Important considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a location close to masstransit may be a better option for

you. If you’re a walker, proximity to major amenities should be a definite consideration. Running errands such as grocery shopping and banking on foot affords many health benefits and provides you with a chance to meet your neighbours and discover new places, too. Make a list of your priorities first, then take the time to assess each location for its merits and weigh your options. Let us know what those priorities are. We’d love to hear from you!

+ get social

For many Canadian families, financial literacy begins with a piggy bank, maybe a childhood allowance and perhaps a first bank account. Some may continue the education with somewhat more serious lessons – reviewing monthly bank statements and explaining how interest works. Moving into the teen years, many families likely entrust the more important matters of personal finance to our education system. But there, we venture to say, they might well be disappointed. David Chilton lamented this more

than 25 years ago in his best-seller, The Wealthy Barber. How much has changed and how well have things improved? When it comes to real estate in 2016, the lessons are more important than ever. Housing has been a top performer for years, but the resulting costs of living for millennials and other young Canadians are skyrocketing, in some cases, prohibitively high. More and more organizations see the need and are offering programs for financial literacy for youth.

Havelock Corners IN ALL OF SOUTHWESTERN Ontario, there are few places that offer the perfect blend of lifestyle and value as Woodstock. Located on the majestic Thames River, Woodstock is known as The Friendly City. From the many striking Victorian-era buildings of the city’s historic downtown to the pastoral beauty of the Thames, it’s no wonder that more and more families are choosing to call Woodstock home. Located on the Thames River just moments from the heart of Woodstock, Senator Homes’ Havelock Corners community is the perfect place to take advantage of all that this very special city has to offer. And with home prices up to $100,000 less than nearby Kitchener-Waterloo, and incredible access to major retailers and other popular area amenities just a short walk or drive away, Woodstock is without a doubt the best choice for families in the region. Situated next to the breathtaking natural beauty of Woodstock’s Pittock Conservation Area, Havelock Corners is

In addition to the numerous shops and restaurants in Woodstock’s downtown, there are also major retailers such as Canadian Tire, Walmart, Sport Chek and more, all just minutes away. Employment opportunities also abound with a state of the art Hospital, a Toyota Plant and many more large businesses and institutions in the surrounding area. Advice | MORTGAGE ADVICE

The 5 biggest mortgage mistakes to avoid By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:

1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of

between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage

won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Advice | MAKE YOUR MOVE

June 30 is still the busiest moving day of the year By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE BUSIEST MOVING DAY of the year is June 30. According to Two Men and a Truck – Canada, that day is particularly popular for several reasons. Thousands of people will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30 are disappointed when they find nothing available. The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30 ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work. Above all, even considering its unpredictability, weather makes June 30 an attractive moving date. Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. Practically speaking in the financial sense, this date represents the midyear renewal deadline for property taxes and rental leases, which also plays a role in people’s timing. If you want to move on June 30, you may have to make several calls to make a booking, but every minute you wait lessens your chances. Consider having your mover pack

for you. Keep in mind that with time running short, professional movers can get your items ready to move quickly and efficiently. Getting your possessions to your new home in excellent condition is just as important to us as it is to you. If you still decide to pack yourself, you may want to purchase packing supplies from your mover. Our boxes are available in consistent sizes, which makes stacking them in the truck easier. And remember that it’s counterproductive to move items you will just throw out at the other end. Take some time to sort and pitch. A great way to be sure you are totally ready for your move is to use

a checklist. You have many things to think of, such as notifying pertinent people and companies of your change of address. You may have to enroll kids in their new schools; make arrangements for pets, babies and toddlers to be looked after on moving day; schedule the shut-off of utilities and phone at your old address and start-up at your new place … you get the picture. You can find a moving day checklist at twomenandatruck.ca/ moving-checklist. Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

City Focus | GUELPH

Guelph Heritage, culture and economic and environmental development – the transformation continues

WATERFRONT PARKS, greenspaces and recreational facilities promise year-round fun for people of all ages. A downtown core, anchored by a majestic landmark and a longestablished farmers’ market, is alive with activity. A diverse business sector and prominent Canadian university bode well for its continued growth. And with easy access to Hwy. 401 and other major roadways, it’s ideal for today’s on-the-go lifestyle. Welcome to Guelph, Ont., a city established in 1827 by John Galt at the junction of the Eramosa and Speed Rivers that’s now home to 118,000 residents and counting.

Central to this family-friendly community is a delightful downtown where historic buildings such as The Church of Our Lady – circa 1888 and whose steeples are visible from many parts of the city – pleasantly mingle with an enticing array of shops, restaurants and services, from unique clothiers and spas to out-of-theway bistros. At the nearby River Run Centre, a magnificent performing arts venue set along the banks of the Speed River, residents enjoy world-class music, dance, comedy and live theatre. Many of these same residents reserve their Saturday mornings for a trip to

the Guelph Farmers’ Market. A focal point of the downtown for more than 180 years, this year-round tradition has long been a go-to place for fresh fruit and vegetables, quality meats and cheese, baked goods and preserves and delicious food prepared by market vendors. Also in downtown Guelph are the Sleeman Centre (home to the Ontario Hockey League’s Guelph Storm and local concert, family activity and sporting event hotspot), the Old Quebec Street Mall and the Guelph Civic Museum. Neighbourhood Profile With hills sloping into it on every side, lively downtown Guelph earns the name. Beginning with Waterloo Avenue in the west, the area locals consider downtown covers the north bank of the Speed River from below Wellington Street to London Road, and runs east to Woolwich street and the Eramosa River.

areas offer a breath of fresh air while indoor facilities such as the Victoria Road Recreation Centre/Victor Davis Pool and the West End Community Centre boast arenas, gymnasiums and multi-purpose rooms. Guelph residents and their guests also enjoy a myriad of annual events, including the Guelph Spring Festival held every year at the end of May, The Guelph Jazz Festival, John Galt Day, The Guelph Contemporary Dance Festival, the Downtown 5 km Run, Art on the Street, Winterfest and The Guelph Film Festival. Historical walking tours also take place every Sunday afternoon in the summer. Guelph supports several stable economic sectors. These include research and development, manufacturing, agricultural operations, environmental management and technology as well as service. Among the city’s largest employers are the University of Guelph (which includes the Ontario College of Agriculture, the Ontario Veterinary College, and The Aboretum), the hospital and health care centres and numerous large companies and manufacturers. Other community attributes are Stone Road Mall, whose 150 stores and service represent the largest enclosed shopping centre in Guelph and Wellington County, an appealing array of golf courses, farming activities for the whole family and sporting opportunities for children and adults, alike. Guelph has also earned various honours, including

Canada’s Most Caring Community, one of the top 10 places to live in Canada. The city is also undergoing a major transformation of the downtown area, and the Official Plan calls for residential and commercial development, natural and heritage conservation, and the transportation and energy systems. The City’s economic development department is also working on Prosperity 2020, a strategy to enhance Guelph’s position as an excellent place to live, work and invest in, and to continue to grow the city’s talent base. Another recent initiative is the Guelph Innovation District, a partnership effort from the City and the province designed to support the local economy and create jobs. The district will meet employment and housing targets of Guelph’s growth management strategy and Ontario’s Growth Plan for the Greater Horseshoe by supporting economic activities and jobs with a focus on clean, Green economy and innovation. The City anticipates the district will accommodate 10,000 of the more than 32,000 new jobs projected for Guelph by 2031. As with any growing community in Southwestern Ontario, a long-term vision for transit is a priority. The Transit Growth Strategy is intended to provide a roadmap for growth over the next 20 years, improving inter-city service and connections to GO Transit.

Lifestyle Fashionable and funky, Guelph is made more magical by the presence of its colourful denizens. This community draws few divisions between work and play, and this is reflected in events such as the Jazz Festival and Art on the Street. Situated near the confluence of the Speed and Eramosa Rivers, great for those who love the outdoors. Vibe This is the still-beating heart of a progressive, smaller city with artistic sensibilities and agricultural roots. Unlike so many other urban cores in Southwestern Ontario, downtown Guelph appears to have been able to hang onto its place in the community despite the city’s outer expansion into suburban strip mall and big box heaven. Meet the neighbours The downtown population comprises an eclectic mix of long-time residents, younger professionals, families, students, artists and academics. There’s no better place to get a sense of its increasingly diverse ethnic make-up than the summer splash pad/winter ice rink in front of City Hall, and a very wide range of housing options attracts people of all incomes and backgrounds to the area. In the area Overall, downtown housing prices are on the higher end for buyers. While beloved diners have hung on for decades, most restaurants tend to be upscale. Planes, trains & automobiles Guelph Central Station, at the corner of Wyndham and Carden Streets, is the hub for VIA and GO trains, Greyhound, GO and city buses. It’s a highly walkable community, however, and there are usually more bike racks than parking spaces. Good access to local highways and the 401. The good, the bad & the rest Shoppers and diners flock to downtown Guelph for its boutiques, bakeries, bars and bistros. All five major banks have branches here, as does the Guelph Public Library. The RiverRun Centre, Dublin Street United Church, Guelph Youth Music Centre and a number of smaller venues host live music, and the Guelph General Hospital is just a few blocks east of the downtown core.

HHHBA Divisional Court win protects new-home buyers Smaller unit types will now pay less – keeping them more affordable ONTARIO’S DIVISIONAL COURT

recently ruled in favour of the Hamilton-Halton Home Builders’ Association (HHHBA) over an appeal made by the Region of Halton which would have charged all multiple and apartment residential units the same fee. Prior to this, the Region disproportionately charged newhome buyers who purchased smaller units the same fee as larger units which places additional unnecessary strain on affordability. HHHBA had originally won at the Ontario Municipal Board (OMB) on the Region’s Development Charges (DC) Bylaw, which Halton contested and brought before Divisional Court. “Everyone sees how quickly the price of all homes is increasing. More and more people entering the new home market will do so by purchasing a smaller unit, and they should not be required to pay more for their unit than is fair, while benefiting buyers of larger, more expensive units,” says Suzanne Mammel, executive officer at the Hamilton-Halton Home Builders’ Association (HHHBA). “We are advocating for the new-home buyer, who is not always aware of how policy changes like this affect housing prices.” The three judge panel found that HHHBA’s positions on affordability and fairness are important mandates of the Region. The panel determined that the Region had failed to justify how its fee structure properly and reasonably divided the costs between large and small units (one- and two-bedroom, versus three-plus bedrooms). DCs are incorporated into

MORE TRENDING ONLINE ypnexthome.ca/news

the price of a new home and new neighbours pay this fee when they purchase their home. HHHBA note that new neighbours should pay their fair share but should not be additionally charged to make up costs appropriately attributed to larger units. HHHBA originally appealed the Region of Halton’s 2012 DC Bylaw on the basis of two issues: the inclusion of a DC on behalf of conservation authorities, and the bundling of unit types as was heard at Divisional Court on June 7. The OMB and Divisional Court had previously found in favor of HHHBA’s position regarding the inclusion of a charge on behalf of the Conservation Authority. This latest ruling ensures that smaller, more affordable unit types are not unfairly “taxed” by the Region. “As our region continues to grow, all levels of government must ensure that the policies that are in place do not undermine housing affordability for Ontarians,” says Mammel. “We have to work together to make sure these policies work together and must do a better job educating the public so that people in the housing market understand the impact of government policy choices on the price of their new home.” HHHBA looks forward to continued work with the Region of Halton on the upcoming 2017 Development Charges Bylaw and will work to ensure this region remains a desirable and growing location where people can work, live and play.

OHBA Housing and Study Tour: Invaluable insights from Iceland’s geothermal industry By Kathryn Segal

CLOCKWISE FROM TOP LEFT:

City view from the Einar Jonsson Sculpture Museum; City views of Reykjavik; City views of Reykjavik from highrise building under construction.

A GROUP OF 18 DELEGATES from

across Ontario embarked on the first Ontario Home Builders’ Association (OHBA) International Housing and Study Tour to Iceland recently. Sponsored by the EnerQuality Corp., the two-day, jam-packed tour took members on an exploration of the country’s geothermal energy system, where they got an up-close look at how the country is utilizing the

technology throughout its cities and infrastructure projects. The first day started off with a guided walking tour through the city of Reykjavík, where participants learned the history of the city and country and how the geothermal energy industry put them on the map as a leader in emission-free energy production. In fact, they have such an abundance of energy that

the government is able to heat the sidewalks in Reykjavík in the winter and heat parts of the Arctic Ocean in the summer so that residents can swim. Delegates later were taken to a low- and midrise housing project, as well as the first highrise in Reykjavík, to see how the geothermal energy systems work. The geothermal system that pumps hot water, from a network

of volcanoes, heats and provides energy for these housing units. The hot water travels 32 km through above-ground pipes from the plants that store and distribute the resource and maintains a temperature of 81 C, providing ample heating and energy for the units. The second day of the housing tour began at the Hellisheiði power plant, the largest geothermal plant in Iceland,

where delegates were able to see how this intricate and innovative system harnesses hot water and energy from the volcanoes. From there, participants were treated to lunch at one of Iceland’s tomato greenhouses powered by its own Geysir, providing heating and energy 356 days a year. Tour guests later toured the famous Golden Circle where they experienced the exceptional beauty that Iceland

has to offer. The tour provided invaluable insight into how renewable resources can be utilized, and delegates gained inspiration for the future of smaller, locally-based applications for renewable energy in Ontario. Kathryn Segal is Communications Officer with the Ontario Home Builders’ Association.

Local builder donates historical building to Lincoln Museum THE SAYING, “Out with the old and in with the new” is a common theme in construction, but award-winning builder Phelps Homes believes that builders have a responsibility to preserve history. Phelps plans to start the construction of an exclusive community, Kingsway at Jordan Village, on the property at 2848 King St. in Jordan. The site, which belonged to the High family for several generations, holds a barn which is 112 years old. Phelps Homes recently donated the barn to the Town of Lincoln’s Jordan Historical Museum in a ceremony hosted by Mayor Sandra Easton at the barn’s current location. Others attending the ceremony included the Regional Chair, Historical Board Chair, councilors and members of the neighbouring condominium board. “We wanted to build a modern community while still maintaining respect for the history of the land,” says Andrea Bermudez, sales and marketing director for Phelps Homes.

Kingsway at Jordan Village is a collection of exclusive attached townhomes perfect for people looking for an elegant yet simple lifestyle. The sales launch for Kingsway at Jordan Village is planned for July, with expected moving dates to begin in late spring of 2017. The neighbouring Phelps property, The Residences at Jordan Village, recently received an award from the Canadian Home Builders’ Association.

Advice | FUNDAMENTALLY SPEAKING

Where does Southwestern Ontario rate in Worst Roads rankings? By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WAY TO GO TORONTO — for the first time in the history of CAA’s Worst Roads campaign, your roads are not among the top five. The dubious distinction of the top spot in 2016 belongs to County Road 49 in Prince Edward County, bumping last year’s winner Algonquin Boulevard West in Timmins to second place. But don’t get too excited, GTA and Hamilton — three of the top 10 roads are from the Greater Toronto and Hamilton Area. Dufferin Street in Toronto, which held the number one position on the provincial list for several years, has continued its descent on the top 10 list, falling to number nine this year. “The results of CAA’s Worst Roads campaign show that more dedicated funds are needed from existing sources to address our growing infrastructure challenges,” says Raymond Chan, government relations specialist, CAA South Central Ontario (CAA SCO). “With a record number of roads from across Ontario nominated this year, the results highlight the growing need for infrastructure investment and prioritization in communities across the province.” “This year’s Worst Roads campaign once again solidified that although much work has been done across the province to maintain and repair Ontario’s roads, greater investments are needed to tackle the staggering municipal infrastructure deficit in Ontario,” adds Geoff Wilkinson, executive director of the Ontario

Road Builders’ Association. “An efficient transportation system is essential for a vibrant economy and good quality of life — connecting our communities and enabling businesses to get their goods to market.”
