Not only do they outline the specific rights and responsibilities of both the tenant and the the landlord, most offer an easy-to-use FAQ designed answer commonly asked questions. If you search the term Residential Tenancies Act in the province you’re interested in, you should be able to

find the government website easily. Don’t rely on websites that feature commentary from third party resources, be sure to use the specific government website to guide you in your search for answers. If you’ve been living in the same apartment for many years, it’s likely your rent is far below market value. With the few percentage points landlords have been allowed to raise the rent annually, it may be in stride with an inflation index, but there’s no way it’s kept up with market value. It makes it hard to move, knowing that your new rent will take a jump. Many people stay put, becoming longterm tenants because it’s the best financial security they can get. Except if you’re not with a professional landlord. Then it may become a problem. Less professional landlords who

realize their properties have low rent often want to cash in on market rent. They can’t just raise your rent, however, once you move they can raise it to whatever they want. From moving family in to doing significant renovations there are ways around the rules. Some landlords look at the building as their business, others look at the people in them as their business. Better yet, use your smartphone to snap photos for reference. 5. REVIEW YOUR LEASE AGREEMENT CAREFULLY. When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined. 6. TAKE NOTES – AGAIN. Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. HAVE YOU EVER seen your neighbour do something so ridiculous you wondered; “is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease. If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead talk with your landlord to try and break your lease or look for someone to sublet your apartment. If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of these things, you’re asking to get evicted. CASH FLOW… SLOW, SLOW, SLOW Non-payment of rent is the most obvious reason for an eviction, but your landlord can also file to have you evicted for habitual late payments. Get your cash flow situation in check, stop buying shoes and pay your landlord on time. RULE BREAKER Hiding that stray cat in your room when you were nine didn’t work, so don’t think you can get away with having an English Bulldog in your non-pet-friendly apartment. It may seem like you’re only breaking a small regulation, but if it’s listed in your lease agreement and you’re breaking it, it could be enough to have you evicted in some provinces Letting it jump all over neighbours, not picking up after it and letting it cause property damage will definitely get you evicted in all provinces.

ARE YOU ALONE IN THERE? Your friend was only suppose to crash at your place for a week, but next thing you know a week becomes a month and all of a sudden he’s living with you. It’s not a big deal until your landlord finds out. The name of everyone who is living in your rental should be listed on your lease agreement if not, your friend might not be the only one who’s looking for a place to crash. DAMAGE CONTROL Things break, I get it. I know that wine stain on the carpet was an accident and you didn’t mean to rip the shower curtains. What I really want to talk to you about is that hole in the wall, which is the size of my head! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted. NOISE POLLUTION Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.
