In-law suites Purchasing a new home with rental potential

By Marnie Bennett I’VE ALWAYS FOUND the rise and fall of housing trends incredibly interesting. Of course, staying on top of these patterns is also a vital aspect of my career. One surging trend in the housing market is the in-law suite – and I believe this one has real staying power.

“In-law suite” is the name most commonly given to self-contained apartments within a larger home, whether the occupants happen to be in-laws. Family custom is, however, one of the main reasons for the growing popularity of these secondary suites. While there have always been people who value multi-generational living, their number is steadily increasing as we experience family-related immigration into Canada. For many of our newcomers, living in proximity to grandparents or extended family is the cultural norm.

The other significant group interested in secondary suites are those who have realized the terrific income potential of such spaces. Some cities have a lot of contract workers and post-secondary students, for example, which means more renters. As long as local zoning bylaws permit secondary suites, and by-law conditions are followed, many homeowners find this a very workable solution.

More often than not, in-law suites are basement apartments, although they’re occasionally located on the second or third floors. They possess private entrances, bathrooms, kitchens and sometimes laundry facilities.

Renovating an existing home to accommodate a separate suite can be expensive, and unforeseen

complications may arise. The beautiful thing about including a secondary suite when purchasing a new home is that you can have everything built to your specifications, rather than being limited by the existing structure. Some builders make a specialty of in-law suite homes, with a portfolio of available plans, but others are happy to alter standard plans for a fee.

A few things to consider: » Basement apartments aren’t noted for their great natural light. Invest in great lighting, making good use of pot lights. Where possible, install largerthan-typical windows. » Include a bathtub in the bathroom to appeal to as many tenants as possible. » Features such as a double driveway, soundproofing panels and separate gas and electrical meters can make everyone’s lives easier.

Global credit bubble causes market to pause

economy fluctuates more often than not.

One day, we hear that China’s stock crash is causing impending doom, and the next we’re told that everything is just fine.

The International Monetary Fund (IMF) recently issued a warning about a weakening global economy. It says if U.S. rates rise, the developing world could see a plethora of corporate failures. And although the U.S. is doing better, their employment rates are steady – not growing – which means the economic superpower does not have the strength to pull the rest of the world out of a slump.

This is added to the emergence of a global credit bubble. The IMF and World Bank are meeting in Lima, but rather than celebrating recovery and market successes, economic thought leaders will now be discussing a massive credit bubble that spans over many nations.

Growth is slowing in emerging markets, such as Latin America, and

it’s making investors wary, to say the least. Corporate debt in emerging markets has increased from $4 trillion to $18 trillion – with most of that growth occurring after the crash of 2008. The IMF believes that corporate liabilities in emerging markets are double their equity. (Four years ago, they were equal.)

At home Even if the financial climate here in Canada remains stable, that doesn’t mean it can’t be disrupted by a region or many regions having serious difficulties. And if the developed world – notably the U.S. and other strong economies, such as Canada – raise their rates, it can have serious consequences on emerging markets.

The best thing for smart Canadian investors to do is to not only pay attention to what is happening at home

but keep an eye on what is happening abroad. The annual meeting in Peru this month was to be a good indicator to how much we should actually be concerned about the global economy and what can be done to get things back on the right track.

Canada has a good history of weathering global crises. In 2008, Canada’s economy fared better than most. More recently, we’ve been largely unscathed by the fallout from Greece. And we’ve been a beneficiary of trouble in Asia, as wealthy Chinese investors have turned to Canada as a safe place to keep their money.

In housing, variable and fixed mortgage rates are growing closer together, with only .53 per cent separating the two. If the Bank of Canada’s overnight rate rises, variable mortgage rates could close in on fixed mortgage rates, making fixed rates infinitely more desirable.

The good news, if you have a variable-rate mortgage, is that the BoC doesn’t seem to be in any hurry to raise rates. The opposite seems to be true: two rate cuts this year have eased Canadians’ mortgage burdens. And the major banks have only passed a portion of those rate cuts on to consumers, so there’s a good chance you won’t feel the pinch as much when rates start to trend higher.

As rates in Canada and across the world continue to jump around, so too will mortgage rates. And while this is quite difficult to predict, it’s important to keep a watchful eye on global markets, to be sure to make the right decisions in your own backyard.

Where history combines with prosperity for a vibrant community

IF YOU HAVEN’T BEEN TO CAMBRIDGE

lately, you’re in for a real surprise. No longer a sleepy little town formed from the amalgamation of the City of Galt, the Towns of Hespeler and Preston and parts of the Townships of Waterloo and North Dumfries – all of which boast rich history dating back to the 1800s – Cambridge is a thriving city with a population of approximately 130,000 and growing.

Location is one of the most obvious advantages for Cambridge. Considered part of the Region of Waterloo, with a total population of about 539,000, the city is situated just off Hwy. 401, within easy reach of major metropolitan centres including Toronto and London and three U.S. border crossings at Detroit, Niagara Falls and Buffalo.

In terms of economy, Cambridge is among the most industrialized areas in the country. In fact, it is one of the three point-towns that form “Canada’s Technology Triangle,” along with Kitchener and Waterloo. KWC today comprises one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. The area boasts a thriving 52 YPNEXTHOME.CA

advanced science and technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors.

All of this has the region poised for a strong performance, according to the Conference Board of Canada and other sources. Growth in the manufacturing and services sectors in KitchenerWaterloo-Cambridge is to post average growth of 3.4 per cent to 2015, the Board says.

Such growth is expected to fuel continuing hikes in employment, population and housing starts. Indeed, the City of Cambridge forecasts the population will grow to 180,000 by 2031. Population for the Region of Waterloo is forecast to climb to 729,000 in this time.

Unemployment, which climbed to 7.3 per cent in 2013 from 6.6 per cent in 2012, is forecast to fall to 7.0 per cent for 2014, according to Canada Mortgage and Housing Corp.

Amenities – both natural and manmade – abound, with Cambridge residents enjoying the year-round splendour of the Grand and Speed Rivers, more than 50 kms of trails (more than half along its rivers), a dozen

recreation centres, four public libraries, plenty of parks and golf courses and an excellent school system.

For those looking for postsecondary education, Cambridge is within easy reach of University of Waterloo, Wilfrid Laurier University, Conestoga College and University of Guelph.

Cambridge’s distinct 19th century architecture is also worth noting, offering a beautiful backdrop for every day living as well as shopping, dining and fun-filled festivals such as Riverfest, the Cambridge Tour de Grand and an annual arts festival.

The Cambridge Farmer’s Market is the third oldest in the country and ranked one of Canada’s top 10. You’ll find farm fresh fruits, vegetables, meat, eggs, cheese, baked goods, maple syrup, honey, homemade crafts in a bustling atmosphere.

Cambridge also offers more than 365 hectares of parkland. Some parks offer reservable picnic sites and playing fields, while Mill Race Park provides a popular venue for wedding photos. A well-maintained trail system encourages residents to hike, bike, run and go horseback riding while the river

Neighbourhood Profile East Galt Galt is the largest of the three smaller towns that amalgamated to form the City of Cambridge in 1973. Downtown Galt begins at the towering, Hogwarts-like edifice of Galt Collegiate Institute near Samuelson and Water Street, and sits along the banks of the Grand River.

Lifestyle It’s a slower pace here, owing partly to the older population, but this is still a lively downtown, busy by day and into the evening with shoppers, diners and those drawn to the neighbourhood for the river’s enticing features. While it retains somewhat of a gritty urban feel, this is still relatively small town Ontario. It’s actually a family friendly community on the cusp of gentrification.

Vibe Old meets new in this architecturally and ethnically diverse community. The surroundings are beautiful, with a living history feel, which is why so many films and television series are filmed here. The Grand River dominates the core, appropriate considering the river and its many mills are what drew so many people to what was once the largest town around. The mills are now converted loft condos or shopping complexes.

In The Area Downtown Galt, like much of Cambridge, is a bargain compared to neighbouring cities such as Waterloo or Guelph. There are fewer hipster boutiques and cafes, but they’re here, charging less for their goods and services.

At 12 recreational facilities, residents can dive into well-maintained indoor and outdoor pools, play pick-up hockey at the arenas, celebrate special occasions within the banquet halls and sign up for various activities at the seniors’ centres.

The three historic core areas of Cambridge that make up the city – Galt City Centre, Preston Towne Centre and Hespeler Village – have all undergone revitalization projects in recent years.

The strategy is multi-faceted, involving projects of different scopes and scales and many different stakeholders, with the intent to modernize the communities in a comprehensive and integrated manner and to account for the different needs and features of each area.

What does all this mean for prospective homebuying? The Real Estate Investment Network, for example, ranks Kitchener-WaterlooCambridge number two not just in Ontario but all of Canada. The group cites strong in-migration, good average incomes and job growth.

Cambridge offers a variety of housing types, from single-detached homes to multi-residential communities.

Eastforest Homes, Haastown Holdings, Mattamy Homes, Dunnink Homes and Decora Homes are builders with developments in Cambridge.

In nearby Kitchener-Waterloo, all of CountryGreen Homes, Dunsire Developments, Mountainview Homes, Branthaven Homes, Empire Communities, Losani Homes, Monarch Corporation, Reid’s Heritage Homes and Terra View Homes have developments.

Planes, Trains & Automobiles This is a highly walkable community, with most people living within a 15-minute stroll of downtown. Water Street is Hwy. 24, so commuters to Brantford and points south reach their destination in a matter of minutes. Heading north via Hespeler Road, it’s a 10-minute jaunt to the 401.

Kitchener-Waterloo and Guelph are within easy reach, and there are GO and Greyhound buses in addition to Grand River Transit for public transportation.

The Good, the Bad & the Rest Redevelopment of Civic Square means a variety of activities are staged downtown.

The Public Library, art galleries and the Galt Little Theatre all enliven the downtown. Galt Arena Gardens, opened in 1921, is the oldest continuously operating rink in the world.

Kitchener-Waterloo Cambridge prove their resilience

in the wireless world, many wondered if the same fate would befall the Kitchener-Waterloo and Cambridge area of Southwestern Ontario.

Well, if you’ve visited these towns lately, you know that’s not the case.

And if you haven’t, proof of the resilience of this region’s economy and real estate comes from the latest House Price Survey from Royal LePage: the housing market is actually being boosted by employment growth in area’s technology sector.

Indeed, the survey shows healthy price growth across all housing types surveyed in Kitchener, Waterloo and Cambridge. During the third quarter of 2015, the aggregate price of a home in this region rose 5.9 per cent year-over-year to $346,333.

Over this period, the median price of condominiums saw a significant 14 per cent increase year-over-year to $234,026. The median price of bungalows appreciated seven per cent to $333,131, while two-storey homes rose 5.1 per cent to $363,397.

Yes – price growth ranging from 5.1 to 14 per cent.

“Improving employment figures within the region contributed to yearover-year residential real estate price gains,” says Keith Church, broker of record, Royal LePage Grand Valley Realty. “Steady population growth in this area has created a market that favours sellers, resulting in quality listings moving off the market quickly.”

The layoffs at BlackBerry in recent years created concerns that residential units would flood the market, Church adds, but this hasn’t happened, and

new technology startups are drawing workers to the region.

A similar story is unfolding elsewhere in Canada, where a rebalanced Canadian economy continues to support healthy real estate markets.

Home prices in Canada showed moderate to strong year-over-year increases in most markets in the third quarter of 2015, according to the survey. While the effects of the crude oil shock are still filtering through the economy, the country’s non-energy sectors are beginning to regain momentum as a lower Canadian dollar stimulates sharply

higher exports, particularly to the U.S., supporting overall consumer confidence and the strength of Canada’s real estate markets.

On a national basis, the average price of a home increased eight per cent year-over-year to $502,643 in the third quarter. Two-storey homes rose 9.9 per cent year-over-year to $615,304, bungalows 6.8 per cent to $421,757, and condominiums increased 2.7 per cent to $338,945.

Comparing KWC’s price growth to these national numbers, it’s safe to say this area has proven it is about more than one company, or one industry.
