The halls of every mall are decked and Christmas music is floating through the air in nearly every restaurant and store. Many apartment buildings get into the spirit of the season with some decorations – some communities even arrange for tenant gatherings and festivities. For some it’s a deeply religious time of year, for others it’s not. But it’s not just about Christmas, it’s about community. If you want to decorate, just find out what your building permits. Some management companies will encourage you to add your own personal touches to decorative installations in common areas. Some reserve the common area decorations to company-approved and owned items. Some buildings allow you to put a wreath on your door while others prefer you limit your festive decorations to the inside of your suite. This time of year isn’t just Christmas, it’s Hanukkah, Kwanzaa, Winter Solstice, Festivus and more – lots of different celebrations this time of year, with some people that don’t celebrate anything. Some buildings recognize and decorate by sticking with a winter theme, others incorporate different traditions. There is no reason you can’t approach the property management and ask whether you can share your traditions too. For me, this time of year isn’t about a specific holiday, it’s about enjoying, sharing, recognizing all that’s happened in the year that’s coming to a close. Whatever your traditions are, make it a time of sharing and warmth, and include those in your community. It’s also a great time of year to find that new apartment. Nowadays, a growing number of rental-housing consumers are using the Internet, as their information search source for locating an apartment. If you're moving to a new city or town, most provinces and local municipalities have general information websites with links that provide a direct click to available rental information sites in the area, Once you arrive at the selected sites, you can generally click on the type of apartment and location you’re looking for, and do some preliminary ‘shopping’ online. The benefit to online listings is that they are generally kept current. Well-respected media such as Renters Guide and homeTRADER.ca can also be a big help. These sources are widely used by apartment-shoppers. Word-of-mouth continues to be a great method to find a good apartment at a reasonable rate. Now, there is an effective tool to help you find the perfect apartment and enjoy increased peace of mind in your decision – the Certified Rental Building Program (CRBP).

The first of its kind in North America, the program from the Federation of Rental-Housing Providers of Ontario (FRPO) promotes best practices when it comes to operating apartment buildings in Ontario. A CRBP building is well run and well managed. It is in good repair and the management ensures that the required safety standards are met. Property owners and managers in this program follow FRPO’s established Standards of Practice, which help to establish and maintain a high quality of life for renters. You can use the CRBP in three different ways. Certified buildings all display the program’s seal of approval, so you can see whether the buildings that you are considering have that on hand. You can also visit the website www. crbprogram.org, where you can search for an apartment in a certified building by geographic location, name or the management company. If you have located a building in one of the other ways mentioned above, you would be wise to check the CRB Program website to check and see whether the building has passed the certification process. Either way, this new “quality assurance” standard can help you make your final decision with confidence. To be certified, apartment owners/applicants must agree to maintain a certain standard in areas such as Human Rights Code, tenant servicing, fire and building code compliance, staff training policies, proper safety procedures, information and privacy law compliance, financial management, insurance, and employee relations. The program is audited by the well-respected third-party auditors J.D. Power & Associates. There is also a mandatory training and education component that all property management staff must complete. YOU WANT A NEW APARTMENT. YOU GIVE NOTICE. YOU HUNT. You find. You put down your deposit. But then, the emails stop. The keys don’t arrive. The apartment is occupied by someone else. With record low vacancy rates across Canada, there is a huge demand for apartments, and it outweighs supply. Beyond that, affordable rentals become even more sparse. Renters who are under tight budgets and short timelines are very vulnerable – but with scams becoming more sophisticated, it’s wise for all renters to act cautiously. Scammers are looking for an easy target. When your budget is tight and you’re offered a good deal it can seem like a windfall. That’s when you’ve got to be most careful – stop and ask yourself,“Is this too good to be true?” Is it a large family apartment that comes in well under budget? Is it an upscale property that seems to be priced too low? Don’t think this is a limited problem – it’s happening across the country, from big city centres to small towns. How do you avoid rental scams? Look for red flags. If you’re conducting your search online, be wary of anything that seems under market value. If it seems too good to be true, it probably is. Rental scams have to be appealing to attract a lot of interest.

Be especially cautious if the person renting the apartment doesn’t want to show you the property or wants to conduct the entire transaction online, without meeting. Don’t ever wire money to a person you’ve never met for an

Don’t let anyone rush you into a decision. If you’re searching for an apartment remotely, try to find a friend that can visit the apartment for you. You may even want to resort to using an agent. You want to go see the property, meet the landlord or property management and look at the actual property that is being rented. The property manager will meet you in the rental office – be leery of anyone who refuses to use the rental office for the paperwork. If you are interested, fill out the paperwork and make sure to use a cheque, credit card or PayPal. These are traceable and scammers prefer to leave no trail. If you have to pay a deposit of cash, do not hand over cash without a receipt, and be cautious if you’re asked to wire money. Wire transfers are usually a big, red flag. Help! I’d like to dress my home for the holidays, but don’t want it to turn into a nightmare!
The movie is a classic but you do not want your home to be “The Nightmare Before Christmas” so, start with a theme and build on it every year. This is cost-effective and it works! This way, when you buy new items each year, they will fit in with your overall theme. Where people run into a problem is when they continually purchase new decorative items each year and then end up with a house full of goods, none of which work together. So, a plan is your best friend. Examine the style of your home. Is it traditional, contemporary or something in between? Then, choose your colour palette. It may be silver, gold, red and gold, or any festive combination that gets you in the spirit. Your colour choice may be influenced by your interior door hardware or some other feature in your home. If you have brass hardware then gold may work for you. If you’re a brushed nickel or chrome kind of person, then silver will complement the look. For antique oil-rubbed bronze hardware, you may want to go with the classic look of red or burgundy velvet. Regardless, start with a colour scheme. This will keep you on track when you are out shopping, and we all like to shop! You will stick to your colours – if you are in the gold camp you will pass on the silver garland, even though it is on sale. Another tried-and-true shopping rule is this: just because it’s on sale does not mean it’s a good deal. If it doesn’t work in your home, it’s not a deal. “Stylish” RentersGuide.ca means that the items you choose blends in with your existing home and don’t look out of place or cluttered. What are some top colour choices for holiday décor? I want to avoid the predictable redand-green combination this year.

My top colour choices are gold and silver. All the rage are metallics, even in the fashion industry. You can combine gold with cream and brown, and I have even done this in my own home. Gold ornaments, off-white bows, and ribbon with gold trim or sheer brown detail picks up the colour of my hardwood flooring, and cream and gold faux flowers placed onto the branches of the tree make the home look warm for the holidays. It works, it’s classic and I have had the same ornaments for the past 10 years. I am still building on my existing purchases, which is a good investment. If you choose to go with a silver or pewter colour, off-white or silver/grey ribbon will look wonderful. Ribbon is a great way to introduce colour and texture. If you purchase your ribbon in bulk, you can use it to decorate your tree, wreath and centrepiece too. This will help build continuity into your holiday theme in every RentersGuide.ca room.

This will be my first Christmas in a condo and I’m already missing the grand Christmas tree. Any suggestions on how to get the same feel on a smaller, condo-friendly scale?
A
A ceiling-height Christmas tree may be out of the question, however that doesn’t mean you must forgo your tree. In fact, there are several faux trees on the market these days. They are pre-lit, which is a bonus, and they come in all shapes and sizes. I would select a very narrow tree that you can position in the corner of your living room. Or, purchase a pair of trees: a five- or six-ft. tree with an 18-inch diameter, and a three- or four-ft. tree with a 14-inch diameter. Place them side by side, in just the right spot, creating your own mini forest display. If a tree does not work for you or you have no place to store it in the off season, which could be a problem, then a centrepiece on your coffee or dining table is a great scaled-down alternative. I would suggest real cedar and pine to give you the scent of the winter holidays. You will need to pierce the branches into a water-soaked floral block to keep the needles intact. You could also introduce a small string of battery-operated mini lights to enhance the arrangement. Stick to clear lights, and you can add other ornaments to your arrangement by securing wire to them and then piercing them to the block as well. Another way to bring that festive feeling into a small apace is to remove some existing accessories and replace them with your new holiday centrepieces, such as glass vessels and vases filled with ornaments or pinecones. If storage is an issue, real greenery is a plus because you will not need to store it when the season is over. Another great idea is to add festive cushions to your favorite sofa or chair. Choose an accent colour to coordinate with your theme. A small silver beaded silk cushion may add the perfect finishing touch to your living room or den. Lastly, scented candles with a wonderful candiedapple or cinnamon flavour will make you feel like the spirit of holiday spirit has nestled into your condo. Happy holidays!

IS CLUTTER GETTING YOU DOWN? Due to space limitations, apartments present both unique challenges to store and manage everything we and our families really need RentersGuide.ca and the opportunity to live simply and avoid excessive clutter.

After managing a household for over 25 years I have developed some effective strategies for staying on top of certain kinds of “clutter.” Like a garden, a home or apartment must be “weeded” regularly in order to let the beauty of the flowers be seen. This means taking out the recycling, dealing with mail, newspapers, magazines and catalogs daily, keeping up with filing of correspondence, bills, receipts, appliance warranties, restaurant takeout menus , theatre and other cultural brochures. I go through my refrigerator weekly, keeping those containers of leftovers and the fruit and vegetable bins under control, wiping out the shelves as I go.
When I put something away I check to see that the drawer or cupboard is wiped and clean. I have a designated shelf for wrapping paper and gift bags that I re-use, as well as a special place in my closet where anyone in our family can leave clothes or any other articles they no longer need or want. Having an “Outbox” makes it easier to discard things that lose their usefulness. Twice a year I thoroughly go through my closet, shelves, drawers, and bathroom cupboard, ensuring that I only keep things that I really need, wear and use. While I do manage to stay on top of much clutter through regular routines, it’s the stuff that’s been in the same place seemingly forever – like my husband’s refusal to ditch his collection of 25 year old cassette tapes – that is literally driving me crazy. Besides the fact that cassettes are pretty much obsolete, and he hasn’t listened to any of them in years, we could sure put the cupboard to better use. A friend of mine didn’t even bother asking her husband (a serious music lover, no less) if she could get rid of his cassettes, she simply tossed them all out one day, to his great consternation. But there’s a fine line between saving mementoes and saving garbage. How do you get your partner to overcome their “disposaphobia” (the fear of letting go of things) – where do you draw the line? “One person’s garbage is another person’s treasure,” says Hellen Buttigieg, a professional organizer and the president of We Organize U, a company that provides a personalized approach to clearing clutter and organizing space to help clients regain control of their lives. ‘There can be a lot of conflict when spouses are sorting through old possessions,” says Buttigieg. “It’s important to give people the opportunity to make decisions about what’s important to them,” she adds. Buttigieg says that people tend to hang on to things long after they’ve lost their usefulness because they represent a memory. But hanging on to old things prevents you from making space for new things, new ideas, new experiences and new ways of thinking. Renting or borrowing items you use infrequently can help to significantly cut down on the amount of stuff you need to acquire. bread maker and you have a pasta machine, an exchange will benefit both parties. Likewise, get in the habit of patronizing the public library or purchase an e-reader instead of buying books. There isn’t space in an apartment to own every book you’ve ever read. When organizing your possessions, especially larger items, consider your neighbours and the community in which you live. Using your balcony as a storeroom is particularly unsightly. Bicycles belong in a rack or in the garage. If your building does not have a storeroom, you could consider offpremises storage for large seasonal items (like sporting equipment, luggage, extra furniture you are no longer using, etc.). However, be aware that it’s easy to forget about things that are in the storage unit, and sometimes the
expense of storage is not worth the value of the goods that are stored. Lastly, I suggest that, rather than try to de-clutter your whole apartment at once, focus on small projects like that junk drawer in your kitchen, your files, your collection of plastic containers, the bathroom cupboard, or that basket of hats and gloves in the front hall. Just tackling one small project a week can create a little bit of space and a lot of satisfaction.
