Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to!

Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. It could things like frequent trips, and longer vacations; more time to enjoy friends and family and plentiful periods of “me” time with those books and movies you’ve always wanted to check out.

he car. More and more, people are deciding that they don’t need it. Rental living really can make car ownership an unnecessary expense.

No, it’s not that some buildings come with a car included – well not exactly. In many cities in Canada there are one, two and even three carshare programs available. With cars at-the-ready in high usage areas, they’re a perfect option for those occasional drivers. Some property management companies are even starting to offer ride-share on site.

While that may work for non-commuters, those that need to travel a distance beyond a reasonable walk or bike ride start to be hard-pressed to part with their cars. Why not move closer to work or rent on a convenient transit line?

Apartments are readily found on the major routes. Whether it’s a train, tram, subway, LRT or bus in your community, moving to a transit pass can save on gas, parking, insurance and car payments – and if you add just a portion of those saving to your rental budget you could be living better and wasting less time in traffic. That time you save is priceless.

Have you ever considered carpooling? If you’re living in an apartment building, chances are you’ll be able to find someone to commute with. Sharing the expense and enjoying some company can brighten a commute even in the worst weather.

Chances are, you will say no. Here are some reasons why hiring professional movers is worth the investment.

1. TIME. If you are in a crunch with your moving dates, movers can give you the precious time to focus on other things besides physically shifting your belongings. Some moving companies even offer packing services.

2. THEY’RE PROFESSIONALS. They have the truck, the muscles and the packing materials. This is their job, they do it for a living. If you hire a reputable company, and please do your research here, then they will do it well and take good care of your stuff.

3. SAFETY. Hiring professionals means you can reduce or avoid enlisting friends and family, who may not have the appropriate skills for the job. You don’t want one of your relatives pulling a back muscle lifting something in the wrong way. Your friends and family can help in other ways.

TO BUY OR TO RENT? IT’S A BIG QUESTION, especially since a home will likely be the largest purchase anyone will make in their lifetime. But renting is often the better option.

Conventional wisdom says buy if you can, especially with the current low interest rates, because you build equity, and if you’re young, you need a place to live and to house your children.

When you sell, you’ll be able to afford a nicer home or make a profit and downsize. It all sounds great in theory, however, that theory assumes that you will buy at the best time and sell at the best time, thus maximizing your profits. It doesn’t it factor in the costs of inflation, renovations, maintenance and upkeep, property taxes and so on.

You can almost think of a home as ‘forced savings’ - but this may not be the right type of investing for you as it comes with a lot of added responsibility. Financial analysts have shown that you can opt for renting and invest wisely and still build that beautiful nest egg. Being a lifetime renter can definitely be the better option. Here are some scenarios where those who could afford to buy still opt to rent, and why.

1. Young professionals more interested in travel than yard work. Couples without children who travel a lot often prefer to ditch the gardening obligations, bills and headaches associated with owning a home. Footloose and fancy free, they would rather put their money into an investment portfolio. Let the landlord deal with utilities and upkeep. They’re off on adventures!

AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO, we continually look for ways to enhance the quality of life for tenants across the province.

In 2008, we developed and implemented the Certified Rental Building Program (CRBP) to provide a “quality assurance” benefit that rental-housing consumers can count on when shopping for their rental apartment home.

Apartment buildings and complexes accepted into the program must comply with more than 50 Standards of Practice and are audited regularly by J.D. Power & Associates to track compliance. Once an apartment building has been granted official “certification,” it is considered a well-run, well-managed property where the property manager and their staff care about providing good quality of service to their residents. To date, more than 260,000 rental residents reside in over 950 “certified” apartment buildings across the province. In 2014, we took the CRBP to a new level by introducing 10 new Environmental Operating Standards as part of our exciting new Living Green Together groundbreaking initiative.

Basically, the 10 new Environmental Operating Standards are in line with current Canadian trends toward sustainability.

For example, in National Geographic and GlobeScan’s 2014 Greendex scores report, although Canadians rank below the average on several scales, we are among the most frequent recyclers and likely to take reusable bags when shopping; we are among the most likely to have an energy-saving dishwasher and TV in our homes; and we are more likely to wash laundry in cold water to save energy.

The “Cone Communications / Echo Global CSR Study (2013)” reported that corporate social responsibility toward environmental issues is now expected of companies to provide credibility. In the “Energy Efficiency & Canadians – National Opinion Research for CEEA (April 2013)” survey, 75 per cent of Canadians believe that conserving energy is very important. These are just a few of the reports and surveys that show how critical it is to keep respect for the environment at the forefront of our attention, and why Living GREEN Together is a timely initiative.

The CRBP’s new Environmental Operating Standards require participating property managers to have an Environmental Policy outlining its commitments and practices; an Environmentally Preferable Purchasing Policy documenting the purchase and use of products/services that minimize negative environmental impact and human health impacts; Environmental Performance Monitoring that enables the efficient identification of areas where action should be taken to reduce consumption and ypnexthome.ca improve performance; Electrical Product Standards; Natural Gas Consumption Practices; Water Product Standards; Waste Reduction, Reuse and Recycling Standards; Indoor Air Quality Standards; Employee Engagement and Education to create a culture of cooperation and positivity; and Resident Engagement through active interaction with tenants. ypnexthome.ca

Examples of how these criteria are being met by participating property managers are the installation of energy-efficient electrical fixtures, lamps/light bulbs; the use of water-efficient plumbing fixtures; the implementation of proactive measures to reduce the occurrence of leaking toilets and dripping taps; the promotion of effective waste management and recycling practices; and the use of Energy-Star-qualified or energy-efficient appliances and laundry machines.

Just as Ontario’s rental housing industry has a major impact on the province’s economy (over $18.3 billion annually), CRBP rental building management and their staff and residents can have a massive impact on protecting our environment through progressive thinking and proactive practices. Let’s face it: we’re all in this together, and we all benefit from greener apartment communities.

It’s up to us all to do what we can to lessen our carbon footprint. The CRBP’s Environmental Operating Standards represent a key step forward in corporate environmental responsibility for the rental housing industry.

How you can be CAR-FREE & CAREFREE

MULLING A MOVE TO THE BIG CITY? Or just closer to work? If your new digs are conveniently located, you may find that you no longer need your car. But giving one up is not for the faint of heart.

With a car comes freedom and the ability to live life on your terms, so why would you want to be car-free? As it turns out, there may be some very good reasons to trade in your junker.

GOT EXTRA MONEY? NOT IF YOU OWN A CAR Cars aren’t cheap. And while they may be considered an asset, they’re a depreciating one. Even ignoring what happens to the price of one when you drive it off the lot, once you factor in the normal costs of use, like gas and oil changes, not to mention winter tires (an expensive fact of life for most Canadians), you start to realize how significantly owning a car can set you back. Bonus: if the unit you’re renting comes with a parking space and you don’t have a car, you may even be able to make some money off it by renting it to someone else in your building.

THE GOOD NEIGHBOUR

LIVING IN A MULTIRESIDENTIAL COMMUNITY CAN BE VIEWED AS A LOT LIKE LIVING IN A COMMUNE. It is almost impossible to ignore your neighbours and their actions.

Living in a house, the number of people that you each have ypnexthome.ca to accommodate is limited, however in a multi-residential community there are far more people to accommodate. In ypnexthome.ca 38

order to enjoy this kind of living arrangement, we have to be cognizant of our neighbours and avoid any such behaviour that will disturb the community. A property management company, unfortunately, has to deal with this almost on a daily basis.

Let’s identify the most common issues that we need to avoid while living in a multi-residential community. Without a doubt, the number one issue is noise. This may be in the form of music, banging, foot steps from the unit above, etc. While we all, to a certain extent, enjoy one type of music or another, we have to consider the hours of the day. It would be very inconsiderate for a resident to play Justin Bieber at one o’clock in the morning, at full volume. I am sure most residents ypnexthome.ca would not like it either, especially if you have to get up at six in the morning to go to work, or it’s the weekend and you want to relax and sleep in, just to have loud music wake you up at seven in the morning.

We all need, from time to time, to use the elevators in the building for a delivery, moving, etc. Please remember that the elevators are for the use of all residents and arrangements should be made accordingly to book it so that everyone can be accommodated.

If you are lucky enough and your building has a fitness room, you need to remember that it is for the use of only If you have friends over for a party, and you expect some noise, let your neighbours know in advance and ask your friends to keep it down – especially in the hallways as the come and go. As well, when you come home late, if your unit is uncarpeted, please remove your shoes so as to avoid making noise which will disturb your neighbours below.

Another issue that may create friction among neighbours is residents dropping items off their balcony. Cigarettes butts, water dripping below from watering plants or shaking out area rugs over the balcony – these actions should be avoided. If, however, for some reason it occurs accidentally, you should contact your neighbour to apologize.

Leaving garbage either in front of your door or on the floor in the disposal room should be avoided. It’s a common complaint. It is unsanitary and also inconsiderate to your neighbours. Please take the necessary steps and dispose of it by putting it in the garbage chute or designated garbage areas. Don’t leave large items in the garbage room – or push them into the chute – as it will block the chute and create a backup. You can always contact the property manager to inquire about how to dispose of large items.

Then there are cooking smells. While you may love to cook particular foods, this may not be especially appealing to your neighbours. You should always use the fan above your stove to eliminate these smells, as well as open your windows. This may also apply if you are a smoker.

Another common complaint we hear from residents is that “Someone is parking in my spot.” If you have a designated parking spot, please park there. If someone else has parked in your spot, do not park in another person’s parking spot as this will create a chain reaction. Please contact your property manager, who will advise on how to deal with the situation.

Then of course there is the mail room. Yes, we do get a lot of junk mail. I know that some of us would like to dispose of it as quickly as possible, but please do not throw it on the floor. There should be a garbage can in the mail room specifically for this purpose. Please be sure to use it.

the residents. Your friend may want to use it but you should explain to them that as much as you would like to invite them, you cannot. Also, try and limit the use of the equipment, so that other residents can use them as well.

Once you are finished, you should ensure that you wipe down the equipment as the person who will come after you will appreciate it very much. Most fitness rooms will have gym wipes available for this purpose.

Please remember, the basic rule for living in a multiresidential community is that you be considerate to your neighbours.
