LIKE IT OR NOT, your home style says a lot about you. It’s your most intimate and personal space after all, and the one place you run back to day in and day out. Your friends, family, and recent connections are reading the signs when they enter your home and are making some interesting notes.

Don’t send out mixed signals. This is what your home decor is saying about you:

STILL LOOKS LIKE MOVE-IN DAY Decorating a rental might feel impossible because of painting and other decor restrictions, but leaving your apartment bare gives off the impression that you’re lazy and uninventive. You have paintings to hang up, they’ve just been leaning against the wall since move-in day and any other attempt at home decor basically began and ended when you bought red pillows for the living room. White walls and parquet flooring is not a home style! Stop being afraid of taking a few risks and start adding some personality to your home.

MIX AND MATCH EVERYTHING You don’t like to be confined by labels or limited by a certain aesthetic. You have eclectic taste.

Your home style is a mix and match of secondhand furniture from your parents’ home, a combination of bad house warming gifts and items you refuse to live without. You just can’t say no to the things you love or bear to let a good item go to waste. Your taste won’t please everybody, but at least we know you’re all about functionality and living by your own rules.

MODERN MINIMALIST If your home has a modern and minimalist style, you like to be on trend without taking big risks.

You are low maintenance just like your home style. Clean lines, modern furniture and low key colours like black and white dominate your home’s decor. Unpack your common sense for a smooth move

WHEN IT COMES to moving, a little common sense goes a long way in getting your belongings to your destination in good shape, on time.

Considering the importance of our possessions, these items deserve proper care. Thinking ahead is the best thing you can do when it comes to making arrangements, packing, etc.

Organization should be your mantra, efficiency your goal.

If you’re doing your own packing, look ahead to lifting, stacking and unpacking the boxes. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items.

Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen.

The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van.

Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during unpacking - which is already a hectic enough time.

During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other.

In addition, someone has to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa.

Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last — and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues, dish liquid, etc. into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items.

Another way to apply common sense to packing is to look at each item with the thought, do I really need and/or use this? Especially if you are moving from a larger space into a smaller one, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money.

And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want our moves to go smoothly as much as our clients do.

Rental Scams How do they work?

RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you.

How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim.

1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam.

How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you.

You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access.

2. CASH OR WIRE TRANSFER: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability!

3. INFORMALITY: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag.

4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is.

You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent?

Too nice, too big, too new for what the price is?

Question it. This is the biggest warning sign in avoiding a scam.

5. THE CON: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings.

Scammers know how to make people trust them. They aren’t making this up as they go they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards.

Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you.

When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.

ARTWORK IS OFTEN overlooked in

a home but if you choose the right pieces, combinations, colours and frames you can create a statement that is jaw dropping – even in the tiniest of spaces!

Here are my top five tips on how to incorporate art into your small space: 1. You don’t always have to hang artwork. I love the look of layering on top of a hutch or buffet. Add in a few eclectic pieces and you can truly create an artwork statement in your space.

2. Got vertical in a small space.

Although floor space might be at a premium you can always look up.

For this tiny space we chose great pieces from an online source called Posterjack, added in some faux stag heads and let me tell you – this space certainly makes people look twice.

3. Artwork isn’t only for adults either! Kids love to display their art and be inspired by fun quotes and inspirational images. I like to choose artwork for kids’ rooms that will grow with them.

4. From the moment you enter, it’s the perfect time to set the tone for the decor in your home. Art pieces don’t need to be limited to the living room or dining room; bring it right into your front foyer to welcome your guests!

5. Finally – get creative! Think outside the typical places you might put artwork! Find little nooks and empty spaces that might otherwise sit empty and dress them up with a great piece or two.

How to get along with

‘the management’

HAVE YOU EVER LIVED IN A rental unit where you had to deal with property managers and it felt like you were jumping through hoops whenever you needed something fixed? While some management teams are better than others – something that you recognize as you become an experienced renter, sometimes it’s hard to get prompt responses to your requests. One of the benefits of renting is not having to fix things when they break, am I right? The fact is, sometimes we need to work with ‘the management’ to get things done.

I know firsthand that this can be frustrating.

When my boyfriend and I moved into our current apartment, a gaping hole caused by a leak in the bathroom appeared. I emailed our seemingly reasonable property manager. She sent someone to plaster it.

The leak reappeared.

I emailed her again.

She sent someone in while we were at work, and they said they couldn’t see a leak. I emailed her photos of the growing bubble of water. Again, she claimed to have sent someone who saw nothing. I insisted on being home when the next repairperson came in. This went on and on for some time and did nothing to solidify a positive relationship between us.

Talk about getting off on the wrong foot.

At the end of the day, everyone is looking to save money and time. While it may sometimes feel like the management team doesn’t prioritize your rental issues to your liking, it’s important to get along with them for the sake of having a good rental relationship.

Plus, nobody likes to make enemies.

IF YOU’RE A LITTLE HOTHEADED, DON’T DO THE TALKING Of course, this only works if you live with a significant other or a roommate. I always send the emails to our property management office because I’m able to reread what I’ve written to try to come across less angry, but sometimes I will avoid making

the calls when I’m upset and leave it to my better half.

BEFRIEND YOUR HANDYPERSON We quickly learned that the way to get things fixed in our building was to know our super. If you befriend this person and they give you their number, you generally won’t have to call management when you have an emergency or need something small fixed.

BE NICE A little kindness goes a long way. If you live somewhere where you see the management all the time, say hello and consider dropping off a coffee here and there. If you plan on living in your unit for a while, why not develop a positive relationship with the people that can help you maintain a nice living space?

KNOW YOUR RIGHTS If you’re in a dispute with management about what needs to be done around your rental, check your local property standards and your provincial legislation along the lines of a landlord and tenant act. There’s no point in getting bent out of shape if you’re asking for something they can’t actually help with. Find out where you stand on the issue so that you can accurately lay out your request. Both sides benefit from being in the know.

ALWAYS REMAIN CALM It’s taken my all to not lose it on a property manager more than once — but it just doesn’t make sense to freak out. But that’s not going to help anything. Stay calm and look for the appropriate person to talk to. People are always more willing to help someone who is calm and looking for help…

They are also more likely not to help if you are yelling.

Know your rights and explain your situation, but also be prepared to understand if there are exceptional or extenuating circumstances that may cause a bit of a wait. Get things in writing for greater accountability and, ultimately, keep things professional and civil.

RENTING vs OWNING 10 reasons renting is better

WHILE MANY PEOPLE idealize home ownership and cling to it as a goal, in this time of less stable employment and rising interest rates, it’s not as appealing you’d think. Especially after retirement, the “perks” of home ownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting is preferable to owning your home.

1. Mobility. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it, and buy a new one.

2. Property maintenance. Whether it’s shovelling snow for 90 days straight in a heavy winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise.

3. Fixture repair. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility.

4. Interest rate invulnerability.

Unlike homeowners, your rent is fixed and can only increase by small increments dictated by law once the lease expires. Not so the financial market, which could see you renegotiating your mortgage every couple of years as interest rates and property values change.

5. Access to amenities. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, high-density housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life.

6. No down payment. All you have to come up with to secure your apartment in Ontario is enough to cover your first and last month’s rent. Elsewhere across Canada some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day.

7. Safety. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up.

8. Cheaper insurance. Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters insurance, expect to be paying approximately half of what you would if you owned your home.

Canadian renters’ insurance averages $20 to 30 a month in most parts of the country.

9. No property taxes. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion.

10. Lower utility costs. Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of home ownership.

Rental units have more compact floor plans, and in the winter you may even benefit from ambient heat from the building around you, depending on its layout.
