Don’t know where to start?

Making a decision can be very liberating – like making the decision to move. Once you’ve got your mind made up and you’re ready to go, though, your momentum can come to a full stop because you just don’t know where to start.

Start looking around two to three months before you give notice. You want to be able to gauge where the market is at. Get out and see places.

Have your references, depoit cheque, credit check and all other info lined up so you are prepared to jump on any oportunities that arise.

One of the most common questions I get is, whether to give notice first or to find a place first. This is a very tough call and depends on your finances and your ability to handle some risk.

You need to give notice - it varies from province to province, but most landlords need 60 days – and that 60 days needs to start from the day your

rent is due. Give notice in writing.

You can find an apartment first, and then give notice. It’s the safe route, but this will cost you. You’ll likely pay one or two months of rent to both your new and your old landlord where your notice period overlaps your new tenancy.

You’re on the hook for the notice period that you’re legally obligated to give. You may ask your landlord if they’re flexible – in a hot market many landlords have a waiting list and can facilitate your early exit – but they don’t have to, so ask.

Once you give notice, there’s no going back! I always found that it put the passion in me to find the right place. It can be frightening in a tight market, when apartments are in demand and vacancy is low. Hope this issue of Renters Guide can help. villages, the largest of which is Fonthill, the area of Niagara known as Pelham is located to the west of Thorold and Welland, south of St. Catharines, and east of Lincoln.

Taking it easy seems to be the order of the day in Pelham. Other than cyclists, you won’t see anyone here in a particular hurry. The weekly Farmer’s Market on Thursday evenings is a major social event.

The abundance of good Italian food, incredible natural beauty and generous spirit are probably the best reasons to choose this particularly rural part of Niagara, from a city

slicker’s perspective.

Rural and idyllic, Pelham has a very different feel from the busier Niagara communities that surround it. Perched atop the Niagara Escarpment, you can turn onto nearly any side road heading north and catch a breathtaking view of Lake Ontario in the distance. While much of the area is still farmland, dotted with the occasional fourcorners hamlet, there’s real suburban growth occurring.

Home to a slightly older population than other parts of Niagara, the dream of retiring to the country is a reality for many folks here. Residents

are down-to-earth, friendly, and extremely proud of the area’s rich history and agricultural heritage. It seems like a place that would be welcoming to newcomers regardless of their origins.

Given its rural setting, it’s no surprise that the best way to get around Pelham is by car. There is Highway 20, and the 406 connects to it as well as the QEW and Highway 3.

The St. Catharines Transit Pelham Rd. route will get you close, and Welland offers a similar not-quite-there service. Bike trails abound, but these are more useful for recreational rides.

How to deal with replenishables

By Jackie Marchildon LIVING WITH ROOMMATES has many benefits: it can be fun, you can often afford a bigger place, and you can all pitch in on furniture and household items that can be kind of pricey to purchase alone.

Having said that, living with roomies can get a little tricky if you don’t decide how to deal with the usual living costs that go along with rent. I’m talking about replenishables. the things that everyone in the household will use: toilet paper, food, dish soap, light bulbs, paper towels, etc. The sooner you choose the best way for you and your roomies to buy this stuff, the better. It will help you avoid fighting over who uses the most toilet paper.

Take turns buying: This works if – and only if – everyone agrees to it. If not, it’s chaos. You probably don’t want to buy toilet paper and just assume your roommate will grab it next time, because that roommate might never buy any.

But, you also can’t live without toilet paper. Be clear — I’ll buy this pack; you buy the next.

In one of my homes, my bathroom was on the main floor by the kitchen, so naturally it was used more frequently by everyone — guests and roommates alike.

The two of us on the main floor tried to keep it stocked, but the upstairs roommates weren’t quick to help since they also had another bathroom. We all felt like we were constantly buying toilet paper. Decide who buys what and for where if you’re going to take turns. Same goes for groceries, cleaning supplies and anything else you might share.

The slush fund: If you think it’s necessary, create a fund that you all contribute to that will be there when you need essentials. Placing a jar in the kitchen works as long as everyone agrees not to use the funds for takeout (it can be tempting when you get low on groceries). Decide on an amount that everyone will contribute on a weekly or monthly basis, and confirm what the funds will be used to buy. Will they strictly be used for household supplies or will they pay for groceries too?

Keep things separate: If you can’t all agree on the best way to deal with replenishables, it’s best to keep it all separate. If you’re living with someone you strictly consider a roommate, and not necessarily a friend, this is often the best bet. It can get tiresome to split up toilet paper but it can also avoid awkward scenarios and fights about money. There’s nothing wrong with keeping things to yourself, plus it can make your monthly budgeting a lot easier.

Embrace family living: If you’re close with your roommates, you might not need an actual system.

For some roommates, especially those that have lived together for a long time, these things just work themselves out. You’ll grab toilet paper when it’s on sale, and so will your roommate. You’ll make dinner, they’ll do the dishes, and vice versa. If you like to bake, and your roommates like to eat your baking, they’ll make sure the house is always stocked with flour.

When you live like this, you have more of a family dynamic than a roommate agreement. It can be wonderful to have a relationship like this, but it’s not for everyone. Make sure you’re all on board before you start using your roomies’ shampoo or eating their cereal!
