Big considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a mass-transit location may be a better option for you. If
you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options. Let us know what those priorities are. We’d love to hear from you!

Do you ever drive by a plot of land and think, “That would be a great place for a condo!” Chances are, the pros have too, and they’re scoping it out. In fact, when I’m driving around — or visiting another city — I find it fun to guess which spots will eventually become new condo developments. Over the years I’ve discovered quite a few that have ended up being built. And it’s not just empty plots of land. Density is a great way for a community to grow, so as the amount of open space and number
of vacancies dwindle, developers look to blocks of lowrise in need of redevelopment. If it’s a significantly large parcel of land, it may accommodate a new highrise, but even a relatively small parcel of land can be developed into a decentlysized midrise condo. Where there’s demand, there’s a developer. See if you can spot the next new development. With that in mind, enjoy this issue of New Condo Guide. We’ve got everything from pre-construction to move-in ready in this issue. Visit us online at YPNextHome.ca.

Restrictive land use policies impact housing prices By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE PROVINCIAL GOVERNMENT
recently proposed policy changes that would significantly increase intensification across the GTA and mean more highrise condos, more congestion, less housing choice and higher housing prices. Among the proposed changes to its regional Growth Plan, the government will increase the amount of development that must be accommodated within areas that are already established, from 40 to 60 per cent. For cities like Toronto and Mississauga where all new development already occurs within their built boundaries, change will occur in patterns that look similar to today. But for most municipalities in the GTA, that is a substantial increase in intensification that will have a dramatic impact on built form. For new development areas, or what is known as greenfields, densities will be required to increase from 50 persons and jobs per hectare to 80 people and jobs per hectare. These proposed changes will have a major impact on the ground. Since the Growth Plan’s inception in 2006, the home building and land development industry has been meeting the province’s intensification requirements. Today we are building at least as many highrise homes as lowrise homes. However, the demand for lowrise family homes has not diminished and unfortunately the price has skyrocketed because of low supply.
Supply of lowrise housing in the GTA, especially for detached singlefamily homes, has reached shockingly low record levels. Monthly research conducted by Altus Group, found that on March 31, across the entire GTA there were only 3,036 lowrise homes available for sale in builders’ remaining inventory. Ten years ago, on March 31, 2006 just before the Growth Plan came into effect, there were 16,757 lowrise homes available for sale in remaining inventory. Not surprisingly, the disparity between supply and price has led to a dramatic increase in prices. The average price of new ground related housing in the GTA has more than doubled since the Growth Plan was introduced. One example is the average price of a new single-family home in the GTA which eclipsed $1 million in March. Ten years ago the average price was $439,294. With its proposed changes to the Growth Plan and Greenbelt Plans, it’s clear the government of Ontario is not concerned about the price of housing in the GTA. There is a growing body of research and data showing a strong correlation between restrictive land use policy and increasing home prices.
A number of American studies, one of them in the Iowa Law Review, have found that regulatory barriers are strangling housing supply and that when cities cut back available land for development, land and housing prices rise. There have also been local reports that have flagged the link between our growing problems with housing affordability in the GTA and provincial land use policies. We believe the province should take a more measured approach before significantly increasing intensification requirements that will further limit housing choice and increase home prices in the GTA. What do you think? There is a public consultation process underway and an online feedback form on the Ministry of Municipal Affairs’ website. You can also contact your local MPP and tell them it is time to pause and take a hard look at the numbers before it’s too late. Canadian home sales set record in April NATIONAL HOME SALES in April 2016 rose to their highest level ever, according to the Canadian Real Estate Association (CREA).
Highlights from CREA’s latest stats include: » National home sales rose by 3.1 per cent from March to April. » Actual (not seasonally adjusted) activity was up 10.3 per cent compared to April 2015. » The number of newly listed homes was little changed (-0.2 per cent) from March to April. » The MLS Home Price Index (HPI) rose 10.3 per cent year over year in April. » The national average sale price climbed 13.1 per cent in April from one year ago; net of the Greater Toronto Area and Greater Vancouver, it was up by 8.7 per cent year over year. Sales were up in April compared to the previous month in about 70 per cent of all local markets, led by the National Capital Region and Edmonton. Following small declines the previous month, activity held steady in the Greater Toronto Area (GTA) and edged lower in Greater Vancouver. “National home sales set new monthly records over the past two months, even as activity in Greater Vancouver and the GTA appears to have topped out,” says CREA President Cliff Iverson. “With almost three-quarters of all local markets posting sales gains in April, there are plenty of other places where sales are climbing as we head into the busiest time of the year for homebuyers. As always, your local realtor remains your best source for information about sales and listings where you live or might like to in the future.” “Supply shortages and tight housing market conditions have become selfreinforcing in the GTA,” says Gregory Klump, CREA’s chief economist. “The Greater Vancouver Area appears to be heading in that direction too. While
MORE TRENDING ONLINE nexthome.yp.ca/news
significant home price gains may entice some homeowners in these markets to list their home for sale, the issue for many is that the decision to move means they would also be looking to buy while competition for scarce listings is fierce. As a result, many homeowners are deciding to stay put and continue accumulating capital gains. That’s keeping listings off the markets at a time when they are already in short supply.” Actual (not seasonally adjusted) sales activity rose 10.3 per cent from one year ago to shatter all previous records for the month of April. It also marked the second highest level for transactions for any single month and stood 16.5 per cent above the 10-year average for the month of April. Activity was up from year-ago levels in about 70 per cent of all local markets, led by a number of markets in British Columbia as well as the GTA. The Aggregate Composite MLS HPI rose by 10.3 per cent on a year-overyear basis in April 2016, the biggest gain since May 2010. For the third consecutive month, year-over-year price growth accelerated for all Benchmark property types tracked by the index. Two-storey single-family home prices posted the biggest year-over-
year gain (12.3 per cent), followed by townhouse/row units (9.8 per cent), one-storey single-family homes (9.4 per cent) and apartment units (7.9 per cent). While nine of the 11 markets tracked by the MLS HPI posted yearover-year price gains in April, price growth among housing markets continues to vary widely. Greater Vancouver (25.3 per cent) and the Fraser Valley (25.6 per cent) posted the largest gains, followed by Greater Toronto (12.6 per cent), Victoria (12.0 per cent) and Vancouver Island (8.2 per cent). By contrast, home prices fell by 3.5 per cent and 2.4 per cent in Calgary and Saskatoon, respectively. The actual (not seasonally adjusted) national average price for homes sold in April 2016 was $508,097, up 13.1 per cent on a year-over-year basis. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s tightest, most active and expensive housing markets. If these two housing markets are excluded from calculations, the average is a more modest $369,222 and the year-over-year gain is reduced to 8.7 per cent.

Investors getting schooled on student-oriented rental condos By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
STUDENT-ORIENTED RENTAL condos are booming. Should you consider adding one to your portfolio? I’m getting more and more requests these days from my clients for student-oriented investment opportunities. The fact is that student rental condos are very hot right now. Projects like University Suites in Kingston (Queen’s University), The Academy Condos in Scarborough (University of Toronto Scarborough Campus) and more recently Grid Condos in Toronto (Ryerson) were among the best-selling condos in the country, and many of my investor clients took advantage of these opportunities.
Four reasons why investing in student rental condos has never been more popular: 1. Student housing can provide great monthly cash flow. Students are more inclined to share space and therefore, as a landlord, you can charge by the room instead of by the size or the unit type. 2. Student housing gives you a very predictable and steady rental pool — especially if your property is located in close proximity to a major university campus. 3. Students actually make very good tenants from a rental payment standpoint because oftentimes it’s not the student who is paying the rent — it’s mom and dad. And mom and dad are increasingly wealthy, and want to put their children in
the best possible environment for success. 4. Higher education is a booming industry in Canada. University enrollments are up exponentially over the last decade and they continue to grow every year. Demand for student housing is far exceeding the current supply in cities across Canada, and the current housing stock in most University areas is aging and woefully inadequate. Student rental condos are filling in this gap. The future of student housing The old stereotype of student housing being dilapidated old houses with six to eight students sharing four bedrooms and one shower is slowly going away, as students are more discerning and are paying more than ever for their education. Just like anyone else, students prefer to live in beautiful spaces that are clean and modern, with great
amenities and located as close as possible from where they need to be every day — their school campus. Upon graduation, students are entering a marketplace more competitive than ever before and having just an undergraduate degree is no longer good enough to get a good job. As a result, graduate schools are seeing huge growth too, as students are staying in school longer and longer. This is why student-oriented rental condos are so popular. They address the growing need for high-end accommodation for the discerning student looking for every advantage they can get, and this is why every condo investor should consider adding this product type to their portfolio. A legendary address IN 1919, the first Loblaw Groceterias
Store opened in Toronto. By 1928, the grocer had 69 stores across Ontario and the state-of-the-art Loblaw Groceterias Warehouse & Head Office at what is now 500 Lake Shore Blvd. West. The founder unexpectedly passed away in 1933 but, the number of Loblaw Groceterias locations continued to grow, and by 1936 there were over 150 stores in Canada and the United States. Now, it’s time to reestablish this historic and legendary Lake Shore Blvd. site. The LakeFront Condominium will rise above the completely restored and rebuilt heritage Loblaw Building
which will include a 50,000-sq. -ft. flagship Loblaws Supermarket, restaurants, offices and an additional 87,000 sq. ft. of shops and services. This distinctive development will redefine the concept of transformative urban living by offering residents easy access to Lake Ontario, Harbourfront and all of the city’s sports and cultural venues. The LakeFront’s amenities are all encompassing. Work out in the stateof-the-art fitness zone, connect your innermost being in the yoga studio. Spoil yourself in the resort-style spa. There’s also a theatre, study rooms, lounges for kids and a play room, pet
spa, party room and billiards nook. Outside, the list of amenities includes, an outdoor playground, mini golf, hopscotch court and workout area. There are sun lounges, a yoga/tai chi deck, outdoor meeting/dining rooms, fireplaces and cook/barbecue areas. There is a rooftop SkyGarden featuring a grand dining hall and Japanese-inspired tea rooms. There are even guest suites for overnight visitors. The list is long but, if it’s shopping you want, you can just go downstairs to the giant Loblaws, pick up the best foods, latest fashions or a bottle of wine. At The LakeFront, everything is here for you.

The reflection of city lights on the lake, the sails that cover the harbour on a sunny summer weekend, snowflakes dancing past your balcony on a winter night. All for you to enjoy. Over-ornamentation is so yesterday. It is the concept of simplicity that makes interior spaces
at The LakeFront so beautifully modern. Clean, clear lines of kitchen and bath cabinets, built to accommodate everything needed for your daily life. The same clarity of design carries through every room, in every suite. The list of interior and exterior features at The LakeFront offers virtually everything and anything you
could ever want in a condominium home. There are open balconies in all of the suites, laminate flooring throughout all main living areas and roller-shade coverings on all floorto-ceiling windows. Bathrooms feature custom medicine cabinets with mirror and built-in designer lighting, vanities with soft-close hardware, engineered quartz stone countertops, Kohler under-mount sinks with polished chrome Grohe fixtures. There are marble floors and tub surrounds and recessed pot lighting. Kitchens are strikingly contemporary with custom wood-grain laminate cabinets and engineered quartz stone countertops and marble tile backsplashes. In some suites, the kitchens have “magic” corner cabinets and sliding baskets under the sink. There’s a large single bowl stainless steel under-mount sink and a complete range of topquality appliances including a Bosch refrigerator and dishwasher, both with integrated panels, hood fan, electric cook-top and wall oven. A Panasonic microwave oven with a stainless steel trim completes the kitchen ensemble. Advice | CONDO PRO
Is timing everything when buying a new condo? By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THEY SAY TIMING IS EVERYTHING,
and that can be true in the newcondo marketplace. Purchasing early in the marketing cycle, for example, can get you better prices and a more comprehensive selection of suites and floors. In addition, developers often offer special incentives during grand opening celebrations. Of course, buying early means you have the opportunity to select the features, finishes and upgrades that turn your suite into your home. When you purchase early, you can also use the time before moving in to pare down your possessions and save more money for your down payment. In addition, you can shop for multi-purpose furnishings that will save you space in your beautiful new home. Think armoires, beds with storage underneath and coffee tables on hinges that can become dining tables when the tops are swung upward. And here’s a great thought: when you buy early, you can potentially earn equity before you even take possession of your suite! On the other hand, purchasing after construction is completed and only a few suites remain results in quicker move-in dates and again, can bring incentives that save you money. Some buyers prefer to watch how things progress before they make their purchase decision. In fact, at Baker Real Estate Incorporated, we see a jump in sales when construction starts on a building.
This brings peace of mind to those who understand that the developer has to secure a certain number of sales to obtain financing and begin building. Even later on, when features and finishes are already installed, buyers enjoy a high level of standard appointments in beautiful, luxurious surroundings, and can enjoy the condominium lifestyle immediately, with access to any number of fabulous amenities. New condo shoppers often buy according to the projected occupancy dates of condominiums, to accommodate their future residential plans. First-time buyers may choose to buy in the early days so that they have years to save money and plan for their move. Others may be planning to retire in a few years, and want the time to downsize and make plans of their own. Let’s look at timing in another way. A lot of buyers, and especially investors, purchase in communities located in up-and-coming neighbourhoods. Once amenities are
in place and rejuvenation of an area has taken place, residential prices rise. In these circumstances, the earlier you buy, the better. Of course, timing takes on special significance when you consider mortgage interest rates. I mean, who knew we would still be enjoying amazingly low, single-digit rates today? The opportunity to buy a new home at rates our parents and grandparents experienced is unprecedented in today’s economy. We all know these rates cannot continue forever. Look into how much you pay over your amortization, and you will realize that even a percentage of a point can make a huge difference. The average price of a new home in the GTA is at an all-time high, as is the price difference between lowrise and highrise. Traditionally, real estate has proven to be a wise investment, particularly over time — and timing is critical when it comes to maximizing your return on investment. Waiting also brings with it the potential to miss out on buying new in a location you love. Take Toronto’s waterfront, where available developable land is scarce. If you envision living by the lake, which will be desirable for future resale buyers, take action now — before you become the resale buyer. I have said so many times that one of the very best things about our new-condo market in the GTA is choice. You can find something wonderful to accommodate every lifestyle, design preference and pocketbook. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. shipping and industrial import/ export industry, this lengthy lakeside neighbourhood known as Harbourfront has undergone a massive transition. Stretching from Bathurst Street in the west to York Street in the east, Harbourfront is an area that sees its east/west boundaries constantly expanding. With a heavy population of condo dwellers, Harbourfront features numerous community amenities. The vibe There is a wealth of paid and free programming catering to everyone — from culinary aficionados to music and theatre fans. Harbourfront sports a constantly vibrant neighbourhood feel, and there is always something going on, whether it’s on the water or on dry land. On sunny days and cool afternoons, teens, couples and families walk, bike and blade along the boardwalk while buskers and local merchants cater to their every need.
Planes, trains & automobiles The area has immediate access to the Gardiner Expressway and Lake Shore Boulevard, the city’s southern traffic arteries. There are marinas for boaters, the ferry terminal, water taxis and it’s a short hike to Billy Bishop Airport. Public transport was spotty during the throws of construction, but streetcar service along Queens Quay now has dedicated lanes. Cycling is a great way to get around the area and the dedicated bike path is heavily utilized. In the area There are tons of amenities, from the prestigious art shows offered at the Power Plant to shopping and dining at Queens Quay Terminal, the local mall. Harbourfront Centre offers multiple music venues and festivals all summer long, and in the winter it features a skating rink overlooking the lake. Inspiration | DESIGN SECRETS
Coming up with
masculine decor ideas By Jackie Marchildon
A MALE FRIEND OF MINE recently moved into a new place and my cousin Brittany (who is also his girlfriend) has been trying to convince him to decorate. He complains that most home decor is geared too much towards women. So, to help him (and presumably many others) out, I enlisted the help of Toronto designer Yanic Simard to explain ways to decorate a space in a “masculine” way.
What suggestions can you offer for men looking for home decor ideas? I often suggest starting with one item, such as a mid-century piece like a striking and refined black leather Corbusier bench (very
masculine), and building from there…adding layers of different materials, textures and colour tones. Ideas for how to pull together a room completely can also be found on popular home design sites like houzz.com. I write professional design idea books for them every week filled with easy-to-follow, take-home tips that everyone can apply. Also my very own design firm, Toronto Interior Design Group, has an excellent website including a portfolio filled with great photos that you can look to for ideas. Having said that, just because you want your space to feel like a man lives there doesn’t mean it can’t have some feminine touches. My

team and I are currently working on a condo space for a polished gentleman, and we’ve incorporated items like sheer drapery (that has a grey geometric pattern), a cobalt blue velvet sofa, and hints of gold and crystal, which are definitely more womanly on their own. He loves it. The space needs to be balanced and can’t fall too much on the masculine side of the scale or it will feel heavy and overbearing. When you’re designing a room for a man, what are some key elements you tend to include? Mid-century pieces are a must in manly spaces. I mentioned an example above, and I always use them in the spaces I design as I strongly feel every home needs at least one to anchor the look — masculine driven or not. However, there are many styles in this era that tend to fall toward the more masculine side, made of sleek and cool materials (often characteristics utilized in a more manly space) like the glass and metal Platner coffee table. It is very versatile and can be used with almost any sofa and decor direction, which is the same for most quality midcentury pieces. And the beauty of them is that they’re timeless, so they’ll work for you at any age. Look to Design Within Reach (dwr.com) for great options. What colours do you use? Colours found in a more masculine decor scheme usually include greys, blacks and browns with plenty of textures such as grainy wood, chunky wool, and slick stainless steel. What kind of room accessories would you suggest? Wall decor — which should be a
good balance between your personal taste and “man trophies” if you will — things that will make you feel good. Maybe it’s framed black and white photographs of places you’ve been in your travels, or shadow boxes filled with memorabilia from a favourite sporting event or childhood memory. Are there any common mistakes men make when trying to make their space ‘manly’? They overdo it. I see so many men start a theme and take it way too far. It’s okay to include some themed items in your abode, maybe you’re into cars or are an airplane fanatic, but the room doesn’t need to scream it as it comes to a point where it’s overwhelming and can get uncomfortable. Just because you have 10 car models doesn’t mean they all need to be on display. Swap one or two in and out each
season, which will limit clutter while also creating interest, giving your guests something new to look at every time they come over. What general suggestions do you have for a man who has recently moved and who wants to spruce up his home with simple, masculine decor? Take baby steps! Manly baby steps. Don’t think it all has to be developed at once because it doesn’t. Interior design is a creative process and shouldn’t be rushed, so starting small is the smart way to go. It’s all about slowly and continually adding and adjusting until it’s just right — and it very well may never be finished — which I can relate to. Your space can grow with you. In my own home I’m constantly moving things around, taking out items, bringing new ones in… that’s the beauty of design.

Legacy Park At Thornhill City Centre set to occupy in fall 2016 IN 2005, AS LIBERTY DEVELOPMENT began
building its multi-phase development at Thornhill City Centre at Bathurst and Centre – the largest master-planned community in Thornhill, boasting more than 2,000 residential suites – the neighborhood was just beginning to emerge. Today, more than a decade later, the neighbourhood has changed and so has the community. The last of 11 cranes have come down on the development’s final phase, known as Legacy Park, and residents will find a thriving and rich local area teeming with retail and commercial options as they get ready to move in later this fall. Committed to supporting that vibrant local community, while making condo living at Thornhill City Centre even better, Liberty has
just made an exciting announcement for purchasers of the remaining suites at Legacy Park. Partnering with Durante’s NoFrills – a grocery store within steps of the condo’s front door – Liberty will be offering new purchasers $10,000 worth of free groceries at the store (plus an additional $8,000 credit back to buyers on closing). “Ten thousand dollars worth of groceries is a great way to thank and reward our buyers,” says Shawn Richardson, Liberty Development’s director of Sales and Marketing. “Coupled with our exciting cash-back offer, we want to make moving into Legacy Park a worry-free experience. Summer move coming up?
Get organized now
IF YOU’RE PLANNING on moving this summer, now is the time to start organizing all your belongings. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all. Fortunately, there are some easy techniques to help you get a jump start on decluttering. The following steps will help get your home organized and ready for a summer move. » Start by sorting and organizing closets. It’s time to get serious — if you don’t wear it, get rid of it. There is no point in moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants. » Sort out items no longer used. Families outgrow things, styles change, and needs change too. If it

hasn’t been touched in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think Green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Earth911.com can help you find recycling drop-off locations for different materials and products. Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. Pack it up if it’s not in use. Box up those things at the back of your closet that you’re keeping, but don’t use regularly — like fall and winter equipment and clothing, mementos and fine china. If you start packing in the spring you’ll be ready for that summer move.

What should I buy? And how do I do it? By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU’RE GETTING READY to buy a
home and to make what may be your single largest purchase ever. When confronted by daily doses of economic doom, you may ask yourself, “What do I do?” Don’t be afraid — take your time, do the necessary research to identify the area you like, the services available to you and to ensure there are no hidden matters that could affect your decisions. What do I mean? You don’t want old dumps or train tracks close by, commercial malls to be built next door or unknown amenities for the home you’re considering. Go to the local municipal offices and check with the planning and zoning department to ensure you know exactly what your neighbours and neighbourhood will be. Next, take an honest look at your job, speak with your supervisor, research how the company is doing and make sure you (and, if appropriate, your significant other) feel secure about your employment. Then speak to the mortgage specialists at your bank and consult a reputable mortgage broker. Companies such as The Mortgage Centre in Mississauga and The Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you’re able to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can actually afford. Get a pre-approval in writing so you have something to rely on. It is critical
you don’t get caught up in the rush of buying a house beyond your budget. Nothing is worse than living for the house, not living in your home. Once you identify how much you can spend, determine if you want a condo or house. Condo living provides a carefree lifestyle — someone else cuts the grass — but you pay common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want but maintenance and upkeep fall on your shoulders. The choices are boundless. Lawyers are next. Begin your search by reviewing various media outlets, such as New Condo Guide. Go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice, whether they provide pricing up front and whether they make you feel comfortable. Call the Law Society
of Upper Canada Lawyer Referral Service, which maintains lists of lawyers and refers members of the public to lawyers who practice in the area requested. However, this just helps you locate someone in your area; you need to really check them out further. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Once you’ve found the right area, type of home and lawyer, it’s time to find the right builder. Be careful — you want someone who will work within your budget and area, with local expertise. Drive around, check out signs, read the papers and speak to your lawyer. Jayson Schwarz LL.M. is a Toronto real estate lawyer and partner in the law firm Schwarz Law LLP. Visit schwarzlaw.ca or email info@schwarzlaw.ca with your questions, concerns, critiques and quandaries.

Guess what? More condos are coming to Toronto! By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN 2015, NEW HOME BUYERS took
ownership of 31,773 condominium apartments in the Toronto Census Metropolitan Area (CMA), the highest number ever, over twice as many as 2014 according to data from CMHC. For almost a decade, the pundits and worrywarts said that the highrise market in Toronto was overbuilding, and a glut of oversupply would result in major price declines, investors running for the doors, and a correction of epic proportions. They were proved wrong once again in 2015. Significant changes made more than 10 years ago are partially responsible for the condo boom you see today. According to a press release from Ontario’s Ministry of Infrastructure, “The Greenbelt Act, 2005 and Greenbelt Plan permanently protect 1.8 million acres around the Greater Golden Horseshoe” with the intent of preserving “our watersheds, rivers and forests to protect the water we drink and the air we breathe.” Like many acts with noble intentions, there was one unintended consequence, a decline in lowrise housing supply (and a subsequent major increase in prices). Some of the protected lands were ripe for residential redevelopment. Lowrise housing supply declined from about 17,000 available units a decade ago to just 3,000 today per data from Altus Data Solutions. This trend combined with low interest rates, and the shifting preferences of young buyers away from cars and commutes to walkable,
amenity-rich urban neighbourhoods, have fueled the condo boom. This year, the Provincial government has proposed amendments to the Provincial Growth Plan to increase intensification and density targets. Bryan Tuckey, President and CEO of the Building Industry and Land Development Association (BILD) said “This announcement means that you're going to see more intensification, more condos, less choice and higher prices." I fully agree with Mr. Tuckey that we’re going to see more condos, but choices within the condo market are going to change as well. Look for a greater variety of midrise developments in more neighbourhood settings, look for innovative stacked townhouse projects that bridge the gap between highrise towers and traditional rowhouses, and look for back-to-back townhouses in more suburban settings. At some point in the future the
Toronto condominium market is going to slow down, but consistent immigration and strong job growth continue to support new housing. Based on the early 2016 numbers, demand continues to exceed supply in the new and resale markets, and there’s a lot less talk of condo oversupply and condo gluts. I always recommend that you surround yourself with a competent and experienced team, whether this is your first or 15th condominium purchase. A good realtor, a knowledgeable mortgage broker, and your own research should help you make a smart condominium purchase in 2016. Happy condo hunting. Not your parents’ subdivision Phase One for Stationwest by Adi Development Group sold out! AFTER LAUNCHING in May,
Stationwest by Adi Development Group sold all 93 units of Phase One in a single weekend. It’s the first of multiple phases for the 13acre master-planned community in Burlington’s established west end neighbourhood of Aldershot. Phase Two of the community, launching soon, will feature innovative urban townhomes starting in the $200s. “We had people camping out to be among the first to purchase a unit,” says Saud Adi, COO of Adi Development Group. “With the GO Station minutes from your front door, Stationwest is one of the hottest new neighbourhoods in the GTA. There’s incredible demand for Phase Two, which will likely sell out as soon as it’s released.” This month, Adi Developments will release urban townhomes for Phase Two of Stationwest. The apartment-style townhomes are the first to be developed in this area, creating a pedestrian-friendly neighbourhood with community courtyard-style greenspaces and underground parking. With its close proximity to the Aldershot GO Station, Stationwest offers potential purchasers space to grow without sacrificing urban conveniences or connectivity. “Stationwest is not your parents' two-car garage subdivision,” says Tariq Adi, CEO of Adi Development Group. “It’s a mobility hub based on shared greenspace, proximity to leisure activities and convenience. Building a connected masterplan with transit at your door was the right thing to do. It’s the way of the future. We stand behind our vision to build architecturally relevant communities in the right location.” Built with concrete construction, Stationwest’s urban townhomes offer a variety of layouts including one-

Advice | MONEY MATTERS
12 steps to financial organization By Gail Vaz-Oxlade
MORE ADVICE ONLINE ypnexthome.ca/news/advice
SET UP
1. Gather all your paperwork. Create a file folder for each of the following: » Chequing accounts » Savings accounts » Retirement accounts » Investment accounts » Credit card accounts » Loans » Personal lines of credit » Mortgage » Insurance: life, disability, health, critical illness, home, car » Tax returns » Estate: wills and powers of attorney 2. Welcome to 21st century banking If you don’t already have it, set up telephone or internet banking for your accounts. 3. Reduce fees by setting up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4. Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think.
“Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think” 5. Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6. Set up your “in-baskets” Create an in-basket containing two folders for your bills. Label the first folder “1-15” and the other “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder. Recycle all the marketing materials in the envelope. Create a second in-basket with three folders labelled “bank statements,” “bills paid”
and “tax receipts.” WEEKLY
7. Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule — you’ll need about 30 minutes — to pay your bills. Always pay your bills in one place that is equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin. When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your …continued on page 46

“When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill” “bills paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your bills folder so you don’t forget it. MONTHLY
8. Reconcile your bank statements When your bank statements come in, put them in your in-box folder. Make a date when all your statements are in (it’ll depend on when you receive them) to: » Review your statements to make sure there are no mistakes. » Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight
the ones in your spending register that haven’t yet cleared the bank. A cheque that is taking a long time clearing the bank can lull you into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. » Talk about anything unusual. QUARTERLY
9. File Once a quarter, file all your paperwork to keep your system current. 10. Talk Have dinner with your business partner and talk about the bumps, your goals and how you’re doing.
ANNUALLY
11. Re-vamp your budget Review your budget using last year’s credit card statements and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to cut back. 12. Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/budgeting purposes.

5 sweet sleep retreat
POINTS TO HELP YOU CREATE A
THE BEDROOM IS SUCH an easy place to overlook — and in my experience,
it’s often the last place busy parents will invest time and money. To ensure you get the best sleep possible, here are some essential steps to creating the best sleep retreat.
1. Get the best mattress you can afford We spend a third of our day sleeping — so your mattress is a product that is absolutely worth investing in! While it might be scary to look at a high ticket price on a premium mattress, remember that a good mattress can last anywhere from five to 10 years or longer. So a $2,500 mattress amortized over this length of time ends up costing around the same price as your daily cup of coffee. And do ensure you try before you buy — don’t be shy to lie down and toss and turn in the store to make sure it’s a perfect fit.
2. Keep it dark Keeping a room dark plays a huge impact on quality of sleep for both adults and children. Before going to bed, put lights on a dimmer (an easy change an electrician can do if you don’t have them currently) to mentally prepare your body for rest. Then ensure you have black out window coverings for the best light fastness. In children’s rooms especially, I love using side channels that a company like Budget Blinds can install to keep light out from the small gaps that typically occur on the sides of roller shades.
3. Keep it dramatic I love creating cozy bedrooms. In my space I used a deep indigo blue called Krimson Lake by CIL Paints. It is absolutely a myth that dark colours are inappropriate for small spaces — in a small space dark paint can make a room feel cozy, dramatic and inviting. I took the drama one step further by installing applied moulding from Metrie’s Very Square collection. Applied moulding painted out the same colour as the walls is a modern take on a more traditional architectural application.
4. Keep it clean Commit to keeping the bedroom the cleanest room in the house. At the end of a chaotic day, who wants to return to chaos? Commit to using laundry hampers, to putting clean laundry away immediately, and to making the bed daily. Making the bed, if you don’t do so already, is a really simple task that will yield huge wins and build momentum for keeping the rest of the room tidy as well.
5. Make it smell good I use an essential oil diffuser in the bedroom in the morning to get me energized and in the evening to get my body ready for sleep. A few drops of lavender essential oil diffused in the room makes everything smell good and can do wonders to calm the nerves and aid in relaxation. For further help getting the best sleep, try an herbal supplement like Pascoflair’s passionflower to destress and aid in restlessness. And absolutely remember to not let the bedroom become a dumping ground for mess — you deserve a great night’s sleep and a restful retreat after a long busy day. Commit to giving yourself this gift everyday!

Advice | MORTGAGE ADVICE
Five ways to boost your down payment By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITH THE AVERAGE PRICE of a home
in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home. If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage. 1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal. 2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it! Instead, save it as part of your down payment fund. Your income tax refund is one of the easiest ways to quickly boost the balance of your down payment without putting any strain on your everyday budget.
3. Trim expensive luxuries from your budget Cutting your daily coffee from your budget will probably only save you a few hundred dollars per year, which won’t go far if you’re planning to buy a home anytime soon. However, if you’re spending more than $100 a month on expensive cable packages or pricey gym memberships, axing these from your budget and redirecting the cash to your down payment fund will give it a noticeable boost. You don’t have to give up everything to become a homeowner but you should prioritize this goal over non-necessities you won’t really miss. 4. Find a side hustle to fund your goals One of the easiest ways to really ramp up your savings for a down payment is to dedicate an income stream to achieving the goal. If you can find parttime work outside the regular hours of your job or freelancing you can fit in your own schedule, you can use all the extra income you earn towards saving for a house. You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will
make your home ownership dreams come true, it’s a worthy sacrifice. 5. Borrow from the Bank of Mom and Dad Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family. For many young people, the down payment for their first home will be the largest sum of money they’ve ever had to save up, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want. Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

add further convenience, security and living space. Southside’s selection of amenities also caters to the needs and desires of families with features such as a children’s play room, an outdoor barbecue and picnic space, and a pet spa for furry, four-legged friends. The suites feature 8.5- or nine-ft. smooth-finished ceilings and laminate flooring throughout, as well as custom cabinetry, stone countertops, porcelain backsplashes and a modern package of stainless steel appliances. Bathroom designs include spainspired stone countertops, porcelain
tiling, and a luxurious soaker tub or a fully-tiled shower stall with a glass door. Available in one-bedroom plus den, two-bedroom and three-bedroom layouts, the suites at Southside range from 544 to 1,048 sq. ft., and prices start from the low $300s. Residents at Southside will enjoy spending time in a vibrant, up-andcoming neighbourhood. The Yorkdale community offers a full spectrum of restaurants, shops and urban conveniences, including the popular Yorkdale Mall — Toronto’s greatest shopping destination. And while the region has already undergone impressive growth and transformation over the last decade, there’s much more to come. Plans are in motion to create more parks, pedestrian and cycling connections, and to complete the Tippet-Promenade, a pedestrianfriendly street that will give residents an even greater selection of cafes, ground-level retail and office space, just steps from the Wilson subway station. “It’s easy to get around and enjoy everything the Yorkdale community has to offer, and buyers at Southside will find getting around the rest of the city to be just as convenient thanks to our development’s transit-friendly location,” says Hirsh. Situated just steps away from the Wilson TTC station and the University subway line, which is currently being expanded (with stations at York University, the Vaughan Metropolitan Centre and stops in between), Southside residents will be able to get to classes at York, a meeting in midtown, or a Jays game at the Rogers Centre with ease. Don’t miss your chance to live in one of the city’s next great neighbourhoods with unlimited lifestyle potential. Visit the sales office at 9 Tippett Rd. or register online at southsidecondos.ca. COMING SOON, Geranium will offer an incredible buying opportunity to those desiring a home in one of Moneysense Magazine’s Best Places to Live in all of Canada 2015 (moneysense.ca) — this is the town’s first entry on the list, which evaluates multiple factors before adding a city or town. Vista Flats & Towns is the final release in Cardinal Point and will introduce a new way of living with innovative condominium one-storey flats and two-storey towns. Whitchurch-Stouffville has grown by 85 percent in the past decade making it the second fastest growing municipality in Ontario, according to figures published in the town’s Economic Development Strategy 2015 to 2020. The town is home to a
young, well-educated population who appreciate the wide range of cultural, recreational, shopping and dining options. Since 2008, Geranium Homes has contributed to Stouffville’s growth, providing a variety of new homes for more than 800 families who have chosen The Neighbourhoods of Cardinal Point as their home. Cardinal Point is the recipient of the home building industry’s 2014 Best Places to Grow Community of the Year Award, and a highly soughtafter neighbourhood. “Prices at Vista will start from the high $300,000’s and will have enormous appeal for first-time home buyers. They will also appreciate

the variety of homes already built in Cardinal Point, representing move-up opportunities within in the community they love, should they desire a larger home down the road,” says Stephanie Lane, marketing and sales manager. Vista is surrounded by nature, situated where the ground rises at the western edge of Geranium’s Cardinal Point, just east of Highway 48 and north of Stouffville Road. Cardinal Point is Stouffville’s ‘have it all’ master-planned community, a place where neighbours greet each other along the 30 kilometre trails in the natural ravine and children’s laughter is heard coming from the parkettes and playgrounds. Soccer games are often played in the large central park, also a favourite destination for dog walkers.
Vista will bring impeccable design in single-level and twostorey homes to those seeking an affordable home ownership opportunity. Priced from the high $300,000’s, these unique layouts will be built with Geranium’s superior construction materials and include quality interior finishes. Residents of Vista will find getting around easy: buses run along Millard Street a short walk from the homes, and frequent GO Train and Bus service from Main Street into Union Station takes approximately one hour. Vista is also close to Highways 404 and 407. A number of quaint restaurants, shops, services and a weekly farmers’ market are arrayed along Stouffville’s Main Street. Larger brand name stores such as the Metro, LCBO and Shoppers Drug Mart are just a few
minutes’ drive away. Fitness enthusiasts have numerous opportunities to stay active, from swimming and organized programs at the Leisure Centre to the many golf courses and kilometers of cycling and hiking trails surrounding the town. Vista will offer the best of town and country life surrounded by wonderful amenities. Since 1977, Geranium has developed numerous master-planned communities, taking them from conception to completion, creating desirable neighbourhoods and establishing a solid reputation for quality design and construction. CONDO-FRIENDLY PLANTS green thumb not required By Jackie Marchildon
We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden. These condofriendly plants will satisfy your urge to plant and they will even survive after the summer season!
1 | Moth orchids (Phalaenopsis) Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to overwater.
1
2 | The money tree (Pachira aquatica) This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!
3 | The snake plant (Sansevieria trifasciata) This plant is also known as “mother-inlaw’s tongue” and requires minimal light, a little water and will help purify the air in your condo. …continued on page 62

4 | The spider plant (Chlorophytum comosum) A staple in what seemed like every household in the ‘90s, the spider plant is very adaptable. With indirect sunlight and water, it’ll spread as far as you let it.
5 5 | Bamboo (Bambusoideae) Just like the money tree, bamboo is another lucky plant that comes in all sizes and survives in low light.
6
6 | The peace lily (Spathiphyllum) Any flower that blooms in low light works for me. In small spaces it can be difficult to give flowers the light they need but the peace lily produces flowers without needing much.
7 | The ZZ plant (Zamioculcas Zamiifolia)
7
The perfect plant for that person who literally kills every plant, the ZZ plant can survive in low light with little water.
8 8 | Geraniums (Pelargonium) Geraniums do well in Canada. They can live on the balcony during the summer and be brought inside for the winter. They do need a little more sunlight than the rest on this list so be sure to place them somewhere bright (both inside and out).

Advice | FUNDAMENTALLY SPEAKING
How to avoid your own moving horror story By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN BUYING A HOME, you will
likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-condo move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms — including large, well-known companies and smaller, independent ones — I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time
(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the
victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps — and the time — to protect yourself. Wayne Karl is an award-winning writer and editor with experience in real estate and business. 10 TIPS FOR PAINTING
GREAT LOOKING WALLS By Jane Lockhart
As a new-condo owner, you have two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls and give it a shot. This is not to say that all new condos are adorned with builder beige, but unless you were able to pick multiple colours in the paint and finishes of your space, chances are your condo could probably use a new coat.
I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint. So before you tackle any painting job, big or small, follow these simple rules for a seamless finish. …continued on page 68

1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last. It won’t squeak when rolling or rust when washed. 2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor. 3. Buy a large paint tray This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray. 4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint. 5. Avoid tiny strokes in a small area When applying the paint to the wall, do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with
the roller and then roll the wall fully from top to bottom. This will lay out the paint better and faster. 6. Apply the recommended amount of paint Apply the recommended amount of paint to the wall. People often try to stretch their can of paint a little further by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this. 7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even. 8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint. 9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (place the lid
on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool, dry area for storage. When the can is turned right side up again, it mixes before you dip your brush in. 10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.) BONUS TIP Can’t find an opener for your paint can? A screwdriver or keys will work, but if you are Canadian the best thing ever is a loonie or toonie to open the lid of a paint can! It’s always available and super strong for this type of job. Thanks Royal Canadian Mint for the convenient opener! Even if you are not the best painter and not using the best paint, great tools will make the job easier, faster and it will look better! If you follow these simple rules, your newly built condo will turn into your home in no time.

MINTO RECENTLY HOSTED a groundbreaking ceremony to celebrate the start of construction of their new condominium project Minto Westside, located at Front and Bathurst streets. Homeowners were excited to see the first dig and witness the start of the next development phase of their future homes. Advice |
Choosing the right builder for you By Carolyn Quinn
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN LOOKING for a new condo, coming up with a list of wants and needs is usually the best starting point. Location, size, amenities and price are often towards the top of the list for the buyer. Another important consideration is the company that will be building the condo. Purchasing a home is one of life’s biggest financial decisions and you should feel confident that your new home will be built with care and expertise. There are many builders in the Greater Toronto Area, each with different backgrounds and specialties. Qualities such as experience, reputation, customer service and sustainability should all factor into your decision when choosing a builder. There is a builder for everyone and doing a bit of research will help you find them.
Find builders The first step to researching builders is to find out which builders are working within your ideal search parameters. Flipping through the latest issues of New Condo Guide will show you up-and-coming projects across the GTA and their starting price points, and give you an idea of what builders are working in particular neighbourhoods. You can also visit YPNextHome.ca and use their handy search tool to filter communities by number of bedrooms, bathrooms, price and property type. Get online Check out builder websites to see
what developments builders are currently working on and their portfolio of past projects. Perhaps there is a lowrise or highrise building or community you’re already familiar with. You can also find information on builders’ experience, customer care, decor process, awards and sustainability to get an overall idea of what the purchasing process will be like. You can even look up online reviews for past communities and builders, or find recent updates on communities through builders’ social media pages. Word of mouth In the booming GTA, you are bound to know someone who has gone through the process of buying a new condo. As you narrow down your list of builders, ask around to see if you know someone who has bought from them and find out about their experience. Someone who has gone through the whole process of buying pre-construction, taking occupancy, closing and then living in their new home can provide an honest and thoughtful firsthand account of their journey with a builder.
Look up the builder on Tarion’s website Tarion provides warranty protection to new Ontario homes. Using the Ontario Building Directory, you can search for a builder and find out if they have a license in Ontario, the number of homes they’ve built and find out whether Tarion has had to resolve warranty claims on their behalf. Builders who have been recognized as finalists or winners of Tarion Awards of Excellence demonstrate superior customer service to homeowners and quality design. Visit sales centres If you’ve narrowed your search down to two or three builders, go visit their sales centres. Oftentimes they will have a model home or suite that will give you a physical idea of what your new home will look and feel like. Interacting closely with the product and sales staff will help you decide whether this is the builder for you. Carolyn Quinn is the digital marketing strategist for Menkes Developments.

Advice | MOVING ADVICE
June 30 is still the busiest moving day of the year By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE BUSIEST MOVING DAY of the year is June 30. According to Two Men and a Truck – Canada, that day is particularly popular for several reasons. Thousands of people will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30 are disappointed when they find nothing available. The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30 ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work. Above all, even considering its unpredictability, weather makes June 30 an attractive moving date. Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. Practically speaking in the financial sense, this date represents the midyear renewal deadline for property taxes and rental leases, which also plays a role in people’s timing. If you want to move on June 30, you may have to make several calls to make a booking, but every minute you wait lessens your chances. Consider having your mover pack
for you. Keep in mind that with time running short, professional movers can get your items ready to move quickly and efficiently. Getting your possessions to your new home in excellent condition is just as important to us as it is to you. If you still decide to pack yourself, you may want to purchase packing supplies from your mover. Our boxes are available in consistent sizes, which makes stacking them in the truck easier. And remember that it’s counterproductive to move items you will just throw out at the other end. Take some time to sort and pitch. A great way to be sure you are totally ready for your move is to use
a checklist. You have many things to think of, such as notifying pertinent people and companies of your change of address. You may have to enroll kids in their new schools; make arrangements for pets, babies and toddlers to be looked after on moving day; schedule the shut-off of utilities and phone at your old address and start-up at your new place … you get the picture. You can find a moving day checklist at twomenandatruck.ca/ moving-checklist. Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

Intergalactic art installation to land at 150 and 155 Redpath TORONTO’S YONGE AND EGLINTON
neighbourhood will soon be transformed by a massive public art experience and permanent $1.5 million art installation. STARGATE — an evocative, traffic-stopping scene created by Toronto-based art collective Blue Republic — will land in Toronto’s midtown as part of 150 and 155 Redpath, condo developments by Freed Developments and Capital Developments. Emerging from two portals at 150 and 155 Redpath, the contemporary art installation by Anna Passakas and Radoslaw Kudlinski will animate the neighbourhood with a crew of intergalactic 3D characters, weighing thousands of pounds and standing tall at 12 and 15 ft., in varying states of materialization. These characters will appear on the scene in a moment frozen in time, for a dance, or a battle about to takeover the street. Transforming a busy corner into a window into outer space, STARGATE’s colourful protagonists will tower over several smaller, lively cohorts, creating a theatrical scene. “STARGATE stood out because it was so bold,” says Todd Cowan, founder and managing partner, Capital Developments. “It’s bright and energetic — exactly the personality we want to bring to 150 and 155 Redpath. We want to push the boundaries of what’s being done with public art in Toronto. We see this as a real opportunity to add intrinsic value to our city. The dynamic installation will knit together the fabric of the neighbourhood, connecting the residential towers through, what we believe, will become landmark urban artwork.” Turning the public spaces around the two buildings into a bold and immersive pedestrian experience, Blue Republic’s proposal was one of

six submissions in a national public art competition. “We are both huge science fiction fans, and study diverse cultures in general,” says Passakas. “We were inspired by the idea of why and how we’re in constant pursuit of connection, no matter how strange or different. The characters tell a narrative of the world today. STARGATE attempts to inspire connection between different worlds. We are not meant to resist the unknown, rather, we are meant to explore and understand it, whatever it may be.” “The way that STARGATE is staged, there is an electric energy in anticipation of that moment when anything can happen and everything is possible,” adds Kudlinski. At street level, each building’s lower glass walls morph into murals projecting STARGATE from each tower. The installation encourages viewer engagement and connection (not to mention, selfies). Examining the swirling patterns in the glass mural, observers can spot other creatures making their way through the vortex. “STARGATE is not only a part of 150 and 155 Redpath; it’s a part of the city. The artwork interacts with the public space and draws you in,” says Kudlinski. “It’s a busy world, but we want this to command your attention. The characters are approaching the traffic on the street, so all who pass by will find themselves in the middle of this dramatic scene. It’s up to the viewer to narrate what is taking place.” The Redpath condo presentation centre is located at 2239 Yonge St. To register, visit redpathcondos.com. Toronto improving in the worst roads rankings By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WAY TO GO TORONTO — for the first time in the history of CAA’s Worst Roads campaign, your roads are not among the top five. The dubious distinction of the top spot in 2016 belongs to County Road 49 in Prince Edward County, bumping last year’s winner Algonquin Boulevard West in Timmins to second place. But don’t get too excited, GTA and Hamilton — three of the top 10 roads are from the Greater Toronto and Hamilton Area. Dufferin Street in Toronto, which held the number one position on the provincial list for several years, has continued its descent on the top 10 list, falling to number nine this year. “The results of CAA’s Worst Roads campaign show that more dedicated funds are needed from existing sources to address our growing infrastructure challenges,” says Raymond Chan, government relations specialist, CAA South Central Ontario (CAA SCO). “With a record number of roads from across Ontario nominated this year, the results highlight the growing need for infrastructure investment and prioritization in communities across the province.” “This year’s Worst Roads Campaign once again solidified that although much work has been done across the province to maintain and repair Ontario’s roads, greater investments are needed to tackle the staggering municipal infrastructure deficit in Ontario,” adds Geoff Wilkinson, executive director of the Ontario
Road Builders’ Association. “An efficient transportation system is essential for a vibrant economy and good quality of life — connecting our communities and enabling businesses to get their goods to market.”

Inspiration | FOODIE
Singapore rice noodles By Elisa Krovblit
GWYNETH PALTROW is loved for more than just her acting. She’s become a style maven, a food writer, singer and an inspiration for fashion, decor and lifestyle through her website goop.com. With her new book, ‘It’s All Easy,’ hitting the shelves to great accolades, we’re sharing her recipe for Singapore rice noodles. It’s vegetarian, gluten-free and ready in under 30 minutes.
These pan-fried noodles are gluten-free, full of veggies, and kid-approved (my kids inhale this). The prep does take some time, but once you’re cooking, the dish comes together quickly, so be ready with all the ingredients. Add chicken, shrimp, or beef for a little extra protein, and if you don’t have a wok or a really big nonstick pan, use two smaller pans — these noodles don’t like to be crowded. Pan-frying noodles is not an exact science, so trust your instincts and add a couple more glugs of oil if things are looking dry or starting to stick. Ingredients » 3½ ounces thin rice noodles (such as Eden Foods bifun noodles) » 4 tablespoons peanut oil » 2 tablespoons toasted sesame oil » 1 medium yellow onion, thinly sliced » ½ cup finely chopped broccoli » ½ cup chopped green beans (½-inch pieces)
» ½ cup fresh or frozen peas » 7 ounces firm tofu, cut into ½-inch pieces » 1 teaspoon madras curry powder, or more to taste » 1 large egg » ¼ cup tamari » 2 scallions, thinly sliced » ¼ cup chopped fresh cilantro » Salt, if desired
Directions » Soak the rice noodles in hot water for 10 minutes or according to the package instructions. » Meanwhile, heat a wok or large nonstick sauté pan over mediumhigh heat and add 1 tablespoon each of the peanut and sesame oils. When the oils are hot but not smoking, add the onion and cook, untouched, for 1 minute to sear. Reduce the heat to medium and sauté, stirring occasionally, for 4 minutes more. Transfer the onion to a bowl. » Add the broccoli, green beans, peas, tofu, and another tablespoon of peanut oil to the pan. Sauté over high heat until the veggies are just cooked through and the tofu is beginning to brown (about 2 minutes); transfer the veggies and tofu to the bowl with the onion. » Add 1 tablespoon of the peanut oil, the remaining 1 tablespoon of sesame oil, the soaked and drained noodles, curry powder, and 2 tablespoons of water to the pan and stir to combine. » Make a hole in the middle of the noodles, add the remaining 1 tablespoon peanut oil, and crack in the egg. Stir vigorously with a wooden spoon and let scramble until almost cooked through, then mix in with the noodles. » Add the tamari, scallions, and cilantro and stir everything to combine. Taste for seasoning, add salt if necessary, and serve.

In search of true craft HANDMADE FURNITURE IS FINE LIKE WINE
I’M SITTING AT THE BAR of a boutique wine shop. Wine tasting night. A group of us is semi-circled around our host. He scurries about, finishing the last of his prep. I’m not the only first timer in the room. There’s some chitchat with the veterans. They vaguely give us rookies the rundown on how this all works, hiding that they are cringing with fear that we’re going to be the type to sip too heavily and get rowdy. We aren’t. But I’m not really sure what to expect. I know I’ll sample some wines. Maybe learn a thing or two about the different ingredients. Maybe what kinds of food they might taste nice alongside. I expect to get the basics. What I’m not expecting is the overt and unbridled passion of our host. Over the next couple of hours we will be whisked away on a journey across the world, through small towns, complete with stories of small family winemakers, ancient vines and fermenting methods, philosophy, women, intrigue, laughter, and a life bigger, deeper and richer than I’ve ever imagined.
On the way home, I’m looking at my life. At this point I am already on a quest for quality, health and meaning. Our natural home design store is rolling along. But it’s now apparent that something is missing. I try to explain. “Is it bad that I feel jealous? I mean, he’s really got things figured out. How can we make our lives more like that?” “You aren’t about to go become a wine connoisseur…” I get a bit of an eye roll. I have enough projects on the go. It wasn’t that, although admittedly, spending large chunks of the year touring through European villages sampling food and wine has a tangible appeal. “It’s more about the enthusiasm. The energy.” I say. “Sure, natural furniture and non-toxic paint might not be as sexy as food and wine, but the stories are there. The people that make these things care just as much. It’s too easy to get caught up talking about what something isn’t made of; that it doesn’t have this or that in it. It’s easy to lose track of the bigger picture. That everything we do can

be just as rich with beauty, passion, history, detail. I think it’s more about being a connoisseur of everything…” In the design world, it’s easy to get sucked in, making decisions based first and foremost around looks, trends and style. You can spend hours looking at sexy pictures in magazines, on Pinterest, or your current design vice. But when you buy a car, you probably ask: ‘What’s under the hood?’ Hopefully you’re asking some version of this question when you buy a home. And more and more people are starting to ask better questions when they’re at the grocery store. But is this a question you ask when you’re buying something for your home? If so, you’re still in the minority. When most people buy furniture, a new couch, a mattress, are they really asking what it’s made out of? Or how it’s put together? Or by whom? In the search for true craft, we come across some amazing people who are really committed to doing things right. And there are good answers to all these questions. A recent visit to the Cisco Home facility took me through a tour of the inside business of handcrafting furniture. They are a smallish company that specializes in natural, handmade furniture and lighting. They do everything in their shop in Los Angeles — upholstery, woodworking, metal work, glass blowing. It’s an impressive collection of artisans. I was led through vignettes of couches, chairs, tables, beds, all done with a casual sophistication and distinctive appreciation for materials. “Look at the tailoring on this,” she says to me. “The way the line traces the curve so perfectly.” She’s talking about a couch, not a dress designed to be photographed on the red carpet. Here, the craft is taken just as seriously. “Yes, I’m serious. If this isn’t done right, you can tell,” she continues. “Not necessarily in the way that it’s totally obvious. But subtly. It resonates. Somewhere in your unconscious. As humans, we can tell when something is well made. Even if we can’t explain how or why.”
She goes on to tell me all about why they design the layers inside the way they do, why they use only natural materials — no synthetic foams or polyester fabrics — and why they will keep you comfortable when you sink in and take a load off at the end of a long day. There’s no shortage of passion and enthusiasm in this shop. It radiates outward. In a world of mass production, corner cutting and cost shaving, this passion for craft, design and quality aren’t always a part of our everyday experience. It’s too easy to get away with making a piece that, while it may look pretty at a glance, certainly doesn’t fit within our definition of true quality. And isn’t going to give us the profound experience we crave from our surroundings. Here’s the exciting part. When searching for the best furnishings and finishes for our home — much like the search for a great wine — the search for the purest, most natural thing, the best quality thing, the most comfortable thing, the most beautiful thing, are actually all parts of the same quest. When you check off all these categories, you find the nicest, most luxurious things. Elements that can be cherished for years and generations; that become part of our history. And, like a fine wine, it isn’t actually about perfection. It’s about how it feels when you sit down, or when you run your hand across the fabric seam. It’s about the connection between our experience and the experience of the person that made it. In wine they call it terroir. It’s what makes a grape grown on one hill totally different from grape grown on a hill five miles down the road. It’s no different in our homes. The path from raw materials to processing to design to the hands of the craftsman reflects in the experience you create in your home. The tailored qualities that make something distinct are the reason you just don’t get the same experience from something mass produced. Sure, the factory stuff can be nice, but the subtleties are lost, along with our stories. And looking back through our lives, it’s the stories that matter most.

The LUXE
LOOK
By Yanic Simard
WE KNOW THE LOOK OF LUXURY
Powerful Palettes
when we see it, but how do you create it? The art of luxe design is not simply a matter of spending money. It’s about spending the time to create spaces with depth, sophistication, and a certain considered air. Here’s my professional opinion on how to add a sense of luxury to your home’s interior, to bring that designer appeal out of your personal investment — whether starting a full overhaul or perfecting an already beautiful home.
» One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look — subtle contrasts accent each other’s finest qualities. » Review your space and consider what subtle tones are the strongest. For example, if you have a warm-hued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown, gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room.

Luxe Look: Sheep-fur pillows always add a rich textural statement, or try a small splash of an animalinspired pattern.
“The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s finest qualities”
Areas of Interest: » I often encourage clients to run one flooring material throughout a space, applying a single hardwood to the living, dining, bedroom and even kitchen areas, making a clean, continuous statement. However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement. » Size a rug to leave about one to two ft. of floor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement. Luxe Look: Cream carpeting layered over deep espresso walnut.
Light Up the Dark » Embracing wood or stone finishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. » A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources
avoids harsh shadows for a rich glow, so consider adding soft new lights to every room. Luxe Look: Use at least three light sources in every space. Consider adding tea light holders in warm metallics to add a golden glow.
textural fabric behind an upholstered headboard for a doubly luxe bedroom setting (with extra sound dampening). Luxe Look: Use simple unpleated drapery in a textural linen to create soft elegant waves of material.
Tantalizing Tile Hidden Depths » A full wall of floor-to-ceiling drapery is a powerful designer trick in more ways than one: it creates a rich textural backdrop that speaks of bespoke craftsmanship, but also erases any imbalances or asymmetry in the placement of windows, bulkheads, or other awkward architectural features, for a seamless look. » Draping an entire wall with no break (on a hidden track in the ceiling if possible) puts the focus on the beautiful material, and anything else you choose to layer in front of it. Don’t be afraid to apply a
» The must-have bathroom statement of the design era is an oversized tile wall, applying a richly grained stone floor to ceiling for the ultimate spa-like atmosphere you can enjoy every day. » Pairing this treatment with a minimal glass shower enclosure and sparkling neutral fixtures (in white, dark woods, and nickel) lets the natural patterning take all the well-deserved attention. Add a cutcrystal vessel sink as the jewel of this treasure chest. Luxe Look: Try Roberto Cavalli tile installed vertically on a simple offset.
