Life events get you moving When it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. Ask to view the actual suite for rent so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises

during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should do an inspection and note any deficiencies or damage at the outset – and share with the landlord. Record video or take pictures for confirmation. Get this inspection worksheet signed by the landlord.

This is an important document upon moving out. You don’t want to be held liable for any pre-existing damage. A little diligence now ensures peace of mind for later.

Beyond the law books, there’s common sense. As all too often happens, there are unique circumstances and unexpected situations that can’t be goverened by the letter of the law. It takes some consideration, some objectivity and some compromise to navigate between landlord and tenant.

Most of the time you won’t even

be in touch with the landlord, and the landlord won’t be disturbing you, but if you have to be in touch, always approach the situation in a mature manner and treat each other as real live people on the same team with the goal of making your rental life the best that it can be.

STONEY CREEK begins east of the Red

Valley Parkway, including the area from Lake Ontario up to Rymal Road, and ends where Grimsby begins, at Fifty Road/11th Road East. The area is popular among families, young urban professionals as well as seniors.

Outdoorsy types who still require urban comforts will really feel at home in Stoney Creek. You can go for a hike atop the World Biosphere Reserve, looking out on what can only be described as a panoramic vista, then take a short drive down the parkway to all of the shopping and cultural options that Hamilton has to offer.

Most of the original settlement took place below “the Mountain” (aka the Niagara Escarpment), but there’s been a recent housing boom in the formerly very rural upper town, where several new subdivisions have grown in the last decade, with many more on the horizon.

Families raising children and younger professionals make up a good chunk of the population, but there’s a healthy percentage of active seniors living here too, particularly in lower Stoney Creek.

There are a lot of families in Stoney Creek and a lot of elementary schools, most of which are in the

more established part of town below the escarpment.

Stoney Creek has decent public transit. Cyclists will find bike lanes and paths make it easier to get around, but most residents still drive to work and for errands. Close proximity to the QEW (via three interchanges), the Red Valley Parkway, Highway 8, and Highway 20 make it an excellent choice for commuters.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

MAXIMIZE SPACE INSIDE YOUR CLOSETS

It’s important to make every inch of your valuable storage real estate count. Group like with like and place things in the closet closest to where they will be used. If space is really tight sometimes it’s most efficient to group like shapes together. I chose a slim line laundry hamper from Neatfreak (www.neatfreak.com) to use in my foyer closet to contain awkward items such as a yoga mat, vacuum wand, wrapping paper rolls and my tennis racquet. Very sturdy Neatclips allow me to make use of the space above the hamper by hanging bags or boots from the top bar. I added coordinating bins on upper shelves which stack and provide discrete yet spacious storage for a variety of lightweight items such as off-season hats and mitts, cooler bags and cleaning cloths.

IT SHOULDN’T TAKE a tragedy to raise

our awareness of the necessity of carrying renter’s insurance.

But unfortunately, it sometimes does.

Thankfully, no one was injured in an apartment fire that was caused by a faulty power surge protector bar in a highrise building a few years ago. Because of the design of the building, the fire was contained to the apartment where it started and did not spread. “The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager. But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured.

As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages.

Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building.

“Ironically,” said the Property Manager, “the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building.

Their insurance company sent in a team of cleaners, who thoroughly cleaned everything – their furniture,

towels, and bedding – and moved everything into their new apartment.”

These tenants didn’t have to do anything, or pay for any of this.

Most people are unaware that their landlord’s insurance does not cover loss or damage to the personal property of tenants, no matter how the damage occurs, including in a fire.

Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Likewise, if you are forced to vacate your apartment due to a fire or other circumstances, the landlord is not required to compensate you for alternative accommodation while repairs are being made.

It’s unfortunate that people’s circumstances are often so tight that they try to avoid paying the cost of the premiums. In reality, renter’s insurance is much less expensive than you might imagine. A $35,000 contents (to replace your personal possessions) and $1,000,000 liability policy (for cause, onsite accidents, and structure) for a highrise building should cost a couple of hundred dollars a year - broken down monthly it’s quite manageable – $20-$30 a month. Many leases require that tenants carry both liability as well as contents insurance.

You might want to start with the agent who handles your other insurance and ask for a quote. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and auto coverage together. If you have been living at home and this is your first apartment, you could approach your parents’ insurance broker.

You can try calling one of the major insurance companies directly and speak to an agent. Call centres or website companies that sell insurance directly are called “direct writers,” and are another potential source of information. You can also see if your school/alma mater, company, bank or professional associations offer a group rate. The group buy is often used to leverage members preferred rates at great savings. You can even use an online calculator to get a ballpark figure of cost.

Occasionally tenants take the policy in order to satisfy the landlord and cancel afterwards. Don’t make this mistake. While it’s unlikely that you’ll ever need it, it the peace of mind it provides is well worth the small price you’ll pay. Given this reality, isn’t it best to protect yourself and your family from what could be a significant expense and catastrophe?

Five signs you’re a renter

IT DOESN’T TAKE a certain type of person to rent their own space, but a renter does become a certain type of person. Here are five signs you’re a renter.

1. YOU’RE A HANDYMAN (SORT OF) Just like home owning, your rental will present minor annoyances like a continuous leaking kitchen sink and a squeaking oven door. But as an experienced renter, you’re able to decode any cricks and cracks in your home and do minor repairs yourself. If not, you have your landlord on speed dial.

2. WHY BUY WHEN YOU CAN DIY? Your rental is your home and naturally you want it to reflect your personality and taste.

Yet, you always put off investing in good decor and furniture because you’re only renting. Never mind you’ve been only renting for the last 3 years. Instead, your Pinterest is filled with pins like “7 DIY projects for renters” and “28 decorating tricks to brighten up your rental home”.

3. YOU ROCK AT SMALL TALK You can only talk to your neighbours so many times throughout the year about the weather.

Instead of living though the awkward silence of an 11 floor elevator ride, you’ve mastered the art of small talk. You can keep a lighthearted conversation going for at least 90 seconds and you’re able to get out of it once you’ve reached your door. “Nice talking to you Bob!” 4. ULTIMATE LIFE HACKER Being a renter keeps you on your toes and your experience has served you well because today, you are the ultimate life hacker. It doesn’t matter what life throws your way, you’ve worked around your landlords “rules” and now you can find a solution to anything.

5. YOU ROLL WITH THE PUNCHES If you’re a new renter or an experienced renter, chances are you’re renting because you’re not sure where life is going, and you’re enjoying the ride. Either way, you roll with the punches and enjoy the flexibility that renting provides.

SOME OF THE BEST rental stories come from our neigbours — we love them, we hate them — we love to hate them. I’ve heard stories of neighbours falling in love, people being robbed by their neighbours, and well, neighbours being taken down by a SWAT team. You never know what you’re going to get, but that’s the glory of renting, isn’t it?

You’re never stuck in one place for too long if you don’t want to be.

Jokes aside, neighbours, quirky or not, can really make your apartment feel like home.

They become part of your routine and it’s fun to get to know the different types of neighbours out there.

THE UPSTAIRS NEIGHBOUR This one likely hits home with many people. I had never really encountered this until I moved into my current building, and even then, the true ‘upstairs neighbour’ didn’t really surface until we’d lived here for almost two years.

Our new neighbour upstairs began to make noise. A lot of noise. Noise that made no sense. Did she weigh 600 pounds? Was she always in high heels? Did she have a ball and chain attached to her leg that she was forced to drag across the room whenever she walked around? It didn’t (and still doesn’t) make sense! What are the noises she’s making and how are they so loud? Does she ever sleep? How are these noises so consistently loud throughout the day? I know she lives alone. I’ve seen her, she’s a small woman — she couldn’t possibly be making these noises on her own! Could she? And that, is the mystery of the upstairs neighbour.

THE CREATIVE NEIGHBOUR Have you ever gone into someone else’s unit, looked around and thought, “How do we live in the same space?” Their apartment just looks so much cooler than yours. Don’t

feel bad, it happens. There’s always an artsy person or couple that can manage to turn their space into an artist’s haven. Don’t worry, your place is still nice.

THE NEIGHBOUR THAT COMPLAINS I will admit I’ve had a few neighbours here and there complain about me. A couple of complaints in university were warranted, I’ll give them that, but as I’ve (gracefully) aged, I’ve realized that some neighbours just like to complain.

You know the type, the one that hates everything about how you live. Music too loud? Landlord gets a call. Your dog barks once? Landlord gets a call. Your significant other starts spending the night more often?

Landlord gets a call. It happens. If you’re a decent neighbour, there’s nothing to worry about – and your landlord knows that.

THE PARTY NEIGHBOUR This is your best and worst neighbour, depending on which side of the door you’re on. You’ve probably wandered into one of their parties at some point and had a great time. But when they are swinging from the chandeliers with the music at top volume on a Tuesday night and you need to sleep, it’s a little less fun. Sometimes the party neighbour is also the hot neighbour, and that can be extra fun…or no fun at all.

THE PEPPY NEIGHBOUR This is the neighbour that is always trying to organize things for the building. He/she means well so there’s really no need to hate on them, even when you’re sneaking out through your fire escape to avoid the courtyard party out front. He/she is also probably the only reason anything gets done around your building, so don’t be too quick to judge!
