I was 22 years old when I signed my first lease. Even at that age I understood that no matter how hard I tried, bad things could happen, so I got myself some tenants’ insurance.

Since that first one-bedroom apartment in Montreal – where, incidentally, I was robbed – I have lived in many rentals, and was robbed two other times. Each time I called my insurance company to make a claim. The last time someone broke into my apartment was in 2010. Replacing my stolen engagement ring and wedding band was not possible, but both of my daughters’ laptops were taken and let me say, having the insurance money to buy new ones saved the day. There was no way I could have replaced them had I not been insured.

Sometimes it may feel as if we’re wasting money paying premiums year after year. Consider yourself lucky if you’ve never had to make a claim – having your stuff stolen or ruined is not fun. But if you have the misfortune of being a victim of a home burglary, a fire or flood, you’re going to be glad you kept your insurance paid up because that’s when you’ll need them to pay out. HOW TO PREPARE FOR THE UNEXPECTED WHEN MOVING CHUCK RESNICK If there’s one thing professional movers understand, it’s to expect the unexpected. Every move is different, and nothing beats experience for transferring household goods quickly, safely and efficiently.

If you move on a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-manouevre corners without marking walls?

What if someone gets hurt? Do you know how to pack delicate items?

What if the truck breaks down or gets into an accident halfway to your new home?

With a DIY move, are you prepared for friends or family members not showing up on moving day or hurting themselves trying to move heavy items? Do you have a back-up plan in case you get the wrong size moving van? What about plants? Hazardous liquids?

Professional movers have resources to draw upon to handle any number of unexpected happenings. Training is a great preventative measure. When you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle

problems, and what you can do to be as prepared as possible when the packing/moving begins.

HOW INSURANCE WORKS While it may seem complex, insurance is really quite simple: Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool.

Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster.

(The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damages totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

INSURANCE FOR INSURANCE COMPANIES

Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake – that there is no way an insurance company can cover the costs.

Reinsurance is an extra layer of protection against large losses.

Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of 12

claim is the statistical group to which he/she/it belongs.

HOW PREMIUMS ARE CALCULATED

Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it.

Insurers take many factors into account to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance.

While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a

Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract. Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, not insurable.

THE RIGHT MATCH: ROOMMATE COMPATIBILITY TESTING ANNE MARSHALL

If you’re sharing a space with someone else, unless you’re both on completely different schedules, they’re going to become a pretty big part of your life. Girlfriends and boyfriends come and go, but especially in a big city, roommates can be with each other for years – even decades if the lease is good enough. If you’ve been “set up” by friends, it’s easy to find out about the other person’s habits and foibles before you let them sign the lease. But how can you ensure that cool-seeming stranger who answered your ad won’t become your new worst enemy once the lease is signed?

I just happen to be a professional matchmaker, and the similarities that run between a love match and a roomie match are astounding, so I’m going to offer my professional matchmaking advice on finding

that perfect roommate. These five topics can guide your roommate compatibility testing – and are ideal to cover before you go making any year-long commitments.

1. ARE YOU A LARK, OR AN OWL?

If you’ve just hit the sack at 3 a.m. after a Netflix marathon and your roomie rises at 4:45 a.m. for an early morning run, it’s never going to work unless you’ve got an extremely soundproof kitchen and bathroom. Better to find someone who keeps similar hours.

2. HOW DO YOU PLAY THE SOCIAL GAME? How’s your

social life? A single introvert may not pair up very well with somebody who hosts a party every month and has friends “drop by” at random. Make sure you ask before the first spontaneous after-work session occurs in your living room.

3. WHERE ARE YOUR BOUNDARIES? Can I borrow

your boots? Do you mind if I

use some of this soy sauce?

Some people are extremely comfortable with sharing a space and the items within it.

I once had a roommate who – after I’d told her she could wear a particular skirt – took to dressing herself daily from my wardrobe, never bothering to ask permission. Boundaries around everything from the food in the kitchen to the contents of your closet need to be clearly defined.

4. WHO’S A BATHROOM HOG?

How much longer will you be in there? When two people share a lone bathroom, how long they take to get ready can become a matter of some urgency. Talk to your potential cohabitant about their personal habits, especially if you both leave for work around the same time.

5. HOUSEKEEPING EXPECTATIONS? When was the last time you cleaned your bathtub? If your answer is, “This morning, right after my shower,” and your prospective roommate responds incredulously, “You clean your bathtub?” it’s not a match. Be upfront about housekeeping standards, or one of you might end up feeling like the other one’s mom.

Bring the kitchen to you, not vice versa.

Don’t make guests shuffle from outside to inside for necessities such as napkins and ice.

Bring it all outdoors for easy access.

Good quality, environmentally friendly disposable plates are a lifesaver. You can pick them up at decent supermarkets nowadays. They’re inexpensive, guilt-free and the chore of stacking the dishwasher vanishes.

Bring the bar to you. Delegate one of your guests to bring two bags of ice on their way over. Pour it in a bucket and that’s your outdoor bar area – done!

Remember, people are there to enjoy spending time with you and other friends.

RHUBARB & RASPBERRY JAM GALETTE Once you’ve prepared your dough, you can play all day with your fruit toppings.

Explore and have fun with this one, it’s impossible to fail.

INGREDIENTS • 3/4 cup all-purpose flour • 2/3 cup whole-wheat flour • 1 tbsp. white sugar • 1/2 tsp. salt • 5 1/2 tbsp. chilled unsalted butter, cut into 1/2-inch pieces • 3 tbsp. whole milk • 1/4 cup Greek yogurt • 2 tbsp. raspberry jam • 4 rhubarb stems, cut into 1- to 2-in. pieces • 2 tbsp. brown sugar • 1 egg (white only) INSTRUCTIONS » In a food processor, pulse all-purpose flour, whole-wheat flour, white sugar and salt, six or so times to combine.

Then add butter and pulse 10 more times, or until mixture resembles a coarse meal. Add milk and yogurt and pulse for 60 seconds or until pea size lumps form. Remove and shape into a lump, wrap with plastic wrap and refrigerate for a minimum of two hours. Can also be made the day before. » Preheat oven to 400 F. Lightly flour parchment paper and roll out dough to around a 15-in. diameter – 1/8-in. thickness. » In a small bowl, microwave raspberry jam for 30 to 60 seconds or until warm and runny. Brush entire upfacing surface of dough generously with jam. » Toss rhubarb and brown sugar in a mixing bowl. Place rhubarb onto dough and sprinkle with remaining brown sugar, leaving a two-inch edge.

Brush remainder of jam over rhubarb.

Fold over dough edge, brush with egg white, slide onto an oven tray and bake for 25 to 30 minutes or until golden brown. Let rest for five minutes and serve with whipped cream or ice cream. You can also dust with confectioners’ sugar, if desired.

ELEVATOR ETIQUETTE? JANE HERMAN You need to take the elevator in your apartment building every day, and there are some huge pet peeves that come along for the ride. Here’s an elevator etiquette refresher.

1. EXIT THEN ENTER. Let passengers off before boarding the elevator.

2. WHEN TO TAKE THE STAIRS.

One flight up or two flights down – use the stairs when

able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator.

3. HOLD THE DOOR! Your neighbours will remember you watching the doors close on them – and not in a good way. Hold the door for others who are running to catch the elevator.

4. KIDS. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all the floors like a Christmas tree. That’s no way to impress the neighbours or make friends.

5. BE NEIGHBOURLY. Generally,

the people on the elevator are your neighbours. There’s no need for awkward silence – but there’s also no need for awkward questions. Don’t confuse friendliness with nosiness.
