Making a decision can be very liberating – like making the decision to move. Once you’ve got your mind made up and you’re ready to go, though, your momentum can come to a full stop because you just don’t know where to start. Start looking around two to three months before you give notice. You want to be able to gauge where the market is at. Get out and see places. Have your references, deposit cheque, credit check and all other info lined up so you are prepared to jump on any opportunities that arise. One of the most common questions I get is, whether to give notice first or to find a place first. This is a very tough call and depends on your finances and your ability to handle some risk. You need to give notice - it varies from province to province, but most landlords need 60 days – and that 60 days needs to start from the day your rent is due. Give notice in writing. You can find an apartment first, and then give notice. It’s the safe route, but this will cost you. You’ll likely pay one or two months of rent to both your new and your old landlord where your notice period overlaps your new tenancy. You’re on the hook for the notice period that you’re legally obligated to give. You may ask your landlord if they’re flexible – in a hot market many landlords have a waiting list and can facilitate your early exit – but they don’t have to, so ask. Once you give notice, there’s no going back! I always found that it put the passion in me to find the right place. It can be frightening in a tight market, when apartments are in demand and vacancy is low. Hope this issue of Renters Guide can help. Check us out online at nexthome.ca, and get ready to rent your new home!

ADVICE | THE RENTALIST
STRANGE LIFESTYLE LAWS AROUND THE WORLD
JACKIE MARCHILDON Across Canada, housing issues are currently top of mind, and while some rules and regulations might seem outdated or unhelpful, we generally understand why certain laws are the way they are. I’ve talked about pet laws across the provinces, taken a closer look at Ontario’s newly unveiled housing measures and tackled landlord disputes. For the most part, our laws don’t seem too crazy. Here are a few less conventional laws around the world that would likely affect your renting lifestyle. IN GERMANY: You can only play a musical instrument during set timeframes.
The Federal Court of Justice states that singing, making music or practising your instrument in your home is only allowed from 8 a.m. to noon and from 2 p.m. to 8 p.m. On the bright side, you know your upstairs neighbour’s noise won’t be a problem. On the downside, you’ll have to hope you feel most inspired in the morning and in the evening. The allowable amount of playing time also varies depending on the instrument.
Gate Bridge or the waterfront disappears, you can take action. If a great view from your apartment was advertised as part of your overall deal, and it is later blocked by construction, you can apply to have your rent reduced. IN AMES, IOWA, USA: A man cannot have three sips of beer while in bed with his wife.
I discovered this law in The Daily Telegraph’s article about strange laws. This law wouldn’t just affect renters, but anyone living in a home with their partner. So, if you’re relocating to Ames, Iowa with your husband, make sure he stays clear of the bed if he’s sipping a beer!
IN OXFORD, OHIO, USA: A woman cannot undress in front of a picture of a man.
A rather inconvenient (and obviously outdated) law if you need to get changed – but only if you’re a woman and have photos of family and friends hanging on your walls.
IN SAN FRANCISCO, CALIFORNIA, USA: If your view is disturbed by construction, you can apply for reduced rent.
If your beloved view of the Golden 10

“
In San Francisco, California, USA: If your view is disturbed by construction, you can apply for reduced rent

IN KANATA, ONTARIO, CANADA: Purple garage doors are illegal.
I’ve suggested before that asking your landlord about painting is the best way to avoid unnecessary conflicts. But if you live in Kanata, it’s not just your landlord’s preference to steer clear of purple garage doors — it’s the law.
IN SWITZERLAND: Every citizen must have access to a bomb shelter.
In Switzerland, renters and homeowners alike need to have access to a bomb shelter. The country, which is known for its political neutrality, among other things (like chocolate and banks), has more bomb shelters per capita than any other country. They do, in fact, have enough shelters to accommodate the entire population.
It looks like Canada is home to many strange laws. In Etobicoke, Ontario, you cannot have more than 3.5 inches of water in a bathtub. In Uxbridge, Ontario, it’s illegal to have an Internet connection faster than 56K. In Beaconsfield, Quebec, it’s illegal to have more than two colours of paint on your house! Who knew we had such strong views about paint?
Jackie Marchildon is a bilingual writer and editor. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor.

ADVICE | MOVING
RESEARCH MOVERS
BEFORE YOU HIRE CHUCK RESNICK Hiring the right moving company can save you lots of work, stress and headaches in the long run. Industry professionals are accustomed to handling all kinds of moves, from apartments to homes and offices small and large. We understand how to pack, mark and transport items of all shapes, sizes and levels of fragility. We appreciate the importance of what we do, because people’s “stuff” is so much more to them than a collection of items. It represents their lifestyle, memories, emotional connections and fun. Although many consumers move themselves and do a good job of it, enlisting professional movers is the choice of many others. However, you do want to be careful that the company you hire is above board and upholds strict standards. How can you tell? Do your research by asking questions: Is the company a member of the Canadian Association of Movers (CAM)? This organization exists to help people find reputable movers they can trust. To explore a company’s reputation, you can also contact the Better Business Bureau (BBB) and your provincial government’s consumer protection agency. Visit Mover.net to learn more about what CAM has to say – the first three things listed are: • Ask three movers for estimates in writing 26
• Get the terms and conditions of your move in writing. • Ensure you know how your goods will be protected for loss or damage. If a company representative does not know how to answer your questions or glosses over them, a red flag should go up. Communication is the numberone factor in a successful move. At Two Men and a Truck – Canada, we have a Consumer Bill of Rights, the only one in the Canadian moving industry. We also have a list of questions to consider when consumers are thinking about hiring a mover. Of particular importance are the financial considerations. For example, does the company have a minimum charge, and how are you charged after that minimum is met? Will you be charged for fuel or travel time to and from their office to your home or business? Will there be a fuel surcharge or a stairs or long-distance walk charge if they have to park the truck some distance from your door? Is there a deposit required, and what kinds of payment options are available? Do they offer free quotes? How do they arrive at a valuation that is covered by insurance? Does the mover have advice for how you can reduce your costs? It is also important to ask if they employ full-time workers or use temps and day labour, and whether their employees are covered by Worker’s Compensation. Are their movers trained in how to pack and move carefully and efficiently? Ask how to contact the firm’s
office during moving day, in case there are issues. If all the representative offers is a cell phone number, be suspicious. In fact, it’s a good idea to visit the movers’ office to make sure it exists. Remember, anyone can make anything seem real on a website. It’s best for everyone involved to have a moving contract that outlines what is expected. Read it and ask questions about anything you don’t understand. Hiring a company you can trust makes for a more comfortable, less stressful and successful move.

ADVICE | QUICK TIPS
A NEW CALENDAR YEAR HELLEN BUTTIGIEG
It’s that time of year again – a fresh start and a new agenda to go along with it. I’ve been buying the same planner for years and I believe it’s the single most important part of my timemanagement success. For a calendar system to work, you need to use it consistently. Your natural way of taking in information greatly affects which scheduling method will work best for you. Rather than trying to change yourself to adapt to your calendar system, select one that fits your learning and organizing style. If you are a hands-on learner (kinesthetic), choose a planner with a texture that is a pleasure for you to touch. What feels best in your hands? Leather, faux crocodile or cloth? The physical act of writing down appointments and tasks will help you remember them. Place a sticky note on the front of your planner and list on it the things you must do that day and cross items off as you complete them. Use stickers to highlight important activities/ events. If you don’t require the portability of a planner book, another option is a wall calendar or a whiteboard (with the days of the week across the top and the tasks written underneath). Hang it across the room and wipe off each task as it is completed. The key to getting a good fit is to make 28
your calendar interactive for your hands-on preference. You may also choose to use an electronic calendar to keep track of your commitments, as this will keep your hands busy while giving you greater flexibility and freedom to change plans when you need to. If you learn best by seeing (visual learner), paper agendas and large wall/desk calendars work well for you. Choose a planner that is aesthetically pleasing to you. You will be drawn to fashionable colours, inspiring motivational quotes and beautiful pictures/ artwork. Use brightly coloured markers to highlight important events/activities on your calendar. Use sticky notes in various colours as reminders of important actions to take. A calendar with space for notes and to-do lists will allow you to see all of your commitments in one place, which will help you remember to check them more often. Alternatively, if you choose to use a computer calendar, you will likely want to print it out and use colour settings (i.e. to differentiate between work and family commitments). Most importantly for visual learners, keep your calendar in a place where you will get a clear view of it throughout the day. If you learn best by hearing/ speaking (auditory learner), it would be beneficial to have your to-do list and schedule both in one place and have it nearby at all times. This will help you remember to stop for an errand while already in that area. If you want to manage your schedule electronically, be
“

”
sure to set alarms as reminders of important events/deadlines. You may want to set your computer so it opens and reads your to-do list each time your start it up at the beginning of the day. If you prefer to use a paper planner, choose one that accommodates your handwriting style; i.e. if you have large handwriting or like to make lots of lists, you’ll want to use one that provides ample space for that. Systems that provide weekly/ monthly views will be more helpful to you, allowing you to look ahead and plan for both the busy and quiet times ahead. Keep in mind that we all use more than one learning style, but we have a preference for one in particular. If you don’t know your preferred learning style, there are many online questionnaires you can take to help you determine it, including the free quiz at organizingoutsidethebox.com Hellen Buttigieg, is a Certified Professional Organizer, life coach, TV Host and owner of We Organize U. ADVICE | APARTMENTALITY
THE LEASE YOU’RE SIGNING A CONTRACT by ELISA KROVBLIT KEAY
You want the apartment and you are going to sign the lease. But are you clear on what that means? It’s a legal contract and you’re legally obligated to fulfill the terms it contains. The lease is there to protect both the landlord and the tenant. This legal contract spells out what each party’s obligations are. Though leases are not legally necessary to rent an apartment, and the landlord and tenant can just agree upon terms, shake hands and go about their lives, this doesn’t give either party any recourse should issues arise. If there’s nothing in writing, it’s just a matter of one person’s word and memory of events against the other. You may be thinking that renting a place is straightforward, and that the lease just complicates things with legalities, but you’d be wrong. It’s best to have a contract that spells out all obligations and then nothing is left to memory or chance. This is, after all, protecting your right to your home, and without that confidence that your expectations will be met, you may find your rental experience subpar. The lease must contain some basics: THE LANDLORD, THE TENANT AND THE ADDRESS:
These are the basics and they identify the parties involved. All people living in an apartment should be on the lease. THE DURATION:
Is it week-to-week, monthto-month or something else? 30
Is there a minimum residency, like six months or one year as a minimum? The rules around tenancy are determined by this information, so clarify it. THE MAINTENANCE OBLIGATIONS:
Who shovels the snow, who cuts the grass, who takes care of repairs? If you rent in an apartment building, this may be all under the property management. But if you’re renting a whole home, you may have to look after more of the property. INCLUSIONS:
The lease should state how much the rent is, and what that includes. It varies from property to property – you may have utilities included, or you may have to pay your own, such as hydro, gas and water. Is laundry included? EXCLUSIONS:
Are there areas of the property other than your unit for your use? In a duplex, for example, the rights to garage access or backyard usage may lie with one tenant or both units. If they’re not included,
you have no rights to use them. Don’t end up disappointed. EXPECTATIONS:
The landlord may include clauses about what is and isn’t permitted. These expectations can include items such as having tenant’s insurance, no smoking, pets or painting the walls. Read your lease carefully before signing it, and make sure you get a copy of what you’ve signed. That’s your right. If it’s not in the lease, it doesn’t count. Before you sign, discuss any concerns or requests with the landlord. Often, if there is an issue, there may be some resolution you can come to – leases can be changed, but only before they’re signed. It becomes trickier down the road if you change your mind. Remember, this really is a legal document and you’re obligated to follow the terms you agreed upon with the landlord. And that’s why you sign a lease.

TREND FORECAST DESIGNER JO ALCORN GIVES YOU THE LOWDOWN ON WHAT WILL BE TRENDING THIS YEAR
by JO ALCORN I LOVE WHEN DESIGN TRENDS FOR THE NEW YEAR
BOLDLY Canadian
ARE REVEALED. IT’S THE PERFECT TIME TO START THINKING ABOUT UPDATING YOUR HOME AND DECOR. THIS YEAR, I AM SEEING (AND LOVING!) ALL THINGS DRAMATIC. HERE IS A SNEAK PEEK AT THE TRENDS I SEE EMERGING THIS YEAR – MANY OF WHICH WILL BE INCORPORATED INTO MY 2018 DESIGN PROJECTS!
Think PINK I’ve always been obsessed with white, but this year it’s time for my love affair with white to take a backseat. I predict pink to be a big design trend in 2018, and I have already started incorporating the hue into my latest design projects (stay tuned). Want to add a bit of blush to your space? Why not try Pleasant Pink 2094-60 by Benjamin Moore on your walls. For decor options, check out the super affordable items from Bouclair, from side tables and throws to artwork and accessories – they’ll have you tickled pink.
32
This year, expect to see big and bold patterns and more items made in Canada. That’s certainly the case with my Jo Alcorn Line. From my matching dog beds and throw pillows, to my new wallpaper line, both are following these trends: Made-in-Canada and big, bold patterns.

HEAVY Metal
Brass and bronze items are slowly creeping into every part of the home. From brass tableware (a great selection can be found at wayfair.ca) to bronze lamps, clocks, bookends and artwork from HomeSense, there are so many options to add a pop of shine to your home – even with kitchen appliances! The Sunset Bronze kitchen suite from Whirlpool is functional and stylish, bringing warmth to any cooking space with its rich, metallic, bronze finish.
MIXED Materials Look out for a mix of materials in furniture pieces this year, such as this gorgeous, multi-function table from Structube (left). It incorporates many of the trends I am seeing this year, such as a mix of wood, glass and metal along with drawers. This piece is the perfect blend of function and style.
Back in BLACK
It’s all about black in the bathroom for 2018! This concept is drastically different from the all-white trend of late and packs a punch when you enter the bathroom. The inky and edgy sophistication of matte black is the goto finish for the design-savvy homeowner, looking for a dose of drama in their space. From shower heads to faucets, towel bars and hooks, these black accents from Delta Faucet are offered in a variety of showstopping collections including the Trinsic and Ara.
Jo Alcorn is a design specialist and designer on HGTV’s Home to Win, out this spring. She has her own furniture collection, signature pillow and dog bed line and is known for her savvy design concepts. Visit Jo at whitewashco.ca DEC 23, 2017 - JAN 6, 2018 33
