hether you’re relocating from one coast to the other or moving to your first place out of parents home, changing homes can be hectic, exciting and certainly stressful. But, relax.
You can eliminate all the anxiety sometimes associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help you give you tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family for a recommendation of mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide as well any other additional costs, such as insurance and mileage costs so you can budget accordingly.

t
his year Labour Day comes late - as late as is possible, the 7th. It feels like we won a little bit of extra summer, so don’t put away those white shoes just yet! But get busy putting everything else away.
September 1st is a popular moving day. People want to get settled before school starts – whether parents of school-aged children, post-secondary students setting up their own homes, or educators that will be getting back to work after a summer respite. If school isn’t part of your world, well then it will explain why you’ve found this month such a busy and difficult one to move.
Busy months have movers booked, trucks reserved and friends spread thin. If you’re relying on some friends to do-it-yourself with a bit of help, you may have to consider how many other people are moving and needing that muscle on September 1st too. If you’re moving to accommodate school, you’ll find it’s a bit more of a rush to settle in, too. Where the summer offered long, easy days, the start of the school year wraps up a large part of your free time – not just at school, but traveling to and from, homework, meetings, extracurriculars and trips to the library. You have the extra seven days, use them wisely to get your home settled and your things put away. Once the rigors of school set in, fitting the move into the routine may seem just a little more difficult. But, you made it! And if you’ve been waiting for October so that you’re not competing with those moving for school, it’s time to get looking! Our magazine and website YPNextHome.ca, our YP NextHome Rent app and our newsletter offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

ESTABLISH PRIORITIES WHEN SHOPPING FOR AN APARTMENT
BY TED WHITEHEAD
WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column. ypnexthome.ca All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the
ypnexthome.ca 18
building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live. That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation. When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc.. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates. Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live. For more information on CRBP, visit www.crbprogram.org.

renters’help
Living with THE LANDLORD BY A M Y H A NCOCK Since it doesn’t apply, it means the landlord isn’t obligated to give notice and can ask the tenant to leave immediately if they don’t pay rent, or for any other reason. The landlord can raise the rent, change the locks or do a number of other things a landlord would be prohibited from doing under the RTA. It works both ways - a tenant can also jump ship without notice and the landlord does not have the same protection covered by the RTA. It is implied that treatment should be fair, but there are no legal regulations or support for either the landlord or the tenant in a home shared with the owner. In order for both landlord and tenant to protect themselves and have clear expectations, there should be a written roommate/ rental agreement. This kind of agreement is a contract and can be enforced through contract law. You may want some legal guidance on creating a proper contract. That agreement should include, but is not limited to: • Rent amount, how it will be split among residents and paid to the landlord. • How other costs like utilities, Internet, cable, etc will be split and paid for.
RENTING OUT A ROOM IN A PRIVATE HOUSE OR CONDO AND SHARING THE HOME WITH THE OWNER is a lot like having a roommate – except for the legal implications. Living with someone can be a great way to save on expenses, make your housing budget go further and enjoy a type of home you wouldn’t normally rent on your own. But unlike a typical roommate, where both of you rent from the owner, living with the landlord doesn’t offer you the same legal protection through the Residential Tenancies Act (RTA) It’s important to know the regulations and limitations that this type of tenancy has. You may be surprised to find that, in most ypnexthome.ca provinces, if a tenant shares the kitchen or bathroom with the landlord or the landlord’s immediate family (parent, child or spouse), then the Residential Tenancies Act (RTA) or Landlord and Tenant Act do not apply.
ypnexthome.ca

• How the property will be shared. For example: who gets what cupboard in the kitchen or space in the linen closet, and if any areas will be exclusive to one person. • How the chores will be split. • How notice of termination and length of notice should be given to the landlord and other roommates. • If there will be a damage or last month’s rent deposit, and how that will reimbursed upon terminating the tenancy leaves. The landlord and tenants can add to the contract, as long as it is agreed upon. Although you won’t be protected by the RTA, having a written contract will give both the landlord and tenants some protection. If you are not sure if you will be protected by the RTA and want to review the law within your own specific province, check out the CMHC provincial fact sheets. Life is a sitcom part II WHICH NEIGBHOUR ARE YOU BY JEN N IFER BR AU N
ypnexthome.ca 32
ypnexthome.ca
YOU DON’T GET TO CHOOSE YOUR NEIGHBOURS. If you did, you wouldn’t be sandwiched in between two crazy families – one that reminds you in all the wrong ways of the cast of Modern Family to one side, and the loudmouth cast of Roseanne to the other. If this isn’t representative of your living situation, maybe one of these famous TV neighbours is. Read on to discover which TV neighbour you are: SEINFELD: ARE YOU A COSMO KRAMER? Your neighbour’s rental is basically your second home. You don’t wait to receive an invite. Instead, you just show up uninvited and rarely even bother to knock on the door. Your home grocery bill is very low, because you just mooch all of your neighbours’ food and anything else that you fancy for that matter. Fortunately, most of the time you are welcome. Other times, you can be a bit much. If you can’t take a hint and your neighbour has had to literally tell you “Get out!” - You’re definitely a Kramer. TWO BROKE GIRLS: ARE YOU A SOPHIE? The first time you met your neighbours is when they left you a threatening letter, begging you to keep the noise down. They didn’t know who they were messing with. You don’t let people walk all over you and you have a bit of an attitude. Luckily, you also have a nice side and your generosity wins neighbours over. If you’re a Sophie, you’re honest and totally eccentric, but your sweet personality has earned you a spot at your neighbour’s kitchen table. THE SIMPSONS: ARE YOU A HOMER? If you’re a Homer, you haven’t got a clue! You think you and your neighbours are on good terms since you always politely say “Good morning” (when you wake up drunk on your door step). You’re constantly having parties and being loud at any, and every hour. Of course, you invite them to join the party. They never come. You have a good heart, but the fact is you couldn’t care less about your neighbours needs. EVERYONE LOVES RAYMOND: ARE YOU A MARIE & FRANK? Your son lives right across the street and you’re convinced he couldn’t be luckier. After all, you shower him with homemade food and surprise visits that you know he really appreciates. Maybe you can be too honest at times about everything from his parenting skills to his wife’s looks, but everyone needs a little bit of tough love. You only want what’s best for him. THE BIG BANG THEORY: ARE YOU A SHELDON? You have no interest in attending a dinner party at your neighbour’s nor do you have any intentions of inviting them over to your place. In fact, you purposely try to avoid them at all costs. You don’t ask them for anything and you’re happy if they don’t either. If you avoid eye contact and any type of conversation with your neighbour, you’re probably a Sheldon. If you have neighbour issues you’d like to share or have questions about dealing with bad roommates - or rental living in general, get in touch! Email us at AskRentersGuide@ypnexthome.ca - perhaps the answer you need will be in the next Rental Ranting!

Saying yes
TO THE ADDRESS BY K I M BER LY L EU NG
WHETHER YOU’RE LOOKING FOR YOUR FIRST OR NTH RENTAL, finding the right one can pose a challenge. Here are 10 things you should think about before saying yes to the address. 1. ACCESSIBILITY: While realtors might emphasize the importance of location, it doesn’t necessarily mean just proximity to the things you care about. A unit geographically closer to work might take longer to get to than one further away but right along a major highway. Living along a subway route might make your commute more pleasant in the winter, when a 20 minute walk will chill you to the bone. 2. PRICE: A big one for most people, a good rule of thumb is to keep your housing costs (including utilities and other essentials) at about 30% of your net income. After all, what good the perfect unit if you have to drastically change your lifestyle to stay in it? You should be living your best life! 3. PROXIMITY: Although it doesn’t necessarily guarantee accessibility (see 1), there’s usually a positive correlation between how far away you are from somewhere, to how long it’ll take for you to get there. So if there are some places you know you’ll go frequently (work, school, maybe your mom’s house), it pays to consider how close they are to your new home. 4. AMENITIES: A newly built condo with all the bells and whistles will generally cost more to live in than an older, lower rise building with the basics. If you don’t have much need for a pool, party room, or extra parking, why pay for them? Save your money for the things that matter to you. 5. DEMOGRAPHICS: Think about whether your life meshes with those of your neighbours, businesses and establishments located nearby. Like peace and quiet? Living on a major road, near student housing, for example, may not be the best fit for you. On the other hand, if you’re a party animal, you might find being in a suburban, family friendly area a bit stifling. 6. TRANSPORTATION: How do you get around? Do you love to walk? An area with convenient shops and services nearby could be perfect for you. If you love driving, you might not mind your favourite stores further away, as long as there’s plenty of parking. And if you’re reliant on public ypnexthome.ca transit? Living on a well-served bus route can make your life a lot easier. 7. PRACTICALITY: It’s easy to fall in love with a well-staged apartment, or even an empty one. You start dreaming about new furniture, and decorating...but sometimes your initial excitement over a gorgeous unit runs up against reality when you realize, after you move in, that ypnexthome.ca
it doesn’t fit your needs. So try to take a moment to consider how it’ll fit into your life now, and in the future. 8. RESTRICTIONS: Have a furry friend as a roommate? Maybe you haven’t been able to kick your smoking habit yet? Some landlords have strict rules on what they’ll allow on their property, and in the interest of maintaining a good relationship with them, it’s best to respect their wishes. Ask whether there are any restrictions against pets, smoking, noise, etc, before moving in. 9. SAFETY: Are the entrances well-lit? Is there security or cameras installed on the premises? Is the building located on a bustling road, or a secluded inside street? When looking for a unit, consider how safe you’ll feel living in it. You should never live somewhere that makes you feel the need to sleep with one eye open. 10. THE FINE PRINT: Talk to your landlord or building management, and scrutinize the rental agreement before you sign anything. Find out who’s in charge of repairs, and how complaints will be handled. Ask what your rental fee covers and the rate of future rent increases. Be informed, and make sure know your rights as a tenant. Now move in, and enjoy your new place! moving
Moving to your first apartment requires
SMART ORGANIZATION AND PLANNING BY CHUCK RESNICK
FOR MANY FIRST-YEAR UNIVERSITY OR COLLEGE STUDENTS, a new school year means a new home.
ypnexthome.ca ypnexthome.ca 38
Moving out for the first time can be a stressful change, an the transition to college or university on top of that can make it a very overwhelming experience. However, taking a few painless steps can make the move to the new “home away from home” go more smoothly. Moving children to their university or college of choice for the first time can leave parents and their student children physically and emotionally drained, if unprepared. It’s easy to get frustrated when faced with packing and condensing belongings which will ultimately have to fit in a small room in a space often shared by one, two, three or more people. So here are some tips for parents and students to make the process easier: PACK RIGHT, PACK LIGHT. Student apartments aren’t usually very big and there isn’t much room for clutter. Try to only pack the essentials with a few decorative items such as pictures of family and high school friends to make it feel more like home. 2. WHEELS MAKE THE JOB EASIER. Take a cart or box dolly to help you unload and move items from your car or van to the apartment. 3. ITEMS OF A FEATHER, PACK TOGETHER. Pack similar belongings together; it makes unpacking on arrival much easier. 4. PACK YOUR TOOLS. Buy a tool kit once you get to campus, or bring one from home, because you never know what you might have to put together, take apart or fix. 5. SURVIVAL OF THE FITTEST. A First Aid kit is always helpful. But make sure you’re packing medicines and cleaning supplies separate from your other items. 6. RECYCLE YOUR MATERIALS. Make sure to break your boxes down and pack them away in a safe and dry place so you can use them when it’s time to move out. If you don’t want to purchase boxes, rent totes instead. Totes stack so they get the job done well and can be picked up or retuned after a move.

Four disgusting things
YOU DIDN’T KNOW YOU WERE DOING BY ELISA KROVBLIT
THERE ARE SOME REALLY DISGUSTING THINGS THAT you’re doing at home – and you don’t even know it! An expert on the chemistry of clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with Renters Guide – and it has us changing our ways.
The gross factor: A person sheds 1.5 million skin flakes an hour. “Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.” The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area, if you have to use one, hang it up to help it stay dry between uses. WALL-TO-WALL CARPETING The gross factor: It’s a botanical zoo! Skin cells multiplied by the number of people, pet hair, fungus, dust mites, allergens, food and dirt from the outside.
The first thing you need to be aware of, explains Dunn, is fomites.“Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says.
“Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.”
So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing!
The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet.
SPONGES
THE TV REMOTE
The gross factor: A sponge has 10 million bacteria per square inch.
The gross factor: They’re dropped on the floor, get sat on by people and pets, stuffed into dirty crevices of the couch and constantly touched by everyone in the family - and more often than not has grease stains (we don’t wash our hands when eating popcorn and change the channels).
“It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. A cutting board wiped down with a dirty sponge is dirtier than a toilet seat – 200,000 times dirtier,”says Dunn. The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you need to disinfect them with one of these three methods: Run them through the dishwasher. Soak them in a concentration of one part bleach to nine parts water for at least five minutes. Boil them in a pot of water at 60°C for five minutes (in the ypnexthome.ca microwave or on the stove). THE LOOFAH Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that ypnexthome.ca includes an exfoliant.
If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier. The fix: Once a week take a cloth moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the TV remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly.
KIM DUNN Kim Dunn has been a Molly Maid franchise owner for over 15 years. More than just cleaning, she graduated in Industrial Microbiology and worked in the field for seven years doing research and clinical work at U of T and Toronto Western Hospital. A long-time Aurora resident, her business services the Aurora, Oakridges, King and Nobleton area. kim.dunn@mollymaid.ca905-841-6243

cityscene
Take a tour of
HESPLER VILLAGE BEAUTIFULLY COSY AND HISTORICALLY SIGNIFICANT, the Hespeler Village area of Cambridge is bounded by Hespeler Road, Blackbridge Road, Townline Road and the Jamieson Parkway. Approximately equidistant to Kitchener/Waterloo, Guelph and greater Cambridge (Galt), it is an oasis of quaintness in the Golden Triangle. Not the sleepy town it appears to be, Hespeler Village is characterized by a civic-minded population with a real mix of values, from the traditional (churches abound) to the esoteric (massage therapists, acupuncturists and holistic nutritionists aplenty). Children of all ages play in the streets, and it’s definitely more of a family atmosphere than a singles scene. This is a neighbourhood on the move, outdoors oriented and eagerly embracing change. This a community loves the outdoors and shows pride in the homes and gardens. Active professionals jog or cycle along the Speed River, and congregate on weekends and evenings in the bistros of the rapidly gentrifying main drag, Queen Street. With origins as a mill town, Hespeler Village is a healthy mix of working class and younger professionals, some with families. While housing is affordable, and big box stores and outlet malls are less than a kilometre away, the Queen Street strip readies itself for an influx of new residents in the next few years, with a more upscale feel and price scale. Restaurants are slightly pricier than those along Hespeler Road, but considering the quality and diversity of the dishes, they’re still a bargain compared to bigger city prices.
ypnexthome.ca Located minutes from Highway 401, Hespeler Village is ideal for commuters heading east to Toronto or west to London. Highway 24 runs south to Brantford and Lake Erie; the same road, under various names, extends north as far as Collingwood. GO Transit operates buses to and from Toronto. Within the community, bus services ypnexthome.ca
link the village to Cambridge and Waterloo, while locals praise its walkability and well-maintained bike paths. Hespeler Village is home to several public and separate elementary schools, as well as Jacob Hespeler Secondary School, named after the town’s founder. The busy downtown area features a beautifully renovated early 1922 Carnegie library building, expanded and housed in a modern glass facade. Forbes Park offers tennis courts, playing fields, a splash pad and greenspaces, and Jacob’s Landing park near several decommissioned mills is a popular picnic and photography spot. While newcomers cite affordable housing compared to nearby cities such as Guelph, they are less enthusiastic about some of the seedier aspects that remain on the fringes of the central village, which have not yet been touched by the gentrification process. However, most see it as a community on the verge of greatness, and praise the efforts of local residents and businesses to turn around the image. ANNE MARSHALL Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards. ypnexthome.ca
