Know your rights Rules rules rules. It seems like the landlord, the neighbours and your mother all know what’s best when it comes to how to live your life.

I was visiting a friend recently, and he said the landlord wanted to renew his lease. He explained that every year the landlord would announce whether there was a rent hike or not, and then come over with a new lease to sign.

While my friend didn’t particularly mind because his rent is reasonable, the landlord is efficient and he’s not planning on moving any time soon, the fact that each year he was locked into 12 additional months posed a bit of an annoyance.

Truth is, once your initial lease runs out, your occupancy continues month-to-month. There’s no reason to sign a lease. Some landlords like to have a lease in place so that they know their tenants aren’t moving and they don’t have to worry about re-renting.

Some think it’s a necessity. Realistically, the landlord has to give you 90 days’ written notice of a rent increase, and that’s it. No lease. No new term.

Another friend recently complained that she could only do laundry between 7pm and 9pm. “Why?” I asked. Her neighbour had recently decided that, in efforts to keep the shared hydro bill down, laundry could only be used during off-peak hours.

The 9pm limit was to keep laundry machines from waking her kids. My friend regularly missed this window.

Neighbours can politely ask, but unless those terms are in the lease, neighbours can’t simply decide on new rules for their own convenience.

And Mom? What she wants, you best just do. She’s your Mom after all!

THE HERITAGE neighbourhood of Old North London is bounded by Windermere in the north and Oxford Street to the south. The Thames River and Adelaide Street mark its western and eastern borders.

More stately and affluent than the trendy neighbouring areas to the south, Old North London is dominated by institutions, and backs onto the University of Western Ontario’s campus via the famous Richmond Gates. It’s quiet and scenic, a refined escape from all of the excitement offered downtown.

Affluent families with children flock to Old North London. Married couples

without children at home are well represented, and many academics (both active and Emeritus) also call the area home. Given the abundance of high-density housing and proximity to campus, it’s also a very desirable location for students.

The University of Western Ontario and its affiliate colleges offer a host of amenities that locals can access.

Numerous parks add to the ambience of this very green neighbourhood.

It can be a very pedestrian friendly area, but bigger houses mean bigger blocks, and a long walk to places like the supermarket in this heavily residential area, so most homeowners

find cars necessary. Cyclists have access to a good network of bike paths linking various parts of the university to the city streets and parks.

It’s a fairly quiet and upscale neighbourhood, with home prices significantly higher than elsewhere in the city. Take-out establishments catering largely to students offer decent prices, but everything else is going to cost you a little more up here.

Square One finds that 41 per cent of renters with roommates don’t have home insurance

recently surveyed over 1,500 renters in British Columbia, Alberta and Ontario. The survey revealed that 30 per cent of renters share their homes with unrelated roommates.

Alberta had the highest percentage at 34 per cent, followed by Ontario at 31 per cent and British Columbia at 26 per cent.

“We conducted this survey because we’ve been receiving more inquires for home insurance by those living with roommates,” states Daniel Mirkovic, Square One’s president.

“We wanted to understand what was 26

driving this trend.”

While there are many reasons why renters choose to have roommates, the top reasons for those surveyed were: • To help with rent (63 per cent); • For companionship (25 per cent); and, • For added security (seven per cents).

According to Statistics Canada, residential property values across the country increased by 11 per cet in 2016. While increased property values build equity for

homeowners, they make it even harder for first-time buyers to enter the real estate market. This, in turn, causes more pressure on the already tight rental market. In fact, the average cost to rent a twobedroom apartment continues to rise every year across Canada.

“With the high cost of rent, it makes sense that most renters have roommates for financial reasons,” says Mirkovic. “However, it is surprising how many renters (and their roommates) go without home insurance given the increased risks faced when living

with unrelated persons.”

Square One’s survey found that renters are eight times more likely to go without home insurance than homeowners. As illustrated in the table, renters in British Columbia are the least likely to have home insurance whereas those in Alberta are the most likely.

Based on Square One’s experience, renters have three common misconceptions about home insurance: 1. Landlord’s insurance protects renters.

Landlord’s insurance specifically excludes the personal property and liability exposures of renters.

Accordingly, renters need a home insurance policy to protect their belongings, cover extra expenses if their homes are damaged and can’t be occupied, and pay amounts for unintentionally injuring someone else.

2. Home insurance is too expensive for renters.

Policies can start from as little as $15 a month. Most insurance providers offer both annual and monthly payment options. To help reduce costs even further, renters can increase the standard policy deductible. A deductible is the amount the renter must pay before the policy will respond.

3. It’s difficult for renters to get home insurance.

Of the three misconceptions, this one has some truth to it. Many renters, especially those living with roommates, may have had difficulty getting home insurance. In recent years, providers, like Square One, are actively offering insurance to renters.

So, renters are encouraged to shop around to find a policy that works for them.

For those living with unrelated roommates, you can expect to pay a little more for the added exposure.

Most companies charge an extra 10 per cent, which isn’t very much on a $15 a month policy. You can

That means you’ll have to pay the first $2,500 if your belongings are stolen or mysteriously disappear.

When applying for home insurance, you should be prepared to describe how many roommates you have. If you have just one roommate, then you can often be insured under a single policy. If you have multiple roommates, then each of you will need to purchase separate policies. It’s also important to describe your relationship with each roommate. While you may consider a sibling or partner to be your roommate, the insurance provider may classify them as a family member. Most policies automatically cover family members at no extra cost.

Getting the right home insurance, while essential, is just one side of the coin. With a greater pool of roommates to choose from, it’s now more important than ever that you do your due diligence when finding and selecting a roommate. A bad roommate can cause countless headaches and financial stress.

Square One has created an online resource centre for tenants. It offers tips to Canadians on how to find the perfect roommate, structure a lease, and prepare a roommate agreement.

One of the articles in this resource centre outlines how to avoid selecting the wrong roommate. As a short summary, here are the top tips to finding the right roommate: • Be upfront about your lifestyle and ask a potential roommate to describe theirs. If you’re an early sleeper, then you might not get along with a night owl.

Alternatively, if you wake up early for work, then you probably don’t want a roommate who enjoys partying on weeknights.

• Ask potential roommates to complete an in-depth application about their work, income, and references. Keep in mind you cannot ask questions around certain topics, such as religion, sexual preference, or marital status.

• After obtaining permission, conduct a background check. If an applicant provides consent, check their credit score, employment history and rental history. You can also browse their social media profiles on Facebook, Twitter, or LinkedIn. If you’re a renter living with a roommate, it’s important to stay informed and to have the right insurance coverage in place.

Five ways to make moving a cleaner, greener process

WE NEED TO THINK of the environment with every activity - even moving day can be cleaner and Greener, and it doesn’t take much effort.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process:

1 Plan ahead. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site.

2 Research. Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

3 Organize. Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there 30

are any additional steps needed to prepare recyclables beforehand.

4 Care for hazardous material. As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck.

Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.

5 Reuse. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items.

Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

hold for us renters. Will communal renting take over? Will houses cease to exist and be replaced with space-age sleeping pods? Will the government step in and take over rental properties one by one?

Will the housing crisis finally take over and force everyone to live in glorified tents? The future of rental is anyone’s guess, but here are a few ideas that might just be crazy enough to work.

The food replicator In today’s age, we check out the kitchen appliances when we’re looking for a new rental unit. For some, apartment-sized ovens and fridges are deal breakers, while others are satisfied with a hot plate and mini fridge. In years to come, we might be looking more closely at food replicators — machines that will create meals almost instantly!
