It’s a chicken and egg conversation: Do you give notice and hope you find the right place? Or do you find the right place and then give notice? With low vacancy rates and a tight market, it depends on how comfortable you are with risk vs extra expense.

If you give notice and then don’t find a great place, where are you going to live? You may have to settle on a place you don’t love or a different location, different size, or choose something above your budget comfort zone. You have to live somewhere, and your options become limited.

If you find that perfect place and then give notice, likely you’re going to be covering two rents in one month as it’s likely your leases will overlap. Your new landlord will want you in before your notice period is complete with your current landlord is complete.

Decisions, decisions. Ultimately finding the right place is key, so decide what you can live with.

from Niagara Falls itself sits the beautiful, historically significant town of Niagara-on-the-Lake. The community is bounded to east by the Niagara River, the north by Lake Ontario, to the west by Read Road and the Welland Canal, and stretches as far south as Glendale Avenue and York Road at St. Catharines.

Leisurely lakeside strolls, nights at the theatre, wine tasting and food fanaticism are all a big part of the lifestyle here. This community expects the best of all of these things, and produces it, too! While it can be especially buzzing with excitement

during the summer months, the heritage district is busy year-round, simply due to its proximity to the Falls.

You can’t get any closer to the U.S. and still live in Canada, but residents here take particular pride in their history of fending off advances from their neighbours. For well over 200 years Niagara-on-the-Lake has held the fort – literally, that’s Fort George – on the Canadian side of the Niagara River. Voted “Canada’s prettiest town,” it’s steeped in history, teeming with “so-and-so slept here” plaques.

Owners have lovingly maintained these homes so well that it’s no surprise that even the brand-new

subdivisions are using their designs as templates. NOTL is also home to the world-renowned Shaw theatre festival, and counts a higher-thanaverage number of artists, musicians, actors and other cultural contributors in its ranks.

Exceedingly popular with retirees, Niagara-on-the-Lake is home to fewer than the average number of households including children – but this is changing as the town expands along Highway 55 in particular. Young professionals and families fleeing the grittier urban areas of St. Catharines and Niagara Falls are drawn to the beautiful new houses and townhomes that, while upscale for this region, are still relative bargains compared to GTA prices. It’s a very inclusive community that seems to welcome newcomers.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

The right rental

WHEN I FIRST STARTED looking for an apartment, I would jump any time someone told me they had or had a friend of a friend who had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats).

No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help:

STUDIO APARTMENTS Pros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own.

Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space.

You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck!

LOFTS Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status.

Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types.

Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned!

BASEMENT APARTMENTS Pros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all.

Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs.

CONDOS Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance.

Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash!

Condo rent is at the top of the price list – and you still have other bills to take care of.

Now it’s time for the hard part. Decisions, decisions, decisions…

Rental scams How do they work?

RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you.

How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs –

can help you steer clear of falling victim.

1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very

common scam. How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you.

You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access.

2. CASH OR WIRE TRANSFER: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability!

3. INFORMALITY: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag.

4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is.

You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent? Too nice, too big, too new for what the price is? Question it. This is the biggest warning sign in avoiding a scam.

5. THE CON: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you

want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings.

Scammers know how to make people trust them. They aren’t making this up as they go - they’ve planned for this.

They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards.

Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you.

When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.
