EDITOR’S NOTE

STAYING WARM INSIDE WHEN IT’S COLD OUTSIDE This year, it seemed as if winter just didn’t want to let go. Sure, temperatures are finally in the double digits, but an ice storm on April 14 and 15 in the GTA and parts of Eastern Ontario told a different story. Snow, sleet, below-zero temperatures, 100/ km hour winds – it was pretty cold outside. But what about inside? For renters with heat included in their rent, what does it mean when it begins to snow in mid-April? Landlords must turn on the heat before winter and may turn it off in the spring according to guidelines set out by a province’s Tenancy Act. In Ontario, if heat is included in your rent, every room in your rental unit must be kept at a minimum of 20 degrees Celsius from Sept. 15 to June 1. Most landlords want to keep their tenants happy and warm. It’s within their interest to do so. But if your landlord refuses to do this and you end up wearing your outdoor clothing inside, contact the Landlord and Tenants Board. They will explain the rights and obligations of tenants and landlords and help resolve disputes through mediation or adjudication. And when it’s time to make a move, let Renters Guide help. You can also check us out at NextHome.ca and get ready to find your new next home!

ADVICE/MONEY SENSE

PARENTS ARE THE BEST FINANCIAL

ROLE MODELS FOR KIDS When thinking about important lessons to pass on to their children, parents don’t often consider money management skills. But lessons about the value of a dollar, saving and investing shouldn’t be left to chance. Children’s attitudes about money develop early in life, which is why the conversation about money should start at an early age. These tips will help you get the wheels of saving and investing turning in your child’s mind.

allowance is a great way to show children basic budgeting and money management skills. Suggest that they put aside a portion of their allowance for savings. When it’s time to move those savings from the piggy bank, consider opening a savings account for your child.

MINTO CAPITAL BUILDS NEW RENTAL TOWER IN OAKVILLE There’s soon going to be more rental options in Oakville. Minto Capital Management Inc. recently announced the release of 1235 Marlborough, a purpose-built rental building with 14-stories, 144 units and state-of-the-art amenities. The building is located in the College Park neighbourhood at Trafalgar and Upper Middle Road. “In developing 1235 Marlborough, we’re proud to deliver a premium rental product that is under-supplied in the GTA market,” says Rob Pike, president of Minto Capital. “This rental building will help fill a niche for rental housing in the Sheridan College area and provides a solid investment opportunity for our investors.”

The newly built, pet-friendly building will feature only one, onebedroom unit with a monthly rent of $1,629. Two-bedroom units will have monthly rental rates ranging from $1,659 to $1,929, depending on the size of the unit, and three-bedroom suites will range from $2,059 to $2,219 a month, depending on size. Apartments will feature modern kitchens and bathrooms with quartz countertops, six energyefficient appliances including in-suite washer and dryer, luxury vinyl tile throughout the suite and blinds installed in the living room and bedroom areas. The building will also offer topclass amenities including a fitness room with yoga space, indoor

common area, lobby equipped with USB ports throughout, an outdoor common area, quiet study rooms, bike racks, underground parking and an on-site resident services office. In terms of its location, the Marlborough is close to public transit, the Oakville Place mall, schools and hospitals – a good choice for young students, young professionals and families. Move-ins are expected to begin in August. In Toronto, Minto is planning two other purpose-built rentals: a stacked townhome development in Leslie York Mills to complement the existing highrises; and a building in Minto’s High Park Village community.

SWEET DREAMS

Studies show that a clean bedroom can help you sleep better and maintain a healthy lifestyle. After all, we spend a third of our life in bed. We asked Pam Helms, co-founder of the plant-derived household cleaner brand Mrs. Meyer’s, to give us the lowdown on how to clean our bedroom essentials for a sweeter night’s sleep

by S A RA D U C K

BLANKETS

QUILTS

SHEETS AND PILLOW CASES

MATTRESS PADS

Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying. Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.

COMFORTERS

Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.

Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often, or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.

We love Mrs. Meyer’s 64-load laundry detergent in lavender scent. $16 mrsmeyers.com

Wash these once a month (unless they’re soiled, in which case wash them right away!) in hot water and air dry. Doctors may advise allergy and asthma sufferers to wash them more frequently.

RUGS

Wash small cotton or synthetic rugs and bath mats (even those with rubber or latex backings) in cold water on the gentle cycle. Air dry.

CURTAINS

Cotton curtains can be washed in cold water. Air dry, then iron them when they’re slightly damp to get out those wrinkles before they set in.

“Springtime is the season of renewal and comes with more hours of sun, which is perfect to shine a light on some items in the home that might need a bit of a touch up and refresh before heading into summer play time – great to get that work out of the way and feel accomplished!” - Pam Tufted headboard, $200. Drum mirror, $80. Carved wood dresser, $500. homesense.ca 20  RentersGuide.ca

ADVICE | MOVING

COMBINING HOUSEHOLDS

FOR THE FIRST TIME CHUCK RESNICK Forty years ago, most couples did not live together. The majority married and until they did, they were often still living at home. A traditional wedding shower was important and carried great value as it supplied newlyweds with all the necessities married life required, including dishes, cookware and bedding. Fast-forward to today. With many people living on their own before they move in together or get married, combining households for the first time takes proper planning to start off on the right foot. Whether you’re getting married for the first time, the second time or moving in together as a committed couple, you probably both have a lot of your own stuff. 22  RentersGuide.ca

The dilemma now becomes whose couch stays, and tallying how many flat-screen TVs you have between the two of you. Here are some helpful tips for combining households: » Go through each existing home together and identify which items are duplicates. Talk about each item honestly. If you can legitimately use two of something in your new life, such as televisions or stereos, go ahead and keep both, but don’t wait to have the discussion on moving day. » Do the same evaluation for small items, such as silverware, as you do for the larger items. These smaller items can add up quickly, and often produce the most clutter. » Organize with boxes and coloured markers. Purchase empty boxes at a moving store or get some of varying sizes at a local store before you begin so

you can appropriately tag and box items that stay and those that go. » Think about donating to those in need. If a garage sale isn’t of interest, consider donating to local charities, fundraisers or homeless shelters. Experts agree that couples can successfully blend two households if they take time on the front end to address the move. The key, as with all organizing projects, is proper planning.

INSIDER ADVICE

CONDO RENTALS VS APARTMENT RENTALS SHERYL ERENBERG Along with condo construction has come a lot of investors buying up suites and then renting them out. When deciding where to live, there are a few things to consider, beyond location and price. YOU WILL BE SACRIFICING SPACE

Generally speaking, condos are smaller. Compared to apartment rentals, the difference in square footage is about 25 to 30 per cent. YOU MAY FEEL LIKE A SECOND-CLASS CITIZEN

Owner-occupiers of condos are

not always thrilled with having renters in the building. They think tenants are more transient and cause more wear and tear on common areas, don’t participate in the management of the building and don’t treat and respect the property as if it were their own.

SOME CONDOS DO NOT ALLOW PETS

Pets provide stress reduction, companionship, affection, comfort, security and unconditional love. Why would you even think about moving without your best friend? Most apartments, on the other hand, welcome your furry friends.

IN-SUITE REPAIRS CAN TAKE LONGER TO COMPLETE

Most owner-investors do not have a team of tradesmen on speed dial and most are not professionally managed. Getting repairs done in your condo is not as easy as leaving a note for the on-site superintendent of a rental building. The owner of your condo will need to call the right contractor.
