Location (location, location) As you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location. Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well. There are so many personal variables. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public
transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. With rental supply in short stock and market prices going up, the investor condo market seemed like it was the solution to tight vacancy rates that would push the competition back into the renter’s favour with added supply to the market. Wrong. They were wrong. While the condo market brought more supply, it just didn’t put supply in pace with demand – though it did add a rental element that the market was lacking. It was upscale, it offered features and finishes that were in a new league. Buildings were new and fresh and luxurious.
It also showed rental developers that there is an appetite for new buildings – and it helped spur on new, purpose-built development. With market rents high, rentals could support the demand for hardwood floors and stone countertops, of soaker tubs and backsplashes. While we’re seeing a start to new buildings hitting the market, we’re also seeing a new vision of rental, and it’s gorgeous! THE HERITAGE neighbourhood of Old North London is bounded by Windermere in the north and Oxford Street to the south. The Thames River and Adelaide Street mark its western and eastern borders. More stately and affluent than the trendy neighbouring areas to the south, Old North London is dominated by institutions, and backs onto the University of Western Ontario’s campus via the famous Richmond Gates. It’s quiet and scenic, a refined escape from all of the excitement offered downtown. Affluent families with children flock to Old North London. Married couples
without children at home are well represented, and many academics (both active and Emeritus) also call the area home. Given the abundance of high-density housing and proximity to campus, it’s also a very desirable location for students. The University of Western Ontario and its affiliate colleges offer a host of amenities that locals can access. Numerous parks add to the ambience of this very green neighbourhood. It can be a very pedestrian friendly area, but bigger houses mean bigger blocks, and a long walk to places like the supermarket in this heavily residential area, so most homeowners
find cars necessary. Cyclists have access to a good network of bike paths linking various parts of the university to the city streets and parks. It’s a fairly quiet and upscale neighbourhood, with home prices significantly higher than elsewhere in the city. Take-out establishments catering largely to students offer decent prices, but everything else is going to cost you a little more up here.

“CAN A RENTER THROW A HOUSEWARMING PARTY?” This is a legitimate question that has crossed my screen on the interwebs. Just google housewarming and renters and you’ll find it too. Why this is even a question is beyond me, because the answer to this question lays within the question itself. It all comes down to an accurate definition of the word housewarming. Open up your dictionary (just kidding) - go to merriam-webster.com - and you will see housewarming is defined as “a party to celebrate moving into a new home” or “a party to celebrate the taking possession of a house or premises”. There is nothing in this definition that speaks directly to the act of buying a home or signing your soul to a mortgage broker. So why are renters questioning
it? Questioning their right to a housewarming. This definition is as significant to a buyer as it is to a renter. When you rent, you are moving into a new home and you are taking possession of a property be it for a determined or undetermined amount of time. Now of course, renters use your judgement and stick to the premise of this definition. Is your rental a place where you will be there short term – for a few months? Is it that place where you’re setting in to stay? Is it just a stop-over or will it really be your new home? If the answer is the latter, you have the right to want to celebrate this turning point in your life. It’s your new home, a fresh start and a place to begin making new memories. For the sake of all renters, throw
a housewarming! An apartment is a legitimate home. And let me be clear; call it a housewarming. Don’t back out and start making excuses to your friends and family like “I just wanted to get together” or “I’m only renting, but wanted to show you my new place anyway”. No, no, no… you are having a housewarming because as per the definition of housewarming, you want to celebrate moving into your new home! You don’t need to make excuses. Own your right to a housewarming like you don’t own your rental. And when your guests bring you gifts, tell them “thank you, you should have”, because you deserve a housewarming gift just as much as a buyer does. So there you have it renters - throw a housewarming party, have a cake in the shape of your new home and eat it too.

June 30 is the busiest moving day of the year says Two Men and a Truck – Canada By Chuck Resnick
APPROXIMATELY 4.3 MILLION Canadians move every year, and of that, 14 per cent opt to move in June. “Of that 14 per cent, a whopping one-third will choose June 30th as their moving day,” said Chuck Resnick, vicepresident of Marketing and Operations, Two Men and A Truck - Canada. “That boils down to roughly 199,000 individuals and families who will be on the hunt for boxes, packing materials, and most likely, help with their move,” he added. “There are many reasons why June 30th is so popular,” says Resnick. “It’s the end of the school year so it works well for parents who prefer not to disrupt their children’s schooling and to assure they get settled prior to beginning in their new school year come September. Many families also want to get settled into their new homes before the summer gets underway, to get the most out of their backyards and balconies. The Canada Day holiday also gives people an extra day to unpack and wind down, while the weather is consistently pleasant,” he said. To make sure moving day goes smoothly, Resnick recommends planning in advance. “Make arrangements for small children and pets to be looked after so they’re not underfoot. Pack a ‘day of the move’ box with essentials so you’re not scrambling for toothbrushes a towel, a coffee mug or a kettle,” he added. According to Resnick, the following tips will also help ensure a stress-free move: • “Boxes of books get heavy fast. Use small boxes when it comes to these items. Apply this rule to everything you pack: the heavier the item, the smaller the box. • Emptying closets can be a nightmare. Use wardrobe boxes to simplify the process. Clothes in drawers can
be packed into suitcases. • As tempting as it may be, don’t use cardboard boxes from the grocery store. You never know what little critter may be hiding in the corner of food boxes. In fact avoid used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled. • Moving day should be a celebration of your new home; make it as stress-free as possible.”
