+ get social

When you move, how do you reestablish yourself? It’s one of the things most people don’t give a lot of thought to before they move. Of course you made sure there were the amenities you want in your neighbourhood, but now you need to make them your own. Any move, whether it’s a huge distance or a few blocks, means you need to adjust your routines and patterns. Your route home — do you know the timing of the new bus route or which roads are better in rush hour? The convenience store person,

the barrista, the grocery clerks — these are all casual relationships you’ll need to recreate. Though you know these elements are in your new neighbourhood, you’ll have to seek them out and establish your new routines and favourites once you move. There’s a lot more to moving than just a new address. Enjoy this issue of Condo Guide. Check out our advice, info and listings on YPNextHome.ca and the YPNextHome App and get ready to make your move.

Advice | BILD REPORT

Building a new retail experience By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice WITH THE YEAR’S busiest shopping season behind us, it’s a good time to reflect on the retail experience and how retail space is evolving. How and where we shop is changing. This is partly because our region is changing. Communities are becoming more compact, land prices are rising and many municipalities are focusing on their urban growth centres. As we grow up and not out, the industry is incorporating retail shops and amenities into new buildings as part of creating complete communities. While more people are shopping online, retailers understand that consumers still want the tactile experience in bricks-and-mortar stores. According to recent research by the National Retail Federation, consumers spend more when they shop there. With that in mind, many retailers are now adapting their stores to fit into an urban context, sometimes on the second or even third floor of buildings and often at the base of residential condominiums. More and more, retail developers are working with residential developers to respond to the changing marketplace and mandated intensification across the GTA. They combine their expertise and construct functional mixed-use projects that feature amenities and services on the main and second floors of midrise and highrise buildings. The added amenities benefit those in the building and people living and working in the surrounding neighbourhood. The mixed-use building at the corner of Queen Street West and Portland Street in Toronto is an

“While more people are shopping online, retailers understand that consumers still want the tactile experience in bricksand-mortar stores.” example of this. BILD member and retail developer RioCan partnered with fellow member Tribute Communities to incorporate three levels of retail space into the podium of a residential building including a 45,000-sq.-ft. grocery store on the second floor and two major retail outlets at the base. Another example is The Madison Condos on Eglinton Avenue east of Yonge Street currently under construction by BILD member Madison Homes. The building will feature two levels of retail stores and a second-floor grocery store. The increase in mixed-use development and intensification in

the GTA has some retail developers like RioCan looking at their existing properties such as shopping centres for opportunities to intensify them by adding residential buildings. RioCan owns more than 300 properties in Canada and has already initiated plans to intensify 46 of its centres across the country. In response to the rise of online shopping and in an effort to maximize their existing sites, another BILD member and shopping centre developer SmartREIT has created a new service called Penguin Pick-Up. Partnering with its retail tenants and other businesses that ship to Canada, the company is building pickup points in their shopping centres across the GTA. The 24-hour free pickup is available in Toronto, Vaughan, Oakville and Richmond Hill. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association and a land-use planner who has worked for municipal, regional and provincial governments. Advice | FUNDAMENTALLY SPEAKING

Infrastructure’s big boost By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice THERE’S AN OLD JOKE that Toronto has only two seasons — winter and construction. But as anyone travelling along the Gardiner Expressway lately (over the last two years or so), or along the QEW to or from Hamilton, or any number of other local congestion points, can attest, traffic in the GTA is anything but a laughing matter. Unfortunately, such is life in the Big Smoke — now and for the foreseeable future. Once upon a time, construction season may have been only during the warmer weather months. But those days are over. You can now count on it almost being a 24/7, year-round endeavor. Indeed, with continuing immigration, general growth and construction expansion — all happening at a quicker pace than infrastructure improvements — our highways and transit systems are being strained like never before. Population in the GTA continues to increase by about 100,000 people per year. Research suggests that by 2031, there could be three million more people living in the area — bringing with them an additional 1.5 million vehicles. If you think traffic and transit are challenging now, just wait. This is why last year the provincial government committed to a comprehensive 10-year economic plan that includes more than $130 billion in infrastructure investments. Two dedicated funds are being created to support infrastructure projects essential to Ontario’s

economic growth and job creation in: » Greater Toronto and Hamilton Area (GTHA) — Improvements to GO Transit rail service and public transit investments to address congestion, support economic development and improve mobility throughout the region, and » Outside the GTHA — Investments in roads, bridges, transit and other essential infrastructure across the province, identified in partnership with Ontario regions and communities Why, you may be wondering, should you care about all this stuff as a prospective homebuyer? As you’ve likely experienced firsthand, proximity to infrastructure is becoming more important than ever. Access to a variety of amenities and essentials — from transit to health care to schools to shopping to recreation — is a critical determining

factor for builders and buyers alike. It matters for lifestyle and comfort while you live there, as well as for resale potential down the road. So, stop waiting for construction season to end. While you’re out shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system — existing or under construction — that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future. Wayne Karl is an award-winning writer and editor with experience in real estate and business. Advice | STAT CHAT

Is it still a good time to be a Toronto condo investor? By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice I ATTEND AS MANY housing industry

market presentations and networking events as I can to survey folks in the room, to get their opinion on what they think is in store for the Toronto condominium apartment market. Surprisingly, there are not too many that are worried about the future of the highrise market in Toronto despite the uncertainty in the economy — this is in stark contrast to late 2008, when many in the industry were expecting a prolonged housing slump. I went to lunch with an executive at one of Toronto’s top development companies in early January and we discussed the role of investors in the downtown new-condo market. He expects another strong year in 2016, especially given the continued strength of the rental market. Another interesting point he made was that he thinks Toronto is going the way of Manhattan, and that we’ll see the percentage of renters increase as down payments become more difficult to save. The latest data supports this theory. According to condominium market research firm Urbanation, there were 27,166 condominium units leased through the Toronto Real Estate Board’s Multiple Listing Service (MLS) in 2015, an increase of 19 per cent annually and twice as many compared to 2011! Rents increased 4.1 per cent year-over-year and the average suite was leased up in less than three weeks. All of this has occurred despite the major influx

of new supply. Canada Mortgage and Housing Corporation (CMHC) indicated that 2015 marked the third consecutive year in which the stock of condominiums offered for rent by private landlords increased by 12,000 units or more in the GTA. For years contrarians have forecasted a demise in the Toronto market. They have said that there would not be enough demand for all of the new units being built, that investors would experience negative monthly cash flow and sell off their suites. That has clearly not been the case. In reality, the rental market for new condominiums has never been stronger. Here is an example that will knock your socks off: a brand new large scale project in Toronto’s Harbourfront area was completed and registered in 2015, and 372 units were leased via MLS, at an average days on market of 12! Toronto remains a top destination for many of Ontario’s recent graduates and they rent first. A recent survey from Zillow in the

United States indicated that renters are waiting six years before they buy. That figure was closer to 2.5 years in the 1970s, and I would expect a similar figure for downtown Toronto. If people rent for longer, that is a huge benefit for investors. Now I’m not advocating for anyone to dump all their savings into a Toronto condo, but for folks sitting on the fence, the data listed above should provide some insight into the healthy and steady demand in the Toronto condominium rental market. Surround yourself with an expert team including a realtor, a lawyer, and a mortgage broker, and never forget to do a lot of your own research. Good luck, and happy condo hunting. Now in its registration phase, Parfait will feature 235 residences, ranging from one-bedroom units to 1,574-sq.-ft. threebedroom layouts. “The larger suite layouts at Parfait have been designed with focus on the lives of our future residents and how they will use the space,” says Jim Ritchie, senior vice president, sales and marketing for Tridel. “It’s the perfect place for purchasers who are seeking quality construction,

chic design and a desirable location in a dynamic neighbourhood with world class shopping, restaurants and no shortage of entertainment options nearby.” Suites at Parfait will have nine-ft. ceilings (ten-ft. ceilings on penthouse and ground levels), plank laminate flooring throughout the main areas, with ceramic tiles in the bathrooms and laundry areas, as well as stacked front-loading Energy Star washer and dryer. Kitchens feature granite or quartz countertops with drop-in stainless steel sink and ceramic tile backsplash; full size high-efficiency stainless steel dishwasher and fridge; and a 30-in. convection electric oven with ceramic glass cooktop. Bathrooms boast cultured marble countertops with integrated basin, five-ft. soaker tubs, and ceramic tile lined showers. Designed by award-winning Hefele Makowka Design Associates,

the amenities at Parfait will include a grand two-storey lobby with concierge, a rooftop terrace, fireplace lounge, billiards lounge and theatre room. Parfait also boasts a party room with an outdoor terrace, and a private dining room with prep kitchen — everything residents need to host guests. Or if it’s a good sweat you’re after, the fitness centre, yoga studio, exercise pool and men’s and women’s steam rooms should do the trick. For residents looking to spend the day shopping or for a night out on the town, Parfait is perfectly situated moments from Fairview Mall and its restaurants, entertainment outlets, and fashion-forward shopping. The urban, outdoor Shops at Don Mills and chic Bayview Village Shopping Centre are also nearby, and residents at Parfait will also enjoy the abundance of services, retail and dining options along Sheppard Avenue.

Getting downtown or out of town is easy and convenient with Atria’s proximity to the Don Mills subway station and TTC routes, plus highways 404, 401 and the Don Valley Parkway. Aligned with Tridel’s commitment to building environmentally responsible, energy-efficient condominiums, Parfait — like the previous phases at Atria — will be constructed to meet Tridel’s Built Green Built For Life standard, and will overlook the community’s large landscaped park, tree-lined streets and circular courtyard, all designed by world-renowned landscaping firm Janet Rosenberg & Studio. And while the Atria community was named the best-selling condominium community in 2011 following the launch of its first phases, Alto and Parkside, its final phase Parfait will be the crème-de-la-crème of this successful and sought-after North York community. “We’ve saved the sweetest for last,” says Ritchie, with a nod to the project’s name. “With so much to offer both within this building, from luxurious suites to ample amenities, and all around it, along Sheppard and beyond, Parfait really is the cherry on top of our Atria community.” For more information about Parfait and the Atria community, call 416.645.8866, visit www.tridel.com or email atria@tridel.com. Advice | INVESTMENT ADVICE

Lock it and leave it! Are you meeting condo insurance requirements? By Kara Kuryllowicz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) as

well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding waterrelated damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/ agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days take one of the

following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service

To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it..

TORONTO’S FASHION DISTRICT is about to get a whole lot more chic as Fabrik Condos, one of the city’s top selling projects, gets accessorized and nears completion. With occupancy for Menkes Developments’ eye-catching tower slated for this spring, luckily there is still time to own a home at an address that’s among the city’s best. Located on Richmond Street, just west of Spadina Avenue, Fabrik is woven into the heart of the Fashion District and within walking distance of an array of top Toronto restaurants, nightlife and shopping destinations, including King West, Queen West, Kensington Market and Chinatown. “It’s exciting to be nearing completion of a building that’s poised to be a Fashion District landmark,” says Mimi Ng, vice president of

sales and marketing for Menkes Developments. “And there’s no better time than now for purchasers who are looking to live in the centre of Toronto’s most vibrant and eclectic neighbourhood.” Although nearly sold out, a handful of prime suites still remain available, including well-designed layouts ranging from 453-sq.-ft. one-bedroom units to 791-sq.-ft. two-bedroom suites, starting from $329,990 with only 10 per cent down. Designed by Giannone Petricone Associates Inc. Architects in association with Giovanni A. Tassone Architects, the 17-storey structure features a distinctive exterior of

stacked glass cubes, atop ground floor retail space. Inside, Fabrik’s suites all feature nine-ft. ceilings, laminate flooring, and ensuite Energy Star-rated washer and dryer. Units include full height, thermally insulated energy-efficient windows, and individually controlled centralized heating and cooling systems. Kitchens come with Giannone Petricone Associates customdesigned cabinetry, quartz countertops, and ceramic or glass tile backsplash, plus European-style appliances including a built-in Energy Star fridge and dishwasher clad with cabinet paneling. Bathrooms have custom-designed vanities with cultured marble countertop, integrated sink basin and full-width mirror. Fabrik boasts a top flight amenity program catering to residents who want to tap into the energy that infuses this hip new condo community and establish connections with building neighbours. Amenities include a fully equipped gym with cardio and weight areas,

games room, Hollywood-style screening room, and pet spa — an essential for today’s condo dweller. There’s also a hotel-style guest suite, and convenient on-site bicycle storage. The building’s party room offers the perfect spot for entertaining guests, equipped with a catering kitchen, bar, lounge seating, doublesided gas fireplace and outdoor terrace. Residents and their guests can soak up spectacular city views from Fabrik’s 12th-floor private outdoor terrace, with lounge seating, gas fireplace, BBQ facilities and a sundeck. Fabrik is a stone’s throw from some of Toronto’s hippest spots, including Queen Street and its world renowned mix of retail and eateries, and King Street, a sophisticated dining, theatre and nightclub hub. Chinatown and Kensington Market are only a short walk away, and the prestigious University of Toronto is nearby as well. And for those needing to travel around the city, the King, Queen and Spadina streetcars offer speedy transfer to the YongeUniversity subway line. “Boasting an excellent location, contemporary design and an envious amenity package, Fabrik has been one of our most talked about projects since its launch,” says Ng. “With occupancy about to begin, words are turning into action and we are about to deliver on our promise to add a well designed, stylish building that adds even more life to an already bustling area.” For more information on Fabrik, visit the Menkes condo centre at 770 Bay St., Toronto, open from noon to 6 p.m. Monday to Thursday, closed Friday and open on Saturday, Sunday, and holidays from noon to 5 p.m. Call 416.591.7700 or email fabrik@menkes.com. Interior Design Show 2016: Small space furniture gets smarter By Sonia Bell

3

1 2

4 THIS YEAR’S INTERIOR DESIGN SHOW (IDS16) featured amazing new products, companies and trends on the horizon. One trend on the forefront is that smaller furniture is getting even smarter. Here are our top picks from IDS16.

1. Transforming furniture by Resource Furniture Resource Furniture’s booth showcased how much you can do with a small space, especially if you have furniture that can serve more than one purpose. Their multifunctional, transformable furniture includes a back wall that converts into a bed. Additionally, their Picnic Bellagio coffee table doubles as a sit-down table. With just one swift motion, a part of the table raises, creating a bench that seats two. 2. Space-saving sinks by Nortesco These sinks were not necessarily designed for a small space — they’d look incredible in any kind of home, big or small. But imagine how useful they would be in a smallerthan-average bathroom; they take up less space, and have a modern ceiling-mounted faucet from Morpho. Put one of these in your bathroom, and you’re left with a lot more wiggle room. 3. Furniture with storage by Newell Furniture A smaller space means less room for storage — that is, if your furniture doesn’t have hidden storage compartments. The Loft lift-up bed has an easily liftable mattress with extra storage space underneath. Another item showcased at Newell Furniture’s booth was the Dine coffee table that also features a storage area under its surface.

5

MORE TRENDING ONLINE ypnexthome.ca/news

4. Three-in-one sinks by Blanco The sink accessories offered by Blanco are great for condo dwellers who typically don’t have a lot of kitchen counter space. You can add a cutting board, drying grid and food basket all within the confines of your kitchen sink. 5. Sectional by Style Garage This section from Style Garage is exemplary of a new trend on the rise: custom-piece sofas that can be combined to fit in any space. Moreover, you can mix and match the colours to create an ombre look.

Filling your walls

Here’s some help for finding great art for your new condo By Elisa Krovblit

YOU’VE BEEN WAITING to move in. You’ve thought about your furniture and dreamed about colour schemes. You’ve been eying decor accessories and keeping tabs on the trends. But what about art? How are you going to fill those big, fresh, new walls? Moving into a new home is a great time to reevaluate your art. Perhaps you’ve got a great mix of family portraits and old favourites — you may want to change frames or clean them up. Or do you need new art to fill those big, beautiful new walls? Generally, people find buying art to be daunting, but it doesn’t have to be. People also assume it’s exorbitantly expensive — but again, it doesn’t have to be. Galleries, dealers and art shows make it easy to explore what you like and want to live with on your walls. Art Interiors is a favourite Toronto gallery. Known for discovering and launching many great talents, it’s a perfect example of the gallery experience. They carry a huge array of media, and in every shape, size, colour and theme you might want. Owner Lisa Diamond suggests working with a reputable dealer or gallery. If you need guidance, having someone that professionally curates art on your team can help you put together a collection with confidence. If you want a more basic starting point, start by exploring to discover what you like. The Artist Project, theartistproject.com, now in its ninth year, is running from February 18 to 21 at the Better Living Centre. It’s a fantastic opportunity to immerse yourself in a broad collection of work. Over 250 artists, both local and international, will be displaying their art — you even have an opportunity to meet and discuss with the artists and their reps. You can also check out some of the seminars to learn more about art

Campbell’s Grenade, from the Exploit Grenade Collection by David Krovblit | krovblit.com Krovblit’s work is an experience, both visual and cerebral. Each new piece exhibits wellcrafted, colourful images steeped in highly conceptual, contemporary themes. Exploring social commentary, you can usually find a streak of humour running straight through his work.

and its various aspects. Sometimes it’s a matter of defining your style. Do you know what you like? Many people feel they’re at a disadvantage when looking at art because they don’t have a background. They can’t talk periods or styles or even feel comfortable with terminology. When you don’t know your Degas from your Dada you may feel that art shopping will be awkward. You may know what you like but not know where to find it — and at a price point you can handle. Again Lisa’s recommendation makes sense — seek professional help! You go to a financial advisor for your finances, you go to a mechanic for your car, so go to a

gallery, work with a dealer, and talk to the artists when it comes to those walls. While it’s easy enough to go, questions may come up when you start trying to understand what to buy. One piece is easy, perhaps finding a few for a room is not as difficult as you’d imagine, but buying a quantity for your new home can become harder as you try to decide what works together and how you’ll display it all. Do you need to match your furnishings? Should you poll your friends about your choices? Do you need to buy all in one theme or colour for your home to be cohesive? Art can make you second guess yourself too many times. For the answers to these, and to …continued on page 34

Even Odds from the Northland series by Richard Ahnert | mycanvas.ca Richard Ahnert takes anthropomorphic painting to a new level, lacing it with a quiet, yet unmistakable animism — an abiding kinship between human and animal. His work has won awards and can be found in private collections and businesses in North America and Europe.

Pornigami Chikara by Harv Glazer | houseofpornigami.com Pornigami Chikara meaning “strength” The image of a simple folded crane was my inspiration. bolster confidence in starting off or expanding your art collection, Lisa offers some great professional advice: 1. Don’t be stressed out about “filling” the large walls. 2. Don’t worry about matching the decor — the ultimate idea is to buy what you love and make it work. 3. If you have a budget then start with smaller pieces. Don’t be scared to do a grouping! 4. We know the wall is big, but groupings have great impact and are less expensive, and you can do them over time. Start with three and hang academically - pieces of different sizes shapes and genres hung together along the wall.

5. If the grouping can be anchored by a piece of furniture, for instance, a couch or a sideboard, then that will visually give weight to the wall. 6. Do not ask your friends or family for opinions. You’re the one who has to live with the art! (Do you like the art in your mother-in-law’s house? Then why ask her?) 7. If you’re looking for inspiration, then open up some design magazines or websites. Great ideas from these sources will give you some direction. Enjoy discovering new art, and filling those walls, pieces will not only bring you years of pleasure aesthetically, but may dramatically increase in value, making your walls a beautiful investment! Advice | QUICK TIPS

A place for everything and everything in its place

By Hellen Buttigieg

MORE ADVICE ONLINE ypnexthome.ca/news/advice

RANDOMLY TUCKING things away in spots that are convenient at the moment just won’t do. If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home. Organizing your home Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. What did I do with that manual? Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where’s the remote? Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys).

Where are my keys? Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers

so you don’t have to rely on your memory when you need to find something quickly. Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and cell phone behind and delight in some of life’s simple pleasures without interruption. This is especially crucial if you are selfemployed and your boss is a tyrant! We can’t get very far in life on an empty fuel tank; we have to get off the busy highway once in awhile to refill it. Investing 101: The four dimensions of real estate investing By Andrew la Fleur

TIP: Principle pay down actually accelerates over time, rewarding long term investors. Always plan to buy for the long term.

that real estate values do tend to go up over time. TIP: Buy below market value whenever possible.

Look at this typical mortgage graph:

4. Depreciation How can you benefit from appreciation and depreciation? The CRA allows you to depreciate the value of your property (not including land value) against the income that it generates. This is also called the Capital Cost Allowance or CCA. This is a write off that you do not actually pay for. For many investors (but not all), this gives you a powerful tax deferral or potentially a tax reduction tool. Many people avoid investing in real estate because they do not want to pay taxes on the income. This makes no sense! CCA allows many investors to effectively reduce their annual income on a rental property to zero, meaning they pay no taxes. If you are paying taxes on income, this means that you are making a profit! Note that if you do elect to claim the CCA on a year to year basis, you are required to add the amount claimed back to the selling price in the event you sell the property. This would increase your profit on a sale, which would increase your tax payable. So it allows you to not pay taxes today, but you will have to pay taxes later. TIP: Using depreciation to offset income on rental properties can be a powerful tax deferral or reduction tool for investors.

DISCLAIMER: this article is not meant to be considered taxation or legal advice. Real estate allows for multiple income streams and has some powerful tax advantages at the same time. Real estate investing actually has four fundamental dimensions that all contribute to your return on investment (ROI).

1. Cash flow Cash flow is the profit (or loss) that is left over every month or every year after you have taken the rent you have received and paid your expenses. You will not get rich off of cash flow alone, but you will always be able to sleep at night if you know that you’re making money every month and your tenants are paying all your expenses and more on a property. Cash flow is the foundation of all real estate investing, but it is not the only aspect that makes real estate the most effective asset class for wealth creation. TIP: Never buy a negative cash flowing property. 2. Principle pay down When you are a real estate investor, you are outsourcing your debt obligations by having your tenants pay your mortgage. Part of the mortgage payment is going directly to principle pay down which adds to your net worth every month.

$50,000

1

30

You can see that over the life of the mortgage, the interest portion (debt) of the mortgage payments starts high, then decreases. And the principle portion (equity) of the mortgage payments do the reverse. The longer you hold a property, the more you can take advantage of principle pay down. 3. Appreciation Buy low, sell high. This is a simple concept and the idea behind appreciation. Capital appreciation is nice to have, but not something you should count on, or plan for. Real estate markets move in cycles and have ups and downs. As long as you have a cash flow producing asset then you are safe and don’t have to worry if your property has gone up or down in value. Too many investors think that real estate is a get rich quick scheme where you simply buy low one year and sell high the next. The reality is that wealth is created in real estate by taking the long term view and holding properties for decades, not flipping properties every couple years. That being said, history shows

WE SUGGEST YOU HURRY IN

TO SLOW DOWN.

Boutique-style condo living surely makes for a more intimate, relaxed style of living. Just think: with little traffic to navigate in the lobby, you can always be peacefully prepared should you choose a languid stroll along the waterfront to watch the snowflakes dust the trails of the bird and butterfly sanctuary just across the street. Nevertheless, as the only boutique building to be found in this desirable waterfront community, we anticipate a high demand. So, the quicker you come see us, the sooner you can settle back most comfortably.

Advice | CONDO PRO

Condos: A first-time buyer’s paradise By Barbara Lawlor

MORE ADVICE ONLINE ypnexthome.ca/news/advice

I’VE BEEN INVOLVED in the newcondo industry for years, and I have never seen conditions as favorable for first-time buyers as they are right now. Anyone thinking about taking this major step should seriously consider buying soon for a multitude of reasons. For one thing, it’s absolutely incredible that interest rates have stayed so low for so long. Whatever age people are when they enter the market today, they’re getting rates far lower than what their parents had. And when you consider the length of time it takes to pay off a mortgage and the amount of interest you pay during that time, every percentage point — or even fraction of a point — lower represents many thousands of dollars saved in the long run. Also on the financial angle, prices are extremely competitive — mainly because there is a phenomenal amount of choice out there aimed at the first-time buyer market. As the price of lowrise homes skyrockets, condominiums are a refreshingly attainable choice as a first home. As a first-time buyer, you may have to choose one of the more compact designs, but remember, you have wonderful amenities that are an extension of your living space. For example, with a fitness room in the condo building, you don’t need space in your suite for exercise equipment. If you want to entertain a crowd, you can book the party room or have

friends over to watch the big game in the theatre room. And of course, the federal government is helping first-time buyers get into the market by offering the first-time Home Buyers’ Plan (HBP), which allows you to withdraw $25,000 — tax free! — from your RRSPs to put toward a down payment and other purchase-related costs. If you’re a couple, you can each use that amount, for a total of $50,000. Don’t forget about the first-time Home Buyers’ Tax Credit (HBTC) of up to $750 in tax relief. Remember, the economy and real

estate roll in cycles. Mortgage rates will rise again, and so will the prices of condominium suites as labour, materials and other building costs increase. If you can buy your first home now, you have a lot going for you that may not be available in six months or a year. Think ahead and act now!

YANIC SIMARD ON

CREATING CUSTOM By Elisa Krovblit | Photos Brandon Barre

WHEN YOU HIRE A DESIGNER the

space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? New Condo Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.

New Condo Guide: Why custom? Yanic Simard: My idea of comfort is living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.

NCG: Custom can be costly. Are there cost-effective ways to get custom looks? YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).

NCG: Are there areas where you more strongly recommend going the custom route? YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag. NCG: Do you recommend customizing pieces of furniture? YS: Creating a custom piece of furniture for a client is many designers’

1

dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find.

TCG 01-30-16 master.indd 42

2016-01-26 2:24 PM

NCG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom? YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look. It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it. NCG: What are some of the current trends in customization? YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement. The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage. NCG: Are there any customizations that are particularly influenced by the client? YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art-auction price. And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery. Sometimes just a little change goes a beautifully long way. Creating a space in your home for your home business By Kathryn Kusyszyn

electricity available. Ensure there is enough power to handle a computer, printer, desk lighting and whatever else you need all at once. Beware of creating tripping hazards with extension cords and power bars.

YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your condo can handle, designate a corner of one room as work-only

space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and

If you will be seeing clients or colleagues in your space, there are other considerations. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. You may even have building amenities like a business centre or meeting room — a perfect way to keep clients out of your personal space. Find out from the condo board if this kind of use is permitted. Just as important to create is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in your work space, your work will flow. Kathryn Kusyszyn is a health and lifestyle consultant in Victoria, B.C. FAMOUS NAMES ON HOME FURNISHINGS HOW DESIGN COLLABORATIONS WORK By Elisa Krovblit

by Lenny Kravitz for CB2, Priscilla Presley bedding, a King Coil mattress collection by Charlie’s Angel Jaclyn Smith. Ellen DeGeneres has a clothing and homewares collection, ED by Ellen. Ken Fulk recently did a collection for Pottery Barn. Luxury Interior Designer Brian Gluckstein has GlucksteinHome, a full housewares brand. Colin & Justin have their own line of products — and Designer Samantha Pynn is launching her first collection for Simons. So what does being famous and having a collection or product line mean? There’s a huge difference between collaborations and endorsements. Many companies have tried the celebrity endorsement. Did Britney Spears have anything to do with Pepsi? No, but she sure could sell it. Michael Jordan, however, did know a thing or two about what he wanted in a basketball shoe. It’s about selling lifestyle — the connections are aspirational. With Kravitz Design — his own design company, Lenny Kravitz paired up with CB2 to create a collaborative collection. Launched in the fall of

OVER THE YEARS WE’VE SEEN tables

2015, Ryan Turf, managing director of CB2, describes Kravitz as being very passionate about design. More than just an aspirational style, he was involved as both a designer and a collaborator. For CB2, says Turf, it was a way to incorporate the music into their furnishings, since music is an important part of the demographic — and in reverse, Kravitz is a fan of CB2 so he appreciated being part of a brand he enjoys. The collection is earthy. It’s rock and roll. It’s geometric and reminiscent of great 70s design. It definitely exudes that part of Kravitz that his music fans know, relate to and love. While this was a one-off collaboration, when pairing iconic names in the design world with furnishing and home decor lines, you find a more organic development. Interior decor and design is all about creating beautiful spaces, some designers have that desire to create furnishings they envision for these spaces. While designers can do this on a client-by-client basis — creating custom textiles, customizing the shape, size or finish of a sofa or table — creating a whole cohesive line for mass consumption is much more of an undertaking. Decorator, stylist, columnist and CityLine expert, Samantha Pynn is also the host of Open House Overhaul on HGTV Canada. She’s just completed a new decor line — The Samantha Pynn for Simons collection, launching in February 2016. This is especially exciting as Simons, the much-adored trends and fashion retailer from Quebec, will be arriving in the GTA in March 2016 at Square One Shopping Centre.

Pynn’s collaboration is the authentic design experience — creating the prints, selecting the colours, textiles, materials and developing the pieces to the perfect specifications. “A lot of times they want to put your name on a collection. I wanted to be designing this from scratch,” says Pynn. “I wanted to have a say — a huge say.” “Simons understood my editorial and design background, and let me take the lead.” The collection combines classic pieces with contemporary style. There are great patterns, textures and textiles. “The patterns, most are really rooted in the classics — lattice, floral.” There are florals, but not traditional little flowers, they’re big and stylized. There are animal prints. There are geometrics, neutrals and punches of colour. “People are really looking for something that will feel fresh for a long time, but still want something to be classic, have longevity, have legs,” she explains. “I don’t like disposable design. I didn’t want to go über feminine.” It’s a ‘something for everyone’ collection, and you can see the strength of pieces as they work alone or with others. Consumers can take pieces into different directions depending on the way they introduce them into their own decor. “A collection,” she explains, “that makes pulling a room together easy.” Stores pull collections together all the time, buyers do their jobs and curate, but when connecting a well known designer’s name with a collection, consumers have an expectation — a reference to that name. It’s a challenge to design a large collection. The client is broader

than a unique design done for an individual client. Price point needs to be a part of the equation, but quality has to be key. Quite attuned to the quality, from the selection of fabrics to the feel of the texture, Pynn’s quality control was to test drive products. She’d take home the throws and try them out, sleep on them, see how they’d feel to her. She’d try out the mats to see how they’d perform. “A well-decorated home makes people’s lives better,” she says, but ultimately, as a professional, to put your name on a collection as a designer is to share your design concepts and vision with everyone — and it needs to measure up. Completely different from endorsement, it’s a statement about your talent, about your vision and your design sensibilities. The collaboration process was a consolidated effort. “We pushed each other in a positive ‘Okay, I’ll try that’ kind of way,” says Pynn. “Price was an issue but not a limitation.” Internationally known, and highly acclaimed for his clean, stunning, luxurious design, Brian Gluckstein has done numerous collections — and has gone beyond to create his own brand.

SAMANTHA PYNN for Simons

GlucksteinHome was launched in 1999 and has grown and endured. While the price point makes his products more accessible than his interior design fees, the intended consumer is broader. He describes the brand as being for “someone who loves design and wants to elevate the aesthetics of their home.” As the brand, Gluckstein designs all of the products. “I love all home product and I’m inspired so much every day to design more. It’s important that I keep pushing the quality of product, through elevated design elements and beautiful materials, while keeping the price points sensible. ”Aligning with Hudson’s Bay has made GlucksteinHome very accessible to consumers. “With Hudson’s Bay, we’re able to work with factories all over the world and develop products in a scale that allows for that.” The next time you shop, take a closer look at that famous name and you’ll be able to get a better feel for who you’re bringing into your home.

5 hottest places to buy for less than $500K By Wayne Karl STARTING FEB. 15, 2016, there will be extra down payment requirements for properties costing between $500,000 and $1 million. The current five per cent minimum down payment for the first $500,000 will stay the same, but there’ll be a 10 per cent minimum down payment for the portion of the home price above $500,000. For example, someone buying an

$800,000 property would need to make a down payment of five per cent on the first $500,000 ($25,000) and 10 per cent on the remaining $300,000 ($30,000). That would be equal to a total down payment of $55,000, or 6.9 per cent of the total purchase price or an increase of $15,000. The five per cent minimum down payment for properties up

to $500,000 and the 20 per cent minimum down payment for properties above $1 million both remain unchanged. And Canadians who currently have a mortgage will not be affected While the average home price is $454,976 in Canada, it’s $630,876 in Toronto and $947,334 in Vancouver, according to the Canadian Real Estate Association.

Here’s our list of the five hottest markets in Canada, based on price growth, where you can still buy a home for less than $500,000:

Discover Trinity Ravine Towers CONVENIENT living is becoming a beautiful reality in Scarborough, where Trinity Ravine Towers will rise at 1250 Markham Rd. One of Toronto’s newest adult lifestyle community offers the best of both worlds in a tranquil ravine setting close to comprehensive amenities. This coveted address is moments from the Scarborough Town Centre, pharmacies, banks, grocery stores, restaurants, cinemas, places of worship, transit services, storage and gas stations. Highway 401 and Toronto’s city core are minutes away. In this new residential neighbourhood, the social, spiritual, recreational and future health needs of its diverse residents will be met through community-based activities, incorporating a Christian faith-based program. It could be a glorious way to enjoy your golden years — living comfortably and aging well in lovely surroundings. The gifted architects at Reinders + Reider Ltd. have designed the community’s two highrise towers connected by a four-storey amenity podium in light-coloured stone, in a blending of modern and classical styles. Interiors meticulously appointed by Johnson Chou Inc. begin with the lobby, where a living green wall and waterfall bring the outdoors in. Residents will have exclusive use of fitness and wellness centres, common craft and game rooms, concierge service, movie/media lounges, commercial spaces, library, computer lab, and a 300-seat European-style community dining room where food is prepared by an in-house catering team. Making the most of Trinity Ravine Towers’ location, the podium features a rooftop terrace with barbecues, a green roof and garden planters. Residents will also enjoy an activities courtyard, and the adjacent ravine is dotted with manicured garden areas

and walking paths. Ownership at Trinity Ravine Towers is through a market value life lease. Popular in North America and Europe for many years, there are currently 140 life lease properties operating successfully in Ontario. A great lifestyle and financial investment, the life lease is purchased at market value. You have exclusive use of your suite and shared common areas. Residents pay a monthly occupancy fee based on size of their suite to cover maintenance, administration and a reserve fund overseen by the board of the community’s sponsor, Global Kingdom Ministries (GKM). Your life lease is flexible, allowing for renting it and/or bequeathing it. The life lease truly provides you with a new lease on life! One-bedroom to two-bedroom plus den suites range in size from 667 to 1,453 sq. ft. Each features high quality appointments, expansive windows and a full or Juliet balcony. For 60 years, GKM (formerly Scarboro Gospel Temple) has been meeting the needs of the local faith-based population with programs such as food drives, ESL adult classes, children’s soccer, community basketball and volleyball, and a soup kitchen ministry, to name just a few. For more information on this incredible opportunity, visit 1250 Markham Rd., Monday to Thursday 10 a.m. to 6 p.m.; Saturday 10 a.m. to 5 p.m.; Sunday 1:30 to 5 p.m. (Fridays and holidays closed). To speak to a sales representative, email info@trinityravine.ca or call 647-876-5433. You can also register and find out more at www.TrinityRavine.ca.

Skywatch Condos brings stunning sophistication to the Rosedale on Bloor WITH THE FIRST PHASE virtually sold out, one of Canada’s most successful condominium offerings, The Rosedale on Bloor, will soon launch phase two: SkyWatch Condos. The key advantages of SkyWatch Condos at The Rosedale on Bloor are the two most important in any condominium investment: location and price. Situated on Bloor Street, just east of Yonge Street, SkyWatch Condos at The Rosedale on Bloor is seconds away from the TTC, within walking distance to the Bloor-Yonge interchange station, and Yorkville, Canada’s number one retail destination. This fashionable neighbourhood is filled with shops, restaurants, galleries and boutiques. These suites, located on floors 26 through 48 of the tower, will offer unparalleled and unobstructed views in every direction of Toronto — from sweeping vistas of the burgeoning downtown core and skyline to the green tapestry of mature Rosedale to the north. The value is among the best of any condominium offering in the city — priced from the mid-200s for units from 307 to 871 sq. ft. SkyWatch Condos will be an unheard of opportunity for sophisticated living in the heart of midtown Toronto! Designed by Page+Steele/IBI Group Architects, with modern, sleek and contemporary interior designs by Alessandro Munge of Studio Munge, The Rosedale on Bloor will also be anchored on the lower floors by Canada’s first Canopy by Hilton Hotel. Canopy by Hilton represents a new level of four-star urban hotel sophistication, as each hotel property is different and unique, reflective of their surrounding neighbourhoods. The Rosedale on Bloor will feature 476 residential suites beginning on the 11th floor above the Canopy by Hilton Hotel. Residents will have a

separate lobby entrance and enjoy luxurious amenities from the hotel. The condominium amenities feature a rooftop terrace with spectacular views, chef’s kitchen and dining room for private entertaining, fully-equipped fitness centre, yoga and stretching room, theatre room and lounge area. The development also features a business centre with a lounge and meeting rooms for those who may have home-based businesses. Suites will feature laminate flooring in the main living areas, customdesigned cabinetry, engineered kitchen quartz countertops, porcelain backsplashes and brand name stainless steel appliances. Bathrooms will feature marble or quartz countertops, porcelain floor tiles and all-tile tub or shower, and a drop-in

acrylic soaker tub. The Rosedale on Bloor is The Gupta Group’s second consecutive condominium home run, coming on the heels of Dundas Square Gardens, Toronto’s fastest selling condominium over the last year, located at the corner of Jarvis and Dundas streets. The Rosedale on Bloor is bringing The Gupta Group’s quality, innovation in project amenities, and attention to customer service to this key intersection at the edge of Rosedale. For more information on The Rosedale on Bloor and the launching of its spectacular SkyWatch Condos, call 416.928.9997 or visit skywatchcondos.com.

North Drive prepares to launch a new beacon for the Kingsway

MORE TRENDING ONLINE ypnexthome.ca/news

WITH CONSTRUCTION scheduled

for 2016, North Drive is preparing to officially launch 4 The Kingsway this spring. Located at the apex of the Kingsway and Bloor Street West, the eight-storey neoclassical midrise will mark the eastern gateway into the prestigious Kingsway community — one of the most recognizable neighbourhoods in Toronto’s west end. One of several developments by North Drive in Toronto’s west end, 4 The Kingsway will house 30 suites

and five street-level townhouses. The site sits beside a park where the Kingsway and Bloor Street West intersect, steps away from Old Mill Road and Old Mill Station. “4 The Kingsway fills a void in the luxury west-end condominium market,” says Jordan Morassutti, principal, North Drive. “We want to create a legacy building that lives up to the surrounding neighbourhood and makes residents feel like they’ve arrived home.”

Designed by renowned architect Richard Wengle, the sophisticated brick and stone-clad condo blends the sophisticated Beaux-Arts esthetic with the iconic look of New York’s Flatiron Building. Known for his custom Toronto manors, Wengle added architecturally notable features like the subtle turret capped with a zinc-clad dome, adding a touch of opulence to the clean design of the building. Stepping inside the generous porte cochere, the stylish entranceway and lobby make a statement with a soft palette and traditional styling, speaking to the quiet good taste and effortless elegance of its residents. With interior design by Brian Gluckstein, 4 The Kingsway balances traditional luxury with modern design with 13-ft. ceilings, open principle rooms and large five-piece ensuites in its well-appointed suites. Tasteful, traditional homes line the winding streets surrounding 4 The Kingsway, offering a sense of seclusion in the predominantly residential community. Both Bloor West Village and the Kingsway Village are short walks away, offering convenient access to excellent neighbourhood restaurants and the freshest produce and flowers from small boutiques. With the launch of the project this spring, now is the best time to register to become a part of the exclusive community at 4 The Kingsway. 4 The Kingsway offers one-, twoand three-bedroom layouts, ranging from 1,291 sq. ft. to more than 3,000 sq. ft., and priced from $1.2 million to more than $3 million. To register, phone 416-236-2992, email info@4thekingsway.com or visit www.4thekingsway.com.

Advice | LEGALLY SPEAKING

The law of good faith (or the lack thereof) By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE SUPREME COURT of Canada has said that good faith is not a requirement by either side in the negotiation of a contract. They went on to say that once the contract is signed there is an obligation to perform in good faith. What does this mean to you, the homebuyer?

1. The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side. 2. It does not matter what the agent says or promises (see 1 above). 3. It does not matter what is written in the brochure or advertised at the sales office (see 1 above). 4. Every Agreement should be reviewed by a lawyer who knows real estate before it is binding. 5. Only your lawyer has a legal, moral and ethical requirement to protect and put you first. 6. Every Agreement should be conditional on the lawyer’s review and the condition must be in writing — keep it that simple. Some Agreements have condition clauses that are all mumbo jumbo and do not let you really change anything. Also, make sure some time for review is allotted and sufficient.

Okay, the Agreement is signed, reviewed, amended and ready. Now what? The parties must thereafter act in good faith to complete the contract in accordance with the terms of the Agreement.

“The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side.”

Remember, most builders and their salespeople are honest, caring individuals who want to deliver a quality product. Just be careful not to bite into the bad apple in the bunch. Happy home hunting! Advice | MOVING

Things your movers can and cannot do WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck — Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems. Moving hazardous materials, containers of fuel and gaspowered items, such as lawn mowers that are not emptied of fuel: The law prohibits us from transporting these types of goods. This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. Moving live plants: Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. Moving animals: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. Rearranging furniture: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your

move. We are happy to provide you with this service — for a fee — but it shouldn’t be assumed it is automatically included. Moving personal valuables: It makes sense that small valuables such as jewellery, stocks, bonds and cash are items you want to transport yourself. Stopping the clock because there is a change on your end: We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate. Moving items larger than we have the ability to do: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy duty dollies and a truck with a lift gate. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required. Providing insurance coverage for items of extraordinary value: Ontario’s Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these items are itemized

upfront. Your tenants insurance policy may also have a rider for goods in transit. Installing major appliances: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. Loading pre-packed boxes and items into a U-Haul or pod: We do not do “load-only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

2016 HOME DECOR TRENDS: A GUIDE TO THIS YEAR’S HOTTEST! By Lisa Canning

A NEW YEAR BRINGS a fresh start, and it can be the perfect time to bring in change and embrace the year’s new trends. Bring home what’s hot for 2016. Fresh style for your home with these 2016 home decor trends is simpler than you think!

4. APPLIED MOULDINGS ON WHITE WALLS

While wall paneling, crown and other decorative mouldings can be a very traditional element of a room’s design make up, I argue when juxtaposed against modern elements like a graphic area rug, and painted out a fresh white, applied mouldings can feel modern and edgy. I love using them in large-scale floor to ceiling panels as I did in my home gym. 5. TUFTED FURNISHINGS

1. VELVET FURNISHINGS

Soft and sumptuous, velvet upholstery is a nod back to classic Hollywood and feels beautifully modern when done in contemporary silhouettes and punchy hues. Whether you bring home this trend in a principal piece like this Jonathan Adler sofa, or in a small pouf or ottoman, the luxe quality of velvet will elevate any room.

Tufted sofas, chairs and ottomans are another classic element that have been made new again for 2016. For maximum impact, consider a tufted three-seat sofa with generous rolled arms. I also love the modern update with the metal detailing on the Saffron chair, available at Elte MKT. You can also bring home this trend in a small ottoman or dining chair. 6. RECLAIMED WOOD

While not a new trend, the look of ancient, weathered and worn wood continues to hold a strong presence in the market. Paired with solid wood legs like this table from Artemano, or with contemporary metal legs, bring home this trend with a dining table with a soul and a story.

2. MARBLEIZED PAPER PRODUCTS

Inspired by the natural and organic veining of actual marble, marbleized paper products are all the rage ranging from notebooks, personalized writing pads to art prints. This print by style maven Stephanie Sterjovski can be grouped in a gallery wall or displayed on its own in a simple frame for an elegant decor addition.

Velvet furnishings LAMPERT SOFA IN VENICE EMERALD BY JONATHAN ADLER $3,595 jonathanadler.com

3. GOLD, ROSE GOLD, BRASS

Warm metallics continue to be a strong trend in 2016. Popularized last year in light fixtures and cabinet hardware, these warm coloured metals will continue to shine in applications like this modern barstool available at Black Rooster Decor. If a furniture piece is a bit too daring for you, bring home this trend in an accent piece like coasters or a side lamp.

What life needs … THERE ARE BIG CHANGES happening

in the Yorkdale neighbourhood. As well as the highly publicized additions and renovations to the Yorkdale Shopping Centre and the future Toronto-York Spadina subway expansion, the Tippet Road and Wilson Avenue hub has been identified as one of the seven GTA areas shaped for growth and transformation. All levels of government — federal, provincial and municipal — have together

committed over $2 billion to these infrastructure initiatives. Owning in the Yorkdale neighbourhood, and in particular, Southside Residences at Gramercy Park, means that you’re well connected. The Wilson Subway Station is a two-minute walk away, and the fabulous shops, restaurants and year-round events at Yorkdale Shopping Centre are one train stop away. Downtown Toronto, and soon York University and the new Eglinton LRT, will be easily accessible via TTC Subway, which is a huge lifestyle benefit. Within the neighbourhood are numerous parks and parkettes, most notably Earl Bales and Downsview Park. The latter is a 572-acre recreational extravaganza with the festival terrace (concert and events centre), sports pavilion, The Hangar, rock climbing and Grand Pix go-karts, to name a few. Schools, hospitals and major corporations like P&G, Nestle, Bombardier Aerospace, Randstad and others already call the Yorkdale community home and, with the introduction of Southside Residences at Gramercy Park, you can too. Southside Residences is the highly anticipated sequel to the successful Gramercy Park Condominium Community. Consisting of two towers, 15 and 17 storeys respectively, Southside Residences will be a spectacular new addition to the area’s streetscape and skyscape. Developed and built by Malibu Investments, the visionary company behind many of the city’s premier residential buildings like 18 Yonge, Smart House, Boutique, LTD and Tableau, Southside Residences will become a landmark address. The architecture at Southside Residences is contemporary with a traditional flair that relates visually to its highly successful neighbour, Gramercy Park, and to the Midtown Manhattan vernacular that was the inspiration for its design. Amenities abound at Southside Residences. Residents will come home to a modern, beautifully appointed and decorated lobby with 24-hour concierge service. The fitness rooms are well equipped and come complete with separate yoga room, men’s and women’s change rooms with steam showers and lockers. There’s a spectacular rooftop pool for sunbathing and a beautifully landscaped terrace lounge for quiet relaxation, and on the ground

floor there are barbeques and a picnic area. The party room is an entertainer’s dream, featuring TV and lounge areas, bar, fireplace and separate dining room with state-of-the-art catering kitchen. Rounding out the amenities at Southside Residences is a children’s play room, a pet spa for your pampered pets, wireless internet lounge and private outdoor courtyard. Additionally, overnight visitors will love the guest suite at Southside Residences. At Southside Residences there is a wide range of suite designs to choose from, with balconies and a wide selection of articulated features and finishes. Ceiling heights are an impressive 8 ft. 6 in. or 9 ft. with floor-to-ceiling windows. Southside Residences at Gramercy Park. What life needs… and a whole lot more.

Inspired by the waterfront, fluid lines reflect the beautiful blue of the adjacent lake. “Nautique offers a special combination of location, design, and vision. GARAGE ORGANIZATION By Carson Arthur

HAVING A GARAGE IS WORTH a lot of money. So why do almost 70 per cent

of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space.

Here are my five steps to helping you create a space that is more than just a spot to put the garden tools. 1. GET EVERYTHING OFF THE GROUND The size of your garage is very important when realizing its true value. If your garage looks big, it’s worth more! Being able to see the entire floor makes a room more spacious. Utilize racks and wall storage systems like the Gladiator GearTrack to get awkward items like bicycles, rakes and shovels up and out of the way.

wheels to hide all of the uncooperative items behind closed doors. That way everything has a place and is contained. 4. ADD LIGHT The biggest downfall of most garages

is the lack of light. While saving wall space for storage instead of windows is a great idea, it’s very important to add light fixtures to ensure that your garage is bright. A well-lit garage is important for safety as well. Being able to see any possible hazards is very important to ensuring everyone’s safety. 5. CUSTOMIZE TO MEET YOUR FAMILY’S NEEDS Like

2. PAINT THE FLOOR OR ADD TILES Seeing as much of the floor as possible

is key to visually maximizing your garage, but no one wants to see a floor covered in stains from the car or the lawnmower. Choose paint or a tile designed specifically for floors so that it will last. When picking a colour, go with something that will hide any future stains and marks. I personally like a charcoal grey because it not only hides the scuffs from everyday use, it also hides dust and dirt that blows in when the garage door is left open. 3. HIDE THE SPORTS GEAR Too often the garage becomes the home of bulky sports gear like hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for a storage unit on

a backyard, every homeowner uses their garage differently. Having the ability to customize your storage solutions is key to making any space meet your needs. Choose a garage storage system that allows you to build and customize based on your available areas just like you would a kitchen; adding shelves, racks and storage exactly where you need it. Also consider choosing a system that allows you to grow. Being able to add on or make changes will give you flexibility in the long term.
