Last week my kitchen sink started to act up. First it was slow to drain. And then it stopped draining altogether, not a great situation for someone who cooks every meal from scratch and washes dishes by hand.

I tried unclogging the blockage with baking soda and vinegar but all that frothy action did nothing. I then poured pots of hot water down the drain to melt the clog, but with no success.

Beaten, I emailed my landlord and asked for his help. He suggested I use a plunger and if that didn’t work, he would send over a plumber to check it out. Three dollars and a few quick plunges later, and water was once again flowing freely down the kitchen drain.

A blocked drain or toilet is often easy to fix and not considered an emergency, unless the pipe breaks or the toilet won’t stop overflowing!

That might be more of an emergency situation.

STANDARD LEASE NOW IN EFFECT The new standard lease for residential rentals came into effect April 30, a move by the Ontario government designed to help both tenants and landlords understand their rights and responsibilities and avoid disputes.

Most landlords are now required to use the new format for leases signed after April 30. The templated lease has basic information such as names and addresses, the total rent and when it is due, and any rules or terms about the rental unit or building. It’s to be used for tenancies in single and semidetached houses, apartment buildings, rented condominiums and secondary units, such as basement apartments.

Having a standardized format

for everyone reduces the use of illegal terms and potential misunderstandings caused by verbal tenancy agreements. This will make it easier for landlords to conduct their business and for tenants to understand their rights and responsibilities. Also available is an easy-to-understand general information brochure on renting in Ontario. For inclusivity, the standard lease and the guide come in 23 languages.

If a landlord does not use the new lease for tenancies entered into on or after April 30, renters can ask for one. If the landlord doesn’t provide it within 21 days, the tenant can withhold one month’s rent. The standard lease does not apply to most social and

supportive housing, co-operative housing, retirement and nursing homes, mobile home parks and land lease communities, and commercial properties.

The standard lease is part of Ontario’s Fair Housing Plan, which also included expanded rent control. As of April 20, 2017, 1.3 million residential rental households became protected from sudden, unexpected rent increases – including all private market rental units, whether they are in apartment buildings, rented condominiums or homes. In 2018, rent increases are capped at 1.8 per cent and future increases cannot exceed 2.5 per cent unless the landlord has the approval of the Landlord and Tenant Board.

There are three components to look for when purchasing authentic quality sheets:

1.

THE TYPE OF COTTON. Long staple cotton is considered to be the best in the world, due to the strength and softness of its long fibres. Egyptian and American Pima are two of the world’s best cottons.

2.

WHERE THE FABRIC IS WOVEN. Italian mills are the world’s foremost experts thanks to their long history of weaving and superior technology. Sheets woven in Italy, or other parts of Europe such as Portugal and Switzerland, will typically be of a higher quality than parts of the world where weaving is a more recent industry and technology is not quite as advanced.

THE THREAD COUNT. Look for a thread count higher than 200 (less than 200 is called muslin), but remember, thread count is a personal preference. It’s all about determining what feel you like best. Do you prefer your sheets to feel soft or crisp? Fine or heavy? It’s up to you! What matters most is that the sheet has the very best raw materials: Longstaple Egyptian or Pima cotton, and a superior weave.

THE ROOF IS LEAKING! WHAT TO DO IN CASE OF AN EMERGENCY As a renter, it’s not always easy to know how to respond in an emergency. Most people tend to panic. But you don’t need to. If rain starts pouring through your roof or the furnace stops working on a cold winter night, call your landlord. According to the law, your landlord is responsible for handling and paying for any and all emergency repairs. But what if you can’t get in touch with your landlord right away? Before hiring a professional to do any major repairs, read below to find out what constitutes an emergency, so you’ll know what to do.

WHAT ARE EMERGENCY REPAIRS?

Emergency repairs mean something has happened that can affect the health or safety of the tenant living in the unit/building.

I CAN’T REACH MY LANDLORD

If there is an emergency, try and contact your landlord or the emergency contact number you have been given at least twice. Make sure you leave a message if you cannot get through to your landlord or maintenance staff and record the date and time of the calls. Allow for a reasonable amount of time after leaving your messages for your landlord to respond.

Some repairs must be performed immediately in order to minimize personal risk or damage of the rental property. If you absolutely cannot reach the landlord, you can authorize the necessary repair work yourself. Repairs can be authorized by an order from the rental authority in your respective province or territory.

If you need to authorize an

emergency repair because you cannot reach your landlord, it’s vital to save any and all documentation related to the incident in a safe place. You will also want to ask the repairman to bill the landlord directly for all of the work done, as you are not required to pay for it.

If payment is required immediately after the repair work is done, keep close track of expenses and immediately notify the landlord to ask for reimbursement.

If your landlord cannot be contacted before the necessary repairs are completed, he may choose to finish the repair work himself and pay for whatever work has been done up until that point.

Your landlord may also allow the repair work to be done and choose to reimburse you for the cost of everything.

To make sure you don’t end up paying for something that is not an emergency, check out the following list to help you decide whether certain repairs are emergencies or if you can put them off a bit longer. But even with non-emergency repairs, you

should notify your landlord as soon as possible during regular office hours.

Decorating your bedroom last is a common faux-pas. Really, the opposite should be true. Your bedroom is the first thing you see in the morning, and the last place you curl up each night. So, it should be a space that makes you happy and where you enjoy spending time. I recently worked on a bedroom that completely lacked inspiration.

In a house where the rest of the rooms were stylish, functional and inspiring, this revamp was long overdue. Read on to find out how I created a dream bedroom makeover.

PAINT COLOUR To start, I always recommend a paint colour that you love; choose one that gives you a serene, relaxing feel and that speaks to you personally. For this space, I chose Benjamin Moore’s (benjaminmoore.com) Wickham Gray HC-171. It was the base that started to bring this room to life.

DESIGNER TOUCH Every room needs interest and dimension, and the bedroom is no exception. I made this room a designer’s dream by creating a wall treatment using great trim products from Metrie (metrie.com), which gave the space an elegant feel.

STANDOUT PIECE A fireplace is the perfect addition to a bedroom setting and this electric unit adds the perfect ambiance. This fireplace is a Dimplex (dimplex.com) unit that took the homeowner only 25 minutes to unload, unpack and set up!

While the fireplace alone is eye-catching, we didn’t stop there. We had a custom build-up created with a mantel, to make the fireplace really stand out. I used Metrie products again and matched the existing crown moulding to the new unit. The finishing touch on the mantel was to add some great artwork and accessories from HomeSense (homesense.ca) to really pull it all together.

MATTRESS No bedroom is complete without a bed – it is the most important functional piece in the room. In this space we used a Casper mattress (casper.com), which was delivered in a box right to the homeowners’ front door.

It’s a great option for people without cars and city dwellers. Plus, it’s extremely comfortable! I paired that with the headboard and bed frame from my Jo Alcorn Collection (alcornhome.com)

LIGHTING

This is where you can have some serious fun with patterns, colour and texture. I started with crisp white sheets, pillows and pillow cases from Casper and topped it off with a subtle duvet cover from HomeSense.

From my Jo Alcorn Home Collection, I used pillows to incorporate the exact texture and finishing touches that are perfect for this room.

Don’t forget about lighting… and darkening. You need to make sure you have the perfect lighting for reading and relaxing, but darkness is a necessity for sleeping. In this bedroom, the side table lamps and curtains were purchased from Wayfair (wayfair.ca). A stroll through Bouclair Home (bouclair.com) found the perfect ceiling light. Sometimes a wander through a home store will inspire your creativity and help you find those unique pieces that can complete a room.

PRACTICAL ELEMENTS I often add a bench to the end of the bed. It looks great and is the perfect place to pile your decorative pillows and throw at night when you turn in. For this space I used this stylish white bench from Bouclair Home (bouclair.com), which fit perfectly into the space and budget.

TIPS FOR TRANSITIONING INTO A

SMALL LIVING SPACE MARIE POTTER With real estate prices rising, families are getting creative and moving into smaller spaces closer to the core. Apartments were once seen as a place for the young, or those who couldn’t buy, but now it’s a welcome and affordable lifestyle choice and more people are opting for urban convenience and smaller spaces they can call “home.”

Going compact can be daunting for some, says Marie Potter, marketing director for Professional Organizers in Canada. “One way to approach small-space living is to enjoy the benefits. Simply put, less space means less things, less mess, less stress and more time.”

Tips to transition into a compact home: OFFICE

If you need a home office (or, at least, a workspace) it’s essential to have a filing system versus a piling system. Invest in a decent, compact filing cabinet on wheels that tucks under the desk. You’ll have every file at your fingertips if you set it up with hanging file folders and tabs in alphabetical order. If you don’t have a desk, use floating shelves and magazine holders, or a wall organizer to manage papers vertically. Stack and label clear bins with supplies on a shelf.

kitchen essentials. In very small spaces, install a wall-mounted table that folds down when you need it, and folds up and away when the meal is over. Open shelves will create the illusion of more space. Also consider items on wheels – they are easier to move around if necessary.

LIVING SPACE

It’s best to keep things light and airy. Use limited colour palettes, plain white or mirrors to create the illusion of space. Seek multipurpose furniture such as an ottoman that can be used as an all-in-one foot rest, table and storage unit.

BATHROOM

Hang a clear shower curtain or use a clear liner with mesh pockets behind it to store your bathroom necessities. Install a towel rack at the back of the tub, like you see in hotels. Have plenty of hooks to keep clothes off the floor. Stack clear, labelled bins under the sink for added storage.

KITCHEN

Maintain small quantities of food and only have what you need. Free up counter space with hanging baskets that hold fruit or other

easily access belongings inside it. Otherwise, use under-the-bed bins for seasonal storage. Only have one set of sheets and towels, and just stay on top of laundry.

Over-the-door hooks and a shoe organizer are a must. Thin design flock hangers create 30 per cent more space than plastic or wood hangers. If the bedroom is really tiny, consider using curtains instead of bi-fold closet doors, or simply remove the closet doors for an open-concept closet.
