Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data.

Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed.

The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

Sure I can make my way around Montreal and Ottawa, having visited both cities countless times, and I’ve lived in Calgary and Toronto – so I have pretty good insight on both.

I’ve traveled around Canada quite a bit, actually, but there is still much to learn about various neighbourhoods that make up each city.

Since launching YPNextHome.ca I’ve come to find it an incredible tool.

I can type an address in the search bar and it gives me the location within the city, as well as a profile of the

neighbourhood and many of that neighbourhood’s key demographics.

I can then click around and see bordering neighbourhoods, check out amenities and dig deeper.

At first it was useful when working, but I’ve come to rely on it heavily.

I can honestly say I’ve learned a lot from using this too. I hope you’ll give it a try, it’s actually quite impressive.

ONCE A GRITTY semi-industrial neighbourhood, London’s Old East Village (OEV) has undergone a physical and cultural transformation in recent years, making it an increasingly attractive destination for renters. The area is bordered by Oxford Street to the north, Highbury Ave. to the east, Adelaide in the west, and extending as far south as the rail lines just below Bridges Street.

Community-minded people who love to give back, the typical OEV resident enjoys a low-carbonfootprint lifestyle. You’ll see people walking and biking everywhere here, and a local parents’ group even

organizes a “Walking School Bus” in the neighbourhood from September through June, for kids to travel to class together on foot. There’s an annual Block Party summer street festival on Dufferin Ave that attracts huge numbers of locals and visitors.

Newer housing developments in overlapping Carling offer a taste of suburbia, the old reflects a rebranding of its working-class roots. Vintage shops and independent cafes proliferate in the area. The newly gentrified main drag along Dundas street still retains its local colour and history, with the venerable “Reeg” (St. Regis Tavern).

Old East Villagers are an eclectic bunch, and one might wonder how such a diverse population of cool cats, retirees, and regular working class folk get along. The answer would appear to be tremendously well, given the number of community members who dedicate their time to enhancing the lives of their neighbours through the volunteer-run Community Association and Business Improvement Area.

You’ll find a pretty wide array of amenities on offer. McMahen Park is home to the Carling Heights Optimist Community Centre, a multipurpose facility. When it comes to entertainment, OEV can’t be beat.

Aeolian Hall is home to the London Youth Symphony and London Community Orchestra. The Palace Theatre, The London Clay Art Centre and more offer variety.

London Transit operates several routes along major streets in the area, including Quebec, Dundas, York/Florence, Oxford and Adelaide.

There’s a good network of bike paths for cyclists, and a plan to create more bike lanes. It’s very pedestrian friendly, probably one of the best places to live in London if you don’t own a car.

Commuters have easy access to the rest of the city.

There are still stretches of lessthan-friendly-seeming industrial sites: some in use, some long forgotten.

While much of Dundas Street has been noticeably cleaned up, it’s still an area where petty crimes and street hassles can’t be ruled out. But it’s nothing a seasoned city type wouldn’t expect, and by other cities’ standards, pretty tame.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

Seven things you learn from living in a

small space

CITY LIVING KIND OF FORCES YOU INTO A SMALL SPACE. Whether it’s because you’re on a budget – hello bachelor apartment – or not. Condos and apartments are just not made to offer a lot of storage space.

But no happy renter is about to give up their perfectly located rental, next to the best 24-hour Chinese restaurant in town for more space. Come to think of it, I know a happy renter who wasn’t willing to give up their rental for a long time girlfriend, never mind leaving it for a bigger closet! No, renters just learn to live in a small space by learning and accepting a few notions along the way: HOW TO STAY ORGANIZED: Organizing your home straight from the beginning is key to manage living in a small space. It’s also key when you’re late for work and you need to find your lucky tie, spreadsheets and coffee mug in a jiffy. Luckily, renters are as creative as they get and you’ll think of plenty of tricks and storage solutions for all your home items.

HOW TO LOOSE THINGS IN 100 SQUARE FEET AND LESS: Yet no matter how small your space is or how organized you try to be, you will still manage to loose things. Where do my hair elastics go? Where is the spatula when my omelet is ready to be turned over?

So many questions, yet so few answers.

HOW TO LET GO: Small space living forces you to purge any unnecessary items and regretfully decline beautifully crafted pieces of furniture that won’t fit up the stairs of your rental, never mind in your actual home. Sometimes you have to choose between a 40 inch tv and space to stand to change your socks.

This can be tough, but it can also be liberating. It’s the perfect excuse for why you can’t hold onto all of grandma’s terrible Christmas sweaters.

HOW TO MAKE THE MOST OUT OF EVERYTHING: I’m talking about making the most out of every single inch, corner, step, crack and hole found in your rental.

You don’t need to fill your entire rental with items, but when it comes to storage, no space goes to waste.

HOW TO DOUBLE-DUTY: Double-duty furniture will be your best friend. A coffee table that also rises into a desk and holds convenient storage compartments – check, check and check! But double-duty will also take on an entire other meaning. Soon enough you’ll realize you’re using your stack of magazines as a chair and your coffee mug as a utensil holder.

HOW TO LOVE AND RESPECT WHAT YOU HAVE: If you don’t absolutely love something, you won’t want to bring it into your space because you will be forced to stare at it (there’s no place to hide!) This will change your shopping habits for the better and you will start to make quality purchases, not impulse ones.

HOW TO CLEAN (LIKE, SERIOUSLY CLEAN): A small space means there’s less to clean, but that doesn’t mean you get to clean less often. In fact, you’ll discover real quick there are certain smells you can’t ignore or escape, and are better off totally avoiding.

A small space means no dishes will go unwashed, no bedsheets will go unchanged and certainly no garbage will be forgotten.

Security deposits & post-dated cheques:

Do I need to provide them?

EVERY TIME SOMEONE BEGINS TO NEGOTIATE A LEASE FOR A RESIDENTIAL PREMISES, the issue of security deposits and post-dated cheques needs to be dealt with. Consumers are often unaware of their rights and obligations and so have an unequal bargaining position with a potential landlord. Here are some comments on both issues. We hope they help.

SECURITY DEPOSITS A deposit is usually demanded by the landlord in order to use all or part of the deposit to cover any damages to the property caused by the tenant or to cover rent should a tenant fail to make a rent payment. The legal limit for deposit and the type of deposit allowed will vary from province to province. A tenant may also be able to get interest on the security deposit when the tenancy ends or is terminated. Check with your local Landlord and Tenant Board to get up to date information on your rights.

In Ontario, for example, a landlord can demand a rent deposit equal to one month’s rent, or the rent for one rental period, whichever is less. If the rent payments are made weekly, the deposit cannot be more than one week’s rent. If the rent payments are monthly, the deposit cannot be more than one month’s rent. However, it is illegal for a landlord in Ontario to demand a security deposit, for potential damages to a rental unit . Due to this, many landlords have tried to use creative ways to come up with charges to get around the rule for security deposits. However, the Ontario Residential Tenancies Act prohibits any other additional charges . Your landlord cannot directly or indirectly require or attempt to require from a tenant any fee or deposit of this nature.

In British Columbia, the rules are diff different. erent. A security deposit can be demanded. However, it cannot be more than half the one month’s rent. If a landlord accepts a security deposit that is greater than this amount, you have the right as a tenant to deduct the overpayment from your next rent payment or recover your overpaid rent. A landlord may also demand a pet damage deposit which would cover damages to the property caused by your pet.

POST-DATED CHEQUES This will also vary from province to province. A postdated cheque is a cheque that is dated for a future date. In the context of landlord and tenants, it is usually a cheque dated for the day rent is due for the remainder of the tenancy agreement. The reason for post-dated cheques is that a cheque will be incapable of being cashed until the date of the cheque.

This is convenient for both the landlord and the tenant.

The landlord will not have to hound the tenant for cheques every month and tenant will get the benefit of post-dating, namely, the landlord will be prevented from depositing all the cheques at once. However, in practice, sometimes things do not go as smoothly. Due to the large amount of cheques and the automated process in most of the country’s financial institutions, sometime cheques may be cashed early. These causes issues as the bank may hit you with fees should your account have insufficient funds and go into overdraft.

This is important to keep in mind should your landlord requests post-dated cheques.

For example, in Ontario and Manitoba, landlords may request post-dated cheques, but a tenant is not required to provide them. However, once a landlord and tenant agree to a method of payment, it cannot be changed unless both the landlord and tenant agree. In other provinces, such as British Columbia or Manitoba, post-dated cheques may be requested by landlords.

So remember, in the rush of signing a tenancy agreement and moving into a new place; do not neglect to read over your tenancy agreement. You should never agree to a requirement in your tenancy agreement if you are unsure of its effect!

Creating a space in your home for your home business

Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a space heater or fan, computer, printer, desk lighting and whatever else you need all at once. Beware of tripping hazards like extension cords and power bars.

YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make myriad decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity.

Enclosing a porch or a balcony may do the trick. At the very least – and if it’s all your apartment can handle, designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries.

First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or mudroom can easily suit this purpose.

Claiming part of a basement could work as well. When a full room isn’t available consider converting a large foyer or the space under a staircase.

Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; The majority of desires will follow.

If you will be seeing clients or colleagues in your space, there are other considerations. Check the local bylaws regarding signage and parking. The front walk will need to be well maintained with snow and ice removed when necessary. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming.

Just as important is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus.

When it’s both functional and pleasurable to be in, your work will flow.
