The lease is the contract between tenant and landlord. That contract is there to make sure you know exactly what each person’s responsibility is. If you rent an apartment don’t rely on your memory – or what you thought the apartment included. Before you sign your lease make sure it includes all the amenities, responsibilities and expenses that it should. If the landlord mentioned that the property includes utilities but the lease doesn’t reflect that, then mention it. If you thought the apartment had parking but the lease
says it’s an additional fee, ask. Whatever is in the lease will stand, unless both landlord and tenant agree to ammend it If it’s not in writing then it’s not included. Could be an oversight, could be a miscommunication, either way, you don’t want to find out you’ve got responsibilities or expenses that you didn’t think you had. SET AMONGST THE ROLLING hills of Oxford County, just west of Woodstock and east of London, Ingersoll is the birthplace of Canadian War of 1812 heroine Laura Secord. This former sleepy town is undergoing a renaissance, as development creeps ever closer to the 401. Country comfort close to the city is what Ingersoll is all about. While farming has long since given way to indoor employment for most, the community still feels connected to rural roots, and the impressive Hurley’s Independent Grocers is the biggest supermarket in town. Small town charm and old-
fashioned family values dominate the cultural landscape, where all the tallest buildings are churches. A neatly preserved downtown core of mom-and-pop businesses looking more and more like grandma-andgrandpa shops, it’s also well situated for a hipster gentrification process, and the signs are already there. Surprisingly more affluent than a lot of neighbouring communities, employment rates and annual incomes are both higher than the provincial average. Cultural diversity is somewhat lacking, but that’s likely to change soon. Ingersoll doesn’t have its own
public transit system, but it does have a downtown VIA Rail station. It’s a small enough town that it’s relatively easy to get around on foot or by bike, and there’s a neat network of scenic trails that can keep you off the roads Ingersoll is a small town. Depending on your perspective, this could be a very good thing. Living in Ingersoll probably means doing a lot of your shopping elsewhere. Fortunately, its proximity to London means that higher-end chain retailers are only a short drive away.

CHANCES ARE, at some point in your renting life, your place was filled with hand-medown furniture. Some of it you probably loved, some of it you probably hated. Antique stuff from grandma’s place will always be cool — I’ve got a retro chair we picked up from my boyfriend’s grandparents. However, there are hand-me-down pieces, like sofas, that tend to be less convenient to hold onto as you become a more established apartment dweller. If you live in a condo, small apartment or genuinely odd-shaped space, apartmentor condo-sized furniture is your best bet. The upside to this kind of furniture is that it was designed with small spaces in mind — think CB2 or EQ3. These days, you can always find suitable furniture options…but they tend to bring with them a few pitfalls. SIZE VS. COMFORT VS. STYLE Sometimes finding the appropriate furniture set for your tiny apartment means compromising on comfort. That’s not to say that you can’t find comfy sets that will fit in your unit, it just means that you’ll need to give a little to get a little. For instance, if you want something with big, cozy cushions, you might decide to go with a big love seat and chair, instead of a full sofa. If a matching sofa set is important, searching for a sleeker, smaller sofa and chair might be best — but sometimes that means losing the comfort of big cushions, or the overall choice in style. When comes down to it, you might even think that apartment-sized furniture is just too small. Having said all that, there are some great options out there, but that brings me to our next pitfall... AFFORDABLE OPTIONS ARE LIMITED If you’re trying to buy small-space furniture on a budget, it can get tricky. My doorway is very small and my apartment itself isn’t big to begin with, so we couldn’t bring home anything longer than 75 inches when we were looking for a new sofa. A quick search will tell you that the average small sofa is still more than 80 inches long. Stores that create custom-sized furniture are great for avoiding that comfort vs. size compromise, but they tend to be pricey. I managed to buy the smallest, most affordable (and nicest) sofa and chair for $1,200 during a sale (and the first movers originally refused to move the furniture in because they were convinced the sofa would not fit). I like our sofa and chair, but we really only had a few options in that price range when it came down to style, colour and comfort. RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you. How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim. 1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam. How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you. You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in. And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access. 2. CASH OR WIRE TRANSFER: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability! 3. INFORMALITY: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag. 4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is. 36

You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent? Too nice, too big, too new for what the price is? Question it. This is the biggest warning sign in avoiding a scam. 5. THE CON: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings. Scammers know how to make people trust them. They aren’t making this up as they go they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards. Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you. When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.

A renter’s guide to dealing with
noisy neighbours

RENTAL LIVING HAS ITS PERKS, but of the few compromises that come with this living culture, living with noise might be the biggest. It doesn’t matter if you have to deal with basketball all-stars living up-stairs or young beer pong champions living next door, you know the noise can take a toll on your life. Still, you know you can’t entirely escape it. So, what do you do? The laws around neighbour noise aren’t clear cut. Before you blow a fuse and prance over to your neighbours to unload, calm down and assess the situation. Ask yourself: Are my neighbours that loud or are my walls just paper thin? Are my neighbours being unreasonably loud or just annoyingly loud? You see, sometimes there’s a grey zone and it all comes down to perspective. Once you’re done assessing the situation, use this guide to help you deal with rental living noise. IF YOUR WALLS ARE PAPER THIN: If your rental’s walls are paper thin, you’re probably annoying your neighbour as much as they are annoying you. Talk with your neighbour about the noise issue and try and agree on a reasonable timeframe where you can both get noisy activities done. Even with thin walls, you’ll still be able to get your beauty sleep if you can both agree to not vacuum after 8pm. If possible, rearrange your furniture.
Moving big furniture like your couch and wardrobe against the shared wall can actually help dampen some of the noise. If the noise issue is your downstairs neighbour, a plush rug can also help dampen the noise and keep the peace. IF YOU’RE EASILY ANNOYED: Playing music at three in the afternoon isn’t completely unreasonable and doesn’t merit a formal complaint. Living in a building with other people just comes with compromise. That said, if your neighbour’s routine is annoying, think of ways that you can escape it. Get out more. Work at a neighbourhood café or catch an afternoon movie. If you want to stay in, try and drown out your neighbour’s noise with your own background noise. The sound of your own TV and music will feel less annoying. Finally, a good investment might just be a pair of earphones or earplugs. Sometimes you just have to help yourself out. IF YOUR NEIGHBOURS ARE UNREASONABLE: If your neighbours are actually being totally unreasonable – playing loud music into the wee hours of the night or have an uncontrollable barking dog– it’s time to pull out the big guns. Again, assess the situation and write down on paper specific times and dates when your neighbour took the noise too far. If telling your neighbour to keep it down doesn’t solve the problem, present the evidence to your landlord. Until you can get the issue sorted out, resort to helping yourself out with earplugs. Hopefully you don’t have neighbours from hell and this simple guide can keep you sane, at least until your lease is up!
