s you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location.

Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

Living together puts those little things under a spotlight. They can test relationships, hurt friendships and cause unnecessary aggravation in rental living. Sometimes the little things can be ignored – but eventually, putting up with something that aggravates you can be maddening. And when it happens in your own home, there’s no way to escape it.

I say, “Face it head on.” Whether it’s a roommate or a neighbour, if something is bothering you, don’t just let it build until you explode, approach the person whose little thing is driving you crazy and find a way to eliminate the issue. It’s generally a good way to live life, but it’s of ultimate importance in rental living.

I’ve had those moments before – I’m embarrassed to say, I didn’t even realize I was driving my roomie crazy with my little thing. It seemed innocent at the time, and it was in one of my first apartments living with a roommate.

I hate washing cutlery. I’d wash every other dish, pot, pan, plate, cup and saucer and then rationalize that it would be fair to share the chore so I’d leave the cutlery for my roommate. Since I hate doing it that much (Yes, really. Still do.) I didn’t see why it would be a problem. Finally, when my roommate could take it no longer, she gave me a gentle but obviously irritated talking to about this habit. I felt bad, having never realized the impact it had on her, but upon discussing it we came to a great compromise and moved past it. We remained close over the years. Once, fairly recently, when she came for dinner and I cleaned up, she noticed that I still left the cutlery, and made a joke about it. My husband laughed, the two of them commiserated.

My next apartment had a dishwasher.

THE START OF A NEW SCHOOL YEAR IS FAST APPROACHING AND CSA GROUP, a leading standards development organization, and global provider of testing and certification services, has some important advice for college and university students heading out on their own.

When leaving for university you often want to bring the conveniences of home with you. Your apartment will be equipped with the necessities – fridge, stove, maybe even a microwave and dishwasher. If you’re sharing your rental with a roommate – or a lot of roommates – you may feel like creating your own little private dining in your bedroom with a hotplate, a microwave or a mini-fridge. But your room may not be designed for the mini-kitchen you want. It’s important to check with your landlord to see what the rules are when it comes to electrical appliances, before you arrive.

Often there are limitations in your lease, as it can create a safety or fire hazard. Remember that helping to ensure the safety of any electrical items you do bring could save your life.

“Leaving home for your own place is an exciting time for students,” says Allison Hawkins, Manager, Corporate Affairs.“We want everyone to have a fun at college and university, so CSA Group has offered a few suggestions to help make sure that new-found freedom includes safety.”

CSA GROUP OFFERS THE FOLLOWING TIPS FOR YOUR NEW HOME AWAY FROM HOME: Check with your landlord before you bring appliances: Some apartments don’t allow cooking devices or appliances to be used in your bedroom. Check the rules to make sure the items you plan to have in your room are permitted.

Seek out a recognized name and certification mark: When a product doesn’t include a brand identifier or trademark, it may be a counterfeit which can lead to serious safety issues. Brand-name companies want you to know whose product you’re buying. Look for a certification mark on your electronics, to help ensure they’ve met applicable performance and safety standards.

Make sure you have a working smoke detector and carbon monoxide alarm: Carbon monoxide is a colourless, odourless, lethal gas and a carbon monoxide detector could save your life. Make sure you have a working carbon monoxide alarm and smoke detector installed in your room. Check for a certification mark to help ensure it’s been tested to the applicable standards for safety and performance.

Use your appliances safely: If you are using small appliances, like microwaves, coffee makers or hot plates, make sure you follow the manufacturer’s instructions. Don’t leave items unattended while in use and keep flammable materials away from cooking and heating devices.

Don’t overload electrical cords or outlets: When you’re short on outlets, it may be tempting to have your laptop, gaming system, sound system and microwave all plugged into one cord, but that can overload the circuit and potentially cause a fire. Make sure the extension cord is heavy enough for the intended load. If a cord or plug becomes hot when it is plugged in, it may be overloaded. Semi-permanent installations should not use extension cords.

WE OFTEN COMPLAIN THAT WE NEVER HAVE ENOUGH SPACE. Every inch of space counts when the floor space is limited. With a little ingenuity, some practical solutions and yes, maybe selling or trading in a few items, your small dwelling can become your home.

Enough of feeling cramped and cluttered! Now is the time of year to finally get organized and make the most of every inch of space with these helpful room-by-room ideas.

The housing market has gone wild and every time real estate looks like a good “investment” people start questioning whether they should make the jump from renters to home owners.

THERE’S SOMETHING ABOUT MONEY

Do you suffer from wanderlust? Are you upwardly mobile and constantly on the move in your career? Stick with renting.

People who relocate for work are often better off as renters because they don’t have to worry about the horrendous home acquisition and disposal costs (selling commissions alone average six per cent). Unless you get lucky and the value of the home you purchased goes up by at least 10 per cent, you’ll be losing money.

Did you see that? Did you? The question moved from the issue of “shelter” to the issue of “profit”. That’s because people often believe that a home is a good investment. Unfortunately, and I speak from experience, this isn’t always so. I was one of those people who bought into the market during the boom of the 1980s only to watch my equity evaporate when the real estate bubble burst.

While the money is one of the considerations - and it’s a pretty complex one - it shouldn’t be the only consideration. That being said, if you’re going to make this decision, you have to look at the dollars and cents.

First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks.

Hang on now; there are some other factors. Renters aren’t responsible for maintenance. Generally the older the home, the higher the maintenance. A good rule of thumb is to estimate maintenance costs to be three to five percent of the home’s value per year. So a house worth $200,000 would cost $6,000 a year or $500 a month to maintain.

You also need to consider “closing costs”: legal fees, land transfer tax, and other miscellaneous expenses that you don’t pay if you are renting. Assume five percent of the purchase price on the home.

First-and-last-months’-rent is also a ways smaller than the typical downpayment on a home.

ON THE ROAD AGAIN

Buying a home in a neighborhood you don’t know well is one of the top mistakes home buyers make. If you’re new in town, you may be better of renting a house for six months or a year to get a feel for it. If you like living there and you like your neighbors, you’ll feel much more comfortable signing on the dotted line later on.

STEADY AS SHE GOES Your employment prospects should be pretty stable before you consider buying your own home. Home ownership requires a number of regular payments - the mortgage, property taxes, utilities, maintenance, and insurance. Missing any of these payments can trigger dire consequences.

There are a number of financial factors that will weigh in when it comes to the rent versus buy question. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an owner and overall I like home-ownership more. Course, like the weather and my underwear, that could change. Who knows what the future holds.

MOVING CAN BE STRESSFUL FOR CHILDREN. THE CHANGE CAN BE OVERWHELMING, but there are ways to make it easier on them.

It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making.

If kids feel included and take ownership of their new-home decision, the transition will go much easier.

Moving is a family process so share the excitement and responsibilities with every member of the family.

Give everyone an age-appropriate responsibility.

Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff.

Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and it’s OK to have these feelings.

Involve your kids in the packing process and start packing items you will not need ahead of time.

Sentimental items your children treasure such as special blankets, beloved stuffed animals and photo albums should be kept in a separate bag or box which they can keep close until moving day, and then bring with them to your new home.

Plan a date to tour your new neighbourhood RentersGuide.ca with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood tennis courts, soccer clubs, baseball associations.

Check with the local school PTA to determine if there is a Welcome Wagon program, arrange a tour of their new school and meet the teachers ahead of moving day.

Make sure children say goodbye to the important people in their lives.

Help them prepare a list of phone numbers, emails and addresses of important people in their lives. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule a few play dates with their friends before your move day.

Give your kids an inexpensive digital camera to take as many pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos.

Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make new friends in their new neighbourhood.

Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic.

Paint Your Apartment

How to

NOTHING GIVES A ROOM A LIFT LIKE A FRESH COAT OF PAINT. And changing the colour is the easiest decorating touch in the world. But painting your apartment – even just one room – is a lot more work than you might imagine. So look into it carefully before you attempt it.

If you’re contemplating painting your apartment, speak to your landlord first to find out what the company policy is regarding painting, especially if you have a vibrant colour in mind. Many property managers have a schedule for painting their units and yours could be due. Most companies paint all the rooms in a standard neutral colour like an off white, which makes it easier to maintain as well as re-rent.

The key to any successful painting project is preparation: Move any furniture in the room away from the walls and cover the floors and all the remaining furniture with plastic or drop cloths. Next, remove any pictures, mirrors, window treatments and electrical light switch plates.

Loosen the ceiling plates of hanging light fixtures and cover them as well. Use a mild soap and water solution to wash any surfaces that are soiled or may have an oily residue from hands or cooking. Mask any surfaces not to be painted such as door handles with non-sticky painter’s tape. Clean the baseboards and tape them as well, overlapping the drop cloth. Spot prime any surface markings with a good primer to prevent the stains or marks from bleeding through the finish coat.

Sand any rough surfaces with fine sandpaper and remove any sanding dust with a vacuum and damp cloth. Examine wall, ceiling and trim surfaces for nail holes, cracks or other imperfections. Fill the holes with spackling compound and wipe the spatula over the area until smooth.

Priming is an important step that many amateur painters think they can forego. Priming helps improve adhesion of the final colour, block flaws and give the finished colour a uniform appearance and maximum sheen – in short, a professional look. The type of primer you’ll need depends on what was on the wall before you start, as well as the colour you want to put on the wall. Painting a lighter colour over a darker one requires a good priming. If you’re painting a dark or vibrant colour over white using a tinted primer can save you coats of paint. Check with your paint dealer to make sure you purchase the right type of primer for your room.

It is common to use a gloss or semi gloss for doors and trim, an eggshell or matte for the walls and the least reflective type of paint for the ceiling. Matte paints are more forgiving of flaws on the wall while the higher the gloss the easier it is to clean and wipe down.

If you are painting the entire room start with the ceiling and then paint the walls. Begin at a corner of the room, using a two to two-and-a-half inch angled brush and RentersGuide.ca apply a three-inch strip of coating along the perimeter where the wall and ceiling meet. If you’re not comfortable

with this technique, tape the edge with painter’s tape to achieve a perfect line. Do one section of the ceiling at a time. Use a roller to fill in the interior of the ceiling. Pour paint into a tray and slowly roll the roller back and forth to remove excess paint. Roll the width of the ceiling rather than the length. An extension pole will help you reach the ceiling comfortably Using the same technique, paint the walls along the baseboard and around the door and window trim, one wall at a time. Use a two-inch sash brush to paint the window sash, then the rails. Be careful to avoid painting the sash tracks. Leave the sash open until the paint has fully dried, removing any paint from your window panes with a taped razor blade (be careful not to scratch the glass).

Fill in the walls will a roller, rolling the paint in a W pattern, and then spreading the paint to fill in. Roll from floor to ceiling to blend and finish each section. Work in small sections so that the paint doesn’t begin to dry before you can fill in the section. Let the first coat dry and then check to see if you need a second coat. Let the walls dry for 24 hours before painting the trim. Apply painter’s tape to the edge of the wall to ensure a clean job. If you make a mistake you can remove the wet paint with a damp rag before it has time to dry.

Once you’ve finished painting, you’ll need to clean up, and dispose of any leftover paint. Clean brushes with solvent, squeezing out as much paint and solvent as possible. Rinse the brushes in solvent, then wash in soapy water. Rinse and let dry. Wrap and store in heavy paper. Disassemble the roller and submerge in solvent. When most of the paint has been removed, wash with soap and rinse thoroughly. (If you have used latex paint, substitute soapy water for solvent). You may want to save a small amount of paint for touch-ups. Close the can, mark with masking tape and store under your kitchen sink or in your storage locker.

Used paint never gets discarded in the trash or poured down the drain, ensure you dispose of it properly.
