2017 could be your window of opportunity. Skyrocketing real estate prices – particularly in Toronto and Vancouver – dominated the headlines in 2016. But that story could change. According to ReMax’s Housing Market Outlook for 2017, home prices across Canada are expected to rise by two per cent – that’s right, they’re still on the up-swing, but at a much slower pace than we’ve experienced in recent years. In 2016, Greater Toronto saw average home prices increase 17 per cent to $725,857, while in Greater Vancouver that magic number grew by 13 per cent to $1.02 million. Single-detached homes here are well into the millions. Demand remains high in both urban centres, but limited inventory in the freehold market, the new 15-per-cent foreign buyer tax in Vancouver, and the mortgage rule changes implemented by the federal government are expected to slow activity in the short term. This is good news for hopeful homebuyers – and there are many. Home ownership remains a priority for Canadians, according to a recent ReMax survey conducted by Leger. Fifty-three per cent of respondents expressed intent to purchase a home, and 47 per cent intend to do so in the next five to 10 years. If you’re among them, start planning your purchase now. Explore new locations and different housing options. An open mind is your greatest asset. Best wishes in 2017!

Outdated zoning bylaws reduce housing supply By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
MANY MUNICIPALITIES across the GTA are operating with outdated zoning bylaws, which is making our housing supply shortage worse. While municipalities’ official plans set out their general policies for future land use, their zoning by-laws control how land can be used, they regulate what types of buildings can be built, and determine the size, height and location of new developments. They vary from one area to the next, and are administered by local municipalities. To get approved, development projects must conform to the area’s zoning bylaws. Unfortunately, a large percentage of zoning bylaws across the GTA are badly outdated and don’t align with the province’s Growth Plan for the Greater Golden Horseshoe. It mandates intensification in much of the GTA, including building midrise or highrise condominiums and stacked townhomes near transit stations and in urban areas. Yet the zoning bylaws in many of these areas have not been updated to accommodate these housing types. One example of an area with outof-date zoning is North York. Much of its areas along and adjacent to the Yonge and Sheppard subway lines are covered by zoning bylaws that date back to the 1950s and only allow for the development of single-family detached homes. A local planner was recently in the news and on social media when he 12 YPNEXTHOME.CA
made a map that identified residential zoning in Toronto. It showed that more than half of the city is zoned for single-family detached homes. Even areas on and around subway lines, including much of the land around Yonge Street north of Eglinton, was zoned for lowrise development instead of the highdensity development mandated by the Growth Plan. Outdated zoning bylaws often create unrealistic public expectations of land use – especially when it comes to density and height. They play a significant role in community opposition to intensification, which is a growing challenge in the GTA. Explaining to residents that the stacked townhome development proposed for their neighbourhood is in keeping with planning policy is difficult when the area is zoned for single-detached homes. Development approval in the GTA is already a long process, and outof-date zoning often makes it even longer. This results in further delays in bringing projects to market, which
leads to additional costs for newhome buyers. Earlier this year, the Fraser Institute found that delays in development approvals in the GTA play a significant role in our rapidly decreasing housing supply. An earlier study by the Ontario Association of Architects found that it costs purchasers $2,375 for each month that a project is delayed. That’s an extra $28,500 per home if the development is delayed by one year. Municipalities are required to review their official plans every five years and update their zoning bylaws no later than three years after a revision. This rule needs to be enforced so that zoning bylaws can be used to implement provincial intensification policy and build the homes needed to house our growing population. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association, and a land-use planner who has worked for municipal, regional and provincial governments. Rising household debt a “key vulnerability” in Canada By Lydia McNutt
THE BANK OF CANADA IS WARNING of rising household
debt and housing prices... again. This familiar theme was echoed in December 2016 and previously, in June 2016, in the Bank’s Financial System Review (FSR) – a twiceyearly report that examines and analyzes Canada’s overall macro-financial conditions. The Bank highlighted elevated levels of Canadian household debt as a key vulnerability in most Canadian cities, but particularly in Toronto, Vancouver and Calgary. “The most important risk remains household financial stress and a sharp correction in house prices, triggered by a large and persistent nationwide rise in unemployment,” the report outlines. “The likelihood of this risk materializing, however, remains low.” Canada’s overheating housing markets will experience a cooling effect thanks to recent changes to mortgage financing rules and other housing sector policies, “which will dampen activity in the sector and improve the quality of new mortgages,” the Bank reported. The latest round of mortgage rule changes took effect in October 2016 and now require high-ratio mortgages
to qualify at the Bank’s posted rate – currently 4.64 per cent – to guarantee the ability to make mortgage payments in a more realistic rate environment. The new rules also require that the Gross Debt Service ratio (total housing costs including mortgage, taxes and heating) not exceed 39 per cent of a borrower’s gross income while the Total Debt Service ratio (housing costs plus all other debt payments) not exceed 44 per cent. Other policy measures include Vancouver’s new 15-percent foreign buyers’ tax and the new vacant home tax. The Bank calculates that 31 per cent of Canada’s highratio mortgages issued in the past year would not have qualified under the new rules. The good news is that the new mortgage rules are expected to have the desired effect of reigning in housing market activity and reducing mortgage debt. “While the impact of these measures will be concentrated in regions where house prices are the highest relative to income, such as Vancouver, Toronto and Calgary, they will also have important effects at a national level.”

Advice | MORTGAGE ADVICE
4 ways to save your down payment faster By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
Trying to save for a down payment on a home can be a difficult task. To speed things up, here are some tips to make saving easier. Set a savings goal When you decide to set a savings goal, it’s best to have an exact number in mind. You don’t want to start your home-buying journey with an inaccurate estimate of how much you’ll need. Once you have an idea of what the prices are for homes in your target area, you’ll have a much clearer picture of how much you’ll need to save. A mortgage affordability calculator will show you the maximum purchase price you can qualify for. When you know that amount, you can determine how much you’ll need to save each year, month or week. Find other sources for your down payment If the savings goal seems difficult to reach, there are likely other sources you can tap to reach your target faster. Lump-sum contributions can come from a range of sources, like: » Income tax refunds » An RRSP (be sure to take advantage of the Home Buyers’ Plan) » Selling assets (such as a car) » Parents or family members Next, look at other ways to save. Examine your monthly spending and see where you can cut back. If 18 YPNEXTHOME.CA
you have an aggressive savings goal, you may need to cut expenses by a large amount. Canceling your TV subscription, moving to a cheaper rental, or giving up a second car can lead to significant savings. Keep track of your progress When you want to check how close you are to your savings goal, it helps to monitor your progress. You can do this in a spreadsheet and update it each time you make a contribution. It’s also helpful to create projections and see whether you’re on track. As you see how much closer you are to your goal, it can be quite motivating. You can create your own savings spreadsheet or choose from a number that are available online. If it’s not perfect, you can always make some changes and customize it to suit your needs. To motivate yourself, consider giving yourself a reward if you can reach your monthly or quarterly savings goals. Reaffirm your motivation Motivation is key to any savings goal. But staying motivated can sometimes be difficult if you’re trying to save
more than the minimum five per cent down payment in a short time. For example, if you don’t want to pay mortgage insurance, you’ll need to save 20 per cent of the purchase price. This is a significant amount of money, but it’ll save you a lot of money because your interest costs will be even lower in the long run. Make sure to get the best mortgage rate to save even more money. Knowing that a larger down payment can reduce the amount required for monthly mortgage payments is often enough to motivate some homebuyers to save more for a down payment. The bottom line Saving for a down payment can be daunting, but it shouldn’t take decades to save. Foreign ownership of Canadian real estate low: CMHC THE SHARE OF foreign ownership
in condominiums in major Census Metropolitan Areas (CMAs) remains low, according to two Housing Market Insight reports from Canada Mortgage and Housing Corp. (CMHC) — a national look at foreign ownership and a second report delving deeper into Montreal. “Foreign ownership is just one factor influencing Canada’s housing markets – but it’s an important one that continues to gain attention,” says Bob Dugan, chief economist at CMHC. “Our studies show that the share of foreign ownership remains low and concentrated in newer, larger buildings located in the cores of major cities like Vancouver, Toronto and Montreal. We continue to work with our partners in finding new ways to bring this important story into sharper focus.” In the national report, CMHC found foreign ownership of condominiums was highest in Vancouver and Toronto, at 2.2 and 2.3 per cent, respectively. However, both markets saw a decline in share of foreign ownership compared to last year. Other highlights include: » The 2016 shares in both Vancouver and Toronto were more in line with those in 2014. The relatively higher shares observed in 2015 were due to an unusually high proportion of foreign ownership in newly constructed condominiums that year relative to 2014 and 2016. » Foreign ownership in Montreal remained relatively stable at 1.1 per cent. Foreign ownership remains higher in Downtown Montreal and Nuns’ Island, at 4.3 per cent. » Outside of these CMAs, the share of foreign owners ranged from a low of 0.2 per cent in Saskatoon and Regina to a high of 1.2 per cent in Halifax. » Foreign ownership continues to be higher among newer and 22 YPNEXTHOME.CA

larger buildings in the central areas of Toronto and Vancouver. In Toronto, the share of foreign ownership rose to 3.9 per cent in buildings completed since 2010 and in buildings with more than 500 units, it rose to 5.5 per cent. In Vancouver, newer buildings saw a five-per-cent share of foreign owners, while buildings with more than 100 units reported 3.2-percent share of foreign owners. In its Montreal report, CMHC notes that in 2015, between four and eight per cent of foreign-owned condominium units in Montreal were left empty. More surprisingly, 40 per cent of foreign buyers who purchased their unit in 2015 did so
without the need for a mortgage. For all buyers (Canadian and foreign), this proportion was 15 per cent. Other highlights from the Montreal report: » The condominiums owned by foreigners in central sectors of Montreal generally had higher values than those owned by Canadians. » Since the beginning of 2016, the number of foreign buyers in the Montreal area, while remaining limited, recorded an increase over the same period in 2015. The greatest gain was registered among investors from China, however, it’s important to note that this represents only about 30 additional buyers.

the move and one to watch. As one of Toronto’s oldest ‘hoods, it’s popular with young professionals for its affordability and being within reach of the city lights, while laying claim to shops and eateries along its very own Queen Street East. A short walk or a streetcar ride away is Yonge Street to the west, with more theatre and the Distillery District, to the south.
The Lifestyle Corktown lays claim to the shops and eateries along King Street East, while also being within reach of St. Lawrence Market. With warehouse conversions and loft living and working commonplace, Corktown residents now seek out King and Parliament as the go-to area to browse, shop or dine, and with close proximity to downtown, city nightlife is there whenever the heart desires.
The vibe Live-work studios are in vogue, breathing life into tired commercial buildings, long-closed factories and storefronts. Young residents and professionals are drawn to converted condo lofts and offices that have revitalized the entire neighbourhood and invited new business. Living and working at home create a buzz as the streets become the water cooler for chat among residents taking a break from the workday.
Meet the neighbours Singles and couples are drawn to loft living, cottages and rowhouses of Corktown. A neighbourhood in transition, you’ll find older, original property owners along with younger folks looking for a handymanspecial to call their home. Residents will find even more at the John Innes Community Recreation Centre on Sherbourne with an indoor pool, gym, and running track. Retail-wise, there are lots of bargains and down-to-earth shops on Queen. Property is still within reach, but not for long. Things are starting to heat up, taking prices

Should Ontario follow BC’s lead, and help out first-time buyers? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice IN EARLY DECEMBER, the government
of British Columbia (BC) unveiled a program called the BC Home Owner Mortgage and Equity Partnership that provides a loan of up to $37,000 to first-time homebuyers, interest-free and payment-free for five years. The housing market in BC, specifically Vancouver, was experiencing unprecedented resale price growth earlier this year, with values jumping over 30 per cent on an annual basis. The government implemented a new foreign buyer tax and announced a vacant unit tax, and the market has since cooled from those lofty levels. When the new firsttime homebuyer loan program was announced, many people were not happy, suggesting the new demand created by the tax would drive demand and prices back up. Other critics felt government resources should be used elsewhere, while some questioned the program for promoting home ownership and encouraging people to get into debt, while providing no assistance to renters. Many experts have advocated for “tenure equality” from our governments by not endorsing owning over renting, with the goal of eliminating the negative stigma attached to renting. Should governments encourage people to buy, when they haven’t been able to save for a down payment? It is clear from recent reports that most people who buy a home in Canada are happy with their decision to do so. A recent survey by Mortgage 28 YPNEXTHOME.CA
Professionals Canada revealed that 91 per cent of Canadian survey respondents were happy with the home they purchased, while just two per cent regretted their choice to become homeowners. Those in favour of the new BC program argue that many renters have the income required to carry the monthly mortgage costs of a home, but simply lack the down payment required to buy one. In many instances, the buyer would be paying less on a monthly basis to own versus rent the same unit, even if resale prices went higher due to increased first-time buyer demand. The average rental rate in the Vancouver Metro area increased 6.4 per cent annually in 2016, while it costs 14.4 per cent more to rent a condominium this year compared to 2015 (per CMHC data). This rapid rental appreciation could potentially get worse with the new federal mortgage tightening, fewer foreign investors renting units out, and the increasing popularity of home-share firms like AirBnB. These three market possibilities could increase rental demand and decrease rental supply,
and send lease rates even higher. These realities are very scary for many renters, and they clearly want to own. Potential first-time buyers are likely ecstatic that the government is finally thinking of them. With Toronto’s real estate prices continuing to skyrocket, would you support a similar first-time buyer assistance program in Ontario, or is it just adding gasoline to the fire? The potential for even higher prices is scary, but the alternative may be worse: investors may buy up more properties where first-time buyers can’t scrape together a down payment, and jack up rents. Another consequence could be less housing supply if and when this first-time buyer finally does save up enough for a substantial down payment. Do you think the Ontario government should follow BC’s lead? What’s in your dream home? Essentials, extras and the kitchen sink
By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TIME AND AGAIN, owning real estate
has proven to be a wise investment. If you have not yet entered the world of home-ownership, now would be a good time. Mortgage interest rates continue to sit at low levels, and this single-digit rate phenomenon will come to an end some day. When you shop for a home, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to do your shopping, get to schools and other amenities, to your work commute. Explore each community’s proximity to public transportation and highways. If you’re considering a condo purchase, will it feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture of the building, and pay careful attention to the amenities. Remember that amenities are a major reason why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home
to entertain, exercise and socialize. When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial opportunity that comes your way.
Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget. Remember that you may be able to create your perfect surroundings with standard options. Then, when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Are micro condos still #trending? You bet they are! By Lydia McNutt
ARE MICRO CONDOS still a thing, or a thing of the past? Well, if you’ve been keeping up on real estate prices in Canada, then you already know why condo is king. But the real question is, how “big” is micro living? Housing costs continue to soar in Toronto and Vancouver, Canada’s priciest real estate markets – in spite of provincial and federal action to slow housing activity. This has left many hopeful homebuyers priced out of an average detached home. Even larger condo units are picking up speed in price and popularity.
Housing costs rising, lowrise construction falling, and the come-back of condos According to ReMax, 2016 saw the average home price (across all housing types) increase 17 per cent in the GTA to $725,857, and 13 per cent in Greater Vancouver to $1.02 million. The average detached home in these markets is well over a million. Those numbers are only expected to climb in 2017, although at a slower pace. What’s falling, is the number of new single-detached homes being built in Canada, which have been trending downward since 2009 according to Canada Mortgage and Housing Corp. (CMHC). High demand coupled with low supply leads to rising costs. CMHC predicts condo construction starts to drop in 2017, due to an increase in completed and unsold condo units in 2016, and a smaller pool of first-time homebuyers – a result of more stringent mortgage lending rules. But looking ahead to 2018, the national housing agency calls for a rebound in condo construction starts, thanks to growing demand for this more affordable housing option. 32 YPNEXTHOME.CA
Less home, less cost According to Barbara Lawlor, president and CEO of Baker Real Estate Inc., condos will always be a hot item in expensive housing markets like Toronto and Vancouver – all sizes and configurations, but particularly micro condos, thanks to their micro price. Lawlor points out that Canada is fairly new to micro condos. “In places
like Hong Kong, Japan and Europe, developers have been offering micro condos for many years. In addition, some cities in the U.S. including San Francisco, Boston, Washington and Austin are home to numerous micro suites. I saw online that in Seattle, there is a 90-sq.-ft. micro condo, which makes 300 sq. ft. sound pretty spacious.”

response to affordability issues, and it has led to a new way of life. “It’s basically about redesigning the elements in our condos to make sure they are highly efficiently designed, in order to make small spaces work as best they can, allowing them to feel and function like larger spaces. The goal is to deliver super-efficient spaces at an affordable price.” Wex adds, “you can see all elements around us changing to suit this new reality.” From your four walls to what’s between them, small is here to stay
The new normal Whether by choice or by force, Millennials have adopted a prevailing “less-is-more” lifestyle. “Today’s young people are used to a more minimal existence than their parents and grandparents, and new immigrants are used to compact apartment-style living,” Lawlor notes. The result is smaller vehicles parked in
the smaller parking spaces of smaller homes. On a grander scale, it’s a shift in thinking by end-users and developers alike. Developer Urban Capital launched downtown Toronto’s first micro condo, Smart House, a few years back, with great success. Urban Capital’s David Wex agrees that the rise of micro condos is a direct
Jane Lockhart, principal of Jane Lockhart Interior Design, has branched off in this micro direction as well, with her own line of Jane by Jane Lockhart condo furnishings. So, how does designing “small but sweet” differ from the old mantra of “bigger is better”? “One word: multifunction,” Lockhart says. Like the homes themselves, Lockhart says, echoing Wex’s sentiments, “Furniture in small spaces can serve more than one purpose. Benches, ottomans, even chaises can be adapted to hold storage; chairs can become single beds. Reconfiguring and readapting to serve more than one function is the way of the future.” Whether we’re talking tiny homes, or the miniature tables and chairs to fill them, looks like micro living is here to stay. Advice | LEGALLY SPEAKING
Start 2017 by planning for the future By Jayson Schwarz WHETHER YOU’RE purchasing a
home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order – in 2017 and beyond. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically
MORE ADVICE ONLINE ypnexthome.ca/news/advice
becomes the owner of the whole property without having to inherit it or having it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go see your lawyer. 2. What about a will? If you have a will, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents.
A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated — there are two kinds. The first is for your body (what care you will or will not receive). Your representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner.

A YEAR IN REVIEW
NEWSMAKERS OF 2016 By Lydia McNutt
When it comes to Canada’s real estate landscape, 2016 certainly had its ups and downs. Here are our top 10 newsmakers of the year – some good news, some bad news, but all essential reading for the smart homebuyer in 2017.

The 2016 leap year
VANCOUVER
1984: $113,722 2016: $897,158
If you’ve been keeping up on the real estate headlines in 2016, then you already know that a big newsmaker was the rising home prices. Markets such as Greater Vancouver and Greater Toronto saw the price of an average detached home skyrocket to more than $1 million. Semis, townhomes and condos also made big gains. With 2016 being a leap year, we analyzed home price growth in four-year intervals, dating back to 1984, market by market. Strong historical home price growth might be expected, given that real estate is a proven performer over the long term. But looking at the growth in these four-year windows shows some pretty staggering appreciation. Here are the average prices in Canada’s biggest markets, across all housing types:

2 BC implements foreign buyers’ tax While on the topic of rising home prices, the British Columbia government introduced a controversial 15-per-cent property transfer tax on foreign nationals who buy real estate in Metro Vancouver, with the aim of curbing low vacancy rates and reigning in the out-of-control home prices. So, why the controversy? Also known as Bill 28, the new tax was criticized by the real estate industry due to: 1. lack of industry consultation and no warning that this was coming down the pipe; 2. the size of the tax; 3. a lack of a grandfather clause, which left many pre-sales buyers on the hook and introduced unnecessary uncertainty into the market; 4. and how the government failed to take into account the fact that it appeared that the market was slowing down previously, regardless of the new tax. The new tax took effect on Aug. 2, but as of Dec. 2, the Greater Vancouver Real Estate Board reported that home buyer and seller activity remained near historical averages.

Again, rising home prices and low lending rates prompted our third newsmaker of 2016 – the mortgage stress test. On Oct. 17, the federal government implemented changes to Canada’s mortgage lending rules to help reduce the risk of a housing market crash. Under the new rules, homebuyers with a high-ratio mortgage (which is required when buyers have less than 20 per cent of the purchase price) must qualify at

Could our American neighbours be planning a move to Canada in an attempt to escape Trumpdom? But it’s not as easy as packing your bags and taking a road trip. The Government of Canada plans to welcome 300,000 immigrants in 2017. Of these, 172,500 will be taken in on economic grounds,
a rate that is much higher than what is currently being offered by mortgage lenders. At the time of writing, the best rate for a five-year fixed mortgage was 2.34 per cent (source: Rate Hub). Under the new rules, buyers would have to qualify at the Bank of Canada’s benchmark rate of 4.64 per cent. This, all in an effort to shield highly indebted Canadians from spending more than they can afford in a more realistic rate environment.

Wait a minute… We had a little election of our own recently, didn’t we? Since revealing his inaugural 2016 Budget, we thought it might be a good time to grade this former teacher and Canada’s current PM, Justin Trudeau, on his housing promises – and delivery. We looked at the Home Buyers’ Plan, rental/ affordable housing, and housing policy. So, how’s he doing? C– Time to hit the books, Mister Prime Minister.
7 CMHC raises the red flag on Canada’s housing market This was all over the news before Canada Mortgage and Housing Corp. (CMHC) even made the official announcement. The federal housing agency upgraded its risk rating for Canada’s housing markets from “moderate” to “strong” in its Housing Market Assessment, citing problematic conditions overall due to four key factors: 44 YPNEXTHOME.CA
6 Rogers Real Estate drops $1.5 billion on downtown Mississauga development Rogers Real Estate will be developing a vacant, prime piece of property in downtown Mississauga, Ont. into a 10-tower, 15-acre, 4.3 million-sq.-ft. master-planned community that will also include more than two-acres of public parkland. The cost? A whopping $1.5 billion. Dubbed M City, this will be the first major residential condominium development by the Rogers family. The project has been quietly in the works since 2007, when Rogers Real Estate enlisted developer Urban Capital Property Group to manage the process of turning this long-held family asset into a legacy community.
1. over-heating, when sales greatly outpace new listings in the market for existing homes; 2. acceleration of housing prices; 3. over-valuation of house prices in comparison to levels that can be supported by housing market fundamentals; and 4. over-building when the rental market vacancy rate and/or the inventory of new builds that are unsold is elevated. Of Canada’s 15 major markets assessed, nine – or 60 per cent – showed moderate or strong
evidence of over-valuation, seven showed evidence of overbuilding, and four showed evidence of price acceleration and overheating. CMHC highlighted that this problem isn’t exclusive to Canada’s priciest markets – Toronto and Vancouver – but is slipping into the suburbs. For example, check out the price growth in Victoria, Abbotsford, Kelowna outside of Greater Vancouver, or Greater Toronto’s Hamilton, Oshawa and Barrie communities, which are also experiencing double-digit gains.

Fort McMurray wildfires
Top 50 real estate investment cities
A wildfire had been reported southwest of Fort McMurray, Alberta on May 1. That, in itself, is not unusual. Fort McMurray is an area in the Regional Municipality of Wood Buffalo in northeastern Alberta, surrounded by the Athabasca oil sands and Boreal forest. By May 3, the fire had quickly spread through the town, destroying 2,400 homes and buildings and forcing Alberta’s largest wildfire evacuation. The fires continued to burn across northern Alberta and into Saskatchewan. When they were finally deemed “under control” on July 5, it was two months, 1.5 million acres, and a cost of $3.58 billion – the costliest insured natural disaster in Canadian history, as per the Insurance Bureau of Canada. The effect on real estate in The Prairies was doubly dark, adding to the area’s existing economic woes due to prolonged low oil prices.
For those looking to invest in Canadian real estate, the talented editors of our sister publication, Canadian Property Investor, pinpointed the top 50 investment hotspots based on vacancy and rental rates for a twobedroom unit, complemented by data on population, employment and wage growth, average home prices and economic development. What should our National Housing Strategy look like? Wrapping up our list for 2016, but perhaps tops for 2017, the National Housing Strategy is a biggie. The federal government recently kick-started efforts to begin building a National Housing Strategy that addresses issues, from affordable housing to rental housing to home ownership, and create a plan that is equitable across differing economies, markets and conditions. This resulted in consultations with provincial bodies, industry experts and others – including everyday Canadians. Job 1: tackle the affordable housing issue. The hope is that the consultative process – dubbed “Let’s Talk Housing” – yields solutions that make more sense than unilateral policy changes, such as the latest round of mortgage rule changes. We’ll see what the new year brings on this front.

Tableau Condominiums unveils new art sculpture
THE DEVELOPERS OF Tableau Condominiums, Urban Capital, Alit Developments and Malibu Investments, recently celebrated the official unveiling of “Nova,” a bold art sculpture by Shayne Dark sitting at the base of the condo. According to David Wex, partner at Urban Capital (pictured above, centre), “I started this project development in 2007, and it has turned out so well – such an outstanding addition to the city. We called this place a condo collaboration of art, fashion, design and good taste, and I really think we achieved that.” And these defining features – art, fashion, design and good taste – have all been encapsulated by Nova, the latest feature of the project. The dramatic sculpture stands 90 ft. high, and consists of several vibrant green poles angled in various directions, bursting through an opening in the condominium’s tabletop podium. The bright poles add a welcome contrast to the dark-coloured podium, which maximizes its visibility from the street as well as the fourth-floor amenity area. “This is a downtown location, there are a lot of young people in the area and it’s a very vibrant neighbourhood, so we wanted the public space and the art to really reflect that neighbourhood,” Rudy Wallman, principal at Wallman Architects, told YP NextHome in an interview, adding that Nova “sits in a very dramatic, four-storey space, [so] the 46 YPNEXTHOME.CA
art itself had to be dramatic in order for it to be noticeable.” The 36-storey condominium, located at 125 Peter St., at the intersection of Richmond and Peter streets, boasts an invigorating arts-and-culture scene that has appealed to young professionals vying to live in a trendy area with amenities at their doorstep. One of the most interesting elements on Tableau’s ground floor will be the new British pub called The Anne Boleyn by the Social Group, a company with an extensive portfolio of hotspots including the popular Queen West pub, Dog and Bear, Parts and Labour in Parkdale, and The Hoxton in the Fashion District. Richard Lambert and Jesse Gerard from the Social Group were also at the event and gave attendees the inside scoop on what to expect. According to Lambert, “The pub will be accessible but relatively high-end in its design. The menu will range from traditional British pub food to healthier options as well. The pub will accommodate 250 people inside and 100 outside on the patio, which will open in the spring. It’s probably our biggest project yet, so we’re very excited.”

Advice | URBAN LIVING
Toll roads will take a toll on residents By Elisa Krovblit
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ARE TOLL ROADS THE ANSWER?
Apparently, they’re the answer that Toronto City Council has landed on. After 12 hours of debate, on Dec. 13, 2016, Mayor John Tory’s motion to add tolls to both the Don Valley Parkway (DVP) and the Gardiner Expressway was passed by a 32-9 margin. While paying tolls to use roads isn’t a new idea, it’s a relatively new prospect for residents of the GTA. Of course, Hwy. 407 has been collecting tolls for nearly 20 years now, but it’s not a critical artery in the heart of Toronto and is seen as more of a suburban convenience, connecting areas north of Toronto to the eastern and western reaches of the GTA. It can be pricey, and its transponder technology is de rigeuer for regular users, but droves of drivers avoid Hwy. 407 with Hwys. 7 and 401 offering free alternatives along the same route. Tolls are Tory’s answer to a major shortfall in transit and infrastructure expenditures. There is a $33-billion shortfall in funding, and at an estimated $2 per trip, the tolls would bring in $200 million each year. Torontonians already pay for roads in their hefty city taxes. While the money has to come from somewhere, and new infrastructure isn’t cheap, it was seen as the least horrible of the three proposed solutions: tolls, raising property taxes, or selling off other municipal assets like Hydro One. With tolls a real possibility, this solution has a rather unfortunate 50 YPNEXTHOME.CA
effect on real estate – or more specifically, where people will be able to afford to live and work. At $4 round-trip every day, the cost of commuting will go up $80 per month. For those with very tight budgets, this added cost could tip the scales and mean the difference between having a job and not having a job. Some who already commute a considerable distance may find this takes its toll. The DVP is the only highway artery on the east side of the GTA, and The Gardiner is the only crosstown highway in the city’s south end. It diverts a huge amount of east-west traffic from going through the city’s core. Toronto’s core is congested throughout the day, which escalates to a near-gridlock situation during peak rush-hour periods. City street traffic cannot afford additional pileups during rush hour, but as the free alternative, paying drivers may be able to get a break in traffic on toll highways, as those who can’t take the budgetary hit move off the pay-toplay Expressway. It also adds expense to a group who chose to live a considerable distance out of town in order to afford a larger home and property. With vacancy rates under one per cent and home prices rising to more than $1 million for a detached home in Toronto, it’s an added expense on people who already can’t afford to live in the city, near work or school. Adding an estimated $80 to the commuting budget is something
to consider when budgeting for a move. While you may save some money by choosing a location out of the city, will the expense be made up by years of commuting on toll highways? And how will businesses react? One of the issues of city living is the price of parking. Many choose big box stores or malls outside of the core for one-stop-shopping, dining or entertainment because the convenience of free parking offsets the travel time. If there's now an added cost just to get there, the toll highways may make a considerable impact on daily destinations. There has to be a way to fund transit and infrastructure, and there doesn’t seem to be much in the way of alternative funding. Transit ridership may increase, but transit fairs can’t be raised enough to support the high cost of transit development. Tolls are still waiting for provincial approval, and we won’t see them roll out until 2019 – and it could be as long as 2024 before they become a reality, according to municipal transportation staff. Until then, enjoy the free ride on the city streets your taxes already pay for.

On tour in Aldershot
Aldershot: Any great neighbourhood is best explored on foot. By Susan Legge
WHEN ADI DEVELOPMENT GROUP, the
The master-planned, 13-acre Stationwest community is the largest of several that Tariq and his brother and business partner, Saud Adi, have in their portfolio 52 YPNEXTHOME.CA
builder of Stationwest in Aldershot, Ontario, took a group of media folk on an outing to explore Burlington, Aldershot and Waterdown, I was happy to hear we’d be hoofing it most of the time, rather than being stuck in a car. A slave to traffic most days, I decided to take public transit to meet the group – an option I much prefer, time permitting. I haven’t visited the Village of Waterdown or Aldershot in few years, so a tour was long overdue. Southwestern Ontario is becoming a hot bed of real estate activity and opportunity, with new developments popping up throughout the region thanks to the significantly lower housing prices when compared to Toronto.
Since Stationwest is adjacent to the Aldershot GO station, commuters can be in Toronto in less than an hour by GO train, says Tariq Adi, the CEO of Adi Development Group. “It’s a fiveminute walk from Stationwest to the Aldershot GO station, and there are bus stops directly in front of the site, not to mention the entire Plains Road retail strip, and Aldershot community is within walking distance.” The autumn rain fell as we toured the nearby Royal Botanical Gardens and the Village of Waterdown. The soggy weather didn’t stop the passionate gardeners, local proprietors or politicians from coming out to greet us. People like Gary Campbell, the owner of Magnolia House Spa Salon Boutique and Flamborough Hamilton Ward 15 Councillor Judi Partridge stopped by to say “hello.” We also dropped by The Royal Coachman, an historical landmark Victorian inn dating back to 1868. All agreed, this is a small-town feeling that can’t be beat. Often ranked as one of Canada’s top places to raise a family, the BurlingtonAldershot corridor west of Toronto is distinctive, and so is Stationwest. Tariq calls the development “unique, offering not just one style of housing, but townhomes with backyards, urban towns with rooftop terraces, and luxury boutique condominium suites as well. “The site will have access directly to the GO platform through the Metrolinx property to the north, as well as the inclusion of car share programs on site. There will also be an approximately one-acre public park on site, which will be a great amenity for all the residents of this one-of-a- kind community.” Thankfully, our tour guide Olivia brought extra umbrellas, which were well used on our tour. We ducked into the quaint village shop for Harrington Lane Farms, where owner Krista Harrington sells a ton of goodies including antibiotic-free meat from her
family’s farm, preserves, gift baskets, and some very tasty scones and jam. By the end of the tour, the rainclouds finally broke so with sunglasses on, we made our way to the Stationwest sales office where foot-long hot dogs brought in from Easterbrooks Hot Dog Stand in Burlington were waiting. Easterbrooks has been operating for 86 years – just one of many cool and historical places that residents love about the area. The 168-suite condominium residence, aptly named The West, has just been released to VIP Registrants at Stationwest. This master-planned, 13-acre community is the largest of several that Tariq and his brother and business partner Saud Adi, chief operating officer, have in their portfolio. Adi Development Group has just completed the Mod’rn Condominium, a sold-out midrise comprised of 78 suites on Guelph Line just south of Upper Middle Road. The builder also has three other projects on the go.
Link Condo + Lofts is currently under construction and progressing ahead of schedule, with occupancies slated for early in 2017. “Nearly all suites are sold out,” he told YP NextHome. “This project features gorgeous two-storey spacious lofts perfect for empty nesters and young families on the go.” That project is located by Bronte Creek and features five-star hotel-style amenities, says Tariq. Also in the works is Nautique, an “uber luxurious highrise project” on Burlington’s prestigious Lakeshore Road on the waterfront, featuring condo suites with high-end finishes and beautiful penthouses. That project has been a tremendous success, and it too is almost sold out. Watch for some new suite releases coming this fall, and the penthouses will be available next spring. Despite the rainy weather, it was a great day to hit the streets! Thanks for having me. JANUARY 7 - 21, 2017 | NEW CONDO GUIDE 53

Packing up that holiday cheer By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT THE HOLIDAY hustle and
bustle is done for another year, it’s time to pack it all up. Thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. In other words, it pays to plan – even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. Here are some tips to keep in mind while packing away holiday decorations. Delicate items » Wrap breakables in tissue or packing paper, or use bubble wrap. Do not use newspaper – the print may wear off on ornaments. And instead of throwing away used paper or junk mail, run it through a paper shredder – it makes great packing filler. » Boxes with dividers are best to pack ornaments in. They come with adjustable inserts that form individual cells for delicate items. » Keep extra hangers, hooks and ornament parts in a labeled bag or box. Lights » To prevent tangles, wrap lights around empty gift-wrap paper tubes. » Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you 54 YPNEXTHOME.CA
can quickly test the lights before unwinding them. » Store coloured lights in a dark place to prevent fading – especially blue, green and purple. Wrapping paper » Hanging garment bags provide good storage for wrapping-paper rolls. Use outside pockets for gift tags, cards and tissue paper. » To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. » Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape. Some other considerations » Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. » Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords.
» Use a “wardrobe box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. » Take special care if you are storing your items in a damp area. Don’t store boxes near sources of heat and moisture. » Label every box. The more detailed the description, the easier it will be to find things next year. » Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

Advice | FUNDAMENTALLY SPEAKING
What’s in a new-home warranty? By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHAT’S IN YOUR new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, according to Tarion Warranty Corp., nearly every newly built home has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new home builder is registered with Tarion – to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are. Because stuff does, indeed, happen. Typical examples include the following, a Top 10 list of first-year claims: » Paint: inadequate application or coverage 56 YPNEXTHOME.CA
» Doors: improperly installed or finished » Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trim: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in new homes, and how action is required in many cases. Nine times out of 10, for homes backed by Tarion, they’re resolved without issue. More drastic is another example involving 23 homes by a builder in one Ontario development, which was thankfully, backed by Tarion. Here’s what happened: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days
The cost to Tarion to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a Tarion backed warranty? Priceless. Think that would happen if your home was built by an unregistered or illegal developer? More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies. “The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap. “The large builders that do well are the ones that behave like small builders.” And with real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship.

Survey says Gen-X falls short on retirement savings: TD MORE THAN TWO-THIRDS of
Canadians between the ages of 35 and 54 say they’re not saving enough for retirement, and one in four say not being ready for retirement is keeping them up at night. As a result, according to a recent TD survey, the majority of Gen-X Canadians (60 per cent) who aren’t saving enough do not expect to be able to retire on time and half as many (29 per cent) expect to still be working in some capacity during retirement. “There are different reasons why people struggle to save for retirement, but it’s never too late 58 YPNEXTHOME.CA
to get started,” says Jenny Diplock, associate vice-president, Personal Savings and Investing, TD Canada Trust. “Having a plan in place can definitely help – whether it’s getting started or modifying your existing strategy to help achieve your goals, there are a number of things you can do now to help put your mind at ease and help prepare for the next phase of life.” The top barrier preventing Gen-Xers from retiring on time is everyday financial demands like living expenses, mortgage or rent and childcare costs (61 per cent),
followed by existing debt (42 per cent) and major unexpected life events such as divorce or death of a spouse (19 per cent). Given these challenges, it’s not surprising that more than half (54 per cent) of Gen-X Canadians surveyed say they need help meeting their financial goals, with a majority feeling guilty about not saving enough for retirement and wishing they had started earlier. As more than three-quarters of Gen-Xers advise the next generation to start saving earlier, TD offers some additional advice to help

Canadians get on track to achieving their savings goals and become retirement-ready. Track your spending More than three in five (61 per cent) Gen-Xers attribute everyday financial demands as the reason they don’t expect to retire on time. Keeping a record of your spending is a simple way to see where your money goes each month and look for ways to cut back on expenses to free up funds and help boost your savings. Once you’ve identified some monthly savings, consider arranging for those funds to be transferred automatically into a Retirement Savings Plan (RSP) or Tax-Free Savings Account (TFSA). As you identify even more savings over time, you can increase the amount transferred automatically each month. Remember to also factor in any additional money you receive throughout the year, such as annual raises or bonuses.
Tackle your debt while also saving Four in 10 (42 per cent) Gen-Xers attribute existing debt as a top reason that prevents them from retiring on time. While everyone’s financial picture is different, there are a few key steps you can take immediately to help pay down debt while building up savings: » As you start tracking your spending and becoming more in control of your finances, take a look at where your money is going and determine where you can free up cash flow to go towards paying down debt. » Seek out groups and communities – either online or in your neighbourhood – where you can sell stuff you no longer use or need, and use those funds to pay down your debt. One person’s junk is another person’s treasure. » Look for tips and tools online to help you become organized by determining how much you owe
and prioritizing what to tackle first. You can stay on top of your debt easier when you have a repayment plan in place. Put the right tools in your (financial) toolbox Diplock says the best place to start, is to speak with an advisor who can help find the best options for each individual’s specific goals and circumstances. An advisor can also help people review their current expenses, look for opportunities to free up cash flow to help build their retirement funds and determine what products are best for your specific goals. According to the survey, of Gen-Xers who are already saving for the future, the majority (64 per cent) rely on RSPs to help fund their retirement. And RSP season is the perfect time to refresh your portfolio and ensure it’s on track to become retirement-ready.

7 essential home trends
FOR 2017
By Yanic Simard
PICTURED LEFT:
Rose by J&V Digital for Newwall / Newwall.com PICTURED ABOVE:
IT SEEMS DESIGN TRENDS change every year, but most of us don’t completely change our decor quite that often. For this reason, it’s important to spend wisely, and avoid flashin-the-pan fads that may leave you with buyer’s remorse. With that in mind, I put together a different kind of 2017 forecast: seven essential home trends that I’m confident will last for years to come, along with ways to apply them to your space today. Let’s make 2017 the year of no design regrets!
Vertical horizons » Your walls can be home to unique art – or they can be the art themselves. More and more people are boldly bringing drama to their vertical surfaces, with oversized paintings and prints, statement-making wall coverings, or both. » TRENDS TO TRY: Explore local art events (such as emerging-artist expos) to find wall-filling canvases – the scale can actually make a room look larger. Apply a lively patterned wallpaper to add incredible personality, such as 60 YPNEXTHOME.CA
an oversized floral, or try a sumptuous grasscloth for rich texture that says “classic haute couture.”
Quartz composure » For decades the de-facto countertop was a slab of granite. Designers have long preferred quartz for its beauty and durability, and more and more home-renovators are catching on. It’s nonporous, but has the character of stone, with near infinite colour options. » TREND TO TRY: Splurge on a particularly covetable quartz variety like an agate style for the kitchen island, and trade-off a budget-friendly option for the main counters – a little contrast can be beautiful.
Jewel energies » Vivid-but-sophisticated jewel tones: they perfectly offset demure neutrals, brighter hues (like last year’s sky blues and bright pinks), or both, so they can and will be infused into nearly any decor scheme. » TRENDS TO TRY: Add small glass or velvet accessories

in amethyst or emerald to refresh your palette without a big investment. Paint a deep hue like Benjamin Moore’s Colour of the Year 2117-30 Shadow to make a room feel cozy.
Life alfresco » Bringing the outdoors inside is big, in more ways than one. There’s a continuing trend toward introducing plant/animal motifs through prints, art and live greenery. Don’t worry about the “it” style of the day, and just enjoy a lush pattern that makes you feel happy. » TRENDS TO TRY: Use “alfresco” cafe-inspired fabrics – think forest or jungle – for upholstery and drapery, to bring the joy of patio dining inside. Pot an indoor tree like an exotic ficus to add a luxe, fresh atmosphere to any space. Look to Patone’s 2017 colour of the year “Greenery” for accent inspiration.
» TRENDS TO TRY: Use throws, pillows, or sculptures collected on your life’s travels to bring diverse cultures to your space. Mix bohemian twists like broken-in vintage furniture with crisp black modernist pieces to balance old and new. Consider small details, like the placement of a cabinet knob – in design, details make all the difference!
Aquatic age » Blue is truly timeless – it’s the most popular favourite colour – but it also might be bigger than ever. Blue
shades mix well, or stand on their own, and they never go truly out of style, making them essential for 2017 and years to come. » TRENDS TO TRY: Mix aquatic blues and blue-greens with whites and pale woods to create a fresh, beachy vibe. Skip super-safe grey and use navy instead to subtly enrich any palette. Want to see more ways to tackle trends timelessly? Earth harvest » It’s not just fabric motifs that people are drawing from the earth, but rugged textures too. Tactile materials like cork, terra cotta, sisal, burnished gold as well as dark moody varieties of stone and wood are all being brought into homes to give a sense of weight and depth. » TRENDS TO TRY: Splurge on a dark marble to add masculine appeal to table tops or a luxe vanity. Use interesting flooring like cork or terra cotta, or reconsider wall-to-wall broadloom (trust me, it’s back). Try crisp “tuxedo” cabinets, with handsome wood contrasted against lighter tones.
Benjamin Moore’s 2017 Colour of the Year: Shadow
Bohemian adventures » As times goes on, homeowners are less and less interested in strict “rules” and severe minimalism, instead embracing a more personal and adventurous style, celebrating a bohemian flair and worldly collections.

Canada’s hottest housing market is… By Wayne Karl
CANADA’S HOTTEST HOUSING market
is… Hamilton, Ont. Yes, the HamiltonBurlington district – not Vancouver or Toronto. But let’s come back to that. Prospective homebuyers throughout Canada, if ReMax’s forecast for 2017 is any indication, you’re about to get a break on home prices. Finally. Even would-be buyers in Vancouver and Toronto – heretofore Canada’s most piping hot housing markets. After achieving strong price growth – hitting record levels in some markets – over the last couple of years, gains are expected to slow in 2017, creaking open a window of opportunity for those looking to buy a home. ReMax expects the average home price in Canada to increase two per cent in 2017, according to the realty firm’s 2017 Housing Market Outlook Report. “Strong demand in Canada’s urban centres is expected to continue throughout next year and into the foreseeable future, as almost half of Canadians plan to buy a home in the next five to 10 years,” says Christopher Alexander, regional director, ReMax Integra OntarioAtlantic Canada Region. Vancouver and Toronto still garner much of the attention for price growth. High demand and low supply continued to characterize housing markets in these cities throughout 2016, as competition from buyers for limited inventory of single-family homes pushed prices higher. The average residential sale price increased 13 per cent in Greater Vancouver to $1.02 million, and 17 64 YPNEXTHOME.CA
per cent in the GTA to $725,857. Although demand remains high in both urban centres, limited inventory in the freehold market, the new-15 per-cent foreign buyer tax in Vancouver and the recent tightening of mortgage rules by the federal government are expected to soften market activity in the short term. In 2017, ReMax estimates average residential sale prices will increase by two and eight per cent in Vancouver and the GTA, respectively. Window of opportunity This slowing growth provides prospective buyers in these two markets a window of opportunity. “There will certainly be opportunity for first-time buyers in both markets,” Elton Ash, regional executive vice-president, ReMax of Western Canada, told YPNextHome. “The challenge will be in the higher qualification rates for highratio mortgages. Once first-time buyers, in essence, reset their affordability expectations, they will see price advantages in buying in 2017.” Regional markets in proximity to Canada’s highest-price cities continue to experience steady interest from local move-up buyers and buyers from these cities (so-called “move-over” buyers), who are looking to find a balance between affordability and square footage. The top markets for year-over-year price increases in 2016 were Hamilton-Burlington (20 per cent), Fraser Valley, BC (20 per cent), Barrie, Ont. (16 per cent) and Kelowna, BC (14 per cent). As for major centres forecast to show the strongest price growth in 2017, Hamilton-Burlington will lead the country at 11 per cent, followed by Kitchener-Waterloo at eight per cent. “Both areas will benefit from transportation upgrades and strong consumer confidence,” says Ash. “Tech sector growth due to the cheap Canadian dollar is positive for Waterloo, as well.” The ripple effect of the foreign buyer tax in Vancouver can be felt in the upper end of the GTA and Montreal markets, as some foreign investors are expected to look for properties in these regions rather than Vancouver. New, tighter mortgage insurance criteria for new home buyers is expected to temper local first-time buyer activity across the country in the short term, but is not expected to have a long-term impact in most regions. Alberta on the rebound The housing markets in Calgary and Edmonton remained relatively stable in 2016, with moderate declines in the number of sales and average residential sale price as a result of the prolonged recovery of the oil sector over the past two years. The average residential sale price in Edmonton decreased by two per cent year-over-year, while Calgary’s average residential sale price decreased by four per cent. Buyer activity is expected to pick up slightly in the second half of 2017 if employment opportunities in the oil sector continue to gradually come back to the province. The recent approval of the Trans Mountain pipeline is also expected to provide a boost to the provincial economy and help keep housing markets relatively stable in next year.

Home-ownership dreams turned reality Though price growth may be pausing, younger Canadians are still looking to creative ways to realize their dream of homeownership, according to the report. Thirty-three per cent would consider purchasing a home with a family member; 22 per cent would rent out a room in their home; 15 per cent would consider renting out a room via rental apps such as Airbnb; and nine per cent would purchase a home with a roommate. The asking price: Toronto’s real estate through the ages By Jackie Marchildon
IT’S NO SECRET THAT REAL ESTATE
prices continue to increase in markets like Toronto, but certain neighbourhoods have homes that fly off the market faster than others. If you were lucky enough to get into these markets many moons ago, this review of historical pricing will likely leave you feeling pretty happy about your investment. But, if you nervously held back, worrying the bubble would inevitably pop, well, this report might leave you with feelings of regret. Here are three examples of listings within neighbourhoods that have experienced a significant incline in pricing over the past few decades. What might start out as 68 YPNEXTHOME.CA
neighbourhoods with reasonably priced homes, often progress to significantly high return on investment for homeowners who bought and sold at the right times. Each example shows what the home listed for in 2016, and is compared to their property records that show the mortgage amounts of the past. 54 High Park Blvd., Roncesvalles/High Park Bedrooms: 6 Bathrooms: 6 Property taxes: $10,393.54 (2015 1912 – Consideration or amount of mortgage*: $6,000
2000 – Consideration or amount of mortgage*: $350,000 2016 – Consideration or amount of mortgage*: $3,300,000 Roncesvalles Village is one of those neighbourhoods that you might not discover when you first move to Toronto, but as soon as you do, you love it. Known for its Polish heritage, Roncy has seen many changes over the years, and its real estate prices are no exception. Veronica Feihl, manager of the Roncesvalles Village BIA and long-time neighbourhood resident, notes a few changes in the area. “I have noticed that the Polish demographic has
Palace Pier: 2045 Lake Shore Blvd. W., Unit unknown, Humber Bay Bedrooms: 3 Bathrooms: 3 Property taxes: $3,337.71 (2015) 1987 listing price: $224,900 2003 listing price: $385,000 2016 listing price: $598,000
changed, for sure. When I first moved here I’d go into stores and they would automatically greet me in Polish.” According to Feihl, the Polish population has declined over the years and a lot of new stores have opened up, contributing to the new neighbourhood vibe. Feihl bought a home on Marion Street in 1990. “When we moved in, the interest rates were so high, mortgages were around 17 per cent, we got it at 13.5 per cent... We thought we were so lucky to get that.” She laughs thinking about today’s record-low interest rates. Feihl rented part of that house to afford her mortgage payments, and
she suspects that a lot of people are doing that in Roncesvalles nowadays too — families splitting places across generations, or friends going in on a home together. Feihl thinks university students expect a different lifestyle than their parents had — they know they might not be able to buy a home in the traditional way, so they’re finding new avenues to get into the market. And perhaps she’s right — maybe community buying is the future of home ownership in neighbourhoods like Roncesvalles. In an area where a home goes from $6,000 to $350,000 to $3.3 million, splitting the costs doesn’t seem like a bad idea.
Today, Toronto is known for its condos – there seems to always be another condo going up somewhere, somehow. Toronto’s west end waterfront is one area seeing this trend. But not all too long ago, this area was almost completely bare. When Palace Pier went up in 1976, it was essentially the first of its kind. A luxury building on the waterfront. What more could you ask for? Today, the waterfront is merely a starting point for city dwellers looking to buy. Long-time Palace Pier resident and broker of record for Regency Park, Irene Goodman has seen the Humber Bay neighbourhood develop into the condo haven it is today, “The waterfront has become a city of its own,” she says. It’s not hard to understand why – a waterfront community is always a hot commodity and with new condo developments come new customers. But what else is driving up the prices in Palace Pier and other condos throughout the city? Foreign buyers continue to be a hot topic in Canadian real estate, and while some deny that they seriously contribute to skyrocketing home prices, Goodman has no doubt. “We are cheap to the rest of the world,” she explains, “We’re only expensive to each other.” She’s had multiple sales with foreign buyers in Palace Pier and assumes condo prices will continue to be affected by this. Goodman suspects that this area in Humber Bay is just about done developing (she wonders where we’d manage to put more), but Palace Pier will no doubt stay on top of Toronto’s real estate market. 181 Crescent Rd., Rosedale Bedrooms: 7 Bathrooms: 7 Property taxes: $15,045.97 (2016) 1901 – Consideration or amount of mortgage*: $2,700 1946 – Consideration or amount of mortgage*: $12,000 2016 – Consideration or amount of mortgage*: $5,295,000 From $2,700 to $5,295,000 – Rosedale’s prices have certainly witnessed significant increases. As the chair of the Rosedale BIA and a local designer, Marissa Agueci works with many businesses and residents in the neighbourhood. “The 70 YPNEXTHOME.CA
care and maintenance people have put into their property has in turn made it a highly desirable location for many people to strive to buy in.” She makes a good point. Rosedale homes like this one are undeniably gorgeous. This home on Crescent Road is reminiscent of a small castle and was built by Toronto architects in 1902. It has been renovated and updated, so while the outside may show its age and history, the interior is modern and practical. Like other historic neighbourhoods in Toronto, Rosedale is unique and the homes’ architecture and design styles often vary from street to street. This neighbourhood has been home
to upper-class Torontonians for some time now, but as Agueci says, “It still maintains the small village charm – with a focus on diversity, inclusion and celebration.” Because of this, she feels the area will continue to attract new homebuyers. According to Agueci, there are speculations that condos are in the forecast for the area. For now, she suspects that home prices will continue to rise in the area as the neighbourhood offers the combination of greenspace, subway access and community amenities. *According to property records on file at Toronto’s land registry office.

Advice | MONEY MATTERS
You’ve survived the holidays. Now for the aftermath By Gail Vaz-Oxlade
IF THERE’S ANY MONTH when you’re
most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt budgets will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices, and you’ll be looking for ways to trim back. 72 YPNEXTHOME.CA
Welcome to “Make Do” Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, don’t rush out and buy new clothes. You get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t
do, is spend money! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie
MORE ADVICE ONLINE ypnexthome.ca/news/advice
you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt too. But what if you have family or friends whose birthday falls in January? You’ll have to buy
something, right? No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra-busy workdays, or create a coupon for three nights of free baby-sitting service. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You can feel the walls closing in. Time to hit that new
restaurant that just opened, or head out to the clubs. Wait a minute – this is Make Do Month! Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of oncea-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun during Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.
