One cheque basically takes care of it all.

As you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well.

There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

hey say that April Showers bring May flowers, but they don’t say what April snow brings. I’ve noticed a lot of bare trees afraid to bud and a lot of brown where there should be green...

Part of the beauty of apartment living is that professional management companies will be taking care of all of that for you – you don’t have to worry about bringing those dead patches in the lawn back to life. You don’t have to deal with the debris that’s been buried under grey snow for months. Now that birds are singing and the sun is shining, the landscaping will begin. Soon the grounds will be lovely and lush, manicured to a welcoming, park-like setting.

If you’re pining for a garden of your own, apartment living doesn’t mean you have to forsake your green thumb. While some apartments do offer ground-floor suites with a garden terrace, those aren’t always available, and you may need to get creative. Balcony gardening in containers has become quite common. From tomatoes to herbs to big beautiful blooms, you can create your own patch – and the best part is, no raccoons and squirrels to meddle!

If you’re wanting more, you can always consider a community garden. Some property managers are open to the idea, some communities already have them organized. If not, look beyond your building into your neighbourhood. There are community gardens scattered all over, providing a little piece of paradise for green thumbs to grow. Once you start looking, I think you’ll be surprised to find how common they are! Between the interest in eating local, living a sustainable lifestyle and just the simple pleasure of gardening, community gardens are popular and prevalent in most communities across Canada.

MOVING IS NEVER EASY, IT TAKES A LOT OF ENERGY AND PLANNING TO PACK UP A HOUSEHOLD, TRANSPORT IT AND THEN SET IT ALL UP AGAIN. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

Carry important documents, money and jewelry with you.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

Pack toys, games or special items for the kids to keep them busy during the move.

Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly.

Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing.

Leave them stored for a couple of months to eliminate the smell.

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

ESTABLISH PRIORITIES WHEN SHOPPING FOR AN APARTMENT

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind.

Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.

When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison.

After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people.

Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks.

Families with young children might place “playground facilities” on their must-have list, but place something like a fitness TheRentersGuide.ca room in the nice-to-have column.

All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the

building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live.

That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP).

This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.

When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc.. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates.

Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live.
