ou’ve decided now is the time to rent a new place. Now you have another decision to make – choosing your property

management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online. Most property management companies have wellestablished business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building.

Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

t’s not easy to find the perfect place in a rental market with record low vacancy rates, but we’re here to help. This issue is full of great apartments in every area of the city – and there are more on our Renters Guide app and RentersGuide.ca Finding a vacancy in the right location for the right place isn’t easy, you may need to compromise, but you shouldn’t need to settle. What may seem like a minor inconvenience or something you’ll just learn to put up with, may be the single thing that stands between you and your happiness.

Don’t settle for rent you can’t afford. You may feel like stretching your budget thin is worth it, but as the months roll by, if your budget is too thin, your great apartment won’t comfort your lack of lifestyle.

Don’t settle for inconvenience. If there’s no parking, what are you going to do?

Walk for blocks every time you need to park? If you work nights and the apartment is beside a schoolyard, are you really going to be able to sleep during the day? If you rely on public transportation, is it close by? Will that distance work for you in the rain? In the snow?

Compromise on small stuff. If it’s slightly above your price range but has a gym onsite, give up your gym membership and use the facilities to make up the budget shortfall. If there’s no eat-in kitchen, find furniture to create a nook beside the galley. If the apartment has little storage get creative with shelving and closet organizers. You can’t change the location, amenities or size, but you can find some savvy lifestyle solutions to make it work. They’re called “life hacks” and they’re trending all over the Internet.

THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) RELATES TO RENTAL APARTMENT BUILDINGS, but was established on the foundation of providing rental housing consumers with the confidence that comes with quality assurance.

In other words, the CRBP is as much about people, as it is about the physical bricks and mortar of the apartment buildings that are part of it.

A rental home is still a home, and just as with ownership, the surroundings should nurture an acceptable quality of life for tenants. That is why the Federation of Rental-housing Providers of Ontario (FRPO) created this program – to offer a recognized symbol of quality and a proactive approach for those seeking rental accommodations and help them zero in on a well-run, well-managed building more easily. When a property manager, and/or owner register a building with the CRBP, it is a pledge that all involved with the buildings’ operations will uphold standards that protect the safety and comfort of all tenants.

The program’s people-focus component is strongly reflected in the mandatory training course which property managers and their building staff attend. Those enrolled learn how to meet the requirements of the program’s Standards of Practice, and how following them improves daily building operation and the quality of service they provide to tenants.

The program’s Standards of Practice also reflect a peoplefirst focus. In fact, the program ensures that each successfully certified building practices over 36 established building operations, resident management services, financial management, and human resource management standards.

Increasing the level of professionalism of a CRBP-approved building’s management, and their employees, goes hand-in-hand to ensure that the quality assurance promise the program makes with consumers can be successfully met.

Certified owners and/or property managers also agree to conduct business according to a Member Code of Conduct. This brings great peace-of-mind to renters and offers a clear, concise reminder of what is expected of them once their buildings have been granted certification status. For renters, this means improved communication with the building manager and/or owner, as well as a higher quality of life. The key word in the Code of Conduct is “professionalism.”

It is interesting that the Code of Conduct is based on the golden rule – again, focused on people. Everything about the CRBP involves respect for the buildings and for those who live and work in them. Any time a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home.

Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. Because when it comes right down to it, a “home,” whether owned or rented, is defined by the people who live in it.

IF YOU LIVE IN A HIGHRISE BUILDING, THE ELEVATOR IS THE PRINCIPAL WAY IN AND OUT OF YOUR APARTMENT, A confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a modicum of courtesy.

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

Allow passengers to exit before attempting to board the elevator.

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

Please be considerate of others.

If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a RentersGuide.ca quick glance around to “size up” who is in the elevator. Don’t be afraid to

say “good morning” or “hello” and make eye contact with other passengers.

When other passengers board, move a little to give everyone some personal space.

Likewise, if you’re listening to your iPod, turn the volume down so you don’t disturb other riders.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people.

Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Now, enjoy the ride!
