s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well. What are the other critical things to consider when choosing a location? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot not only offers many health benefits, it gives you a chance to meet new neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

t’s starting to get warmer – it’s time to get outside and enjoy. I feel like I come alive in the spring, especially after a bad winter. Yes, I know I live in Canada, I’ve always lived in Canada, and no matter where I’ve lived in Canada, the winter weather hasn’t agreed with me. But spring! Spring is wonderful. One great thing about spring is balconies! While they may have been ignored or used for storage over the winter, they’re the place to be in the spring. With the warmer weather you can have a little table, comfy chair and enjoy a coffee out there – perhaps even a chaise. You can get your planters going and grow flowers, veggies and herbs. The sunshine and fresh air feel good. But balconies have a dark side. There are a few things people use their balconies for that upset neighbours immensely. These offenses go from the mild to the extreme – and when living in close proximity to the neighbours, a bit of extra consideration goes a long way. You may get the urge to grill. Make sure your building allows it – and don’t smoke your neighbours out. Don’t use it as a pet potty. Be careful about smoking and ensure an ashtray is provided – nobody likes garbage of any kind being tossed off your balcony onto theirs. It’s also not a place for very loud music or late-night gatherings. If you’re considering a new apartment, take a look at the balcony and see if it’s going to offer you the outdoor living you know you enjoy during nice weather. It probably won’t be the determining factor, but it’s nice to have.

SHOPPING FOR RENTAL ACCOMMODATIONS CAN BE FRUSTRATING. How can you know whether a landlord/property manager is strongly committed to being environmentally friendly and working with their residents to create Greener apartment communities and lowering their environmental operating footprint. Since 2008, the Federation of Rental-housing Providers of Ontario (FRPO) has encouraged apartment seekers to look for buildings displaying the Certified Rental Building Program (CRBP) designation. That’s when we implemented the CRBP “quality-assurance” program to help people identify well-maintained and professionally-managed residences they can call home. To further our commitment, we have added a new program component called Living Green Together - sustainability standards that embrace the best interests of both tenants and the environment. FRPO recently published a report called “Apartment Living is Green” to point out that apartment buildings are Greener than single-family homes in a number of ways, and that renters are Greener than family-home owners. For example, apartments use 65 per cent less energy per household, 40 per cent less water per capita, 60 per cent less waste and lie within a 10-km shorter commute distance to work. Renters use 50 per cent less energy per household, have an 8.4-km shorter commute each day, are 43 per cent less likely to use a car, 150 per cent more likely to take transit and 175 per cent more likely to walk. Just by choosing to rent in a multi-residential apartment building, you contribute toward a smaller environmental footprint. Now, apartment shoppers can take that RentersGuide.ca responsible practice to the next level by seeking out buildings that display the CRBP and Living Green Together logos. In addition to your efforts to use less energy, waste less water and walk, bicycle or take public transit rather than firing up a gas-powered vehicle, you can be sure that a Living Green Together-trained management team is doing its part behind the scenes. As you conserve water, so should your landlord. As you reduce waste, reuse and recycle, so should your property management team. When you rent in a Living Green Together-certified building, you have peace of mind knowing that everyone involved in the running of the residence is on the same page when it comes to the environment. Your Living Green Together team (an Environmental Operations Committee of staff members) will also encourage tenant cooperation, and will respond in a timely, efficient way to any issues that arise with your participation. For example, if you discover any faucet or pipe leaking water let your property management team know so the problem can be addressed quickly. In a Living Green Together building, you can also be assured that the purchase of products and services for the residence are being done with the environment and resident’s health in mind, and that energy performance monitoring is in effect to identify areas that need improvement. Management in these buildings are reducing, reusing and recycling wherever possible. In other words, they are walking the talk when it comes to environmental responsibility. HOMEOWNERS LOVE TO BRAG ABOUT THEIR RECENTLY RENOVATED bathroom or newly installed kitchen cabinets, but to this effect renters also have their own right to boast about not having to suffer through the endless mess of renovations – or fix anything at all. Let’s face it, one of the benefits of renting is that you don’t have to worry about pesky repairs. Still before you add your landlord to speed dial, think before dialing and don’t make that call for anything on this list: TO CHANGE A LIGHT BULB THAT IS TOTALLY IN REACH I know light bulbs can be a grey area for renters, but asking your landlord to change a light bulb that is totally in reach is like asking him to replace the toilet paper roll… think about that. AT 2 IN THE MORNING Rest assured, the leaking kitchen faucet – which only leaks when it’s in use – can wait until the morning to be fixed. Unless a flood is threatening the security of your home, don’t call your landlord after 9pm. TO DISCUSS A REMODEL It’s a good idea to call your landlord to discuss putting a fresh coat of paint on the walls or doing other minor facelifts, just don’t get carried away and start suggesting knocking down any walls. YOU’RE THINKING OF MOVING THIS SUMMER, AND THAT MAY SEEM LIKE A LONG TIME FROM NOW, BUT IT’S NOT. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all!

FFortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for a summer move. We recommend the following tips:
CARE FOR HAZARDOUS MATERIALS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.
Start by sorting and organizing closets. It’s time to get serious – if you don’t wear it, get rid of it. There is no point to moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.
PACK IT UP IF IT’S OUT OF CIRCULATION. Start packing. Box up those things that won’t be used – like fall and winter equipment and clothing, mementoes and fi ne china. The stuff at the back of your closet that you’re keeping, but don’t use regularly. If you start packing in spring you’ll be ready for that summer move.
