Don’t get caught in a moving scam Planning and preparation is the key to a smooth move

une 30 is just around the corner – school will be out, summer will have officially begun and we’ll soon be into peak vacation period.

It’s also the busiest moving day of the year. Even if you’re not taking up residence in your new home that day, you can bet the best and most competitive moving companies will be booked solid around this time. If you haven’t contracted your mover already, you’d better get on it.

Unfortunately, this scenario also conspires to produce the perfect opportunity for unscrupulous movers to take advantage of unsuspecting consumers. Overcharges bordering on extortion, damaged or stolen possessions and other sordid practices are all too common. Indeed, moving scams are one of the top 10 complaints monitored by the Better Business Bureau.

The Canadian Association of Movers doesn’t want you to learn this lesson the hard way, so it offers the following tips to help you plan your move – whenever it is. » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums Make sure you take the proper steps – and the time – to protect yourself and avoid your own moving horror story.

Every year, I travel across the province and take note of the beautiful new homes and communities that are being built. But I also know that a home builder’s job isn’t complete just because the last tile has been laid. For Fusion Homes, it was the company’s fourth year in a row and for Kelemncic, its third consecutive year. These builders not only demonstrate excellence in customer service, but have maintained consistency in its delivery over the years. This was the second time Rochon Construction has been a finalist, and the first time receiving a Tarion Award of Excellence.

It is always exciting to present a builder with its first award, and hear the philosophy on providing excellent customer service.

This year’s awards and finalists were based on a comprehensive survey sent to more than 49,000 Ontario homeowners who took possession of a new home between October 1, 2013 and September 30, 2014. We received almost 7,900 responses, representing 16 per cent of consumers who bought a new home in Ontario during that time, which are enough responses to provide statistical accuracy.

To be eligible for the awards, builders must have had a minimum of five possessions and must have received a specific number of completed questionnaires depending on the category for which they are being considered.

Tarion sends out surveys annually across Ontario to all new-home owners in their first year of possession.

Homeowners are asked questions from every stage of the homeowner-builder relationship, beginning with the signing of the agreement of purchase and sale, through construction, the predelivery inspection, and finally their after-sales service.

The city is also undergoing a major transformation of the downtown area, and the Official Plan calls for residential and commercial development, natural and heritage conservation, and the transportation and energy systems.

The City’s economic development department is also working on Prosperity 2020, a strategy to enhance Guelph’s position as an excellent place to live, work and invest in, and to continue to grow the city’s talent base.

The City anticipates the district will accommodate 10,000 of the more than 32,000 new jobs projected for Guelph by 2031.

As with any growing community in Southwestern Ontario, a long-term vision for transit is a priority. The Transit Growth Strategy is intended to provide a roadmap for growth over the next 20 years, improving inter-city service and connections to GO Transit.

Ontario economy picking up after a slow start to 2015 After a slow start to the year, the Ontario economy will pick up steam in the coming quarters, according to The Conference Board of Canada’s Provincial Outlook: Spring 2015. Overall, real gross domestic product (GDP) is forecast to expand by 2.6 per cent in 2015 and 2.3 per cent in 2016.

“Ontario has not performed up to expectations, but the outlook over the short term remains positive, as strength in the United States economy will help bolster the province,” says Marie-Christine Bernard, associate director, provincial forecast. “Along with exports, consumer spending will continue to increase at a good pace in Ontario, fuelled by improving consumer confidence.”

HIGHLIGHTS OF THE REPORT

» Ontario’s economy started the year on a soft note, but a strong U.S. economy is expected to spur better gains over the rest of 2015 and in 2016. » The province’s real GDP is expected to increase by 2.6 per cent in 2015, with growth easing to 2.3 per cent next year. » Overall, economic growth will be strongest in central Canada, B.C., and Manitoba over the near term, as Alberta and Saskatchewan continue to struggle with the impact of lower oil prices.

The drop in exports at the beginning of 2015 was caused mainly by a temporary halt in production at the Windsor and Oakville motor vehicle plants. As these plants reopen, international exports will rebound and are expected to grow

by a strong 3.9 per cent this year, boosted by a lower Canadian dollar and a U.S. economy that is set to post robust growth.

However, a recent announcement by General Motors that it will let go 1,000 workers at its Oshawa plant by the end of the year weakens the manufacturing and exports prospects heading into 2016. Production at the plant will be hurt as assembly of the next-generation Camaro is moved to Michigan.

West of Ontario, the economic forecast is influenced by weaker oil prices. Following a modest contraction this year, Alberta’s economy will see modest growth in 2016, and a similar story is unfolding in neighbouring Saskatchewan. British Columbia and Manitoba, however, are expected to be growth leaders over the next two years.

British Columbia will hold the top spot this year, with growth of 3.1 per cent.

Manitoba is expected to post real GDP growth of 2.8 per cent in 2015 and again in 2016, when it will lead all provinces.

Empire supports health care across Niagara Proving that the company takes community-building seriously, Empire Communities’ Paul Golini, co-founder and executive vice-president, industry relations, recently delivered a $40,000 gift to OneFoundation for Niagara Health System (NHS) to support hospital advancement across Niagara.

The company, which currently has the master-planned community of Imagine underway in the southwest corner of Niagara Falls, takes pride in designing homes and neighbourhoods that help enhance the way people live and interact every day. This philosophy led to its Empire Heroes Program as a way to mark 20 years of developing and building communities. The program assists those working in the hospital, law enforcement, fire fighting and other EMS services with purchasing a new home in neighbourhoods where Empire builds. With each home purchased through the Empire Heroes Program, Empire makes a $1,000 donation to the local hospital foundation. The offer will be

extended to armed services personnel, reservists and veterans as the next division of the development moves forward.

“Not only has the Empire Heroes Program resulted in $40,000 to benefit local hospital care, this is the perfect way for new-home owners – especially newcomers to Niagara – to participate in bettering their community,” says Golini. “What better way to connect with each other than to support services that are used by all of us?”

OneFoundation board member Roland Giguere and NHS Communications Director Brady Wood graciously accepted Empire’s generous gift that will have a significant impact on patient care. Funds will be directed toward the current campaign to enhance and replace equipment for the Endoscopy Program across the NHS. OneFoundation Managing Director Kristina Manzi added thanks for Empire’s plans for continued support.

Buyers may be flocking to Ontario cottage country, as a recent report by Royal LePage suggests, but those looking for the next Muskoka may have to expand their search.

Indeed, Muskoka is among Ontario’s most sought-after cottage destinations, with hundreds of lakes attracting Hollywood and sports celebrities the likes of Steven Spielberg, Tom Hanks, Mike Weir, Cindy Crawford, Goldie Hawn and Kurt Russell.

Unfortunately for many looking to buy rec property in the area, it also has the price tags to match.

“Ontario recreational property bears the burden of Muskoka,” Phil Soper, president and chief executive of Royal LePage, told New Home & Condo Guide. “The world famous lake region is home to Canada’s most stunning and lavishly expensive lakefront property.

“But, Ontario cottage country is much more than the ‘big three’ lakes – Muskoka, Rosseau and Joseph. Even in the District of Muskoka itself, there are some 1,600 lakes, with price points and features ranging from entry level quaint to princely palace.”

As a rule of thumb, Soper says, cottage prices are highest on water within a two-hour drive of the largest population centres, and of course, that describes Muskoka perfectly.

So where might prospective buyers look to find the “next” Muskoka, an area that offers similar attributes (minus, perhaps, the star-studded neighbours), where prices are still affordable?

“Waterfront cottages near Sudbury and Sault Ste. Marie can be acquired starting at about $150,000 – half the average in southern Ontario,” says Soper. “Finally, eastern Ontario and southwestern Ontario offer some beautiful lakes at excellent values. And the former tends to be somewhat more affordable than the latter, principally because of the additional demand along Lake Erie from American buyers.”
