When Paul bought his first home, he relished the fact he was able to get the property he wanted, at a price he could afford and in an area he liked.

What he didn’t love, however – and discovered only after the fact – was how far he was from major public transit. The office where he spent some of his time was a convenient 20-minute jaunt away. But his other semi-regular commutes involved a horrendous highway drive, or an equally inconvenient – and lengthy – trip via transit.

OHBA elects Neil Rodgers as 50th president

THE ONTARIO HOME BUILDERS’

Association (OHBA) elected Neil Rodgers as President for 2016-17 at the organization’s Annual Meeting of Members Sept. 19 at the Blue Mountain Resort in Collingwood.

Most recently, he served as the association’s 1st Vice-President and has been a member of the Executive Committee since 2012.

A long-time dedicated advocate for the association and the industry, Rodgers brings a wealth of knowledge and expertise to this leadership role within OHBA. With almost 30 years of experience in land development, Rodgers’ career has spanned both the public and private sectors of the industry across southern Ontario, British Columbia and the United States. Currently executive vice-president, acquisitions at Tribute Communities, one of the largest integrated land developer/ community builders in Ontario, Rodgers is responsible for all 10 YPNEXTHOME.CA

aspects of land acquisitions, vendor/investor and broker relationships and market research.

Prior to joining Tribute, Rodgers played a pivotal leadership role in the merger of the Urban Development Industry (UDI) Ontario and the Greater Toronto Homebuilders’ Association (GTHBA), to form the Building Industry and Land Development Association (BILD) – the largest local home builders’ association in Ontario.

With an Urban Planning degree from the University of Waterloo, Neil’s work with associations and their stakeholders along with his past experiences working closely with the Ministry of Municipal Affairs and Housing and other government organizations has made him a natural in the political sphere and a knowledgeable representative of the industry.

A focus for Rodgers’ term as OHBA president will be on evidence-based research in order

to demonstrate what the future of the marketplace will look like with the current policy models that are in place.

With several important files on the go, Rodgers plans to use this research to help educate, advocate and inform the government on issues such as the Greenbelt and Growth Plan, the OMB Review and Building Code changes around Net Zero housing as well as the Climate Change Action Plan.

The OHBA is the voice of the building, land development and professional renovation industry in Ontario representing 4,000 member companies organized into 30 local associations across the province. TD Direct Investing’s WebBroker platform, for example, features a range of videos, webinars and seminars to help new and seasoned investors make informed decisions when managing their portfolios.

IN AN ENVIRONMENT WHERE interest

rates are low and there is greater volatility in the markets, Millennials have mixed views when it comes to which investing strategy is best. According to a recent survey commissioned by TD, 36 per cent of Millennials don’t know if it’s the right time to invest, while 22 per cent say it’s definitely not the time.

Furthermore, one-third (37 per cent) say they do not invest at all.

CREATING CUSTOM

WHEN YOU HIRE A DESIGNER, the space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you?

New Home & Condo Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.

New Home & Condo Guide: Why custom?

Yanic Simard: Comfort is living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.

NH&CG: Custom can be costly. Are there cost-effective ways to get custom looks?

YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff.

This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).

NH&CG: Are there areas where you more strongly recommend going the custom route?

YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment.

In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag.

NH&CG: Do you recommend customizing pieces of furniture?

YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find. …continued on page 24

NH&CG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom?

YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look.

It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it.

NH&CG: What are some of the current trends in customization?

YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home.

If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement.

The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage.

NH&CG: Are there any customizations that are particularly influenced by the client?

YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art-auction price.

And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery.

Sometimes just a little change goes a beautifully long way.

TRYING TO GET through life without

a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination.

Anyone I know who lives on a budget couldn’t get by without it.

And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month.

If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget.

Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow.

And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.

A spending plan is made up of two parts: income and expenses.

Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support, 36 YPNEXTHOME.CA

“If the mere mention of the word ‘budget’ makes you groan, maybe you haven’t given this old idea a fair shake.” pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter.

Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.)

The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — such as utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average.

Add the categories together. That’s

what you’ve been spending.

5 things to look for – and 5 to avoid – when buying a home

MOST PEOPLE HAVE AN IDEA what

they want when buying a home – proximity to transit and schools usually ranks near the top.

Buyers’ criteria may vary depending on their age and location. Single professionals looking for a downtown condo would likely key on proximity to mass transit. Young families in the suburbs, on the other hand, might rank schools and parks at the top of their list.

When it comes to the value of your home, however, certain neighbourhood features have very distinct influences –positive and negative – that you should be aware of.

For example, realtor.com, the official website of the National Association of Realtors in the U.S., recently produced a list of the worst neighbourhood features that drag down your home value.

Association and its website, realtor.ca, doesn’t have an equivalent list for the market here, so we assembled one – from an informal poll of realtors and other sources.

Here, then, are five things to look for – and five to avoid – when looking for a home.

5 THINGS TO LOOK FOR Mass transit: This isn’t just for convenience, though being able to walk to a subway, LRT or commuter train is the wish of many homeowners. Experts rank walkability to a subway station as the number one thing homebuyers are willing to pay for – so it has a very real positive impact on property values. Research shows that homes located 500 to 800 metres from a subway stop increase by 10 to 20 per cent in value more than average. And in a downturn, these properties will drop by 10 to 20 per cent less.

Schools: This may be more important for young families than single professionals or Millennials, but overall, properties close to good schools and school districts are at a premium. (And be sure to avoid poor school districts.) Think convenience in dropping off the kids, less worry about long commutes, syncing up with daycare or requiring them to become “bus pupils.” And when it comes to resale, you’ll find lots of people looking for just this kind of home.

Walkability: Speaking of convenience, proximity to amenities such as shops, services and restaurants ranks high on most buyers’ lists. Being able to walk to them, within reasonable distance, is golden. Builders know this, and more and more of them master-plan their communities to make sure such essentials are nearby.

some cases, a concern – these days, especially for the thousands upon thousands of Canadians choosing to live in condos because of their affordability. Think it’s not so important? Try living in a downtown condo cluster without any greenspace in sight. Generations of Canadians are now growing up as condo dwellers, so nearby parks, trails and other escapes are increasingly essential.

5 THINGS TO AVOID Busy street or intersection: While proximity to highways is high on the list of positive influences, there’s such a thing as being too close. The concern here is two-fold: high volume of motorist traffic; and the danger that represents to pedestrians. The same is true with being too close to a subway or train station – and studies show a definitive drag on property values.

Major highways: Besides living reasonably close to work, most homebuyers also want to be close to friends and family. But these days, with rising prices increasingly determining where you buy, easy access to major highways and thoroughfares is the next best thing. And thank goodness many Canadian governments are spending billions on infrastructure to help make it all happen.

“The features that are most important to homebuyers are reflective of what they value as individuals,” says Adil Dinani of Royal LePage West Real Estate Services, Burnaby, BC. “Generally speaking, neighbourhoods that fall within excellent public school catchments, are close to rapid transit hubs and have access routes are highly sought after.

“The notion of walkscore also plays an important role in desirability – residential neighbourhoods that are in proximity to urban conveniences such as cafes, grocers, restaurants and parks are generally very attractive and can positively influence the value of homes.”

Cemeteries: Superstition or not, many people find it just too creepy to live adjacent to any kind or size of cemetery. Some may find it cool, but the greater likelihood is that far more potential future buyers will be turned off at the prospect.

Industrial areas: As best, think loud, potentially constant industrial noise and heavy truck traffic. At worst, depending on the type of industry, imagine particulates and other kinds of emissions and contaminants. No thank you.

Railways: We all remember LacMégantic, but if you need a reminder, there was a train derailment in downtown Toronto just last month.

Rail transport and transit literally helped build this country, and it’s important to our future, but there are very real dangers in living too close to railways.

Hydro wires: Even if you, personally, aren’t put off by homes located near hydro right-of-ways, future potential buyers of your home might be. Such properties often sell at a discount –

which may sound great at first, until you realize it’s because the pool of prospective buyers is smaller when you go to sell. Why take the chance?

Importantly, such negatives can actually help people in their home search.

“It really depends on the budget, but most of the time, a buyer will make up their mind on a home that they are ruling out, quicker than a home that they love,” Shawn Zigelstein, sales representative at Royal LePage Your Community Realty in Richmond Hill, Ont., told New Home & Condo Guide. “Buying a home is a process of elimination rather than a process of selection, and many of these specific factors may help a buyer eliminate a home very quickly.”

ANCASTER Great natural location, abundant amenities JUDGING BY POPULATION growth

alone, Ancaster is the place to be.

But there’s much more than that to this thriving bedroom community adjacent to Hamilton. Its historical village of shops, pubs and restaurants and an abundance of recreational walking trails and scenic surroundings and even a tiny, treed roadway known as Lovers Lane make it a pictureperfect community.

retail services wrapped within greenspace and conservation lands.

Located on the Niagara escarpment, the former town offers a 200-year history of industry, agriculture and military. Ancaster was settled in the 1790s and played a role in the War of 1812. By the 1830s, Ancaster was the commercial centre for the area.

In an age before electricity, Ancaster was able to tap an abundance of energy through its mills from streams and creeks within a break in the escarpment. It is located at the end of Mohawk Road, which, in the

18th century, was one of the most important transportation routes in Upper Canada, making it a strong candidate for capital of Upper Canada.

Unfortunately, transportation was key to economic success in those days.

The Desjardins Canal was built in the rival village of Dundas giving lakers access and the railroad was introduced to Hamilton – both drawing industry away from Ancaster and ending its days as a commercial hub.

Fortunately, agriculture ensured Ancaster remained a vibrant community. Today, local markets such as Lindley’s Farm & Market and Carluke Orchards draw visitors to their seasonal outdoor events as well as to purchase locally grown fruits and vegetables. The Ancaster Fair remains a popular attraction each fall for farmers and visitors alike.

Ancaster’s population began to increase after the Second World War when subdivisions around the village were established. The population increased again with the completion of the Hamilton-Ancaster section of Hwy. 403 in 1968 and the introduction of sewer systems in 1974. True to history, Ancaster offers the most growth of the five communities within Hamilton, and has double the growth rate of the province of Ontario. Ancaster’s population of very young is the fastest growing in Hamilton, a figure attributed to the family-oriented lifestyle and sense of community in this area. At the other end of the scale, there is also considerable growth in the population over 65 given the number of adult-lifestyle communities, retirement residences and long-term care facilities.

The original farming community of Ancaster began its metamorphosis from old town to shiny new urban centre decades before amalgamation with a small-town atmosphere that drew families and caused a boom in home building and commercial development. Best known is The Meadowlands, a master-planned community of retail and serviceoriented businesses designed to

At the junction of Hwy. 403, just moments from the QEW, and the Lincoln Alexander Pkwy., this prime position places residents within moments of downtown Hamilton and Burlington, Brantford and Stoney Creek. Commuters are a predominant part of the Ancaster population.

In addition to being at the crux of all of the region’s highways and byways, Ancaster is only moments from the John. C. Munro Hamilton International Airport, which is gaining popularity as an alternative to the busier airport in Toronto. Hamilton now has great links with low-cost air carriers to the rest of Canada as well as charter flights to a variety of destinations.

As part of the amalgamated city of Hamilton, Ancaster also has a labour force in flux with the downsizing and closure of a number of manufacturing operations. But, being a bedroom community, employment in Ancaster isn’t dependent on operations only within the town, but also the opportunities beyond. Residents of Ancaster can be found in the employ of Hamilton’s largest employer – Hamilton Health Sciences and the five hospitals under its umbrella. Other major employers include McMaster University and the public and separate school boards. While not the giants they were a decade or more ago, the manufacturing sector and the steel industry remain prime employers in the Hamilton area. Ancaster’s retail sector is thriving with retail giants such as Costco, Walmart and The Home Depot and neighbouring retailers employing hundreds of individuals.

In terms of new-home

developments, builders such as Losani Homes, Homes by DeSantis, Rosehaven Homes, Branthaven Homes and Carriage Gate Homes have carved out community niches throughout Ancaster, offering luxury townhomes and singles, along with adult-lifestyle options on a grand scale to meet the growing demand for well-adorned homes in this area where comfortable living is sought after.

The Niagara Escarpment and the Bruce Trail run through the community. Ancaster serves as the location of the offices of the Hamilton Region Conservation Authority from scenic lands on Mineral Springs Rd. Waterfalls are a notable feature within these lands and include such popular hiking areas as Tiffany Falls.

Along much of the escarpment lies the Dundas Valley Conservation Area, that protects part of the Carolinian forest of southern Ontario. Historic buildings, most notably the Old Town Hall (1871) and the Fieldcote Memorial Park and Museum, are local attractions in the old town.

Ancaster is also home to numerous golf courses including the Hamilton Golf and Country Club, which has hosted multiple Canadian Opens on the PGA Tour. It has been regarded as one of the top golf courses in Canada and ranks second on Canada’s list of best golf courses by Scoregolf magazine.

Recreation got an added boost to serve this growing community with the addition of the Ancaster Rotary Centre and Morgan Firestone Arena.

It includes a full-size gym, workout complex and meeting rooms. It is surrounded by the Robert E. Wade Park with four baseball diamonds and five soccer fields. Nearby is the Lions Pool, an outdoor pool still enjoyed throughout the summer months.

New couples – don’t avoid having the ‘money talk’: CIBC Poll A RECENT POLL FROM CIBC finds that only a third of Canadian couples about to get hitched or enter a common-law relationship actually had a serious talk about money. Yet, nearly everyone (99 per cent) admits it’s important to discuss how to plan and manage their finances together as a couple.

“While couples will spend several months planning, in great detail, their ‘big day,’ our poll reveals that very few people actually broach the topic of how to plan and handle their finances once they begin their lives together,” says Jamie Golombek, managing director, tax and estate planning, Wealth Strategies Group, CIBC. “When you’re caught up in the bliss of getting married, talking about money isn’t particularly romantic, but, it shouldn’t be a taboo topic. Before saying ‘I do,’ it’s important to make sure you are on the same financial page, otherwise you’re setting yourself up for problems down the road.”

In his new report, For richer or poorer: Financial Planning Tips for Newlyweds, Golombek offers advice to couples whether they’re about to tie the knot or simply considering moving in together on when and how to have that money talk and how best to “marry” your money personalities.

KEY POLL FINDINGS INCLUDE:

» Two-thirds (66 per cent) of those who plan to marry or live common law are entering their relationship in debt, including either student, personal, credit card or mortgage debt. Yet, their top financial goal within the first two years of tying the knot is to save up for a trip or vacation (46 per cent).

Be open and honest The poll findings also show that nearly two-thirds (63 per cent) do not plan to sit down with a financial advisor after their honeymoon or enter into a common-law relationship. “There’s a reason why it’s called a marriage ‘contract,’ but unlike typical contractual arrangements, marriage comes with emotion,” says Golombek. “As couples get caught up in the whirlwind of excitement before their wedding, talking about money can be a delicate, very emotional topic, so it does really help to talk to someone who can be impartial, like a financial advisor,

to help with difficult questions and concerns.”

It’s important to have an open and sincere discussion about finances before you take the big step and have it early in your relationship so your relationship has a solid financial footing, he says.

“Perhaps the springboard for having the ‘big talk’ about money is identifying your and your partner’s philosophies on handling finances,” says Golombek. “If you’re an impulse buyer, and your partner-tobe is a super-saver, he or she may feel your shared goals of saving for the future – for kids, a house, or a car – will be undermined.

“You and your partner don’t need to have the same personality for your relationship to be successful, but discussing your personality differences in advance may prevent tension and stress down the road.”

TIPS TO REDUCE FINANCIAL STRESS IN YOUR RELATIONSHIP

Don’t avoid the money talk: Once you decide to marry and where you will live together, it is important to talk about how you’re going to manage your household expenses.

Share everything: Most useful if you and your partner do in fact share everything. This includes having one joint account and having all of your money deposited into that account.

Share expenses: Create a common plan as a couple for all household expenses and fund a shared joint account so that shared expenses are paid from this account.

Assign expenses: While less common in first-time marriages, you may decide in advance which expenses each of you will cover.

Plan for savings: Beyond expenses, talk about your future together and saving for common goals, such as buying a car, a home, big-ticket items such as appliances, starting a family or saving for retirement. Also, set aside money for emergency expenses, typically three-to-six months’ living expenses Speak to a financial advisor: While couples carefully select a professional to record their wedding, supply their flowers and do the makeup, most have no plans to work with a professional to help set up their joint finances. This is a common mistake that can set your marriage back A financial advisor can take the emotions out of the money talk by helping couples understand their real priorities and create a joint financial plan based on realistic goals and budgets. Buying your first home?

Four tips to help guide your decision

WHEN YOU’RE BUYING YOUR FIRST

home, you are sure to be filled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership.

So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

1. How much can you afford?

Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment.

Experts also suggest you “stresstest” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

4. What type of home do you want?

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semidetached, townhome, duplex or condo?

Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.
