Why I rent I HAVE BEEN ASKED many times
whether I rent or own. The truth is, I’ve gone back and forth. I’ve been a renter and a property owner. Over the years I’ve had my share of experiences on both sides. Owning can be a great opportunity, but it can also be stressful and hard on the budget. There’s always a surprise expense when you’re least expecting it. Renting offers flexibility and stressfree, maintenance-free living, but it can be hard to find the perfect place. I really enjoy renting. I have always preferred ‘all-inclusive’ rentals. It doesn’t mean you don’t have the expense of utilities, it just means the expense is factored into the rent. The monthly expense is consistent instead of varying month by month, plus, I like the simplicity of one bill as opposed to tracking hydro, gas, water and trash removal. But all-inclusive isn’t always better – or cheaper. I think that paying your own bills can be better on your budget, especially if you’re really good about conserving power and water.
+ get social
I like renting because I’m not much into property maintenance. In my first home the grass all died before I realized I hadn’t watered it (in months!). That may sound silly - but I’m busy, and not a green thumb. I thought the rain would just keep it healthy. Oh, how wrong I was. And every time I worked on that lawn, all I could think of was the water bill and what I could be doing with my time instead of mowing and raking. I love decor projects. In my house, we exposed brick walls, painted rooms and renovated the kitchen. It was fun – but it was also very expensive. It all began when our fridge died. On the other hand, when I rented and our dryer died, the landlord told me to order a new one and give her the bill. It’s more fun getting new appliances when someone else is paying the bill. I think renting is a great way to live. If you’re ready to move, let us help. We have extensive listings and rental advice. Check us out online at NextHome.ca, and get ready to rent your new home!

Advice | APARTMENTALITY
Check references on a prospective roomie
it’s essential By Kathryn Kusyszyn
MORE ADVICE ONLINE nexthome.ca/news/advice
EMPLOYERS CHECK REFERENCES, landlords check references, and if you’re considering someone as a roommate, you should check their references too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual resonsibilities. Asking why they left their last place and how long they lived there is important. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. Tell them that you will call these people
to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need more clarification. Previous roommates can be revealing. Ask how long they have known the person and how long
they lived together. Then ask “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters, sharing a space and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal posessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective, communicate clearly and make sure your expectations are specific, and with some searching you will find the right match.

When planning your move:
Should you hire movers? By Chuck Resnick

SWO_10-14-17.indd 16
10/10/17 3:40 PM
THERE’S AN OLD SAYING about being penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible. Many movers such as Two Men and a Truck Canada offer a free, no obligation in-home estimate so you know exactly where you stand should you choose to hire them. Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. If you hire professionals to pack as well, we have all the supplies that ensure safe travelling for all categories of possessions, from heavy books to fragile lamps. Our boxes, for example, come in standard sizes so they can be stacked in the moving van to maximize space. Professionals have dollies, stretch wrap, blankets and ties for securing items to the van walls. The goal is to get everything in the truck
secured, so it does not shift during travel. DIYers likely lack the know-how to do this effectively. Even if you do decide to pack your own belongings, consider purchasing professional packing materials from a reputable mover. Whether you are moving your residence belongings or transferring office furniture, equipment and files, moving specialists know what to plan for and how to arrange the logistics. You may have a narrow window of opportunity because of booking elevators in a condominium, for example. We make it our business to take on the headaches of the move for you. Moving is one of the most exciting — and stressful — life steps you can take. Enlisting a professional mover is a fabulous stress reducer. If you are planning a move, think through the steps needed and keep an open mind to your options. Sure, you can do it yourself, but do you really want to? Doing it yourself will likely cost you more in time, money and aggravation. When you look at the big picture, hiring professional movers may be one of the best relocation decisions you could make!
Chuck Resnick is vice president of marketing and operations, Two Men and a Truck Canada.

neighbourhood, and one of the oldest in Hamilton. It’s bound by the CN tracks to the north, Main St. E. to the south, James St. N. to the east and Wellington St. N. to the west. . Beasley is an artsy downtown community with a lot of bohemian charm, and is best suited to people looking for a fast-paced, city environment. This busy downtown neighbourhood is home to lots of unique shops and restaurants and is hub for arts and culture. Beasley is known for its
independent shops along James St. and local restaurants and bars. James St. N. is a real gem. The strip is sought out for its trendy, artsy vibe. The Beasley population is very socially active and has a growing arts and culture community. The community is centrally located, and has access to major amenities. Getting in and around Beasley is relatively easy. The neighbourhood is fully serviced by Hamilton Transit and multiple area bus lines are accessible. For those who travel via car, Beasley is in close proximity to
major highways including Highway 403, which is accessible just east of Beasley, via King St. W. Beasley is largely a renter’s community with more than 75 per cent of residents renting their homes. Small-space survival guide By Lydia McNutt
IT’S TRUE WHAT THEY SAY, good things really do come in small packages. Here’s another adage apartment dwellers should pay attention to: it’s not the size that matters, but how you use it. To make the most of your small space, all you need is a tape measure, an open mind, and these five small-space survival tips:
1. First impressions count When you walk into your apartment, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make a first impression, so make it count! 2. Pleasing proportions For furniture to serve the double duty of fashion and function – a smallspace essential – it must be well proportioned to the space. Rule of thumb: The smaller the room, the smaller the furnishings. This also applies to artwork and accessories. 3. Leave the traffic jam for the road Especially in a compact apartment, but applicable to any-sized space, it’s important to keep high-traffic areas clear of furniture, for functional reasons as well as aesthetic ones. Tip: Ensure you can open doors without bumping into anything. 4. Focus! Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. It could be an impressive view, a cosy fireplace or a great piece of art. 5. Measure twice, buy once Last but not least, here’s one more saying that’s worth repeating: Measure twice, cut once. Before buying any piece of furniture, make sure the door opening will accommodate its size. Don’t forget to take your tape measure into the elevator, stairwell and corridors too.

Advice | RENTAL RANTINGS
10 WAYS to let a stranger know you’re not letting them in By Jennifer Braun
MORE ADVICE ONLINE nexthome.ca/news/advice
OFTEN AS RENTERS, we have to deal with our fair share of awkward moments; bumping in to your ex-fling on the elevator, trying to avoid eye contact with story-telling Bob, finding an eviction notice on your apartment door (harsh). But let’s not forget the painfully awkward moment of having to tell a stranger that you can’t let them into the building. 32
No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building. That includes not buzzing people in if you’re not expecting anyone and not holding the door for people you don’t recognize. At times, that can even mean saying “No” to grandma, a girl scout and a mother with a stroller… Awkward!
It’s awkward, it’s weird – it’s a situation renters try hard to avoid – but it is the golden rule. Thankfully you’re a renter, which means you’re good at thinking on your feet (seriously, it’s one of the five signs of being a renter). Just take a cue from the list below and memorize one of these – or even all of these:
nexthome.ca
SWO_10-14-17.indd 32
10/10/17 3:40 PM
10 ways to tell a stranger you’re not letting them into the building. 1. The polite way Say: “Unfortunately, I can’t let people I don’t know into the building.” 2. The rational way Say: “If you don’t have a key, I can’t let you in.” 3. The apologetic way Say: “I’m sorry, but I don’t know you and I don’t feel comfortable letting you in the building. I hope you understand,” followed by an apologetic smile. 4. The optimistic way “I’m sure your host will be down any second now. Thanks for waiting!”
No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building.
5. The helpful way Say: “If you can’t reach your host with the buzzer, try sending them a text message.” 6. The understanding way Say: “I get stuck out here all the time too! It’s usually just a couple of minutes before the right person who can help you gets here.” 7. The I’m such a silly-fool way Say: “You wouldn’t believe how many warnings my landlord has given me for letting strangers into the building. I can’t afford another one. Sorry about that.”
9. The time-sensitive way Say: “I no speak-a the English”. Then, run away!
8. The sarcastic way Say: “Let me go get the doorman, he’s better at holding doors than me (wink, wink)”.
10. The cowardly way: Point to the other side of the street and yell, “Is that Rihanna?!” Once again, run away!
