AN ENERGY-PRODUCING HOME?

Seems incredible. Not if you’re Reid’s Heritage Homes.

It was a few years ago when the American Association of Architects set a goal that by 2030, all homes could be built to produce as much energy as they consume. Inspired, Ministry of Natural Resources Canada (NRCan) partnered with Owens Corning to test that objective. Not only did they want to create Net Zero houses, but gear them to the mainstream public and the lowrise production builder, using products that are readily available to the average builder while maintaining affordability for the homebuyer.

Reid’s Heritage Homes is one of five Canadian home builders selected to partner in the project and share $1.9 million in funding from Natural Resources Canada to construct 25 Net Zero homes Canada-wide, using off-the-shelf equipment and materials to build homes that produce at least as much energy as they consume.

Reid’s Heritage Homes was one of the builders chosen for its track record of building energy-efficient homes, along with the company’s expertise, drive and motivation to build leading-edge homes. For almost 20 years, Reid’s Heritage Homes has equipped thousands of homes in its

communities across southern Ontario with Energy Star features and certification.

Reid’s Heritage Homes has now completed its first Net Zero Discovery Home in Guelph, one of five underway, and is opening it for all to see. Not unremarkable on the outside, it blends in with neighbouring homes in the flagship Westminster Woods community. If it weren’t for the fanfare, you might not realize the cutting edge technology invested and the monumental step being taken.

Reid’s Heritage Homes has had an overwhelming response to these homes from the general public. “We have people lined up saying, ‘How can I get one of these?’ ” says Blake Seeberger, the company’s senior vicepresident of residential. He expects they will take the lessons learned in building these homes and apply them to future developments. “You need some kind of a test before you go out and build a community of 300 homes.

You’ve got to be able to understand how best to build the home and make

it affordable to the end user.”

Industry eyes are on Reid’s Heritage Homes and the other builders as they illustrate the feasibility that may also drive prices down on some of the technologies due to increased demand. The Discovery Home will showcase “off-the-shelf” energysaving features, including highefficiency, triple-pane windows, an air barrier system and thicker walls with added insulation, solar panels to generate electricity, a cold climate air source heat pump instead of a furnace, and a hybrid heat pump water heater. Owens Corning has provided the CodeBord air barrier system while Jeld-Wen Windows and Doors, Bluewater Energy, Mitsubishi Electric Sales Canada Inc. and Rheem have supplied other offthe-shelf technologies.

Homes have existed off the grid for a while, but at considerable expense and as part of a custom home which is out of the reach of most homebuyers. “It was important, however, that this initiative differ from past Net Zero homes, which have been custom-built, one-of-a-kind designs. This project is geared to the mainstream public and the lowrise production builder, using products that are readily available to the average builder,” says Seeberger.

Fusion Homes’ Metalworks A NEW CRANE WILL SOON BE

dotting downtown Guelph’s skyline as Fusion Homes broke ground recently on its Metalworks development. A year after The Metalworks’ brand launch, construction has begun on the first 133 units in a development that will include more than 600 condominium units and townhomes when all five phases are complete.

The Metalworks’ first phase is 70 per cent sold and construction is expected to be complete in early 2017. When the first phase is complete, the City’s tax revenue on the property will increase 36 times over its current level.

“This is not just for the residents of The Metalworks, not just for people in the downtown and the Ward; we are creating something for the entire city of Guelph,” says Fusion Homes Chief Executive Officer, Lee Piccoli.

“What started as a single vision has been transformed into something spectacular through the help of all our partners, the City of Guelph, and the Neighbourhood Association. The Metalworks would not be what it is today without the hard work and insights of many different people.”

“I am thrilled to be part of this milestone for downtown Guelph,” says Mayor Cam Guthrie, who participated in the groundbreaking.

“The Metalworks development gives new life to an underused riverfront property in the heart of our downtown, and it will bring hundreds of people to live, work, and play here.”

The Metalworks is located on the site of the former W.C. Wood plant, which operated there from 1956 until 2010. The site’s industrial heritage dates back to the 1830s, when the land was home to a distillery that was part of Allan’s Mill. It later was the

site of a series of hardware and metal products manufacturers.

Fusion Homes collaborated with the Ward Residents’ Association throughout the planning process, holding regular meetings to ensure designs were compatible with the character of the historic neighbourhood.

“This moment is the culmination of years of policy work, planning, and collaborative efforts around downtown revitalization, brownfield redevelopment, heritage, and neighbourhood engagement,”

says Mayor Guthrie. “This is the moment the work pays off, as we see underused land being transformed into something that will have a major positive impact on our whole community.”

This large and complex development is a significant outcome of the City’s economic development strategy and Downtown Guelph Community Improvement Plan, which includes policies, tools and tax- increment based incentives to promote downtown renewal.

BURLINGTON A city alive and thriving

TEN YEARS OR SO AGO, IF YOU WERE

asked to describe Burlington, you might have thought of it as just west of Oakville, lots of land space, a bit of a bedroom community between Toronto and Hamilton, with some big box retail outlets.

Burlington still shows those characteristics, but is increasingly earning a reputation as a city on the rise, with a progressive local government and economic development office helping to build a self-sufficient economy. Burlington shines in business as well as culture, recreation and leisure.

And like Oakville, Burlington’s proximity to Hamilton, the GTA and the U.S. is central to its prosperity.

The Good, the Bad & the Rest Although there are great benefits to living in downtown Burlington, keep in mind the main highways to get out of the city (the 403 and QEW) are considered to be two of the busiest in the GTA. Dollars & Sense There is high demand for downtown Burlington, as a waterfront community. The area is not the most affordable, however.

Real Estate Proximity to the lake makes downtown Burlington a desired location, which comes at a cost. Real estate is not as pricey as properties along the Toronto Waterfront, however.

First-time buyers may get an important boost

By Wayne Karl FIRST-TIME HOMEBUYERS –

particularly those in Canada’s expensive markets – you have a powerful friend in your corner: Prime Minister Stephen Harper.

Seeking re-election in the upcoming federal election on Oct. 19, Harper is proposing a few changes to help make your homeownership dreams come true.

“For many Canadians, owning a home is their most important investment and the achievement of a key life goal,” Harper says. “We want to help more Canadian families

purchase their first dream home.”

A re-elected Harper government will do this by making improvements to the Home Buyers’ Plan. Under the HBP, aspiring homeowners can make tax-free withdrawals from their Registered Retirement Savings Plans (RRSP) to finance the purchase or new construction of their first home.

In 2009, Harper raised the withdrawal limit to $25,000 from $20,000. Now he is proposing to increased it further, to $35,000.

This is music to the ears, of course, of those in the industry – home

builders, realtors and mortgage lenders – whose official governing bodies all issued statements supporting Harper’s plan.

It should also be welcomed news to you. Housing costs are generally rising (which is a good thing, once you own a home, as it’s an indication of market health). But saving and otherwise obtaining the funds to take that important first homebuying step are becoming increasingly difficult.

This is where the HBP and other initiatives prove their value.

A re-elected Harper government also plans to: » Collect data on foreign buyer activity in Canada’s housing market and, as necessary, take action in coordination with provinces to curb foreign speculation in Canada’s residential real estate market. » Maintain the enhancement to Tax-Free Savings Accounts so Canadians can save and invest more of their hard-earned money tax-free. » Establish a new permanent Home Renovation Tax Credit for substantial home renovation expenses between $1,000 and $5,000, so young homeowners can renovate and upgrade their homes.

Over the next month or so as we edge toward election date, we may hear other campaign promises aimed at addressing these and other important issues related to homeownership.
