It’s all a matter of perspective
WAYNE KARL Senior Editor Yellow Pages NextHome Email: Wayne.Karl@ypnexthome.ca Twitter: @WayneKarl
NO ONE COULD FAULT YOU if you’re a prospective homebuyer, and the recent developments in the Ontario housing market have you a little concerned. Rapid price growth; government warnings about overheating and overvaluation; scarce supply of new homes; and overall market reaction to the recent unveiling of Ontario’s Fair Housing Plan. It all adds up to something we haven’t seen in the Greater Golden Horseshoe for years – uncertainty. However, there are indeed some certainties in this equation. One, southern Ontario will remain a top destination for newcomers – meaning housing demand is not going to decline any time soon. Two, supply of new lowrise homes, for other complex reasons, is not going to significantly increase any time soon. And that adds up to three – new home inventories, released at prices that are definitely not going to become cheaper, will continue to be snapped up in a heartbeat.

Vista Condos on Charlton Third and final building! WITH THE RECORD BREAKING sellout
of the first two buildings, Vista Condos on Charlton is beginning VIP registration for its last building, Vista 3. Those interested will gain exclusive access to VIP launch event dates and development updates. This is buyers’ last chance to clinch a suite in Hamilton’s most highly anticipated condo development. With stunning escarpment and cityscape views combined with access to a vibrant downtown lifestyle, Vista 3 will surely fill up fast. Developed by the VanKleef Group, Vista Condos first building sold out prior to becoming available to the public and after the VIP Launch Event of Vista 2, the highly anticipated second building had buyers lining up at 4 a.m. to beat the crowd to make sure they secured their dream home. 12 YPNEXTHOME.CA
Vista will comprise a total of 152 suites across the three buildings. All suites come standard with at least one balcony, stainless steel appliances, insuite laundry, high quality finishes and with stylish upgrades available. Each building will also be equipped with an indoor gym and fully furnished lounges to meet and mingle with fellow building residents. On warm days and starry nights, owners will also be able to take advantage of two outdoor 130-ft. common terraces complete with barbecues, fireplaces and lounge seating. Nestled in the midst of the magnificent Niagara Escarpment, Vista Condos puts its residents right next to nature while still retaining the convenience of the city. The development is surrounded by a lush wooded area steps away from the
scenic Rail Trail, Wentworth Mountain Stairs, and Hamilton’s vivacious city amenities that are right around the corner. With comfort, convenience and direct access to transportation, shopping, entertainment venues, restaurants and more, Vista has something exciting to offer everyone – and at an affordable price point. St. Jean Realty, the official sales team for Vista Condos on Charlton, is very pleased with the response to this project. Losani Homes continues big year by earning top industry honours
Losani Team accepts prestigious Stephen Dupuis Humanitarian Award. From right Fred Losani, Lino Losani, Giovanni Losani, Maria Losani, Elena Geada, Julie Losani with award presenters.
THE LOSANI FAMILY FOUNDATION
was recently awarded the Building Industry and Land Development (BILD) Association’s coveted Stephen Dupuis Humanitarian of the Year Award for the foundation’s extensive charitable work. Over the past several years the Losani Family Foundation has found the perfect partner in WE (formally Free the Children) to create tangible change both locally and abroad. In January, Losani Homes together with WE celebrated the opening of Ngulot, the first ever All Boys Secondary School in Narok County, Kenya. Losani donated $30,000 in sponsorship funds to help build a high school to provide young boys with the opportunity to pursue their dreams of secondary education. Also in January, Losani Homes and the Losani Family Foundation received the 2017 Gold Award for Building Community Spirit from the National Association of Home Builders (NAHB). At the Annual Awards ceremony in Orlando, Fla., 14 YPNEXTHOME.CA
Losani was the only Canadian organization recognized for a builder-supported non-profit program or charity based on originality, concept and execution of the project or program. “We are fortunate to have achieved great success in our home building and land development business,” says CEO Fred Losani. “We take this responsibility seriously, but we are equally committed to and proud of the work done through the Family Foundation.” In April at the Hamilton-Halton Home Builder’s Association 2016 Awards of Distinction, Losani Homes also received 10 awards for its Central Park masterplanned community in Hamilton. These awards recognize the highest levels of achievement in the areas of building, design, promotion and marketing. Central Park won the coveted Project of the Year Award for a lowrise development, as well as the Marketing Award of the Year, in addition to eight other creative and product related awards. The 5,000-sq.-ft. sales office was recognized with the Best Sales Office Award. Losani continues to receive recognition for the active role its family and employees take in contributing to charitable organizations. For example, in 2015, several Losani family members flew to Ecuador and contributed directly in the construction of a brand-new classroom within a village of two-hundred called Los Rios and a brand-new state of the art medical facility in the neighbouring village of Modena, a $1.2-million initiative. The medical facility opened in June 2016, with Losani family, senior staff and the Ecuadorian government participating in the ribbon cutting ceremony. Losani Homes will continue to create impactful communities in Southwestern Ontario, as well as making the world a better place through the Losani Family Foundation. BUILDERS & PROJECTS HONOURED THE GTA’S HOME BUILDING AND LAND
development industry recognized its top builders, projects and marketing initiatives at the 37th annual BILD (Building Industry and Land Development) Awards on April 28. More than 1,200 industry professionals were there to honour achievements in planning, design, sales, marketing and city building across 51 categories. A team of 17 judges from across North America determined the winners from more than 900 submitted entries. A highlight of the evening was the presentation of BILD’s Lifetime Achievement Award to Al Libfeld, principal and co-founder of Tribute Communities. This recognition is the Association’s highest honour and was presented to Libfeld for his contribution to the industry over the past four decades. Taking home the night’s most prestigious awards for Home Builders of the Year, were Tridel for MidHighrise and Mattamy Homes for Lowrise (see page 14.) The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to Tridel for its Aquabella development. Aquabella is a resort destination in the city that will come to life on Toronto’s waterfront. The building is uniquely designed to follow the contours of the lake, boasting vast panoramas from its grand terraces. “People’s Choice is a unique award because it is the public who decide the winner,” says BILD President and CEO Bryan Tuckey. “The projects that competed for this year’s title showcased the best in city building and demonstrated how the industry is providing a wide range of housing options for GTA homebuyers.” 22 YPNEXTHOME.CA

For community building, BILD has two categories for outstanding projects that embody the Province’s smart growth principles: Best New Community (Planned/Under Development) for a project currently planned or under construction; and Best New Community (Built) which recognizes a completed project. Rockport Group won Best New Community (Planned/Under Development) for Weston Common. The development will create a vibrant community hub in Toronto’s Weston neighbourhood, an area that has not seen significant development in 40 years. For its work in Downtown Markham, the Remington Group won the award for Best New Community (Built). Emphasizing sustainability and neighbourhood integration, Remington’s Downtown Markham includes features such as green roofs, pedestrian-only promenades and an innovative storm water management system. Laurier Homes’ Kingswood, a 705-sq.-ft. corner suite featuring a clever layout that optimizes the use of internal space, won Best Innovative Suite Design. This award recognizes excellence in the design of a condo suite that increases options for first-time homebuyers. The Briarwood by Arista Homes took home the award for Best Innovative Home Design, which recognizes cutting-edge design in lowrise that increase

The Rockport Group won the award for Best Midrise Building design for George Condos + Town, which combines aesthetic appeal, creativity, neighbourhood integration and optimal use of land. For outstanding leadership in Green building, Tridel was named Green Builder of Year, Mid- Highrise and Minto Communities was named Green Builder of the Year, Lowrise. Project of the Year, Tridel’s Aquabella development on Toronto’s waterfront was selected as the Mid- Highrise Project of the Year while Lowrise title went to Geranium and Pemberton Group for the Friday Harbour development on Lake Simcoe.
The award for Best Overall Marketing Campaign went to the team of CentreCourt Developments, LA Inc. and Brandon Communications for their campaign for Axis. “Congratulations to all the winners on their tremendous achievements,” Tuckey says. “I’m proud to see so many quality projects coming to the market despite the increasing challenges builders and developers are facing.”

Advice | TARION REPORT
Ontario’s new home warranty program continues to evolve Over the years, the protections and regulations have grown significantly. In fact, Ontarians enjoy some of the strongest protections across the country.
By Howard Bogach
MORE ADVICE ONLINE ypnexthome.ca/news/advice
FOR MORE THAN 40 YEARS,
Ontarians have bought new homes with the comfort of knowing that important protections are in place. To build homes, all builders must be registered and demonstrate that they have a number of important competencies. They are also held accountable for their work by providing a mandatory warranty on each and every home they build. The principle behind these regulations is simple: New-home buyers should have a certain level of protection for such a significant investment. Not only are our homes likely the largest purchase we make in our lifetimes, but they are also where we build families and dreams. Since it was first created in 1976, Tarion has evolved and strengthened these protections. In March, the Ontario government announced plans to further evolve both the warranty administration and builder regulation by creating two new Designated Administrative Authorities (DAAs) to separate the building regulator function and the warranty function. While there are structural changes coming, the principle of consumer protection that lies behind the province’s new home warranty remains unchanged. It is also important to stress that these changes will take time. For now, it is business as usual at Tarion. Our award-winning customer service staff remain ready to provide information, resources, and answers to your questions on the province’s new home warranty. 28 YPNEXTHOME.CA
The changes to come are part of a long evolution of consumer protection that began in 1976, when the warranty and builder registration became mandatory. Before then, there was little protection for new-home buyers. There were reports across the province of so-called “builders” accepting deposits from buyers without any intention of actually building the purchaser’s home. With no protection in place, new-home buyers had little recourse when their money was taken and their homes were never built. These schemes hurt consumers, legitimate builders and the reputation of Ontario’s building industry. The need for consumer protection was evident, and so builder registration became mandatory, along with the requirement to provide a warranty on every new home. Tarion – although called by another name – was created to regulate builders, administer the warranty and prosecute those who didn’t follow the rules. Some of our current staff have been with us since those early days. Over the years, the protections and regulations have grown significantly. In fact, Ontarians enjoy some of the strongest protections across the country. Not only have warranty coverage limits increased,
but we are the first and only province to cover radon gas remediation and delayed closings. And, we continue to strengthen the warranty. Currently, we are consulting on how to expand deposit protection to better reflect the reality of today’s new-home buying experience. Over the years, Tarion has also made sure builders have been held to increasingly higher standards – most recently requiring them to complete educational competencies prior to registration. So, while the government works through the changes that will eventually see a new structure for the delivery of new home warranties and builder regulation, Tarion continues to be here for new-home buyers and builders – just as we have since 1976. If you are planning to buy a new home, to build new homes or to live in one that is less than seven years old, Tarion is here for you. Visit us at tarion.com for more information about the protections for new-home buyers in Ontario.
Howard Bogach is President and CEO of Tarion Warranty Corp. His column appears monthly in New Home Guide. For more information about how Tarion helps new-home buyers, visit tarion.com or find us on Facebook at facebook.com/TarionWarrantyCorp.

Uptown Core – the New Oakville Affordability in an urban setting
30 YPNEXTHOME.CA
AS THE HOUSING MARKET continues to take Toronto and the GTA by storm, you would be remiss if you didn’t consider all your options. Look no further than a community on the rise – the Uptown Core in north Oakville. Whether you’re looking for a condo lifestyle, your first investment or a great place to downsize, Cortel Group might just have the answer for you. We caught up with Peter Cortellucci, vice-president of Cortel Group, who is passionate about the new development, Oak & Co., an up and coming condo community at Trafalgar and Dundas East in north Oakville. “This prime condo location will be surrounded by great amenities, the Uptown Core Transit Terminal, parks, nearby schools and is within proximity to shops and restaurants, all waiting for you to enjoy,” says Cortellucci. “We’re excited to launch this new development in the vibrant and impressive town of Oakville.” Cortel Group is also working on one of the most successful condo developments in Vaughan; with two of five towers already built and two others completely sold out, Cortellucci is confident that Oak & Co. will mirror this success. The Uptown Core sits in north Oakville, a coveted residential and business centre within the GTA. The Oak & Co. condo community is within the Uptown Core, a unique urban village with a variety of amenities. “It’s close to Oakville Place Mall, which

is set to be newly renovated and positioned as a shopping destination,” says Cortellucci. “Not to mention, a brand-new hospital also located within the area is set to open later this year.” The community will be close to two GO Stations, is minutes from Toronto Pearson Airport and about 30 minutes from downtown Toronto. What’s exciting about the Uptown Core is that it will be European in character and design, with lots of trees and fountains, places to sit, play and walk, and the streets will be lined with specialty boutiques, bakeries, cafes and open markets. The charm of Oakville will spill over into the Uptown Core, creating a unique urban village that first-time buyers and young professionals will appreciate and enjoy just as much as an empty-nester. As the ambassador for Oak & Co., Cortellucci says, “If you are considering condo living at its finest, this condo community is for you, not just because I’m the developer, but because I would consider living here.” Not only is Oakville a thriving community, it is one of the GTA’s jewels, the lifestyle, the amenities, proximity to the lake and downtown Toronto... When you buy a home, Cortellucci says, you’re buying a lifestyle, and Oak & Co. is designed to deliver a complete living experience.

City Focus | GUELPH
Guelph Heritage, culture and economic and environmental development – the transformation continues WATERFRONT PARKS, greenspaces and recreational facilities promise year-round fun for people of all ages. A downtown core, anchored by a majestic landmark and a longestablished farmers’ market, is alive with activity. A diverse business sector and prominent Canadian university bode well for its continued growth. And with easy access to Hwy. 401 and other major roadways, it’s ideal for today’s on-the-go lifestyle. Welcome to Guelph, Ont., a city established in 1827 by John Galt at the junction of the Eramosa and Speed Rivers that’s now home to 118,000 residents and counting. 32 YPNEXTHOME.CA
Central to this family-friendly community is a delightful downtown where historic buildings such as The Church of Our Lady – circa 1888 and whose steeples are visible from many parts of the city – pleasantly mingle with an enticing array of shops, restaurants and services, from unique clothiers and spas to out-of-theway bistros. At the nearby River Run Centre, a magnificent performing arts venue set along the banks of the Speed River, residents enjoy world-class music, dance, comedy and live theatre. Many of these same residents reserve their Saturday mornings for a trip to
the Guelph Farmers’ Market. A focal point of the downtown for more than 180 years, this year-round tradition has long been a go-to place for fresh fruit and vegetables, quality meats and cheese, baked goods and preserves and delicious food prepared by market vendors. Also in downtown Guelph are the Sleeman Centre (home to the Ontario Hockey League’s Guelph Storm and local concert, family activity and sporting event hotspot), the Old Quebec Street Mall and the Guelph Civic Museum. Outside the downtown core, many parks, trails and conservation
Neighbourhood Profile With hills sloping into it on every side, lively downtown Guelph earns the name. Beginning with Waterloo Avenue in the west, the area locals consider downtown covers the north bank of the Speed River from below Wellington Street to London Road, and runs east to Woolwich street and the Eramosa River.
areas offer a breath of fresh air while indoor facilities such as the Victoria Road Recreation Centre/Victor Davis Pool and the West End Community Centre boast arenas, gymnasiums and multi-purpose rooms. Guelph residents and their guests also enjoy a myriad of annual events, including the Guelph Spring Festival held every year at the end of May, The Guelph Jazz Festival, John Galt Day, The Guelph Contemporary Dance Festival, the Downtown 5 km Run, Art on the Street, Winterfest and The Guelph Film Festival. Historical walking tours also take place every Sunday afternoon in the summer. Guelph supports several stable economic sectors. These include research and development, manufacturing, agricultural operations, environmental management and technology as well as service. Among the city’s largest employers are the University of Guelph (which includes the Ontario College of Agriculture, the Ontario Veterinary College, and The Aboretum), the hospital and health care centres and numerous large companies and manufacturers. Other community attributes are Stone Road Mall, whose 150 stores and service represent the largest enclosed shopping centre in Guelph and Wellington County, an appealing array of golf courses, farming activities for the whole family and sporting opportunities for children and adults, alike. Guelph has also earned various honours, including
Canada’s Most Caring Community, one of the top 10 places to live in Canada. The city is also undergoing a major transformation of the downtown area, and the Official Plan calls for residential and commercial development, natural and heritage conservation, and the transportation and energy systems. The City’s economic development department is also working on Prosperity 2020, a strategy to enhance Guelph’s position as an excellent place to live, work and invest in, and to continue to grow the city’s talent base. Another recent initiative is the Guelph Innovation District, a partnership effort from the City and the province designed to support the local economy and create jobs. The district will meet employment and housing targets of Guelph’s growth management strategy and Ontario’s Growth Plan for the Greater Horseshoe by supporting economic activities and jobs with a focus on clean, Green economy and innovation. The City anticipates the district will accommodate 10,000 of the more than 32,000 new jobs projected for Guelph by 2031. As with any growing community in Southwestern Ontario, a long-term vision for transit is a priority. The Transit Growth Strategy is intended to provide a roadmap for growth over the next 20 years, improving inter-city service and connections to GO Transit.
Lifestyle Fashionable and funky, Guelph is made more magical by the presence of its colourful denizens. This community draws few divisions between work and play, and this is reflected in events such as the Jazz Festival and Art on the Street. Situated near the confluence of the Speed and Eramosa Rivers, great for those who love the outdoors. Vibe This is the still-beating heart of a progressive, smaller city with artistic sensibilities and agricultural roots. Unlike so many other urban cores in Southwestern Ontario, downtown Guelph appears to have been able to hang onto its place in the community despite the city’s outer expansion into suburban strip mall and big box heaven. Meet the neighbours The downtown population comprises an eclectic mix of long-time residents, younger professionals, families, students, artists and academics. There’s no better place to get a sense of its increasingly diverse ethnic make-up than the summer splash pad/winter ice rink in front of City Hall, and a very wide range of housing options attracts people of all incomes and backgrounds to the area. In the area Overall, downtown housing prices are on the higher end for buyers. While beloved diners have hung on for decades, most restaurants tend to be upscale. Planes, trains & automobiles Guelph Central Station, at the corner of Wyndham and Carden Streets, is the hub for VIA and GO trains, Greyhound, GO and city buses. It’s a highly walkable community, however, and there are usually more bike racks than parking spaces. Good access to local highways and the 401. The good, the bad & the rest Shoppers and diners flock to downtown Guelph for its boutiques, bakeries, bars and bistros. All five major banks have branches here, as does the Guelph Public Library. The RiverRun Centre, Dublin Street United Church, Guelph Youth Music Centre and a number of smaller venues host live music, and the Guelph General Hospital is just a few blocks east of the downtown core.

Advice | FUNDAMENTALLY SPEAKING
Relax, prospective homebuyers... the sky is not falling By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
RELAX, HOMEOWNERS and
prospective homebuyers in Toronto and elsewhere in the Greater Golden Horsehoe – the sky is not falling on your real estate market. It’s just taking a slight pause. Just as the spring weather finally began warming up and when the local housing market should have been enjoying a similar spike in activity, along came something called the Fair Housing Plan. Announced by the Ontario government on April 20, the plan introduced 16 measures to bring stability and affordability to the market, while protecting the investment of homeowners. Within days, you could feel the impact. Those in the resale market say there was an immediate cooling effect, as buyers reacted to the plan by hesitating. Anecdotal evidence suggests home listings that would have been snapped up in days in multiple offer situations, were now sitting idle or removed entirely – at least temporarily. “Homebuyers and sellers both reacted to the recent Ontario government policy announcement aimed at cooling housing markets in and around Toronto,” says Gregory Klump, chief economist, Canadian Real Estate Association. “The number of new listings in April spiked to record levels in the GTA, OakvilleMilton, Hamilton-Burlington and
Kitchener-Waterloo, where there had been a severe supply shortage. And with only 10 days to go between the announcement and the end of the month, sales in each of these markets were down from the previous month. It suggests these housing markets have started to cool. Policy makers will no doubt continue to keep a close eye on the combined effect of federal and provincial measures aimed at cooling housing markets of particular concern, while avoiding further regulatory changes that risk producing collateral damage in communities where the housing market is well balanced or already favours buyers.” The number of newly listed homes jumped 10 per cent in April 2017, led by a 36 per cent increase in the GTA. Housing markets in the Greater Golden Horseshoe also saw similar percentage increases. What the Fair Housing Plan didn’t
immediately address, and what is not likely to change in the short term, is supply and demand among new homes. Ontario is to create a housing advisory group to resolve land-use approvals issues and red tape, which prevent housing from coming onto the market for new-home buyers. What this means for buyers seeking newly built homes, particularly lowrise, is that any new homes brought to market in the GTA or GGH will be snapped up immediately. And that means these prices are likely not going down, no matter what happens in the resale category in the short term.
