Targeted info for your benefit We recently brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many areas for you to choose from, we created a Canadawide resource of neighbourhood

information and listings — on a local level. On YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve got a ton of interesting info on key residential neighbourhoods, including photos and video tours. Check out West Queen West, for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you on our website. Drop us a line or send a photo to tell us what you love about your favourite neighbourhood.

City living — some people love the pace and crave it 24/7. That’s me. I know a lot of people prefer a quieter area, a slower pace, a suburban lifestyle — but I jokingly say that if I cannot walk to a store that’s open within five minutes, any time of the day or night, that I’ve left civilization. Urban living isn’t for everyone, but for those who can’t leave the hustle and bustle behind, there really is something for everyone. Developers have become keenly aware that condo living isn’t onesize-fits-all. Shop around and you’ll find the marketing material

as interesting as dating profiles. Some have flash — great design and boutique style, while others focus on square footage over bells and whistles to keep the cost-conscious in mind. There is everything from the convenience of a pied-à-terre to the larger units for family living out there. You just have to find the right fit. And we’re here to help. Enjoy this issue of New Condo Guide. We’ve got everything from pre-construction to move-in ready in this issue. Visit us online at YPNextHome.ca for more listings and condo living insight.

Advice | BILD REPORT

Building industry hosts affordable housing forum By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE INADEQUATE supply of affordable housing is a massive and growing problem in the GTA, and one that governments at all levels are actively working to address. The home building and land development industry wants to be part of the solution, so we recently brought together some of the smartest minds on the subject to discuss the challenge of our lack of affordable housing stock and identify creative ways to build more. BILD members provided the industry’s perspective and we invited not-for-profit developers, government colleagues and other stakeholders to the table as well. With representatives from each sector, small groups shared ideas for improving policy, creating financial incentives and other factors that are needed to increase the supply of affordable housing. To inspire the discussions, we brought in Tom Bledsoe, president and CEO of the Housing Partnership Network, to give a keynote address on how affordable housing has been built in the U.S. and the U.K. A renowned expert on delivering partnership-based affordable housing, Tom shared a number of examples of how other cities are trying to address affordable housing challenges similar to the GTA. In cities like San Francisco, New York, Seattle and London, affordable housing is being built through private, public and non-profit sector 12 YPNEXTHOME.CA

partnerships. For example, in San Francisco, the city has been able to increase the number of affordable housing units through a partnership model and through incentives like capital subsidies and bonds to forprofit and not-for-profit developers of affordable housing projects. In New York, the government has been successful in increasing affordable housing by offering tax abatement programs that reduce the amount of property tax owed on properties under construction. There are also capital subsidies and policies like inclusionary zoning but the majority of affordable housing has been built by for-profit developers who take advantage of the tax policy. There is no single way to deliver affordable housing, Tom said. Policies that mandate affordable housing units as part of a larger project exist but they are only one piece of the puzzle. In all of his successful project examples, public policies were supported by a toolkit of financial incentives and programs and a desire from both the public and private sectors to work collaboratively. Here in the GTA, building more affordable housing will also take strong partnerships and a willingness

to work together to find creative ways to make these projects feasible. Affordable housing projects or development projects that include affordable housing units still need to make economic sense and government partners can help by providing incentives like fast-tracking approvals for projects that include affordable housing; tax breaks; and zoning for appropriate height and density to help make the business case for these projects. While many GTA municipalities are considering public policies that will mandate affordable units in a larger development project, our industry believes that there are other proven methods to achieve the same result. The wide range of ideas discussed at our event will culminate in a white paper to be released later this year. What do you think is needed to get more affordable housing built in the GTA? Urban artwork adds to Queen West vibe IT’S WORTH A TRIP to the corner of

Queen Street West and Dovercourt Road in trend-setting Queen West! In the spirit of this neighbourhood known for its unique expression of creativity, new urban art murals now adorn the construction hoarding of Ten93 Queen Street West Condominiums by Pemberton Group. This public art installation was developed as a collaboration between Pemberton and Wallnoize. Wallnoize passionate artist, teacher and project manager Angel Carrillo (aka Cruz1) has been responsible for iconic art that has enhanced the urban art scene around Toronto – notably the Pan Am Game art project that covered graffiti in the GO Bloor-Perth Underpass. The massive Ten93 Queen West installation was completed in just three days. The work was undertaken by established collectives and upand-coming independent graffiti artists such as Blaze, Vinser, CTR, Vista, Flips and Dudeman, who were joined by well-recognized members of the GH crew – Johny, Done, Cawt, Sonz, Sizeo, Looter, Knowr and Werc working side-by-side with Carrillo. The outcome is a series of distinctive panels that wrap two sides of the construction site, plus to unify the artwork along the Queen Street face a single colour palette was employed – an unusual move in the graffiti art world. In another bold move, the customary placement of the graffiti was reversed. Stylized words usually found in a back alley were placed along Queen Street, while vibrant imagery was created in the east-west laneway at the back of the site to make it more inviting for the many pedestrians who already use it. While underway and since completion, pedestrians and 16 YPNEXTHOME.CA

members of the local community have engaged by taking selfies with the art as the backdrop, and by sharing photos through social networks. “We wanted to embrace the artists’ work and give them a blank canvas so they could fully showcase their talent, and Queen West was the perfect neighbourhood to do just that,” says, Pemberton Sales and Marketing Manager Alexandra Muzzo. Encompassing 134 suites, Ten93 Queen West will rise to a striking nine storeys, offering inspired amenities and high quality features and finishes, and will add ground level retail to the neighbourhood. TTC will be at the doorstep, and the Gardiner Expressway is nearby. Available suites begin from the $290’s. Ask a sales representative for details on current incentives and savings. BUYING A NEW HOME is one of the most exciting steps you can take in your life. It’s also one of the biggest financial investments you will ever make, so choosing wisely is important. There’s so much to consider, from location right down to your kitchen counters, and of course, there are many condominiums on the market offering phenomenal choices. A great way to narrow down your search is to make a list — or in the case of savvy computer users, a spreadsheet — that includes the items you really have to have, and those that would be nice, but are negotiable. Then, compare apples to apples to get the most for your condominium dollar! Start with the big picture. Where do you want to live? Under your location column, note how far buildings are from your work, your family and the places you go regularly, such as sports venues, club meeting halls, places of worship, etc. Keep in mind that the distance from point A to point B on a map is only part of the picture. It’s a good idea to actually do the drive to these spots and find out how much time it takes with road twists and turns, traffic and the like. If the condo is close to public transportation, you will save a lot of money on gas mileage and wear and tear on your vehicle — and maybe you don’t need to own a car at all. Keep an open mind, too. Buying in an established area is great, but it can 20 YPNEXTHOME.CA

also be wise to consider purchasing in an up-and-coming area where real estate values are likely to rise as the neighbourhood becomes more established — it’s a great way to gain equity. You’ll also want to consider the exterior of the condominiums you look at. Are they part of a master-planned community that encompasses parks, landscaping, courtyards and retail venues? Or are you looking for something on the lake? Does the exterior architecture appeal to you? Figure out a rating system and jot notes on your list accordingly. If you have a taste for the modern, you will probably be happiest coming home to a sleek condo with clean lines. Don’t forget about the amenities. Today’s common areas are uncommonly beautiful, and you should think of them as an extension of your living space. Your list could

include a pool, fitness room, party room, games room, guest suite, theatre room, rooftop garden, virtual golf and any other amenity you come across. Having these spaces in the building enables you to entertain a crowd, barbecue or play pool with friends, hold a Grey Cup party for the gang and host overnight visitors, regardless of how compact your suite may be. Remember that even if you think you may not use a specific amenity, these can all add to the resale value of your suite if and when you move in the future. Next on your list should be features and finishes, and here’s where you need to watch comparing apples and oranges. Your brochure package should have a Schedule A of appointments. Study it carefully. For example, most condos offer hardwood in the main living area, granite kitchen countertops and stainless steel appliances with the purchase price. Those that don’t may carry a lower price tag, but if these items are on your must-have list, then you’ll have to pay to upgrade. Nowadays you’ll find incentives galore. Again, look at the big picture. Receiving free upgrades with your purchase may be just the thing that tips the scale toward one condo over another. Remember, every piece of real estate you buy is an investment, whether you live in it or not. When you shop, compare fairly, and the best way to do that is to make a list, and check it twice. You’re sure to end up with something nice!

Advice | LEGALLY SPEAKING

Deciphering legal language Deeds, transfers, mortgages, charges, discharges and undertakings

accept the builder’s or the builder’s lawyer’s undertaking to register a partial discharge, without the other information. Now, I do not believe the builder or the builder’s lawyers who do not include this information would give the promise without meaning it, but what about things out of their control?

By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

FOR THE AVERAGE homebuyer,

there are some legal terms that require translation. The Government of Ontario keeps records of every piece of property in the province. These records are called the “title documents.” The document on file that says who owns the property is called the “transfer,” or “deed.” All of these documents are filed with the government — a process that is called “registering” the document. When a bank lends money and gets a record of this loan on title, the document is called the “mortgage” or the “charge.” When the charge is paid off, a new document is filed with the government office and it is called a “discharge.” If only part of the charge is paid off, a document called a “partial discharge” can be filed. There are many other documents, but these are a good starting point. Usually when a developer/builder starts a new project, he/she will go to a bank or other financial institution and just like you, arrange for a mortgage or charge. The difference, however, is that this can be a huge charge. As an example, the builder/developer may have a $50- or $60-million “blanket” charge applied to enable him/her to create and build the project. The next thing that happens is that the house or condo is built and sold, and it is time for closing. 22 YPNEXTHOME.CA

For example, if:

In the Agreement of Purchase and Sale will be a clause that will relate to the discharge of that part of the blanket charge which affects the property you are buying. The builders’ lawyers (the good ones, in any case) add the clause that the purchaser will accept the promise (undertaking) of the builder’s lawyer to register the partial discharge in a reasonable period of time, but will give on closing two important things: a) a letter (“discharge statement”) from the bank or other financial institution (“mortgagee” or “chargee”) setting out how much money has to be paid to the chargee to obtain the partial discharge; and b) a direction from the builder to the purchaser, telling the purchaser to pay the amount of money needed to obtain the partial discharge directly to the chargee. The clauses I will not accept stop with the purchaser being forced to

» the builder goes bankrupt » the builder has a dispute with the bank » some other party seizes the money from the builder » the builder has an internal shareholders dispute and assets are frozen » the lawyer goes to Argentina with the money » the builder goes to Tahiti with the money If we had followed a) and b), none of that would matter. My complaint is that it does not cost the builder anything to give this peace of mind and security to the purchaser. It is just usually the fault of a lawyer trying to prove how good he or she can be. Watch for these tricky clauses and consult a lawyer, because only a lawyer can provide legal advice and care enough to catch these kinds of things.

Advice | Fractional Ownership

Fractional ownership Own a piece of a bigger luxury pie

By Hunter Milborne

MORE ADVICE ONLINE ypnexthome.ca/news/advice

FRACTIONAL OWNERSHIP began

decades ago when companies who needed to use a private jet, but couldn’t afford to own one outright, pooled their resources, purchased one together and scheduled its shared usage. Since then, the concept has extended to everything from high value jewellery to RVs, sports cars, yachts and real estate. The concept involves the partial ownership of an asset for an attainable price point, and vacation properties are a natural fit. Most cottage owners, for example, spend approximately three weeks per year at their vacation homes, yet are responsible for the expenses that come along with ownership all year long. Benefits to fractional property owners include the ability to seek financing from a traditional mortgage provider, buy or sell at will, and bequeath their share to family. Lifestyle perks also rank high on people’s lists. For example, many can afford to own a piece of a bigger luxury pie than if they were to purchase the entire residence. Plus, when they stay in the residence, they are actually on holiday. If the home is situated in a resort, they’ll have time to enjoy its amenities and attractions. Similar to condominium ownership, fractional owners pay a maintenance fee to have the upkeep and repairs in these shared areas done for them. At Fox Harb’r Resort in Wallace, Nova Scotia, for example, there are 24 YPNEXTHOME.CA

fully-furnished, luxury three-bedroom townhomes with a fractional ownership option available. “At Fox Harb’r, they own one-quarter of a townhome, so up to four owners per,” said Eric Lum, sales manager for Fox Harb’r. “People may also choose to buy an additional quarter, depending on their needs. Fractional ownership is not a timeshare; it is deeded real estate, and owners build equity over time. We have already had intense interest from across the country,” said Lum. Each fractional ownership program is different, so check with the resorts you are considering as to how they work. At Fox Harb’r, fractional owners own a quarter of the townhome and become resident members of the resort. Prices for quarter shares begin from $169,900. This is incredibly affordable, considering the resort is home to a jetport airstrip, golf courses, spa, marina, vineyard, restaurants and a clay shooting facility. “Fractional owners of onequarter share in a townhome pay 25 per cent of initiation fees and membership costs,” Lum said.

The rotation is two weeks on, six weeks off, and owners can switch slots for flexible timing. “We offer added value in the form of an agreement with Scrub Island, an incredible Virgin Islands property, through which owners here switch homes one week per year with residents there. We are also affiliate members of the Pacific Links Golf Network of more than 450 courses across 20-plus countries, where our fractional owners can golf for significantly reduced rates, sometimes free,” he added. Holidays exist so that we have time to relax, renew and rejuvenate by getting away from things like yard work and home repairs. As with any real estate purchase, fractional ownership agreements should be looked over by your lawyer so you can buy with confidence. Hunter Milborne is the founder and CEO of Milborne Real Estate Inc., now in its 40th year. He’s one of the pioneers of new-condominium sales in Canada and personally responsible for the marketing and sales of over $25 billion in properties, having sold over 160,000 units.

Advice | INVESTOR INSIGHTS

What do renters really want? Five things condo investors should look for By Andrew la Fleur YOUR INVESTMENT CONDO is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you have to like it. But more importantly, renters have to want it. With an eye toward what will draw the most quality tenants, here are my top five most “rentable” qualities to look for:

2. Affordable price Following location, the thing that renters look at most closely is cost. The lower the price, the more potential tenants you’ll attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Buy small and buy cheap.

1. Convenient location Renters today more than anything are concerned about having a location that is convenient to work, shopping and public transit. Buy near these three, and you will have a winner.

3. Extensive amenities While some renters prefer a smaller building with little or no amenities, most would choose a building with plenty of amenities over one without. Topping the list? A good gym.

MORE ADVICE ONLINE ypnexthome.ca/news/advice

4. Flexible floorplan Floorplans that allow for different uses of the space — for example a den that could double as a second bedroom or a home office — will open up your unit to a larger pool of potential renters. 5. Window coverings This seems like a small thing, but it is something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

Buying your first home? Four tips to help guide your decision

By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN YOU’RE BUYING your first home, you are sure to be filled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation — from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

1 | How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates. 2 | How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. 3 | Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed,

proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town. 4 | What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: singlefamily detached, semi-detached, townhome, duplex or condo? So many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home products have never been better.

Bisha Hotel and Residences tops off as the project prepares for an early 2017 opening THE SWELTERING HEAT of summer

hasn’t slowed the progress of the newest private-label boutique hotel brand to originate in Toronto since the Four Seasons in the 1960s. In fact, the statement-making 44-storey Bisha Hotel and Residences has just reached an important milestone in its construction. Concrete has been poured to create the top floor of this unique condo/hotel hybrid, and Lifetime Developments and Ink Entertainment — partners in this dynamic project — are building toward occupancy early next year. “The hard work and dedication of our highly skilled team of trades is playing a monumental role in the creation of this exciting new Toronto landmark,” says Mel Pearl, a Principal with Lifetime Developments. “As the flagship property, we took the time to meticulously plan every detail to achieve our vision of luxury and style, so it’s exciting to see all of the pieces start coming together.” Located in the heart of Toronto’s downtown Entertainment District, and designed by Rudy Wallman of Wallman Architects, Bisha will boast a dramatic façade of glass and steel complimented by the traditional red brick cladding and stone trim of the retained heritage building at its base. Interiors and amenities are designed by internationally recognized firm, Studio Munge. Both residents and guests will be captivated by the building’s cosmopolitan selection of amenities, from various dining and meeting options to a full fitness centre and even a premium selection of personal services, including house cleaning, personal training, room service and grocery delivery. Advice | MORTGAGE ADVICE

5 ways to make buying a home more affordable By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

A RECENT BMO SURVEY FINDS nearly

one-third of millennials don’t think they’ll ever be able to afford a home. Although many believe they can’t afford to buy, it is possible. Here are some tips on how to make purchasing a home less costly: » Save: Setting realistic financial expectations, creating a savings plan and establishing a budget for before and after the purchase can help determine what is truly affordable. Use a mortgage affordability calculator to determine what your purchase price can be and understand all the costs involved in buying a home. Think not only of the down payment and mortgage payments, but also of the taxes, insurance, and upkeep you’re going to have to pay. The nest egg you accumulate by being frugal and resourceful shows lenders that you’re responsible, making it easier to qualify for the best mortgage rates available. Saving doesn’t mean giving up every pleasure in life. It implies a degree of moderation and discipline. Think of your future home as a monthly bill now and put aside a little bit each month. Pay close attention to your credit score as well. Missing even one credit card payment can stay on your credit reports for as long as 10 years and affect your dream of owning a home.

46 YPNEXTHOME.CA

» Avoid a high-ratio mortgage: A high-ratio mortgage is when a buyer makes a down payment of less than 20 per cent. Homebuyers can put down as little as five per cent when they buy a home, but they’ll also need to pay for mortgage default insurance. The less money you put down, the higher your mortgage insurance costs will be. For example, if you purchase a $450,000 home with five per cent down, you’ll have to pay $15,300 in mortgage default insurance, which is added to the amount of your mortgage. If you make a 20 per cent down payment, you’ll need to come up with more money but you’ll also save thousands of dollars because you won’t need to pay for mortgage insurance. » Lower your expectations: It can be difficult to find the perfect home in your desired location. There’s no shame in buying a fixer-upper in a less desirable neighbourhood and spending the money to do some renovations. It’s a good investment and is even better if you can do it yourself. As others buy in your neighborhood and renovate their homes, your property will become more valuable. Then you have a choice: You can sell your modest first home for more than you bought it for or stay put and enjoy.

» Tap into government resources: One great source of funding for a down payment is the Home Buyers’ Plan (HBP). The Canadian government allows first-time homebuyers to borrow up to $25,000 tax-free from their registered retirement savings plan (RRSP). If you’re purchasing with someone who’s also a first-time homebuyer, you can both access $25,000 for a total of $50,000. You don’t have to be married to qualify because common-law partners are also eligible. However, since the HBP is considered a loan, it must be repaid over a 15-year period. Repayments start in the second year after you withdrew the funds. » Become a landlord: Buying a home with a basement apartment and a tenant can help pay off your mortgage faster. But you shouldn’t count on the rent you receive to cover all of your mortgage costs. You should be prepared for the unexpected. Even the best tenants move out and your lender will still expect you to make your mortgage payments on time. Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards and deposit rates with the goal to empower Canadians to search smarter and save money.

Should you buy what foreign investors buy? By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOU CAN’T READ an article about Canadian housing these days without the author talking about foreign investors' impact on the market. Purchases by international residents are more of a problem in the single-family market in the Greater Toronto Area (GTA), where there is a major shortage of supply, and prices are being driven up to new record highs on a daily basis. I have long contended that foreign buyers (estimated at 5 per cent to 10 per cent of new pre-construction condominium buyers) have been very positive for the new GTA highrise market, as they bridge the long gap between launch and occupancy in the market, and help bring forth relatively affordable rental supply. I recently took a course on Global Real Estate Trends at MIT’s Centre for Real Estate in Boston Massachusetts, as I’m always looking for new information, trends, and expert analysis to apply to my examination and understanding of the Canadian and Toronto residential markets. In one of the lectures, my professor — who has a PhD in economics from Harvard — mentioned tips for understanding real estate markets. The two that stuck out were: markets tend to mis-price assets in marginal locations (leading to overpricing and over-construction), and the best bet are core assets with high location premium. This is how many foreign investors look at the Toronto condominium market, and perhaps 48 YPNEXTHOME.CA

it’s a good way for you to look at the market too. Forget cheaper marginal locations, buy core assets. Great locations remain great locations, and there is no guarantee that a good location will become a great location. This is why so many foreign investors stick with great locations, because they know they’ll retain their values, and these areas are often the quickest to recover when a market does experience a correction (for example, the New York and San Francisco downtown condo markets). For years I’ve had to listen to people tell me that too many condos are being built, young folks don’t really want to live in highrise buildings and that investors would “run for the hills” as soon as the market showed even the smallest sign of a price correction. None of these dire predictions have even come close to occurring. In fact, investors are more bullish on the Toronto condominium market than ever before, and seeing the huge demand for privately held condos being rented out, institutions and pension funds want to build new rental apartments in the GTA. Many foreign and domestic investors have made a fortune betting on the urbanization of Toronto and people's desire to live in dense communities

with ample amenities. Buying real estate in great locations is a very long-standing investment strategy for many wealthy individuals and corporations across the globe. So should you buy condominiums like foreign investors? I would say yes (if you can afford to of course). Downtown mixed-use highrise projects within walking distance of transit and employment will continue to be the most desirable places to live, and the premium you pay now for the privilege to own a suite in these buildings will seem like peanuts 15 years from now. If you’re on the fence about buying a condominium as an investment property, track down a realtor with experience in the pre-construction market and pick their brain. There is a lot to like about the Toronto housing market, and many outside the GTA and Canada can see that quite clearly. Happy condo hunting.

This development, which recently broke ground on its first phase, is located at the intersection of Kipling and Dundas, adjacent to Kipling Station. This development represents an opportunity to get in early within a neighbourhood poised for growth – after all, savvy investing is all about timing. And with limited-time pricing starting from the mid$200’s, as well as a credit on closing incentive program, there has never been a better time get in. They will stand proud in Etobicoke’s skyline and will be complemented by a central square and park. Designed by U31, homes at The Kip District Tower One feature distinctly modern design. Homeowners within The Kip District will also benefit from many infrastructure and public realm improvements that are coming to

the area. After all, Central Etobicoke has been identified by the City of Toronto as an urban growth centre that will develop to be the focal point for the western part of the City. The area is expected to help accommodate the expected 40 per cent population growth the GTA will see by 2041. The Kipling Station Anchor Mobility Hub expansion will result in better connections between TTC, MiWay and GO Transit. The Six Points Interchange Reconfiguration will enhance vehicle traffic flow and accommodate future growth while at the same time make the area welcoming for pedestrians and bikes. The City’s Etobicoke Centre Public Space and Streetscape Improvements Plan seeks to transform Dundas into an active, lively and people-oriented space. It isn’t often that an opportunity arises to be among the first to buy in an emerging new, transit-oriented master-planned community in a rapidly-developing area. Millennials and gen Xers far less confident they’ll meet financial goals: CIBC poll FAR FEWER MILLENNIAL and

generation X Canadians are confident they’ll meet their financial goals than they were just six months ago, finds the latest CIBC Quarterly Financial Confidence Poll. After a sharp 12-percentage-point drop for both age groups, only 72 per cent of millennials and 66 per cent of gen Xers now say they will be able to attain their financial goals in the next 12 months. For baby boomers, however, financial confidence has edged up three percentage points, with 82 per cent now confident they will meet their goals. 54 YPNEXTHOME.CA

“We had a very gloomy start to 2016, with a reeling loonie and a soft economy and jobs market, and much of that sentiment continues to weigh on confidence,” says Sarah Widmeyer, managing director and head, Wealth Strategies Group, CIBC. “Our poll also reveals the stress of everyday life for millennials and gen Xers — going to school, working, paying your household bills, trying to save for a house or taking care of your family. Combined with a string of gloomy economic news no wonder this cohort is feeling less certain they’ll achieve their financial goals.”

Key poll findings include: » Overall, 73 per cent of Canadians say they are confident they will meet their financial goals over the next 12 months (down from 80 per cent in December 2015). » Millennials (18 to 34 years) were the most confident group back in December 2015, but confidence has since fallen significantly from 84 to 72 per cent. » Generation X (35 to 54 years) continues to be the least confident group, dropping from 78 to 66 per cent. » Baby boomers (55-plus years) feel more positive, with their

It takes only five minutes to complete and provides basic personal advice based on your goals, budget and savings ability, as well as an opportunity to meet with an advisor. 2. Write down your goals – Countless studies show that those who write down their goals are more apt to achieve them whether they are health, career or financial goals. 3. Set realistic goals – You might want to save or pay down debt as quickly as possible, but if your budget doesn’t support it, modify it. You can still set big goals, but achieving smaller goals along the way can boost your confidence and keep you on track. 4. Review your goals and track your progress – This is key to staying on track and gaining a sense of achievement. You can modify your goals if your situation changes.

EIGHT MINUTES IS ALL IT TAKES to walk home

from work in the Bay St. Financial District, says Lori Seguin, who recently moved with her husband Gilles into their suite on the 11th floor at Pier 27 Condos. The Seguins feel their 750-sq.-ft. suite is perfect, combining everything they could possibly want about downtown life: walking distance to all that downtown has to offer, a panoramic view over the lake, and an array of on-site amenities. They have it all – a spacious suite overlooking the lake, in a building designed by renowned architect Peter Clewes, a resort-like amenity package with pools and cabanas, and theatres, shops and restaurants at the front door. “By living downtown … I feel like I’ve expanded my life,” says Gilles. “We don’t plan to ever leave because it feels like we’re at a resort every day.” For all its being in the centre of so much action, Pier 27 is an oasis for residents. Lori says she instantly feels calm coming home after the buzz/bustle of downtown. “It’s being able to see the water – it makes me feel tranquil and I sit there for hours,” she says. When the couple isn’t relaxing in front of the view, they’re taking advantage of Pier 27’s resort lifestyle: a spa-like indoor pool, with views of both city and lake; an outdoor pool with barbecue areas and cabanas for soaking up the sun; games room; theatre; party room; outdoor terraces; and professional grade fitness facilities custom programmed by Movement Haus by Benchmark Group.

“We don’t plan to ever leave because it feels like we’re at a resort every day.” Waterfront Toronto’s plan to transform Queen’s Quay into a grand lakeside boulevard is one of the most ambitious urban revitalization projects in the world. The tree-lined 45-metrewide promenade for pedestrians and cyclists will open up the whole waterfront area, says Sam Crignano, president of Cityzen Corp, which developed and built Pier 27 in partnership with Fernbrook Homes. It means a coveted 100 per cent walkability score for the project, with easy access to St. Lawrence Market, Rogers Centre, Air Canada Centre, Sony Centre for the Performing Arts, Entertainment and Distillery Districts, Union Station, subway, GO Transit, VIA Rail and the ferry to Toronto Island and the Billy Bishop airport. The revitalization project connects the neighbourhoods to the Martin Goodman Trail for pedestrian and biking access to Sugar Beach, Cherry Beach, Tommy Thompson Park and to the several sailing clubs and marinas. A quick walk to the west, is Harbourfront with yearround performance events, boutique shops and cafes, and skating rinks. The launch of the Queen’s Quay LRT will pave the way for more retail along Queen’s Quay, more commercial and office space, and more residential development. “It’s going to be quite the destination,” Crignano says, “with the increased nightlife, restaurants and evening related commercial activities. I’m quite excited about the future here.” Designed by architect Peter Clewes of architectsAlliance, Pier 27 has drawn attention for its iconic structure, especially the unique “bridge.” Only a handful of suites remain from the first two phases – two 14-storey towers connected by a “bridge” of suites. Currently on the market is Phase 3, Pier 27 Tower on the Lake, a 35-storey tower with a 12-storey podium on the south side of Queen’s Quay. The Pier 27 presentation centre with fully furnished model suite is located at 25 Queen’s Quay E., open 12 to 6pm, Monday to Thursday; closed Friday; 12 to 5pm Saturday and Sunday. TORONTO REAL ESTATE BOARD

President Larry Cerqua announced another very strong quarter for condominium apartment sales in Q2 2016. Greater Toronto Area Realtors reported 8,965 condo apartment sales between the beginning of April and end of June. This result represented an increase of 17.4 per cent in comparison to the same period in 2015. “TREB Realtor members are involved in all aspects of the condominium apartment market in the Greater Toronto Area, from working with buyers at the preconstruction stage of development through to the resale or rental of existing units. While we have certainly 60 YPNEXTHOME.CA

seen a lot of condo construction over the last few years, project completions have not resulted in a glut of inventory. Over the past year, we have actually experienced tighter market conditions and accelerating annual rates of price growth,” said Cerqua. The average selling price of a condominium apartment in Q2 2016 was $415,326 — up 7.1 per cent compared to Q2 2015. The MLS Home Price Index apartment benchmark price was up by a similar 7.9 per cent at the end of June. “Similar to the lowrise market segments, we have seen growth in condo sales outstrip growth in condo listings this year. Seller’s market conditions exist for condominium apartments in many parts of the GTA including Toronto’s downtown core. This is why we are seeing average price growth well above the rate of inflation,” said Jason Mercer, TREB’s director of market analysis.

Municipal land-use regulation negatively impacting housing affordability in

Toronto, Vancouver and Calgary

ONEROUS MUNICIPAL regulations for residential development are reducing the supply of new homes (houses, condos and townhouses) in Canada’s biggest cities and contributing to rising home prices, according to a new study from the Fraser Institute, an independent, non-partisan Canadian policy think tank. “The dramatic growth in prices in Canada’s major housing markets is exacerbated by municipal regulations that restrict housing supply, encourage the growth of prices and negatively impact the affordability of housing,” says Kenneth Green, Fraser Institute senior director and co-author of The Impact of Land-Use Regulation on Housing Supply in Canada. The study, the first of its kind in Canada, covers 68 municipalities (including 18 of Canada’s largest) and analyses the impact of five measures of land-use regulation — construction approval times, timeline uncertainty, regulatory costs and fees, rezoning and the effect council and community groups have on 62 YPNEXTHOME.CA

development — on the growth of housing supply. The core finding is that in more regulated municipalities, housing supply tends to grow less, even after accounting for other factors such as geographical constraints and transportation. The study finds that long projectapproval timelines are particularly detrimental. For example, increasing the time it takes a builder to obtain a construction permit by six months reduces the growth of new housing by 56 per cent. The study also uses survey data from developers to gauge the effect of timeline uncertainty in each municipality, with responses measured on a five-point scale from (1.0) “encourages development” to (5.0) “would not pursue development due to uncertain approval timelines.” When the perceptions of developers moved from the average (2.8 out of 5.0) to a higher level of uncertainty, growth of new housing dropped by 51 per cent. This finding

is critically important in Vancouver, Toronto and Calgary, which have considerably more uncertainty than average. “Regulatory reform at city hall, especially simplifying the process of obtaining building permits where housing demand has grown, could reduce homebuilding costs, increase the number of homes on the market and subsequently push down prices,” says Pierre Desrochers, Fraser Institute senior fellow and associate professor of geography at the University of Toronto Mississauga. “Reforming regulations to encourage new building won’t be easy, but city governments have policy levers at their disposal to help alleviate housing affordability problems in Canada’s major cities,” Green says.

Inspiration | DESIGN SECRETS

THE NEW LIVING ROOM By Jane Lockhart ONCE UPON A TIME A HOUSE had one living room and it was inside the home. That’s when your choice of outdoor furnishings included a wooden picnic table, scratchy, plastic woven slatted folding chairs, back-breaking cast iron or heatabsorbing metal seats. Today with advances in technology and a continuing desire to spend more time enjoying the outdoors, every backyard, balcony or patio has the potential to be transformed — with options such as full-sized sectionals to petite bistro sets, it’s the new living room.

Materially speaking Like indoor furnishings, much of what you select depends on your taste and budget but durability, scale, maintenance and storage are also important factors to consider. With advancements, most outdoor furniture is now made to last. Materials such as rustproof aluminum offer a lightweight option especially if you need to move dining chairs in and out at the table. Aluminum can also take a lot of weight and is midpriced in all the options. Durable, stainless steel is the heavier, stronger option. It can withstand extreme temperatures,

(although it can get hot without cushions) but it can also rust if not properly coated. Steel is probably the most expensive of all the materials and can be difficult to move but will look beautiful in a contemporary setting. Synthetic resin wicker is a longerlasting, synthetic weave wrapped over an aluminum frame. “Wicker” refers to the weave pattern not the material used and is much more durable than traditional rattan. It will resist moisture and shouldn’t crack or fade especially if it’s High Density Polyethylene (HDPE) as opposed to PVC wickers. …continued on page 66

Undercover fun Canopies, arbors, umbrellas, gazebos and awnings can provide shade and some protection in the summer months. From wood and steel to canvas and sail cloth, the materials used determine whether it’s a seasonal shelter or a permanent one. Whether you’re trying to evoke a bit of Tuscany in your outdoor dining room, a sleek Miami lounge or a chic Bohemian oasis, treating yourself to a vacation in your backyard is easier than ever.

Release your muse Although you may prefer a calm neutral setting, don’t be afraid to let your fun, summer muse out by considering bright colours and vivid patterns for your cushions. From nautical to tropical, beach motif to florals and stripes, with the outdoors as the backdrop anything goes.

Homework first

Teak is the best wood option for outdoor furniture. Teak produces its own natural oil and with care can last for years outside. It’s strong, not as heavy as steel but not as light as the synthetic or aluminum options. Some people prefer to let it age naturally to a silvery patina however it can absorb moisture, inviting mould, mildew and rot if you’re not careful.

Take a seat for a test drive With all options always test-drive the pieces for comfort and ease of movement. Well-made pieces will have caps covering nuts, bolts

and screws to protect them from moisture, which can lead to rust. Also look out for sharp unfinished edges that can catch and ruin clothing. The cushions are just as important as the frames when it comes to durability. Make sure the fabric is water-resistant. Most are filled with some form of polyester fibre and foam and some are treated to resist stains and mildew. For optimum performance from fading and wear, store the cushions in a deck container or indoors during rainy weather or when you’re not using them. Most can be cleaned with soap and water.

Before you shop, be sure to measure the space you want to furnish. That balcony or long porch may be best suited for a cozy love seat and a couple of scaled down armchairs rather than a bulky sectional. If you have a large space consider making outdoor “rooms” by separating dining from lounging, etc.

Embrace it! Outdoor summer living should be embraced to the fullest because before long we’ll be wondering where we’re going to store the furnishings off-season. Shed? Garage? Basement? Plan ahead and know before you buy. But try not to dwell on that part, after all you want to feel like the living is easy for as long as possible.

Advice | CONDO SENSE

It’s planting time...on your balcony By Don Kearney

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU LIVE IN a condominium that

has plenty of greenspace, it may be enough to satisfy your need for green. If you love gardening but feel like condo living may not provide you with that outlet, it’s time to rethink your balcony space and turn it into a lush and useful garden to call your own. One of the first considerations before starting a balcony garden will be deciding what kind of garden you’d like to grow. If you’re someone who loves colour, flowers are the way to go. If you want a serene setting, grasses and succulents are your best bet. Are you an avid chef? If so, there are many herbs and spices that grow well in containers. The other major factor to consider before planting is the amount of sunlight your balcony receives. This can dramatically affect what you can plant in your outdoor space. Finally, it’s also a good idea to check with your property manager regarding your condominium’s rules and regulations about what kinds of containers are acceptable for use on your balcony. There is an array of flowers to suit any colour palette and sun/shade combination. Full sun generally means more than six hours per day and flowers like ornamental peppers, marigolds and cupflower are great sun worshipers that often resist fading. For shade flowers, impatients, fuchsia, begonias or browallia will add colour without the need for hours of direct sunlight. Additionally, many of the above-mentioned flowers are also 70 YPNEXTHOME.CA

If you love gardening but feel like condo living may not provide you with that outlet, it’s time to rethink your balcony space and turn it into a lush and useful garden to call your own. suitable for partial shade (less than six hours of sunlight) and all grow well in pots or planters. To create a serene space, ornamental grasses and succulents, mixed with appropriate furniture and accented ornaments, are often used with a great degree of success. In addition, succulents such as aloe or jade plants require very little care and minimal watering, making them the ideal plant if you don’t have an exceptional green thumb. Feather reedgrass, blue oatgrass and zebragrass grow well in the sun whereas purple moorgrass, blue fescue and purple millet do better in partial shade. Growing your own herbs on your balcony will add zest to your cooking

and many do well in container gardens. Mint is a great container herb as it tends to overrun a garden if not contained. Basil, tarragon, lavender, oregano, thyme and rosemary all do well in full sun with chives, cilantro and lemon balm being tolerant of partial shade. Think about what kind of container garden you want and prepare yourself for a summer of colour, Zen relaxation or delicious herbs, all from the comfort of your own balcony garden.

Devron Developments brings amenities to life at exclusive sneak peek of The Vanguard DEVRON DEVELOPMENTS hosted

a private event to exclusively introduce residents of the Grandview neighbourhood to their newest condo project, The Vanguard. Guests had an opportunity to see inside The Vanguard sales centre and preview the stunning model suite, designed by renowned interior design firm, II By IV Design. They were also among the first to experience the lifestyle at The Vanguard as amenities were animated through a series of interactive lifestyle stations. “Every last detail in The Vanguard reflects the values of the community and tells residents this is a place they can be proud to call home,” says Pouyan Safapour, COO at Devron Developments. “It was important for us to give the Grandview residents an exclusive sneak peek of The Vanguard.” In tune with the Grandview neighbourhood, The Vanguard offers spacious family-sized suites ranging from 522 to 3,920 sq. ft, and keeps maintenance fees low through its targeted LEED Gold Certification. The Vanguard, with prices starting from the high $200s, is located in one of the hottest pockets in the city. Value in the Yonge and Grandview area increased significantly, at 28 per cent in 2014 over 2013. An average singledetached home in the area currently costs $1.81 million, making The Vanguard a great investment. Guests got a taste of the neighbourhood with custom hors d’oeuvres inspired from different cultures of the neighbourhood. As a nod to The Vanguard’s progressive future, four Tesla Destination Chargers are available to the public outside the sales centre. When the project is complete, there will be Tesla Destination Chargers installed on the ground floor available to residents — making Devron the first developer in the GTA to claim a spot on the Tesla map. If that were not enough, Devron will also be installing six additional EV chargers to accommodate other makes of electric vehicles. The Vanguard is located at 7089 Yonge St. This 25-storey residential tower will feature one-bedroom units to four-bedroom family-sized suites. Sales of new highrise homes boom while lowrise inventory continues to shrink SALES OF NEW HIGHRISE HOMES

surged in May while lowrise inventory fell to a new record low, the Building Industry and Land Development Association (BILD) announced today. In May there were 3,623 new highrise units sold, making it the second-highest month on record for highrise sales. Only November 2011 saw more new highrise condos sold in the GTA. At the same time, the supply of lowrise homes available for purchase in the GTA reached a new record low of 1,985 homes. This is the first time that builders’ inventory of new detached, semi-detached and townhomes in the GTA has fallen below 2,000 homes. Ten years ago in May 2006, there were 16,420 lowrise homes in builders’ inventory. Total inventory of new homes in May declined to 19,209 units, down from 29,754 in May 2006. Highrise inventory consisted of 17,224 homes, compared to 13,334 a decade ago. “The industry is following the province’s Growth Plan intensification policies which emphasize highrise development in the GTA,” said BILD

MORE TRENDING ONLINE ypnexthome.ca/news

President and CEO Bryan Tuckey. “Nine out of 10 of the new homes available for sale in the GTA are highrise and midrise condominiums.” The launch of two major condo projects in Vaughan and Ajax contributed to the strong highrise sales, according to Altus Group, BILD’s official source for new-home market intelligence. May highrise sales were up 76 per cent from a year ago and nearly double the 10-year average of 1,896. The average price of a new lowrise home in the GTA reached yet another new record high in May, when it climbed to $875,154. After surpassing the million-dollar mark for the first time in March, the average price of detached homes grew to $1,125,988 in May. “A shortage of serviced developable land in the region is significantly reducing the supply of new lowrise homes brought to market and helping drive up prices,” said Tuckey. “Healthy levels of condo supply, combined with creative suite designs that maximize each square foot of space, have helped keep homeownership within reach for the many buyers who have been priced out of the lowrise market,” he added. The average price of a new highrise home was $454,304, a three-per-cent increase from May 2015. The average price per square foot in May was $573, and up three per cent from last May. Lowrise sales declined 15 per cent from May 2015 with 2,091 homes sold. Highrise sales recorded increases in all GTA regions except Halton Region, with the highest increases coming in Durham and York Regions. A complete table of May 2016 sales is available below.

FOR THOSE WHO AREN’T FAMILIAR with the highly sought-after Sunnylea neighbourhood in south Etobicoke, here’s a news flash for you — it’s growing! This historic, residential district lies between Islington Avenue and the Humber River and has been a popular neighbourhood for families to settle down in over the past few decades. Today, Sunnylea is hotter than ever. The average resale home in Sunnylea sold for $1,058,619 last month, according to Toronto MLS. That’s up seven per cent over last year. Sixty-two per cent of those homes sold over asking! And 21 per cent of sales in Sunnylea were new condos. Adding to that growing

number is an exciting new mixedused development, Backyard Neighbourhood Condos by Vandyk Group of Companies. This masterplanned community is invigorating the neighbourhood with its familyfriendly feel and community-focused footprint. Until recently, Sunnylea was a hidden gem — a quiet west-end neighbourhood that appealed to those in the know, coveting their little piece of suburban heaven right in Toronto’s backyard. Now the secret is out — Sunnylea is a rare pocket

Until recently, Sunnylea was a hidden gem — a quiet west-end neighbourhood that appealed to those in the know, coveting their little piece of suburban heaven right in Toronto’s backyard. within Toronto and an in-demand neighbourhood that shouldn’t be overlooked. With a growing awareness of its value and location comes a pent-up demand for new homes and, in particular, attractive and carefree condo living. The recent success story of Backyard Condos is a testament to this growing trend. The appeal of Backyard Condos lies in its location and lifestyle within the Sunnylea community. The midrise condominium community fits in with the ‘60s suburban neighbourhood scale of single-family homes and lowrise apartments. The area is transitioning with many mature adults looking to sell their homes and move into carefree condo

residences. In addition, younger professionals and families are also coming to south Etobicoke to put down roots and settle into a familiar neighbourhood. “A large number of Backyard buyers came from within the Stonegate and Parklawn districts of Sunnylea,” says Vicki Schmidt, vice president of sales at Vandyk Group of Companies. Schmidt points out that the buyers make up a diverse group of locals who expressed their love of the community. “By transitioning into a condo in the same neighbourhood, they can continue their lifestyle of local shopping and regular walks along the Humber River while

remaining in close proximity to downtown with the TTC right outside their door,” says Schmidt. Some of Backyard’s new residents are young professionals returning to their childhood neighbourhood as first-time homeowners. “Being familiar with all the neighbourhood amenities and staying close to friends and family were important to them,” explains Schmidt. “So they snapped up the popular and functional onebed and one-bed plus den options.” Schmidt also says they wanted to be close to the active waterfront lifestyle at Humber Bay Shores and the lively Kingsway, Bloor West Village and Roncesvalles dining and shopping areas. Mature folks and growing families in the neighbourhood gravitated to the larger two-bedroom and twobedroom plus den plans — many of which offer a desirable split bedroom layout. “They get to stay in the community they know and love but have a new construction without worrying about maintenance,” says Schmidt. “So they can spend more time enjoying the outdoors — like the one-acre park in the heart of the Backyard community.” Backyard Condos’ recent launch of the first residential building, The Humberside, has been a local success story. A great selection of suites still remain, starting in the mid-$200s. Functional floorplans, affordability and a prime location, Backyard Condos has it all! Visit The Condo Shoppe at 188 The Queensway in Etobicoke. For more information, call 647.427.4048 or visit backyardcondos.com. Don’t miss your chance to own and live in the Sunnylea neighbourhood. Saving tips for first-time homebuyers

HOMEOWNERSHIP is a big dream for

many young Canadians, and is likely the single biggest investment most of us will make in our lives. While saving for a down payment can be challenging, Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that young Canadians can save for a down payment a little quicker by following a few simple rules. “First, examine your budget and set a savings goal,” says Haque. “Take advantage of online budgeting tools to gain insights into where you spend your money. Also remember that in addition to your down payment, you will need to save for the additional costs involved with a home purchase, which include moving costs and legal fees.” Next, curb your spending and increase your savings. “Even a small adjustment in your spending habits can go a long way toward helping you save a bigger down payment,” 78 YPNEXTHOME.CA

Even a small adjustment in your spending habits can go a long way toward helping you save a bigger down payment says Haque. “For example, consider using transit to get to work instead of driving and paying for parking — it can really add up over time.” One of the most effective — yet overlooked — strategies is to put money aside before you can spend it. Haque suggests setting up a regular, pre-authorized transfer service that moves a specific amount from each pay cheque into a high-interest savings account. Making savings automatic is a simple and effective way to stay disciplined while saving for a down payment. Finally, Haque reminds first-time homebuyers that they may be able to take advantage of the federal government’s Home Buyers’ Plan. “Those who have been actively saving

for their retirement can access up to $25,000 from their RSPs to bump up their down payment when they purchase their first home. The RSP funds must be paid back within 15 years, so it is important to factor this repayment into your monthly budget.” For more advice on saving for a down payment, visit tdcanadatrust.com/homeownership.

Housing market and industry adjusting to foreign buyers By Wayne Karl

CANADIANS CONCERNED about the influx of foreign buyers in our real estate might want to do one thing — get used to it. If recent statistics from Royal LePage are any indication, the interest is only going to increase. In the realty firm’s recent study of the luxury home market, for example, 66 of agents say foreign buyer activity has increased significantly over the past decade, and 60 per cent anticipate the growth to quicken this year. China is cited as the primary international region generating these purchases in Canada.

“While the impact of foreign buying on Canada’s overall residential real estate market is small, we see it growing in importance in the luxury market,” says Phil Soper, president and chief executive officer, Royal LePage. “Canada’s stable political and financial systems, along with a tradition of cultural tolerance and openness to immigration and diversity, make our country an ideal destination for wealthy international purchasers looking to invest in real property. Recently, a lower Canadian dollar has made this proposition even more attractive.”

Such activity, and the resulting contribution to rising home prices in certain markets, has some observers wondering if measures need to be taken to curb foreign ownership, or at least gain a better understanding of it. Prime Minister Justin Trudeau promised the latter in Budget 2016, pledging to gather information to develop a fuller understanding of foreign buyers and their intentions. To date, it’s been largely anecdotal evidence cited by various parties. “Some have suggested special taxes be levied on foreign buyers,” Soper told New Home Guide. “As …continued on page 82

we debate tougher regulations or new taxes, it is important that we take into consideration the longerterm implications of public policy changes. Will the new regulations be effective in slow markets as well as the rapidly expanding markets we are experiencing today? Are there broader implications, such as the reduction in business investment if certain people are discouraged from buying homes? Are new taxes or regulations fundamentally fair? For example, all homeowners pay property taxes today, regardless if they use municipality or school 82 YPNEXTHOME.CA

“As with all buyers, it is important for agents to spend the time to properly understand the needs of their international clients in order to help them find the right home and community”

services. Is it fair to levy new taxes in addition to these property taxes?” Some sources expected such action might come July 13 when the Bank of Canada released its latest interest rate announcement and Monetary Policy Report. For realtors, the trend is more than just an influx of foreign buyers flush with cash to gobble up Canadian homes. It also requires new approaches to how they do business. “As with all buyers, it is important to spend the time to properly understand the needs of international clients in order to help them find the

right home and community,” Cailey Heaps Estrin, sales representative with Royal LePage in Toronto, told New Home Guide. “Providing good service often requires hiring specialized staff such as translators, attending multicultural shows and events – including those based in other countries – and producing targeted sales and marketing materials geared towards the particular needs of foreign buyers.” It isn’t just Canada that is wrestling with an increase in foreign ownership. In the U.S., Chinese direct investment real estate has grown dramatically since 2010, according to a report by Asia Society and Rosen Consulting Group (RCG) titled Breaking Ground: Chinese Investment in U.S. Real Estate. Chinese buyers spent at least $93 billion on residential real estate between 2010 and 2015. Spending rose at an annual rate of 20 per cent and provided important demand in many local markets hit by the housing crisis. California accounted for 35 per cent of Chinese home purchases in 2015, followed by Washington state with eight per cent and New York at seven per cent. “Policymakers, business leaders and the general public in the United States still do not have a comprehensive understanding of the patterns and implications of Chinese investment in the United States,” the report says. “This report paints a clearer picture of what these investments mean for this country.”

UNDER-FOOT

FOCUS By Yanic Simard

CHOOSING BEAUTIFUL NEW WOOD flooring can dramatically change the mood of your home’s interior — brightening, deepening, modernizing or warming up your decor and more! However, after you’ve decided between material compositions and tantalizing tones, there is another huge decision to make — one that can make or break the impact of your important investment: the layout. Here’s my guide to choosing the right installation pattern to suit your space, so that regardless of what material you choose, you make the most of it!

84 YPNEXTHOME.CA

Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening the axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, such as a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space.

Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay

and maximizes it, creating the longest line possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent.

Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste. This installation naturally

requires more time and patience to achieve than the previous two options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere.

Complex While it’s often considered safe to stick to the popular standbys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout. Let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.

Advice | MOVING ADVICE

Read and understand your contract for a successful move By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THERE’S AN OLD RULE in business:

what is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions — and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so that we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can 86 YPNEXTHOME.CA

hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also need to know whether you have anywhere other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, just like the meter running in a taxi, you will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining room set in an awkward place for unloading part way to your

destination. Again, this will cost you time and money — two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. At Two Men and a Truck Canada, we follow ‘The Grandma Rule’: We treat everyone the way we would want our grandmothers to be treated, with dignity, courtesy, respect, honesty and trust. We all want everything to go smoothly on moving day — and when we communicate and work together, it does! Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca.
