SO MUCH HAS BEEN MADE and written about the growing housing affordability challenges in Ontario. More and more people, declining supply of new homes, even fewer housing options – all of it leading to fast rising home prices. Make that, prohibitive price growth, at least in terms of future generations being able to buy a home, in markets such as Toronto. So, what’s the answer? Builders continue to lobby government to loosen up policy to allow more new homes – particularly lowrise – to be built where they’re needed. The province seems to be listening, but this type of change will not happen overnight. According to a new report by the Canadian Centre for Economic Analysis (CANCEA), part of the solution involves facilitating the increased supply of the “missing middle” – semis, townhomes and multi-plexes. Even a minor increase in intensification of these property types, CANCEA says, would slow rapidly rising housing costs.

Canadian home sales drop sharply in May NATIONAL HOME SALES POSTED a sizeable decline in May 2017, according to statistics from the Canadian Real Estate Association (CREA). The number of homes sold via Canadian MLS systems fell by 6.2 per cent in May 2017 compared to April. The month-over-month percentage decline was the largest since August 2012. While May sales were down from the previous month in about half of all local markets, the sizeable national decline largely reflects a 25.3-percent month-over-month drop in the Greater Toronto Area. Activity was also down significantly from the previous month among other housing markets across the Greater Golden Horseshoe region, including Oakville-Milton, Hamilton-Burlington and Barrie. By contrast, activity rose to multi-year highs in Montreal and Quebec City. Calgary, Edmonton, Ottawa and Montreal were among a number of urban centres where May sales surpassed year-ago levels. “Recent changes to housing policy in Ontario have quickly caused sales and listings to become more balanced in the GTA,” says CREA President Andrew Peck. “Meanwhile, the balance between supply and demand in Vancouver is tightening up, while many places elsewhere in Canada remain amply supplied.” “This is the first full month of results since changes to Ontario housing policy made in late April,” says Gregory Klump, CREA’s chief economist. “They provide clear evidence that the changes have resulted in more balanced housing markets throughout the Greater Golden Horseshoe region. For housing markets in the region, May sales activity was down most in the GTA and Oakville. This suggests the changes have squelched speculative home purchases.” 14 YPNEXTHOME.CA

With new listings having surged and sales having declined in some markets within the Greater Golden Horseshoe, the number of months of inventory in the region is up from all-time lows. That said, housing markets in the region remain among the tightest in Canada, with most urban centres in the region still registering less than two months of inventory. The Aggregate Composite MLS HPI rose by 17.9 per cent year-overyear in May 2017 compared to 19.8 per cent in April. Price gains slowed sharply for single-family homes. Price gains accelerated for apartment units, which posted the largest year-over-year gains in May (20.5 per cent). Meanwhile, yearover-year prices gains benchmark lowrise homes were: townhouse/ row units, 19.3 per cent; two-storey single-family homes, 18.4 per cent; one-storey single-family homes, 14.5 per cent. While benchmark home prices were up from year-ago levels in 11 of 13 housing markets, price trends continued to vary widely by location. After having dipped in the second half of last year, home prices in the Lower Mainland of British Columbia have been recovering and have either reached new heights or are trending toward them (Greater Vancouver, 8.8 per cent, year-over-year; Fraser Valley, 14.7 per cent). Meanwhile, benchmark home price increases remained in the 20-per-cent range in Victoria and elsewhere on Vancouver Island. Price gains slowed on a year-overyear basis in the GTA and particularly in Oakville-Milton, but remain well above year-ago levels (GTA, 29 per cent; Oakville-Milton, 23.9 per cent). Price growth remained in the mid 20-per-cent basis in Guelph. Prices in Calgary posted the first year-over-year gain (0.2 per cent) in almost two years in May, and Regina prices having moved into negative

Saskatoon home prices remained down from year-ago levels (-2.8 per cent) for the 22nd consecutive month. Benchmark home prices rose by more than the rate of overall consumer price inflation in Ottawa (4.4 per cent overall, led by a 5.4-percent increase in two-storey singlefamily home prices), Greater Montreal (3.6 per cent overall, led by a 4.6-percent increase in two-storey singlefamily home prices) and Greater Moncton (6.1 per cent overall, led by a 13.1-per-cent increase in prices for townhouse units). The actual (not seasonally adjusted) national average price for homes sold in May 2017 was $530,304, up 4.3 per cent from a year earlier. The national average price continues to be pulled upward by sales activity in Vancouver and Toronto. Excluding these two markets from calculations trims more than $130,000 from the national average price, to $398,546.

4 questions to ask your mortgage broker By Alyssa Furtado

BEFORE SEARCHING for a home, you should get a mortgage pre-approval. Getting one is a great start but it won’t guarantee you’ll get the best mortgage rates. To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms. However, finding a broker is similar to finding a real estate agent. You want the best but how do you know who’s right for you? HERE ARE SOME QUESTIONS TO ASK:

of their business with just a few of them. That gives them the ability to get lower rates and volume discounts that are passed on directly to you. Brokers can provide you with a list of the lenders they work with, including the ones they use the most.

1. How long have you been a broker? If you’re a newcomer or a first-time homebuyer, you want someone with a lot of experience in the industry. Someone with years of experience will recommend the best product for your situation instead of a standard five-year fixed mortgage. If a shorterterm mortgage is better for you, you’ll want a broker who will recognize what’s ideal for your circumstances.

2. How many lenders do you work with? If you get a mortgage from your financial institution, you’ll only have one lender to choose from. However, brokers work with a number of lenders, which allows them to pick the lender who works best for your situation. Although brokers work with many lenders, they tend to do the majority 18 YPNEXTHOME.CA

3. What’s the application process? As we move away from face-to-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate over the phone, in person or through email? Do they accept electronic signatures or want you to come in to sign documents? Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly. 4. How are you paid? You don’t have to pay mortgage

brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount. Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how they’re paid. THE BOTTOM LINE

When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates. If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.

Making your new backyard into the...

Creating your outdoor space can be a significant investment – and one you want to get right the first time. But with some strategy and great planning, you can create an outdoor oasis your family will love. It’s never too early to get started. Here are my tips to help you plan your outdoor renovation like a pro. 1. Determine your entertaining zones Very similar to how I would design any interior space, think about the “zones” or activities you want in your backyard. For example, do you want a place for lounging, eating, kids to do crafts, kids to play sports, space to prep meals, a pool...? Figure out your priorities and then divide your space accordingly. Consider using pavers to create these unique zones. We created contrast strips of light and dark grey to create 26 YPNEXTHOME.CA

Determine your budget Set an actual budget, because unlike interior design, I would say there is less variety in cost of materials in outdoor goods. Meaning, with a chair for example, you can search long and hard and find something you like that

also might fit your desired budget. For outdoor materials, I would say you are simply more limited. So one must be even more strategic in spending their budget wisely. One strategic way I maximized my budget in my backyard was by using affordably priced furnishings and decorative items from Walmart. With coordinated collections you can add fun pops of colour and high style without breaking the bank.


DEFINE ZONES

3. Determine how high maintenance you want the space to be Whether you love to garden or don’t know your weeds from your flowers, pick materials that will serve your family best. I purposefully limited areas for grass and only planted flowers and plants that would be hearty and stand up to my rough-and-tumble children. For seriously low maintenance lawn mowing, check out the Husqvarna Automower where you can literally put your feet up while your grass gets cut. 4. Create a colour scheme The same way I always allow a pillow, drapery fabric or piece of art work inform my colour palette in my interior work, do the same for the exterior. In my case, I wanted the space to read very minimal- so we kept all the materials very neutral and cooler in tone. And then with my accessories we stayed with a palette of navy, teal and lime green, in keeping with some of the textiles and fun dish ware. The pop of colour against an otherwise neutral background is fun and youthful. Ensure you repeat a colour multiple times for the most cohesive look. 5. Consider integrating technology The final thing to consider to really look like a pro is technology. There are so many options for integrating sound into your backyard, but don’t let sound be the only thing you consider. Consider bringing in WiFi to make the space your outdoor office, a projector to turn any evening into a movie night, and – where space allows – a television integrated into a built in covered unit for real “wow” factor. And regardless, make sure you run power back there so you can plug in an outdoor air cooler like this one by Honeywell – because how awesome is that for your guests!

Guelph Heritage, culture and economic and environmental development – the transformation continues

Other community attributes are Stone Road Mall, whose 150 stores and service represent the largest enclosed shopping centre in Guelph and Wellington County, an appealing array of golf courses, farming activities for the whole family and sporting opportunities for children and adults, alike. Guelph has also earned various honours, including

Canada’s Most Caring Community, one of the top 10 places to live in Canada. The city is also undergoing a major transformation of the downtown area, and the Official Plan calls for residential and commercial development, natural and heritage conservation, and the transportation and energy systems. The City’s economic development department is also working on Prosperity 2020, a strategy to enhance Guelph’s position as an excellent place to live, work and invest in, and to continue to grow the city’s talent base. Another recent initiative is the Guelph Innovation District, a partnership effort from the City and the province designed to support the local economy and create jobs. The district will meet employment and housing targets of Guelph’s growth management strategy and Ontario’s Growth Plan for the Greater Horseshoe by supporting economic activities and jobs with a focus on clean, Green economy and innovation. The City anticipates the district will accommodate 10,000 of the more than 32,000 new jobs projected for Guelph by 2031. As with any growing community in Southwestern Ontario, a long-term vision for transit is a priority. The Transit Growth Strategy is intended to provide a roadmap for growth over the next 20 years, improving inter-city service and connections to GO Transit.

Lifestyle Fashionable and funky, Guelph is made more magical by the presence of its colourful denizens. This community draws few divisions between work and play, and this is reflected in events such as the Jazz Festival and Art on the Street. Situated near the confluence of the Speed and Eramosa Rivers, great for those who love the outdoors. Vibe This is the still-beating heart of a progressive, smaller city with artistic sensibilities and agricultural roots. Unlike so many other urban cores in Southwestern Ontario, downtown Guelph appears to have been able to hang onto its place in the community despite the city’s outer expansion into suburban strip mall and big box heaven. Meet the neighbours The downtown population comprises an eclectic mix of long-time residents, younger professionals, families, students, artists and academics. There’s no better place to get a sense of its increasingly diverse ethnic make-up than the summer splash pad/winter ice rink in front of City Hall, and a very wide range of housing options attracts people of all incomes and backgrounds to the area. In the area Overall, downtown housing prices are on the higher end for buyers. While beloved diners have hung on for decades, most restaurants tend to be upscale. Planes, trains & automobiles Guelph Central Station, at the corner of Wyndham and Carden Streets, is the hub for VIA and GO trains, Greyhound, GO and city buses. It’s a highly walkable community, however, and there are usually more bike racks than parking spaces. Good access to local highways and the 401. The good, the bad & the rest Shoppers and diners flock to downtown Guelph for its boutiques, bakeries, bars and bistros. All five major banks have branches here, as does the Guelph Public Library. 3 reasons Americans won’t be gobbling up Canadian homes By Wayne Karl

AS DONALD TRUMP continues to

make friends all over the world (insert winking emoji here), Americans may still be dreaming of moving to Canada and buying up homes here. BUT, THEY SHOULDN’T BANK ON IT The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google. Royal LePage Canada and others more recently fanned the flames even more. “American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” a release from the realty firm said earlier this year. We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. Here’s why: IMMIGRATION LAWS “We have express entry, and each

province has numerous programs,” Robin Seligman, a Toronto-based a specialist in Canadian immigration law, told New Home Guide. “As well, we have options for work permits if the person has an employer in Canada, or under NAFTA if they are on the professional list. “We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.” TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for

deductions and credits. “Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.” MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.” Wayne Karl is an award-winning writer and editor with experience in real estate and business.
