Whether it’s a new job, a new school or a new adventure, there are many reasons why people move out of their city, out of their province and out of their comfort zone. When I was 26 and freshly out of university. I wanted to explore Canada before deciding where to plant my roots. Traveling across the country was an amazing adventure. I saw a lot and learned a lot. It opened my eyes to the difference between living in a big city versus a small town. It highlighted regional differences and made me love living in Canada even more.
If I did it now I think I’d get more out of it with the Internet and great information about different neighbourhoods. I think my travels and decisions would have been much better planned! I love the neighbourhood section on YPNextHome.ca for this reason. And if you’re moving – out of your neighbourhood, city or province, I know you’ll find it instrumental in helping you relocate too! Enjoy this issue of Renters Guide, and check us out online at YPNextHome.ca, and get ready to rent your NextHome!

Neighbourhood Profile
Old East London A mindful type of lifestyle
MORE PHOTOS AND STATS ONLINE ypnexthome.ca/old-eastlondon
ONCE A GRITTY semi-industrial neighbourhood, London’s Old East Village (OEV) has undergone a physical and cultural transformation in recent years, making it an increasingly attractive destination for renters. The area is bordered by Oxford Street to the north, Highbury Ave. to the east, Adelaide in the west, and extending as far south as the rail lines just below Bridges Street. Community-minded people who love to give back, the typical OEV resident enjoys a low-carbonfootprint lifestyle. You’ll see people walking and biking everywhere here, and a local parents’ group even
organizes a “Walking School Bus” in the neighbourhood from September through June, for kids to travel to class together on foot. There’s an annual Block Party summer street festival on Dufferin Ave that attracts huge numbers of locals and visitors. Newer housing developments in overlapping Carling offer a taste of suburbia, the old reflects a rebranding of its working-class roots. Vintage shops and independent cafes proliferate in the area. The newly gentrified main drag along Dundas street still retains its local colour and history, with the venerable “Reeg” (St. Regis Tavern).
Old East Villagers are an eclectic bunch, and one might wonder how such a diverse population of cool cats, retirees, and regular working class folk get along. The answer would appear to be tremendously well, given the number of community members who dedicate their time to enhancing the lives of their neighbours through the volunteer-run Community Association and Business Improvement Area. You’ll find a pretty wide array of amenities on offer. McMahen Park is home to the Carling Heights Optimist Community Centre, a multipurpose facility. When it comes to entertainment, OEV can’t be beat. Aeolian Hall is home to the London Youth Symphony and London Community Orchestra. The Palace Theatre, The London Clay Art Centre and more offer variety. London Transit operates several routes along major streets in the area, including Quebec, Dundas, York/Florence, Oxford and Adelaide. There’s a good network of bike paths for cyclists, and a plan to create more bike lanes. It’s very pedestrian friendly, probably one of the best places to live in London if you don’t own a car. Commuters have easy access to the rest of the city. There are still stretches of lessthan-friendly-seeming industrial sites: some in use, some long forgotten. While much of Dundas Street has been noticeably cleaned up, it’s still an area where petty crimes and street hassles can’t be ruled out. But it’s nothing a seasoned city type wouldn’t expect, and by other cities’ standards, pretty tame.
Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

constructed apartment towers, with a third tower under construction that will be ready for occupancy in July, 2017. Located at King and Hewitt, just a few blocks from the core, tenants enjoy easy access to office buildings, transit, Fanshawe College, and all of the entertainment options downtown has to offer. The immediate neighbourhood is one of the liveliest in the city, bustling with eclectic cafés and unique shopping opportunities, all in close proximity to the Western Fair District. Inside the 300-suite towers, units of one to three bedrooms feature modern laminate flooring in the living areas, ceramics in the bathroom and kitchen, and vinyl plank flooring throughout. Carefully designed to include lots of storage while optimizing square footage, some larger suites boast walk-in closets and master ensuite bathrooms. All residents enjoy individual control of heating and air conditioning. Revo’s common areas are no less impressive, including a state-of-the-art fitness centre – goodbye, gym membership fees! There’s also a party room with kitchen, games room, lounge, screening room, and 24-hour laundry room with cable TV. Tenants who choose not to take advantage of the excellent access to transit will find the secured underground parking and indoor bike storage options very useful, and the entire building features security cameras throughout. Advice | MOVING
Prepare for a
MORE ADVICE ONLINE ypnexthome.ca/news/advice
smooth move By Michelle Howell
THE IDEA OF MOVING, whether it be upsizing or downsizing, can be a very exciting time – it can also be very overwhelming. Let’s face it: moving contents from one home to another can be quite a task. With a little planning and organizing, moving day can go off without a hitch. Here are some helpful tips to keep in mind when planning for the big day: 1. BOOK A REPUTABLE MOVING COMPANY WELL IN ADVANCE OF YOUR SCHEDULED MOVING DAY. The beginning and the end of the month tend to be the busiest. If you’re enlisting the help of your family and friends, have everything ready to go on moving day. They won’t be happy having to give up their free time if they’re waiting for you to complete your packing. 2. PURGE! This is the best time to donate or sell any household items including clothing that haven’t been used in the last six to 12 months. If you’re selling, post your items on Kijiji, Craigslist, or eBay about six weeks prior to your move. If you’re donating, call a local charity organization to pick up items about a week or two before moving. 3. START PACKING ROOM BY ROOM. Label boxes by listing the contents as well as the room they’ll be going in. Remember it’s easier to identify a box if the labelling is on the sides and not on the top – this makes unpacking a lot easier and more manageable. If you want to take it one step further, write an itemized list of all boxes and their contents per room for inventory. If your supply of boxes is limited, start using baskets, laundry hampers or suitcases with wheels. Suitcases are great for heavy items like books
or for the obvious – clothing. Wrap your fragile items, such as dishes and glasses, in clothing to save on bubble wrap. 4. CHANGE YOUR ADDRESS AT LEAST TWO WEEKS PRIOR TO MOVING. This may seem like an obvious task for utilities and cable, but don’t forget to advise credit card companies, magazine subscriptions, banking institutions, etc. 5. IF YOU’RE NOT AN ELECTRONICS GURU, YOU’LL WANT TO TAKE PHOTOS OF YOUR WIRE CONNECTIONS SO THAT YOU CAN REMEMBER HOW AND WHERE ALL THE WIRES GO. Wrap up cords and then tape to your electronics to keep them together. Use Ziploc bags for holding small parts that go along with curtain rods or mounted flat screen TV brackets. Tape the Ziploc bags to the back of the item they belong to. 6. PREPARE MOVING DAY ESSENTIALS. Chances are you’ll be too tired to unpack all your things so an overnight bag would be helpful especially if you’re going back to work the next day. You’ll need your essentials within easy reach – clothes for the next day, toiletries, a towel and perhaps your laptop. You should also consider using a clear plastic bin to pack items like disinfectant cleaning wipes, paper towels, toilet paper, a box cutter, garbage bags, scissors and phone chargers. Using a clear bin separates the essentials from the other cardboard boxes. With these tips, moving day should go as smoothly as possible if you give yourself enough time and stay organized! Happy moving!

Advice | RENTAL RANTINGS
Five mistakes RENTERS MAKE By Jennifer Braun
28
YPNEXTHOME.CA
IT DOESN’T MATTER IF YOU’RE A FIRST TIME RENTER or a lifetime renter, the stress of hunting for the perfect home can cause anyone to slip up and make a rookie mistake. Don’t get caught up in the pressure or the glamour of what seems like the perfect home. Do your homework and watch out for these five common mistakes renters make: APARTMENT INSPECTION When apartment hunting, you need to do more than just find the perfect home layout within your budget. Of course that’s important, but a thorough home inspection includes much more. Inspect every inch of the apartment, test out utilities and appliances, and document any damages that you can spot before you move in. You wouldn’t want any unpleasant surprises (hello broken toilet) on moving day. LOCATION, LOCATION, LOCATION The perfect home is dependent on many factors, but don’t think those factors are strictly limited to your soon to be property. Real estate is all about location. Take the time to get to know the neighbourhood of your future home and ask yourself; does it fit your lifestyle, is it safe, is it convenient for work or school. Visit the area at different times and talk with current renters to get their opinions. A great building is all fine and dandy until you can’t sleep before 3 a.m. on a Tuesday because of noise issues.
eye. Some important questions you need to ask are about the building’s policy, leasing terms, maintenance, superintendent’s availability, roommate policies and more. READ THAT CONTRACT You have come to a decision and you have big plans for your new home. Don’t let your high hopes blind you from reading your lease agreement thoroughly! Once you sign that lease, you have agreed to all of its terms and conditions. You will want to pay close attention to any specific provisions regarding fees, payment and your property conditions. There’s no such thing as “I didn’t know” once you have signed on the dotted line. That lease – it’s a legal contract. LOVE IT OR LEAVE IT You’ve done your homework, you read the lease thoroughly and you’re ready to make a decision - make the decision that is right for you. You might be in love with the place’s features, but don’t sign if you are not satisfied with the price or conditions. There are other rentals out there. Find the one that suits your needs. It may require more time and effort, but in the long run it will be worth it. If you have mistakes you’d like to share or have questions about rental living in general, get in touch! Email us at AskRentersGuide@ ypnexthome.ca - perhaps the answer you need will be in the next Rental Ranting!
NOT ASKING ENOUGH QUESTIONS Your rental property may seem perfect at first glance. I mean, I thought a closet this big was just an urban myth! But you need to dig as deep as you can and ask all the right questions. Sure closet space is great, but some of your rentals most important features cannot be seen with the naked

Advice | APARTMENTALITY
The N12: WHEN THE LANDLORD
WANTS TO MOVE IN
MORE INFO ONLINE ypnexthome.ca/advice
By Elisa Krovblit
YOU’RE A MODEL TENANT living in Ontario. You look after your apartment. You pay your rent on time. You’ve never had a complaint – or received one. You’re being evicted. Great tenants with no intentions of moving are being served N12 forms by their landlords, a legal notice which provides 60 days’ notice to vacate the premises. It’s legal for the landlord to do this, as long as they meet specific conditions and act in “good faith.” It’s one of the pitfalls of renting a property that is privately owned and has three or less units, and the only way for a landlord to terminate tenancy without cause. N12: NOTICE TO END YOUR TENANCY: Because the landlord, a purchaser or a family member requires the rental unit This type of eviction has no bearing on the quality of the tenant. A caveat of the Residential Tenancies Act (RTA) provides that property owners have the right to take possession of an apartment for personal use. Personal use is defined as living in the unit themselves or allowing immediate family – parent, spouse, child; spouse’s parent, spouse, child; or a caregiver for the landlord or their parent, spouse or child – to live in the property. If the property is being sold and the new owners want the unit for personal use, they can also serve an N12 to the current tenant once the agreement of purchase and sale is signed. An N12 has to be served with minimum of 60 days and must sync with the completion of a rental period. If a lease is in place, the landlord cannot break the lease with the N12 form. They can use the final 60 days of the lease period as the 60 day notice period and terminate the tenancy the

day the lease term has been completed instead of allowing the tenants to continue on a month-to-month term. It seems reasonable that a property owner may want to use their property. Though it may not seem fair to a good tenant who was unsuspecting and unprepared to move, it’s perfectly legal. Moving is a huge life change, an upheaval that can be difficult to manage, both personally and financially. Long-term tenants may find rent considerably higher in today’s market, and there’s really no recourse for them. And that’s where issues arise. This may be the only way for a landlord to have a clean, clear-cut way to evict an otherwise great tenant. Older rentals are bound by rent control. Regardless of what the current market rent is at, landlords can only raise the rent by the provincially stipulated annual increase which is a max of 2.5 per cent per year. Any rental built on, occupied or first rented after Nov. 1, 1991 isn’t bound by the RTA’s rent control and can be increased annually with no maximum. It enables the landlord to keep rent at market value – without the safety net of stable rent for the tenant. But anything built or occupied before Nov. 1, 1991 does not. With market rents having increased significantly, it’s easy enough to imagine that this could be motivation for a landlord to try to get new tenants into a space. The landlord can move in, and, when they’re ready to move out, can rent out the unit at whatever price they want. They’s no obligation to let the previous tenants return, and if they do, they don’t have to do it at the old price. Depending on how far below current market value the rent is, the landlore may choose to do this to evict
an otherwise great tenant. Another issue that has arisen is the Airbnb, a short-term rental arrangement which is proving to be lucrative. Instead of residents renting out their own homes while they’re away, dedicated Airbnb residences are cropping up. Units are finished and furnished to host short-term renters. This has potential for a higher returns than a traditional tenant. No laws prevent the use of an apartment as a dedicated Airbnb property, but it is not considered “landlord’s personal use.” But there is no stipulated period for how long a landlord needs to occupy an apartment. The RTA only addresses that the landlord must be serving an N12 in “good faith” that they are taking over the apartment for their personal use. A tenant who receives an N12 doesn’t have much recourse – in a situation where the landlord is completely acting in good faith there are no grounds. But the tenant can oppose the N12 by refusing to leave. If the tenant refuses to leave, the landlord has to file an eviction order. The results may be that the tenant ends up prolonging their departure and having the landlord’s “good faith” put to the test at a tribunal hearing, but an eviction order is an added expense, plus time and aggravation. Unfortunately, you likely shouldn’t expect a great rental reference after challenging the landlord! A tenant may feel the landlord isn’t acting in good faith and may want to watch to see whether the apartment is back on the market quickly. The outgoing tenant does have 12 months to file an application against the landlord if they can demonstrate the landlord was not acting in good faith.

Battle of the thermostat! By Jackie Marchildon

THIS SUMMER WAS A HOT ONE for most, and especially so for those living without air conditioning. I broke down and bought an air conditioner last year, but I rented for years without it, and there were certainly a few rough summers in the city. In one of my homes, we avoided using the oven for most of the summer months. I never thought to question whether or not my landlord could legally let our unit reach such unbearably hot temperatures. Now that it’s officially fall and the weather is changing, the new concern for renters is the upcoming winter season. A landlord is legally required to keep their rental unit at a habitable temperature — but that temperature varies from city to city, and has different laws attached to it. TORONTO, ONTARIO MINIMUM TEMPERATURE: Landlords must provide heat in a residential unit between September 15 and June 1. The temperature during these winter months must be a minimum of 21 degrees Celsius. If the tenant controls their own heating and chooses to keep the unit under the required minimum, they are allowed to do so. MAXIMUM TEMPERATURE: There is no bylaw that indicates a maximum temperature that rental units may reach, but in section 38 of Chapter 629 of the Toronto Municipal Code, it states that, “All air-conditioning systems shall be operated from June 2 to September 14 so as to maintain an indoor temperature of not more than 26 degrees Celsius.” The 26-degree maximum only applies if you have air conditioning, though. EDMONTON, ALBERTA MINIMUM TEMPERATURE: In Edmonton, this issue falls to Environmental Public Health. Just like in Toronto, if you have control of your heating system, you can set it to whatever temperature you like. If you do not control your heat, your landlord is essentially responsible for maintaining a minimum temperature of 22 degrees Celsius from September 1 to May 1.
and Health Standards, all heating facilities must be capable of reaching and maintaining a temperature of 22 degrees Celsius. Because of this wording, a landlord could technically argue that they do not need to set the temperature to 22 degrees Celsius, but it is generally understood that it is the expected temperature. There is an exception to this rule when it comes to certain buildings, “When the outside temperature is colder than the winter design temperature as referenced in the Alberta Building Code (97) Section 2.2.1.1 and Appendix C, then the Executive Officer may permit an indoor temperature of less than 22°C (71°F) but greater than 16°C (60°F).” MAXIMUM TEMPERATURE: There is no maximum temperature that a landlord must work around, but the health inspectors would look into what might be considered a habitable indoor temperature if a complaint like this were to arise. VANCOUVER, BRITISH COLUMBIA MINIMUM TEMPERATURE: In Vancouver, you can turn to Standards of Maintenance By-Law No. 5462 for an answer, “Heating systems shall be maintained in a safe and good working condition so as to be capable of safely attaining and maintaining an adequate temperature standard, free from fire and accident hazards and in all residential accommodation capable of maintaining every room at a temperature of 72° Fahrenheit (22° Celsius) measured at a point five feet (1.52 m) from the floor.” MAXIMUM TEMPERATURE: There is nothing noted about maximum heat, but if ever you felt the heat made your unit unlivable, section 32 of British Columbia’s Residential Tenancy Act does indicate that, “A landlord must provide and maintain residential property in a state of decoration and repair that complies with the health, safety and housing standards required by law.” You might be able to argue that, were you to experience intense heat, that it does not comply with the province’s health standards, but the climate in Vancouver doesn’t lend itself to that being too likely a possibility.
