//EDITOR’S NOTE

Think you can’t afford a home? It’s more affordable than you first thought

M

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

Preparing for busy season Harsh winter weather and healthy market conditions have real estate primed for a feverish spring

M

other Nature clearly has no sense of humour. At time of writing – third week of April, no less – temperatures finally began to move north, helping erase memories of the few centimetres of snow that fell just last week. Snow. In mid April. Indeed, an unusually harsh winter has already delayed the start of the spring real estate season in many Canadian markets, while low inventory is leading to significant price increases in areas where supply isn’t keeping pace with demand. Meanwhile, an improving economy is leading to growing consumer confidence, creating a strong foundation for residential real estate growth. This, according to the 2014 ReMax Spring Market Trends Report. Spring can’t come soon enough, in more ways than one. And the Bank of Canada, following its latest rate announcement earlier this month, continues to hold mortgage rates at historically low levels. Collectively, these conditions are producing something of a perfect storm of opportunity for Canadian homebuyers. And while the ReMax report largely focuses on resale, the new home market also stands to benefit. Demand is high and supply in some areas and housing types may be limited. But for buyers who are well financed, well prepared and ready to act fast, new home purchases this spring will likely prove to be wise decisions.

New model homes and new spring releases

in WildfloWers and HaWtHorne Village

s

pring is such a great time to go searching for a new home. Everything is fresh and clean and bright again. So, Mattamy has decided to embrace spring to its fullest with new home offerings in both Wildflowers in Kitchener and the ever-popular Hawthorne Village in Milton. HawtHorne village – Milton Hawthorne Village is now home to more than 10,000 families, and the reason is very simple, it’s a great place to live. In its neighbourhoods, you will find a huge variety of home styles to suit every family need and budget. You’ll find memorable park spaces, playgrounds, walking/biking trails that seem to go on forever, schools, shopping and community events right where you live. Right now, Mattamy has new townhomes and detached homes in various sizes ready to grow in this significant neighbourhood. Coming soon, Mattamy will have new semis, 34- and 43-ft. homes in Hawthorne Village. These will be completely original homes, never seen before in this award-winning community. It’s worth a drive to Hawthorne Village just to see the escarpment bursting to life. This is one of the most beautiful spots to live in Ontario. It’s a veritable hotbed of recreational facilities with great shopping, dining, entertainment, cultural activities and a downtown Farmer’s market where they shut down the main street so people can casually enjoy the lovely small town setting of Milton.

So, if you are looking just west of the GTA, pick a day for a nice drive and visit either of these well-regarded Mattamy communities where you’ll find exceptional living and superb new homes. Wildflowers is a master-planned community. There are park spaces, playgrounds and walking/biking trails throughout, all of which give families perfect places to gather and share their daily stories. There’s a mature forest bordering the community so an after-dinner stroll will be truly inspiring. Many homes in Wildflowers are designed with a front porch, which provides an opportunity for neighbours to enjoy each other’s company and offer a friendly “hello” while out for a stroll. You’ll also find homes in Wildflowers are built with very large windows so you have the benefit of more cheerful, natural light streaming into the home. Many of the Mattamy design features are dedicated to the small towns that dot the Ontario landscape. Since opening day, Wildflowers has earned much attention for the style and smart planning of its homes and community. The interiors offer more furniture placement possibilities than you’ll find elsewhere and the variety of exteriors makes each street different so the whole neighbourhood feels original. Townhomes are priced from $251,990 and detached homes From $299,990. The four distinctive model homes and the newly located sales centre can be found at 179 Seabrook Dr., Kitchener. f you haven’t been to Woodstock recently, you’re in for a bit of a surprise. This self-proclaimed Dairy Capital of Canada, located along Hwy. 401 between KitchenerWaterloo and London, still holds to its roots in agriculture and manufacturing, but like any forward-thinking municipality, it also knows the importance of modernizing for future economic growth. Take a trip through downtown Woodstock and you’ll see gorgeous tree-lined streets, century-old Victorian homes, abundant parkland, friendly citizens – and even an immortalized Holstein. But more on that later. The town’s history is not only preserved in its museum and county courthouse, it is the only municipality in Ontario to still have all of its original public buildings. Combine that with modern amenities such as schools, medical facilities, recreational centres and plenty of greenspace, and you’ll understand why Woodstock is also a town with a bright future.

24 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

With a population of about 36,000, Woodstock is the largest municipality in Oxford County in Southwestern Ontario, about 122 kilometres southwest of Toronto, just north off Hwy. 401 along the historic Thames River. The community was first settled in 1800 after Sir John Graves Simcoe, governor of what was then known as Upper Canada, determined the area would make a good townsite. Early settlers were American immigrants from New York state and then from Britain in the 1820s. In 1902, Woodstock petitioned the provincial legislature to be incorporated as the City of Woodstock. Downtown Woodstock houses the city’s banks, administration buildings,

retailers and several restaurants – with the majority of buildings a century old. With free two-hour downtown parking, locals appreciate it’s a great place to shop, work, play and dine. In the 1990s, the city undertook an extensive makeover of the main street, adding gardens and cobbled sidewalks, which now host numerous retail promotions and entertainment in the summer. CULTURE Woodstock doesn’t come alive only in summer, however. Several popular attractions are held throughout the year, including the Canadian Farm Show in September and the Woodstock Wood Show in October – both a nod to the city’s roots in agriculture. Then there’s the Woodstock Fair held at the end of August at the fairgrounds, which comprises a midway, contests, concerts and other events. For entertainment of a different variety, Woodstock is also home to OLG Slots, a harness race track and the seven-screen movie theatre, Gallerie Cinemas. For parklands, Southside Park offers everything from a playground to baseball diamonds and soccer fields, along with a network of walking trails. At the North End of the city is Roth Park, stretching along the Gordon Pittock Reservoir, which also boasts a playground and several kilometres of walking, running and biking trails. Woodstock has two ice rinks, at the Community Complex at the south end of the city, and one at the fairgrounds in the central region. Woodstock Soccer Club has an indoor and outdoor soccer park at the north end. For the aquatically inclined, there are two indoor swimming pools – Southside Aquatic Centre and the YMCA – and the outdoor Lions Pool.

INTERESTING FACTS » Woodstock is home of the Springbank Snow Countess – a Holstein cow that set a world record lifetime butterfat production of 9,062 pounds. The Countess is forever commemorated by a life-sized statue located downtown at the corner of Dundas and Springbank.

» In 2008, the City of Woodstock enacted a comprehensive outdoor smoking bylaw that restricted or banned smoking in parks, recreational fields, transit environments, downtown patios and doorways. A study conducted by the University of Waterloo showed the policy was effective at reducing smoking in regulated environments, helping some smokers to cut back and supporting smoking cessation.

EDUCATION Schools are an important part of any community, and Woodstock has five high schools, including one catholic and one French: Woodstock Collegiate Institute, Huron Park Secondary School, College Avenue Secondary School, St. Mary’s Secondary School (catholic) and Ecole Secondaire Ste-Marie (French catholic). Fanshawe College also operates a campus at the south end of the city, and plans to expand to almost double its current size. ECONOMY Given Woodstock’s proximity to the U.S. border in Detroit, it shouldn’t come as any surprise that its economy relies on the automotive industry. In June 2005, Toyota announced plans to build a new $1.1-billion plant on a 1,000-acre undeveloped site in the northeast end of the city – the first new auto assembly plant to be built in Canada in two decades. Initially, it was to employ 2,000 people and begin full production of the Toyota RAV4 SUV in November 2008, with a capacity of 150,000 vehicles per year. Today, Toyota’s plants in Woodstock and down the 401 east at Cambridge employ about 6,500 people. APR 26 - MAY 10, 2014 | NEW HOME & CONDO GUIDE SWO 25

Other auto companies are also important to the local economy. Hino Motors Canada Ltd., a Toyota Motor Co. subsidiary, operates a truck plant at the former General Seating plant in the Pattullo Ridge Business Park near Hwys. 401 and 59. General Motors operates its National Parts Distribution Warehouse, the largest of its kind in Canada, and there are a number of other parts suppliers active in the area. DIVERSIFICATION Realizing that a diversified economy is important to stability, growth and protection from the vacillations of any one industry, manufacturers recently announced participation in the local Interactive Manufacturing Innovation 26 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

Network (iMiN), part of the Excellence in Manufacturing Consortium (EMC). The Oxford Region iMiN that will involve Woodstock is designed to be a fully meshed network of manufacturers, industry sectors, community partners, academic institutions and other stakeholders, which will grow to become a province-wide series of manufacturing networks that facilitates and promotes awareness, excellence and innovation. TRANSPORTATION As with any growing community, Woodstock is also paying attention to improving transportation in the area through a Transportation Master Plan (TMP), under the Municipal Class Environmental Assessment process. The objective of the TMP is to develop a comprehensive plan that will: » Review existing transportation and traffic operations and downtown parking facilities » Review future transportation system improvements to accommodate urban growth in the city, and » Develop an implementation strategy to satisfy short-term and longer-term transportation needs. HOUSING It should come as no surprise that there’s growing demand for new home developments. Several builders are active with new projects in the area: Van El Condominiums, with its Parrott’s Landing luxury condominium bungalow towns; Claysam Homes, with two single-family home communities – The Woods of Sally Creek and The Neighbourhoods of Devonshire, as well as an adult lifestyle community called The Villages of Sally Creek; and Geranium Homes with the Village at Sally Creek.

incoming president

stresses affordability and choice » by Mathieu LangeLier

Mathieu LangeLier

is Executive Officer of the HHHBA. He can be reached at mathieu@hhhba.ca or 905.575.3344.

the 62nd president of the HHHBA, nando de caria, recently addressed a crowd of more than 150 people in Hamilton, including many city staff and Hamilton mayor Bob Bratina. In his inaugural speech, De Caria reminded everyone of the importance of working together with municipalities in order to protect and promote housing affordability and choice. Many important issues will be on his agenda during his presidency, including the municipal elections, the reviews of many local Development Charges, the build-out of the city of Burlington and the related issues and opportunities it creates, and finally the public opposition to higher density developments, especially concerning infill situations in Hamilton. The HHHBA president reminded local politicians that: “Development Charges are a new neighbour tax. They are never, ever paid by the developers or builders, as with any other tax it is 100 per cent transferred to the end user, the new-home buyer.” He added, “In a year of local elections, all the candidates must be reminded of this and keep in mind that increasing taxes simply reduces affordability and drives potential residents away to surrounding municipalities.” He also mentioned a very pressing threat to our trades and renovators: “The Ontario College of Trades wants to make general carpentry a mandatory trade, this will simply kill local jobs, push small guys into the underground economy and put home owners and their families’ safety at risk. The Ontario government must put an end to this nonsense now.” De Caria is a Hamiltonian, born and raised, and still lives here today with his wife Marie and their three

children, Luca, Christian and Olivia. He is involved in coaching youth hockey, soccer and flag football and enjoys giving back to the community. The HHHBA has been the voice of the local construction industry since 1942. We advocate not only for our members and the building industry, but also for new-home buyers. The HHHBA firmly supports the dream of home ownership and works to ensure that all Canadians are able to fulfill that dream.

PhelPs homes builds for the long term with three communities in Smithville

i

t’s no surprise that people are choosing smaller town living and moving to West Niagara in order to escape the stress and ever-more costly, and confining feeling of big cities. What may be more surprising is that this trend seems to be happening in suburbia where small towns have become much like the big cities that people were fleeing in the first place. “We’re seeing a definite trend where families are coming to Smithville from places like Oakville, Burlington, Ancaster, Hamilton and Stoney Creek,” says David Wassmansdorf, vice-president at Phelps Homes. “Our customers say they feel stressed-out living in neighbourhoods that are in or just outside big cities, even though they originally moved there because those places promised to be tranquil.” Smithville, which is located immediately south of Grimsby and only 15 minutes from Hamilton, has appeal, he says, for three additional reasons: homeowners can purchase homes on a variety of lot types, including semi’s and 50-ft. detached – many backing onto greenspace for far less money than many suburban areas; suburban centres have grown to become like cities with congestion, and increasing tax rates; and Smithville is close to all of the big city amenities while having the recreational activities of the Niagara Region. Phelps Homes has been a prominent custom builder on the Niagara Peninsula for more than 35 years and has been the recipient of countless awards including the Niagara Homebuilders’ Association 2012 Company of the Year. Phelps is the primary builder in Smithville at three communities that hug conservation land along the Twenty Mile Creek. 36 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

PHELPS HOMES | Multi-site

All Brookside homes feature front porches, stone and brick accents, large open concept living, nine-ft. ceilings and beautiful designer kitchens.

“People like the fact that we build homes in Smithville that have the construction quality and higher-end finishes of custom homes,” says Wassmansdorf. Buyers are able to choose from three communities in Smithville. Brookside on the Twenty includes elegant townhome bungalows starting at about $275,000. The third phase of the popular community is well on its way to being sold out; the last of the townhomes are under construction and can be “move-in ready” before the end of the summer. Brookside also offers detached bungalows and bungalofts on 50-ft. lots available for as low as $355,000. All Brookside homes feature front porches, stone and brick accents, large open concept living, nine-ft. ceilings and beautiful designer kitchens. Nearby at Streamside is a collection of executive bungalow and two-storey craftsman-styled family homes on 50-ft. lots from 1,360 sq. ft. that are priced from the mid $300,000s. Like Brookside, these homes feature leading designs and top quality finishes. Harvest Heights is a beautiful collection of detached homes on 50-ft. lots and stylish semis on 36-ft. lots, nestled in an established, quaint neighbourhood in Smithville. All three communities are close to schools, shopping and are situated on or near parks. Each community also offers “quick move-ins” for buyers seeking more immediate closing dates. For homebuyers, the next year promises to be exciting in Smithville, as Phelps Homes has committed to further developments and new home designs in all three communities. “We’ve made a substantial commitment to Smithville,” says Wassmansdorf. “We’re here for the long-term.” Location Smithville Housing type Townhomes, semis, bungalofts and detached homes contact Streamside 905.945.6978 Brookside 905.957.1777 Bedford Collection 905.945.6975 Harvest Heights 289.956.0178 phelpshomes.com APR 26 - MAY 10, 2014 | NEW HOME & CONDO GUIDE SWO 37

The kitchen has been upgraded to showcase extended height cabinets, an enhanced breakfast bar and island, and a fabulous backsplash of mini, glass subway tiles. A waffle ceiling in the family room is a showpiece unto itself. The three-bedroom version of this home is what you’ll see and that includes a charming loft/sitting area in place of a fourth bedroom. The master suite is luxury personified including an ensuite with custom, glassed-in shower and two square basins set into a quartz counter. The upper laundry has also been enhanced with cabinets and counters to create a pleasant space for this essential task. Next door is The Oxford of 1,992 sq. ft., where rich espresso flooring flows throughout. Its designer kitchen is equally spectacular with a walk-in pantry. The showpiece of this home is its finished basement with its pub-like bar making it a sportsman’s haven. This home also features a loft sitting room in place of its fourth bedroom, and a well-outfitted second-floor laundry. The walk-in closet of the master suite has been finished with a custom closet with plenty of built-ins for any fashion-forward homeowner. When choosing a Starward home, luxury standard features are to be expected. In addition and for a limited time, an additional package of features totaling $32,500 is included: central air, granite kitchen counters, complete security system with three months’ monitoring, and a Bamco kitchen package. Eighteen plans have been designed for 40-, 41-, 42- and 50-ft. lots with prices starting in the mid-$400’s. Closings are being scheduled for next fall. Country Ridge Estates is just minutes from Starward’s successful communities of Garth Trails and The Bungalows of Ancaster South, so you’ve got great neighbours! You’ll find shopping and services on Upper James, The Meadowlands and Limeridge Mall, while the LINC takes you to Hwy. 403, the QEW and beyond. In mere moments you can be on your way to the Hamilton Airport or London, or downtown Hamilton, Niagara or Toronto. For homebuyers who are seeking all the comforts of home, Starward offers all that and more, in this country setting at Country Ridge Estates. Mohawk College ConstruCtion student

receives $2,500 bursary from the HHHBA The Hamilton-Halton Home Builders’ Association recently awarded its bursary to deserving Mohawk College student, Eric Silverthorne. The funds are aimed at

assisting the most deserving graduates of the construction and renovation technician programs to launch their own construction or renovation company. The HHHBA launched this bursary program with Mohawk two years ago at its annual fundraiser barbecue. The HHHBA has committed to fund the bursary for a minimum of three years and hopes it will lead to great successes and help graduates successfully start their business. This year, the bursary was awarded to Silverthorne, who excelled in his studies and became a leader to his classmates. The timing of the award is particularly beneficial to Eric, as he needs a new truck to help him be mobile enough to tackle contracts outside of his neighbourhood and to

48 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

promote his work. He also plans to use some of the funds to purchase tools and construction supplies. “There is a severe lack of new tradespeople in the Canadian market, and we are very proud to help the future generation of our industry launch their careers right after graduating,” says Mathieu Langelier, HHHBA’s executive officer. “We need to start investing more in trades and fight the many red tape hurdles from the government, including the College of Trades and the possible mandatory certification of carpenters. This will only further discourage potential trades students from enrolling in such great programs as those at Mohawk College. Incoming HHHBA President, Allan Roshko adds, “Giving back to the community is essential to our association, and I am happy to announce that under my presidency in 2015, we will continue to support Mohawk’s great construction and renovation program. The future men and women who will enter the trades sector over the next many years will have no trouble finding good paying employment opportunities, and it’s time for everyone to start promoting trades as more than just jobs, but amazing careers.” The bursary provides a great opportunity for young people who are just starting their careers to tackle big-ticket items such as tools, transportation and paying off possible school debts. The HHHBA is very proud to support the future of our industry.

tarion names winners of

2014 Awards of Excellence New home builders from Southwestern Ontario were front and centre, as Tarion Warranty Corp. recently announced the recipients of the 2014 Tarion Awards of Excellence, the only awards in Ontario that recognize new home builders based solely on homeowners’ satisfaction with their customer service delivery. AWArdS WErE prESENTEd TO:

The Tricar Group, London - Highrise Category Fusion Homes, Guelph - Large Volume Category Klemencic Homes, Trenton - Medium Volume Category Dwyer Homes, Strathroy - Small Volume Category “A home is the largest purchase most people will make in their lifetime, and to have an attentive and responsive builder is paramount in making this experience a positive one for all those involved,” says Howard Bogach, president and CEO of Tarion Warranty Corp. “Congratulations to all recipients and finalists for being leaders in customer service.” Fusion Homes

The awards are based on the results of a comprehensive survey sent to almost 46,800 Ontario homeowners who took possession of a new home between Oct. 1, 2012 and Sept. 30, 2013. More than 6,400 survey responses were received, representing 14 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after-sales service. “It’s an amazing feeling. It just brings great satisfaction to a team that’s worked so hard for the past year in servicing our customers,” Melinda Smith, director of client services for Fusion Homes, told New Home & Condo Guide. “We really put ourselves in our clients’ shoes. This is one of the largest investments they make in their life, and we make sure that we take care of them and that we’re delivering a quality product, something they can be proud of and something that we can be proud of.”

Dwyer Homes For London-based The Tricar Group, the award is especially gratifying. “For us it’s extremely important, since we got into a large volume of condominium builds, it was one of our main goals,” Adam Carapella, vice-president of operations, told New Home & Condo Guide. “We were nominated last year for the first time, and to be a finalist again this year and to win it means a great deal. “It’s a team approach from all our employees,” he adds. “Two big things we always try to preach are education and communication. We develop pretty comprehensive homeowner manuals, and have a PDI that’s not just looking at efficiencies, but about learning the systems of the home, how to troubleshoot certain things.” Since the awards are based on feedback from customers, Tricar puts special emphasis on “making sure we’re available, virtually 24-7 with any issues, and having dedicated customer service personnel,” says Carapella. “And telling the people doing the work – act as if it’s your home,” adds Joe Carapella, president. Tracy MacCharles, Minister of Consumer Services, provided the following remarks on the outstanding accomplishments in customer service: “Congratulations to the 2014 Tarion Awards of Excellence recipients. These builders demonstrate that excellent customer service can be an asset to your business and will have a lasting effect on homebuyers.”

“The Royal Connaught is something incredibly unique, it is an architectural landmark with such a rich and storied history. It truly cannot be replicated or replaced so we wanted to get it right. We’re thrilled with the progress and we can’t wait to share the excitement with this incredible community at the June launch,” says Rudi Spallacci, president of Spallacci Group. “The soaring columns, dramatic chandeliers, intricate moulding and the entire grandness of the space: you won’t see anything like this come around again. The Royal Connaught is truly a legacy and its rebirth reinforces the excitement that everyone in this city feels: that Hamilton is back,” says Ted Valeri, president of Valery Homes. Ease of buying and service has won over a wide range of buyers, including first-timers Trevor and Jenn Ramroop. The young professional couple traded their life in a one-bedroom apartment for a new home in Mill Creek Village. Here’s what they said about their Dunsire experience: Describe the experience when you walked through the door of your new home for the first time. It was astonishing – like nothing we had ever felt before. It was a very proud moment for both of us, and where we knew we could begin building our future. We kept saying how we couldn’t believe that this was our home and that we get to live here. We felt sheer excitement and joy. What do you like the most about your home? We love the layout and all the modern features and the design. We have peace of mind knowing that our home is well built along with all the Energy Star features. What has been the reaction of family and friends? We have done a lot of entertaining since moving in and the reaction is always the same from everyone. They all comment on how beautiful our home is and how much they love the layout and the open concept kitchen and living room. They think it is so modern and spacious.

Clear out grey winter grunge

to welcome prospective buyers » by Karen Kessel

Karen Kessel

it’s not too early to say spring is here. if you’re scheduled for a spring or summer closing on your new home, you’ve been longing for these days. With moving day growing near, you’ll be putting your existing home on the market, so you’ve got some work to do! If all the grey grunge that surrounds your home is disgusting you, you can bet it will disgust and discourage prospective buyers. Time to give the exterior of your home a spring spruce-up so you can enter the real estate market with your head held high. Like you, potential buyers have also lived through the harsh Ontario winter and won’t be expecting green grass and roses, but there’s no excuse for letting winter grunge hang around longer than necessary. Spend the next few weekends tackling the items on this list, and it won’t be as overwhelming as it seems. 1 Bag it. We’ve got to work around those April showers, so on the first dry day that appears, get out there with your gloves, a rake and a stack of leaf bags and start collecting the leaves, litter and “pet refuse” that has been accumulating under the snow on sidewalks, decks, lawns and flower beds. If you’ve got kids, pay them $10 or $20 per bag for every bag they fill. It will be worth it! Seeing brown earth and even some brown grass around your home is preferable to seeing the aforementioned. 2 wash it. Rake any leaves off the deck and hose it down or pressure wash it. Keep up the momentum and wash walkways, driveway, vinyl siding, brick walls (careful of the mortar on older structures) and other vertical surfaces. Clean out the gutters – again.

64 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

3. onCe all the splashing and spraying is done,

clean all the windows, inside and out – sills, too. This may take an entire day, but it’s necessary and is a great reflection on your pride of ownership. 4. patio time. Pull out the patio furniture and put it in place, and set up the barbecue. You don’t need to have Easter dinner out there, but make it look like you did. This performs double duty of eliminating storage clutter while enabling buyers to visualize “their” outdoor living space. Add more potted plants for colour until real flowers burst open to break up the dreariness. 5. new Containers. How about creating a dedicated area for recycling and garbage that is pleasant to look at? Invest in some new garbage cans and blue boxes (you’ll be taking them with you, after all) that are clean and shiny. Even buy some potted shrubs (you can take these, too) to form a living screen around this area. 6. organize storage. A long winter means lots of extra stuff tossed into the garage and basement, so get them organized. Line the old garbage cans and recycle bins with garbage bags for extra storage. Rakes, hoes and shovels can stand in the tall cans in a corner. Stack the gardening essentials, pots, hoses and anything without a home in the recycle bins until needed. If you’re even more ambitious, add hooks and hardware to the walls to hang tools, bikes and sports equipment. The more things off the floor, the bigger the space looks. 7. when in douBt, throw it out. Of course, you’ll also have the opportunity to toss (or repair) broken items, get rid of unused items or things the kids have grown out of. If you’re planning a garage/yard sale, reserve a corner for these goods. Pick a date and place the ad on kijiji.ca or the newspaper now, rather than later, for incentive. 8. who you gonna Call? Anything you don’t need, can’t sell or don’t want to haul away can be picked up as part of garbage collection. Check your city website for policies and procedures on recycling and large item pick-up. Once you’ve cleaned and organized, packing will be a breeze when your new home is ready!

Fusion Homes captures coveted Tarion Award for customer service excellence an unprecedented fifth time Left to right, Fusion Homes President Lee Piccoli and Giles Gherson, Deputy Minister of the Ministry of Consumer Services, with Fusion team members Melinda Smith, Alicia Piccoli, Brett van Torre, Jeff Truemner, Marc Pettipas, Lindsay Ambeau, Samantha Guenther, Ann Parker, Marty Niewiadomski, Debbie van der Schans, Rob Watson and Alan Churchill, and in the front row, Brian Farquhar and Chris Watson.

Fusion Homes has been named Ontario Builder of the Year in the Large Volume Builder category (more than 100 possessions per year) by Tarion Warranty Corp. The Tarion Awards of Excellence recognize Ontario new home

builders based solely on their customer service delivery. Fusion is the only builder to capture this coveted award five times in the lowrise division. “Customer satisfaction is always our highest priority,” says Fusion Homes President Lee Piccoli. “Putting people first is behind every aspect of the Fusion Homes experience. That mindset drives our home and community design process and forms the foundation of how every client will be treated from the moment they walk into one of our sales centres, during construction and after they move-in. “I’d like to thank each member of the Fusion team, as this award is a reflection of their relentless commitment to providing clients with a high-quality product and an exceptional customer service. The support of our industry partners – including land developers, trades, suppliers and financial institutions, has also played a major role in our ongoing success. The dedication of our team members and partners is the reason we have never missed a closing date, never compromise on quality and why we continue to exceed client expectations. “The Tarion Award is determined by homebuyers, so therefore is the most highly-valued award in the new home industry. Our thanks go out to our homeowners for your faith in us. We will continue to build communities that evolve into a place where strangers become neighbours and become part of the growing Fusion family,” Piccoli says. Fusion holds the distinction of being a seven-time finalist. In addition to this year’s win, the company was honoured with the Tarion Award in 2008, 2010, 2012 and 2013, and was also a finalist in 2005 and 2011. Results were tabulated by Crunch Research in partnership with Harris Decima. Winners were determined based on the results of a comprehensive survey sent to almost 46,800 Ontario homeowners who took possession of a new home

68 NEW HOME & CONDO GUIDE SWO | APR 26 - MAY 10, 2014

between Oct. 1, 2012 and Sept. 30, 2013. More than 6,400 survey responses were received, representing 14 per cent of consumers who bought a new home in Ontario during that time. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship beginning with the signing of the Agreement of Purchase and Sale, through construction and the predelivery period, to after-sales service. “A home is the largest purchase most people will make in their lifetime, and to have an attentive and responsive builder is paramount in making this experience a positive one for all those involved,” says Howard Bogach, President and CEO of Tarion. “Congratulations to all recipients and finalists for being leaders in customer service.” Tracy MacCharles, Minister of Consumer Services, provided the following remarks on the outstanding accomplishments in customer service: “Congratulations to the 2014 Tarion Awards of Excellence recipients. These builders demonstrate that excellent customer service can be an asset to your business and will have a lasting effect on homebuyers.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
