Neighbourhood focused One of the most exciting innovations at YPNextHome over the last few years has been creating Neighbourhood Profiles – comprising a wealth of data and information – from across the country. In every issue of New Home & Condo Guide, we’ll show you at least one of these featured neighbourhoods. And if you look online, you’ll find more than 2,800 neighbourhoods you can search as part of your experience on YPNextHome.ca. That’s a lot of information.

Our curated neighbourhood content provides a lively snapshot of some of Canada’s more popular neighbourhoods. These profiles have been researched and compiled by a nationwide team of writers and editors, and they include photos and, in some cases, exclusive video tours with local celebrities and well-known residents. Demographics, housing types and other information... all leading to listings in the area. Check it out and let us know what you think.

The burden of drywall

Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new home costs. How? You can thank a party completely unrelated to the home building industry – Canada Border Services Agency (CBSA). As our story on page 10 discusses, CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies. Just how detrimental? With

drywall producers announcing price increases as high as 50 per cent, builders can no longer absorb the tariff; buyers could be looking at home price increases of $10,000 or more – all within the last month. “We are urging the government to do what it can to alleviate this extraordinary burden on the industry, especially for those already with contracts in place, and on new homebuyers,” Canadian Home Builders’ Association CEO Kevin Lee told New Home & Condo Guide. Drywall may be a small part of what goes into a home, but with numbers this large, it’s the last thing we need.

Exorbitant duty on drywall hurts business, homebuyers: CHBA PROVISIONAL DUTIES on gypsum board

(drywall) recently announced by the Canada Border Services Agency (CBSA) represent punitively high additional costs for business and homebuyers, according to the Canadian Home Builders’ Association (CHBA). CBSA invoked the Special Import Measures Act on Sept. 6, making a preliminary determination of alleged dumping with respect to certain gypsum board originating from the United States to western and northern Canada. Unfortunately, the ensuing duties, effective immediately, will have far reaching detrimental effects on struggling Canadian businesses and economies, CHBA says. “The scope of the anti-dumping investigation only considers the domestic market for drywall producers, not the impact on the rest of the industry and end-users,” says Kevin Lee, chief executive officer, CHBA. “There was not sufficient attention paid to the unintended downstream effects of this decision or the implications for the public interest. “These extremely high duties ranging from 105.2 to 276.5 per cent, on about half of the drywall sold in western Canada, will severely affect the businesses of drywall contractors, builders and renovators, who will face losses on contracts already in place for the months ahead. At a time when our governments are seeking to avoid further housing price increases, this duty will send both house prices and affordability further in the wrong direction.” “Supply shortages and higher costs for drywall are the last thing we need in the already vulnerable Alberta market,” adds Carol Oxtoby, a developer in Calgary. “We should be concerned that smaller companies may be forced into bankruptcy, as existing contracts may force them to fully absorb cost 10 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

increases. As the Alberta economy seeks to recover, a duty that harms businesses and damages affordability for homebuyers is a major step in the wrong direction. Worst of all, the impacts of higher prices and shortages will be felt severely in Fort McMurray, affecting the rebuild there so important after the fires.” “You already have a high-priced housing market in Greater Vancouver and the lower mainland,” says Nathan Stone, a builder in the BC Fraser Valley. “No one can afford further increases to construction costs. This increase will have a negative impact on new-home buyers and homeowners’ renovation projects. Many of our drywall companies are at serious risk with contracts already in place.” Although the duty is on imports to Canada’s western provinces, this issue will also be felt across Canada. “This is quickly becoming a national issue,” says Bob Finnigan, national president of the CHBA and a builder in Toronto. “We are already seeing ripple effects on price and warnings of supply restrictions in Ontario,

as uncertainty about the supply of drywall grows and Ontario plants potentially start to have to supplying the western markets. As we try to keep house prices contained in the GTA, increases in drywall prices and potential shortages will only make matters worse.” The CBSA decision on this came with an immediate imposition of the duties. While the process is ongoing and final determination is still months away, the negative impacts on industry and consumers of the duty are already being felt. “While we respect the process, suffering companies cannot wait (until January) to see the final decision on this,” says Lee. “Even if duties are reduced or eliminated in the end of the review process, or if we have to request a hearing into the public interest because the duties are upheld – the damage to industry will be done. In the meantime, efforts to reduce house prices and protect affordability, as well as those to support the economy as it seeks to recover, are being undermined severely.”

Canadian economy set to snap back after wildfires: RBC Economics

MORE TRENDING ONLINE ypnexthome.ca/news

CANADIAN ECONOMIC growth will

snap back after a second-quarter contraction and will get further lift in 2017 from rising energy prices, low interest rates and federal stimulus, according to the latest RBC Economics Outlook report. The RBC forecast calls for real Gross Domestic Product (GDP) growth of 3.7 per cent (annualized) in the third quarter of 2016, as rebuilding takes place in Alberta, followed by a slower 1.9-per-cent gain in the fourth quarter. “The Alberta wildfires and sharp pullback in oil sands production in May took the Canadian economy on a brief detour into negative growth,” says Craig Wright, senior vice-president and chief economist at RBC. “Yet the recovery should spur a similarly sharp rebound in growth in the latter half of this year and we anticipate that momentum will carry over into next year.” 14 YPNEXTHOME.CA

Canadian GDP growth is expected to accelerate to 1.8 per cent in 2017 from 1.3 per cent in 2016. With core inflation likely to hover around the Bank of Canada’s two per cent target, there is little reason for the central bank to take any action on interest rates. RBC expects the Canadian central bank to hold its overnight rate steady through the remainder of 2016 and 2017 as well. RBC projects that oil prices will gradually rise to $50 a barrel in 2016 and push higher toward $60/barrel in 2017. However, the Canadian dollar is expected to see minimal benefit from higher oil prices: a U.S. Federal Reserve interest rate hike is likely in the first half of 2017, which would bolster the U.S. dollar, while the Bank of Canada is expected to hold steady on rates. RBC expects the economies

of Alberta, Saskatchewan and Newfoundland and Labrador to contract further this year as the oil-producing provinces continue to struggle with low revenues and private sector restraint. Some of the recent weakness in Alberta from the wildfires in Fort McMurray should start to reverse in the second half of 2016. All other provinces except New Brunswick are expected to continue to expand in 2016, albeit at varying paces. “Momentum appeared to slow this spring in several oil-consuming provinces, including Ontario, Quebec and Manitoba, and we lowered our 2016 growth forecasts for eight provinces,” says Wright. “Our 2017 outlook shows more balanced growth across the country, with Alberta and Saskatchewan returning to positive growth and economic activity moderating in British Columbia.”

Tridel has raised more than $1.2 million to provide 168 scholarships for this program to date. OHBA presented Amsted DesignBuild with the 2016 OHBA Ontario Renovator of the Year Award.

Based in Ottawa, Amsted DesignBuild emphasizes the importance of customer satisfaction while designing and building up to the highest industry standards and places a strong emphasis on giving back to the communities where they renovate. Home insurance tips for winter By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

CANADA’S UNPREDICTABLE

winters can cause headaches for homeowners. Snow, ice and water can damage everything from your roof to foundation, so it’s important to compare home insurance quotes and pick a policy best suited to your dwelling’s features. Filing a claim can lead to increased rates, so be proactive in winterproofing your property. Talk to your insurance provider about what your policy covers. Keep your property maintained The Insurance Bureau of Canada (IBC) reminds that “a home insurance policy is not a maintenance contract,” meaning you’re responsible for general upkeep. It’s crucial to fix any minor damage to your home as soon as it occurs. Neglecting it means you’ll be held liable if it leads to greater damage. Going away? Check in early, check in often Some insurers will void your coverage if you leave your house empty and unmonitored for more than four consecutive days. If you’re going away on vacation, ask a friend to regularly check to ensure your home is properly heated so the pipes don’t freeze, and that heavy snow, ice and debris is cleared. Clear snow and ice Accumulation of heavy snow can damage your home’s roof, walls and foundation. Flat roofs are especially vulnerable to collapse, while sloping 30 YPNEXTHOME.CA

roofs create ideal conditions for ice dams. Icicles may be pretty, but they can potentially tear off your gutters and roof shingles and allow snowmelt to seep into your interior walls. Shovel out window wells, outdoor stairwells and clear away snow from the foundation.

fix. Wrap insulation sleeves around pipes in unheated or outdoor areas, draining any exterior pipes and hoses to prevent ice buildup. Unexpected power outages can cause indoor temperatures to dip, so if your home will be empty and you’re feeling extra cautious, turn off the water at the source and drain the pipes. .

Minimize personal liability Keeping your driveway and sidewalk clear of snow and tossing salt or sand on icy patches protects everyone from injury. Your policy’s personal liability portion provides coverage for injury or damage to others sustained on your property, but there are many exclusions. Homeowners can be found negligent if they don’t exercise a “reasonable standard of care” in keeping a property safe.

Consider additional coverage Your standard home insurance policy won’t protect you from “uninsured perils”: predictable or preventable events such as landslides and earthquakes, damage from rodents and insects, almost any kind of flooding – including from freezing pipes and sewer backups. Some of these perils can be insured by buying extra coverage.

Protect your pipes Flooding from frozen burst pipes is the single biggest winter nuisance – and among the most expensive to

‘Fall’ into your organizing groove By Hellen Buttigieg

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and well-ventilated area. 32 YPNEXTHOME.CA

Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labeled boxes. For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new

paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Downtown Hamilton The secret is out WHAT BEGAN NOT too long ago as a faint rumble is now a

Advice | MAKE YOUR MOVE

Avoid being penny wise and pound foolish when planning your move By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THERE’S AN OLD SAYING about

being penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible. 36 YPNEXTHOME.CA

Many movers such as Two Men and a Truck Canada offer a free, no obligation in-home estimate so you know exactly where you stand should you choose to hire them. Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. If you hire professionals to pack as well, we have all the supplies that ensure safe traveling for all categories of possessions, from heavy books to fragile lamps. Our boxes, for example, come in standard sizes so they can be stacked in the moving van to maximize space. We have dollies, stretch wrap, blankets and ties for securing items to the van walls. The goal is to get everything in the truck secured, so it does not shift during travel. DIYers likely lack the knowhow to do this effectively. Even if you do decide to pack your own belongings, consider purchasing professional packing materials from a reputable mover.

Whether you are moving your residence belongings or transferring office furniture, equipment and files, moving specialists know what to plan for and how to arrange the logistics. You may have a narrow window of opportunity because of booking elevators in a condominium, for example. We make it our business to take on the headaches of the move for you. Moving is one of the most exciting — and stressful — life steps you can take. Enlisting a professional mover is a fabulous stress reducer. If you are planning a move, think through the steps needed and keep an open mind to your options. Sure, you can do it yourself, but do you really want to? Doing it yourself will likely cost you more in time, money and aggravation. When you look at the big picture, hiring professional movers may be one of the best relocation decisions you could make! The Greystones of Greensville Where custom details are only the beginning YOU CAN SCOUR TORONTO for a tear-

You’ll discover this rare opportunity within The Greystones, 13 custombuilt homes, atop the Niagara Escarpment in Greensville, mere minutes from the charming town of Dundas. The Greystones will be just six minutes to Starbucks where you’ll 38 YPNEXTHOME.CA

also find shops such as Picone’s, Detour Coffee, Quatrefoil, Nellie James, Horn of Plenty, galleries, parks, annual festivals and even an art school. It goes without saying that Greensville is surrounded by greenspace with Webster’s Falls just down the hill, the Bruce Trail and conservation areas nearby. In today’s marketplace with wildly rising prices in the GTA, Thomas Cochren Homes (TCH) is offering this opportunity to live in an exclusive community on the cusp of the city in

a custom dream home starting at $1.4 million – and have it move-in ready within a year. The amenities within will be just as outstanding as the surroundings. Under construction is a fabulous home notable for its copper chimney cap and cupola. Mahogany entrance and garage doors allude to the wonders inside this phenomenal façade of hand-chiseled, natural Pennsylvania fieldstone. All homes will begin with exterior finishes of natural stone, brick or cedar with architectural mouldings and trim. But the choice and ideas are always in the hands of the homebuyer as they work one on one with renowned architect John Williams of Williams Residential Design, who is using the Arts & Crafts era as inspiration. This is when your home can meet your needs with the addition of a home theatre, paneled library, indoor pool, workshop, dog

shower station, guest suite or a bar, wine cellar or tasting room complete with plumbing and millwork. Says company President Tom Cochren, “Custom homes aren’t restricted to monster homes of 10,000 feet or more.” Time, design and details are key ingredients of a TCH-built custom home. Those details continue with tongue-and-groove cedar porch ceilings, decorative chimney design, custom solid wood entranceway and carriage-style garage doors. Inside is where the true identity of buyers shines through with custom layouts and cabinetry selections in the kitchen, baths and laundry including stone counters. Trimwork includes feature archways, decorative coffered ceiling and crown moulding. Hardwood flooring is finished onsite, not in a factory, with natural stone tile in the foyer, baths, the laundry and mud room, plus solid oak staircases and railings. A freestanding tub and shower and heated floors are part of the luxury of every master ensuite, along with a gas fireplace with stone slab surround, hearth and custom mantel adding to the comfort of the family room. Central air, central vac and a heat recovery ventilator are also included. Forming three cul-de-sacs, these homes will be located where rolling hills tell their own story, and each of the 11 remaining lots offer their own unique features and topography. Homes will be tailored to their surroundings as is the custom way of TCH. Several are perfect for walkout features while others are ideal for an outdoor pool and outbuildings. A ravine setting for another lot challenges the imagination with a design that could appear to be a single level in front while dropping down several levels in the back for an outstanding vantage point. Clients of TCH generally are not new to the home building process. “We offer the custom touch they didn’t get before,” says Tom Cochren.

“We build and design from scratch to give them the home of their dreams – inside and out.” Buyers aren’t looking for model homes and a stack of plans to choose from. Unlike an urban setting, they’ve got 40,000 sq. ft. of land to work with and a home to design inspired by their needs and this setting. TCH also builds Energy Star homes offering 20 per cent more efficiency above building code requirements; and beyond to R2000 (50 per cent more energy efficiency) and ultimately Net Zero homes which are 80 to 100 per cent energy efficient above code. There is a rainwater collection cistern that can be used for irrigation. They also suggest small investments like under slab insulation and hydronic tubing rough-in for heated basement floors that can provide greater comfort and pay off in future energy costs. Thomas Cochren Homes recently received the 2015 Award of

City Focus | CAMBRIDGE

CAMBRIDGE

Where history combines with prosperity for a vibrant community By Wayne Karl | Photos by Anne Marshall

IF YOU HAVEN’T BEEN TO CAMBRIDGE

lately, you’re in for a real surprise. No longer a sleepy little town formed from the amalgamation of the City of Galt, the Towns of Hespeler and Preston and parts of the Townships of Waterloo and North Dumfries – all of which boast rich history dating back to the 1800s – Cambridge is a thriving city with a population of approximately 130,000 and growing. Location is one of the most obvious advantages for Cambridge. Considered part of the Region of Waterloo, with a total population of about 539,000, the city is situated just off Hwy. 401, within easy reach of major metropolitan centres including Toronto and London and three U.S. border crossings at Detroit, Niagara Falls and Buffalo. In terms of economy, Cambridge is among the most industrialized areas in the country. In fact, it is one of the three point-towns that form “Canada’s Technology Triangle,” along with Kitchener and Waterloo. KWC today comprises one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. The area boasts a thriving 46 YPNEXTHOME.CA

advanced science and technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors. All of this has the region poised for a strong performance, according to the Conference Board of Canada and other sources. Growth in the manufacturing and services sectors in KitchenerWaterloo-Cambridge is to post average growth of 3.4 per cent to 2015, the Board says. Such growth is expected to fuel continuing hikes in employment, population and housing starts. Indeed, the City of Cambridge forecasts the population will grow to 180,000 by 2031. Population for the Region of Waterloo is forecast to climb to 729,000 in this time. Unemployment, which climbed to 7.3 per cent in 2013 from 6.6 per cent in 2012, is forecast to fall to 7.0 per cent for 2014, according to Canada Mortgage and Housing Corp. Amenities – both natural and manmade – abound, with Cambridge residents enjoying the year-round splendour of the Grand and Speed Rivers, more than 50 kms of trails (more than half along its rivers), a dozen

recreation centres, four public libraries, plenty of parks and golf courses and an excellent school system. For those looking for postsecondary education, Cambridge is within easy reach of University of Waterloo, Wilfrid Laurier University, Conestoga College and University of Guelph. Cambridge’s distinct 19th century architecture is also worth noting, offering a beautiful backdrop for every day living as well as shopping, dining and fun-filled festivals such as Riverfest, the Cambridge Tour de Grand and an annual arts festival. The Cambridge Farmer’s Market is the third oldest in the country and ranked one of Canada’s top 10. You’ll find farm fresh fruits, vegetables, meat, eggs, cheese, baked goods, maple syrup, honey, homemade crafts in a bustling atmosphere. Cambridge also offers more than 365 hectares of parkland. Some parks offer reservable picnic sites and playing fields, while Mill Race Park provides a popular venue for wedding photos. A well-maintained trail system encourages residents to hike, bike, run and go horseback riding while the river

Neighbourhood Profile

East Galt Galt is the largest of the three smaller towns that amalgamated to form the City of Cambridge in 1973. Downtown Galt begins at the towering, Hogwartslike edifice of Galt Collegiate Institute near Samuelson and Water Street, and sits along the banks of the Grand River. Lifestyle It’s a slower pace here, owing partly to the older population, but this is still a lively downtown, busy by day and into the evening with shoppers, diners and those drawn to the neighbourhood for the river’s enticing features. While it retains somewhat of a gritty urban feel, this is still relatively small town Ontario. It’s actually a family friendly community on the cusp of gentrification. Vibe Old meets new in this architecturally and ethnically diverse community. The surroundings are beautiful, with a living history feel, which is why so many films and television series are filmed here. The Grand River dominates the core, appropriate considering the river and its many mills are what drew so many people to what was once the largest town around. The mills are now converted loft condos or shopping complexes.

provides a perfect place to kayak and canoe. At 12 recreational facilities, residents can dive into well-maintained indoor and outdoor pools, play pick-up hockey at the arenas, celebrate special occasions within the banquet halls and sign up for various activities at the seniors’ centres. The three historic core areas of Cambridge that make up the city – Galt City Centre, Preston Towne Centre and Hespeler Village – have all undergone revitalization projects in recent years. The strategy is multi-faceted, involving projects of different scopes and scales and many different stakeholders, with the intent to modernize the communities in a comprehensive and integrated manner and to account for the different needs and features of each area.

What does all this mean for prospective homebuying? The Real Estate Investment Network, for example, ranks Kitchener-WaterlooCambridge number two not just in Ontario but all of Canada. The group cites strong in-migration, good average incomes and job growth. Cambridge offers a variety of housing types, from single-detached homes to multi-residential communities. Mattamy Homes, Eastforest Homes, Haastown Holdings, Dunnink Homes and Decora Homes are builders with developments in Cambridge. In nearby Kitchener-Waterloo, all of CountryGreen Homes, Dunsire Developments, Mountainview Homes, Branthaven Homes, Empire Communities, Losani Homes, Reid’s Heritage Homes and Terra View Homes have developments.

In The Area Downtown Galt, like much of Cambridge, is a bargain compared to neighbouring cities such as Waterloo or Guelph. There are fewer hipster boutiques and cafes, but they’re here, charging less for their goods and services. Planes, Trains & Automobiles This is a highly walkable community, with most people living within a 15-minute stroll of downtown. Water Street is Hwy. 24, so commuters to Brantford and points south reach their destination in a matter of minutes. Heading north via Hespeler Road, it’s a 10-minute jaunt to the 401. Kitchener-Waterloo and Guelph are within easy reach, and there are GO and Greyhound buses in addition to Grand River Transit for public transportation. The Good, the Bad & the Rest Redevelopment of Civic Square means a variety of activities are staged downtown. The Public Library, art galleries and the Galt Little Theatre all enliven the downtown. Galt Arena Gardens, opened in 1921, is the oldest continuously operating rink in the world. Gordie Howe, Terry Sawchuk and Bobby Hull all passed through its doors. – Anne Marshall

4 disgusting things you’re doing at home unknowingly people, pet hair, fungus, dust mites, allergens, food and dirt from the outside. “Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.” The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet.

clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with us about the disgusting things we’re doing at home – and it has us changing our ways. The first thing you need to be aware of, explains Dunn, is fomites. “Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says. So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing! Disgusting thing you’re doing #1: Sponges The gross factor: A sponge has 10 million bacteria per square inch. “It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. The toilet seat is cleaner than a cutting board wiped down with a dirty sponge – the sponge is 200,000 times dirtier.” says Dunn. The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you 48 YPNEXTHOME.CA

Disgusting thing you’re doing #4: The TV Remote need to disinfect them with one of these three methods: 1. Run them through the dishwasher 2. Soak them in a concentration of one part bleach to nine parts water for at least five minutes 3. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove). Disgusting thing you’re doing #2: The Loofah Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant. The gross factor: A person sheds 1.5 million skin flakes an hour. “Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.” The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area; if you have to use one, hang it up to help it stay dry between uses. Disgusting thing you’re doing #3: Wall-to-Wall Carpeting The gross factor: It’s a botanical zoo! The gross factor: They’re dropped on the floor, get sat on by people and pets, stuffed into dirty crevices of the couch and constantly touched by everyone in the family – and more often than not have grease stains (we don’t wash our hands when eating popcorn and change the channels). If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier. The fix: Once a week take a cloth slightly moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly. Advice | FUNDAMENTALLY SPEAKING

Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully

“ Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust”

By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

LOW RATES continue to dominate in

the mortgage world, after the Bank of Canada dropped its influential overnight target rate – not once, but twice – last year. In its latest announcement on Sept. 7, the BoC again held the rate at 0.50 per cent – where it has been since July 2015. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in September, it also took the opportunity in its Monetary Policy Report in July to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does 52 YPNEXTHOME.CA

the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing.

Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.
