Don’t let debt come knocking The amount of household debt Canadians have accumulated seems to be making daily news lately. Reports that the average Canadian household now owes $1.64 for every dollar of income means it may be time to reevaluate our budget strategies. If your real estate strategy does not take into consideration the fact that interest rates will eventually begin to rise and your debt load may increase a lot faster than your income, you could be in for a bumpy ride.
A good financial advisor can help you figure out a solid budget strategy, including how much you spend on housing. While money may become even cheaper to borrow in Canada, it should not encourage you to invest or rent a home that you simply cannot afford, should conditions change. The fundamental old-school practice is: save as much as you can, avoid debt unless absolutely necessary, and pay debt off as fast as you can. Old news yes, but excellent advice.

Recently, I was speaking to a friend who told me she wants to sell her suburban home and move to a downtown condo. A through-andthrough suburbanite, she’d never lived in the city, never wanted to. She was never going to give up the big lot, the big yard and the quiet cul-de-sac. Never say never. A home isn’t just square footage, number of bedrooms and the distance to the highway. Modern condos are homes with lifestyle built in. And while you’ve seen more and
more cranes in the sky, year after year, the developments keep getting savvier about the lifestyle residents want. You get more and you get it in a great package. And these great offerings are enticing people that had never considered the option before. It’s time to take a closer look. Advice | BILD REPORT
Learning from the best in the world By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice TO HELP THE BUILDING and development industry in the GTA grow and evolve, we search the globe for new and innovative ideas that can be adapted and implemented here. BILD works with experts and home builders’ associations around the world to educate our members on best practices for planning, developing and building new communities. Many ideas are imported and incorporated into the creation of new communities across the GTA and others provide inspiration for future projects. By studying Danish architecture in Copenhagen, our members learned about building woodframe midrise buildings. This ensured they were ready when the province amended the Building Code to allow for woodframe buildings up to six storeys. Woodframe construction is prevalent in Copenhagen. The city is dominated by four- and six-storey buildings, most of them made of wood, rather than the glass towers we typically see in North American cities. While the housing market in Berlin is largely rental based and significantly different from the GTA, the city offered lots of interesting ideas about architecture. Berlin has a lot of infill development, and buildings and their amenities are creatively designed to integrate into their surroundings. Rather than being hidden away, many parking areas and garage doors are beautifully designed to blend into the streetscape. Since we want to continue to build Greener homes in the GTA, our industry looked to Milan for innovative ideas. Italy introduced
mandatory building energy labeling 10 years ago, which led to the adoption of some really interesting water and energy conservation mechanisms. Developers in Milan combine style and function by incorporating European design into their green features. This includes using rainwater collected from the buildings as public fountains, or planting hundreds of trees in planter boxes on condo balconies for benefits like shade and improved air quality. American markets like Miami showcase great examples of marketing luxury condominiums with extravagant amenities. New-home buyers in the city are treated to overthe-top sales offices, larger suites
and super-sized models. Purchasers are responsible for the interior design of their suites, allowing them to customize every aspect of their home to their liking. In addition to learning other markets, the GTA also welcomes numerous groups from cities around the world. Over the years we have welcomed industry professionals from places such as Austria, Denmark, China and Russia to showcase our communities and building practices. The trends of 2016
and how to bring them home AFTER RINGING in a new year I always find it a great time to update your décor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.
1. Mixed metals – Platinum, gold, copper, steel… as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. One simple and stand out way to make a statement in your kitchen or bathroom is by changing your faucet. I love the diversity that Delta provides; their Vero collection will make a huge impact in your
décor this year. Artemano also has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-a-kind pieces to really make an impact.
2. Pastel colours – Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Decorium has some great pastels in their line up — try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork.

8 condo-friendly plants Simply White OC-117
We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
I love using Poster Jack which is an online service where you pick the art you want to use (or you can use your own photos or choose from their photography), pick the frames and colour, and they ship it all to your door. Changing your art to match the trends can be a very cost effective approach, while changing up your look completely.
3. White delight – Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture. Another great way to add white to your home is to use a white bathroom vanity. Cutler Kitchen and Bath (a great Canadian company) is introducing a high gloss white floating vanity in 2016 available through big box stores as part of their boutique collection. Gloss white is easy to keep clean too!
4. Shop locally – Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. My Jo Alcorn Collection of pillows and sofas are all designed and made in Canada. Low carbon footprint is an important trend to support. Available at shop.ca.
5. Greens – They’re not just found in the kitchen this year! In 2016, greens will be scattered throughout the house; available in large, medium and small options, you can choose whatever fits your home décor! If you are like me and can’t keep a plant alive to save your life, try some faux options; Bouclair has so many to choose from, and they add a nice hint of green to your décor.
6. Go vertical – A great way to make a statement with your walls in 2016 is with wall decals. They are easy to install and make a huge impact. A great online resource for ideas is uwdecals.com, they have patterns to suit all styles and are super easy to install. Wishing everyone a stylish and prosperous 2016! Jo Alcorn is a design specialist and designer on HGTV’s Home to Win, out this spring. She has her own furniture collection, signature pillow and dog bed line and is known for her savvy design concepts. Visit Jo at www.whitewashco.ca.
1. The money tree This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!
2. Moth orchids Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to overwater.
3. The snake plant This plant is also known as “mother-inlaw’s tongue” and requires minimal light, a little water and will help purify the air in your condo.

Advice | INVESTOR INSIGHTS
Spotting a great condo investment By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice WHEN IT COMES TO investing in condos, not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. So, how do you know what to look for when choosing a condominium to invest in? While there are hundreds of factors to consider when picking the right project, here are four tried and true ingredients for a successful condo project to invest your money:
1. Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple buildings rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. Some well-known examples of multi-phase projects and communities include Cityplace, Liberty Village, the Distillery District, and more recently, the revitalization of Regent Park. 2. Location with upside potential While it’s hard to go wrong when you invest in an established triple-A location like Bloor-Yorkville, anywhere near Yonge Street or King West, often it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no one wanted to live at
King and Bathurst. Now this area is one of the hippest and hottest in the city. Today for example, the east side of downtown is much cheaper on average than the west side, which provides an excellent opportunity to invest. 3. Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other areas. One area that has a strong rental market right now is Yonge and Eglinton.
4. Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete. Andrew la Fleur is an award-winning realtor with Re/Max. Advice | MORTGAGE FINESSE
Credit & debt management By Calum Ross
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AS THE CREDIT SYSTEM continues
to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major issue in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap! Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim: 1. Control spending by knowing exactly where every dollar goes. Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. Helpful tip: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could
represent over $2,000 in pre-tax income. Is the free coffee at your office that bad? 2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. Helpful tip: Think carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it? 3. Develop a realistic budget and live by it always. A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments, including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan
repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. Helpful tip: Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure. While these rules seem fairly simple, they are a little like a diet — easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Until next time — happy home and mortgage hunting. Calum Ross is senior vice-president and practicing mortgage agent with The Mortgage Centre. Advice | LEGALLY SPEAKING
Getting your house in order By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHETHER YOU’RE purchasing a
home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or having it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go see your lawyer.
2. What about a will? If you have a will, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated — there are two kinds. The first is for your body (what care you will or will not receive). Your
representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner.

Whitehaus Award-winning developers’ newest condominium set to rise on landmark location FROM MIDTOWN TO the Entertainment District, and
from Yorkville to Liberty Village, Lifetime Developments is known for selecting prime sites in Toronto’s best neighbourhoods for its development projects. But no list of the city’s best ‘hoods would be complete without including the Yonge and Eglinton neighbourhood. Undergoing its own dramatic transformation and boasting an energy that rivals the downtown core, it’s no surprise that Lifetime and its partners at Knightstone
Capital Management selected the burgeoning Yonge and Eglinton neighbourhood for their newest site, Whitehaus Condominiums. “While the neighbourhood is an important consideration when deciding where to purchase a condominium, a distinctive address can go a long way,” says Brian Brown, vice-president, Lifetime Developments. “No location offers more cache, value or status than a Yonge Street address.”

Claiming a landmark address in the heart of midtown, Whitehaus Condominiums will be located just north of Eglinton Avenue on the iconic Yonge Street. “We were attracted to this project for its distinct location and wanted to design a unique building that would make a lasting impression on this world-famous street and our city’s skyline,” adds Brown. Featuring architecture by Diamond Schmitt Architects and interiors designed by Cecconi Simone, Whitehaus will boast an architecturally-striking, all white exterior. The 29-storey tower will feature 358 residences, ranging in size from 377 sq. ft. to 1,140 sq. ft., priced from $261,900. Suites are available in a variety of one- to two-bedroomplus-den floorplans, and an exclusive selection of townhomes will soon be released. To complement the canvaslike exterior, Cecconi Simone has designed the Whitehaus interiors to include vibrant splashes of colour. Boasting nine-ft. ceilings and floor-to-ceiling windows with spectacular views of the city, suites will feature spacious balconies and in-suite stacked washer and dryer. Contemporary kitchens will include custom-designed cabinetry by Cecconi Simone, quartz countertops, tile backsplash, and state-of-the-art
European-style kitchen appliances, including a stainless steel stove and microwave, a fully-integrated fridge and dishwasher, as well as a stainless steel undermount sink. Whitehaus residents will have access to a wealth of amenities on the first floor including a private residents’ lounge connected to an exterior gathering space, and a dog washing spa for residents with pets. The third floor will feature amenities that speak to personal expression, creativity and lifestyle, such as a fitness centre, event kitchen, a multipurpose, creative artist studio and a ping pong lounge that opens to an expansive outdoor area that includes a dog run. “Once built, a condominium is very much a reflection of the people who live there, and we designed the amenities at Whitehaus to allow residents the freedom to express themselves and live the way they want to live,” says Brown. “Beyond
the amazing amenities at home, Whitehaus is also located in the heart of a vibrant and lively neighbourhood that will complement residents’ lifestyle, no matter what their interests are.” Steps away from a wide selection of savoury restaurants and chic bistros, cozy cafes, lively bars, stylish retail outlets and lush community parks, Whitehaus and the surrounding Yonge and Eglinton neighbourhood will satisfy foodies, fashionistas and fitness buffs alike. Whitehaus is located on the TTC’s existing Yonge subway line, adjacent to the future Eglinton Crosstown LRT, making it easy and convenient for residents to get around the city. Advice | AT HOME
Get your home ready for winter By Lisa Rogers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN THE TEMPERATURES turn chilly we all tend to hibernate in our homes. Knowing that I’ll be spending more time indoors over the next few months, I like to plan ahead and prep my home for the coming long winter. To make your space more liveable, here are some simple de-cluttering and organization tips.
Make space for winter It’s time to put away all of your summer items like jackets, shoes, hats, golf clubs and tennis rackets. I like to clean everything first and use a storage space where moisture won’t get at them. Then I have room to stock up on bulkier winter items, such as coats, hats and boots. Use your storage locker as much as possible and look for simple cabinets that help make the rotation of summer to winter items easy. Make an entrance Prepare the entrance in your home for snow and ice. I always place a rough mat made of wood or rubber at the door so everyone can wipe mud, snow and salt from their boots. I also put an absorbent mat inside the door to soak up any excess moisture. If you don’t have a storage space at the door create one with a cupboard or bench so you can easily find items. If you have this space then make room for gloves and hats by cleaning it out. Install wall hooks if you don’t have them or place a coat stand near the door. I use boot racks, but make sure it’s on a mat to catch dampness
MORE ADVICE ONLINE ypnexthome.ca/news/advice
and use baskets to organize mittens and scarves. Service your home Make sure that your humidifier is working well. Not only do the cold, dry temperatures make your skin suffer and crack, but the same can happen to your wood floors and furniture. I always check my windows for drafts and make sure they’re well insulated; weather stripping is a great way to catch any cracks. A great way to save money on heating is with a programmable thermostat to control the
temperature when you’re sleeping or not at home. Finally, check the batteries in your smoke alarm and CO2 detector. I suggest having a stock of batteries at the ready so you can change them out immediately. Now your home’s ready for winter and all you need to focus on is curling up with a warm throw and a good book! Lisa Rogers is the exclusive interior designer for Dunpar Homes. Advice | CONDO PRO
New heights of luxury in your new condo By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice IT’S A WONDERFUL THING when coming home feels like a luxury, every day. That’s the case with many condominiums today, which offer amenities and services similar to a resort. This lifestyle choice is becoming increasingly popular with people who value their leisure time. The freedom from worrying about building maintenance, repairs and upkeep is fabulous, and is only the beginning of the resort mood that a modern condominium offers. For me and so many others, the ambience starts in the lobby, which really does set the tone for the building. Developers put a lot of thought into lobby design to provide a setting that is like a beautiful hotel, with gorgeous décor and the convenience of being able to access concierge service. In addition to the built-in security this service provides, the concierge presents a professional first impression to guests, announces visitors and offers practical services such as receiving packages and deliveries for residents who are away. Some condominium concierges will even go as far as booking theatre tickets, scheduling dog-walking and the like. Some condominium residences sit atop five-star hotels, which is, of course, the ultimate in luxury. And speaking of luxury, modern condominiums have fabulous amenities like rooftop gardens and garden terraces where residents can barbecue and relax amid lush
greenery. These areas provide striking views, and when the condo is also near the lake, it’s all the more like spending time at a resort! Waterlovers also appreciate the fact that the swimming pools and whirlpools in today’s condominiums are situated where they can get a lot of natural light for a truly inspiring experience all year long. And when you can count on someone else to keep the water clean and the pools maintained, it’s the best of both worlds. Recreational amenities and anything that benefits healthconscious residents are in demand, and you will find that the fitness facilities in condominiums are always in use. Convenient and bright, these areas are pleasant to work out in, and having them in the building saves on commercial club fees. Some condos have spas close to pools, change rooms and saunas so residents can indulge in a total spa experience. A few even have a dedicated room specifically for massage therapy, where a therapist can come in and set up a portable table — yet another luxury condo owners can enjoy without leaving home. Cinema-style screening rooms set the scene for getting together with friends to watch a movie or sporting
event without the hassle of driving somewhere, parking and trying to see over the people in the seats in front of you. For gala entertaining, the party room is a great option that eliminates the need for you to clean up a big mess the next morning. The amenities in condominiums really do expand your lifestyle potential far beyond the square footage of the suite. And if you are fortunate enough to live on top of a five-star hotel, you have the ultimate in luxury living at your fingertips, with access to things like housekeeping services, valet parking and room service. Fun, relaxing, invigorating, tranquil, beautiful, bright — today’s condominium amenities are more exciting and varied than ever before. In so many ways, living in a condo is like having a mini-resort or getaway under your own roof. And when you do choose to go away on vacation, that holiday feeling begins the moment you lock the door and leave, knowing your home will be protected and looked after. PORT CREDIT’S WARM, welcoming
atmosphere makes it the residential hotspot in the 905. Homes near the lake are generally hot commodities in the GTA, and Port Credit is no different. It boasts a laidback atmosphere, quirky one-off boutiques and high home values. Lifestyle Port Credit has long been a hot spot on the Lake Ontario shoreline, from its humble beginnings as a French trading post 300 years ago to the present day. The area still serves as a premier shopping destination, with a collection of quaint stores and services. The small-town charm is bolstered by the presence of ice cream parlours, dress shops and bakeries, and rounded out by pubs, restaurants and music stores.
Vibe The area’s marine roots date back 300 years, but even today Lake Ontario and the Credit River remain a means of transportation and recreation for those looking to relax on the water, steps from the trendy and teeming Lakeshore Road strip. Meet the neighbours Port Credit Village is home to about 11,500 people. A nautical atmosphere, coupled with urban amenities, makes it an equal draw for twenty-something singles, young professionals and growing families. In the area This neighbourhood is a charmer. But you’ll have to dig deep, with detached house prices averaging north of $700,000 and property
values among the highest in Mississauga. You can still call this hood home for the high-$300s, if condo living is to your liking. Planes, trains & automobiles Lakeshore and QEW are the main eastwest thoroughfares if you’re driving, or take public transit via Port Credit GO or Mississauga Transit, with eight bus routes cutting through the Hurontario/ Lakeshore hub and connecting to the TTC at Longbranch GO. Real estate Few spots in the GTA offer this laidback, waterfront setting within easy access of urban amenities. But with the influx of locals and day trippers on a sunny Sunday, especially during one of the many summertime street fests, Lakeshore can be slow-going. Best leave the car in the driveway and explore by foot, or boat!

Advice | MORTGAGE ADVICE
What the new mortgage rules mean for Canadians apply across Canada. The changes will apply to new mortgage loans where a mortgage insurance application is received on Feb. 15, 2016 or later. First-time homebuyers who planned on making a five-per-cent down payment on a property that costs between $500,000 and $1 million will be affected the most. That could lead them to do one of the following:
By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice IF YOU INTEND on buying a property
in the future, you may need to come up with a larger down payment because of recently announced new mortgage rules. In early December, Finance Minister Bill Morneau announced changes to the mortgage rules. Starting Feb. 15, 2016, there will be extra down payment requirements for properties costing between $500,000 and $1 million. The current five per cent minimum down payment for the first $500,000 will stay the same, but there’ll be a 10 per cent minimum down payment for the portion of the home price above $500,000. For example, someone buying an $800,000 property would need to make a down payment of five per cent on the first $500,000 ($25,000) and 10 per cent on the remaining $300,000 ($30,000). That would be equal to a total down payment of $55,000, or 6.9 per cent of the total purchase price or an increase of $15,000. The five per cent minimum
down payment for properties up to $500,000 and the 20 per cent minimum down payment for properties above $1 million both remain unchanged. And Canadians who currently have a mortgage will not be affected. The changes are aimed at slowing the housing markets in Vancouver and Toronto. While the average home price is $454,976 in Canada, it’s $630,876 in Toronto and $947,334 in Vancouver, according to the Canadian Real Estate Association. Although the changes are meant to slow two of the country’s hottest real estate markets, the rules will

Some of the changes include decreasing the maximum amortization for insured mortgages to 25 years, increasing the minimum down payment from zero to five per cent, and raising the minimum down payment on investment properties from zero to 20 per cent. ratehub.ca is a financial services comparison site that helps Canadians find the best products to meet their needs. Advice | QUICK TIPS
Get real with your organizing goals By Hellen Buttigieg
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU WANT EVERYTHING to fit away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you.
Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process — a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized,” it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories
“Let go of what you don’t need to make room for new things to come into your life.” you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces
and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself. Rather than dwelling on what went wrong, focus instead on what needs to be done.

Advice | FUNDAMENTALLY SPEAKING
Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can — but carefully By Wayne Karl
LAST YEAR was a notable one in the
mortgage world: the Bank of Canada dropped its influential overnight target rate — not once, but twice. In its latest announcement on Dec. 2, the BoC held the rate at 0.50 per cent — where it had been since July after dropping it from 0.75 per cent, where it had been since January 2015 when the Bank dropped it from one per cent. Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until 2017. This means an extended window of opportunity for those looking to buy a home. If you could lock in at a low rate over 10 years, for example, that would give you the comfort of knowing what your mortgage payments would be over that period, while over that time you could also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a longterm view of your home purchase. For example, some markets have recently experienced cooling prices
ONLINE
and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or
other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice — now more than ever. It will prove to be time well spent. Canada’s 7 hottest real estate markets With 2015 in the rear view mirror and the new year upon us, it’s an appropriate time to take a look at Canada’s hottest real estate markets. While you might expect that Canada’s largest and most expensive markets such as Toronto and Vancouver are also the hottest, that’s not necessarily the case.

Boutique-style condo living surely makes for a more intimate, relaxed style of living. Just think: with little traffic to navigate in the lobby, you can always be peacefully prepared should you choose a languid stroll along the waterfront to watch the snowflakes dust the trails of the bird and butterfly sanctuary just across the street. Nevertheless, as the only boutique building to be found in this desirable waterfront community, we anticipate a high demand. Advice | STAT CHAT
Maybe you should stop listening to your parents? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
I SPEAK WITH the sales representatives from many of our projects about the prospective buyers that visit the sales offices. I hear a variety of different financial stories, and some that really irk me. A common theme that I hear repeated quite often is parents recommending that their children stay at home, buy a car to drive to work, and save up for a house. I shake my head whenever I hear this poor advice. A good friend of mine lived in his childhood home for eight years after graduating from university, and took the above advice from his parents. He bought a car, spent money on gas, insurance, and parking when he went into the city to see his friends on the weekend. He had to take a bus to the subway, and then take a streetcar to work, a 45-minute trip. He was spending a ton of cash on his monthly car payment, insurance, gas, repairs, parking, and metro pass, in addition to losing an hour and a half of his day commuting. And as any single guy can attest, not having a place of his own put a cramp on his dating life. I told him to buy a condo downtown where he could walk to work, get rid of the car, sleep in 45 minutes longer, and improve his status with the opposite sex. He didn’t take my advice and missed out on eight of the biggest years for condominium price growth in Toronto’s history. The $200,000
condo I suggested he buy in 2005, was worth about $320,000 in 2013 — and he wouldn’t have had to listen to his mother nagging him to take out the garbage and cut the lawn! Now I’m not suggesting that Toronto will experience a similar price boom moving forward, but perhaps you should consider a different approach to your life than the path your parents took. At one time owning a car was the path to freedom, the means of social connection, and a key feature of one’s personal brand. That has changed, the means of social connection is via your phone, and your personal brand is often established online. Fewer and fewer young people are buying cars and getting driver’s licenses, choosing to live downtown and use their funds to pay down student debt or buy their first condo. Don’t be afraid to take your own path, and getting into the condo market early can be a great way to build equity toward buying a lowrise house in the future. Not ready
to make that monthly mortgage payment quite yet? Perhaps buying a pre-construction condo with expected occupancy in 2018 or 2019 works better for you — take advantage of price appreciation with only your down payment. A lot of millennials have realized a new step has been added in their property ladder, and they’ve actually really enjoyed the climb. I’m not suggesting that you completely ignore your parents’ advice on everything moving forward, but consider a new path to homeownership that has been rewarding for so many buyers over the past decade. Happy condo hunting.

Forest Hill Builder
UNIQUE, ARCHITECTURALLY distinct and intimate, Zigg
Condo at 223 St. Clair Ave. W. between Yonge Street and Spadina Road will bring an upscale, contemporary vibe to the traditional aesthetics of Forest Hill. The remarkable faテァade juxtaposes light and dark tones, clean lines and bold shapes that make an unforgettable impression that is destined to turn heads. Construction on this 11-storey, 166-unit midrise development is underway. Madison Homes and Fieldgate Homes enlisted Kirkor Architects to design the project. Kirkor boasts an impressive portfolio of projects, so it was humbling news to discover that founding partner, Clifford Korman, has decided to purchase a unit in Zigg.

“We will be downsizing in the future and I wanted to stay midtown,” said Korman, who also noted that it was the first time he bought within a building designed by his team for his personal use.“ Zigg is a great site in the heart of the city. I can walk to great restaurants, shopping, the reservoir and the park. I’ve been urging friends, family and neighbours to buy a unit.” The residential suites will feature thoughtfully-designed layouts, integrated appliances, sleek cabinetry and luxurious finishes such as natural stone countertops, floorto-ceiling windows and designerselected laminate flooring. Take in the delightful vistas of the city to the north, south, east or west on your private terrace or balcony, which is fitted with privacy screens. A soaring two-storey lobby with its subdued colour palette instantly resonates that “you are home.” From the golden glow of a sleek, linear fireplace and the cluster of elegantly
tailored chairs, to the sculptural light feature that serves as a focal point, Zigg offers a grand yet intimate entry area to transition from the outside in. Zigg’s rooftop oasis will include an indoor wet bar and lounge, barbecue area, gazebo, lounging area and outdoor fireplace. While relaxing or entertaining there, all residents can treasure the glorious views of the city skyline from sunrise to the twinkling lights of the dramatic skyline at night. Zigg residents can also enjoy a casual get-together with friends and family in the multi-purpose party room equipped with a bar and kitchen, lounge seating, large screen TVs and a billiards table. There will be a convenient pet-washing station near the lobby, which will help keep your pooch (and the building) clean. Located in prestigious Forest Hill, well known for its affluence and magnificent homes commanding high property values, residents of Zigg will be in close proximity to excellent schools, retail shops and
local amenities. The downtown core is minutes away, which is appealing to dwellers who want to be in an established, charming neighbourhood but close to all the conveniences of urban living. With LRT just steps away, quickly connect to either the Yonge or University subway lines. Enjoy an active lifestyle with biking and walking routes nearby. Advice | INVESTMENT ADVICE
Lock it and leave it!
Are you meeting condo insurance requirements? By Kara Kuryllowicz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies, in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) as well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding water-related damage. A regular
review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days to take one of the following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and
heating system to be connected to a monitored alarm station that provides 24-hour service
To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it.. Buying or renting a condo? Walk a little, to save a lot By Wayne Karl
IF YOU’RE PLANNING on buying or renting a
condo, here’s an important lesson: purchase prices and rents will be higher the closer you are to major transit hubs such as subway stations. Sure, it’s convenient to be located adjacent to a subway stop, but it’ll cost you. How much? We’ll get to that in a minute. But if you’re okay with a little walking between home and the station, you’ll also be in for significant savings. Andrew Scott, senior market analyst, housing markets and indicators, Canada Mortgage and Housing Corp. (CMHC), attaches some hard numbers to the concept as it relates to the Toronto highrise market. For new condos in the city, for example, the average purchase price per square foot for buildings less than 500 metres walking distance to the subway is $632. If you’re willing to walk a little further, say between 500 and 999 metres, it’ll cost you $595 per square foot; $557 between 1,000 and 1,999 metres; and $492 beyond 2,000 metres. For renters, distance also pays — or costs, depending on how you look at it. Average rents for a two-bedroom apartment less than 500 metres from the subway are about $1,477. Between 501 and 1,000 metres, the rate drops to $1,280, and to $1,158 from 1,001 to 1,500 metres. “Being close to the subway matters more for renters than buyers,” Scott told YPNextHome. “Renters often have lower incomes than owners, and are younger as well. I don’t think it’s a huge leap in logic to presume that these households are more likely to value subway access since they are not able to afford, or do not want to own, a private car.” Proximity to transit as a key driver of real estate is not a new concept; we’ve long known that there’s a price to pay for access and convenience. “Distance is now measured in minutes, not kilometres,” is how the Real Estate Investment Network (REIN) sums it up. Transportation is one of the most dramatic catalysts for real estate growth. Generally, one of the attributes coveted by
MORE TRENDING ONLINE ypnexthome.ca/news
homebuyers is nearness to a city’s Central Business District (CBD). Access to good highway systems, mass transit and commuter rail is sought to afford easy access to the CBD. The basic theory in real estate is that the more attractive the location, the higher the value of the home. As the demand for homes in that area expands, the result is higher housing values. In its study of the Greater Toronto Area, REIN has found that transportation projects will deliver a 10- to 20-percent enhancement of real estate values in the regions most affected. If the market goes up everywhere, these areas will increase by about 10 to 20 per cent. If the values drop, these will drop by 10 to 20 per cent. The concept is not just a Toronto phenomenon, or even a Canadian one. In studies of the effect of transportation improvements on real estate around the world, value increases occur for properties located within 500 to 800 metres of stations on new transportation lines. Several Toronto neighbourhoods are expected to experience price increases when the new rapid transit stations are completed. Future transit developments in Toronto that will shape highrise developments: » Toronto-York Spadina Subway Extension » Eglinton Crosstown » Sheppard East LRT » Scarborough Subway Expansion » Finch West LRT » SmartTrack

LIVING IN
LAYERS By Yanic Simard | Photo courtesy of CB2
1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama — mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Decoinspired vibe, so there’s no reason not
“Pillows are one of my favourite ways to add style — they can move from living room to bedroom and beyond, and dress a room up, or down.”

‹ 4‹ to sprinkle one in, while letting the other dominate. TIP: Bronze tealight votives reflect an extra warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood lighting. Bronze Rose Tealight Holder (pictured top); Talis Gold Hammered Platter (pictured top). 3. Pillows are one of my favourite ways to add style — they can move from living room to bedroom and beyond, and dress a room up or down. Rather than picking dramatic new colours, grab some neutral but
bold patterns that can layer behind your existing favourites for a more filled-in feel. TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. 4. Lush textures are great for adding warmth to the eye and the hand. A sumptuous blanket, folded neatly at the end of a bed or tossed casually
on a sofa, adds some interchangeable luxury and can move between rooms for new looks. TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Pictured left: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. 5. Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer — you can keep your existing curtains and add a double rod. TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

Prices of GTA lowrise homes reach record high, condo prices stable PRICES OF NEW GTA lowrise homes
have once again climbed to a new record high, according to the Building Industry and Land Development Association (BILD). The average price of new detached, semi-detached and townhomes across the region reached $818,354 at the end of November. This is a 17-per-cent increase from November 2014 when the average price was $700,779, according to RealNet Canada Inc., BILD’s official source for new-home market intelligence. “Prices in the lowrise market have more than doubled in the last 10 years,” says BILD president and CEO Bryan Tuckey. “This significantly reduces the average buyer’s ability to afford a new lowrise home in the GTA.” The average price of a new lowrise home in November 2005 was $388,805. Average prices of highrise homes saw little change, as a result of smaller suite sizes across the GTA. The average price of a highrise home was $446,981 at the end of November, a decrease of less than one per cent from November 2014 when the average price was $449,371. Meanwhile the average size of a new highrise suite in November was 772 sq. ft. — a decrease of four per cent from 2014 and 14 per cent from
MORE TRENDING ONLINE ypnexthome.ca/news
“The average price of new detached, semidetached and townhomes across the region reached $818,354 at the end of November.” 2005, when suite size was 810 and 901 sq. ft., respectively. “While average prices of highrise suites have not changed, the price per square foot continues to grow,” Tuckey says. “To keep the price of new condominiums within reach for new-home buyers, the industry has found creative ways to reduce the overall size of suites while maximizing living space.” The price per square foot of new highrise homes in the GTA was $579 at the end of November, marking a four per cent increase from November 2014 when the price was $555. The average price per square foot has grown 74 per cent in the last 10 years from $333. “Our member companies continue to find new and innovative ways to build new homes that are affordable for new-home buyers amidst a price surge fueled by constrained supply of serviced land designated
for development,” Tuckey says. “It is a challenge because constrained supply has resulted in fewer new homes being brought to market, which means demand is far outpacing supply, particularly in the lowrise market.” There were 1,800 new detached, semi-detached and townhomes sold in November in the GTA, bringing the remaining inventory of new lowrise inventory down to 4,669 homes. This is a 73 per cent decrease in inventory from 2005 when the amount of homes available for sale was 17,311. A detailed table of new-home sales across the region is available below. “The GTA has less than three months of inventory remaining,” Tuckey says. “It is critical that we have an adequate supply of serviced land designated for development so that we can continue to build quality, complete communities that people can afford and want to purchase.”

Property Profile | LANTERRA DEVELOPMENTS
Lanterra Developments New releases at The Britt and Treviso offer opportunities to own in iconic communities LANTERRA DEVELOPMENTS has tremendous talent for transforming unrealized parts of the city into bustling mixed-use communities. Led by partners Mark Mandelbaum and Barry Fenton, Lanterra famously did this with Maple Leaf Square, turning the no man’s land between Front Street and Lake Shore Boulevard into a bustling hub of condos, shops, restaurants and entertainment. Nearby, they’re completing work on Ice Condos, a pair of iconic Scandinavian design-inspired towers at the foot of York Street that are a contemporary new addition to the skyline. Even the firm’s WaterPark City project pioneered the now teeming Fort York neighbourhood. “We’ve been called trailblazers,” says President and CEO Barry Fenton, suggesting ‘contrarians’ might be an equally apt description of the company ethos. “We’re usually the first to get into an area and redevelop it.” Lanterra continues to turn under-utilized properties into high profile condo projects, and is having great success doing so. In 2014, the company sold more than 2,000
units, about 15 per cent of the entire market, driven by two of the year’s highest grossing launches: Teahouse at 501 Yonge St., which will revitalize a full block on the city’s iconic Yonge Street; and Wellesley on the Park, a condo project on a long-vacant site that includes a 1.6-acre green space. And things didn’t slow down for Lanterra’s dynamic duo in 2015. At Bay and Wellesley streets, Lanterra is redeveloping the timeworn Sutton Place Hotel into The Britt Residences, a 41-storey, 691-suite luxury condominium tower, designed by Page + Steele/IBI Group Architects, with interiors by Munge Leung. Nine additional storeys will be added on top of the existing structure, and 20,000 sq. ft. of street-level retail will infuse new energy along Bay Street. “We wanted to bring glamour back to The Sutton Place,” explains Lanterra Chairman Mark Mandelbaum. “So we chose the best design team to transform this aging icon into a renewed architectural gem.”

The Britt will feature a façade of shimmering glass, accented by stone and steel, and wide horizontal balconies will wrap the building. Residences, which range from 325-sq.-ft. studios to 1,190-sq.-ft. three-bedroom suites, and are priced from $278,900 to $1.18 million. Suites will have multi-strip engineered hardwood flooring in principal rooms and eight-, and nineft. ceilings. Kitchens come equipped with designer series cabinetry, granite countertops and stainless steel appliances. Bathrooms will have porcelain or ceramic flooring and a five-ft. soaker tub or shower. The Britt’s spa will be a place to escape the hustle and bustle, featuring a hot tub, dry sauna and yoga studio. Other amenities include a fully equipped fitness centre, multi-
purpose party room with kitchen, home theatre room, outdoor pool, and lounge areas with barbecue stations. Up at Dufferin Street and Lawrence Avenue, Lanterra’s Treviso community is helping to turn around the midtown neighbourhood. Phase one was a rip-roaring success, and Treviso II, a 24-storey building with 526 units, designed by Page + Steele/IBI Group Architects, is now under construction. Suites, by Munge Leung, range from 608-sq.ft. one-bedroom with study units to 1,084-sq.-ft. three-bedroom with den units, and are priced from $297,900 to $559,900. Suites have laminate flooring, stacked washer-dryer and exterior glass sliding doors. Kitchens come with granite countertops and stainless steel appliances, and bathrooms have porcelain or ceramic flooring, and five-ft. tubs or showers. Amenities at Treviso II include a fitness centre, spa and pool, plus a party room, billiards room and multipurpose room. But, Lanterra isn’t finished just yet at Dufferin and Lawrence. The developer has launched the third phase of Treviso, Residenze Palazzo, a 15-storey tower with 372 units. Suites range from 469-sq.-ft. one-bedrooms to 936-sq.-ft. threebedroom plus dens, and are priced from $241,900 to $485,900. They have laminate flooring and stacked laundry, and kitchens with granite countertops and stainless steel appliances. “Our Treviso community pays homage to the great designs of Italy,” says Mandelbaum. “And this project is a perfect example of what we do best: revitalize an area that’s been crying out for a bit of amore.” For more information on Treviso Condos, visit trevisocondos.com, call 416.787.8882 or e-mail info@ trevisocondos.com. Branthaven Homes brings holiday cheer to YWCA Hamilton BRANTHAVEN HOMES helped deliver some holiday cheer to YWCA Hamilton recently, when the Burlington, Ont.-based builder brought in a stylist, local artist and a team of volunteers to treat residents to a day of holiday-inspired treats and festivities, capping it off with a craft and a tree lighting ceremony. Women living at the YWCA often have nowhere to go. Having struggled with homelessness, addiction, mental illness and violence, the few possessions they carry with them are everything they own. “When Branthaven began brainstorming about initiatives in which we could participate during this holiday season, the women of the YWCA immediately came to mind,” says Kristen Bellamy, marketing manager at Branthaven Homes. “Bringing in our team to decorate for the season, while encouraging interaction and celebration among the women is something that we were fortunate enough to be able to witness, once more.” Cyndi McMullen, a YWCA resident who has lived at the facility for a year-and-a-half was beaming with excitement over the project. “It means a lot. There are many people

in Hamilton without a family, and Branthaven came in with Christmas decorations and trees – it’s just mind-blowing.” Earlier this year, Branthaven Homes renovated all 65 transitional housing units at the YWCA Hamilton. After watching a TV segment on the Y’s transitional living program and finding the rooms bleak, Branthaven President Steve Stipsits was motivated to champion the $400,000 rejuvenation.
“We worked closely on the rejuvenation project because our goal was to give women living at the YWCA Hamilton a beautifully renovated space that would have a positive impact on their lives,” says Stipsits. “It turns out that the women gave us more than that. We had a new-found appreciation for women who were going through challenging journeys. We found their determination, perseverance and strength inspirational.”

catching, style-savvy buildings to Toronto’s midtown, the awardwinning team behind the successful Art Shoppe Lofts + Condos and 155 Redpath, have partnered again to introduce the uniquelydesigned 150 Redpath. Recognizing the evolving need and schedules of today’s condo buyers, Freed Developments and Capital Developments have designed 150 Redpath specifically with its residents in mind by creating an amenity program that caters to their lifestyle no matter the time of day. “Condo buyers’ wish lists have changed with their evolving lifestyle needs,” says Peter Freed, president of Freed Developments. “This
was a main consideration as we selected the 24/7 amenity offering at 150 Redpath. We took a 360 approach and explored how to make condominiums reflect the residents, and offer them the best services possible, right at home.” With amenity spaces stretching over two floors, residents will enjoy a state-of-the-art fitness facility with cardio equipment, free weights and a studio/stretch area; barbeques

University Studios’ SmartStudios maximize efficiency in everyday living
MORE TRENDING ONLINE ypnexthome.ca/news
WASTED SPACE certainly does not
make good financial sense when considering the investment in a new condominium residence. If you’re not using the space, why pay for it? Podium Developments’ new University Studios has eliminated that problem by bringing the new trend of SmartStudios to the GTA with its new fully furnished and equipped studio condominiums adjacent to the campuses of Durham College and the University of Ontario in Oshawa (UOIT). The design of University Studios is by Wallman Architects, one of the most respected and innovative architectural firms in the country. Principal Rudy Wallman carefully researched how university students actually ‘experience’ university life in preparation for designing the SmartStudios at University Studios to ensure the design made sense from both a financial and livability standpoint. “Priorities change as students move through university,” says Wallman. “In the first few years, social life is a high priority. During this time, it makes sense for students to live in accommodations that have shared
living, dining, kitchen and bathroom spaces, with the only private space provided by bedrooms. Privacy becomes more important in later years as studies become increasingly serious. Privacy promotes productivity, so private space becomes essential for more mature students. SmartStudios provide a completely private environment in which all spaces within suites are accessible only to individual occupants.” Sized at 274, 366 and 376 sq. ft., and priced from just $149,990, University Studios provide unparalleled value for residential living in the GTA. The SmartStudios come with a custom furniture package, including high-quality appliances, washer and dryer, flat screen TV, three-piece private washroom insuite, and a clever ‘TabledBed,’ which converts from a dining and work table into a traditional ‘Murphy bed’ at night. “Our mandate was to provide all facilities in a very compact suite size,” says Wallman. “We created a linear block containing storage, study area and European kitchen on one side, which freed up the remainder of the
suite for the bathroom, table area and living space. It’s incredibly functional with zero wasted space, provides maximum value for the price, and of course, creates the completely private environment these students now require.” Social interaction will still be a key component to the success of the building, so the project features an open common room and lounge on each floor, with large windows for an abundance of natural light. Other amenities include formal meeting spaces, a fitness area and a games room, which opens onto an outdoor courtyard with a seating area and fireplace. SmartStudios have become an international phenomenon in cities such as New York and San Francisco and Wallman sees this trend continuing and growing with University Studio’s introduction of the concept to the GTA. “I’m convinced that this will be a growing trend, especially here in the GTA,” says Wallman. “We’re becoming a vertical city because we’re simply running out of large areas for housing development, especially near universities where student housing is so limited. This concept appeals to a certain demographic and it is proving very popular.” University Studios is being codeveloped by Building Capital and Podium Developments and is managed by Varsity Properties, part of the same team behind the successful University Suites, which recently launched on the campus of Queen’s University in Kingston, Ontario. For more information on University Studios and the opportunity for condo living in the GTA from just $149,990, go to universitystudios.ca.
