entertainment and shopping all in one place, Empress Walk was the very first mixed-use development to be introduced to the area. Menkes continues to develop the area, with Gibson Square being its most recent project. FEBRUARY 4 - 18, 2017 | NEW CONDO GUIDE 71
