hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers.

When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint.

If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer, and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes.

Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

What type of home?

When answering this question, be sure to take all factors into consideration

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type.

Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle.

Experts agree making yourself house-poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget.

CELEBRATEs qUALITY AND ExCELLENCE AT ANNUAL AwARDs PREsENTATION The home building and land development industry crowned the year’s top builders, projects and marketing campaigns at the 34th annual BILD Awards held recently.

More than 1,100 industry professionals attended the event, which recognized the GTA’s best in 47 distinct categories ranging from ad campaigns to architectural design and community building.

Mattamy Homes was honoured with the prestigious Home Builder of the Year award. This award highlights the builder who sets the standard for the rest of the industry by its leadership in improving the overall image of building and development in the GTA. A key component of the judging process is a customer satisfaction survey, completed by dozens of recent occupants of the builder’s communities.

This year’s Green Builder of the Year awards were presented to TAS and Empire Communities. This award recognizes the builder who demonstrates outstanding leadership in the implementation of Green building practices from the site planning stage right through home design and construction.

In the highrise category, TAS received top honours for its commitment to sustainability. The company has made a commit-

ment to designing and building to a LEED Silver standard for all of its future projects.

Empire Communities received the Green Builder of the Year award in the lowrise category. The company is Ontario’s leading Energy Star builder with some of the most progressive green initiatives and user-friendly educational programs in the industry.

In a special presentation, Greenpark Homes Chairman and CEO Carlo Baldassarra was honoured with the prestigious Lifetime Achievement Award. This recognition is the Association’s highest honour and was presented as a tribute to Baldassarra’s contribution to the building and development industry for more than four decades.

“It is a privilege to present Carlo with this prestigious award,” says BILD President and CEO Bryan Tuckey. “He is an industry champion who has given so much to our association and to communities throughout the GTA.” Yonge+Rich by Great Gulf Homes was deemed the year’s best highrise project, while Urban Towns at Bayview by Treasure Hill Home Corp. was selected in the lowrise category.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes.

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow.

Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

When you’re buying your fi rst home, you are sure to be fi lled with many important questions. How much can you afford?

How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership.

So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance.

All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live? This

question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

What type of home do you want?

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome, duplex or condo?

Some many questions, so many choices.

The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.
