There’s this myth that renting is inferior to homeownership.

That’s simply not true.

Sure, owning a home means you’re building equity, making money by owning a home. But it’s not the only investment, it’s just one option. We all have to live somewhere, and for many people, renting is a smart move financially and can be equal to, if not better than, owning a home, if you do it right.

Renting is less expensive. Your rent is fixed for at least 12 months, so it’s easy to budget. It increases incrementally and offers no surprise fees. A house will always need work – a roof, furnace, windows, a plumber, an appliance – all of which are out-of-pocket expenses. Factor in a lawnmower and snowblower – that’s not just money, but labour, too. If you’re thinking condo, monthly maintenance fees are over and above the mortgage and utilities, as well as in-suite plumbing issues should they occur.

Renters have lower insurance rates and less bills – and if you rent “all inclusive”, everything is included in the rent. As for that cashout you get when you sell your home? Take all of the money you’re not spending on repairs and upkeep and either use it now to enjoy a lifestyle, or find a good financial advisor and get that nice nest egg growing. Better than a home, you can access your investments as you need them and you don’t have to wait until you sell your home to leverage your own money.

ELEVATOR ETIQUETTE: THE 10 COMMANDMENTS

There’s a certain amount of common sense when it comes to how to behave in an elevator.

Unfortunately, many people have forgotten their elevator etiquette.

1. Out first, then in. Allow passengers to exit before attempting to board the elevator.

2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

3. Hold the door for others who are running to catch the elevator.

4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride and never put your germ-infested hands on the floor buttons.

5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like.

6. When other passengers board, move a little to give everyone some personal space.

7. Avoid carrying out interpersonal conversations, be they face-toface or on your cellphone. The elevator is not a phone booth.

8. If you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack,

make sure it doesn’t land in someone’s face when you turn around.

10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone.

Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

With nearly one quarter of weddings occurring in the month of August, planning is no doubt in full swing. Likely all the major decisions will have been made by now – venue, wedding party and menu.

But wait! Has the happy couple discussed their finances yet?

Finances are one of the major causes for marriage problems – and unfortunately, one of the primary reasons for divorce (60 per cent of Canadians cited moneyrelated conflict as the number one reason for divorce according to a Bank of Montreal survey conducted in 2014). The reason for this is likely the differences in spending habits and a general lack of communication about things like debt and credit history.

Financial experts say couples should carefully explore topics such as income imbalances, debt and savings before tying the knot.

But often, these topics are ignored because they can be difficult to discuss. The question is really how do you know if you’re really credit compatible?

1. SURPRISES ARE NOT ALWAYS GOOD. Talking with your

significant other about current debts and expenses you both have can eliminate any surprises when it comes time to finance a larger purchase.

2. THAT DIAMOND RING MAY HAVE TO WAIT. Lenders focus

primarily on credit when determining the conditions of your borrowing allowance.

Couples with lower credit could receive higher interest rates or even be rejected for loans.

3. CREDIT SCORES DON’T MARRY UP. Married life brings shared

financial responsibilities that can make it difficult to keep credit histories completely separate. Your credit may be excellent, but you can expect some challenges if you marry someone with bad credit. When jointly applying for credit, the lower score can dictate the rate and terms you’re offered.

4. DISCUSS DEBT BEFORE MARRIAGE. Like marriage, your

combined debt is a contract.

A person’s credit history can affect everything from getting a mortgage to qualifying for professional licensing and even getting the best rate on car insurance. To avoid unexpected

marital stress, couples should fully disclose their credit histories prior to tying the knot.

While a variety of circumstances can lead to a poor credit history, bad credit can also be a sign of underlying problems handling money.

5. TALK ABOUT IT. The majority (83 per cent) of Canadian couples talk to their spouse or partner at least twice a year with more than six-in-10 talking at least once a month about their debt. “We talk hypothetically a lot to ensure that we are properly planning for both unexpected money coming in (like a bonus) or if we have a housing improvement (or need an urgent upgrade) and how we can plan for this accordingly,” says Lindsay and Kipp from Toronto. Openly discussing finances with your partner is the best way to prevent future disagreements or unwelcome surprises.

Don’t forget to review your credit report. TransUnion recommends couples do this at least once a year.

6. PREPARE TO BUILD A LOVE NEST. Be sure that your

budgeting tactics and financial goals are aligned before marriage. “We set aside time each month to talk about the finances and both have input into how we are managing our money,” says Lindsay and Kipp. TransUnion suggests that couples assign responsibilities to each partner to help manage the budget as one person should not completely own the family’s financial system.

THE PERKS OF

LIVING ALONE KATHRYN KUSYSZYN To have a room of one’s own, as famously championed by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation and pollution of all sorts, living alone provides a sanctuary for the soul.

It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications.

Primary among the benefits of living alone is the freedom afforded to come and go as one likes, do

as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly!

Other perks are privacy and the opportunity for full selfexpression. No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3 a.m., having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around with whom to get into long conversations. The next Great Canadian novel is more likely to be written without the distraction of others.

When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples.

Apparently, so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it.

The benefit of guaranteed quiet at home is a welcome contrast to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude.

A single inhabitant home can also be a castle. Knowing that everything is just where one left it (excepting mischievous pets), is a feature not available to multiperson households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else.

So if you think about it, for reasons of social health, peace of mind, self-expression and creativity, solitary living is on the upswing. Virginia would certainly approve.

SIX STEPS TO FINDING A GREAT RENTAL Knowing your rental wants and needs before you start looking will simplify your search. Canada Mortgage and Housing Corp. offers some tips to help you find the right place to call “home.”

1. IDENTIFY YOUR RENTAL NEEDS: What’s your budget?

Which neighbourhood do you prefer? How many bedrooms?

What amenities are important to you? Make a list of your needs and preferences to help narrow down the search.

2. ASK QUESTIONS: Have a list of questions ready to ask the landlord. Is parking included in the rent? Utilities? Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.

3. FIRST IMPRESSIONS COUNT:

Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

4. TAKE NOTES: If viewing several apartments, write down key features of each so you can compare later. Better yet, snap a few photos for reference.

5. REVIEW YOUR LEASE AGREEMENT CAREFULLY:

When you find a great rental and are ready to move forward, you’ll want to sign a lease. As of April 30, 2018, landlords must use the mandatory standard lease,

an easy-to-follow template that protects the tenant and the landlord. Among other things, it includes the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. Ensure that your landlord provides you with a mandatory standard lease form.

6. TAKE NOTES – AGAIN: But before you move in, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave.

LOUNGE CHAIR: Summertime is so

short. You better believe I invested in a state-of-the-art lounge chair to make the most of my balcony.

The only thing is, the lounge chair is now the only thing that fits on my balcony. Any suggestions on where to store that lounge chair in the winter?

VACUUM CLEANER: I really had

the best intentions to keep my rental as clean as possible when I moved in. Of course, that meant I had to invest in the right cleaning appliances. The thing is, when

you have a small space, it ends up your cutting-edge vacuum cleaner doesn’t fit under any of the furniture and appliances that take up like 90 per cent of your space.

Just one more 12-pound item for me to store.

Now, I wonder how much I can sell these items for on Kijiji...

HOMEMADE GRANOLA

Simple to make and super nutritious, this homemade granola recipe is a perfect way to ensure you start the morning off right! We all know that breakfast is the most important meal of the day. But mornings can be busy, right? Make this recipe in advance (you can store it for up to two weeks) so you have it ready to go. Also, this granola can be made without nuts and works well with many substitutions. Enjoy making your own tailor-made version.

INGREDIENTS

DIRECTIONS

2 cups

PREHEAT the oven to 300 F.

1/2 cup hemp hearts 1/2 cup chia seeds 1/2 cup pumpkin seeds 1/2 cup walnuts 2 tbsp

cinnamon

2 tbsp

coconut oil

3 tbsp

maple syrup

1 tsp

vanilla extract

COMBINE all dry ingredients in a large mixing bowl.

Meanwhile, in a saucepan, whisk coconut oil, maple syrup and vanilla until combined and warmed (about 2-3 minutes).

POUR wet ingredients over the dry ingredients and mix well (don’t be afraid to use your hands!).

ON a baking sheet, spread the mixture in a thin layer and bake for 10-15 minutes or until lightly golden. Make sure granola has completely cooled before serving or storing.

KEEP your granola in an airtight container (such as a mason jar) in a cool, dry place for up to two weeks.

WHAT HAPPENS IN THE EVENT OF AN

APARTMENT EVICTION? ANNE MARSHALL

Moving out of your apartment is usually a cause for celebration.

So what happens if your “fresh start” isn’t happening by choice, but instead by eviction? In Ontario, you can be evicted for non-payment of rent or regularly making late rent payments; disturbing your neighbours; causing excessive damage to the unit or building; committing illegal acts; exceeding the number of allowable tenants; or lying about your income at the time of application.

Your landlord may also evict you if they intend to demolish or renovate the property to an extent that requires you to vacate; rent the unit to a member of their immediate family (or that person’s caregiver); or no longer rent it as housing. If your building comprises three or fewer residential units, and your landlord sells it to someone who asks you to vacate, you may also be evicted, but only after the end of your lease period.

If you’re in any of these circumstances, here’s how the process works: Your landlord must first send you a Notice of Termination of your lease, outlining the specific reason(s) you are being asked to move. If the stated reason is something you can fix, like non-payment of rent, the notice will outline a specific timeline to correct the situation. If you are unable to address the wrong 30 RentersGuide.ca

and will not agree to move, your landlord must apply to the Landlord and Tenant Board for an eviction hearing, which you should definitely attend. But you can’t be forced to move until after the hearing happens.

Should the Board rule against you, an official Eviction Order will be issued. You’ll want to make arrangements to find another place to stay quickly, even if it’s only temporary. Eviction orders are legally binding to all parties. Once an order has been issued against you, if you won’t leave voluntarily, your landlord must take that document to the Superior Court of Justice Enforcement (Sheriff’s office) to schedule an eviction. The Sheriff then sends out a Notice to Vacate, instructing you to leave the rental unit on or by a specific date.

If you’re smart, aim to be gone when they come knocking.

Hunkering down behind boxes, screaming “You can’t do this to me!” like one notorious Toronto tenant did, probably isn’t going to satisfy the law. Nor will it impress your landlord, who must accompany the Sheriff to the eviction. But if you do decide to stage a “Hell no, I won’t go” protest, here’s what you can expect: The Sheriff will knock on the door, announcing who they are, and ask you to leave. Even if you don’t answer, your landlord will gain entry, as you no longer have any legal right to occupy.

Don’t bother with the deadbolt and chain, either: locks must be changed in the presence of the Sheriff, so there’s usually a

locksmith on hand. While it’s incredibly rare for a tenant to not leave peacefully, in such instances police will be called to remove you from the property.

Once the lock is changed, if you haven’t got all your stuff out yet, you have 72 hours to do so.

Your landlord has to make the unit accessible to you from 8 a.m. to 8 p.m. for the next three days, so that you can retrieve your belongings. Beyond that point, anything that remains in the unit or building becomes your landlord’s legal property, and they can do whatever they wish with it. So if you’re facing a similar situation, you’ll want to be more than ready to go by the time the law arrives.
