HAVING YOUR OWN RENTAL IS EXCITING and liberating, but somewhere down the line it can also cause some unnecessary anxiety. It’s not because rental living isn’t great, but because sometimes life just happens. One day you’re contemplating yellow or purple pillows for the living room and the next, you’re worried about paying your rent on time and finding a few spare minutes to clean your home. Then, unexpected problems creep up at the worse moment. Of course the one day you’re late for work, you wake up to a leaking kitchen faucet! Relax… life is crazy, but rental living doesn’t have to be. Take some advice and you’ll soon see rental living can be stress-free. STAY ON BUDGET: Nothing can cause panic like not being able to meet your monthly rent. Of course you created a budget way before move-in day, but somehow this month your budget went south (I blame online shopping!). Take a second look at your budget and make sure there is plenty of breathing room for unexpected sales… I mean unexpected living expenses. Keep your budget top of mind. Paying bills is much more relieving than receiving bills you can’t pay.
CREATE A GOOD RELATIONSHIP WITH YOUR LANDLORD: Having a good relationship with your landlord can make all the difference between a good and a bad tenant experience. If you’re having problems with your rental, neighbours or any other issues, your landlord is your best bet to fix your problems quickly and keep stress off your back. Maintain a good relationship with your landlord by sticking to your lease obligations and communicating with them in good faith. You never know when you might want to put in a special request. TAKE ADVANTAGE OF RENTAL ADVANTAGES: Renting is full of perks (which you pay for), so get informed and start taking advantage. Why are you rushing home to accept a package? Ask the concierge to pick it up for you. Is there a repair that needs to get done in your rental ASAP? Call your landlord and get the issue sorted. There are many advantages to being a renter. Inform yourself and start rental living stress free. KEEP IT ORGANIZED: After a long day at work, there is nothing more stressful or less appealing than having to go home to a major to-do list of things that have to be cleaned, cooked and set on fire. can’t actually set your laundry on fire!) Instead, eliminate clutter and do home chores as you go along. A quick 15 minutes of cleaning a day can go a long way. You can’t have a stress-free home with three days worth of dirty dishes waiting at your sink. Find whatever tricks work best for you so you can stay organized and you will soon stay stress-free too. TAKE CARE OF YOURSELF: Finally, in order to be able to take care of your home you have to take care of yourself. Identify whatever is causing you stress and nix it in the butt right away. Take time for yourself. Break a sweat at your building’s fitness centre (again, you pay for it) or relax with some aromatherapy candles while you unwind with a book or your favourite Netflix series. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a space heater or fan, computer, printer, desk lighting and whatever else you need all at once. Beware of tripping hazards like extension cords and power bars.
YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make myriad decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity.
Enclosing a porch or a balcony may do the trick. At the very least – and if it’s all your apartment can handle, designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries.
First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or mudroom can easily suit this purpose. Claiming part of a basement could work as well. When a full room isn’t available consider converting a large foyer or the space under a staircase.
Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; The majority of desires will follow.
If you will be seeing clients or colleagues in your space, there are other considerations. Check the local bylaws regarding signage and parking. The front walk will need to be well maintained with snow and ice removed when necessary. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. Just as important is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in, your work will flow.
