OFTEN AS RENTERS, we have to deal with our fair share of awkward moments; bumping in to your ex-fling on the elevator, trying to avoid eye contact with story-telling Bob, finding an eviction notice on your apartment door (harsh). But let’s not forget the painfully awkward moment of having to tell a stranger that you can’t let them into the building. No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building. That includes not buzzing people in if you’re not expecting anyone and not holding the door for tenants you don’t recognize. At times, that can even mean saying “No” to grandma, a girl scout and a mother with a stroller… Awkward! It’s awkward, it’s weird – it’s a situation renters try hard to avoid – but it is the golden rule. Thankfully you’re a renter, which means you’re good at thinking on your feet (seriously, it’s one of the five signs of being a renter). Just take a cue from the list below and memorize one of these – or even all of these: 10 ways to tell a stranger you’re not letting them into the building.

THE I’M SUCH A SILLY-FOOL WAY - say:“You wouldn’t believe how many warnings my landlord has given me for letting strangers into the building. I can’t afford another one. Sorry about that.” 8. THE SARCASTIC WAY - say:“Let me go get the doorman, he’s better at holding doors than me (wink, wink)”. 9. THE TIME-SENSITIVE WAY - say:“I no speak-a the English”. Then, run away! 10. It’s the little things that count when Living Green Together BY TED WHITEHEAD
AT THE FEDERATION OF RENTALHOUSING PROVIDERS OF ONTARIO (FPRO), we are proud of our established Certified Rental Building Program (CRBP), and the component we added in 2013, called Living Green Together. The new environmental practice standards embrace the best interests of tenants and the environment. When choosing a Certified Rental Building, consumers know they will be living in a residence that has a Property Manager and Staff who take steps to ensure a good quality of life for tenants and who are working to minimize the environmental impact of their daily operations. Our program is called Living Green Together for a reason. We ask tenants in our Certified Rental Buildings to be part of our environmentally responsible community. The small efforts individuals make on a daily basis add up to big energy, waste and water savings. For example, did you know that a tap that leaks one drop of water per seconds will waste more than 25 litres of water in a day? So it is critical to report dripping taps and leaky toilets as soon as possible, so your property manager can see to the repair quickly.
When it comes to waste, be aware that every person in Ontario produces over 5.5 pounds of waste per day. Recycling cuts down dramatically on this figure. As a rental building tenant, you can do your part to help by recycling paper, plastic, aluminum and glass. Remember that one pop can takes 300 years to break down in a landfill site. If your apartment building has an organic waste program then recycling is even better. You may not realize that organic waste in landfill sites helps to produce 38 per cent of Canada’s total methane gas emissions, which are far more potent as a greenhouse gas than carbon dioxide. There are many other ways you can lower your personal carbon footprint, such as recycling batteries, taking public transit when it is available, and replacing disposable items with reusable ones. Taking those cloth bags shopping makes a lot of sense as does purchasing a reusable coffee filter! Again, these individual efforts may seem trivial, but think of it this way: if millions of people each take steps to lessen their water and energy usage and waste production, the overall results are astounding. When we work together, we make a real difference in protecting our environment and creating greener apartment communities. On the subject of water, other positive practices you and your family can embrace are to turn off the tap while brushing your teeth and shaving, shower rather than bathe (shower uses approximately 83 litres of water; a bath around 220 litres), and keep drinking water in the fridge rather than running the tap until it comes out cool. Lower energy bills benefit everyone. For example, use energyefficient light bulbs over incandescent bulbs, and by the way, your mother was right – turn off the lights when you leave a room. Lower your thermostat at night and when you go out, RentersGuide.ca and cook in a microwave or toaster oven rather than firing up your stove. Unplug electrical devices when not in use. This may sound trivial, but on average, 40 per cent of electricity used to power home electronics is consumed while these units are in standby mode. RentersGuide.ca
