hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.
In the top spot – without a doubt – are actually two key items that go handin-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

IT CAN BE PAINFUL TO PAY TWO months of rent at the same time, but when you take on a new apartment, the landlord usually wants first and last. In Ontario, the landlord is not permitted to take a damage deposit or demand a pet deposit, but they are allowed to take a last month’s rent deposit, which is equal to the cost of one month’s rent. Some landlords will allow you to pay the last month’s rent deposit when you sign the lease and then the first month’s rent on your first day of tenancy, but they do not have to do this. The landlord may ask for first and last in full when you sign the lease. If you budget properly, hading over two months of rent is not as much of a hardship as it may sound. During your last month of tenancy, you are using this last month’s rent deposit so you do not pay your current landlord that month, instead you are paying it to your new landlord. Look at it as always having to pay, each and every month - it’s just the person you’re paying it to that changes. If you are required to pay first and last, you’ll have to have the ypnexthome.ca next month’s rent available just a bit early. If you’re not one to live with some savings, you’ll have to figure out how to buffer yourself to pay it early.

You cannot decide to leave mid-month and give 60 days notice to leave on the 18th of the month, you must pay for full rental cycles. Once you’ve given notice, finished up your stay and move out, your landlord must give you interest on your last month’s rent deposit. Each year this is calculated by the same percentage as the provincially stipulated rent increase. Each year is different. In 2015 the amount is 1.6 per cent, for 2014 it was .8 per cent, for 2013 it was 2.5 per cent. However, if your rent went up between the time you moved in and the time you moved out and you didn’t give your landlord money to top up the last month’s rent deposit, this interest fee is first applied to the difference, with the balance returned to you.

WHEN I FIRST STARTED LOOKING FOR AN APARTMENT, I would jump any time someone told me they had or had a friend of a friend who had aypnexthome.ca “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share ypnexthome.ca with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats). ypnexthome.ca

No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help: STUDIO APARTMENTS Pros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the coolfactor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck! LOFTS Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned! BASEMENT APARTMENTS Pros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs. CONDOS Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of. Now it’s time for the hard part. Decisions, decisions, decisions…

SUMMER SUN IS UPON US ONCE AGAIN. If only we could find a way to capture some of it to warm us in January (or deflect winter’s wrath to cool us down in July). Until then, try these tips for surviving the summer without air conditioning. Window coverings: During the day, close your blinds and curtains to block the sun. For even better protection, get aluminized blinds. Open windows during the evening or on cloudy days. Use fans to create a cross-breeze, circulating cooler air throughout the rooms. As soon as the sun hits the building in the morning, close windows and keep them closed until it is cooler outside than it is inside. Use fans: Personally, I have a strong preference for ceiling fans, but other people claim that all they do is push warm air down from the ceiling. You may need to get your landlord’s permission before installing one. Get the best fans you can afford – the kind that rotate are most effective. Place them strategically. Turn it off: Turn off all electrical heat sources, including electronics. Avoid using your stove or oven for cooking. Cook at night if you must, and then reheat your food in the microwave or just eat cold food. Incandescent lights create heat – switch to CFLs if possible. Sweat it out: Water vapour produced by sweating actually takes heat away from your body if it is exposed to air and allowed to evaporate. Put your sweaty self in the path of a cool breeze or fan. Misting yourself can also give you relief. Or use wet washcloths and place them on your wrists and behind your neck. Dress for the heat: There are different strategies here. Wear light ypnexthome.ca colours and natural fabrics, not artificial fibres. Many cultures wear light clothing covering a person from head to toe. This may be effective outdoors, but at home, feel free to walk around in the bare minimum – just make sure the drapes are drawn! Eat spicy: Spicy food increases perspiration which cools the body down as it evaporates. It can also cause an endorphin rush that ypnexthome.ca might make you forget about the heat.
Get outside: Leave your apartment for as much of the day as you can. Take a blanket and a book and head for the nearest park or shady spot. Take a walk around the mall, or spend some time in the library. If you don’t have A/C, enjoy a setting that does! Get wet!: Many buildings have swimming pools, if yours doesn’t, find the nearest one, such as the local community centre. Alternatively, take a cool shower or fill up your bathtub with cool water and get in. You can get in and out several times during the day when necessary. I used to live in Florida and recall taking three showers a day at times. You can just soak your feet or splash cold water on your face if you like. Keep well hydrated: Drink as much water and other sugar free fluids as you can. Iced herbal tea is wonderfully refreshing. We can acclimatize ourselves somewhat to warmer temperatures, but if you find the heat too uncomfortable, consider purchasing an air conditioner for the season. Be sure to check with your landlord to make sure the wiring in your apartment will support a widow unit, and if the windows aren’t appropriate for this type of unit, a portable air conditioner may cost a little more but may be worth it to beat the heatwave.
