EDITOR’S NOTE
AVERAGE RENT IS NOT A GOOD BUDGET INDICATOR There is a lot of discussion about the average rent in a city. Organizations like the Canada Mortgage and Housing Corp. (CMHC) collect data on rent, and this number is often cited in the news. But don’t expect to set your own rental budget by that average. Rent varies between provinces and cities — but there’s also significant variation within a city and within neighbourhoods. Safer, trendier and more upscale areas are going to demand higher rents, while less expensive options will be available at the other end of the spectrum. It’s supply and demand that dictates pricing, and these days, the current supply is not meeting the demand. Average rent also doesn’t take into account elements like onsite amenities or parking, nor does it address the difference between all-inclusive rentals versus ones where all of the utilities, parking and laundry are extra. When you’re ready to move, start looking in a neighbourhood in which you’d like to live and see what the average rents are. If you wish to search solely based on price, investigate all the details to ensure you know what to expect. There are still deals to be had, but often they are under market value for a reason. If this is the time for you to make a move, we hope this issue of Renters Guide can help. Or check us out online at NextHome.ca, and get ready to rent your new home!

FIND THE PERFECT SPOT FOR
ALL YOUR THINGS WHAT DID I DO WITH THAT
WHERE ARE MY KEYS? Choose a
MANUAL? Have you added
“home” for your keys and get into the habit of always keeping them in that spot. Hang them on the same hook or toss them in a bowl. Leave a copy with a trusted neighbour.
Finding the right spot for everything that comes into your home means you won’t have trouble finding anything again.

basket or drawer as a “lost and found” area. When tidying up, deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place you look for missing objects.
Give each family member his or her own easy-to-carry plastic basket to keep toiletries in. These can be stored in the bathroom cupboard, on a shelf or returned to their bedroom after each use.

ADVICE | THE RENTALIST
RENTAL LIVING? THERE’S AN APP FOR THAT!
JACKIE MARCHILDON These days it seems like there is an app for everything — renting apps are no exception. Renting generally offers a pretty convenient and carefree lifestyle, but there are still a few stresses that come along with it. These apps provide everything from moving tips to security to neighbourhood deals. SORTLY
Sortly is a helpful app when it comes to moving, organizing and managing inventory. It’s the ultimate organizer app — you snap pictures of your items and then categorize them so that they are easy to find when you arrive at your next destination. You can use their moving checklist, labels, notes and take photos so that you don’t have to dig through boxes. You can record your valuables for insurance purposes and overall keep track of your stuff. iHANDY CARPENTER
I feel like I’m always missing a level when I move into a new space. It’s one of those things you never think to buy because you don’t really need it… until you really do. If you’re trying to level off a shelf or framed photo in your new unit, the iHandy level is easy to use and convenient. LIVINGSOCIAL
When you move, you don’t just settle into your new space, but also into your new neighbourhood. There are plenty of sites and apps that can help you get to know 12
your surroundings (check out your neighbourhood’s profile on nexthome.ca), but LivingSocial will send you deals specifically for places nearby. The app sends users daily neighbourhood deals for restaurants, gyms, events and more. iSENTRY
Often as renters, we’re not looking to buy elaborate home security systems, but it would still be nice to sometimes have a little extra peace of mind. iSentry sets up your computer’s webcam as a home security system. If the app detects motion in your unit, it will send a notification to your phone and allow you to watch a live video from your webcam. BRIGHTNEST
BrightNest provides information on cleaning, finances, handy work and more. It’s perfect if you want to schedule your cleaning or maintenance tasks — it’ll send you reminders and tips to make everything as easy and as efficient as possible. I imagine it would be a great app to use between
roommates when trying to establish a fair cleaning routine. LETGO
Storage is always the bane of rental living. Some apartments contain a decent amount of storage, but let’s face it, most of us have more stuff than we know what to do with, even when we get creative with storage solutions. We just don’t have basements, attics and garages to indulge our inner pack rat! Letgo makes it easy to get rid of the stuff you no longer need – and make a few dollars in the process. It brings all of the online buying and selling into one streamlined marketplace. So cash in, clear out and make room in your apartment.
Jackie Marchildon is a bilingual writer and editor. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor.

CORKTOWN WORK, PLAY AND DINE
JOANNE KEENAN
This former working-class neighbourhood is one of the last in the city to be transformed into a community on the move. With a prestigious location at the foot of the escarpment, it’s taken a while to draw newcomers, but now it’s as in-demand as any other hot spot. People live here, really live here. There are schools, trails and there is a sense of safety due in large part to neighbourhood associations taking back their community with events and
activities that draw in positive influences and visitors. It’s a brief walk to take the kids to school or one of many parks, hit the rail trail, hop on the GO or walk to downtown. Work, play and dine is the essence in the air of today’s Corktown. There are dozens of options for shopping and dining. Bikable and walkable, it ranks high on walkability scales. Corktown is home to about 7,500 residents. Still the home of old-timers who moved into affordable cottages a lifetime ago, they are slowly being purchased by those looking for city living. Some rowhouses are being converted to live/work homes and businesses are fueling the redux.

Not downtown, but close enough, Corktown offers the best of both worlds: nightlife plus a place to live in an area following the trends of city living. The Art Deco-styled Hamilton GO Station is ideal for commuters. With its tiny streets and dead ends truncated by the CN tracks and overpasses, traffic is often limited. The Hamilton Street Railway (HSR) offers regular bus service. There is also DARTS service for those who require accessible transportation. Corktown is only a few minutes from the Wellington access up the escarpment or into downtown. Joanne Keenan is a freelance writer based in Hamilton

ADVICE | RENTERS’ HELP
ARE YOU A LIFETIME RENTER? KATHRYN KUSYSZYN
Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. 2. ENTREPRENEURS.
To buy or to rent? While conventional wisdom says buy if you can, for some people, conventional wisdom isn’t always the best option. Here are some scenarios where those who could afford to buy still opt to rent, and why.
They frequently work long hours and struggle to find time for family and friends, never mind house repairs or tenants. Any extra funds they have are being put into building the business. 3. PEOPLE IN TRANSIENT CAREERS.
1. YOUNG PROFESSIONALS.
Couples without children often prefer to ditch the gardening obligations, bills and headaches associated with owning a home.
Being a renter makes it easier to pick up and leave when necessary. And, practically speaking, their time and energy are focused on their careers.
4. FAMILIES WITH SMALL CHILDREN OR ELDERLY FAMILY MEMBERS.
They may simply not have the time that homeownership requires. Giving a rent check is easier to manage than the responsibility of a mortgage, upkeep and additonal bills and expenses. If you see yourself in any of these scenarios, you will likely enjoy being a lifetime renter. ADVICE | IN THE NEWS
ONTARIO’S RENTAL FAIRNESS ACT
WHAT YOU NEED TO KNOW by ELISA KROVBLIT KEAY In a step to support renters with rent stability and protection for rental rights, the province of Ontario passed rental legislation on May 18, 2017, (backdated to apply from April 20, 2017) called the Rental Fairness Act, 2017, which resolves significant issues that renters have been battling. In the current heated real estate market, most cities are seeing rents soar. Low levels of vacancy are creating a landlord’s market. In addition, existing rental conditions have caused renters a great deal of insecurity – from landlords evicting them under the guise of the Landlord’s Own Use rule in bad faith and then rerenting at a much higher rate – to leveraging the “1991 Loophole” allowing rentals not occupied before November 1, 1991 to be excluded from rent increase caps. Unsuspecting tenants received huge rent increases that either left them overextended – or displaced because they were unable to continue their tenancy at the new rate. With a home being an essential need, and the Ontario government recognizing that people should have stability in their living arrangements, The Rental Fairness Act, 2017, addresses these concerns, and more. It creates an environment of stability for renters. With many leases coming due in 2018, it’s a good idea to find out about the new changes. The Rental Fairness Act includes: • No rent increases for any residential rental unit to exceed the provincially legislated annual 26
maximum: 1.8 per cent for 2018 • Enabling a standard lease to help both tenants and landlords know their rights and responsibilities, while reducing the number of disputes • Protecting tenants from eviction due to abuse of the “landlord’s own use” provision • Ensuring landlords can’t pursue former tenants for unauthorized charges • Prohibiting above-guideline rent increases in buildings where elevator maintenance orders have not been addressed • Removing above-guideline rent increases for utilities, to protect tenants from carbon costs and encourage landlords to make their buildings more energy efficient. While this new Act provides significant protection to renters, it isn’t true rent control. Landlords are allowed to raise the rent when a unit becomes vacant, setting the rent at whatever they want to charge the new, incoming tenant. Landlords also continue to have the ability to apply to the Landlord Tenant Board for above-guideline increases – but above-guideline increases must cover extraordinary
increases in operating costs – or extraordinary capital expenditures. With a great deal of complaints stemming from elevator issues, the stipulation that elevators be in good repair may be the answer that a lot of tenants having been long awaiting. Response from the proponents of the residential rental industry, however, are as to be expected – they’re not happy. Rental housing developers in Ontario are reviewing the potential issues. In a province where purpose-built rentals have lagged, many cities have only recently begun to see new apartment buildings. These new rental properties are needed to increase stock and support demand. Without them, a low vacancy rate will keep pushing market rates higher. The new Act has been viewed as potentially limiting or reducing the profitability of new purposebuilt rental buildings, and there has already been at least one rental project being reconsidered, with several other developers starting to examine whether continuing to invest in rental is best. For now, tenants can enjoy the relief and stability that the new Rental Fairness Act, 2017, delivers. For more information, review the Rental Fairness Act, 2017, at ontla.on.ca.

ADVICE | FUNDAMENTALLY SPEAKING
HOW HEAVY IS
YOUR DEBT LOAD? RISING INTEREST RATES A CAUSE FOR BELT TIGHTENING – AND NOT JUST FOR CANADIANS
WAYNE KARL
Way to go, Bank of Canada, you’ve freaked people out. Your first rate hike in seven years was on July 12, 2017, raising the target for your influential overnight rate to 0.75 per cent from 0.50 – is cause for concern, for some. But it’s not all you. That same day, Canada’s big five banks all raised their prime lending rate by 25 basis points. Canadians, naturally, worry how these rising rates might hurt them, particularly when experts suggest this may be the first in a series of hikes over the next year or 18 months. And no shortage of reports suggest, with high debt loads and rising rates, it’s time to batten down the hatches. In fact, the ones doing the belt tightening should be the government itself. “Canadian households have taken on more debt over time, but they have used this debt to finance assets – real estate, for example – that are appreciating over time, causing their net worth to grow, also to unprecedented levels. The same cannot be said for government debt.” Ouch. This analysis comes from the Fraser Institute. Concerns about household indebtedness focus on measures such as total household debt
“
By the end of last year, household debt reached more than $2 trillion, up from $357 billion in 1990.
”
accumulated, or the ratio of household debt to income, the independent research and educational organization says. Based on these metrics, Canadian household debt levels are indeed near historic highs. By the end of last year, household debt reached more than $2 trillion, up from $357 billion in 1990. The lion’s share of this debt – two thirds, in fact – is for mortgages, while the remaining third is split between consumer credit (29 per cent) and other loans (five per cent). Over the same period, the total financial liabilities
of the government sector grew from approximately $700 billion to $2.5 trillion, while its net debt grew from more than $400 billion in 1990 to nearly $970 billion in 2016. Toronto wealth planner and mortgage expert Calum Ross is even more direct. “Rising rates is a sign for economic optimism,” he says. “Our economy is creating jobs, and if Bank of Canada GDP growth for 2017 does indeed reach 2.8, that’s great news. “I am still very skeptical about the long-term strength of any of the western world economies until we get government spending under control. Factually, it is the single biggest threat to the standard of living in the western world and it must be addressed aggressively in the years to come. “In Canada, our federal and most of our provincial governments are spending more than they make. You don’t need an accounting or finance degree from a fancy school to know that incredibly problematic.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. ADVICE | MOVING
HOW TO AVOID YOUR OWN MOVING HORROR STORY
WAYNE KARL
Next time you move, you will likely need a mover. People often don’t consider a mover beyond simply finding someone available and then booking the move. However, given the critical role movers perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example is all too common. So is the lesson learned – unfortunately, the hard way. I contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones, we confirmed the place of pick-up, and drop-off. We agreed on a price ($350) and time (9 a.m.) – and I had been very clear the move would involve an out-of-town destination. All the details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge 28
difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, was suddenly nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at our destination, the movers said the fee was now $500. “It’s taking longer than we thought, and the furniture is heavier,” they said. » “Sure,” I replied, “right after I call the police.” With that, the sordid tale ended. The job was not completed and left for us to move the furniture indoors, now the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing
» Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the BBB,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.

ADVICE | MONEY MATTERS
AVOID FRAUD GAIL VAZ-OXLADE
Recently, I’ve had a barrage of requests from people who are very concerned about fraud. I periodically go through my paperwork and files, and get rid of anything I no longer need. I don’t just dump ‘em. I shred ‘em. This applies to financial statements, invoices, anything with personal information that someone could use to hurt me. Since “dumpsterdiving” has become a favourite way for fraudsters to find information they can use to apply for loans or credit cards in someone else’s name, I bought myself a crossshredder and make my financial paperwork into confetti. I never write my PINs down. Yeah, I’m old, but I can still commit a few numbers to memory. And I wouldn’t dream of sharing my PIN with anyone. When choosing a PIN, don’t make it too obvious, like a phone number, address or birth date. And I periodically change my PINs. If you’re having trouble remembering your multitude of PINs and passwords, carry a small telephone book around with you with your PINs and passwords concealed amongst all the other names and numbers. I never give out info on the phone. I’ve had people call me to “verify” stuff, and ask me for the information. I point out that I’m happy to verify what they already know, but I’m not telling them squat. Your bank will never call you at home requesting personal information. If someone does, 30
rest assured that it is a scam and should be reported to both your bank and the Anti-Fraud Centre at 1.888.495.8501 or info@ phonebusters.com. I’ve also received more than a few emails requesting personal information. I just hit “delete.” I know my bank would never send an email requesting log-in information or for me to click on a link to the bank’s log-in screen to enter information. If you’re a sucker, you deserve to lose your money. Sounds harsh. Really? Have you ever got one of those emails promising you thousands of dollars if you take advantage of a new business opportunity, fabulous investment with amazing returns, or for your help in moving money from another country? Just how gullible are you? Work-from-home scams are another way some people are ambushed. With people looking for ways to make more money, the temptation to send money to someone with a promise of getting paid work you can do at home is sometimes too much to resist. One of the most successful scams lures you into becoming a “representative” or “collection
agent” for a company. The fraudsters have you collect and deposit cheques into your bank account and then wire the cash to Head Office while keeping your commission for yourself. Sadly, the cheques turn out to be counterfeit and the bank comes after you for the cash because you are responsible for any deposits to your bank account. I’m also pretty careful when I shop online. I choose to use reputable retailers and I have a credit card with a very low balance that I use only for online purchases. I change this card every year or so. A credit card can actually help to protect you since if you have a dispute with a seller, you can ask your credit card company for a “chargeback” – read “don’t pay this seller” – if your purchase was not as advertised.

her fail-safe entertaining tips.
1} tip.
2} tip. 32
ALWAYS START WITH A THEME. Pick a fun theme that everyone will enjoy (I chose a 1950s-inspired holiday party this year). A strong theme helps shape the decor, cocktail menu, food, invites, gifts, music, dress and even the scent of your home. For 2018, the top holiday themes all have a glamorous twist: Think gold, silver and plenty of sparkle.
LET EVERYONE HELP. Entertaining shouldn’t be laborious for the host. Instead, use your friends as resources. Do you have a friend who can mix a mean cocktail? A friend who likes to play DJ? Tap into your friends’ talents for a stress-free night of fun. Assign one small task to each friend. You will free yourself up for your most important role — as host!
tip.
5} tip.
DECOR GOALS. There are many ways to have fun with your tabletop decor, but most important is a low centrepiece. You don’t want your guests dodging their heads around a large item to have a conversation. Think about using a floral garland or a macramé table runner with a grouping of low candles.
STAGE YOUR SPACE. If you are having a cocktail party, make sure you leave clear pathways to key areas of the kitchen, bar area and washroom. I like to edit my furniture and remove any trip hazards like low stools or tables. Create seating clusters (three-four seats and one-two cocktail tables) in areas that are low traffic. These will invite conversation and give a party a relaxed vibe. FOOD FOR THOUGHT. I love to prepare unique appetizers, and President’s Choice has a huge selection. These can be real conversation starters and are easy to prepare. Another big trend is anything retro (recipes from the 1950s and ‘60s). Consider picking up a vintage cookbook and making a few recipes from a different era. I also love saving a little money on food during the holidays. I use my PC Financial World Elite MasterCard to maximize my holiday spending and redeem my PC points on groceries and other hosting requirements to offset the costs. Essentially, I’m getting more for less every time I use my card. Visit pcfinancial.ca
