It’s true that location is very important, but it’s just as important to base your apartment hunt on quality.

Not all landlords and management companies are equal. Some pride themselves in creating a quality experience – proactively fixing things, ensuring resident satisfaction, taking an honest interest in their buildings and striving to provide quality.

Some cities have landlord licensing, some cities have quality assurance programs. Both of these can help to give you insight into the quality of your prospective new apartment, but when it comes down to it, it doesn’t

take a private eye to figure out the good from the bad. Google is also your friend - search the address, search the building name, search the property management company. Like what you see? When at the property, just ask residents. People love to complain as much as they love to brag. They’ll often give you the inside scoop – and that’s what you want!

BEAUTIFULLY COSY AND HISTORICALLY significant, the

Hespeler Village area of Cambridge is bounded by Hespeler Road, Blackbridge Road, Townline Road and the Jamieson Parkway. Approximately equidistant to Kitchener/Waterloo, Guelph and greater Cambridge (Galt), it is an oasis of quaintness in the Golden Triangle.

Children of all ages play in the streets, and it’s definitely more of a family atmosphere than a singles scene.

This is a neighbourhood on the move, outdoors oriented and eagerly embracing change.

This a community loves the outdoors and shows pride in the homes and gardens. Active professionals jog or cycle along the Speed River, and congregate on weekends and evenings in the bistros of the rapidly gentrifying main drag, Queen Street.

With origins as a mill town, Hespeler Village is a healthy mix of working class and younger

professionals, some with families.

While housing is affordable, and big box stores and outlet malls are less than a kilometre away, the Queen Street strip readies itself for an influx of new residents in the next few years, with a more upscale feel and price scale. Restaurants are slightly pricier than those along Hespeler Road, but considering the quality and diversity of the dishes, they’re still a bargain compared to bigger city prices.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

Avoid common packing mistakes

MORE THAN 4 MILLION PEOPLE MOVED RESIDENCES IN CANADA LAST YEAR, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand

plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

Decorating for renters

YOU PROBABLY DON’T WANT TO SINK A FORTUNE INTO YOUR RENTAL, especially if you don’t plan on staying longterm.

However, you don’t have to make do with eggshell-painted bare walls either. Even if your living space is temporary, there are many decorating solutions that you can take with you when you go, and make your place feel like home for the time being.

PAINT. If you really can’t stand the neutral wall colour, try asking your 38

landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space.

A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.

ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stickon hooks (you can find these at any home improvement store) that are

guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs!

VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floorto-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings.

Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter.

COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a smallscale stripe. You can bring in these elements in varying ways.

Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through.

You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long run; you can still make your rental an inviting, warm and cozy place to call home.
